We do not know why XXXX XXXX XXXX XXXX is the lead party in my private fake foreclosure case! XXXX XXXX XXXX XXXX ( XXXX XXXX ) XXXX XXXX purchases mortgages from lending institutions in an effort to increase affordable lending activity at those institutions. XXXX XXXX is not a federal agency. It is a government-sponsored enterprise under the conservatorship of the XXXX XXXX XXXX XXXX ( XXXX ). WE HAVE NO LOAN WITH THIS COMPANY NO NOTE NOR ANY ASSIGNMENT OF DEBT NOR ANY MORTGAGE!!!!!!!!!!!!!!!!!!! XXXX XXXX XXXX, XXXX XXXX, DC XXXX Toll XXXX ( XXXX ) The XXXX. XXXX XXXX, XXXX. recently issued an Order of Reference relative to this foreclosure matter. The Court requires that plaintiff prosecute in a timely manner. ( 8 ) In the instant matter before this court, the foreclosure proceeding initiated by XXXX through XXXX, XXXX XXXX XXXX is filed with the Plaintiffs listed as other than the alleged new owner of the alleged mortgage loan, making XXXX and any affiliate thereof disinterested parties into the instant litigation considering XXXX XXXX assignment in EXHIBIT I. 9 ) Since XXXX XXXX XXXXXXXX XXXX fraudulently sold, transferred or assigned its non-existent interests to XXXX XXXX XXXX, for an undisclosed amount of money, XXXX and its affiliates do not have any legal right whatsoever to proceed in the foreclosure against this defendant in the due course of their own actions. My mortgage account with Washington Federal is an escrow account. Bank neglected to renew homeowners policy XX/XX/XXXX for {$1000.00} so policy cancelled. Bank placed their liability only insurance on my policy XX/XX/XXXX for {$2300.00}. During my call w/ XXXX in the XXXX XXXX XXXX I explained that the cost to begin new policy was {$1500.00} plus past due amount of {$150.00}. Higher premium of {$490.00} due to XXXX rate increase of 15 % in XXXX. This was their error that caused policy cancellation and lapse in hazard coverage on my home costing me higher premium of {$490.00}, a history of a cancellation as well as their lender-based insurance added to my loan with additional interest. The response I got was my account was showing as a non-escrow loan. She said that typically they would have been sent a cancellation notice that may have led to them researching my account to find that the insurance needed to be paid from escrow. She stated that during that time frame WaFd had changed their mailing address from XXXX to XXXX and possible they didn't receive the cancellation notice. I find it hard to believe that a large banking institution wouldn't have safeguarded their mail delivery. On XX/XX/XXXX the bank sent me the annual escrow account disclosure statement to the wrong address for XX/XX/XXXX - XX/XX/XXXX that documents them paying {$980.00} to my insurance company on XXXX the annual renewal month. She submitted request to the research team to 1. change to an escrow account 2. refund my account for the lender-based insurance. 3. She would contact XXXX XXXX regarding the cancellation and get premium amount to reinstate policy and she would call me later in the day or the next day. I waited a week and on XX/XX/XXXX I called her. She told me that my loan had status update and changed to an escrow account that day. The request for a refund for their lender-based insurance was still pending. She asked if I wanted to start a new policy with my insurance company and I told her that I would check rates with other carriers. Having my insurance premium increase by {$490.00} in 1 year was concerning and would affect my escrow funds. I am also concerned about my insurance company increasing my rates on my other policies and wanted to talk to a few other agents. She said she would note this on my account. I called another provider for a quote for all my insurance needs, so I'd get the best discount. I disclosed upfront that my policy had been cancelled for non-payment and explained my situation. She advised me to contact a very competent agent she knew that was with XXXX locally here in XXXX XXXX, WA her name is XXXX. I spoke with her on XX/XX/XXXX and after my explanation of circumstances she was also reluctant to believe that my lender wasn't getting all their mail forwarded. She also suggested that I contact my insurance agent ( whom I've never met and was transferred to when my agent closed his agency ) and request that the agent advocate on my behalf and back date my policy so I wouldn't have a cancellation on my record and hopefully receive a better rate. I told her that I felt that this responsibility should be on my lender/bank to try and resolve based on it being their negligence. She agreed. On XX/XX/XXXX I spoke with XXXX with my current XXXX agents office about reinstating my homeowners policy. She reviewed the amount of my policy and told me that the increase of my premium amount was due to the lapse of coverage when my policy was not renewed by my lender and due to their rate increase of 15 % in XXXX. She quoted me the amount of {$1500.00} for the annual premium and the late fee owed of {$150.00} totaling {$1600.00}. It was suggested that I contact my lender with this information to have them contact my insurance company and make the payment to reinstate my homeowners coverage from my escrow account. I requested that my current insurance agent transfer all my policies to the XXXX agency here in XXXX XXXX, WA where I reside. I called XXXX at XXXX and left her a voicemail on XX/XX/XXXX and have not been contacted. I anticipate this matter to be a long stressful battle for me to get WaFd to rectify this on my behalf in its entirety. I shouldn't be penalized and have to pay so much more for my insurance, and I shouldn't be put in the position to pursue them to refund me for their policy they added in error not to mention the time and anguish it will cause me to try and figure out how all these changes, charges and refunds will affect the funds in my escrow account. I need someone that is qualified in these matters to look at these figures and protect me from being charged more than I should be had the bank not failed to represent me and manage my account correctly. I will try to work through this however I do wish to request your agency to protect my rights as a consumer please.

