I hope this message reaches you and your loved ones ; All healthy, happy, and well. I know you all must be swamped so I am going to just provide facts and your feedback is greatly appreciated. 1. Divorce/court orders ( XX/XX/XXXX ) state that no changes to any accounts were to be made on my behalf. Many changes were made on my behalf but most importantly, my mortgage. 2. My husband violated the court orders and filed a false forbearance claim ( XX/XX/XXXX ) and reduced his co urt ordered amount ( s ) paid to our mortgage company. 3. Once my ex husband c omplied with the court orders, ( XX/XX/XXXX ) I paid all debts to EXIT the forbearance program in less than a month ( XXXX ). 4. I have worked, endlessly to comply with my mortgage company and ALL of the directions I had been provided which ended up with inaccurate results. I am at the end of my rope with XXXX. 5. Throughout my Divorce Decree, I agreed to refinance my home into my name alone ( XXXX ). I did so in good faith because I have good credit and a good job, as a XXXX, as I have been at for over 10 years. 6. Neither my attorney or myself knew the current laws on refinancing after a forbearance ( which I did not apply for, have knowledge of, or agree with ) that would make it IMPOSSIBLE for me to comply with the final Divorce Decree. 7. I can not afford any more attorneys fees to go back to court and request an extension on the agreed decree regarding my home. Why didn't XXXX ask if there were any standing orders? 8. If I do not refinance by XX/XX/XXXX I will be forced to sell and the home is upside-down. Literally, I can not afford to fix it or lose it. 9. If I lose my home due to an illegal/forced forbearance I will probably have to move to a shelter. I am a XXXX, I don't qualify for public assistance, nor, do I qualify for FHA/Conventional lending because of this forbearance. 10. I don't understand how a forbearance claim was made that I was not aware of, I don't understand how I have drained every penny I have in savings so that I can refinance and nothing adds up. Nothing. I thought my forbearance period was over weeks before what is being reported now. 11. XXXX website does not match their payment website. The dates do not make sense or add up. 12. My mortgage representative is very nice but LITERALLY, nothing adds up. After spending all of my future payments, selling everything I can, nothing adds up and no one else will review or talk to me about my account. 13. I am a month away from having to walk away from my house. I invested all of my savings from years ago and I'm about to lose it all and have no idea where I will go. I am beyond scared and frustrated. I financed repairs to be done to bring my property up to standards through a XXXX loan and the contractor I chose and who was approved by the lender did not complete the work and did more damage than repairs. The lender was made aware of this XX/XX/2015. They were in control of my funds and released 1/2 of the funds to the contractor up front ; they allowed the contractor to exceed his contract due date. And, now they are saying I am in default, even though I have made all my mortgage payments. They are blaming me for the work being stopped for more than 30 days. In XXXX 2015, after allowing the contractor to exceed his 90 day contract, the the lender hired a HUD consultant. The HUD consultant stated that 85 % of the work was complete, regardless that it had not been completed in a workman like fashion and failed the final inspection. The lender since XX/XX/2015 insists on only allowing the remaining funds on the loan to cover a repair list provided by the same HUD consultant ; completely ignoring the bid of record which was given to the appraiser in XXXX 2015. They have refused to accept any other bids which now exceed the amount of funds left on the loan due to their allowing the contractor damage more than he repaired. They promised that " no matter what he does, we will get someone in there to finish, fix and repair. '' XX/XX/2015 the lender wanted me to allow the remaining loan funds be applied to the pr principle of the loan ; at the same time they were made aware that the new roof was now leaking into my brand new living room and the support beam etc. was not repaired. They have repeatedly threatened default taking their attorney 's fees out of the renovation funds as well. I have also spoken with the original appraiser and he stated not only did the ask for the appraisal and was given the report XXXX/XXXX/15, they then requested a completion inspection on XXXX/XXXX/15 ; the actual closing did not occur until XXXX/XXXX/15 and he sent correspondence asking if they were certain ; they insisted on an inspection ; he inspected and sent a report that none of the repairs had been completed. FHA and HUD have done a review at my asking ; at the time they were not aware of the appraisal issues ; but I have communicated my new findings to my contact in XXXX XXXX. The chief of HUD and the contacts at FHA have urged me to contact you and keep pursuing the issues through my attorney which is difficult because I am a single female and have limited funds ; the co-borrowers are my XXXX year old parents.

