My entire experience with XXXX XXXX XXXX has been completely unpredictable, unprofessional, and a very stressful and uncertain experience. It all began with XXXX XXXX, XXXX XXXX in our very first conversation seemed very knowledgeable and professional. He listened to my ideas and request and acknowledged they all were great ideas and that he could definitely make happen. I did my research for almost a year and found a beautiful underpriced property in eligible U.S.D.A territory with the corresponding credit to make this happen. The process soon began. The first problem was my credit was run to all bureaus 3 times in a row for no reason ; of course hurting my score significantly. During the processing and waiting period he now states U.S.D.A option won't be available never giving an official reason and to why not. XXXX then goes on to make tons of edits to the original plan ; boosting APR, denying U.S.D.A and upping the prices several times to seemingly up their cash in hand. After about 5 months in XXXX it was time to close. While closing on the loan I realized all the changes but proceeded because in the long run understood this was great investment for my financial future. The loan amount in total was about XXXX but the payment was XXXX the APR was set at 4 % but I was told it would be almost a % lower. Of course very frustrated with not many options I pay on time and somehow extra. They collected {$10000.00} for escrow even though I sent proof in XXXX and explained that the appraised value and taxes due were almost {$2500.00} cheaper. XXXX refused to make changes leaving me with an outrageous and inaccurate payment during this gut wrenching pandemic for the entire time stating correction could not be made because the servicer would be switching. This was in XXXX. I've constantly messaged, called, emailed not once getting considerate employees dedicated to serving the consumer. Each individual has different information, everyone is very condensending, and each department has no idea would the next department is. On XX/XX/XXXX as I'm going to make my XXXX payment early the system denies payment and reads my loan is ineligible for online 1 time payment. Next I call, the reason for this is the servicer has now been scheduled to swap and release and the new company will be taking payments. I'm told be patient as there is a good deal of work that goes into transfer. Im told I'll receive a call and something in the mail stating new changes and account information. In excitement I get as much info as I can while waiting and also constantly checking their system for my loan upload. Well things I ended up receiving is conflicting data claiming my payment was due XX/XX/XXXX to the new servicer. I also received over 30 mail pieces in regards to 3 different Mortgage companies that had my info. Documents stating insurance and taxes weren't paid, the entire time them holding my {$10000.00}. On XX/XX/XXXX I attempted to yet again access the new servicer to no avail. Same day while checking the mail, I noticed several pieces of mail claiming we were missing payment and that now XXXX was needed to bring the loan current after they didn't properly adjust the servicer and simply placed the loan back on the account as if nothing ever happened or required change. Now trembling from fear and anger I call but only to get some of the rudest people I've ever spoken with ; talking with bias but not fairly analyzing their miscommunication and caused confusion. I've always tried to stay on my game when it comes to my finances, credit, and family only to be screwed, manipulated, and unfairly treated as a consumer. I've complained to the company so many times but the lack of care is the only thing apparent. These people need to be stopped. They're corporate criminals with a research department used to investigate properties they can multiply their profits on and I was an ideal candidate due to there being almost XXXX in equity the day the loan was finalized. Look at their reviews through and source and you will better understand my issues.