I filed for Chapter XXXX Bankruptcy protection in XX/XX/XXXX. My mortgage with Washington Federal was included in the filing. During the course of the bankruptcy and after, I have experienced numerous problems with Washington Federal. 1 ) LEGAL FEES - Per the attached Customer Transaction History from Washington Federal, multiple post-filing legal fees were added to my account. Those legal fees are summarized in a separate attachment. According to my summary, those net fees total {$4500.00}. 2 ) APPRAISAL FEE - Included in this amount is {$320.00} for an appraisal, reportedly done on XX/XX/XXXX. An appraiser contacted us, but we refused entry into our home to conduct an inspection. 3 ) UNEXPLAINED CHARGE ( S ) - On XX/XX/XXXX a " Charge Assessment '' of {$18000.00} was added to my account with no other explanation. This is highlighted in a ledger that I printed from Washington Federal 's website. 4 ) CREDIT REPORTING - During the bankruptcy, Washington Federal continued to report my mortgage payments past due to XXXX. See attached report. 5 ) VIOLATION OF THE AUTOMATIC STAY - On XX/XX/XXXX I received a letter from Washington Federal about my payments being late, in violation of the automatic stay. 6 ) UNAPPLIED/MISAPPLIED TRUSTEE PAYMENTS - On XX/XX/XXXX while checking to assure that payments were being applied ( due to ongoing concerns that they were not ) I noticed that there should have been sufficient trustee payments to make several mortgage payments. I learned that Washington Federal had cashed six trustee checks totaling {$3700.00} without applying them to my mortgage. The National Data Center account ledger that I have provided shows the six payments marked with " No ''. They began accumulating on XX/XX/XXXX and ran through XX/XX/XXXX with seven payments being applied in between those dates. Ultimately I had the trustee 's office fax copies of the canceled checks to a delinquent accounts contact at Washington Federal. I was assured that the trustee payments would be applied retroactively, subsequent mortgage payments adjusted and my loan would be re-amortized. I was promised supporting documentation of the re-amortization, but it never came. 7 ) UNAPPLIED PAYMENT ( S ) - On XX/XX/XXXX I made a payment through Washington Federal 's website. I had previously done this successfully on XX/XX/XXXX and XX/XX/XXXX. Funds were withdrawn from my bank account for the XXXX payment, but not applied. When I tried submitting another payment, I was denied online payment access without a valid explanation. I have also located and attached a XXXX payment receipt, but it does not show the year received. It is unclear if this payment was property applied. 8 ) QUALIFIED WRITTEN REQUEST - Following the discharge of my bankruptcy, I was concerned about what I perceived as the overall mismanagement of my account by Washington Federal throughout the process. I requested and received the customer transaction history. However, when I approached the representative with further questions ( primarily those referenced in this complaint ) I was told to contact my attorney. My attorney submitted the attached Qualified Written Request on my behalf. Washington Federal neither acknowledged nor responded to the request. 9 ) DEMAND LETTER - I have received notification from the U.S. Postal Service that a certified letter is on the way from XXXX, WA. I must assume that this is a demand letter from Washington Federal. 10 ) NOTIFICATION OF FORCLOSURE ALTERNATIVES - According to your agency ( CFPB ) mortgage servicers 'must provide in the written notice examples of loss mitigation options, which may be available to avoid foreclosure. These options could include changing the interest rate, extending the terms of the loan, deferring or forgiving principal, or coming up with some other alternative payment plan. ' Additionally, CFPB states that borrowers must have " Direct and Ongoing Access to Servicer Personnel '' Washington Federal has offered me neither. SUMMARY - Washington Federal has left me to believe that any post-discharge payments would be applied first to unpaid fees : Appraisal {$320.00}, Legal {$4500.00} and Charge Assessment {$18000.00} for a total of {$23000.00}, plus additional late fees. Their own representative referred me to my contract as legal justification for this stance. I have not made further payments for this very reason. Washington Federal would simply apply my funds to fees and then move to foreclosure. Out of fear of retribution for filing a complaint against Washington Federal with the CFBP, I have not done so until now.

On XX/XX/19 I filed my complaint ID # XXXX. On XX/XX/19 I received notice from your agency that my mortgage company Washington Federal had responded to my complaint and that you had closed my complaint. I contacted the Insurance Tracking Department at the bank on XX/XX/XXXX to check the status of my complaint and to confirm if any of the actions mentioned in the banks response letter to you had been taken. I asked to speak to XXXX who was the person I had spoken with on XX/XX/XXXX. During that conversation with XXXX she had told me she would contact my insurance company and get my homeowners policy reinstated. She said she would be requesting the additional premium amount of {$1000.00} be credited to my escrow account. That was the amount of the increase in my policy premium because my lender didn't pay my insurance and it was cancelled. The higher premium amount was based on my having a lapsed in coverage and a rate increase in XXXX. My policy renewed in XXXX and if it had been paid out of my escrow account on time I would not be subject to the rate increase. XXXX also told me she would be requesting a credit of the {$2300.00} for the cost of the lender 's policy they had added onto my account in XXXX. She told me she would be calling me back. She did not call me back, She did call my insurance agent and asked her to work on getting my new policy established and to contact them for payment. When my agent called the following day to arrange payment she spoke with XXXX. During their conversation XXXX wasn't able to provide payment to my agent and told her that she wasn't sure that they were accepting fault for my insurance not being paid. When I called the bank on XX/XX/XXXX I spoke with XXXX. I explained I had already been speaking with XXXX and it would be much easier to speak with her again. He asked me for additional information regarding my new concerns which were prompted after reading the letter that XXXX XXXX Consumer Compliance Officer submitted to your agency. While I was providing XXXX additional information he was communicating with XXXX through some type of inter-office internal messaging and he told me that XXXX had forwarded my case to their lender services department and it was still pending response or approval. He told me that XXXX would be contacting me. I have not heard from her or anyone else from Washington Federal. I have been told many times over the last 5 weeks that I would be contacted and it just doesn't happen. After that call on XX/XX/XXXX I composed a second letter addressing all of my initial concerns as well as the questions raised in the response letter to my complaint to your agency. I am attaching this letter for your to review. I am hoping that my complaint is looked at differently because my lender has not done any of the things claimed in their response letter and they have not contacted me at all. If my house were to burn down they are covered but I am not. I am not willing to continue being uninsured for any hazard/loss that could occur while I wait in limbo for my lender to see that this is an urgent matter and they need to step up and take care of this. I am being ignored and the letter they sent to you is a smoke screen and a waste of everyone 's time. IF YOU WILL PLEASE read my responses to that letter you will be better informed. On XX/XX/XXXX I paid {$160.00} to my insurance company so that my home and property is covered so I can rest a little easier. Paying for the insurance creates a hardship for me and will likely add additional issues in the accounting mess that already exists with my account but at least my home is insured now after being without coverage since XXXX. I have not notified my lender that I have secured coverage. I don't want to give them any more reason to drag their feet. I don't want to continue paying the insurance because that is what my escrow account is for. I have spent countless hours trying to resolve this and I am not getting any response. This was their error and they should be responsible for getting this matter resolved. The letter I emailed and faxed to the lender on XX/XX/XXXX is attached. PLEASE advocate on my behalf!

