I currently have a home mortgage with Valley National Bank in New York State. In mid XXXX of this year 2020 I began the process of refinancing the mortgage for the purpose of lowering my interest rate. Valley National said they had a program that would cost {$490.00} ( CEMA ) for refinancing with no additional closing costs. I was sent loan documents to sign and a request for the {$490.00} which I paid immediately. by credit card. I then received an email that explained in order to be eligible for this program I would have to open a checking account with Valley National. The checking account, they said, was required so that the mortgage could be auto deducted from my account each month. I was surprised by this information as it was not given prior to the documents being sent and the {$490.00} being charged to my credit card. I opened the checking account at Valley National to satisfy this surprise requirement. I then received a second surprise when they requested {$500.00} for a rate lock. I explained that I did not want to lock the rate but they insisted that this was the only way to move forward with the process and that the {$500.00} rate lock fee was fully refundable after closing. In order to not waste more time, I paid the {$500.00} rate lock fee. Upon reviewing the loan documents I realised that they had written the loan amount for {$7000.00} more than what the balance was of my loan. I also saw that there were over {$6000.00} of closing costs on the document. When I asked for clarification the loan officer was elusive and unclear about why those amounts appeared on the document. I did my own research and discovered that the Government taxes and fees on the document are not considered " closing costs '' but appear nonetheless in the closing cost area of the document. The loan officer then explained that we would not have to pay out of pocket for those costs if they were worked into the loan amount. I declined that option and requested that they rewrite the loan for the amount I requested ( the balance of my loan ) and I would pay out of pocket for the taxes and fees. After that was agreed upon I was sent new loan docs. I signed everything in a timely manner. I then was asked by the loan officer to re-submit information about my finances including my W2 's, three months of pay stubs and my home insurance declaration page. ALL of which I had already submitted at the beginning of the process. I resubmitted all that was requested of me. The loan then went to another department that handles preparing everything for the underwriter. The individual who I was now working with requested my Pay Stubs AGAIN. After some days went by I contacted him again. He then explained that he must send a Verification Of Employment to my employers of the last two years. I alerted my employers who sent the requested document back to Valley National the same day. I made several attempts to follow up with the individual who requested the VOE. He did not return my phone calls or email. The following business day I received an auto response from his desk explaining that if I needed assistance to call another rep at Valley National who's name, email and phone number were provided. The phone number was missing a number so I had to take a guess at it. I was able to reach the woman who informed me that the previous agent was no longer with Valley National. She asked me for my loan number. She then explained that there was information missing from the VOE that was sent back to Valley. I personally reviewed the VOE with my employer prior to her sending it back to them and she had in fact filled out every section of the form. It seems to me that Valley National is trying their very best to discourage me from continuing to pursue this loan refinance. As I am already committed to a 30 year mortgage at a higher interest rate ( the house was purchased as an investment property and is now my primary residence ) they seem to be doing everything in their power to make the process so frustrating and time consuming that I will give up and just keep the higher interest loan. I am at a loss as to what to do at this point. This has now been a three month and counting process and it was advertised as a hassle free no cost refi.

