I was selling a property in XXXX, OH. I had an offer put in on XX/XX/23. We had almost XXXX times the closing was pushed back, due to the lender not being transparent with any information. My realtor would call the lender XXXX XXXX XXXX Western Ohio Mortgage XXXX and he would not answer or return any phone calls. When we were finally set to close, we reached out to the buyers realtor about closing the following business day and she said we should have confirmation on Monday ( we reached out on friday, closing was on monday was well ). we never heard anything, i called title and they told me that the lender also is non responsive with them he does not answer phone calls or emails, with XXXX updates. We come to find out that the buyer had spent his funds needed to close for the down payment. According to the realtor, her buyer spent the money and was waiting for gifted funds and said that the lender knew about this and should have reached out. Mind you we find this out day of closing. Fast forward, the lender again is not answering the phone, the realtor is saying we can't do anything ( this is after 2 months of waiting and i also fixed everything per inspection report ). I came up with a plan to save this deal for me, lender and both realtors to put up some of the funds to help close. After lengthy discussions we all agree except for the lender. The 3 of us put up {$1800.00} each to give the down payment to the buyer. Lender says will close the same week, again he goes MIA and non responsive, title company says he doesnt reach out or answer again. They dont have a closing date or any clear to close. At this point i am frustrated, i have lost a ton of money to interest, helping with down payments etc and this lender is non responsive. We are going on 3 months now. I get in touch with the owner and she tells me that " this happens and i should have never did a 2nd appraisal to fix a few things and sold the home for XXXX XXXXXXXX less than what i was selling for '' I did my appraisal and fixed up some things to raise the value of the home in less than a week, this should have not caused a 3 month delay. ON top of this, the appraiser said that she would only charge us {$200.00} to do the 2nd appraisal, Western Ohio Mortgage charged me {$800.00}, because their buyer did not want to pay again. Fast forward, i am in contact with title almost everyday and at one point they tell me that XXXX said that " we will close when we close, just wait '' We finally closed and XXXX and his team thought this was a complete joke, the owner and him both need to be reprimanded for how this was handled. XXXX XXXX license needs to be looked into and suspended at that, this guy and his office are terrible. this loan closed XX/XX/23, 3 months to close without no explanation. my original settlement was XXXX XXXXXXXX give or take i walked away with close to XXXX XXXX

On or about XX/XX/2017, Western Ohio Mortgage XXXX ( " XXXX '' ) denied my new construction/mortgage loan application as evidenced by sending me a Notice of Withdrawn application stating, " File incomplete '' as a pretense for discrimination. In fact, XXXX previously had received all required and necessary documents to process said loan within 45 days or less. On information and belief, I believe that I was treated differently based on my race, color, sex, marital status, age, and other forbidden factors when I applied for a new construction mortgage loan with XXXX. For example, XXXX refused to consider my reliable income from full-time employments as both an XXXX XXXX and XXXX XXXX XXXX. XXXX rejected my new construction mortgage loan application because of my race, color, sex, marital status, age, and other forbidden factors. XXXX also imposed different terms or conditions on the new construction mortgage loan application as evidenced by accusing me of being a XXXX XXXX based on my race, color, sex, marital status, age, and other forbidden factors because I made a cash land purchase for {$40000.00}. XXXX required a co-signer after I had received the pre-approved letter and met all its requirements. XXXX rejected my new construction mortgage loan application after 45 days of submission of my completed loan application and caused a {$3000.00} increase in building price after XX/XX/2017. XXXX failed to tell me the specific reason it rejected my loan. XXXX caused me to pay {$450.00} for the property appraisal.
