To whom it may concern : I am writing this letter to inform you of my frustration and disappointment with my most recent mortgage application, Weichert Financial ( from the months of XXXX 2020 ) After using their services twice in the past, I chose to be a repeat customer and return for a third mortgage. This turned out to be a costly mistake. Previously, I had utilized their services to secure a home mortgage and then later a refinance. When it came time to purchase another home, I returned to offer my business for the third time. The home that I was purchasing is a multi-family however ; our mortgage processer started our application as a single family. After identifying several issues and discrepancies within our application, our mortgage processer urged myself to sign the paperwork with the promise of making the corrections afterwards. His explanation was that the information can always be changed afterwards, as long as the numbers were accurate, and that the signature was required so that the application process can begin. While going through the process and being quoted our estimated closing costs, the raw numbers that continued to show on our closing disclosure was extremely concerning. When I brought this up to our mortgage loan officer, he had continued to assure me that the numbers were inflated but that the closing costs were going to be in the range of his quoted estimate, as previously discussed. Later, I came to find out that it was just not true. A couple of weeks after our application had begun, the mortgage officer reached out to me to offer two options for my mortgage. Since the home that was being purchased is an investment property, which was made known from the start, the mortgage officer advised that the 20 % down payment that was originally advised would result in a higher closing cost due to the point cost and suggested that we put down 25 % to lower the point cost and make the closing more affordable. I should have immediately canceled the application at this point. Due to the recent change in information, I started to privately seek other options. While reaching out to other lenders, they did not require the 25 % down payment and offered extremely competitive rates with lower closing costs. When I had taken this back to the mortgage officer we were working with at Weichert Financial, he was then able to assist in slightly reducing some of the closing costs, as I was a repeat customer. Sadly, the benefit of being a repeat customer just meant that Weichert was just trying to compete with a lender competitor and had nothing to do with me being a returning customer. At this point, since I had used their services twice in the past, I chose to be loyal to your services even though you were still more expensive than your competitors. Unfortunately, this cost me significantly and will be the last. As I continued to go through the application, their underwriters continued to ask me for information that I had sent them two or three times in the past. At time we would get email from individuals asking us for private information that didnt even come from a Weichert email domain. Although this was inconvenient I was looking to do what was needed to have the loan approved so that I can close on the home. These excessive requests for repetitive paperwork caused me to miss our closing dates twice. What made this even worse is that it was always last minute. Originally, I was supposed to close on a Thursday and only found out that the closing was being pushed back that Monday night due to the loan process delay since the nation was behind. Afterwards the closing was rescheduled to allow the loan to be completed and was scheduled for a Monday. The day of our Monday closing I was informed by our attorney the lenders did not respond in time to make the closing happen that day. That Tuesday, the following day of our missed closing, I was informed by my mortgage officer that the he was just made aware that the home I was purchasing is a multi-family because he received the appraisal from underwriting and due to the home being a multi-family, my closing costs were going to increase by {$3500.00}. This is UNACCEPTABLE. In the eleventh hour of our closing, your mortgage officer advised me that I will now have to pay an additional {$3500.00} in points because of the extra layer of risk. So not only was Weichert seeing the benefit of having a repeat customer, their rates were uncompetitive, required a larger down payment, had a slew of errors that I was told to overlook with the promise of it being corrected and also continued to request documents that you were already in procession of causing my closing to be delayed twice. To say that this closing was horrific, is an understatement. When I expressed my displeasure at this information, the mortgage officer apologized but continued to indicate that this information was not disclosed in the beginning, when the entire application was only started after I sent him the signed contract from the attorney ; clearly stating, this was a multi-family purchase. This caused me to be extremely concerned as it was disclosed that the purchase was for a multi-family in the beginning and lead me to believe that he started the application on assumptions ( that we could be getting such a great deal on a multi-family in a desirable neighborhood ), which would explain the slew of errors, and discrepancies on the paperwork. After informing the mortgage officer that this is unacceptable as this is a money grab coming back in the eleventh hour and demanding more money at closing due to his error that he will have to do something about this. According to the information I received back, he had taken this to his manager and begged to have the {$3500.00} worth of points removed. He went on to explain that his manager offered to reduce the amount from {$3500.00} to {$2600.00}, which is a difference of {$900.00}. So due to Weicherts error, the customer, who has been a repeat customer, received a shock of an additional {$2600.00} at closing. This is nothing short of a money grab as it comes at the very last moment where an individual is most vulnerable as there are no other options that can be pursued without jeopardizing the purchase agreement. These business practices are atrocious and demonstrative of theft. Weichert was aware of our financials and what money we had available and with this new CD that we were given less than 24hours before closing, put us at risk of having very little savings in our bank account. It was a financial stress that we havent endured in some time because of how financially sound we are regarding our funds, even more so during a time of uncertainty in this pandemic. This was an added, heartless move on your companys end. To close on the home and prevent losing the deal that would have cost me to lose my good faith deposit, I had no other option but to pay this additional {$2600.00}. As an individual that puts 20 %, in this case 25 % down payment, has a 790+ - 800+ credit rating and never missed a payment ; I would have thought I was low risk and a customer Weichert would love to keep. Unfortunately, this will not be the case as I feel that Weichert was dishonest and my money would be better accepted elsewhere. Even at closing, the attorney and title company were appaled at Weicherts process and even mentioned how theyve seen it done in the past. Is this the reputation that Weichert works towards upholding? Afterwards, Weichert loves to send out surveys to know how well the experience was, which I had received in the past, but oddly enough for this most recent closing the request was never sent to me. All thats been sent is fake Weichert letters asking us to call to confirm information