Upon receiving a letter dated XX/XX/XXXX and notifying me of an unsolicited change in mortgage servicer from XXXX XXXX to Volunteer Mortgage Loan Servicing ( VMLS ), I contacted XXXX XXXX ( XXXX ), our third-party loan servicer and affiliated of XXXX XXXX, to communicate this change. On XX/XX/XXXX as advised by XXXX, I emailed a copy of the XXXX notification letter to XXXX. Upon receiving notification that no mortgage payment had been paid to new servicer and last payment made to XXXX XXXX in XX/XX/XXXX, on XX/XX/XXXX I contacted XXXX ( XXXX ), which advised that payment attempts were made but unsuccessful on XX/XX/XXXX and XX/XX/XXXX. On same day ( XX/XX/XXXX ), I three-way called XXXX and XXXX, with XXXX Rep/Supervisor ( XXXX ID # XXXX ) communicating that noted attempts were made electronically and XXXX Rep confirming that XXXX does not accept electronic payments. During call XXXX Rep agreed that paper check in amount of {$2600.00} will be mailed to XXXX on XX/XX/XXXX. Upon receiving postal mail notification from XXXX that XXXX still has not submitted agreed payment, on XX/XX/XXXX I contacted XXXX and spoke with Rep and Supervisor XXXX ID # XXXX, who provided no explanation of breakdown when asked but ultimately agreed to process refund to me in amount of {$3200.00}, so I can directly pay to XXXX. It was discussed and confirmed that this refund would be electronically transferred to same account from which XXXX receives my semi-monthly payments of {$650.00} and that these funds would be available on XX/XX/XXXX. On XX/XX/XXXX when the refund was not available as agreed, I contacted XXXX and spoke with Supervisor XXXX ID # XXXX, who provided no explanation for the continued breakdown when asked ; apologized and ultimately agreed to facilitate that refund to me in amount of {$3200.00} with this refund now to be available on XX/XX/XXXX. During this call XXXX ID # XXXX refused to provide a written/email account of this matter and/or assurances that this refund indeed would be done this time ; refused to permit me to speak with a higher level of supervision ; and refused to provide me with contact number to XXXX XXXX corporate office. XXXX did provide corporate office mailing address of XXXX XXXX XXXX, XXXX XXXX XXXX, CA XXXX and the XXXX email address. On XX/XX/XXXX the refund was not available as agreed. To date ( XX/XX/XXXX ), debits from my XXXX XXXX XXXX checking account not paid toward my mortgage include : XXXX {$650.00} ; XX/XX/XXXX {$650.00} ; XXXX XXXX ; XX/XX/XXXX XXXX ; XXXX. XXXX ; XX/XX/XXXX XXXX ; XXXX XXXX for a total of {$4600.00}, and my mortgage is now nearly 60 days past due when essentially I never missed a payment. On XX/XX/XXXX I spoke with XXXX Supervisor XXXX ID # XXXX, who then advised that XXXX corporate office has sent paper check # XXXX in amount of {$2600.00} to VMLS and electronic funds transfer also in amount of {$2600.00} to VMLS and that, for undisclosed reasons, XXXX did not process the refund to me as agreed. I reiterated that VMLS does not accept electronic funds and advised to continue paper check process and redirect electronic fund to me in refund. Later this day ( XX/XX/XXXX ), XXXX ID # XXXX called back to clarify that only one check totaling {$2800.00} was in process to VMLS and that {$1300.00} will be refunded to me by Wednesday XX/XX/XXXX. Henceforth, I will stop all payments to XXXX, and I am asking for the Consumer Financial Protection Bureau 's ( CFPB ) assist in facilitating a full refund from XXXX XXXX XXXX.

