Please note after making this complaint. Further indication of the behaviors I described ensued. I discovered through a XXXX search that amidst this XXXX XXXX had gone into foreclosure on his business. Amidst the ongoing denial and deprivation of information this has a major impact on me. Again his wife, XXXX XXXX is the individual whose name I made the copyright in. I filed a complaint at the CA Board of Real Estate regarding XXXX XXXX the agent handling the sale of their home and also commercial property it's complaint number is : XXXX. Furthermore, there are other complaints regarding the sale of XXXX XXXX 's XXXX XXXX XXXX as he is someone connected to my issues and overlapping interests in this property sale and with XXXX XXXX and XXXX XXXX regarding XXXX XXXX. They did not provide me confirmation letters. I also have a complaint concerning XXXX XXXX and their efforts to build in XXXX XXXX XXXX which is near XXXX XXXX XXXX XXXX in XXXX XXXX XXXX XXXX. They are responsible for building my current location XXXX XXXX and I do believe there is a connection. However, another is XXXX XXXX and XXXX XXXX ( the former president of XXXX XXXX ) and the short sale on their property as these are people directly involved in takeover attempt of my interests I believe. XXXX XXXX was a peer from XXXX University. As this is occurring multiple other matters have also. I included XXXX XXXX in the complaints I made regarding these groups I suspected as information denied to me and I am being essentially trapped, they would seek to degrade a situation further and make things worse. XXXX XXXX almost immediately upon closure of these complaints I made applied for some sort of economic defense and is now in foreclosure. I encountered documents on the side table where there is water. This as my own life degrades and those involved keeping me trapped and isolated deprived of information and in a takeover attempt, I believe others counting on this could lie and articulate a situation where they are relying on to maintain open discoveries would seek to convey as if they are a damaged party when they are perpetrators and possibly those interested in valuing assets would seek to buy copyright to bail them out. It's not only not theirs to do so, but they maintaining human rights abuse to do it. I have not been informed by XXXX XXXX XXXX XXXX and this information would be shared by XXXX XXXX XXXX and the XXXX XXXX XXXX who handled this. Furthermore, XXXX XXXX XXXX where the assessor handled this and I have major issues which I believe are being withheld and some where it clear they that I am being compelled to destitution and they continue to maintain policies towards me to maintain that. I have a fair hearing in appeal with them handled by the CA Department of Social Services number XXXX. Through indirect gaslighting and abuse of those involved in this behavior I was defrauded to believe otherwise. It is based on this that I am alleging that this foreclosure instructed activity to exploit the situation also. Details I found on Papework : trustee sale XXXX title XXXX XXXX XXXX XXXX XXXX XXXX Handled by XXXX XXXX of the XXXX XXXX XXXX in XXXX XXXX is my original complaint made to the CFPB and others : This complaint is about XXXX, XXXX XXXX XXXX XXXX and XXXX XXXX XXXX XXXX. I believe the loans are relevant in a situation where I am being subject to human rights violations connected to theft of commercial projects. The loans and the house not in my name but unfortunately XXXX XXXX who it is, a malicious individual who is complicit in and aiding and abetting these efforts. Amidst denial and deprivation of information, which they somehow compelled power dynamics where this even possible, this house has been used. I do not know how the house selected but things like even the address used to frame ( i.e they are degrading, abusing, demeaning and even though I speak logically and make sense the idea that I am befuddled and rambling ). It's not clear how pre meditated this is and how other aspects of the home and neighborhood interact such as power sources or others living in the vicinity who could facilitate such things. Furthermore, I have concerns that the house pre bugged and simply needing activation. To use of the house itself to hack, which includes electricity. However, in a situation where I am being denied information and my life exploited it's not clear how this interacts in the situation. The loan is cosigned with with XXXX XXXX. As I am essentially being trapped, others are using my situation and malicious individuals such as XXXX XXXX. Again some of this could extend to copyright XXXX that I make which as the idea evolved I would like to be an extended show on XXXX. However, XXXX began developing a set of ediscovery standards that actually began after these matters and is currently in the process of updating and implementing more for example standards XXXX and XXXX and I believe some of which stems from my own accounts and process. I have integrated the account numbers into this process. Furthermore, I believe those involved violated me during a medical procedure abroad in XXXX and installed a cortical modem. Of which they have used to program vitriol and emulate and compel a psychiatric breakdown. Some of this is supported by use of technology. It's not clear how this is being used. But I am being deprived information that would lead to my own independence and success of my projects and instead do believe this used inordinately as a factor. Instead of being informed, XXXX changed the loans over to XXXX XXXX XXXX XXXX of which it began monthly audits. After I sent them an email, they appointed a general counsel days later. They operate within legal paradigms where groups involved are engaging in behaviors where they are doing what they can to compel other groups to engage in activities that ultimately prevents the ability to be afforded clarity. Lastly, those involved have used this or other financial related things to engage in some of form of coercion. I have experienced this, and not sure if those involved are using these loans for those purposes. It would entail that privacy is violated in the first place for them to even feel like they have the right to do that. They don't have the right, but sometimes groups are complicit in allowing this to happen and also either way it wastes time. I have notified XXXX XXXX without response. Lastly, some of these efforts could be because those involved in someway involved in financing or supporting takeover attempt. Please see prior NY DFS, CA DBO, FTC, FDIC, NY DFS complaints.