about our loan, which weve contacted Weichert to advise and it still hasnt been resolved ; from both our refinance closed on XX/XX/2020 and our recent purchase, XX/XX/2020. I purchased a single family home, one parcel of land on XX/XX/2020. All of my closing documents reflect the purchase of this one parcel of land, hereinafter referred to as " 7. '' The seller of the property I purchased is my neighbor. On XX/XX/2020 I passed his home on my way out and stopped to say hello, at which time he advised me that he went to the township to pay the 3rd quarter property taxes on his home, located at " 5, '' and was advised that the property taxes on " 5 '' were previously paid by the mortgage company for " 7. '' He told them that this was a mistake and paid the property taxes for his property located at " 5. '' On XX/XX/2020, I called Weichert Financial Services, my mortgage company to inquire about them using my escrow money to pay the property taxes for " 5, '' a property that I do not own. I was advised by XXXX that there were " two parcels of land '' attached to my mortgage. I advised her that that was not true and demanded they fix the problem immediately. She submitted a " ticket '' and told me I would have a response by XX/XX/2020. I asked her to escalate the matter because I wanted an immediate response concerning the misappropriation of my escrow funds. On XX/XX/2020 I spoke with XXXX at the township tax department who confirmed to me that the property I purchased, " 7 '' was one parcel of land at which time she confirmed the lot/block number. This one lot/block number matches my closing documents. She confirmed that the township received third quarter property taxes in the amount of {$2600.00} for the property known as " 5 '' and {$2000.00} for my property, " 7. '' She confirmed that the owner of " 5 '' paid his property taxes. She explained that the service provider for Weichert Financial Services, XXXX XXXX, forwarded payments for both properties and despite their office 's efforts to contact XXXX XXXX to confirm the error on their part for payment of property taxes for " 5, '' XXXX XXXX was not returning their calls. Subsequently, on XX/XX/2020, I called Weichert Financial Services back and spoke with XXXX. I asked him to call the township to confirm the error and he advised he could not do so because that problem is handled within the tax office of Weichert. I asked to speak to some in their tax department and was advised that that department does not speak with customers. I then requested a supervisor, at which time I was transferred to XXXX. XXXX identified himself as a supervisor. I reiterated the problem I was having and that all that needs to be done is a phone call to the tax department of the township to confirm the error. He mimicked the response I received from XXXX. On XX/XX/2020 at XXXX XXXX., I faxed correspondence to the attention of XXXX XXXX at Weichert ( the loan originator I worked with ) and to my attorney for the closing, XXXX XXXX, XXXX, detailing the misappropriation of my escrow funds requesting ( 1 ) that the {$2600.00} be returned to my escrow immediately ; ( 2 ) that the correct annual property tax amount be obtained for " 7 '' and my mortgage be adjusted accordingly ; ( 3 ) Refund to me all overages paid to Weichert Financial Services by me for any and all escrow being held by them for property taxes for " 5. '' In addition, I requested a copy of the recorded Deed. I requested that this matter be rectified by close of business on XX/XX/2020. As no response was forthcoming, on XXXX at XXXX XXXX. I faxed another letter to Weichert and to my attorney, XXXX XXXX, XXXX. after speaking with XXXX at the township tax department. XXXX confirmed to me that she has been emailing her contact at the service company for Weichert, XXXX XXXX, and no response has been received. She additionally advised that they still have the record owner of " 7 '' as being the previous owner. In addition, XXXX confirmed that I was not recorded as being the record owner of " 5. '' I asked her if she could send me a copy of the recorded Deed, however, she advised that the Deed was not recorded and to contact my attorney, XXXX XXXX, XXXX. Within my letter of XX/XX/2020, I detailed my conversation with XXXX at the township tax office as well as the communication I had with XXXX XXXX, who said she contacted the appropriate person at Weichert about the problem on my behalf. I again reiterated that I wanted the matter rectified by close of business of XX/XX/2020 and requested ( 1 ) a copy of my recorded mortgage ; ( 2 ) copy of the recorded Deed ; ( 3 ) a complete copy of the property survey for " 7 '' that I ordered prior to the XX/XX/2020 closing date, but which was performed post-closing in XXXX, 2020 ; ( 4 ) the removal of any and all additional parcels added to my mortgage post-closing other than " 7 '' to include but not limited to " 5 ; '' ( 5 ) confirm the error made by Weichert Financial Services and/or XXXX XXXX of the misappropriation of my escrow money of {$2600.00} for payment of property taxes for " 5 '' and to secure the return of that money to my escrow account ; ( 6 ) the name, name of company and address of the individual ( s ) who added the parcel of land known as " 5 '' to my mortgage post-closing of XX/XX/2020 as well as the information for the individual ( s ) who forwarded my escrow money in the amount of {$2600.00} to XXXX XXXX for the payment of property taxes for " 5. '' Subsequently, I received a call from XXXX XXXX advising that she forwarded my XX/XX/2020 and XX/XX/2020 letters to a manager at Weichert Financial Services and the matter was referred to their legal department. She advised that the manager advised her to tell me that they are " working on it, '' and I would not be harmed financially or otherwise in any way. She also advised that the manager told her that it was " human error. '' I again advised that I wanted a response, in writing, from someone at Weichert Financial Services by the close of business on XX/XX/2020. The misappropriation of my escrow funds by Weichert Financial Services for the payment of third quarter property taxes for " 5, '' does not constitute " human error, '' but rather, denotes a deliberate action on the part of Weichert Financial Services. All of the documentation I received from my attorney, XXXX XXXX, XXXX. at the time of closing references one parcel of property, known as " 7. '' None of the 100+ pages I received for the purchase of " 7 '' references a second parcel of property known as " 5. '' The parcel of land known as " 5, '' was manually added to my mortgage subsequent to the closing date of XX/XX/2020and subsequent to my signing all closing documents. Had it not been for my friendly stop to say hello to my neighbor ( and the seller of the property known as " 7 '' to me ), I never would have known about this egregious misappropriation of my escrow monies and great financial harm and damages would have been suffered by me including, but not limited to, an unwarranted and obvious substantial increase in my mortgage payment for the indeterminate amount of times the fraudulent allocations of my escrow money for the payment for property known as " 5 '' by Weichert Financial Services ; the future inability to pay the unsubstantiated increase in mortgage payment to pay for the shortage of escrow caused by the misappropriation of my escrow monies by Weichert Financial Services resulting in possible foreclosure ; other financial damages and harm for the expenditure of investigation as to the reasons for the escrow shortage ; as well as possible health issues caused by the direct, wanton and egregious behavior, actions and inactions of Weichert Financial Services and/or XXXX XXXX.