I was researching mortgage loans online when I received a call from Zillow regarding my request. I was told by the agent they would like to discuss with me further what I was looking for in a new home as well as the process for completing an application. I was told I would be receiving a call back from one of their agents. On XX/XX/2023, I received a call from XXXX XXXX Mortgage Loan Officer NMLS ID # XXXX. The information pertaining to income, identification, cost of home I was interested in as well as documentation had been uploaded in the Zillow application portal prior to the agents call. XXXX informed me he would be reviewing the information and getting back to me. I was contacted the next day XX/XX/2023 and issued a pre-approval in the amount of {$380.00}. XXXX requested the information of the real estate agent I was working with so they would be able to communicate throughout the home buying process, which was provided to him. XXXX then sent out an email to my real estate agent with me cc 'd on the email confirming the pre-approval. On XX/XX/2023 I put in an offer for a home for {$360000.00} ( {$20000.00} less than the amount of the pre-approval ). My offer of purchase was accepted by the seller and upon the acceptance my agent reached out to XXXX. It was at this time XXXX contacted me via phone and told me he didn't think he could approve the loan. When I questioned why, he had no real response, simply saying " Zillow Mortgage loan does not work with self-employed people ''. When I reminded him, we had spoken about this in detail he assured me he " would try to work something out and give me a call back in a few minutes '', I never heard back from XXXX. I learned via my agent he had contacted her and told her my loan request was denied. I am heartbroken not only was I issued a pre-approval but once I placed an offer, I was told it was in error. I wasn't even given the courtesy of being told it was denied by XXXX, but he provided no written proof surrounding the determination. I would not have made the offer for the home if XXXX had not assured me he reviewed the documents and " everything was good ''. I already paid for an inspection. I would have been the first person in my family to own a home. I am completely humiliated. '' Since this incident occurred, I was told multiple time by Zillow another Zillow agent XXXX XXXX that Zillow would be working with my real estate agent to identify other options. Zillow did not reach out to me until I posted a negative review on XXXX. Since speaking with XXXX XXXX, I have received nothing but conflicting information, excessive urging to sign an agreement stating I am willing to accept {$610.00} for the cost of the home inspection I paid for and this will settle the " dispute between the parties ''. I refuse to sign the agreement as I feel what has happened to me by Zillow is not resolved nor has it been resolved with the payment of an inspection fee. Zillow has emailed me, however, most of it seems unintentional as the email exchange seems to be intended for its staff as they refer to me as " XXXX '' and the need to put " XXXX in training ''. There is no mention of the harm that this has done to me nor a potential resolution to this issue. XXXX XXXX informed me during a phone call, the manager XXXX XXXX would be reaching out to me to discuss my case. To date I have never received a call or acknowledgement from XXXX XXXX.

We refinance our mortgage with Zillow XXXX XXXX in XX/XX/XXXX. Our first payment was due XX/XX/XXXX. We paid this via check sent from our bank on XX/XX/XXXX but the company said as of XX/XX/21they had not received it. So we paid again on XX/XX/XXXX to avoid a late fee or being reported to the credit bureau. A week later, we received a statement reflecting both payments and a letter stating our loan had been sold to XXXX XXXX ( XXXX ). Our first statement from XXXX stated that we owed for XX/XX/XXXX, which was not accurate since one of those XXXX payments should have been credited as the XXXX payment. Here is the history of what we have done to try to resolve this issue : XXXX XXXX Call to XXXX to clear up the incorrect principal balance, since their statement did not line up with our XX/XX/XXXX Zillow XXXX XXXX statement. XXXX XXXX Call to Zillow XXXX XXXX to request a full account statement and proof that they had sent both XXXX mortgage payments to XXXX . XXXX XXXX Follow-up call to both companies. Nothing had been resolved with either one. Zillow requested a copy of our bank account statement that showed transactions. Said they would get back to us in 2-5 business days. Sent email with all supporting documents to given customer service emails. XXXX XXXX Called Zillow as no response to last call or email. One agent confirmed that on XX/XX/XXXX the payment was forwarded to the new servicer. Another agent said payment was sent XX/XX/XXXX. They referred the case to the Cashier dept. and said it would take 24-48 hours to process and also to the service release team which could take up to 10 days. Said they wold put acceleration on issue. XXXX XXXX Called XXXX- they confirmed the original payoff was received on XXXX XXXX. Said they had not received anything since XXXX XXXX from Zillow and gave us the correct address for Zillow to forward the missing payment. Called Zillow to address the fact that XXXX had not gotten the alleged check sent XX/XX/XXXX and to confirm the address. They confirmed they sent the check on XX/XX/XXXX to the correct address. Case referred to the internal cash department. XXXX XXXX Called Zillow- they had no updates on the case. Called XXXX- our complaint was escalated and told someone would be in touch. XXXX XXXX Received a voicemail from XXXX . Called XXXX back and no one could tell us who called or why they called. Never received another call from them. Received an email from Zillow- XXXX XXXX stating she escalated our case. XXXX XXXX Called XXXX- they were able to confirm that they recieved a check from Zillow on XX/XX/XXXX in the amount of XXXX ( not {$2200.00} as Zillow stated the check amount was for ) for an escrow adjustment. In order to trace the mortgage payment check they would need transmittal number and/or front and back copy of check from Zillow. Called Zillow to request that information. Our request was submitted to their research department. XXXX XXXX Called XXXX- They asked us to fax a letter of complaint. They called 2 hours later and apologized for the lack of assistance and escalated our case. XXXX XXXX contacted XXXX XXXX at Zillow XXXX XXXX for an update. She emailed back saying there was no update or resolution to our case.