I would like to place a complaint against Valutrust Solutions , LLC, and appraiser XXXX XXXX, a certified residential appraisal, whose errors led to deceptive modifications to a refinancing/loan offer due to an erroneous appraisal of my home, which they have refused to correct and led to this issue. XXXX XXXX, who is my current mortgage lender, consistently sent me promotional materials to lure me into refinancing with them and to take advantage of historically low rates. Their targeted communications were borderline harassing and took the form of letters, emails, and several phone calls from sales people on a weekly basis for several months during 2021. When I finally got lured into their " promotion '', they sent me a " preapproval '' letter after complying with submitting requested documentation ( W-2s, credit report, verification of employment, etc. ), as well as other electronic paperwork and requirements. They informed me that I must pay {$500.00} for an appraisal. I told them that I didn't have that money at hand and would have to wait to gather the funds. XXXX XXXX 's representatives continuously pressured me into paying for the appraisal for weeks. They directed me with XXXX of their " trusted vendors '', Valutrust Solutions. This company sent a local appraiser, XXXX XXXX, who spent a total of XXXX minutes at my house. Her appraisal was incorrect, and came in thousands of dollars lower than the true assessed value. When contesting this, both XXXX XXXX and Valutrust Solutions were unresponsive and shifted the responsibility and blame to each other. I provided both organizations evidence of properties in my vicinity that were selling well over {$300000.00} multiple times in my emails. In fact, XXXX years ago, I had placed my home on the market listed at {$270000.00} and had an offer at {$270000.00}. The sale did not go through, and I had explained this to both XXXX XXXX and Valutrust Solutions. XXXX years later in the current 2021 market, it doesn't make sense that their appraisal would come in at {$250000.00}, which is significantly lower. I also asked them to revise and correct the appraisal report, which they refused to do. As a result, my refinancing did not go through as promised on their pre-approval letter. They offered to refinance, but the offer was not attractive to me, as they were now rolling in thousands of dollars in fees, coupled with a higher than anticipated rate. After much frustration, wasted resources, unanswered questions, and back and forth with both XXXX XXXX and Valutrust Solutions, the appraisal report was never corrected, I lost {$500.00}, and XXXX XXXX did not take ownership of this error, nor did they advocate on my behalf as their loyal customer. XXXX XXXX is complicit with Valutrust Solutions, and together they mislead their customers like me to pay for an erroneous appraisal report with a lower than market value, to subsequently corner their customers into accepting a higher than promised interest rate, and rolling in thousands of dollars in fees. This is a scam, and they are not looking out for the best interest of their customers. Their predatory lending practices seek to make a profit at the expense of their customers, who they bring to their mercy by luring them to " refinance '', partnered and complicit with Valutrust Solutions who intentionally provide a lower property value under their directive, and roll in thousands of dollars in " '' refinancing fees ''. Below is the last email I sent XXXX XXXX, pleading them to advocate for me as a customer. I have also attached the erroneous appraisal report and other documention : I just spoke with XXXX XXXX from Valutrust Solutions, and they indicated that any corrections need to be addressed with my lender ( XXXX XXXX ) via a " portal ''. Therefore, I am reaching out to you again and requesting you give Valutrust the directive to either correct this false report or request a full refund on my behalf since they will not respond to my request. The updates and corrections to the appraisal report are as follows : Page 1 : " neighborhood boundaries '' - my neighborhood/home is bordered by XXXX XXXX XXXX XXXX NOT XXXX XXXX to the north as indicated on the report. XXXX XXXX is a totally different zip code and neighborhood, and approximately XXXX miles away from our address. This neighborhood 's value is also not as desirable as the neighborhood where the house is actually located XXXX XXXX XXXX XXXX in XXXX, WI XXXX ). Page 1 : the report indicates XXXX bath when the home has XXXX full baths Page 2 : the appraisal report indicates XXXX baths again vs. XXXX baths Page 7 : the appraisal report indicates XXXX baths again vs. XXXX baths Page 8 : the appraisal report indicates XXXX baths again vs. XXXX baths Page 14 : the appraisal report & side view information indicate XXXX total bathrooms XXXX XXXX : the appraisal