I am writing to request assistance with my mortgage escrow account. I closed on my home on XX/XX/XXXX and have not been successful in getting Weichert Financial Services to apply the tax exemption for which XXXX County, Virginia has approved me. On XX/XX/XXXX, I called Weichert Financial Services to ask how to submit my XXXX County, Virginia Real Estate Tax Exemption Certificate ; I was advised to e-mail it to XXXX. I do not have the name of the individual ( s ) to whom I spoke, though I did send the document to the prescribed address. On XX/XX/XXXX, I called again to confirm receipt of the document. I was advised that the document had not been received and that I should try faxing it to ( XXXX ) XXXX. I do not have the name of the individual ( s ) to whom I spoke on this occasion either. Shortly after, I received an Annual Escrow Account Disclosure Statement and Change of Payment Notice dated XX/XX/XXXX. The letter indicated that I had an overage of {$840.00} and that my refund should be sent to me via mail within 30 days. On XX/XX/XXXX, I called to follow up on the status of my refund ; I was advised that my account was frozen, though there was no clear indication as to why. The representative said she would put in a work request to have my account unfrozen and the refund issued. I do not have the name of this individual either. On XX/XX/XXXX, I called to inquire about the status my refund again. I spoke with XXXX ( XXXX ) who indicated that she, too, would request a refund on my behalf. On XX/XX/XXXX, I chatted with XXXX ( chat ID XXXX ) to ask why {$450.00} had been paid to XXXX County for property taxes ( Tax ID number : XXXX ) having already provided an exemption certificate and having received an escrow analysis that accurately reflected my tax exemption. XXXX was unable to answer my question at that time and said that I should allow 5-7 days before following up on the matter. On XX/XX/XXXX, I faxed a letter to Weichert outlining my experiences from XX/XX/XXXX to XX/XX/XXXX and asked three questions 1 ) When I should expect to have the first refund of {$840.00}. It has been one week, and the check still has not arrived. 2 ) What the remedy is for the taxes paid to XXXX County that were not due. 3 ) I would like to have another escrow analysis to determine why my current account balance is {$1100.00} over the required amount. Is there a specific form that I need to submit to request this analysis? On XX/XX/XXXX, I finally received my escrow refund of {$840.00} from XX/XX/XXXX. On XX/XX/XXXX, I called and spoke to a supervisor regarding my concerns from my XX/XX/XXXX chat session with XXXX. I do not know the name of the gentleman with whom I spoke, but he indicated he would open a work order to have my account reviewed. On XX/XX/XXXX, an updated escrow analysis was completed for my account noting that my escrow payment was to increase from {$130.00} to {$210.00}, a difference of {$76.00}, to pay for {$450.00} in property taxes for XX/XX/XXXX and XX/XX/XXXX. On XX/XX/XXXX, I received a form letter dated XX/XX/XXXX indicating that no updates were needed based on my inquiry. On XX/XX/XXXX, I called Weichert again and spoke with a supervisor regarding the XXXX XXXX letter ; I do not have this individuals name, though he asserted to me that they verified the tax bill and would not have paid it otherwise. I called XXXX County to ask about my tax bill and was told the bill result from XXXX to XXXX when I did not own the property and that XXXX County has not been taxing the property since it became exempt. The staff at XXXX County advised me to contact my settlement company. I reviewed my settlement documents and found that the seller paid {$930.00} at closing, presumably into the escrow account, as I did not receive any funds at closing. I contacted Weichert again and spoke to XXXX and told him that after the XXXX payment there should not be any further tax payments made, as the taxes that are being paid now are from the previous owner. I asked to have my monthly escrow payment returned to the {$130.00} that is meant to cover my homeowners insurance. On XX/XX/XXXX, I called to check on the status of my account. I explained my trouble again to the individual with whom I spoke, and she indicated that she would request that my tax bucket be returned to {$0.00} and that she would annotate on the account that the XX/XX/XXXX payment of {$450.00} should be the last payment tax payment submitted to XXXX County. I do not have the name of the individual to whom I spoke. On XXXX XXXX, I received another form letter dated XX/XX/XXXX indicating that no updates were needed based on my inquiry. On XXXX XXXX, I called to check on the status of my previous request. I was advised that the work order had been completed, that the final tax payment would be made in XX/XX/XXXX, and that the tax bucket would be reset to {$0.00}. On XXXX XXXX, I received another form letter dated XX/XX/XXXX indicating that no updates were needed based on my inquiry, and to date, Weichert has not removed the additional {$76.00} from my monthly mortgage costs. I do not believe Weichert has properly managed my account in that it took more than the 30 days they indicated was permitted by law to return any escrow overages. Weichert does not provide complete information about bills being paid on my behalf when the information is requested, and that they do not fully investigate issues that are brought to them. I am frustrated that with one phone call to XXXX County, I was able to find out why taxes are owed, though Weichert was unable to communicate to me what anything about the taxes. Rather, they send form letters only asserting that they are correct in their handling of my account with no detail as to what gives them claim to their rightness. I am also frustrated that they seem not to pay careful attention to detail with documents such as the fact that taxes have not been levied against the property since becoming exempt yet seem to think it reasonable to bill me at a rate of {$910.00} per year for taxes I do not owe.

