Wyndham Capital Mortgage : We are having a big problem with Wyndham Capital Mortgage. They are not delivering as they claim. We were scheduled to close on the house we are buying on XX/XX/XXXX at XXXX XXXX. We went to our closing appointment as notified. On the afternoon of XX/XX/XXXX, XXXX XXXX XXXX informed us that since I wasn't going to be able to attend to the closing, I needed to execute a POA authorizing my son, XXXX XXXX XXXX to act for me and sign. And that Wyndham Capital Mortgage was going to release said document when we were approved for the closing and that the original, already executed, should be at the XXXX XXXX XXXX offices at the moment of the closing on XX/XX/XXXX at XXXX XXXX. On XX/XX/XXXX, I called the Title Company and they did not have the POA yet. XXXX XXXX XXXX, representative of XXXX XXXX XXXX emailed XXXX. XXXX XXXX from Wyndham Capital Mortgage asking for an update on the POA for the scheduled closing the next day. XXXX XXXX reply " Yes, I just received the approval. Please also send me a copy once is executed. '' I was urged to execute the POA and have it in the title offices before the closing at noon the next day Friday the XX/XX/XXXX at XXXX, which I did. The document arrive on the aforementioned day at XXXX XXXX, my son and his wife XXXX XXXX arrived on time for the closing and to our surprise, the Title company do not received from Wyndham Capital, the CD package for our closing nor even inform with a call or an email. XXXX XXXX XXXX from XXXX proceed to call and tried to talk to XXXX XXXX XXXX but she was nowhere to be found, couldn't reach her. Again, called and talk to XXXX XXXX XXXX who also was working with our closing. XXXX XXXX said that the closing wasn't going to be today ( XX/XX/XXXX ) but on Monday, XX/XX/XXXX. If XXXX from the Title Company doesn't call, nobody would have known that there wasn't going to be a closing on the scheduled day. In view that Title Company Representative was informed right there about the postponing of the closing, she requested XXXX XXXX from Wyndham to talk to XXXX and explain the reasons. My son overheard XXXX saying she did not have anything to talk with him and hang up the phone. Very, very unprofessional and bad attitude towards the other industry business and us clients. I have to say that XXXX XXXX from the Title Company walk the extra mile trying to complete the closing transaction but never received support from Wyndham Capital. They left her without the CD ( paperwork ) and without an explanation to give us. They set us and XXXX XXXX XXXX for FAILURE. We would like to claim what they offer in their guarantee. When XXXX contacted Wyndham Capital Mortgage to work with us in buying the house they gave us a document regarding the ir guarantee. It says : " On-time Closing Guarantee '' stating that their loan process was seamless and that if Wyndham is at fault for missing our closing date, they would pay up to {$5000.00}. XXXX XXXX XXXX talked with XXXX and he did not had a clue of what was going on. As a matter of fact he said, he was going to talk to his boss to see if he could award us some money for this hardship. Right there, XXXX XXXX accepted they did it all wrong, if not how in the world he was going to intercede for us? Now, after he consulted his boss, he and also XXXX XXXX are trying by all means to make us look like we did not comply and we do not deserve the money offered by Wyndham Capital if their " seamless closing process '' doesn't go through on the appointed day. We comply with everything they ask from us within 24 hours. We have every email sent from Wyndham to us and to the Title Company and every statement XXXX XXXX and XXXX XXXX sent. We refuted their communications with their own emails. It is obvious and clear, somebody dropped the ball along the line and it wasn't us. Why Wyndham release the POA if it was not approved? Why did XXXX XXXX XXXX said to Miss XXXX XXXX from the XXXX XXXX XXXX and I quote I just received the approval, send me a copy once is executed Why was I rushed to produced an executed POA and put it in XXXX, FL in a matter of hours if the closing wasn't going to be the next day ( XX/XX/XXXX? Why we were invited to the Title Company office for said closing? We were schedule for our closing on XX/XX/XXXX at XXXX XXXX because yesterday ( XX/XX/XXXX ), the Title Company received an email from XXXX XXXX stating and I quote I just received the approval, send me a copy once is executed This in reply to a previous email from the title company requesting the POA which was going to be released by Wyndham when the closing was approved. So we were approved. XXXX and XXXX went to the office to finalize the deal. Wyndham Capital Mortgage messed up big time. This is the second closing going to the third we missed with you. We let pass the first time but not this one. Enough incompetence is enough. I regret very much starting this business with you. It is clear you dont know what you are doing. You are making it really hard to the customers and to the Title Companies in the industry too. Now we know we can't also go to XXXX XXXX for that matter. They are the same. They certified Wyndham. Wyndham Capital Mortgage has to get their act together or be singled out in this industry. Period. Hurt customers, XXXX XXXX XXXX XXXX XXXX

