I made a payment on XX/XX/XXXX at XXXX EST, and a payment on XX/XX/XXXX at XXXX EST. I got charged with a late fee both of those months for XXXX each. I emailed Valons email support and they responded that their policy states they are only allowed to credit 1 late fee per a 12 month policy. This policy was never clearly explained to me when my loan was transferred from XXXXXXXX XXXX to Valon Mortgage. I explained that Valons 1 late fee credit per 12 months is predatory and intended to extract as much funds from the consumer as possible, especially considering the actual payments I made were on the XXXX day which is what is allowed by law as a grace period for consumers. After arguing with Valon, I got both late fees waived. Yesterday due to a power outage at my property, I did not have online access to make my payment prior to XXXX on the XXXX, and I was finally able to make a payment at XXXX EST at the earliest on XX/XX/XXXX, within the 16 day grace period. I emailed Valons email support right away for help, but rather than argue in emails back and forth I decided to call in to their customer support to talk to someone and provide documentation of my power outage as I have text notifications from XXXX XXXX that power would temporarily be out at my property. The representative on the phone was rude and didnt have any compassion and told me that the fee would be my responsibility. The call can be listened to at https : XXXX I even asked the customer service to set me up on autopay if shell waive the late fee so that neither I or Valon will have to deal with late fee waivers again as it is likely to repeat considering Valons very strict late fee waiver policy that results in issues because of their early XXXX early cutoff time while the industry standard over the years has been major credit card companies and mortgage companies moving over to a midnight cutoff time. I explained to Valons phone representative that this fee will not be paid and will remain on the account until it ends up in collections and that a complaint will be filed to the CFPB to inform them of Valon unwilling to help a customer out that has tried to reach a middle ground with autopay setup. A company like Valon should really focus on customer support being a new company and winning over customers versus trying to figure out how to make as much profit as possible especially when all my payments have been on the XXXX and it is very clear I am a credit worthy customer based on my credit score and payment record. They could never get me as a customer based on their customer service alone and are lucky to have gotten my business by getting my loan transferred over to them. I hope Valon isnt as greedy as Ive pointed out and will credit me my late fee charged on XX/XX/2023 in the amount of XXXX.

Valon Mortgage company took over our mortgage and upon doing so we immediately ensured our homeowners was updated and that all declarations were sent. Our homeowners sent all necessary forms however we received a notice that we had no hazard insurance on our property and Valon would be seeking to purchase. We immediately called both companies on XX/XX/XXXX at which time the representative at Valon was unprofessional and refused to provide information. We had to hang up and have our homeowners call to reach another representative while conferencing with us to ensure payment as at this time it was past the XX/XX/XXXX due date. Our homeowners XXXX XXXX XXXX ( XXXX ) provided VAlon again ( after XXXX had done so in XXXX ) with the payment information and provided them via fax, over the conference call and email ( that we confirmed over the phone the agent received ) the overnight payment information. Valon was to overnight the payment from our escrow to our homeowners. Today XX/XX/XXXX we received a letter from our homeowners that it was not paid. Upon calling homeowners we were informed no overnight payment was made and I paid a portion to maintain our homeowners insurance over the phone. We called VALON and they said they sent payment standard on XX/XX/XXXX that would take 10-15 business days to process. This is grossly negligent and as a homeowner who has never missed a payment it is infuriating that we have no say in who manages our mortgage especially when they are negligent and deceitful. They were aware it had to be an overnight payment and assured us they would. We have spent hours now trying to remedy this solution and can now only hope they are being truthful and did pay our homeowners and it will process. This is poor business and homeowners deserve better. Our time is valuable and this took time out of an already busy work day. If I were this negligent at work I would be fired and lose my license to practice. I do not understand why this is allowed. Looking online I am not the only one with these complaints about VALON mortgage.