Hello, I recently came to the conclusion of the scheduled payments of a {$55000.00} auto loan provided by Valley National Bank ( Acct : XXXX ) in XX/XX/2018. Upon receiving the final payoff statement, Valley National Bank incorporated over {$1000.00} of late payments and fees associated with payments which weren't made on the exact due date of the loan over the life of the loan. I purchased my vehicle at a dealership and had I known that the financing bank, Valley National Bank, didn't offer online payments I may have requested another lender ( if possible ), but nonetheless over the course of my loan term I admittedly didn't always submit a wire request from my primary bank in time to have the funds to Valley National by the due date. So upon receiving the final payoff statement from Valley National which included {$55.00} of principal and {$1000.00} of late fees, I simply asked Valley National to provide me with a reconciliation of the {$1000.00} of late fees over the course of five years of payments so I could validate those {$1000.00} of late fees and/or additional interest. After being bounced around various departments at Valley National I was told by a collections XXXX that the statement had to be mailed and couldn't be made available online. As I waited for the mailed copy to arrive, I continued to receive collection calls on the remaining principal balance and outstanding fees ( daily over the course of 2 weeks ). I assured the parties involved that I wasn't declining to pay and would make payment arrangements upon receipt of the mailed materials. Over the next 2 weeks all I received from Valley National in the mail was further notices of the remaining principal balance and requested fees. At this point I called Valley National collections to again ask on the status of the requested reconciliation materials. I was told that the materials request was never made and that another department would have to handle reconciliations. Concerned, I asked to speak to a manager and urged her to please initiate the request for the materials so I could reconcile. I even offered to make a payment at the time for the remaining principal balance while I awaited the reconciliation materials so as to close out the loan without any negative impact upon my credit status. She assured me that no further collection actions would be taken, no late payment report would be made to the credit bureaus and assured me that the materials would be mailed over the next few days. Ten days later, I still had not received the materials in the mail and again called the company, at which point I was able to " get to a person '' who had working knowledge of the fee reconciliation system. Rather than asking yet again for the reconciliation to be mailed, I just had her verbally read the day count and $ fees associated with the various payments which weren't made on the due date over the course of the loan, at which point I agreed to pay the principal balance and fees in full, fully expecting that I would never receive a reconciliation in the mail. Days later I received the vehicle title in the mail and figured this was closure, however upon application for a refinance of my existing home loan ( XX/XX/XXXX ) I now discover that over the course of this whole ordeal, Valley National reported me as 30 days late two times for the unpaid {$55.00} balance, while all the while I was simply waiting for their reconciliation of late fees on the payoff notice to be provided to me. I contacted Valley National and asked them to please restate the report to the credit bureau given that my delays were related to an ask for a simple reconciliation of late fees over the course of a five year loan. Valley National declined to consider this and says " what is done is done ''. Is there any remediation that can be taken at this point. This is virtually the only blemish on my credit over a period of 20+ years and is now impacting the cost of my home loan refinancing. This feels like a classic case of poor communication between departments within a loan servicer, please help ...

I am writing to ask that you launch an investigation of Valley National Bank 's ( VNB ) home refinancing program and assist me to obtain the refinance loan at the cost initially quoted, or to have the monies expended thus far in connection with the mortgage refinancing returned to me. I initiated an online refinance application with VNB in XXXX and decided to use VNB following a telephone conversation with the loan officer based in XXXX, XXXX XXXX, and the documentation he sent me regarding fees shown on attachment A. I signed the requested documents, provided the requested documentation, paid a {$490.00} refinance fee, and a {$2400.00} rate lock-in fee. Subsequent to this, I received another set of paperwork from a bank representative based in XXXX, XXXX XXXX, which had much higher fees and an estimated closing total far in excess of that received from XXXX XXXX, please see Attachment B. When I called XXXX XXXX to ask about the disparity he told me to call XXXX XXXX. I told him I based my decision to use VNB based on the documentation he sent me which I signed, and would like him to explain the difference to me. He said he would look into it if he had time. I followed up with two emails to him which he did not answer. I then called XXXX XXXX who told me to call XXXX XXXX. I told her I felt I was being given the run around, and that the differing loan closing costs seemed to be a bait and switch move that was put in play after VNB had collected a considerable amount of money from me. She said she would look into the disparity and call me back. When she called me back she said the only difference was the transfer tax fee that would be charged by my current mortgagor, XXXX, to transfer my mortgage. I was surprised by this as it was my understanding that XXXX homeowners looking to refinance an existing mortgage do n't have to pay the state 's mortgage recording or transfer tax. I also told her XXXX XXXX told me that transfer fees would n't apply. I further pointed out that the appraisal fee was higher as was the escrow requirements. She replied that the appraisal fee difference did n't matter because the bank was picking up that cost, and that she 'd never seen an escrow deposit requirement less than 3 months, so the 2 month escrow requirement shown on the documentation I received had to be wrong. I then asked why the fee on the documents she sent me showed a 5 month requirement. She said it could vary and she was required to show the maximum amount it could be. I asked under what conditions the escrow deposit requirement might change as I have excellent credit. She told me call XXXX XXXX and he would try to explain it to me. I told her he had n't returned my emails and the last time I spoke to him he told me to talk to her. She then said no matter what the loan officer told me, or sent me I writing, or which I signed, that she was the loan processor and I had to sign the paperwork she sent me. I was incensed by her reply as it seemed flippant, unfair, and non-responsive to my questions. If I was to be sent documents reflecting the maximum closing costs why was n't that sent to me initially by XXXX XXXX? Also as I based my decision to use VNB based on the first set of documents I received, I felt sucker-punched. I am therefore writing to you for help. VNB 's action, in my opinion, border line fraud and constitutes misrepresentation. Please review this matter with all due haste. If VNB will not honor the refinance conditions outlined in the first set of documents I received, see attachment A, I would like a refund of the monies expended based on misleading documentation from XXXX XXXX. I anxiously await your reply before proceeding further and thank you for your prompt attention to this matter.