report has pictures and evidence of XXXX bathrooms, but does not reflect this in the entirety of the report It is my expectation that this information be corrected and these corrections be reflected on the report and appraised value. When giving them examples of other properties sold within my neighborhood/property, below is the information I provided : These are recently sold examples within the 6 month timeframe in addition to the examples below : XXXX XXXX XXXX XXXX XXXX XXXX, WI XXXX sold on XXXX for {$320000.00} ( mentioned below ) XXXX XXXX XXXX XXXX XXXX XXXX XXXX, WI XXXX sold on XXXX for {$330000.00} XXXX XXXX XXXX XXXX XXXX XXXX XXXX, WI XXXX sold on XXXX for {$340000.00} I am also attaching the seller 's report that indicates XXXX full bathrooms at our property. With the current erroneous appraisal report, does the refinancing go through? I understand Valutrust is a vendor, but why would XXXX XXXX partner with such an unethical and unprofessional company that jeopardizes the experience and and finances of their loyal customer base? I hope you and your superiors take this feedback seriously and reconsider your relationship with them. This has not been a positive customer experience. As I mentioned below, there are multiple errors throughout the report that I outlined below that they must correct. XXXX XXXX is the liaison because you sent me directly to them, and Valutrust refuses to communicate directly with me. I still can't understand how Valutrust can provide an erroneous report that XXXX XXXX validates as part of the refinancing process. On XX/XX/2016 I purchased a vacant 3 family residential house in XXXX MA with intentions of renovating, expanding and renting. We financed the purchase through XXXX XXXX XXXX XXXX MA. Prior to closing, and after conducting our due diligence, we were informed by XXXX XXXX that we were to utilize their Attorney for the closing to represent us for the closing. The Attorney we were instructed to utilize was XXXX XXXX of XXXX MA. We had no existing relationship with XXXX nor any meetings prior to the closing, Attorney XXXX appeared very busy and seemed to be running a " factory '' of closings. We closed on the purchase at Attorney XXXXXXXX XXXX Office in XXXX MA and we were issued a free and clear Title with no encumbrances. Within days following the closing we discovered through a neighbor at the property that they stated an Easement existed on the large lot of 9 parking spaces. This Easement as they stated left us with access to only 3 of these parking spots with the remaining 6 being controlled by the neighboring condo association. Additionally they stated that they had difficulty with the terms of the Easement with the previous Owner of the property ( XXXX XXXX of XXXX, MA ) who was well aware of the Easement however failed to disclose the Material Fact during the transaction. And in retrospect made active misrepresentations of the Easement during the transaction. Immediately upon discovering this information I reached out to Attorney XXXX to get his opinion. Attorney XXXX within a short period replied and stated that clear as day my Title Examiner missed it As part of the transaction I purchased through XXXX ; Buyers as well as XXXX XXXX XXXX which XXXX wrote through WFG Title Insurance Company. The paperwork for the Title Insurance Policy took a significant amount of time to be forwarded however I finally received it. Due to the nature of what now seemed to be a fraudulent and complicated transaction and the potential large financial loss I stood to endure I researched and retained an Attorney to try and guide me through the process of filing a Title Insurance Claim. We filed paperwork with WFG notifying them of the claim and as the Policy states WFG needed to submit a written request so WFG would assume financial coverage of any legal fees I incurred in the event of a Title Insurance Claim. WFG acknowledged the claim and the request for legal representation. The purpose of Title Insurance is to protect a Consumer from errors & omissions as well as potential fraud in real estate transactions. WFGs Policy states in the event of a problem with the Title they will either repair the Title or make the Insured whole from damages. WFG has no ability to correct the Title unless they offered to purchase the land from the Easement Holders and we were able to abolish the Easement. That leaves WFG with the option of monetary compensation for the errors. WFG since the filing of the claim in 2016 has been non-responsive and un-willing to even discuss the claim. Their tactics have been by means of corporate ignorance and bullying. We heeded our Attorneys suggestion to file suit in Court claiming Negligence, Unfair Business Practice Prohibited by MGL Ch. 93A & Professional Liability against Defendant XXXX XXXX, XXXX. This case has made little to no progress and