Valon collected escrow funds for an insurance policy it had no intention to pay. Our mortgage was sold to Valon in XX/XX/XXXX. Shortly thereafter, they paid our homeowners insurance and earthquake insurance premiums out of escrow. Our XXXX, XXXX, escrow analysis was calculated to cover earthquake insurance, property insurance, and county taxes. On XX/XX/XXXX, I emailed a copy of the yet-to-be-paid earthquake insurance bill to Valon. On XX/XX/XXXX I called to make sure it was going to get paid since it was due on the XXXX. I was told unequivocally that they would not pay the earthquake insurance premium because the insurance wasn't a requirement of the original mortgage. They could not explain why they paid it in XXXX or why they had been requiring escrow payments for a bill they had no intention of paying. They refused to make an exception as they seemingly did in XXXX. At no time was I informed that they would not pay the earthquake insurance in XXXX. Based on the fact that they already paid it once, they were billing me for it, and our previous servicer had no problem paying it, it was reasonable for me to believe that they would pay it this time. In fact, their FAQ at XXXX XXXX XXXX says " If you have an escrow account for your tax payments and/or insurance premiums, the account will transfer over to us. We will continue collecting these funds and making the payments on your behalf. '' That seems pretty clear to me. Had they informed me that they would not pay it, I would have put the money aside to pay it myself. In the end, I was able to get them to request a refund out of escrow so I can do just that. Apparently this is in process and I should get payment in a week or XXXX. I am filing this complaint because I want to protect other consumers from Valon 's deception. They need to reform their escrow analysis so that they aren't collecting money unnecessarily. They need to inform consumers about this policy, especially when coming over from another servicer.

I have been working with Valon Mortgage to have the PMI removed from my mortgage. During this process, they have repeatedly misrepresented services, given assurances that have cost me money, and failed to provide any sort of meaningful support or processing expedience. When you are servicing a XXXX XXXX dollar investment, it is imperative that statements around financial matters to clients are both accurate and concise. While I understand the CFPB does not service customer service complaints, Valon has repeatedly made improper recommendations, given false assurances, and failed to follow through on what they are required to do as a mortgage servicer. On XX/XX/XXXX, a Valon rep stated that " regarding your PMI appraisal, not a problem. That does sound like a pretty massive undertaking so as long as it shows up in an appraisal, we can definitely move forward and proceed ''. Unfortunately, this was not the truth. We can't even get to a place where an appraisal can be scheduled. On XX/XX/XXXX Valon stated via email that Converting to a smart home could be considered a substantial improvement. So on that advice, I went out and bought/installed what has now come to over {$500.00} of smart home equipment. Smart thermostat, locks, doorbell w/ camera, and security system to run it all. But then on XX/XX/XXXX they said that we believe strongly that those items would not have changed the determination and have refused to submit them for approval. To make a suggestion that costs clients money and then back away once the client has made the investment is both repulsive and unethical. Finally, on XX/XX/XXXX Valon emailed to say that they proceeded to order your Property Valuation as of XX/XX/XXXX. Which was great. I was very excited. But then XXXX minutes later, they responded to say that wasnt actually the case. They should not be telling clients that their processes are moving forward when they are not. That is misleading and sloppy.

My loan was transferred to Valon Mortgage from XXXX XXXX XXXX on XXXX. I contacted Valon on XXXX because I was unable to access my new account online. This access issue was due to me being in an active XXXX XXXX Bankruptcy so I understood and accepted that. I was able to reach someone and they told me I would have to make payments over the phone or through the mail and that I needed and authorization signed by my attorney. My attorney sent that over on XXXX. I received a call from the original rep I spoke with on XXXXXXXX He advised that they had the authorization and he could process my payment. I made that payment over the phone with him. The XXXX payment. The ONLY payment that was due. They drafted 2 payments, over {$3000.00} from my account that day. I only discovered it when I overdrafted on XXXXXXXX I have sent emails and left messages all day today. None have been replied to. I was able to reach someone who said they would send back the overpayment in 2-3 business days. IT DIDNT TAKE THAT LONG FOR THEM TO GET MY MONEY. I asked for it to be wired. He said a wire would take that long. I took the time to educate him that a domestic wire transfer in the US is guaranteed same day. Are they not in the US? This has been a HORRIFIC way to start a business relationship. I want my money back today. I need it back today. I gave permission for one payment of XXXX to be deducted from my account and they took double. Where I come from that is called stealing and nobody seems to care how their theft is impacting my life. I wish we could opt out of servicing transfers. XXXX was amazing... ..valon is a total trainwreck full of thieves and liars from what I've experienced and its only the first week .....