Upon submitting randing requests for rates on a refi 's, XXXX XXXX from Wyndham Capital Mortgage called me. He tried to complete an application via phone during the first conversation which involved pulling my credit ( which, thank XXXX I actually asked about or he would have done it anyway ) to which I told him he was not permitted to. I told him, as I did in multiple interactions, that I knew what my score was already and that I am merely looking for the best rates and understand that if they lock me in under a certain circumstance, that may change following the actual reported credit score at the time it is pulled. I was in a rush to take advantage of the low rates and high credits being offered and was doing my best to navigate through the different lenders. While some of the prices being quoted by XXXX were among the top being solicited I was having a hard time getting definitive answers and timely answers from him. Things got so bad after 1 day that I called to complain but I couldn't get anyone to pick up the phone on the company 's main line after literally calling about 15 times. I finally just looked up the name of another rep and got word to have a manager call me. A manager never called me that day and I was panicking as I was ready to move on the rates quoted. XXXX called me and emailed me multiple times after my complaint ( even though he had failed to contact me after me trying to get answers from him for 4 -5 hours - suspicious ), although a manager still hadn't. So at this point, its getting later in the day and I knew the rates may change the next day and so I responded to one of XXXX 's emails and asked him to call me back at which point I told him we should move forward with the loan to which he replied, ... 'great, may I pull your credit score now? ' - and I said, 'yes '. Mr XXXX and I stayed on the phone while he tried to run appraisal waivers on my account and said his system was giving him an error so that he would work on it a little and then pick it up again the next day. I said, no problem as Ive gone through this process before and know that we have weeks to get all the # s and documents right. I also would have never said, " ok '' to him " picking up the process '' the next day if I didn't think we were locked into our rate as the rates could change the next day and I had been in a rush to get info and finalize the initial process. With that said, also note that on a previous day during our conversations I asked him to update me on the rates and he said that his company does not post rates twice like other companies unless something really really dramatic happens. And that their XXXX rates are applicable all day. For this reason, I did not ask XXXX to requote me when I told him that we should move forward and did not find it odd that he did not go over that again as we had discussed it multiple times in all kinds of correspondence. Come to find out the next day that XXXX had never locked us in and after sending me a text the next morning saying he was working my file, he called me to tell me rates had gone up. I said to him, yes I know that's my I '' m glad we moved forward last night. Then he told me he never locked!!!!! At that point, the credit being provided from the lender had gone down by thousands of dollars. We missed an opportunity to get the rate we had been watching very closely for a couple days and also had an illegal pull of my credit score done as the credit was only to be pulled for the loan to move forward. Since without a lock it can not move forward, the credit was pulled illegally. We tried to reason with his supervisor XXXX XXXX who finally called back after both my husband and I called XXXX to ask for him multiple times. XXXX said that because I didn't use the words, " lock me in '' it was our fault that the lock was not done. That's unfair as I am not the professional here. This company could have easily corrected this wrong from the night before and provided us the rate and credit promised, especially since if Mr. XXXX had called me the day of the incident, I would have hopefully been reassigned to another more knowledgeable and competent loan officer and avoided this situation all together. Either way, both the company and the loan officer failed in their commitment and even worse in their customer service. they also have not caused financial damage both because we have not been able to take advantage of the rates but also because they pulled my credit report under false pretenses.