I rec 'd a collection letter on XX/XX/XXXX from XXXX XXXX XXXX XXXX, XXXX date XX/XX/XXXX for {$220.00} on an old account at WA Federal Bank that I had removed myself from back in the summer of XXXX but this signature card is not available through WA Federal, they are saying the removal didn't happen. There were 3 people at the meeting to remove me, so the other witness is not sure why I'm listed in any documents on this account. And the " Tax Responsible Owner '' for this account has been deceased for 4 years and his spouse is the other " add-on '' to this account ; and she is over 66 and in bk protection, so when her debt card was charged for a service she doesn't use, she was sent a notice by the bank and she asked them to return the funds to her account and it was not handled at the bank in accordance with her request to remove the charge, she was told to jump through so many hoops she could not keep up. She didn't ever understand why someone could charge her debt card when she wasn't using the web services being charged, so she made a personal visit to the bank to have them remove the charges and WA Federal denied her request again, then they closed this account and sent ME to collections. All the while, I'm having NO idea that I'm even on this account because the 3 of us met with the bank 6 years ago to remove me but I'm still listed as an " add-on '', but I was never sent a letter to my address or called to my phone about anything happening at Wa Fed but I'm now being sent letters to my home from the collection company and I was called today on my personal cell regarding the collection attempt. My understanding is the bank had a fiduciary duty to remove me when I met with them years ago with the two others on the account ( married couple, including TRO ). They also needed to protect my personal information from leaving the bank when this account has a " TRO '' who is deceased. I'm being told by Wa Fed 's client services line and the LO branch office Manager that I'm not the " TRO '' therefore, I should not be financially responsible and I was never married to the TRO. They said, " for some reason your info was sent to " XXXX XXXX '' ( 3rd party reporting ) like I was a spouse of the deceased and that is how Complete Payment Recovery got my info. They are saying that XXXX XXXX XXXX XXXX will never be able to validate the debt but they are still hounding me for {$220.00}. Per XXXX at the Division of Financial Regulation for Oregon, she said to send a letter asking them to validate the debt, so I did last night to stay within the 30 days their letter states. I have spent 2 full days speaking with Wa Federal and {$7.00} on certified letter to the collection agency. I also took the call from the Collection company but they wanted me to verify myself by giving out personal information. I told them they have sent me a letter and I have responded asking them to validate the debt and that I'm not answering any personal questions. They told me they would be calling in 10 days again. I don't want their phone calls and I said, I will be communicating by mail. I'm also at risk of my credit being damaged if Wa Fed will not cooperate in giving me supporting documentation. I have requested that Wa Fed supply me with the two signature cards on file that contain my name to help me dispute the collection efforts because that's the document that shows the TRO status and it will help to prove that I'm not listed as the TRO and Wa Federal has denied my requests, as they say they can't give out copies of the cards and they have denied helping to clear this up with any paperwork or a call or a fax to XXXX XXXX XXXX. They said, we can no longer do anything because the debt has been sold but they are the ones that originated sending my info off and I have no documents that would allow me to support my efforts to clear my name. I have also asked to speak to " higher up '' Managers and I have been consistently denied any escalation.

XXXX, my husband and I began the process of finding a new home. Being responsible souls, we first obtained pre-qualification for a mortgage. As it turns out, the bank that offered us the best rate was Washington Federal, so we went with them. This turned out to be an epic mistake on our part. With our pre-qualification in hand, we began our search. Fortunately, we found a house we absolutely loved quickly, and submitted an offer for somewhat less than the total amount we were pre-qualified for, which was accepted. On or around XXXX XXXX, 2016, we notified Washington Federal that our offer had been accepted and filled them in on the terms - including the purchase price ( again, less than the pre-qualified amount ) and the anticipated close of escrow date ( XXXX XXXX ). Then we put our old home on the market - we did n't need XXXX, after all. It sold within a couple of weeks, with a close of escrow date set for XXXX XXXX. We heard nothing from Washington Federal. On XXXX XXXX, XXXX business days before our close of escrow date of XXXX XXXX, we called up Washington Federal to make sure there was nothing further we needed to provide. Then the " fun '' began. Washington Federal informed us that they " had not even begun '' processing our loan and we " would just have to push back the close date ''. We informed them that we had sold our old home and there was no way to change that closing date ( the buyers had a lease expiring, and XXXX after the XX/XX/XXXX closing date ). Washington Federal did not care. We agreed to change our closing date to XXXX XXXX ( giving us a week to move out of our old home and perform the repairs agreed to in the purchase agreement ). At that point, Washington Federal began doing a full run of my credit history every 40 to 72 hours - which did a considerable amount of damage to my credit rating ( which was right around XXXX when this process started ). They also began making demands on my husband and I - all of which were preceded by the phrase " oh, just one more thing ''. They demanded letters from my husband 's job detailing their plans for his continued employment. They demanded my husband and I write letters to the bank specifying both that we intended to pay back the loan and precisely how. They demanded a year 's worth of our credit card statements. They demanded we maintain at least {$40000.00} in our bank account. They demanded I cash out my XXXX retirement savings plans. When ( as a part of our moving clean-out ) we sold some personal possessions we did n't want to keep, they demanded a receipt of the cash sale - and then when we provided it, they refused to accept it ( even though the business to which we sold the items was listed clearly on the receipt and agreed to confirm the sale ). They demanded a personal letter from the business owner. They demanded I accelerate the final year of a zero-interest car loan. It was ridiculous. Then, once the transaction finally closed, we got the first mortgage statement only to find that the interest rate was different - higher - than what we had agreed to. We called Washington Federal, they fixed it and claimed it would n't happen again. It did. We called again, fixed again, " wo n't happen again. '' Yesterday, for the third time, it happened again. As a special bonus, not only had they - for the third time - charged us a higher-than-agreed -upon interest rate, they also, without authorization or notice, transferred exactly double the mortgage payment out of our checking account. So not only did they engage in an abusive mortgage qualification process, not only are they persistently charging us a higher interest rate than we agreed to, Washington Federal literally STOLE OUR MONEY. Unsurprisingly, they have given no indication that they are willing to resolve any of these issues. Just repeat.