During Covid I applied for and was granted a forbearance for my primary loan for my home. This lasted approximately 1 year. At that point I was given an option for action - either to leave forbearance or apply for a loan modification with the lender but that in the interim I needed to resume payments as normal, which I did. I applied for the modification and was granted in writing along with a trial payment proposal to accept the agreement. That was granted XX/XX/2022. The modification amount was different than my normal previous monthly payment. When I called to question the difference in cost I was not able to get an explanation but was told I would receive a call back from a supervisor and in the mean time pay my normal amount. I was told that my loan was being handled through loss mitigation and that regular loan servicing was not able to assist me while the file was going through modification. Due to heavy volume of files as a result of covid forbearance loss mitigation was backed up on moving files along but that my home was not in foreclosure and that I should keep making payments monthly and that I should ignore any and all " auto-generated '' foreclosure notices since they are initiated by a separate automated system in normal loan servicing. My trial period was to take place in payments XXXX, XXXX, and XX/XX/2022. After XXXX I called to check on the status of my loan moving out of loss mitigation and back in to regular loan servicing and was told the same thing regarding file volume. Keep making payments and ignore foreclosure notices. Throughout XXXX and XXXX I have had multiple over hour long conversations detailing my experience with loss mitigation and always receiving the same verbal resolution - someone will call me back ; the file is missing information ; etc. etc. I explain over and over that have never been contacted for additional information and that the modification was granted and payments have been made monthly. Last week I received a letter dated XXXX from a law firm that was retained to collect and manage my debt now. I called loss mitigation this morning and was on the phone for almost 2 hours, asking for resolution. It was explained to me that although no one from a supervisory stand point could talk to me an email was sent requesting a call back and research was being done because of all the miscommunication and lack of resolution on my file. I was given a supervisor name. I requested to hold until resolution was able to offered and the line disconnected. I called back. Went through the backstory again. Was given a phone number for the " supervisor ''. They could not transfer me. I called that number and it is not a working number. I called back a third time and went through verification again with my explanation of what I was looking for. Again I was told that an email would be submitted and I should receive a call back. At that point I called the law firm and left a voicemail for the person that they say is in charge of my file. XXXX for calls to loss mitigation : XX/XX/2022 XX/XX/2022 XX/XX/2022 XX/XX/2022 XX/XX/2022 Never have I spoken to anyone after a promise to follow up. In looking back at my voicemail log - I received a XXXX second garbled message with no name or instruction on XX/XX/2022. I assume that was regarding the lawyer letter but that is just an assumption. I have issued payment consistently monthly for a year with another cut check pending XX/XX/2022. I need help.

We purchased a new home located at XXXX, NJ before selling our old home. We put 10 % down with a 30-year fixed rate conventional mortgage with 3.875 interest rate. We applied for and received this mortgage from XXXX of Weichert Financial Services with the express understanding from him that at the time we sold our home, we would be able to use the sales proceeds to immediately pay down the mortgage on our new home, get rid of the PMI, and take over our own escrow. We asked about this numerous times, both on the telephone, texts, and I have emails between me and the mortgage broker where he assures us that this can be done right away ( and in fact that Weichert was retaining our loan so that this could be done ). We even asked the buyers of our former home to use Weichert Financial for their mortgage on the purchase of our former home ( which they did ) so that this transaction could be seamless and we could apply the proceeds to our new mortgage right away. We closed on our new home on XX/XX/2016 and closed on the sale of our former home on XX/XX/2016. When I contacted XXXX of Weichert to pay down the loan, remove PMI and escrows, he now informs me that this can not be done. He informed me that I would have to make XXXX payments on the mortgage before I could even apply to lower the payment and infuse the money into the mortgage. He made no mention of not being able to get rid of PMI. I contacted corporate at Weichert Financial Services and will attach the paperwork. I spoke to XXXX, who informed me that they can not lower the payment or get rid of the PMI. She was surprised XXXX also did not tell me about the PMI. After her email on this issue, no one is getting back to me now. I have even asked for the name of their legal counsel/legal department -- no response. I have also written to XXXX, the Senior Vice President of Weichert Financial ( see attached ). In sum, we were clearly induced into entering into a mortgage under false pretenses and misrepresentations. We are asking that Weichert Financial immediately accept the pay down on the mortgage, lower the payment, remove the PMI and release the escrow so that we can pay our own taxes and homeowners insurance -- all as promised to us MULTIPLE TIMES. These representations were also made in front of my husband and the Weichert Realtor that we used, XXXX. There is absolutely no way that XXXX can deny the misrepresentations that he made to us, which we relied on to our detriment. Moreover, once we infuse the mortgage with our sales proceeds of {$170000.00} to {$200000.00}, the loan to value ratio will be about 61 % which is more than enough to remove the PMI. We have already made the first mortgage payment due on XX/XX/2016. We are out thousands of dollars in interest and PMI payments which are totally unnecessary. Had XXXX not lied to us, I could have easily borrowed the funds from my family to put down on the mortgage until my former house closed. My contact information