What happened : On ( XX/XX/XXXX ), I Spoke with a supervisor regarding my insurance. I explained that I was able to find a lower insurance premium that I would like to purchase. This insurance needs to be purchased directly from us. We were told that he would allow us to purchase this insurance but we needed to complete a form so they could approve it. We ask if we could go ahead and purchase this policy because it is only valid for that day. He gave us permission to purchase this policy. Now we received an email communication stating the removal of the insurance from escrow was declined. We already spoke on the phone regarding the 80 % XXXX from initial purchase. He said he would approve it for the exception of the insurance but not the property tax. We agreed and he said he would send us the form and we could go ahead and purchase the insurance that day. I asked several times to make sure we were clear about the decision to purchase the insurance. There is a recording of the conversation. I feel I was misled, and wrongly informed to go ahead and proceed to buy the insurance. In XXXX, Valon was late in paying my property tax, and XXXX XXXX kept contacting us and sending us notice with late penalty fees. We had stress during this time caused by this issue. In my experience the idea behind an escrow account is to eliminate these issues from the customer. However, this was a very stressful event for my husband and myself. I still have the letters from XXXX XXXX stating that our payment has not been received. We were very upset, and nothing was done in return to make up for this stressful event that was clearly Valons fault. The only thing we received was an apology.

XXXX XXXX received notification from my insurance company that my premium had not been paid. I spoke with Valon Mortgage, and confirmed with them on the phone, the correct mailing address, as provided on the letter from my insurance company. I was assured this matter would be taken care of. XX/XX/2023- received a letter from insurance company that the policy was still unpaid. XXXX Called Insurance, and was informed that they had received a check from Valon , however, Valon then proceeded to order a stop pay on the check, and would not honor it. Called Valon, and they assured me it was a mistake, and they would correct the problem. We had a 3 way call with insurance and Valon, where the mailing information and dollar amount were confirmed directly with Valon, while I was still on the line. Valon insisted they would send out a check by mid-week the following week. XX/XX/2023 - Found out my homeowners insurance policy was cancelled due to Valon never submitting payment. Spoke with insurance, and they were able to reinstate my policy, unfortunately at a higher cost. I have paid the policy premium, and have requested Valon to respond to this issue, and I will be expecting reimbursement. Not paying insurance, appears to be a common theme with this company based on other XXXX XXXX XXXX complaints. I firmly believe this company is taking customers money, and fraudulently using the escrow funds, instead of paying what should be paid out of impound accounts. They need to be held accountable. I work in the real estate industry, and what Valon Mortgage is doing, is wrong. They need to be held accountable.

My original mortgage was re-sold to Valon Mortgage as of XX/XX/2023. XX/XX/2023 : Valon request condo Insurance XX/XX/2023 : I provide documentation of condo/building insurance as par t of my HOA requirement. XX/XX/2023 : Valon reports me late due to lack of insurance, and charges me + {$420.00} for insurance & late fees. I call Valon helpdesk and walk through steps on how to bring account up today. I agree to pay the {$420.00}, until Valon is able to process my proof of home insurance by HOA documentation. Was told that the extra $ will be credited to the following month. XX/XX/2023 : Same process as May ... re-submitting Insurance documentation, reporting me as non-payment even after receiving email that payment was received and applied. New request from Valon that I need XXXX insurance. ( I have lived in my condo for XXXX years gone through various mortgage buy-outs and was never required to have XXXX insurance. I called Valon and after many calls a representative helped me open a ticket for someone to investigate my case and provide a detailed explanation. XXXX XXXX No communication from Valon -- late fees increasing. XX/XX/2023 : provided Valon proof XXXX insurance and request late fees to be remove and credit for their mandated insurance. XX/XX/2023 : Valon has not had a representative review my case in details, communicated with me via email nor telephone call. Company keeps bouncy me and providing genetic answer.