Imagine struggling as a single father of 3, all the while owed thousands of dollars because of company 's negligence and non willingness to correct their errors. Imagine calling a company hundreds of times only to be ignored. Imagine feeling rage and hearing dark thoughts because the constant sadness caused continues to hinder the improvement of related circumstances and financial stability. In my 31 years this would be considered the most angering, neglectful, and disrespectful action I've personally ever experienced by a company especially a lender. On a statement as well my records indicate on XX/XX/XXXX I had accumulated {$10000.00} in my escrow balance. This balance is also not including, XXXX, XXXX, XXXX payments with monthly escrow payment of {$770.00}. Basically it seems they lost thousands of my dollars during one of their failed alleged servicing transfers. Zillow/XXXX has made countless mistakes the entire time of servicing my loan. One of the main issues being how I was, and still being charged monthly for taxes at a XXXX rate though I proved many times the appraisal had been adjusted. I have countless complaints I want handled in a court but for now I just want the money they have stolen, causing the new servicer to also create a negative account. I have hundreds of inquiries, complaints, phone calls, federal complaints but no at these lenders is being held accountable for neglect. The company has sent me completely inaccurate information, has deleted sensitive and critical data, and refused to resolve these issues though several employees including management has claimed a mistake they made on their end. This all has taken place during the loss of my job due to the early stages of the pandemic. Those finances could have been used for the wellbeing of my family. I have every intention to take all of these circumstances to the court as soon as I'm financially possible. This is a severe violation of every lending law and my rights. This is called discrimination and predatory lending. This is very clear violation of the law. Statements will be attached. As of XX/XX/XXXX XXXX has stated upon a call they sold my mortgage in a few short weeks.

I purchased a home using Zillow Home Loans in XXXX. I received a notification in the mail that my mortgage was transferred to XXXX XXXX effective date XX/XX/XXXX ; however, I still got a bill from Zillow Home Loans at the same time as I got a bill from XXXX. I called Zillow and they insisted they have no record of the my loan being transferred and i should continue to pay them. Which I did. On XX/XX/XXXX I received an urgent call from XXXX telling me that they are starting the collections process for not paying them the payment. Based on the aforementioned letter I received, and after doing some research and confirming XXXX XXXX is a legitimate mortgage lender I made my payment to them stopping my payment to Zillow. I contacted Zillow and after speaking to multiple reps who were not equipped to say anything except reading from their computer screen " no sir, your loan is with us '' I was finally escalated to a manager on or about XX/XX/XXXX who confirmed that the system may not have been updated to reflect the transfer and entered an research request. I was supposed to be contacted with a resolution on XX/XX/XXXX. Between XX/XX/XXXX and XX/XX/XXXX, I received a collection call from Zillow. It took another 30 min on the phone for the person calling to realize that there's a case open so maybe they shouldn't be trying to collect. By the way the service provided by the reps is definitely sub par because every time I explain to them what is going on, they ask me " So what is your reason for not paying? '' Right after I spent 15 min explaining that my loan was transferred and I'm paying the new company and that I will not be paying my mortgage to two different companies. Zero listening skills. I contacted Zillow again on XX/XX/XXXX thinking I would give them a little extra time to research the issue. They got me to a manager who confirmed that the case is still open though that should not have been the case as it was supposed to be complete on XX/XX/XXXX. The manager I spoke to on that day was helpful in spite of her trying to talk over me for most of the conversation and entered another research request which is still not resolved at this time.

I recently refinanced my home with Zillow Home Loans. I signed a Notice of Transfer of Servicing detailing my mortgage would be transferred to a specific company. In addition I filled out an auto draft form and attached voided checks for automatic draft from my bank account. I was told my first payment would be drafted on XX/XX/XXXX. On XX/XX/2021 I received a document from a third separate company, XXXX XXXX XXXX, stating that they were my new mortgage service provider and that I needed to fill out another autodraft application and attach more voided checks. I was confused because I was given no notification at signing of this third company. I contacted Zillow and was told that my " loan # ... was transferred directly to a new servicer basically bypassing XXXX the first company XXXX altogether. '' I asked them where I signed that they could arbitrarily assign my loan to another company for servicing without any notification. They led me to Section 20 of my Note- which stated that they HAD to give me notification. This led me to research the Real Estate Settlement Procedures Act. Under the Notices of Transfer of Loan Servicingt-12 CFR 1024.33 ( b ) It stated that when any mortgage loan is assigned or sold the former servicer must provide a disclosure at least 15 days before the effective date. So Zillow Home Loans failed to follow the law and impinged on my rights as follows : -Zillow knowingly assigned my loan to a third company without notification of any kind. In addition XXXX XXXX XXXX failed to follow the law and impinged on my rights as follows : XXXX XXXX XXXX not send the notification within the required 15 day period before the effective date of transfer. In Fact, the disclosure from XXXX XXXX was received on XXXX XXXX- 10 days before the first payment was due. This will cause my payments to be late and will adversely affect my credit report and credit worthiness. This will damage my dealings with other business institutions long into the future.