is XXXX. I started a loan modification process in XX/XX/XXXX with Weichert Financial Services. I never received any phone calls explaining the process or the steps. We completed the application and sat and waited. We received a trial modification payment document in XXXX XXXX. We made the payment within the month and multiple trial payments thereafter. Over the next five months, we never heard a word from loss mitigation, only the collection department with the lender. We finally received a letter in XXXX XXXX that our loan modification was denied due to insufficient documentation. We immediately called our representative, who failed again to return our calls and spoke with another representative who stated just to send in the missing documentation, which was sent in XXXX XXXX. A loan modification package was sent out XXXX to us, which we were never informed was approved or being sent to us. We were on vacation when the package came, therefore our neighbor had the package until we returned. We returned from vacation and the package received was already back dated. We called the lender and they stated we could still sign it. We took the package to a notary, who said they could not notarize a back dated package. We contacted the lender and they stated to send back the blank documents and they would send us a new package. After waiting a few weeks for the package, we called and were told that the package expired and we had to start the modification process again. We immediately started the process again and it was determined we had to go on a higher repayment plan rather than the modification we were previously approved for. Once the lender received our XXXX deposit, the representative never returned calls nor emails. The next week our loan was transferred to a new servicer and the previous lender would not answer questions or calls. The new servicer had corporate advance fees of XXXX and late fees of XXXX. We repeatedly called the old lender and our loss mitigation representative with again, no response. Finally called in XXXX XXXX and demanded to speak to a supervisor from loss mitigation, who assured us we should not have been charged late fees while going through the loan modification process and would call us back the next business day. A week and XXXX messages, XXXX loss mitigation representative and supervisor hanging up on us later and we were in the same situation that we had been in over the past year. The new lender ( XXXX ) was very demanding and we paid the loan current in XXXX XXXX and have been current since. We have sent XXXX different letters to the research department at Weichert Financial and have received generic letters with false information stating the representatives returned calls and emails, which were not returned. There was neglience on the part of the loss mitigation representatives and supervisors and numerous fees being charged that were not explained and are not accurate. We do not want another borrower to suffer the anguish that we experienced. The loan was never more than 60 days late and they also had the loan over 180 days late, causing financial stress to our credit. We asked them for a solution multiple times and now need to go a different route with a resolution.

First, the interest rate changed. When I inquired about the change and why it occurred, the representative said I was wrong and the rate was lower with one point. I comparison-shopped four mortgage companies. Every comparison was with ( 2 ) points or zero points. I never factored one point into my research. Even though the interest rate was higher, I felt I was too far along the process to go with another company. Because of this, I decided I would pull money together and pay off the loan as quickly as possible, I didn't want to give any additional income to Weichert Financial Services. As it turns out, the shady interest rate business practice was now minimized in comparison to the following.. On XXXX19, via USPS, I mailed the final payment with interest of {$120000.00} for a payoff amount thru XXXX19. Weichert stamped the check received on XXXX19. On XX/XX/2019, I received a letter from Weichert stating they would not accept my payment. This is a full two weeks after sending payment and 5 days after they stamped the check received. They said they will not accept payment because ( 1 ) they will not accept personal checks for final payment and ( 2 ) the written legal line amount and the numeric box amount do not match, which I disagree with and I have the check showing they match. A Weichert representative was not at my closing to advise of their policies. Furthermore, by stating that they will not accept final payment via personal check they have acknowledged that I sent enough money to cover the amount of the loan. Because I received their letter on a Friday, I could not get a certified check mailed until Monday with a Tuesday XX/XX/XXXX receipt date. Every additional day, is additional interest they are charging me. I requested they hold the payoff amount, via phone and letter, and they were unwilling to hold the payoff date stating charges will continue to accumulate. So I paid {$120000.00} to Weichert. This is {$210.00} MORE than what I paid previously, and my prior amount was an overpayment as it paid interest thru XX/XX/XXXX and was received no later than XX/XX/XXXX as is stamped on the check. Effective XXXX19, my loan was transferred to XXXX XXXX XXXX XXXX. XXXX XXXX XXXX sent a statement that my escrow overage was XXXX. However, the check that I received was for {$3200.00}. This is a difference of {$380.00}. {$210.00} + {$380.00} {$600.00} I have made multiple phone calls to Weichert requesting they return my money as well as provide an escrow calculation and breakdown. As well as asking why XXXX XXXX XXXX shows a different refund amount. After very long hold times, Weichert does not provide any plausible explanation for the difference in escrow and they simply refuse the {$210.00} difference in final payment. I am able to supply you with more details regarding who I talked to and when as well as a letter that was sent to Weichert with the final payment. I have cashed the escrow refund check so unfortunately I do not have a copy of that, I did however, provide the date of deposit from my bank statement if that is helpful. I respectfully request you please assist in helping return money I believe is owed from Weichert.