Re : Loan App XXXX XXXX XXXX XXXX, XXXX Md XXXX Be advised that on XX/XX/XXXX or XX/XX/XXXX XXXX XXXX blind called me. We discussed refi to to lock in fixed rates and what was offered. I presume it was based on partial information I filled in on a mortgage rate website that was never completed nor was the send button hit. I gave her some background as well told her of my unfavorable experience with online brokers, eg XXXX & XXXX XXXX leaving me with a feeling of being baited and switched. She was anxious to for me to apply and after resistance I proceeded to submit my application and paying the fee. I am XXXX years old From the initial contact from Wyndham I received only online website notications and a few email exchanges re additional requests. I notified Wyndham on XX/XX/XXXX via XXXX email transmission that I was going on vacation on XX/XX/XXXX and requested status of refi loan application and closing schedule. On the same day XX/XX/XXXX, XXXX I then recd email notification from the Wyndham disclosure website about a revised loan estimate. The adverse action notice was included in the list of disclosures and when I downloaded it contained with a box Part I.C checked " unable to verify income '' checked as the basis for the adverse action with name by unsigned. No prior notice was given prior to today of what income documentation was required. The loan processor XXXX XXXX notified on XX/XX/XXXX that everything was received that I provided but that your underwriters required additional documentation for rental income for XXXX XXXX XXXX. I prepared letter of explanation and sent to XXXX and receipt was confirmed by her. That was the last communication until the notice of adverse action today. Be advised that I have provided Wyndham with : 1. XX/XX/XXXX XXXX rental income from my property manager XXXX-XXXX for XXXX XXXX XXXX that I own 2. XXXX XXXX for XXXX my managed investments 3. XXXX XXXX for my XXXX and XXXX XXXX 4. XX/XX/XXXX & XX/XX/XXXX tax returns from my accountant ( extension filed for XX/XX/XXXX which my accountant provided to Wyndham ) 5. SSA Release At no time was there request for additional income verification based on what I provided based on Wyndham requested docs or earlier notice that my income was insufficient to qualify. WyndhaXXXX proceeded with doing the appraisal after sending my loan commitment with cost estimate. I asked why after they sent the denial of refi. My credit rating is over 800 based on XXXX and my XXXX. My net worth is in excess of $ XXXX. I demanded detailed explanation with a supervisor XXXX XXXX who knew nothing about my file who apologized on their lack of communication prior to the notice, re their underwriting standards and what specific to my refi application was lacking and why my refi application was denied on basis of inability to verify income or if they knew that there were issues with income verification why I was not notified and and why my appraisal went was ordered before all was ok 'd by their underewriters. They emailed me back with only a set of numbers showing the calculation without any explanation and asked whether their response was acceptable to which I replied no and that I would be filing a complaint

On or about XXXX XXXX , I went on line looking to refinance the mortgage on my primary residence in XXXX , VA. I was contacted by XXXX XXXX , a professional mortgage consultant for Wyndham Mortgage Company. I was asked to send a n umber of documents which I sent priority mail for {$20.00} to XXXX . After reviewing the documents, XXXX informed me that, based on my income, I would not qualify for the {$410000.00} loan I was requesting. ( He obviously did not look at ALL my income-just my earned income ). So my daughter and her husband accepted to co-sign the loan for me. My daughter sent all the required documents priority mail for {$29.00}. I had an appraisal done on my residence. Everything was working well. My rate was locked in at 3.625 until XXXX XXXX , 2016 . XXXX XXXX was processing the loan. The first thing she did was asking me to send to her ALL of the documents I had already sent to XXXX . Then she requested from my daughter XXXX and her husband XXXX , on XXXX XXXX , 2016 ,, the very same documents that she had mailed for {$29.00} BECAUSE THEY HAD LOS T THEM.It took another 3 months for the staff at Wyndham to work on the case. By then my locked- in rate was gone. The interest rates increased and I received this message from XXXX on XXXX XXXX : I was able to review the file and talk with XXXX ... ..but I ca n't figure out what happened to the documents from your daughter that were scanned into the file from the front desk. '' At that point my patience ran out and I told XXXX to forget the whole thing. I then went to the XXXX XXXX XXXX XXXX . The first thing they told me is that I DID qualify on my own. However, the rate was 4.325. They approved my loan in a few day s. I just want you to make a note on how Wyndham does business. Thank you.