I have several issues with Weststar Mortgage XXXX ) they changed the way company that does their autopay, I was not informed of this, although they swear they contacted me. I have been on autopay for 2 years and started getting letters that my mortgage was late. They never contacted me to do their administrative work yet are very timely when they want money. I tried calling for XXXX weeks at different times on different days. No one answered or I was sent to voice mail that was " full ''. After XXXX calls, all documented in my call log, I finally reached someone today and ended up speaking to " XXXX ''. She said that she was the " customer service manager ''. She refused to give me her full name. By this time I am frustrated and she was absolutely unprofessional, condescending, yelled at me and XXXX help. XXXX ) They are escrowing me approx. XXXX $ per month over and above my XXXX taxes and insurance. I asked to stop with the impounding, so I can pay the taxes and insurance myself and she stated " you will have to refinance to do that ''. Obviously I wont do that as the interest rates are 3 times higher now. Besides, I know that is not true as I have other properties that have recently stopped escrowing at my request. XXXX is no longer needed on the property and she refused to address this. The time I have spent on this has financially affected me. I do intend to file a complaint with the Attorney General in the state where they are headquartered and also the state where I reside. When I mentioned that I was going to file a complaint with you and the Attorney General, the response was, " Please do ''. I think the employees have forgotten who pays them. I hope this complaint falls into the hands of someone that will make a difference in the way this very shady mortgage company does business. I was told by them today that their poor reviews were from customers who didnt get their way. I am appalled.

My original mortgage was with XXXX XXXX, and immediately I made the purchase of my home, it was sold to Weststar Mortgage Corporation. This has been the most horrific experience. They are so backwards in everything. I have had issues with them in the past, of them refusing to show detail of new charges, or provide me a simple amortization schedule, etc. For the month of XXXX, they suddenly increased my mortgage payment about {$600.00} without warning or a breakdown of the new charges as usual. This increase is too high for me not to have received any detail in the mail or even an email notice of the increase prior to being charged. Their description is to " miscellaneous '' charges. I do not know what these miscellaneous charges are. I have never made a late payment. I do have a direct deposit with them that pays them automatically every XXXX of each month, for the following month 's bill. This way, I have ensured all payments are made on time. This new increase has already been taken out of my account without my consent for the increase. As mentioned above, I have previously had issues with this company because they failed to show me detail increases in the past. In the post, I was told the increase was due to additional charges to my escrow account even though nothing has changed. They increased my escrow however they want based on some " estimates '' they have came up with. They failed to explain how their estimates are determined. I have requested for them to cancel my escrow account but they refused even though I paid 20 % down payment and not required to have an escrow account. I am requesting a review of their policy. I believe they have been practicing illegitimate business and mistreating customers with limited knowledge of how mortgage works.

In XX/XX/XXXX I refinanced a home with XXXX XXXX Westar Mortgage XXXX In XXXX I got a notice saying Westar sold my loan to XXXX XXXX XXXX. In XXXX I began making payments to XXXX because that is who I thought the loan was through. In XXXX of XXXX Weststar reached out to me and said that I am two months delinquent on my payments. I did not realize the XXXX payment was supposed to go to Westar instead of XXXX. I informed Westar that I have been paying XXXX and they said it would be my responsibility to recover that payment from them. They stated in writing that I had until XX/XX/XXXX to submit the payment or they would report it on my credit. On XX/XX/XXXX I received a letter that they are reporting my account delinquent, even thought they previously said I had until XX/XX/XXXX. Payment was made to Westar on XX/XX/XXXX. They stated that they would make the correction once payment was received even though it was reported prior to XX/XX/XXXX as they had originally stated. On XX/XX/XXXX Westar was still reporting my account as delinquent. They submitted a second letter stating that they were removing the reporting. I believed this issue to be resolved. On XX/XX/XXXX I began to refinance my personal home. When credit was pulled Westar was still reporting our loan delinquent on my wife 's credit. I contacted them and they stated it was an automated error in their system. They submitted a letter stating it would be removed from her credit report. Today XX/XX/XXXX, 31 days later it is still reporting.