recently seems to have gone backwards through the Court System in the 3 years it has been pending. I am seeking any help and assistance to compel WFG National Title Insurance as well as Attorney XXXX XXXX to honor their Insurance Contract which was purchased. As one small Consumer I feel like I am being trampled on by a large financially backed Corporation which is hiding behind the Legal System and their Attorneys. In this State it is a necessity to purchase Title Insurance, Consumers assume that by purchasing Title Insurance they will be covered if something arises. Fortunately thousands of Consumers purchase Title Insurance and have no need to utilize the Insurance and the Title Insurance Companies collect millions of dollars. This time as a Consumer I needed the Title Insurance and assumed that the Insurance I purchased would cover me. Unfortunately that is not the case. I have now had to deal with this for almost 4 years with no resolution and an extreme financial and emotional hardship and burden due to the tactics of this Company not honoring their services. Complaint against Williston Financial Group National Title Insurance Company ( WFGLS ) I received a notice from the County of San Diego 's Assessor 's Office that the title paperwork from my condo refinance was filed incorrectly and that if not corrected, I would have my property taxes reassessed. I notified WFGLS and they provided corrected title documentation which was notarized in XXXX. Unbeknownst to me, WFGLS did not file the corrected paperwork that was signed in XXXX with the County of San Diego. Apparently, WFGLS felt it was not necessary and did not file it. In XXXX, I received a notice of tax reassessment because WFGLS did not file the correction deed that was signed in XXXX. So finally they re-recorded the deed on XXXX to correct the way title was held so that I would not get assessed property taxes. I had not seen a copy of the re-recorded deed nor had I heard from WFGLS, so XXXX, I asked for a copy and sent it to the County Assessor 's office to stop the re-assessment of my property taxes. On XXXX, the County Assessor stated that WFGLS LEFT OFF THE LEGAL DESCRIPTION OF THE PROPERTY when they re-recorded the Deed on XXXX. On XXXX I sent WFGLS an email letting them know they would need to correct a typo, attach the legal description and a new cover page and refile it. WFGLS corrected the typo and attached the legal description and the Deed was re-recorded on XXXX I sent a copy of the XXXX re-recorded deed to the County Assessor to review so that I would not be assessed additional property taxes. The Assessor 's Office and the County 's Title Section reviewed the XXXX re-recorded deed and stated that WFGLS needed to have it notarized and add a new coversheet before the re-recorded Deed would be correctly filed. On XXXX, WFGLS sent a notary to my home and the notary statement was signed. On Tuesday, XXXX, I called WFGLS to follow-up to see if it was filed on Monday. WFGLS emailed me on XXXX to say that, " I have had extensive talks with our recording manager regarding this recording. She has advised me that the recording on file with the county on XXXX is valid and of record and we can not re-record without the county coming back saying they will be voiding this record or rejecting it. If for some reason the county was to void this recording, we would then have to do a XXXX notary acknowledgement with a notary, signed by all three of you ( since as of now all XXXX of you are on title ) and then resend it in that way. We are not sure with the sale of the property, why the recording of record is not sufficient. Please advise me if we are missing something. '' I called WFGLS and spoke with their Recording Manager, XXXX She does not believe it has to be re-recorded with the notary statement that was signed on XXXX. I told XXXX that I was directly instructed by the County Assessor 's Office and the County 's Title Section that WFGLS did not do the paperwork correctly and it needed to be refiled with the notary statement attached, per their instructions. I gave XXXX the telephone number for the person in the Title Section with whom I spoke. I 've checked back with the Title Section to see if XXXX has called him, but she has not done so. At this point, XXXX believes she knows more than the County Assessor 's Office and the County 's Title Section, and therefore she will not re-record the deed with notary statement. She was probably the person who decided in XXXX that the paperwork did not need to be corrected, which caused the XXXX property tax assessment letter. The Assessor 's Office will rescind the revised property tax assessment if WFGLS correctly attaches the notary statement with a new cover page to the XXXX paperwork. I NEED HELP TO GET WFGLS TO FILE THE PAPERWORK AS INSTRUCTED BY THE COUNTY OF SAN DIEGO ASSESSOR 'S OFFICE!!!!