We explored refinancing our house with Zillow in XX/XX/2020. We ended up not moving forward with that and did not ultimately complete disclosures or get anywhere close to closing. As part of the refi, Zillow listed themselves on our XXXX insurance as the mortgage company on a business to business portal that is apparently used for mortgage and insurance companies to communicate. That is supposedly a normal practice, but what should have happened and did not was for Zillow to remove itself as the mortgage company with XXXX when we decided not to pursue the refi The end result was XXXX issuing an escrow refund check that would have gone to our actual mortgage company, but instead went to Zillow because Zillow continued to list themselves as the mortgage company. We have spent hours on the phone with XXXX and attempting to get through to a Zillow accounting person with no success. XXXX has done the same, with no success. So, I am now reaching out to you for help. Zillow owes XXXX {$1800.00}. Until Zillow pays this to XXXX, XXXX will not refund our escrow which is now overdrawn. We are on a fixed retirement income so a 20 % increase in the mortgage payment due to this escrow shortage is a big deal. We need Zillow to refund XXXX so XXXX can refund our mortgage company, XXXX XXXX, balance the escrow and decrease the mortgage payment. Can you help? Thanks.

Zillow provides an automated rate table quoting system that allows consumers to instantly receive rate quotes based upon the scenario they enter that Zillow then rank orders on the page by APR. Zillow is aware and has been for many months that some lenders are gaming the system by reporting inaccurate APR 's on VA loans for the purpose of appearing at the top of the rank ordered lenders, when the APR quoted is not valid. This harms veterans applying for VA loans by falsely leading them to believe that the lender at the top of the page is the best offer when they clearly are not. The page view I am attaching shows five lenders quoting a 2.250 % VA 30-year fixed mortgage offering. The three lenders at the bottom of the page quoting a 2.421 % are accurate. The two above them showing a 2.410 % APR and a 2.420 % APR are not. You don't need to be an APR rocket scientist to understand a 2.250 % rate with {$520.00} in APR related origination fees in addition to the VA funding fee can not have an APR that is lower than a 2.250 % rate with {$0.00} APR related fee or a lender credit other than VA funding fee. I brought this to Zillow 's attention months ago and have followed up with them since I first notified them that they were allowing false APR 's to be quoted by lenders to game their system and they have not addressed the issue.

I sold my home in XXXX XXXX XXXX, CA to Zillow. Zillow used their own escrow company ( Zillow Closing Services ) to handle the funds for my transaction. On XXXX I transferred ownership to Zillow and on XXXX Zillow closing services were scheduled to wire {$270000.00} to XXXX XXXX XXXX in XXXX XXXX, CA so I could close on my new home. The funds were sent at approx XXXX on XXXX. But the funds never arrived and around XXXX XXXX it came to light that they were wired to an incorrect location that was set up by a scammer to impersonate XXXX XXXX XXXX and intercept the funds. It doesnt appear Zillow followed their internal protocols to verify the wire destination before sending the funds. The destination escrow company called and left numerous messages for the staff at Zillow closing services with no response in order to make sure they knew the wire destination. Zillow acknowledged receipt via email of the correct wire instructions and also acknowledged receipt of an irrevocable demand document which shows the correct wire destination. However the funds were sent elsewhere. Currently I have no home to go to and every day I am incurring storage costs for all of my items.

On XX/XX/2021 I made my first mortgage payment to Zillow Home Loans. With the normal payment I made a {$96.00} extra principal payment and an extra {$50.00} to escrow. This reduced my principal balance to {$200000.00} and increased my escrow balance to {$3500.00}. On XX/XX/XXXX I was notified that my loan was sold to XXXX XXXX, a servicing company associated with XXXX Mortgage. I received my first statement from XXXX XXXX and discovered that the extra principal and extra escrow were both missing from my initial statement sent me from XXXX XXXX on XX/XX/XXXX. Attached are copies of both the Zillow Mortgage Company and XXXX XXXX. I have filed a complaint with you for XXXX XXXX but now realize that perhaps Zillow failed to inform them of this missing payment of extra principal and escrow. I have yet to receive a resolution from XXXX XXXX so I wanted to submit this complaint so Zillow would have to answer as well.