We applied for a mortgage refinance with Wyndham Capital Mortgage. We completed all paperwork and submitted all requested documents. Wyndham Capital Mortgage ordered a title report as is common practice for mortgages. The title report showed our current mortgage and a partial deed of trust. Wyndham Capital Mortgage approved us for 2.87 % interest conventional loan. We signed closing documents on XX/XX/2021. The refinance was scheduled to close on XX/XX/2021 and fund on XX/XX/2021. We received an e-mail on XX/XX/2021 advising us that the refinance was closed and has been fully funded. We were under the impression that everything was complete. We received a call on XX/XX/2021 stating that the refinance did not close and there was an issue with the partial deed of trust and they " didn't know about it '', even though it was on the title report that Wyndham ordered. I was told to forward a copy of the partial deed of trust for review which we did immediately. We then received a call on XX/XX/2021 stating that we could not close the original refinance, but instead now we needed to get an FHA loan instead of a conventional because they couldn't get us approved, which includes starting completely over and now requiring an appraisal ( which costs more money ). We were then told we can refinance with a conventional loan like we were originally approved for if we paid {$12000.00} to get the same interest rate. I will never use Wyndham Capital Mortgage again and will always encourage others to never use them. Deceptive lending practices during a pandemic is beyond deplorable behavior.

I refinanced my mortgage with Wyndham Capital. My mortgage was with XXXX prior to the refinance. On XX/XX/XXXX XXXX sent a payoff statement to Wyndham. However, the payoff statement was inaccurate because I had cancelled my XX/XX/XXXX payment but XXXX included the payment in it's calculation for the payoff statement generated on XX/XX/XXXX. On XX/XX/XXXX XXXX realized that I cancelled the payment so they generated a new payoff statement which they claim was sent to Wyndham on XX/XX/XXXX. However, Wyndham never received this payoff statement and XXXX has no record that they actually sent the statement. So on XX/XX/XXXX a wire was sent to XXXX to payoff the mortgage. The amount sent was based on the XX/XX/XXXX payoff statement because no one knew about the statement generated on XX/XX/XXXX. At that time XXXX contacted XXXX XXXX company to let them no the payoff was short. Silk then contacted Wyndham on XX/XX/XXXX to let them know. I was never notified of this issue. On XX/XX/XXXX by my own efforts I discovered there was an issue with the payoff. However, for 6 days I had two loans one my property both of which were accruing interest. This could have been solved in multiple of ways. Most notably I could have been contacted by Wyndham on XX/XX/XXXX so that they payoff could have been corrected and I wouldn't have incurred extra fees and interest. Additionally, XXXX should have honored the first payoff statement because they have no proof they sent it. Wyndham said they would honor the XX/XX/XXXX statement if XXXX could prove they sent the fax.