On XX/XX/XXXXan escrow transaction was opened to buy my house, this transaction was closed on XX/XX/XXXX During the process, the preliminary title report was never explained to me, nor was I told about any payment I should make that was not included in my Closing Disclosure, and WFG people did not say anything regarding two Hero Program liens that the previous owner had. I summited a claim to WFG National Title Company because during the process they knew there were two ( HERO PROGRAM LIENS ) contractual assessments recorded as liens against the property that are collected by the County Tax Collector and the escrow did not advise my lender ( XXXX ) to adjust the monthly impound payments to cover the projected increased in the property tax bill, also if my lender ( XXXX ) had been notified it would have requested the payoff at the close of the transaction. WFG denied my claim because they said it was mentioned in the preliminary report, I am not a professional, WFG people are the professionals, so they have the responsibility to explain if there is some items that needed to be cleared before closing escrow, also by just reading the report it is not clear, it is ambiguous, now that I have the problem, I went in person to obtain a copy of the recorded liens, the instruments consists of twelve pages, not just two paragraphs as WFG mentioned. WFG people never provided me with the complete instruments, there was no way for me to understand the magnitude of these assessments without the complete instruments. According to the documents that I obtained this year, I have to pay for 16 years {$1500.00} two times a year and for the second one {$1100.00} two times a year for 7 years, a total of {$5200.00} a year, at the end of the years the amount is about {$40000.00}, this information was never on the preliminary report, and neither was it provided to me. These amounts should have been explained to me before to continue with the purchase transaction, in order to decide to buy it or not. Obviously with the monthly payment of these assessments I wouldnt be approved for the loan, and I would have had the opportunity to find another property. It is unacceptable that WFG National Title Company covered these items in the policy of the title insurance, but it covers just the two paragraphs, but not the 12 pages that were filed as instruments in XX/XX/XXXX and once again those were never provided to me.

I am sorry at my Complaint ID XXXX XXXX - XXXX submitted on XX/XX/2020, I wrongly put XXXX XXXX XX/XX/XXXX Account number instead of the WFG file number as my Complaint IS NOT with XXXXXX/XX/XXXX but with WFG Lender services & their File/Escrow No. XXXX. With this I just want to clarify this fact and my mistake. I hope to will VOID my previous Complaint ID XXXX XXXX - XXXX submitted on XX/XX/2020 and take this one as the actual COMPLAINT. MY PREVIOUS COMPLAINT We closed the refinancing from XXXX XX/XX/XXXX and WFG Lender Services ' Representative came to our house and we signed all required loan disclosures on XXXX XX/XX/2020. The Closing disclosure shows the disbursement of our balance loan payment to XXXX on XX/XX/2020 and the balance of the 1st mortgage loan as {$340000.00}. However, the WFG Lender service representative failed to wire the funds until XX/XX/2020. Further the XXXX payment shows that the actual payment made to XXXX bank was $ {$340000.00}. This means that WFG Lender services still holding our balance of {$65000.00}. I am unable to get hold of the Escrow Officer Ms. XXXX XXXX on telephone and she failed to return my calls. In addition, WFG lender Services failed to respond to my email letters too as of this day. A copy of the email is enclosed herewith. Failure to return the overpaid Escrow money to the customer even after around four weeks and failure to provide full disclosure of the Escrow money and return this to the customer promptly is not only unethical practice but it may be even illegal practice. Nobody seems to respond to my telephone calls and not even my email letters. I am NOT sure if they just want to pocket this escrow money. I hope you may be able to take the appropriate action about such unethical & illegal practices of WFG Lender services which is also Title company. My ex husband refinanced his house on XX/XX/XXXX and WFG is the title company with XXXX XXXX listed as the Escrow Officer. After a conversation with the District Attorney and also a private family law attorney that was representing me in a civil matter with XXXX XXXX, there was concern as to how this refinance could have possibly taken place with a judgement/lien for over {$8000.00} in unpaid child support. In addition it was discovered as XXXX testified in court that that more than {$15000.00} was issued as cash payment to XXXX XXXX as part of this transaction. None of which should have taken place without the child support judgment being paid first. She did indicate that