My husband and I are buying an investment property for my disabled aunt, my grandmother recently passed and with us being able to put a downpayment and buy the collateral, this is making it affordable for my aunt to have a safe and access friendly home. I contacted XXXX Bank and was assigned XXXX XXXX from the Valley National Bank XXXX XXXX branch in XXXX. I was previously a banker for 12 years and am very familiar with lending, I contacted XXXX ahead of finding a property and sent all of our documentation over including our XXXX documents. XXXX had all docs by XX/XX/2020 in XXXX we went under contract on a townhome with a contractual closing date of XX/XX/2020. The entire time XXXX assured me not to worry, with our financials we would be fine and even asked if we might be interested in a portfolio loan, I told him at this time no we would like to test the waters with the one investment property for now. As of the XXXX the loan had not been submitted to underwriting and the XXXX doc 's where not verified or reviewed by the banks underwriting or compliance department yet. We pushed the close date to the XXXX, my grandmother had also passed and we were attending the funeral the weekend of the XXXX, all the while being assured that everything is fine and XXXX is doing everything he can. Well, as soon as we got back from the funeral XXXX was saying we needed to push the closing to the XXXX, during this conversation, I pushed back on XXXX and said that was not acceptable we had already moved the closing date twice and as per the real estate contract the seller has the right to walk from the contract with earnest money after the XXXX and we were already passed that, I did not think she would be willing to push it out that far. XXXX yelled at me and told me I don't understand how this works, and that this timeline just wasn't acceptable. My realtor emailed XXXX later that day, letting him know that the seller was not comfortable pushing the closing passed the XXXX. He replied to the email with two words only " not acceptable. '' I then called the branch manager who provided me with XXXX XXXX bosses info. I explained the situation on XX/XX/2020 and by today XX/XX/2020 the loan is approved and ready to close. XXXX XXXX boss apologized to us and said that XXXX knew exactly what to do to close the loan and asked that we continue to work with him. In the XXXX hours after, XXXX only emailed with a document request, he did not reach out to apologize or smooth things over, he did not reach out to my realtor to communicate anything about a potential close date so that my realtor could save the contract. While this was going on, I switched the contract to a cash offer and apologized to the seller and thanked her for her patience and for working with us through this hiccup. If I had stuck with XXXX I believe XXXX would have cost us the property and he know my aunt had to move out of her apartment on the XXXX. He also knew I was planning to have work done on the property prior to her moving in and that we were working on a tight timeline. I am not sure what personal issue XXXX took with us, at very least he is unprofessional at most maybe homophobic because two men were applying. One thing is for sure, I hope he is not able to do this to anyone else, especially during such a delicate time with my grandmother passing, here we are just trying to make sure our family is taken care of.