On XX/XX/2020, I used XXXX to shop for a 30-year conventional mortgage to refinance my home loan. The best rate quote from the site came from Wyndham Capital Mortgage , Inc., with a quote of 3.0 %. A screen print of the quote has been uploaded. After taking the time to provide all of the requested documentation for a loan application ( including my spouse ), I was provided no means with which to lock this interest rate. I was provided with an electronic packet of initial loan disclosures on 7/22/2020. This packet has also been uploaded. The Loan Estimate ( page 21 ) indicates an interest rate of 6 %, which is double the amount of the rate quote on XXXX. After seeing this, I attempted to call XXXX XXXX, the assigned Wyndham contact person, but was unsuccessful because her name could not be found on the automated phone directory. I also sent XXXX an email asking why the Loan Estimate contained a XXXX XXXX interest rate, while being quoted a rate of XXXX XXXX. I received no response from this person. I was asked to e-sign certain pages of the disclosure packet, but refused to do so based on the interest rate discrepancy. I indicated in the e-sign system ( DocuSign ) why I refused to sign the disclosures. I feel Wyndham Capital Mortgage has been unfair and deceptive throughout this process. My wife and I have credit scores approaching XXXX, low debt-to-income, and substantial equity in our home, so I am confident we would have qualified for the lowest rate offered.

Wyndham Capital Mortgage is the company ... Going through a mortgage re-fi ... in the beginning ... I ask if their loans have any Points ... they tell me No point re-fi. XX/XX/XXXX I receive an email and in there it says " We do not charge any lender fees whatsoever! '' They ask what i think my home is worth ... .I am not the expert ... ... I " guess '' at {$710000.00}. On XX/XX/XXXX I receive my Closing Disclosure Statement ... '' Loan Costs- % of Loan Amount Points ... is {$0.00} ... ... ... so this looks ok to me then on XX/XX/XXXX just a few days before closing I receive updated Closing Disclosure Statement and it now has under " Loan Costs- % of Loan Amount Points is {$1900.00}. When I ask about this they are telling me it is because I said my home was worth {$710000.00} and appraisal came in at {$680000.00} so i was basically being penalized ... .because my " guess '' at my home 's worth BEFORE appraisal was off so now I had to pay {$1900.00}. This was told to me at the very end while waiting for loan to close and I couldn't start this whole process over due to the time and I would have lost the lock-in rate and the {$480.00} I had already paid for an appraisal and feel this is a bait-and-switch technique they are using. I was NEVER EVER told that I would pay any $ $ if my appraisal did not come in at {$710000.00}. I was deceived and lied to by Wyndham Captial!

We have been under contract since XXXX/XXXX/XXXX. Today is our closing date and the lender has sent the following response, '' Good evening, Based on what the coordinator and I talked about earlier tonight, the delay is on Wyndham Capital. There is no issue whatsoever with the borrower 's qualifications. The loan has been conditionally approved, with the XXXX conditions being an updated asset statement ( showing the funds from the sale of their previous home ) as well as an updated Social Security Authorization disclosure. Wyndham will be reimbursing the borrower for the delay and we apologize for the unnecessary stress for all parties. '' The lender is now asking for a closing date of XXXX/XXXX/XXXX. The borrower is homeless with pets and all of her items are being driven to Florida on XXXX with nowhere to go. The seller will be incurring a cost of another month of paying the mortgage. The lender is now asking for purchase price, XXXX addendum, and other items that were sent to their office on XXXX. We still do not have a result of what has happened. They stated that they were aware of TRID guidelines however ; they failed to reach out to the borrower in sufficient time to prevent her homelessness and other catastrophes regarding the buyer and seller. Please let us know if you are able to contact this company in regards to their carelessness with the lending process.

On XX/XX/2021 we applied for a refinance on our primary residence with Wyndham Capital Mortgage. Due to the low rates, on XX/XX/2021 we added a refinance of our rental property in Florida. By early XXXX, we completed every bit of documentation was requested by Wyndham. We were told that an appraisal was not needed on our primary residence, but an appraisal was ordered for our rental property and completed on XX/XX/2021. On XX/XX/XXXX, when we hadn't heard back, we inquired with our representative from Wyndham, who has been very helpful and efficient, why were we waiting to close the loans. We were finally told that they were waiting for a rental schedule from the appraiser. I called the appraiser directly and asked why it was taking so long. He told me that Wyndham didn't order the rental schedule and now he could not do it. He said " They should have ordered the schedule when they ordered the appraisal ''. Today, XX/XX/XXXX, I have been told that they can not do our refinance at all because they can not find an appraiser to do the rental schedule. We have been working with Wyndham for 4 months, they should have known this months ago. We have lost our window of opportunity for the low rates that were available in XXXX. I have the documentation on dates, emails, phone calls etc. Also, dates of when documents were provided are on the Wyndham Capital Mortgage portal.