I am writing to dispute my payment made on XX/XX/2023. I paid my full XXXX balance of {$880.00} via autopay on XX/XX/2023. On XX/XX/2023, I paid {$1100.00} towards additional principal via Volunteer Mortgage Loan Servicings ( VMLS ) website. I selected custom payment and put in {$1100.00} beside the additional principal box. I have done this every month for the past XXXX years. I then got a confirmation email which I will attach copy of to this letter, expressly stating that my payment was applied towards my principal balance. However, on the XXXX of XX/XX/2023 my auto payment was not deducted from my bank account. I waited a XXXX days to see if the system was running behind, but the auto-payment was never taken out. On XX/XX/2023, I spoke with XXXX XXXX, a representative of VMLS, who informed me that the XX/XX/2023 payment of {$1100.00} dollars was applied to my monthly XXXX payment which was due on XX/XX/2023. XXXX XXXX sent me a screenshot of my payment history to confirm that the XX/XX/XXXX payment ( which was dated as XX/XX/XXXX on VMLSs system ) was used for my XXXX monthly payment. I have attached the screen shot he emailed to me. By not applying my XX/XX/2023 payment to additional principal, as the website and confirmation email confirmed, XXXX is in violation of Section 5 of the FTC Act ( 15 U.S.C. 41-58, as amended ). Mortgage servicers are required to credit the payment to the account by which it was paid on the day of the received payment. Further, the online payment system and the confirmation email both showed that I had paid additional principal, which makes the {$1100.00} payment not being applied to additional principal is deceptive and fraudulent. This practice is not only unfair, but it subjects the borrower ( myself ) to additional interest payments that would not have been required if that amount had been applied to additional principal.

We were advised by XXXX XXXX, Code Enforcement XXXX for XXXX XXXX, TN. Around XX/XX/XXXX, that XXXX XXXX on XXXX XXXX XXXX here in XXXX XXXX are prone to sinkholes. There were no mention of the sinkholes by XXXX XXXX XXXX XXXX XXXX XXXX, Title and Escrow, XXXX XXXX of XXXX Banker, and realtor XXXX XXXX of XXXX XXXX. We found out about not just the sinkholes, but that the fact that our condo is built on the top of a slate rock cave ( address is XXXX XXXX XXXX XXXX XXXX XXXX XXXX, TN XXXX. ) and was told by XXXX XXXX herself to my XXXX XXXX partner XXXX XXXX, whose name is on the deed with mine. There were no PLAT maps accessible there at The Title and Escrow place. In ALL of our closing documents there is no such documentation about sinkholes, and the condo being built on top of a XXXX XXXX XXXX. Me and XXXX have been living XXXX XXXX that this place will sink into the ground at any moment. XXXX XXXX said that this condo will definitely not sustain the length/life of the loan. I have mobility issues, XXXX and I are both agoraphobic, so resilience and optimism are two thing that were stolen from us. We are both on tightly fixed incomes. I had a grand mal XXXX XX/XX/XXXX and died. This stress of knowing this soul crushing truth has had a lot of negative impact on both XXXX 's mentality and mine. If XXXX XXXX calls you ; talk to him! I can not handle much more stress cause if I have another XXXX, it could possibly kill me. We deserve a lot of compensation for our suffering, being exploited, and public apologies. Tennessee is so corrupt, still, even now. I forward everything to XXXX XXXX 's email. I am no longer putting myself on the back burner. I submitted a dispute on XX/XX/XXXX with XXXX a my mortgage company Volunteer Mortgage Loan Servicing located in XXXX, TN is incorrectly reporting on my credit. They are reporting that I have not paid since XX/XX/XXXX, that I have missed XX/XX/XXXX and XX/XX/XXXX payments as well as me having a past due balance of {$2600.00} and it shows my mortgage balance increased {$980.00} ( which is incorrect ), so the balance on my mortgage is wrong. All of this information is incorrect. My account is current, I have no past due balance, I paid for XX/XX/XXXX and XX/XX/XXXX, my mortgage balance did not increase and instead decreased, my mortgage balance is {$180000.00} NOT {$180000.00}. Again, I submitted this dispute with XXXX on XX/XX/XXXX and received notification on XX/XX/XXXX that it had been completed but still with the wrong information. XXXX did a poor job in getting the correct information updated. I then called my mortgage company and spoke with someone and they said they were able to see that my account was current but they were unsure why it's reporting wrong but could not resolve the issue. They simply asked me to send an email and this has caused my credit score to drop several times. The lady with the mortgage company said they may not have checked my account but why would they report to the credit bureau with incorrect information, without truly checking my account. I'm attaching the dispute section from XXXX showing no changes made and the incorrect information. I'm also attaching a screenshot of my mortgage account online to show my current balance with no past due amount and when the last payment was received.