Starting in early XX/XX/2018, I applied for a lot loan through the XXXX XXXX branch of Washington Federal savings and communicated with the loan officer my plan to purchase and develop a parcel of real estate in rural XXXX County. I lacked prior training or experience financing purchases and developing real estate. I relied and acted upon Washington Federal 's professional advice concerning my plan to buy an undeveloped parcel and construct a home residence there. Advice was given by the loan officer there in the context of a confidential relational giving rise to a fiduciary duty. I explained to the loan officer that I was considering buying a parcel of undeveloped land located. The loan officer advised me that I could purchase the land with a lot loan from their bank, build a single family residence and refinance the loan into a conventional residential mortgage loan provided by Washington Federal. In early XX/XX/2018, I exchanged emails with the loan officer about this where I explicitly stated, " I'm realizing that what the county required to call a place a residence is pretty bare bones. I'm hoping that won't stand in the way of me being able to refinance into a home loan. I'd like to talk more about that and get extra reassurance if possible because I'm currently pretty nervous about it. It did seem though that if the county considers it a single family residence then you guys would too. '' The loan officer replied via email, " Yes, a SFR is pretty basic in parameters. I can talk to you more about that as well. '' We then had a discussion over the telephone during which the loan officer informed me that if I purchased the parcel with the lot loan and built a house that satisfied XXXX County 's criteria for a single-family home, I would be eligible to refinance the parcel with a home loan from Washington Federal, which was my plan from the beginning because a home loan would involve a lower interest rate and save me approximately {$60000.00} in interest over the lifespan of the loan. He explicitly stated that he asked their underwriter to be sure the information he was giving me was accurate and verified that the underwriter confirmed the information he provided. With this assurance, I moved forward with the purchase of the property, I decided to go with a loan from this particular bank, and moved forward the design for the building construction. In XX/XX/2018, when construction neared completion ( weeks away from being deemed a legal permanent residence by the county 's building department ), I reached out to the same loan officer to initiate the refinance to a home mortgage loan. All construction and building permits had been paid for through personal savings. The bank requested blueprints of the newly built residence, which I submitted. After completing the loan application and submitting bank statements and pay stubs, the loan officer informed me via a phone call that their underwriter refused to refinance the property on the grounds that it did not meet their criteria. I expressed my shock to him and he stated that he too was shocked and understood why I would be upset. He stated that he recalled that my plan from the beginning was to build a small residence as cheaply and quickly as possible in order to refinance. He stated without my prompting or asking that he recalled checking with the underwriter before I made the purchase or moved forward with construction and that they had told me that I could build a legal residence by the county specifications and that would suffice to qualify for a home mortgage loan in a refinance by Washington Federal. I called XXXX with the information you gave me, and they said that they recieved 1 payment in XXXX on the XXXX, which had to be the one issued on the XXXX, as the payment made on the XXXX would not have arrived yet. Therefore, something is corrupt somewhere. My XXXX statement says the reference number for the payment received is XXXX. I also noticed that the font on the statement with that number is different, where as it is not different on the previous month 's statement for payment. This would indicate that the payment number was entered from a different source than normal. Furthermore, it indicates perhaps a third party should investigate the nature and details of these transactions, or lack thereof. I could not get a contact email over the phone, or even a reference number for the conversation, though they supposedly added a note to the file of my account. In 2002, I had entered into a real estate transaction to purchase a single-family residence located at : XXXX XXXX XXXX XXXX, XXXX XXXX, XXXX for {$280000.00}. At the time, I was in an XXXX relationship with my former husband and living in XXXX, XXXX. A friend of mine had recommended I use the services of XXXX XXXX, a Realtor for XXXX XXXX XXXX in XXXX XXXX, who then recommended the legal services of XXXX XXXX, an attorney practicing law in XXXX XXXX, XXXX, who has since been disbarred for unrelated financial irregularities. The home was valued far less than the sales price. Yet, the HUD 1 Settlement statement shows the loan amount to be 80 % loan-to-value with a loan amount of {$230000.00}. I was never given the XXXX XXXX, Real Estate Transfer Disclosure Statement, as required under XXXX State law. I later found out that XXXX XXXX, who was supposed to be representing my interests in this transaction, had hired an agent from XXXX XXXX, in XXXX XXXX, to do the inspection of the property when I had specifically requested an independent engineer and pest inspection. It was n't until after I had arrived in XXXX XXXX with my XXXX adopted XXXX children, who ages ranged from XXXX months to XXXX years old, that I discovered the property had serious black mold and foundations issues that were never disclosed to me. In addition, the roof leaked and there was serious pest infestation. Further, when I complained to XXXX XXXX 's broker he threw my paperwork in the trash bin in his office and told me XXXX XXXX was an independent sales person and he did not have any responsibilities for her actions and that I did not have a case. Later, when I contacted a lawyer in XXXX, XXXX, XXXX XXXX, she informed me that I had at least XXXX instances of fraud that she could assist me in a legal action but it would cost me approximately {$2000.00} to {$4000.00} a month for a minimum of XXXX to XXXX years. This was impossible for me to do since I was living on very limited monthly income. She also said that Washington Federal was a portfolio lender and that they had very deep pockets and would keep me in civil court until I had completely exhausted all my meager funds. At the time, as you know, there was not a Consumer Financial Protection Bureau to file a complaint with and my children and I were rushed to the hospital, in XXXX 2002, or roughly two-and-a-half months since moving into the property, with repertory illnesses, and XXXX as well as XXXX, XXXX XXXX XXXX, XXXX and XXXX XXXX XXXX. Doctors have determined that our living arrangement is the most likely cause of these problems which only started when we moved from XXXX into the subject property. I have all the documentation concerning the transaction and the problems with the house. I still have XXXX children living with me and we are constantly seeking medical treatment. Also, I have a written report showing the house had black mold due to improperly installed furnace exhaust being vented into the crawl space instead of to the outside. In addition, he pointed out that the house was infested with carpenter ants that had never been disclosed even though a pest inspector has given them his report. A year or so before the 2008 real-estate collapse my wife and I plus my sister and her husband signed on as partners in a land development loan for a residential subdivision located XXXX WA. in a small town " XXXX Washington '' as additional guarantors. We had hired a local multimillion dollar land developer to manage the project and finance the loan under a joint venture agreement in our project. The project was then constructed under the loan however the building lot values suddenly collapsed and the project went into default. The original bank that issued our loan also collapsed shortly thereafter and our account was taken over by Washington Federal Bank XXXX WA. who then began to be very aggressive in collection demands and hired a very aggressive legal firm to process the collections. At this point the banks legal firm took over and arranged the banks position and the bank took over the real-estate lots and sold them at about out 50 % of former value. After the lot sell off the Bank immediately sued the joint venture to collect the short fall of the loan balance. This is the point where a collusion was arranged between the banks legal firm and our financial partner to literally join together in a legal manipulation to defraud my family and shift most of the loan debt away from our wealthy project manager to our family. To repeat : The bank paid their attorney to join with our partners attorney in a direct legal maneuver to defraud my family our right to hold the wealthy developer in the land loan contract to pay his fair share of the dept. This claim can be documented by my own records and the records in the State records. Basically the " banks attorney '' literally assisted and actively worked for our partners attorney to process file and get approval of a small change in WA State law that allowed them to put a XXXX line down the center of WA State that allows legal advantages on legal proceedings to people on the XXXX XXXX of WA over people on the XXXX of WA State. This was done to accomplish one important goal : they were then able to release our financial partner of his debt responsibility and pay only a very small payment. Why? because our financial, partner had too many outstanding loans and needed assistance to spread out his loan portfolio to avoid bankruptcy. The consequences to my family? The bank forced my entire family file chapter XXXX bankruptcy, loose our life savings, I have to come out of retirement and go back to full time work, and the XXXX my sister. I am XXXX years old, a XXXX XXXX Vet, a registered XXXX, and I am living on SS and a few hours of XXXX per month. The bank still has a {$1.00} XXXX mortgage lean on my {$120000.00} farm I have no money to fight off these crooks. Please help.