Recently refinanced in XXXX with Zillow and we were informed we should expect to make our first payment XX/XX/XXXX. However as we got closed to that date I reached out to Zillow and they said they were still processing the loan. Almost at the end of XXXX I got my first statement from Zillow. So I sent a check thru my bank that got their on XX/XX/XXXX and was cashed on XX/XX/XXXX. However the day after I sent the payment to Zillow, I was notified the that my loan was sold to XXXX. I called Zillow and they said they would process the payment and would send it back. Well that was a lie, so know I have a double mortgage payment with XXXX who said I should contact Zillow. So I contacted Zillow yesterday and they said there was nothing they could. However they cashed a check on a loan they no owned. Please help. BTW the lady I spoke to at Zillow said this a recurring problem

Our mortgage was with Zillow home loans. We closed on XXXX XX/XX/2021. Our first payment was due XX/XX/2021. By mid XXXX we received letters from Zillow and XXXX that our loan had been transferred to XXXX. The first payment to XXXX was due XX/XX/2021. We have paid pennymac each month since. In XXXX Zillow home loans collections started calling constantly. We continually explained that they had sold our loan. We called the customer service department, who filed a report to notify collections that the account had been moved/sold. Collections kept calling. And calling. We told them over and over again that they had sold our loan. I looked for ways on social media to contact them to get a resolution. Nothing. In XXXX the phone calls finally stopped. XX/XX/2021 Zillow placed a collection with XXXX. They placed a collection on a mortgage they do not own.

XXXX XXXX, indicated how he and his underwriting software used estimated monthly mortgage payment to determine my DTI. I provided his with CFPB 's article on how to calculate DTI and explained that the total debt divided by income is how you come up with that ratio. Which if he considered the information on my report, it would have been 36 %. I asked him to reconsider his calculations. I also informed him with documentation that the debt belonging to XXXX XXXX XXXX reported on my credit report was an error because that account been was paid in full. I asked him to regenerate a preapproval without that debt and he insisted that he stood on the calculations he used and was not changing anything.

XX/XX/XXXX, XXXXXXXX XXXX defect specialist, XXXX XXXX, requested my driver license to be sent to him via an email without any explanation and portal to upload the document. This issue had happened in the past with XXXX XXXX, XXXXXXXX XXXX Mortgage Loan Processor. I have provided all requested documents but they never explain why I had to do so. During the closing period, XX/XX/XXXX - XX/XX/XXXX, XXXXXXXX XXXX team did not updated the closing process in a timely manner, I had to email and call them multiple times to check and they always requested for new documents urgently. This put a lot of unnecessary stress in our closing process.

Solicitation for refinance from Zillow Home Loans referencing a person who is not me or anyone who lives at my address. The addressee is shown as my first name and middle initial, with the last name of the person from whom I bought the house three plus years ago. This is either a bad data merge OR an attempt by an irate relative of the former homeowners tenant - but Ive got no way to tell. I will be attempting to contact Zillow home loans directly as well, but wish to understand if the data merge is fraudulent or illegal.

I remortgaged with Zillow mortgage LLC Zillow mortgage account number XXXX. First payment was Sent in XX/XX/2021 to Zillow mortgage through XXXXXXXX XXXX XXXX XXXX XXXX reports check cashed ). Zillow mortgage sold the mortgage to XXXX XXXX I sent a payment in XX/XX/2021 to XXXX XXXX, they received one payment. I telephoned Zillow mortgage, the worker confirmed that the mortgage had been sold to XXXX mortgage, but did not see a payment. Zillow mortgage LLC has not responded to my complaint. Where's my {$920.00}?

This is a continuation of complaint XXXX which was closed due to company response. While the company, Zillow Home Loans, responded, they submitted a check to us that was sent to XXXX XXXX but not for our mortgage account. XXXX XXXX stated the remittance note with the check was not for our account. Since the remittance has protected information for another account holder, XXXX could not issue us a copy of the notice. This complaint is NOT resolved.

Zillow Home Loans during their application process pre-approved me for {$450000.00} with a soft pull and I was hoping to get a letter of pre-approval from them as per their site.