I was referred to Wyndham Capital Mortgage from XXXX. On XXXX XX/XX/2020 at around XXXX CT, during a phone call with XXXX XXXX at Wyndham Capital Mortgage , she performed a hard credit pull without my permission. XXXX made a misleading request to authorize a hard pull. I believe that she used vague language on purpose to try to trick me and that this practice may be widespread at Wyndham Capital Mortgage. She first asked me : " Is it OK if I pull up your liabilities? '' I knew she might be wanting to do a hard credit pull, so I asked her " What do you mean by that? '' Then she said " Can I get your credit pulled up? '' Again it was unclear to me what the phrase 'pulled up ' meant. So I asked her if she was asking to do a hard pull or a soft pull. After her response, I said " I authorize you to do a soft pull. '' Then I got a notification from XXXX XXXX saying that a lender had pulled my credit and I immediately told XXXX that I did not authorize a hard credit pull. I believe that XXXX purposefully made an unclear requests to 'pull up liabilities ' and 'get your credit pulled up ' to try to trick me into saying 'yes '. I believe that Wyndham Capital Mortgage may be encouraging this sort of misleading behavior for other customers too, which is why I'm reporting this.

I began the process of refinancing my home with Wyndham Capital on XX/XX/2016 in order to pay of the first mortgage and a HELOC balloon payment that was due on XX/XX/2016. The loan specialist from Wyndham promised me that they could get me an FHA loan and that it would close in 28 days. Over the next three months they asked me for the same documents repeatedly, kept submitting the same request forms to the IRS for tax transcripts from my mother, and missed critical deadlines in order to close the loan. They missed the due date for the HELOC, missed the grace period, and in short never closed the loan. Because of this I no longer could get an FHA loan so one of their representatives tried to get the loan servicer ( XXXX ) to report that I had made the XXXX and XXXX payments so it would show XXXX on time payments and not report as late, but of course, XXXX could not do that since it would be a fraudulent statement. Finally in XXXX Wyndham sent me an email saying that they could not move forward with the mortgage since my credit showed late payments. They are the reason that the loan was late. This has ruined my credit rating and refuse to help me.

I applied to refinance my home through Wyndham Capital Mortgage. The mortgage agent, XXXX XXXX, Senior Mortgage Consultant ( NMLS XXXX ). I was told that my credit scores are XXXX, XXXX, and XXXX ( XXXX, XXXX, and XXXX respectively ). Credit scores were pulled XX/XX/2020. My XXXX score was XXXX as of XX/XX/2020. When I pulled my scores, they are significantly higher ( XXXX, XXXX, and XXXX ). I requested the documentation behind their scores and I am awaiting them in the mail. The variance in these scores, places me below XXXX which means my rates are higher and there is more rigor in deciding my fate for a refinance of my home. I have worked with credit companies and mortgage companies and never have encountered a variance this high. I pressed XXXX for clarification on these scores and he verified that they were indeed XXXX scores and that my credit score is different form credit monitoring. I understand that and let him know that I pulled the score directly from XXXX today XX/XX/2020. I am concerned that other factors not on my credit report or monitoring may be taken into account and I don't know what those factors are.