On XX/XX/XXXX I was issued a Pre-Qualified Letter from XXXX XXXX XXXX based largely on the information I provided, including but not limited to credit score We then entered into to contract and agreement for purchase of XXXX Maritime way along with agreement for a down payment product offered by your bank through XXXX XXXX. All necessary application fees were paid to your bank, positive results were received from appraisal, all fund verification requirements met which included early retirement fund withdrawal and liquidation of auto asset, and I put {$20000.00} into escrow with XXXX XXXX. I paid your {$490.00} fee and {$500.00} lock-in fee, along with {$400.00} appraisal fee and moving deposit and title fees. I as buyer, XXXX, and Seller were all in agreement and ready for closing on Friday XX/XX/XXXX, My Birthday. According to XXXX XXXX and XXXX XXXX my complete and reviewed file was sent to underwriting for final approval last Week XXXX. I was told that I should expect to hear back in 1 -2 days and that this process was quick, I had nothing to worry about, as XXXX XXXX was very thorough. After several calls to XXXX XXXX, and XXXX XXXX during the 10 days I received no clear answers. Two days ago ( 10 days later ) I was informed by VNB employee XXXX XXXX via email that the holdup with you was my credit score, however there would be an exception if i moved my banking business to Valley National Bank. I immediately responded in the positive. I cleared my morning schedule and met with the XXXX XXXX XXXX to open an account with Valley National Bank. I began the process with the branch manager, then was later told that she was waiting on final confirmation from XXXX XXXX before delivering my banking papers to sign. Seven ( 7 ) days before the closing date I was just notified by your employee XXXX XXXX that as of today you have denied underwriting of our loan due to credit score, However my credit score was within approval range wen your bank issued my Pe- Qualification letter and has increased by over XXXX points since then. I have consulted an attorney and other upstanding members of our community including board members of banks from here and New Jersey, residents part of the year in XXXX XXXX, XXXX XXXX and in addition Brokers from XXXX to XXXX XXXX. They have all expressed disgust at this dis-regard for neglect of procedure, responsible banking practice and community. I am a father with a household of XXXX including XXXX children, I am a XXXX of XXXX plus years and serve on many boards. We ended a lease based on reliance of Valley National Banks assurance. We are scheduled to leave our present home as of XX/XX/XXXX and now have no place to move to. This has been a financial, mental and emotional strain on myself and our family. There is no legitimate reason for VNBs abuse of our time or denial of our loan, after taking our money, and putting us through weeks of applications, interviews, compliance and worry. Upon researching reviews of Valley National Bank loans, it appears there are multiple cases where Valley National Bank issued pre-qualification letters, and accepted fees with out following through. I expect that these facts being brought to your attention will result in the correction of this misfeasance as we currently do not have a place to live after XX/XX/XXXX. Sincerely,

The managers of valley bank has stolen my money from my acctXXXX XXXX used deceptive I formation to get my information and has clean my acct of our as well as putting me in enormous debt.I have several lump sums direct depositing into this bank from XXXX .They have been charged me twice a month ( XXXX $ ) to keep me in over drawn and the bank receives XXXX $ out XXXX $ each month on the first.There was a XXXX $ lump sum XXXX deposited XXXX XXXX XXXX XXXX XXXX for several days that she didn't know wat happen to my money.On the XX/XX/XXXX after going everyday bc I never received phone calls she explain that the company is holding XXXX of my money for a credit card application and that she could not get them on the phone but they would email me.I never did any filling out of anything and never even disguised any action to be took to take all my money.Everyday both braches and several people would answer saying the XXXX was a available to handle my situation.A week later when I called XXXX XXXX because they said she would have to give money back.Upon talking to her she knew of the problem and also offered me XXXX $ back and to enroll in overdraft bc of all of my bills that was set up for auto couldn't get paid bc the clean myacct out on the weekend.And she also said she would see wat happen to mylump sum and call me back.No one ever calls me back I still DNT have my money back and Im in such a bad position because of this fraudulent action that the bank as done to me.I often when in with XXXX trying to get loans and credit cards and she would always deny me but all of a sudden they have stolen all my funds saying that they hold your money during inquires.This is discrmation in its highest form.I have had mental breakdwn lost my transportation, I haven't been able to go to school and my utilties have been cut off .My credit has dropped bc all bills are not being paid bc the bank has took .y money and as well as keeping in overdraft so the can take my next check I have had so many lump sum come to this bank and the balance are always fake.I go in every week for help because the text and statements are not current.The employees at this bank are very familiar with me and is treated me this way because I'm low income and my health is bad so they have been taking advantage of me XXXX XXXX XXXX smirks about my situation as well as her manager XXXX XXXX XXXX tried to make me believe that I'm at fault and she gon na see a about getting my money back. This bank is very unprofessional and is running schemes to get money out of us acct.Everyone you talk to on the phone hangs up or cover up there faults of there employees.This turn my world upside down this is terrible to be rob by a well known bank not caring of mykids situation.I having problems feeding mykids my rent is over due it just has been terrible wit this bank.Tje only solution they have was for me to sign up to overdraft which was illegal on my part bc they are trying to MKE spend money that I dnt h e I'm requesting a refund on mylump sums that came in that bank because of the fake balance fake charges and decentful ways of the managers using my information I never received my money correctly and they are giving the run around as if I suppose just let them have it Each penny that the government put in there I need it back asap.