It is inconceivable that Washington Federal ( XXXX XXXX ) had not disclosed the true costs of the loan, as the closing costs changed by more than 500 % within days of our expected loan closing date. We came to Washington Federal ( XXXX XXXX ) a construction loan to build a log cabin. One of these questions was whether we could use the appraised value of our land, which has not been in our possession for more than a year, rather than the purchase price. As our purchase price was in our opinion, and confirmed by Washington Federal, quite low, this was of critical importance to us in establishing the equity of our land. Washington Federal mentioned that Washington Federal believed our circumstance would allow us to use the appraisal price and Washington Federal would confirm with the underwriter. As a customer of the bank, we have no direct communication with the underwriter, and this issue was not brought up again by Washington Federal as a concern. We continued down the process of working towards the loan closing, paid for the appraisal, and provided documentation of 15 conditions set forth by the underwriter for the pre-approval process. These conditions required extensive work by us and we worked to complete these in a timely manner to ensure a smooth loan approval process. Within a week of our expected closing, for Washington Federal to inform us that the appraisal of our land could not be used was unprofessional and unethical. One of the loan requirements was to have a building permit. This required several thousand dollars of investment, so the project could be approved. We met this condition and submitted a copy of the permit to the bank, and then the terms of the loan changed, including the required loan to value ratio. On multiple occasions, we requested documentation of terms that were either verbally told to us or were documented differently than what was told to us. A loan professional, should not have waited for our request, but rather have documented any verbal representations immediately. For the majority of these requests, the documentation updates did not occur, and we were verbally assured by Washington Federal that it would be included at closing. For example, one item included a reduction in interest rate. As interest rate impacts our payments for a construction loan and subsequent 30-year mortgage, this item should have been documented and was not. Washington Federal charged us {$1100.00} for the land appraisal, over charged us {$200.00} did not send us a refund until we asked for a refund. If more documentation is needed for the complaint we will file at the time.

I entered into a one time close construction loan with Washington Federal Savings Bank ( WAFD ) on XXXX XXXX, XXXX which converted into a mortgage when I got Certificate of Occupancy in XXXX XXXX. In XXXX and XXXX XXXX mechanics liens were filed on my home because the home builder did n't pay the subcontractors for services that was paid to the home builder via bank funds. Subsequently the bank and their attorney demanded that I satisfy the liens claiming I was in default. At no time have I ever been in default of the loan and have made payments on time. They were claiming default under section XXXX of the deed of trust which are liens attributable to the Property which can attain priority over this Security Instrument. Mechanics liens are always XXXX to the mortgage and would never attain priority. It specifically mentions I am required to discharge any lien which has priority over the deed. At no point was WAFD 's interest in jeopardy. Now the bank is forcing the payment of attorney fees related to this demand letter. I did not authorize or agree to their attorney 's services and I did not do anything to create the liens. They are passing a cost along to me, that was incurred while they were servicing the loan. I then consulted with my attorney and he confirmed liens do not take priority over the deed of trust. The deed of trust would take priority over the mechanic 's lien as long as it was XXXX recorded. Now a junior lien holder can file for foreclosure but the property would be sold subject to the XXXX lien ( in this case the deed of trust ). The only way the mechanic 's lien would take first position over the deed of trust would be if all parties sign a document granting the mechanic 's lien XXXX priority over the deed of trust ( the deed of trust lender would have to sign off on this as well ). The mechanics lien holders would only be able to foreclose based upon the deed of trust and as long as I was current in my loan obligations this would never happen. This is exactly the conversation I had with XXXX XXXX. XXXX said you do n't have to worry about those liens as long as you 're current on your mortgage and I could later get those liens removed. For residential projects, the deadline to enforce a lien is 1 year from the last available day to file the lien or 1 year from the completion of the work ( whichever is later ). In XXXX XXXX all the liens would be unenforceable and I would be able to get them removed.

In XX/XX/2016 we started the process for a short sale on our primary residence. This short sale was necessary because I had received an offer for a new position in XXXX California. The current housing prices had not caught up to what we owed on our house and with the cost of the sale, we would be short funds to pay down all of the liens. I submitted for and was approved for a HAFA short sale through XXXX Bank. Under the HAFA guidelines 2nd lienholders ( Washington Federal ) would be guaranteed up to {$12000.00} for the balance of the loan and the remainder would be forgiven by the bank. California legislature passed a law, SB 458, which protected the home owner from being pursued by a lender for the unpaid lien balance. We worked with XXXX and informed him of our circumstances, provided financial documents to show we could not financially make up the difference once the house closed nor would we be legally obligated. XXXX refused to take the {$12000.00} for the payoff of our loan of {$19000.00}. We had a buyer that was qualified and ready to move in, however it was apparent we would need to foreclose because of XXXX denial of the funds approved by the HAFA program. Toward the end of our short sale process the buyers, reluctantly, paid {$5000.00} toward our balance on the Washington Federal loan. This transaction was outside of the title proceedings because under the HAFA guidelines this transaction could not be on the title documents. XXXX again refused to take the {$5000.00} plus the {$12000.00} and forgive the {$2000.00} we had left on our balance. The only way XXXX would release the lien was if we agreed to continue making payments on the remaining {$2000.00} once the sale was final. Other than the document he created and we had to sign, we were not legally obligated to continuing making our payments as per SB 458 and HAFA guidelines. We submitted a copy of the signed document to XXXX Bank and they refused to proceed with the short sale because the letter violated state law ( SB 458 ) and HAFA guidelines. Our realtor received the {$5000.00} from the buyer and took personal money and paid off the Washington Federal balance so the house would not go into foreclosure. We paid her back from our moving expenses proceeds from the HAFA program. XXXX handling of this process were both unethical and unprofessional.

Here is a summary of the chain events leading up to today : XX/XX/XXXX - my wife and I visited Washington Federal 's branch location on XXXX XXXX after receiving a letter indicating we owed Washington Federal money. We thought it was SPAM, but given the branch was near our house, we went in to confirm there wasn't some type of mistake. We spoke with XXXX, who informed us that approximately five years ago, Washington Federal acquired XXXX checking accounts for XXXX-based accounts. Despite the fact that my XXXX account was established in XXXX, because we now live in XXXX, we learned that our account was affected by this. Based on the records that XXXX was able to pull up in the Washington Federal system, unbeknownst to us, Washington Federal began applying monthly fees to our account for at least the past 18 months, effectively draining it of every penny to the point where Washington Federal was now informing us that we owe the bank money. Upon trying to determine why this was happening, it was evident that there was no cost being incurred to Washington Federal, but simply that new terms had been applied and that this was at the discretion of WashingtonFederal. I was also told by both XXXX and, subsequently XXXX XXXX the Washington Federal regional VP, that we had been suitably notified of the account changing hands from XXXX to Washington Federal. I can not confirm if anything was ever sent from either XXXX or Washington Federal on this matter, but I can confirm that my wife or I never received any such notification. Never. Moreover, after I established the XXXX account ( I believe in 1993 ), at some point several years later as a XXXX employee I was given a lifetime account that was to be free of administrative-based charges XX/XX/XXXX ( after a series of voicemails and short chats ) - XXXX and I spoke and XXXX reiterated the bank 's offer to close the account and pay back one year 's worth of fees, equaling approximately {$120.00}. XXXX also indicated that the balance of my account when it transferred from XXXX to Washington Federal was approximately {$230.00}. The bank 's position on this is that this offer is more than fair given its policy of only going back and reversing three months of charges and that I, as the account holder, should have been checking my balance more frequently.