We have been requesting the removal of PMI since our mortgage reached 80 % of the original value of our Mortgage. When we began requesting the removal of PMI Weichert sent us a package explaining the options for which PMI was to be removed. We followed the instructions and ordered an appraisal of our home, through Weichert. The appraisal came back and they still denied the removal of PMI. At 78 % of the original mortgage Weichert did not automatically remove our pmi pursuant to the package they originally sent to us. In XX/XX/XXXX which is the date our original amortization table shows we would be at 78 % for automatic removal and they did not remove it and we requested removal again. This time we received a letter dated XX/XX/XXXX requesting we pay additional principal payment of {$540.00} to bring the principle to 70 % of the original loan and pay for an appraisal through Weichert to have PMI considered for cancellation. This is a direct contradiction to the previously received packet that states : " First Mortgages secured by 1 family principal residences / 2nd homes Earlier of [ 1 ] the date that the mortgage balance is first scheduled to reach 78 % of the orginal value of the property ( lower of purchase price or appraised value ) or ( 2 ) the first day of the month after the date that is the mid-point of the mortgage amortization period. '' I tried to contact Weichert direct by phone on the provided letters on XX/XX/XXXX and spoke a customer service representative named XXXX. I informed her the letter I received contradicted what we received previously and would like to speak with someone in PMI department. She said a letter date XX/XX/XXXX stating that our PMI was being terminated, I confirmed with her that was the case. I inquired about a refund for PMI payments made after automatic termination was supposed to take place and she said everything will be explained in the letter. On XX/XX/XXXX I received my mortgage statement for XXXX and I was surprised to see a charge for PMI. I did not call Weichert yet as XXXX stated a PMI termination letter was sent on XX/XX/XXXX. Today XX/XX/XXXX I received a letter dated XX/XX/XXXX stating to qualify for PMI cancellation at this time I may either pay XXXX to bring down my principal to 70 % of my original value and order an appraisal through Weichert. Weichert has violated the Homeowner 's Protection Act and I have done as much due diligence to have them comply. I have never missed a payment and there are no payments in arrears.

. I am currently having issues with my lender, XXXX, XXXX Weichert Financial. Yes I do have an attorney but I 'm afraid that all parties involved are at the mercy of my lender. Also with all the delays already, time will not allow me to find a new lender and restart the process. I have already filed a complaint with the nj department of Banking, but again time is against me. My wife and I are already suffering monetary and emotional damages. And these damages will be even greater if the seller refuses any more extensions. This is why I am pleading for help. The company delayed the processing of my loan. Company 's internal delays forced me to sign all the application paper work 4 times, XXXX/XXXX/15, XXXX/XXXX/15, XXXX/XXXX/15, XXXX/XXXX/15. All the meanwhile the company kept requesting redundant information, such as pay stubs. Closing was pushed XXXX times. Mortgage commitment was dated XXXX/XXXX/15 but was not released to me until XXXX/XXXX/15, with a page full of conditions to be met and closing scheduled for XXXX/XXXX/15. I have met all conditions with in 1 day except for the XXXX that required seller approval. They refused to proceed in lieu of seller response to condition requests. This caused additional delays, forcing the company to again request updated pay stubs. The loan program that I was trying to obtain was through the USDA, and all information was to be sent to USDA for final underwriting. Company delays caused the file not to be sent in a timely manner, and when the company finally sent the file to USDA, the updated pay stubs reflected a pay raise in my wife 's income, making me no longer eligible for the USDA program by a very marginal amount. Now I am forced to go with a more expensive FHA loan product and redo the process again. If the company processed everything in a timely manner, I would have closed before the issue of my wife 's surprise pay raise. Bottom line is that this company will cost me additional money for the next 30years because of their wrongdoing. Now all the same issues are happening again with the processing of my new loan file. Closing was scheduled for XXXX/XXXX/15 but it is pushed again ( if I get seller approval ) for internal process delays. I have almost all communications in writing via email and can explain the issue better over direct contact with investigator.

Weichert financial services has an online way to pay your mortgage. The first time it malfunctioned they convinced me I made the mistake. Simply put the payment I submitted did not 'take ' they admitted they could tell I was online and then reprimanded me for not making sure I got a confirmation email. These emails could take up to a day with the old system and i reluctantly paid the fee. After they modified the site a similar thing happened, this time I went in to overpay to pay down principal however after i submitted the over-payment I realized not only would there be a delay in a coming deposit but also another bill that had a pending outgoing payment. I called and spoke to an agent that informed me that I could do this from the site I asked her to remain on the phone while i cancelled the payment I has just set up, she did, I went through all the steps that not only she told me to do but were part of cancelling this online. I got an onscreen message that said the payment had been cancelled was overjoyed told her I was sorry for bothering her and if i knew it was that easy I would n't have made the call. The payment went through and I got charge fees on both ends. When I called the next agent at first admitted she could see I had been on line and what I did when I was there but as soon as i complained about the payment attempt despite cancellation she clammed up and told me it was my fault for not getting a cancellation email. I told her I got the message online and did not know it was to be accompanied by an email once i received online verification. She then told me that the only way I would get a refund was if I could produce the email which I never received. I told her the mistake was in their system and she had the audacity to stand by the error they made then ask me how getting upset was helping me. This happened last summer and they still refuse to cancel the charge. I have been late I have overdrawn and I pay those fees with no problem when I make the mistake but to make me pay for an error in their system is unconscionable. I want this fee refunded as they processed a payment they were not authorized to process

My husband and I bought a home in XXXX, XXXX through Weichert Financial Services. In XXXX, they sold the loan to XXXX. I received a letter and coupon book clearly stating our first payment was due on XXXX XXXX, XXXX. I made the loan payment through XXXX phone system on XXXX/XXXX/XXXX and it cleared my bank on XXXX/XXXX/XXXX. On XXXX/XXXX/XXXX, I received a call from Weichert 's collection department for my XXXX payment. I explained the situation and the representative asked for proof. On XXXX/XXXX/XXXX, I then called XXXX & was told they could n't call Weichert, as Weichert would have to reach out to XXXX. I explained I had nothing to do with the selling of the loan, & XXXX & Weichert needed to communicate with each other. XXXX agreed, but since I was talking to a " call center ", Weichert would have to call them. Ten minutes later, I called Weichert & talked to three different people before I was transferred to the right department. I told the representative she could call XXXX & get reimbursed. I was told I had to provide proof of payment & my bank statement & confirmation number of the payment from XXXX was NOT enough. She said I needed to get something else from my bank. I hung up on her because of my frustration & her attitude. I have been a XXXX for 17 years, I have NEVER said to anyone a copy of a bank statement was n't ENOUGH proof of payment. My husband went to our bank & was able to get a signed letter from the Sales And Service Manager stating the mortgage payment was taken out of our account on XXXX/XXXX/XXXX. I then faxed a letter explaining all of this, along with the copy of the letter from XXXX & the coupon book showing the first payment was due on XXXX/XXXX/XXXX, my bank statement & the letter from my bank. Yesterday, I get a statement from Weichert, not only for XXXX, but they want XXXX mortgage payment too! If they sold the loan, WHY would they think they are entitled to XXXX payment!?!? I am extremely angry, & warned Weichert, if this was n't straightened out, or if this effected my credit, I would file a complaint with the CFPB.