XXXX uses a regular bank ( XXXX XXXX ) to process the paperwork and approve the mortgage. My first mortgage payment of {$1100.00} was paid by phone on XX/XX/2019 to XXXX XXXX, phone number # XXXX, confirmation number # XXXX for Account number # XXXX. I received correspondence that all my subsequent mortgage payments for XXXX should be paid to Volunteer Mortgage Loan Servicing ( VMLS ), phone number # XXXX and my new account number will be Account # XXXX. On XX/XX/2019 my next payment of {$1100.00} was paid by phone to VMLS, confirmation # XXXX ( I spoke to XXXX XXXX and XXXX at VMLS in the processing of this payment ). My current credit report reflects that I was 30 days late in making my XX/XX/2019 payment. This is ABSOLUTELY erroneous! Therefore I am asking that you PLEASE contact XXXX via Volunteer Mortgage Loan Servicing at phone number # XXXX to verify that account # XXXX was paid on time in the amount of {$1100.00} and that the 30 day past due reflected on my credit report for XX/XX/2019 be deleted and/or corrected. ( Please note that I have also paid VMLS on time for my XX/XX/2019 payment and am scheduled to pay my upcoming XXXX payment on time ). I have never missed or been late on any of my mortgage payments. XX/XX/22 recd notice of escrow shortage. Research to see what that means... Fine OK. I attempted to pay online as normal by paying both mortgage payments as well as the full shortage in one lump sum so my monthly payment would not increase. Can't do it online, As they have already applied the increase to my mortgage in 12 payments even though I hadn't even received the notice yet. No Way to pay the mortgage payment and the regular monthly payment as it is locked in to the increased payment now. I called XXXX says oh yeah you can do it online, so I tried again. No you can not change it. 2nd call female I'm happy to apply those payments correctly for you for {$5.00} fee. Last time I checked this is a government agency paid for by my tax dollars, you gon na charge me to fix your error? Repeatedly tried to Speak with a Supervisor but Reps place you on hold and never return. They are also increasing my payment by $ 22 monthly not {$15.00} as stated on the paperwork. This is borderline fraud. I have reported them before for Shady accounting practices, but no One ever does anything. All I want is to get it paid correctly so I don't have to call 14 times after they misapply it online. This is not rocket science, it is customer service and should not be a fee attached to That.

I contacted Volunteer Mortgage Loan Servicing the end of XXXX of this year to make sure that my mortgage insurance will decrease according to my principal and will reflect on escrow analysis. A supervisor assured me that this would happen and it didn't. It decreased by {$.00} as if I had paid the minimum monthly payments all year, but I had my principal down almost {$20000.00}. I emailed them months ago because they were not accepting calls, and I don't think they replied. I called them in XXXX, and they answered. The rep told that they get their numbers from HUD. I contacted HUD and they said to contact your agency. It just seems like I'm getting the runaround and no one wants to get the bottom of my concern/request. It's very frustrating that I have to go through for something that I feel like should already be happened. The amortization schedule that my closing attorney gave me shows that my mortgage insurance should have decreased by almost {$13.00}. I want to get this rectified because I am continuing to pay extra on my principal, and I don't want to have to go through this again next year.

During the process of monthly payments I have sent payments on time, but continue to get late fees. Also when I do payments over the phone the workers have been not writing the right documents for to take my payments which cause me to be late. When ask about this issue the company stated that I give the wrong information ( When I specifically give the information back to the worker number of times. Second issue was i have sent money in that make me have money in another account with the company. Ask the company to refund me the money and they stated i couldn't receive it back I have email the director of the company of this issue no one call nor respond back to my complaints. Also I recieve a loss Mitigation approval were documents were wrong that the company stated I suppose to be pay back which was not right, ask the specialist that sent the documents which she know nothing to provide the right information. So I am writing to CFPB to look into this matter also the reviews of this company of Volunteer Mortgage Loan Servicing, which other consumers are going through also.Thanks in advance

The bill due for my mortgage with Volunteer mortgage in Tennessee was nearly twice my regular monthly payment, so i track it down to the line with the {$350.00} addition ... it is for " corporate advances '' ... and the description for that ( on the bill ) was " advances paid by the servicer for work performed such as property inspections, valuations, legal fees and costs ''. I called my lender and ask what this is all about. The gentleman on the other end put me on hold for 5 minutes and came back to tell me that it was a fee added because the bank reevaluated the value of my house every 30-60 days ... So i ask why, in ten years, i have never seen this fee before ... especially if it occurs every month or two ... I'm placed on hold again and he comes back with a whole new story that their company merged with another bank in XXXX of 2019, and that their lawyers went through all their accounts to make sure they were on the up and up ... and that was my legal fee to pay for their merger and acquisition. I am still unsure what the real story is. I have attached a document of the bill.