This morning my husbands debit card was declined after working a 12 hr shift while finishing his 80 hr work week.. he came home very frustrated. He asked me to call the bank to figure out the issue.. so I did and left a message. This call center first of all is very hard to get ahold of even on days they are open!!! I left a message this morning and asked for a call back in regards to my accounts. Later that afternoon I got a call back saying they ca n't help me because my name is n't on the debit card and it does n't matter if it 's a joint account with both our names and I 'm the primary, I then asked to talk with the supervisor, which I was informed I will get a call back within 24 hrs.. I 'm frustrated at this point because all I want to know is if my husbands card will work for him later when he has to return to work at XXXX he 's sleeping.. finally I get a call back again and I speak with a named XXXX who was playing games with me.. I asked him if I wake my husband up what information does he need so I can tell him mind you my husband is snoring dead tired.. he says when I speak to him I 'll tell him.. okay ... so I 'm not stupid I say ca n't he just give you his social and name, address?? He tells me he 's gon na need his debit card?? So he wanted me to wake up my husband go get his debit card in the car outside., its freezing and I 'm in my robe..Long story short these people in the call center are rude they play games hang up on you and treat you like total XXXX!!!! They need training and to be replaced! I do n't have time to play games with someone at work where they are getting paid! All I wanted to know was why we could n't access our money.. it 's ridiculous!! I woke my husband up and he gave all the information they need he hands me the phone and I said a curse " word '' meaning finally.. the person said sorry ma'am you ca n't curse at me, when I did n't! And hung up on me!!! After I did everything they said!!! I 'm so frustrated that they could n't just tell me that they were having system issues and they are sorry about the inconvenience because in the end that was the problem.. system was down so my husbands card did n't work anywhere.

I was treated with discrimination by a Washington Federal bank employee while depositing a check into my own account. I have had a Washington Federal account with my spouse for years. We both have 1/2 of our mortgage payment deposited into the account each month from our paychecks. Then, our mortgage payment comes out of the account on the XXXX. Last month, there was a mistake by my payroll in deleting my direct deposit. So, I needed to go into the bank and deposit a check for my half of the mortgage. I went inside on XX/XX/2021 to deposit a check into the account. I went to the XXXX XXXX branch # XXXX at XXXX. I went to the register and gave my drivers license and check to the male teller and told him that I needed to deposit the check into my account because my direct deposit had been stopped. He kept looking at my I.D . and back at the screen saying things like, " I just want to make sure this is you. '' And, " You said you had a mortgage here? I don't see it. '' I didn't say that I had a mortgage there. I said that my mortgage payment comes out of that account. He took a really long time with the deposit. Then, before he would give me my drivers license back, he said, " I need you to take off your mask so we can get your face on camera. '' And I asked, " Do you ask this of everyone? '' And he said, " Yes. It's standard procedure. '' FOR A DEPOSIT???? I was not withdrawing money. He saw my drivers license. Why would I need to show my face to the security camera for a deposit? ( Please check their security cameras for interactions with Caucasian customers ) And, I'm certain that they do NOT ask everyone to remove their masks. That is not safe because of the COVID crisis. He treated me like this because I am an XXXX XXXX. He made me feel like I was a criminal. That is not right.

( 3 ) The trustee or successor trustee shall have no fiduciary duty or fiduciary obligation to the grantor or other persons having an interest in the property subject to the deed of trust. Under RCW 61.24.020 and 010 The Deed of Trust between myself XXXX and Washington Federal for loan number # XXXX is void. Washington Services Inc Listed as the Trustee on the Deed of Trust signed for this loan has violated the RCWs. I have attempted to contact Washington Federal with repeated attempts to correct this issue and all others and no resolution has been made. Washington Federal CFO XXXX and other representative have maid no attempts to correct the issues. They are reporting my loan as late and and will not issue a deed of reconveyance to the XXXX County auditors office. The last I heard they put my loan in abeyance. They have not threatened foreclosure again but are constantly reporting my credit late. I asked for my original promissory note and it was not delivered. I have requested that the account be settled and no resolution has been attempted. It is not legal for this institution to be the beneficiary and the trustee of my deed. I would like for them to release the lien for the property and to close the account as it is void because it is illegal.

Over a year ago we started the process of building a custom home. After we closed and had already paid our down payment, purchased the land and cost to build, we were shocked to find out our first interest only payment was so high. We immedietly contacted the lender. They informed us there disclosures were misleading. Eventually after a face to face meeting, we decided to wait until our home was done being built to file a formal complaint. Washington Federal did mislead us. Not once did they ever properly disclose the proper terms and costs of the loan during the closing process. The paper work we were disclosed and signed is clear. {$750.00} is the max payment for year one ( first 12 payments ). This is clear on page one ( 1 ) of the disclosure we signed. For years 2-31, page one ( 1 ) does reference the Adjustable Payment table on page four ( 4 ) for an updated payment. See next paragraph. The Adjustable Payment table on page four ( 4 ) of the disclosure is also quite clear. At month 13 we start paying both interest and principle and the max payment not including escrow will be {$1900.00}. So, XXXX is correct. During the first 12 months ( year one ) we will be in interest only payments with a maximum of {$750.00} per payment. There is no {$1500.00} payment ever for the length of this loan. Not in year one ( 1 ), not in years 2-31. XXXX, please call me if you have any details that are different than our closing disclosure we signed. We were forced to pay terms we never agreed to. We were never given a chance to even consider if we could handle up to XXXX a month payment while we build.

We are filing a complaint regarding a situation that resulted in our paying an additional {$2100.00} in exchange fees. We began the loan process with our loan application dated XX/XX/XXXX. The loan in the amount of {$110000.00} was finally deposited into our checking account # XXXX on XX/XX/XXXX, almost 3-1/2 months later. While we recognize that they didnt have to approve us for a loan at all, we believe 1 ) we were left waiting an unnecessary amount of time and 2 ) we were repeatedly asked for additional documentation that further delayed the process. Our loan officer in XXXX, Oregon was very professional throughout the process. She kept in close contact with us and did her best to expedite the process. She apologized for the repeated delays and told us that the bank was in the process of trying to streamline the loan process. We believe that Washington Federal is at fault for unduly delaying the loan process. This delay precipitated a situation that caused two things to happen : 1 ) Our relationship with our XXXX counterparts, realtor and notary deteriorated. By the time the money came through, our only choice, to avoid possible litigation, was to transfer the money directly through Washington Federal rather than use our choice of transfer agent, XXXX, which would have taken another 2 days ; 2 ) Transferring the money directly through Washington Federal caused us to pay an additional {$2900.00} in exchange fees plus a {$45.00} transfer fee. XXXX, on the other hand uses the live mid-market rate which is only .7 % or {$800.00}, a total difference of {$2100.00}.