WestStar Mortgage Corporation sent me a bill for my mortgage payment due in XXXX that did not arrive until after its due date. I paid the bill in a timely manner, but was still charged a late fee. Prior to receiving the late bill in the mail, I contacted WestStar Mortgage to tell them I had not received the bill. I was concerned that it was going to be late and wanted to let them know that I would pay it as soon as I received it. After the late fees were issued, I called and left several messages for someone named XXXX that was supposed to be helping me. There was no communication from her. I'm still told that the best approach is to leave her messages even though there is no communication back. I tried to proactively set up online payments to avoid paper bills from WestStar that frequently days before they are due. WestStar mortgage continued to request that I send an email to them with my social security number and account information. This is not compliant with any requirements regarding the protection of consumers personal identifying information. I told them I was not comfortable doing this. After several calls I was able to enroll in a third party online payment service. I know I am not the only person who has had this experience with how WestStar is doing business. They are using " slow mail '' as an excuse to charge late fees and not working with their customers on alternative payment methods.

I started a jumbo loan refinance with XXXX XXXX on XX/XX/XXXX with a promise of a quick close. The loan officer XXXX XXXX stated with everything I already had collected and available - this would be an easy loan to close! They were able to do income verification within a week and then needed to verify assets and liabilities. i submitted over 100 documents to verify all the assets and liabilities. I have not filed my XXXX tax returns - it was XXXX - but they have the previous 3 years of tax returns which should be sufficient. They had my current paycheck, my bank statements. Yet they wanted a XXXX XXXX XXXX for my XXXX for XXXX. Which I provided in the XXXX format that i provide to my CPA. I was then requested YTD for XXXX - which i provided. I was notified on XX/XX/XXXX that I am ready to close pending a marriage certificate of my name change, a signed copy of the loan refi from my husband and a investment document. I provided all three. A week went by and i kept asking when is closing, no response no return of phone calls. Another week, no response to phone calls, texts or emails. Another week goes by and then I get an email out of the blue on XX/XX/XXXX that sorry you did not provide all the documents and the loan rate lock has expired!

I have made my monthly payment well ahead of schedule and have also made extra payments towards the principal of my loan. Westar Mortgage has incorrectly processed several of these payments and ends up grouping them as " Unapplied Balance ''. I always put the information required in the payment memos to determine if the payment is for " monthly payment '' or to " apply to principal '' per their website 's instructions. I have called several times about this problem and I am assured on the phone every time that the problem is going to be fixed and I don't need to have any further actions. Because Westar Mortgage is not applying my payments properly it is causing me to incur extra interest and late fees that I should not be required to pay. I now have over {$2000.00} that they are calling unapplied balance and Westar Mortgage is sending me letters saying that I have missed payments and that they are going to turn over my information to the credit bureaus as well as keep charging me late fees. I feel this is unacceptable and need it to be known that Westar Mortgage is not servicing my FHA loan in a professional and logical manner.

We have been having trouble making payments online via the portal. We have been calling repeatedly and emailing for weeks, but we can not get anyone to take our payment. We continue to be redirected to our loan servicing representative, who will not return our calls or email requests to service our loan. We have been told that we do not qualify for forbearance because it has expired, yet we have been trying to get loan servicing help to get it done for all of those months. Our insurance was also canceled stating non-payment, yet we received a letter from the mortgage company stating that they were never billed by our insurance company. The escrow account is fully funded, so this was not our error. We can not get any of our issues resolved due to our roadblock of a servicing agent, and the process that forces us to use only her with no online resources or alternative contact person. We are just trying to get a new presentative who will actually help us and service the loan. This is a VA account and we are surprised at the treatment of a veteran. It feels like an attempt to take our home.

XX/XX/2023, @ XXXX sent an email to westar mortgage to change my payment amounts for my XXXX home loans. XXXX & XXXX. I asked that payments be taken out bi-monthly ( every other week ). Any overpayment is to go towards the principal. Loan XXXX is set to draft on XX/XX/XXXX and XXXX for {$1700.00} each. Loan XXXX is set to draft on XX/XX/XXXX and XXXX for {$2400.00} each. Payments for loan ending in XXXX was set up correctly. Payments for loans ending in XXXX, are not being applied correctly. The overpayment was to go towards the principle they are applying to future payments. I have asked several times for them to correct it. They are now telling me that they can't take out bi-monthly ( they are still debiting my checking acct bi-monthly ) and say they can't put towards the principal ( they are doing it correctly on the account ending in XXXX ). I have had several instances where my payments were posted incorrectly. I have had soo much trouble with them posting things. I can't get statements online. Their statements are confusing. I would like a full audit of my accounts.