I sold my home in XXXX, VA and paid off my mortgage on XX/XX/2020 with Weichert Financial Services. At closing, I had an escrow balance of {$4300.00}. The Weichert website reflected on XX/XX/2020 they mailed my escrow balance. On XX/XX/2020, after not receiving the check I contact Weichert. They claim they sent the original check to my sold address, but it had a valid change of address in place and I had been receiving my other mail with no issues. I went ahead and updated the address for them to mail the new check. They told me they would issue a new check and it should go out by Friday, XX/XX/2020. After a month of not seeing the check, I called Weichert again on XX/XX/2020 and told them that I had not received the check. They again stated they would mail a check. I asked for a wire and they declined to do it. I asked for mail overnight or at least with a tracking number. They referred my call to a supervisor. The supervisor, XXXX, stated they could not guarantee a tracking number. She could only submit a request and it would take 20 business days for the check department to receive the request and then some time before it would be mailed out. I do not believe they ever mailed the 1st check and they admit they never mailed the 2nd check. With XXXX and weekends, it will be another 30 days, before I could possibly receive the check. It has now been over two months since I closed and paid off my loan and Weichert has failed to return my escrow money to me and was less than helpful when I called. It takes forever to get a person on line and I spend 1 hour and 11 minutes on hold yesterday, before I got to a supervisor. I am not an expert, but I feel this is a violation of RESPA and should be investigated. I am wondering if this is a common pattern with Weichert with other people that would warrant a class action.

Welchert Financial Services failed to pay the first half of my XXXX property taxes out of my escrow account, despite full funds in my account to do so on time. XX/XX/XXXX I received a Delinquent Property Tax statement from XXXX County Treasurer in XXXX, Idaho, with a late charge of {$24.00} plus an interest payment of {$12.00}. I am fortunate enough to have funds available in my checking account, and I am never ever late paying my bills. Therefore, I called XXXX County Treasurers office and paid the whole year 's worth of XXXX property taxes plus the late fee and interest charge. Then the same day, XX/XX/XXXX I called Welchert at XXXX and spoke with XXXX. She said payment was made in XX/XX/XXXX for {$1200.00} for parcel XXXX. Right amount and parcel number, so, I called XXXX County Treasurers office at XXXX XXXX and spoke to XXXX, who said there was no record of my property taxes having been paid by Welchert in XX/XX/XXXX. So, I called Welchert back and spoke to XXXX and I told her my taxes were NOT paid by Welchert and she opened up a case. I called again XX/XX/XXXX to follow up and there was no status change. I called Welchert again XX/XX/XXXX and spoke with XXXX, still no status change. XX/XX/XXXX I emailed a PDF of my original tax bill and the delinquency notice to Welchert Customer service. XX/XX/XXXX I called Welchert yet again and spoke to supervisor XXXX, still no status change. I called XXXX County Treasurers and finally got them to email me a proof of my paid taxes, interest and late fee and I emailed that to Welchert Customer service. XX/XX/XXXX I received a letter dated XX/XX/XXXX from Welchert saying they are working on the issue. This has gone on long enough with no resolution.

In XXXX 2015, I had water damage to my condominium from a ruptured sprinkler pipe in a neighboring unit. We began to repair our home during the spring and summer out-of-pocket before we got our insurance settlement in order to expedite our return home. In total, our repair costs were approximately {$40000.00} This loss was ultimately covered, in significant part, by my insurance settlement. I received {$33000.00} from my insurance carrier, which I remitted to my mortgage holder as loss payee as soon as it was received in XXXX, 2015. My mortgage company has been holding onto this money without a legal right to do so. Our mortgage agreement allows them to " hold such insurance proceeds until the lender has the opportunity to inspect such Property to ensure the work has been completed to the Lender 's satisfaction. '' They conducted this inspection on XXXX XXXX, 2015, and both the inspector and customer service department indicates that the work has been completed to their satisfaction. Nevertheless, they continue to hold onto these insurance proceeds, creating a financial hardship for me and my wife who had to repair our home without the benefit of having insurance. Meanwhile, the mortgage holder is profiting from the float. When I call their " loss draft department '' they come up with novel things that I have to do, including, most recently, that I have to write them a handwritten letter recapping what I sent is a series of other letters. None of this is allowed in the mortgage agreement. This is a classic example of consumer fraud.