After three attempts to refinance a balloon HELOC that comes due and payable in XXXX XXXX we have been denied any modification on our 2nd mortgage. We have attempted to ask for modification XXXX before and after an eminent bankruptcy in an attempt to keep our home. When starting a XXXX in XXXX XXXX it was recommended to us by an XXXX Bank that we should use the equity in our home as a XXXX loan in lieu of applying for an XXXX loan. The loan is written as a true balloon that comes due and payable in XXXX XXXX. It is our understanding that it is now illegal to write a balloon such as this. Through tough economical times we have lost our XXXX and are having difficulty paying the HELOC as a result. XXXX The XXXX always paid the HELOC ) Knowing we were faced with an eminent BK we first reached out to ask for a refi in XXXX XXXX with a different lender but were unable to be approved because WaFed was unable to release our credit rating to the repositories. WaFed had taken over the book of business after XXXX XXXX ( the original lender ) was taken over by the FDIC. By XXXX of XXXX, knowing BK was eminent, we applied for a modification with WaFed asking for help and fully disclosing the BK but were declined. We filed XXXX in XXXX XXXX. In XXXX XXXX, we once again contacted WaFed and asked if they would be able to help us modify our HELOC now that the BK would be discharged and released and were told that they would not be willing to work with us and that we should contact our attorney.

This complaint is regarding Flood Insurance. I obtained a mortgage through XXXX XXXX XXXX XXXX XXXX XXXX on the purchase of a home in 2019. I was required to obtain flood insurance. The XXXX banker obtained a quote for us on the flood policy and we accepted it. The premiums were added to our escrow. A year later, when the premium came due, we received a bill, we contacted the insurance company and asked about payment of the premium. We were advised that it was lender paid. A week or so before the premium was due and the policy would cancel, we received another notice regarding the insurance and the premium. We called XXXX and explained the situation. They advised they would follow-up with the insurance carrier. We then received a letter from XXXX advising they had not received proof of insurance and were requiring it. I called XXXX and spoke to their insurance dept and they said I would need to get another policy or they would put a mortgage mandated policy on. I am upset that they did not due their due diligence in making sure they paid the premium I had already paid in my escrow. I am concerned that now the premium will be higher. I spoke with a member of their management and did not feel they were taking responsibility or offering to provide a solution. They and the insurance company are the ones that failed in making sure the policy was paid at renewal. If the premium is more, they should be responsible for the increase. I grew up in the banking world with both of my parents working for the bank for years. I feel as I know the ins and out of simple banking. I went in today to the washington federal bank in XXXX Wa. I had the worst experience of my life. Not only are they doing a remodel which the bank is working in tighter rooms making it so others can be closer by. I'm embarrassed for the way I was treated today. I went in for what I thought would be a simple deposit that turned out as the worst deposit ever. It's more about the lack of customer service then the bank. I had to deal with two tellers from XXXX who are the rudest people ever. XXXX and XXXX from the XXXX location have the worst customer service. XXXX who was helping me out was called to help another customer. My simple deposit wasnt going to take hours but she left me to attend to another customer. When XXXX came by she asked s rudely what I wanted when I asked her to not speak to me in that tone she simply rolled her eyes and left. What happened to the simple customer service with the " how may I help you today? '' " What can I do for you today? '' I could go on. " What do you want? " that's insane. I'm very grateful for surveillance cameras to see how both of them were. After being a customer since I was young I'm happy to switch. I will never refer anyone to this branch or bank. Hopefully they get some training soon!!!

I had a mortgage at Washington Federal Bank ( WAFD ). I was refinancing with another lender, and knew the re-fi would close in early XXXX. On XX/XX/XXXX, I called WAFD, spoke to XXXX, and asked to have my auto-pay cancelled. He said it would be suspended for one month, in case the re-fi did not close. The re-fi closed on XX/XX/XXXX, and WAFD was paid in full ; they processed the funds on XX/XX/XXXX. But also on XX/XX/XXXX, my payment of {$820.00} was deducted from my account at XXXX. I called that same day, spoke to XXXX, and asked to have the funds returned to my XXXX account that day. She said she would notify the loan department. She confirmed my automatic payment HAD been suspended. Monday, XX/XX/XXXX, the money was not in my account, so I called XXXX again. Spoke to XXXX ; he talked to XXXX, who said she would contact loan servicing again and call me back. Wed., XX/XX/XXXX. No call from XXXX. Called again, talked to XXXX. XXXX was not in, but he read her notes. Said WAFD was mailing me a check for {$900.00} ( est ). I said I did not want to wait a week for a check ; I want the money back in my account at XXXX. He said XXXX would call me this afternoon. I believe WAFD has acted recklessly, with no regard for how their actions ( unauthorized withdrawal of funds ) affect people 's lives. After discussing the property and current rates with Washington Federal XXXX I signed a rate lock at XXXX XXXX on XXXX/XXXX/XXXX at XXXX and returned it to the bank. This morning, the bank manager for the branch in XXXX, New Mexico, XXXX XXXX called me and told me they were raising the rate to XXXX XXXX and said that it was because of the size of the property and the number of outbuildings. The outbuildings they are reffering to are non-permanent sheds on the property and the bank manager was aware of both the property size and the outbuildings when she gave me the original rate lock. I told her that I would be issuing a complaint with the CFPB and she said she would try to convince the underwriter to drop it to XXXX XXXX She also told me that if I wanted to proceed with the loan, I would have to accept those terms. We are not in a position to start shopping for a bank again as we are trying to close on this property as soon as possible to get our family of 6 out of a 2 bedroom rental property and have our property delivered from storage. The fact that they changed the terms when they already had all of the information on the property and had offered to let us lock the rate at XXXX XXXX seems very unethical to me and I would like the CFPB to contact them with this complaint.