XXXX XXXX @ XXXX XXXX reached out to my brother XXXX in regards to our existing loan we financed in XXXX to see if he was interested in refinancing and getting a conventional loan. XXXX did not really understand the bennifits but told XXXX he would be interested in getting more information. XXXX text XXXX saying that it would save him on his mortgage insurance. XXXX never reached out to me directly before pulling a hard inquiry on my credit report. He called me and I was shocked to find out he had already pulled my credit and started the process without speaking to me first. I immediately asked him to resolve this issue and he said he would speak with his manager. THen replied the next day saying there is nothing they could do. I want to report this behavior it is a negative experience that I have to now dispute this with the credit bureaus and don't feel they are taking my complaint serious.

I am a victim of identity theft. Due to the Corona Virus Pandemic, we are all facing which has me sitting still at home and I saw the recent news about the multiple XXXX Data breaches. I decided to look at my credit reports from the 3 major credit bureaus and found that someone had used my Identity. I have no idea how the theft took place. I also have no knowledge of any suspects. I did not receive any money, goods, or services as a result of identity theft. I contacted the Credit Bureau and told me to file an Identity Theft Report which I am doing. Wyndham Mortgage quoted me a 3.25 % interest rate, based on specific loan details ( included in attachment ). Based on that quote, I submitted an application, allowing my credit to be pulled. The Loan Estimate given to me showed a rate of 4.875 %. This is an inexcusably large difference. There is no ( appropriate ) overlay that should allow for that large of a swing. Further, when I went through the quote process again, three times, to document the process and quotes, the rate changed just minutes apart, using the same exact info. The attachment shows a rate of 3.5 % due to printing the process three days later after my initial quote.

XXXX XXXX XXXX from Wyndham capital mortgage called me on XX/XX/19 or XXXX about lowering my mortgage rate. He asked a lot of questions which I answered then 15 min later he asked for mine and my wife 's ssn. I said I didn't feel safe giving them over the phone so he said he'd send me some paper to look at and if I wanted I could fill them out and send them in to him. I received the papers via FedEx and somehow my ssn is on them. I don't know how he got it but he did and now I don't know if he ran my credit or stole my identification. I thinking about getting a lawyer involved if some one don't give me answers.

Was not aware that Wyndham Capital Mortgage would sell my loan to a very shady company with a horrible rating -- XXXX XXXX. Now I have to stay with them or incur the cost of refinancing to have a new mortgage company. I think there should be more regulations in place and consumers should be made aware of such practices -- actually having to sign documents before such transactions between companies can take place. The company my loan was sold to, XXXX XXXX, has not paid my city taxes, which has caused a lien to be placed against my home and could potentially impact my credit rating.

Wyndham Mortgage Company and XXXX XXXX XXXX are both claiming the XXXX payment on our loan. The loan was transferred from Wyndham to XXXX. Wyndham sent a " goodbye '' letter saying send XX/XX/XXXX payment to them. ( We did and they have the money ). Later, XXXX sent a " welcome '' letter saying send the XX/XX/XXXX payment to them. Both companies think they are entitled to the XX/XX/XXXX payment. Help!!! We are stuck in the middle and now considered delinquent. Wyndham Capital Mortgage presented me a refinance at 4.875 % interest with 0.887 % of Loan Amount Discount points with a 60 day lock on XX/XX/XXXX. The closing took place on XX/XX/XXXX and they charged me 1.012 % of Loan Amount Discount point plus a Borrower Paid Lock Ext of {$220.00}. I was totally unaware of this increase on discount point and this Lock Ext until two days prior to the closing ; therefore, I did n't have time to fight this. I decided to close anyways and file a complaint. I let them know that I was going to file a complaint.

We closed a refinance on our primary home mortgage with Wyndham capital mortgage on XX/XX/XXXX. {$260000.00} + was wired on XX/XX/XXXX to refi into a conforming product with Wyndham capital. Refinance was to have funded on XX/XX/XXXX per the closing documents. As of today XX/XX/XXXX our existing Jumbo mortgage with XXXX XXXX XXXX has not been paid off. Wyndham capital has held our funds for seven days and has failed to fulfill the term of the signed closing documents. They are unscrupulous and owe us interest for holding our funds.