another judgment had been paid but did n't indicate what that judgment was for. I am currently owed more than {$20000.00} and this transaction seems to have been fraudulent. I have pulled the public records to confirm the title transfer. If indeed the previous title and the current title are in XXXX XXXX XXXX name, this transaction should n't have legally taken place without the child support being current. In addition, the demographics of the house show a XXXX bedroom XXXX bath home. The basement of this home was remodeled without any permits being pulled and the home is now a XXXX bedroom, XXXX bath home. I will notify the county of the work as this is a safety concern. I sold my home/condo and I signed documents outlining how much would be deposited into my bank account the next day. I provided information for the bank wire to XXXX XXXX. I informed my finance rep the amount and when the amount was received it was different. I asked my realtor what the difference was and they had no idea. My realtor called the title company. They told my realtor a calculation was wrong. I asked for a copy of the new calculations as this document would not have my signature on it. I requested a phone call for explanation as to how they could just change the dollar amount that I signed and agreed would be deposited into my account, and why was my finance rep telling me of this difference and not the title company. The rep from the title company apologized and said they were really busy. She said the document I signed was an estimate and I said there is no reference to the word estimate on what I signed nor was that explained to me at my signing. She said she would follow up with me after she reviewed the docs and she still has not been back in touch. I will attach the documents. I feel they owe me the {$1000.00} difference, this was their mistake not mine and they have been unprofessional in handling the error. I feel they were sneaky changing the docs and not disclosing anything to me. I expect WFG National Title Insurance Company of XXXX XXXX, OR to make this right.

in the process of purchasing a property in XXXX XXXX, Ca on XXXX XXXX XXXX XXXX XXXX the buyer 's son received a wire instructions from someone pretending to be the escrow company with the account # XXXX at XXXX XXXX XXXX with the address XXXX XXXX XXXX, NY XXXX the wire was send from XXXX XXXX Bank in XXXX, Ca, I did call up XXXX XXXX XXXX and asked if they can place a hold on the funds that I sent and they told me that for privacy they could not do anything, the transfer money was XXXX ( XXXX XXXX XXXX dollars ), I have reported this to the police and XXXX XXXX Bank had requested at least XXXX times for the money to be send back to XXXX XXXX 's account at XXXX XXXX Bank so far no response I am attaching the copies of the wire instructions and the wire transfer and confirmation together with XXXX other wire instructions the first XXXX for XXXX is real the other XXXX are created by the person who owns the account at XXXX XXXX XXXX, please help, I just learned that the person who did the scam took the money out, that is what XXXX XXXX Bank just inform us is XXXX XXXX XXXX responsible for it clients? how we as consumers are protected? is this a case for FDIC to cover the loss? Please help

In XX/XX/XXXX we sold our home in California, we had received help beforehand from HUD in the form of a subordinate deed of trust, understanding that when sold the sub becomes primary and is paid out first before any monies are paid. The title company WFG Financial gave us written assurance that 1 ) they were now responsible for paying said Sub and 2 ) that the amount withheld was sufficient for the Sub and Prim deeds. I refused to sign any paperwork until I was assured this was delt with and we were free and clear. We closed XX/XX/XXXX, XX/XX/XXXX I get notified that the US Treasury is going to garnish my wages due to the HUD subordinate deed of trust not being paid, I have spent a year now dealing with WFG Financial, The Escrow company, XXXX and XXXX XXXX about this issue and have been threatened with lawsuits, ignored and denied service, this lein is still upon the property in XXXX California to this day, the sale was not recorded with HUD by title and has sold twice with a dirty title.

I closed with XXXX XXXX XXXX and they recommended WFG Lender Services of California as my title company, I agreed. I closed on XX/XX/22. I was due a refund on my escrow from WFG. they sent my refund to the wrong address, how does a title company and or lender have the address they are the title company for have it incorrect!? here we are XX/XX/22 and I still do not have my refund of my escrow overpayment. I called them today and they were completely unaware?! SO I *should* be getting a check via XXXX.. My complaint is how and why would this refund take over a month to get processed and what POOR communication these companies have.