XXXX XXXX XXXX ( XXXX ) reported over 30 days and 60 days late on my credit report when this was not true. This was discovered when my husband had a renewal of his XXXX XXXX. XXXX sent a letter stating there error and said it would b corrected on both our credit reports. This was back in XX/XX/XXXX. The letter said that we had zero late payments on our mortgage. I was notified inXX/XX/XXXX that our credit had dropped. When I pulled our reports its showed that yet again XXXX reported late payments forXX/XX/XXXX and XX/XX/XXXX. This is causing us much stress since we are looking to rent another home and may cause us not to be qualified based on our credit score. XXXX also did not pay our home owners insurance nor or property taxes recently. I contacted them and was told that they knew this happened and had been waiting for customers to call and let them know. We where over 2 months behind on our home owners insurance. These funds are es-crowed in our payments. If my insurance agent did not call me, we would have lapsed on our insurance policy. I took out a construction loan to be converted into fixed rate mortgage loan in XXXX XXXX. In XXXX XXXX, I received a letter from Washington Federal that my mortgage rate will be a fixed at 4.875 % for 30 years with a 1 % pre-payment penalty provision prior to XXXX XXXX. I sent them a letter explaining that I was offered, in open market, a 30-year-fixed-rate of 3.75 % -- and with XXXX-fees-or-costs. When I signed the initial papers in XX/XX/XXXX I was told that the bank would be able to match market-rates for fixed-rate-mortgage in the future. But the bank refused to match the new rate, despite their initial verbal promises. I was left with a choice of paying nearly 1 % higher rate to Washington Federal for next 30 years to save the 1 % penalty, or paying 1 % penalty and saving 1 % yearly for next XXXX years, by refinancing elsewhere. The decision had to be immediate because the rates can change rapidly. I had to pay 1 % penalty to Washington Federal to get a 1 % lower fixed-rate for XXXX years. This was completely unnecessary if they had followed through on their initial promise that they would match market rates for fixed rate mortgage to avoid refinancing.

I applied to WaFD for a HELOC on an investment property. A branch manager verbally confirmed to me on XX/XX/XXXX that WaFD makes such loans, and these are clearly advertised on the web site here : XXXX XXXX XXXX However, after submitting all relevant information for underwriting and paying for an appraisal, my application was denied. The reasons stated on their denial letter were : " We do not grant credit to any application on the terms and conditions you have requested '' and " Second lien on Investment HELOC behind another lender '' This denial appears to say that the bank does not offer HELOCs on investment properties. I pointed out the discrepancy between WaFD 's verbal communication and online advertising and the result of my application. When I insisted on a more thorough explanation, the branch manager insisted " Yes, we offer HELOC loans. We do not however offer them under the terms you have requested. '' The branch manager refused to provide further information on what the terms I supposedly requested are, or what terms would be acceptable. I have requested clarification on this point multiple ways and received the same vague responses.

A few months back Washington Federal or XXXX with headquarters in XXXX, WA, sent me my escrow. On this escrow, it showed the bank paid my insurance company a second payment for {$1200.00}. My wife and I have been working with Washington Federal Bank to secure a new construction loan to build our retirement home. We began this process XXXX XXXX, XXXX. As of XXXX XXXX, with so many delays from the bank, the construction price has escalated, and the cost of the loan has increased to the point that put the project out of our budget. Today XX/XX/XXXX my contact from Washington Federal, XXXX XXXX called me to tell me that the bank received my payments to the escrow I made earlier this year and that my mortgage payment went down from {$1300.00} to {$1200.00}. Which I am grateful and believe it happened because I contacted CFPB. I already made the payments for XXXX and XXXX. So I asked XXXX to please put the difference of {$110.00} into my PRINCIPAL. XXXX said that she will add some of the money into the principal but the system always adds the extra into paying the late fees. She suggested I paid the {$600.00} in fees accumulated so she can follow my instructions. The bank has refused to reduce or eliminate their high fees of {$42.00} per transaction. My fees been caused for the difficulty to make mortgage payments on the XXXX system. Is my understanding that the mortgage bank needs to follow the customer payment instructions and it seems that Washington Federal wants to make its own rules.

I went into a branch in XXXX, OR in XX/XX/2020. I asked to withdraw the remaining {$100.00} out of the account and close it that day. They told me I couldn't close the account or withdraw the funds. I was told they would look into this situation and I never heard back. I was shocked with their response and I'm XXXX years old and don't live anywhere near a local branch, it's a 200 mile round trip for me. I have never been told, " I can't close my account and withdraw the remaining balance ''. The account is active and I still get statements but I wish to close it and withdraw the funds now. I have a mortgage with Washington Federal bank. I do not have any other account with them. I would like to make extra principal payments against my mortgage. I would like to make these extra principal payments online like I do all other payment transactions at other financial institutions. It is convenient and flexible with respect to timing and amount. Washington Federal does not allow making payments online against a mortgage account. I do n't understand how a large financial institution can not allow online payments. The only way I can pay down my mortgage principal is to mail in a cheque or to visit a branch. I feel that Washington Federal is purposely making it inconvenient to pay down my mortgage so that they can collect more interest.

Washington Federal bank closed my Simple Checking accounts last week on XX/XX/2016 without any warning and gave no reason for doing so. The biggest problem is they have around {$5500.00} of my money that is XXXX % of all that I had leaving me and my family in financial trouble as we have bills as well as property taxes to pay that we now do not have the money to pay. My American bank, Washington Federal, has recently changed its policy regarding electronic transfer of funds to a non-US bank. For years, I have been able to make such transfers to a Danish account in XXXX, which I did most recently barely three months ago ( XXXX 2016 ). But on my latest transfer ( yesterday ), I was forced to have the funds sent as XXXX, with Washington Federal ( WF ) making the conversion. This is apparently a new policy. The XXXX bank 's conversion rate has always been more favorable to me than WF 's rate, and in this particular case, the fact that I was forced to have WF make the conversion cost me a full 3 % of the total amount of the transfer.

I lost my house thru foreclosure on XXXX/XXXX/2008 to Washington Federal XXXX. I received a letter from the Branch Manager XXXX XXXX from Washington Federal XXXX offering me a loan modification for 3 months starting XXXX 2008 and another letter with documents for an additional loan modification on XXXX XXXX 2008 I never received any notices of foreclosure! I had a cash buyer a month before the foreclosure but the bank said no. Curiously, the bank sold and CLOSED the property in less than a month after the foreclosure. In fact they sold it well under market thru a realtor friend they know very well. They treated out of state customers differently.

My debit card was stolen along with my ID and information related to a former vehicle I had. A charge was made for nearly {$1200.00} by merchant " ewing bros ''. I went to the bank and submitted a dispute through them as fraud charge. The bank sends me a letter refusing to honor my claim since the merchant was able to respond. The bank did not provide me with a way to dispute The documentation submitted by the merchant unlike most banks. The bank also refused to activate a new debit card in the mail which they sent me. On XXXX XXXX I overdrew my account by using my card at the pump. For the second time, the branch manager placed a hold on my card citing card abuse ( she stated I constantly use the card to overdraw the account ). I have an adjustable rate mortgage with Washington Federal. On the change date they did not calculate the new rate per the terms on the contract. I have reached out to them 3 times with no forward progress on the issue. They can not produce a copy of the loan docs. I have a copy of the loan docs. The rate should be capped at 4 %. They raised the rate to 4.875 %. There is a line on the loan docs that is titled ; LIMIT ON INTEREST RATE CHANGE ; and it states ; The interest rate I am required to pay on the change date will not be greater than 4 %.