XX/XX/XXXX payment made within grace period. Due to an error on my part I wrote the correct amount on my check when i wrote in the numerical amount in the box on the check.. However when I wrote the amount out in the text field, I neglected to put XXXX cents after the full dollar amount. I was unware of this error until I received a phone call saying I was delinquent on XXXX Delinquent for XXXX cents? Wouldn't it make sense to take that amount from my escrow account that had thousands of dollars in it? But instead Valon chose to show me delinquent. Again, I received this call on XX/XX/XXXX. It was recorded and the gentlemen I spoke with assured me that I would not be charged an over {$50.00} late fee. I sold this property and escrow closed on the XXXX XXXX XXXX When I received the final closing statement, much to my surprise it showed that a {$52.00} late charge was included in the payoff amount. As an XXXX XXXX XXXX XXXX who made a simple mistake I am sure that Valon can not justify a {$52.00} late charge over a XXXX cent payment shortage. And of course, the call recording will show that the agent I spoke with agreed that a late charge would not be assessed. For clarity, my account will show a {$13000.00} payment on XXXX That amount was held in suspense until I paid {$10.00} with the agent on the phone on XX/XX/XXXX. Seemed silly to make an ACH payment for XXXX cents.

I have an Adjustable Rate Mortgage which resets every year on XX/XX/XXXX to reflect a new interest rate. I regularly pay added principal which decreases the interest collected from each payment. My loan was sold on XX/XX/22 to Valon Mortgage Inc. which used an incorrect estimate of the outstanding principal balance to amortize the new loan payment at the reset date of XX/XX/22. The difference in the minimum payment is only a few dollars each month but it means the math has been calculated in error. Valon has also incorrectly applied my prior extra principal payments to 'calculate " full principal and interest payments then used shorten the XXXX loan term remaining. See file. That the extra principal has already been used to decrease current interest doesn't seem to register. That error will affect all future loan amortization since, even if the last year 's balance is small, the ARM loan will be fully amortized in that last year to yield maximum interest which means a full year of payments. My account page reflects that mistake in the 'payments remaining ' portion which is enclosed. Repeated attempts to set this issue right have been ignored in lieu of nonsense replies blaming the prior servicer for 'finalizing ' the incorrect balance. Email copies and a screenshot of my account page are enclosed.

Around XX/XX/XXXX, I was notified my mortgage service provider had changed from XXXX to Valon, my mortgage is fixed at 2.75 % with a monthly payment of {$2600.00}. On or around XX/XX/XXXX I received an Escrow Account Disclosure from Valon stating my escrow funds were short {$3200.00}. On XX/XX/XXXX I paid the {$3200.00} to avoid paying a higher monthly mortgage. After disagreeing with representatives at Valon it was discovered their escrow had made a mistake. On XX/XX/XXXX I received an email stating Valon had made a mistake with my Escrow Account Disclosure and my mortgage would increase {$120.00}. At this time I have paid the {$3200.00} and my monthly mortgage has still increased {$120.00} on a XXXX fixed mortgage. My property taxes for XXXX XXXX XXXX has increased {$7.00} from {$6600.00} to {$6600.00} between XXXX and XXXX estimates. I have not received any money in return from Valon nor have they returned my mortgage to {$2600.00} and my insurance was not paid until it had expired. Every conversation I have had with Valon has been met with no explanation of these errors nor have I received any money back since paying these bills. I would like to see an investigation opened against Valon and their business practices