My mortgage lender is WestStar mortgage. I signed up for auto-pay to have my mortgage payment of {$1900.00} be taken out on the first of each month. It is now XXXX, and my payment has yet to be withdrawn from my checking account. Ive tried going to the mortgage lenders website which is non-functional, tried using their contact us link on their web-page which doesnt work, emailing several customer service and complaint lines, calling customer service ( where I received word that their voice mail box is full ), and reaching out via social media without response. My statement says that if a payment is received after XX/XX/16, there will be a late fee, and I dont want any fees added because they are negligent with my auto pay. Our original mortgage provider, XXXX, sold the loan to WestStar Mortgage after we refinanced without us knowing until we got a statement in the mail from WestStar, and weve been very unhappy with our provider ever since then. They shouldnt be a company with how poorly they manage things and how dated their online services are.

I received a letter from them for the first time on XX/XX/2019 stating that I owe them {$110.00} contract fee, {$340.00} previously accrued late fees and {$10.00} to prepare this notice. I have not paid late and they cashed the check and it cleared my account. I have no control over the Postal Service. I mailed the check 5 days before the due date and they cashed the check and then send me a notice. They have no way online to pay the payment or on the phone. Seems that they are purposely and intentionally doing this to embezzle money from the customers. I have contacted them several times and I never get through to speaking to anyone. These people are crooks, liars and unprofessional and their license should be suspended. They have not done this to just me, there are a lot of unfavorable reports for this servicer. They never tried to email or call for any questions. They purposely sent the letter to charge us.

We have been approved for a loan modification program through WestStar Mortgage. Our first trial payment is due on XX/XX/XXXX. We certified priority mailed a bank certified check to complete the payment on XX/XX/XXXX. However, it is still pending delivery. We are communicating with the post office on locating the check. How we, due to this unexpected delay, we have contacted WestStar through both email and phone and have not received a response on what we should do or if there is another way to make our trial payment. We have been reaching to West Star since Friday XX/XX/XXXX. We reached out again, Monday XX/XX/XXXX, and called and left messages several times on XX/XX/XXXX with no response from West Star. We can resolve this through receiving an answer from WestStar on how we can electronically or over the phone complete our payment.

Our VA mortgage to XXXX XXXX closed on XX/XX/XXXX with first payment due on XX/XX/XXXX. Before the first payment was due, we received a notice of servicing transfer. We called Weststar Mortgage ; their representative told us to send the payment to XXXX. We have made all of our mortgage payments to XXXX on time. Weststar Mortgage is saying the representative made a mistake, and that the XXXX payment should have been sent to them. The result is that Weststar Mortgage is incorrectly reporting our mortgage as seriously past-due. We have two mortgage accounts being reported to XXXX, XXXX, and XXXX. XXXX has not been responsive to our requests to correct this error. XXXX XXXX and Weststar Mortgage are affiliated companies.

I recently sold a property and the mortgage company took a payment out of my bank account the next day after we closed on with them. I called and they said they would put the bank draft in the mail with a check and that was the XXXX of XXXX. Today I got a letter saying the check was refunded and no check enclosed. Called them and they said no check was enclosed as they put the money back into my account. I explained that I had the bank account open online and they did not. Received a bill saying that our escrow account was short {$3000.00} and that we would need to either pay that in full or be added onto our monthly payments making our new payments {$430.00} more a month than what we currently pay. Call the mortgage company to find out what was going on they said there had been a mistake or glitch in their computer that caused this to have this shortage that we need to pay we have called and expressed our frustrations with the mortgage company that we do not feel like we should have to pay for a mistake they made but they do not agree there is no way we can afford this kind of a mistake on our monthly payments

I am currently one month behind on our mortgage payment and working hard to get it back up to date. WestStar Mortgage Company has been contacting my relatives stating they are calling regarding an active loan in my name and they need to locate me. No one needs to know anything about my loan ( even that said loan exists ) except me and anyone who I legally state can be given information on the record. I have done no such thing, and now that others are aware that I have a loan with WestStar I fe el my rights have been violated.

I have a mortgage held by Weststar. I have attempted to make my monthly payment in their online system, but receive the error : 403 - Forbidden : Access is denied. You do not have permission to view this directory or page using the credentials that you supplied. I have called Weststar. They do not answer their phones and have ended the call before I'm able to speak to anyone. I have submitted a request to their customer service form, but have not received a response. I have tried to leave a voicemail, but the mailbox is full.

West Star Mortgage Company did not correctly apply my payment they received and will not correct the problem. I 've supplied West Star a copy of the cashed money order verifying that they deposited the money. They wrote me a letter stating that they will not correct the problem with out the wrong lender whom they have paid returning the money.