We have reached out to the mortgage company ( Weichert Financial Services ) two times and they have refused to respond. Our mortgage ( balance {$190000.00} ) has been paid in full via refinancing settlement payment in the amount of {$190000.00} resulting in a excess payment of {$960.00}. We have three issues : 1 ) -Our activity history initial identified as " interest '' an amount of {$870.00}. This was AFTER our refinancing company obtained a payoff quote and AFTER they paid the full amount. 2 ) -Weichert Financial Services subsequently " paid '' an Mbs Pool Settlement amount of {$680.00} from our balance. They have been unable to explain what this amount represents and why it was deducted from our refinancing company 's overpayment of the mortgage balance due. 3 ) -Weichert Financial Services then allocated an amount of {$88.00} to an " Escrow Account, '' however, we have never had an escrow account as part of our mortgage loan Weichert Financial Services . We were subsequently " refunded '' {$88.00} but were never given an explanation why an escrow account was set up, money placed in this account and held by Weichert Financial Services before sending it to us. When I bought my house, I was persuaded by the low monthly payment XXXX {$1600.00} per month XXXX. I had a 30-yr fixed mortgage at ~3 %. In less than one year, that increased to more than {$2300.00} per month. I was told that the ( escrow? ) costs were underestimated and because the seller had made major improvements before I bought it, the taxes were increased. The realtor XXXX Weichert in New Jersey XXXX had not mentioned this to me at all prior to my purchase, even though I 'm a single woman supporting a family by myself. I complained but they told me it would go down later. It did go down a year later, but to {$2100.00} per month, still much greater than the {$1600.00} per month that I thought would be my monthly mortgage burden. Weichert of course knew I made ~ $ XXXX per year, and that I had substantial cash savings and no debt ( other than the house mortgage ), so they thought it was no big deal if my costs went up because I could afford it. They also unilaterally made a bid on this house that was higher than the bid that we had agreed to on the house, based on the neighborhood comps. Again, they just wanted to close the transaction ( this was almost 3 yrs ago when the housing market was still struggling somewhat because potential buyers were being rejected for mortgage loans XXXX. What Weichert did was completely reprehensible, if not illegal. They breached their fiduciary duty to me out of their own greed. I would not have bought this house had I known that my monthly payments would be this high.

In an effort to make our closing date, Weichert Financial Services has been submitting disclosures to me electronically. While this process is convenient, they have routinely asked me sign within a XXXX hour period despite obvious errors in the disclosures including errors in my own personal ( phone #, home age, work address ), understated monthly payment amounts ( which failed to calculate my property tax correctly despite having done so correctly in previous calculations ), closing cost errors ( including understatement of property tax, failure to extract payments made out of pocket ), etc. I have been routinely asked to " just sign it '' as " it will get corrected and worked during closing ''. However, I feel that this is misaligned with the intended purpose of a disclosure. Luckily, I am an XXXX and XXXX, and while I am not a mortgage expert, I am certainly sensitive to misinformation. With this behavior by Weichert Financial Services, a less vigilant buyer may end up in a mortgage they can not afford. I can certainly appreciate the effort to expedite our process, but I fail to see the benefit in a disclosure process that encourages acknowledgement of inaccurate payment figures, personal information, or mortgage costs. I came out of 3 months FORBEARANCE and wanted to refi MORTAGE at XXXX to XXXX with the amount I owned on my condo with Weichert Financial. They sent me letters that stated that they would help. Went thru channels to refi, I have excellent credit no issues they claimed the same thing. But they also stated I must pay All the arrears amount of both houses I own, one is a condo and the other is 2 family house. I took at a loan to pay ALL my Debt. And payed everything thru my bank XXXX XXXX. Continue the process with no issues. I was now current and out of FORBEARANCE. They also charged me {$500.00}. to get a Appraisal witch I paid. My Weichert Financial processor told me it would be a 3 weeks turn around and it was in underwriting for final approval! After numerous calls and emails Ive notice I had to XX/XX/20. I finally Received a email advising me my debt ratio was too high!! And wouldnt process the refi and denied me at the final moment! They had what I made, saving, XXXX and investment amounts and rental amounts. Had ample!! This is total wrong and unjust! I found out because the Dept. of Education declined my request for a parent plus loan for my daughter who is going to her 4 year in college. I had some problems with mortgage payments due to treatment and Covid 19 but I have been making payments consistently for over 15 months. Weichert Financial Services and I came to a Forbearance agreement but I started making payments earlier then I expected. We then agreed on a Mitigation that required me to continue to make consistent payments and I have done that. Now for the first time, they are reporting me as delinquent and therefor affecting the parent plus loan with the Department of Education. I have called Weichert numerous times because Student Loans have asked for confirmation that my payments have been consistent, They have promised to send the information numerous times but they never do. I need my daughter to complete school because if she misses 1 semester, I fear that they would not go back or take a long time to go back.

My mortgage company is Weichert Financial. I have Homeowner Insurance with XXXX. I have Home Mortgage with Weichert Financial Services. Every year Weichert put to my bill Hazard Insurance. I was put into forbearance without me asking for one, agreeing to one or signing anything regarding one. My credit bureau for more my mortgage now states 'affected by natural disaster '. They also removed my auto-pay feature because of this erroneous account status. I have been trying to resolve this for 3 weeks.