I have a mortgage with Valon Mortgage. I have my home insurance and flood insurance impounded into an Escrow account. Valon is stating they require WIND insurance in my home policy. My insurance agent has sent them my entire home insurance policy which shows wind damage is included. They continue to require me to get wind coverage and are forcing me to pay for their policy, which is over {$2000.00} annual policy. On XX/XX/2022 my insurance agent sent the Valon Agent XXXX this response : XXXX : It was good speaking with you a few moments ago. As discussed heres a copy of XXXX XXXX full policy showing NO EXCLUSION for wind claims. Please have Valon mark this matter completed and cease and desist all force placed coverage actions. XXXX then closed the matter. On XX/XX/2022 I received a call from XXXX stating that Valon reviewed my homeowners policy and I do indeed have Wind coverage. On XXXX XXXXXXXX XXXX I received another letter stating valon will be requiring that I have a seperate Wind Policy again. Valon Mortgage bought my loan at the end of XXXX. ( Loan # XXXX ) Without notice, they set up an escrow account and paid for liability insurance, which I had already paid. I never authorized an escrow account for this loan. I have been paying the mortgage on this loan for over thirty years without an escrow account. I have independently paid for my own insurance and taxes on the property throughout the time I have owned it. I was told today by Valon customer service that Valon paid for liability insurance on my property, and that it was a mistake. I was also told that Valon would carry a negative balance on my escrow account unless I help them get back the funds they sent to XXXX XXXX in error. Here 's my complaint : a ) I did not authorize an escrow account, but they opened one anyway ; b ) they made a mistake by paying for an insurance policy that I already carried ; c ) they will not fix their mistake, but require action from me to help them receive their funds back. I should also note that the insurance they purchased was from XXXX XXXX, the very insurance carrier I have used for decades to cover the property connected to this loan.

There have been two issues with this new company that my mortgage has been sold to ( I never would have picked this company as my mortgage company ) : - I have my bills paid by my bank bill pay and they send the checks on time, always. This company holds the checks, not giving me proper credit for paying my mortgage on time. The photo I've submitted ( a screen shot of my account page ) on XX/XX/21 will show you that I have not gotten credit for paying my XXXX payment on time even though my bank sent the payment to be delivered on XX/XX/21. - When my mortgage was transferred there was no information given to me about having to change my insurance to their company. I randomly logged onto my account and saw information about this, but then the next time I logged on it was gone. Had I not randomly logged on this one day, I would have been in the situation of them buying their own fake insurance for my house and not communicating with me regarding what needed to be done re insurance. The photo I've submitted similarly shows no information about the insurance issue.

I purchased home in XX/XX/2021 with XXXX. In XXXX I receive a letter that XXXX owns loan now but to continue with XXXX as mortgage servicer. I always pay my mortgage 2 weeks early on the XXXX of the month. Today I receive an email from a loan company I never heard Valon, or was given the heads up my loan was transferred. They say they aquired my loan XX/XX/XXXX and nobody informed me and I am late on payment and owe an additional {$21.00}. Not only have I paid XXXX 's mortgage but I paid XXXX 's too. Yet they are saying I still owe with a fee and late on XXXX. I am very upset and especially having not been forewarned. How do I know this is not even a scam? They better take off fee and have me credited up till XXXX. I do online banking and it shows both checks cashed and dates.

My mortgage was transfered from XXXX to Valon Mortgage in XX/XX/2023, I have been making Doulble house payments for last 24 months. Previous mortgager always applied anything over the normal payment to Principal. Valon from the very first payment each month has misdispositioned my funds to Escrow or appling payment to future payment interest and escrow instead of appling it to directly to that months principal. I have to watch the paperwork and have had to call everymonth to redisposition the fund to principal. I dont believe i should have to. As a matter of fact I wonder how many other people they are doing this same thing to. Please contact me back with any information you can give me.

They have not paid my home insurance premium to XXXX XXXX XXXX & the policy # XXXX is expiring. XXXX is my representative at XXXX XXXX XXXX. The agent is XXXX XXXX XXXX. Property insurance was due XX/XX/2023 it was not paid is XXXX days late. Contacted insurance company to ask why was not provide reason or any assistance in getting it paid. My XXXX, XXXX, and XX/XX/2023 payments keep getting rejected by Valon mortgage. They keep blaming my bank but my bank and saying my account numbers are incorrect but my bank has confirmed all my numbers are correct and there should be no issue. I have setup " Autopay '' many times and for a reason they are unable to explain, Valon Mortgage keeps turning it off.