In XXXX when I was trying to make my XXXX payment. The office was closed due to a holiday on XX/XX/2019. So I couldn't call to make the payment. I tried logging into the web portal to make my payment but couldn't get my payment to be accepted. I was not able to make my payment until XX/XX/2019 causing my payment to be late. My credit then had a late payment reported which lowered my score almost 40 points. I disputed the late payment due to the web portal not working to make my payment on time. When I disputed the payment they took the late payment off of XXXX and then reported it late in XXXX again causing a 40 point decrease. I have tried 3 additional disputes to have the late payment removed and it keeps coming back validated. It is not an accurate reporting. I spoke with someone at the company on XX/XX/2019 advising them that I would be making my payment on XX/XX/XXXX due to that was my next paycheck date. I was advised that would be ok but I would need to make the payment online which I tried to do. The office keeps telling me that they don't have record of that call.

I have a {$120000.00} FHA mortgage that was originated on XX/XX/19 through XXXX and serviced through Volunteer Mortgage Loan Servicing. I was under the impression that my MIP would go down as printed on the amortization schedule that was given to me by my closing attorney as I pay down my mortgage. I've paid my mortgage down to {$42000.00} and my MIP has only decreased to {$79.00} from {$85.00}. Looking at the amortization calendar, my MIP should be approximately {$40.00}. I asked Volunteer Mortgage Loan Servicing about my MIP years ago and they just told me that it only changes yearly. My request to CFPB is to verify how much my MIP is supposed to be. It's very disparaging for my MIP to only go down $ XXXX yearly. There was a {$1800.00} upfront MIP. It's sad that FHA is supposed to help low-income homeowners save money but the homeowner will pay way more in mortgage insurance over the 30 yrs than the {$15000.00} assistance. I'm going to do everything in my power to pay off my mortgage in 10 yrs to stop paying this high mortgage insurance and interest.

My mortgage was being serviced by XXXX XXXX. When I logged in to my account to pay my XXXX payment, I learned my mortgage was no longer being managed by XXXX XXXX, and was now being managed by Volunteer Mortgage Loan Servicing. Neither servicing manager sent me notification that the mortgage changed hands. I've tried consistently to contact someone with Volunteer Mortgage Loan Servicing. After several attempts, and leaving several messages, I was able to reach a gentleman that provided me with an account number and instructions to make the payment online. I've tried doing that multiple times, but have been unsuccessful due my account be locked. I've since tried contacting Volunteer Mortgage Loan Servicing, but to no avail. I've left messages, and today someone finally returned my call. Volunteer Mortgage Loan Servicing is now refusing to accept my XXXX mortgage payment.

I was in bankruptcy around XX/XX/XXXX. My mortgage was placed in my bankruptcy on XX/XX/XXXX. Money was withdrawn from my check to pay my mortgage due to Volunteer wanting to include it in my bankruptcy for the trial period. I PAID MY MORTGAGE EVERY MONTH FROM THAT DATE THROUGH BANKRUPTCY UNTIL XX/XX/XXXX. I WAS ABLE TO TAKE UP MY OWN MORTGAGE AFTER THE TRIAL PERIOD FOR THE Reaffirmation Agreement. So my credit should not reflect a none payment for all of the months!! I was told that I needed to dispute the report through the credit agency however you all are still reported non payments. Sent financial and request for mortgage modification to my mortgage servicer Volunteer Mortgage Servicing. They sent me a letter stating Loss Mitigation approval with 3 three trial payments and a Forbearance Agreement. The letter didn't state the interest rate or terms of the modification. I was told by Volunteer customer Service the modification I received was a FHA XXXX XXXX and I didn't accept the modification. I never received a letter stating I received a XXXX XXXX. Volunteer is hard to work with they leave you on hold for long periods of time and always state you need to call back. See Attachments

I was having trouble making a payment online for my mortgage with Volunteer Mortgage Loan Servicing. I spoke with the company and discovered the problem. They instructed me to call a certain number to make the payment, this was on the last day of the month, and they informed me the payment would not be reported as late or negatively affect my credit score. This was for XX/XX/XXXXorXX/XX/2020. It was reported late anyway. I spoke with Volunteer Mortgage and they instructed me to file a dispute with the credit bureaus in order to get the information corrected.

Received Loss Mitigation approval notice from my mortgage company which is a catch up plan or forbearance for my mortgage. I have a FHA mortgage, I requested a PMI claim be filed on my behalf for the delinquent payments and the mortgage balance be amortized over 30 years. Paperwork was improperly written up for a forbearance. Worked with them to do a loss mitigation. They told me to make a payment in XXXX and I did. They then sent me a letter saying my next payment was due XX/XX/XXXX with a 15 day grace period and I was expected to make these payments until loss mitigation Paperwork was sent back.