I am at my wits end with this company. I received a letter saying that my XXXX payment was not received. I immediately called XXXX ( a payment vendor I use so that my car payment can be withdrawn out of my checking account every 2 weeks, and sent to the Valley Bank, the bank my car loan is through ). They told me they had a copy of a cashed check from XX/XX/XXXX for the XXXX payment, and that they have already sent my XXXX payment to Valley Bank. XXXX asked me to get an email or fax number from Valley Bank so that they can send proof of the payment, and Valley can apply the funds correctly. It has been a nightmare calling Valley Bank. The number in the notice was XXXX ext XXXX. I called on XX/XX/XXXX at XXXX XXXX when I got home from work and the day I got the notice. I was on hold for 1 hour 25 minutes just to be hung up on. It sounded like the call was connected to someone and they hung up ( accidentally I hoped ). I XXXX Valley Bank 's main number XXXX at XXXX XXXX XX/XX/XXXX. I got through to a lady ( I didn't write her name down unfortunately ). She asked me all the verification questions and then told me that she didn't see any payments posted to my account. As in, I had never paid my car loan since XXXX. I've paid just under {$20000.00} so far. I told her I have proof of my payments, and I needed an email or fax number so my payment vendor can send them proof to apply everything correctly. She put me on hold several times and finally came back and told me she didn't have any idea where I could send that to, but I could send it to XXXX and they'll make sure it gets forwarded. The whole interaction was very off putting, and because she literally admitted she didn't know what to do, I decided I'd call again to double check. I called twice on XX/XX/XXXX. Both times I called XXXX ext XXXX. Once at XXXX and again at XXXX. I was hung up on both times before I could actually speak with someone. I sent a message through the website asking for a call back since I was having an issue calling in. I also left a message on the phone system. Today, XX/XX/XXXX I got a call back at XXXX, but I was sleeping. The message said to call back at XXXX. I called that number, and spoke with a man ( I think XXXX ). I explained to him the situation, and that I had proof of payment and where to send it to. He then asked me for my account information and verification questions. Then he told me the XXXX payment wasn't paid and I need to pay it asap. I told him that it was already paid and I needed to know where to send the proof. He said that there was no payment and payment had to be made as soon as possible. Do your representatives not listen to what the callers are saying, - I literally told you twice already that it was paid, and the XXXX payment was already made. Eventually he told me to send it to XXXX -- - " so they can see what they can do. '' So where am I supposed to send proof of payment to? I've called several different times and received conflicting information. I don't want my private information sent across multiple departments that have no business seeing my information.

Started a discussion of mortgage refinance on XX/XX/2020 for the loan amount of $ XXXX, no cash out with a Valley National Bank employee. The primary goal is to achieve a lowest rate since I am at 4.875 % .The nuance is my cooperative building is high sponsorship, therefore, it is typically not FNMA approved. I am aware that many banks because of this will only offer portfolio loans and not loans intended for the secondary market.Therefore, when I reached out to the loan officer, the building not being FNMA approved is the first thing I disclose via e-mail. This is something I will tell upfront to avoid the exact situation Valley National Bank put me through. I was offered 3.25 % 30 year fixed rate mortgage. We move forward with the process at good pace, appraisal came in a little lower than anticipated. The loan estimates and application were all based on the offered 3.25 % 30 year fixed. I also agreed to a 0.50 % fee to compensate for the higher LTV. As you can tell, the rate was my primary focus as I'm willing to pay XXXX bps. All seem to be coming together just fine and as I expected. At some point, officer even called and encouraged me to lock the rate which I did without giving it much thought. At this juncture, out of pocket was an application fee of {$490.00}, coop questionnaire and master insurance binder for {$320.00}. On XX/XX/2020 I was notified via e-mail that the loan was NOT FNMA approved due to high sponsorship ( exact thing I told the loan officer ) and the bank is offering a portfolio loan for 3.875 %, bi-weekly payments and ACH setup. Logically speaking, it is very unlikely for a consumer such as myself to spend over a month, disclose all my confidential private information, pay almost a grand upfront for Valley National Bank to confirm that the building is not FNMA approved. I am aware FNMA has a list for approved coop buildings so this was a simple easy checklist item. At this point, it seems to be a classic switch-a-roo. I respond to the email indicating how upset I am with the institution. Also noting that I disclosed that it was not FNMA approved at the beginning of the whole ordeal. The banker does not respond for over a week. I take the initiative to e-mail them again summarizing all those points again, decline their portfolio offer and tell them I expect the fees to be refunded. The very next day I get another e-mail stating a refund on the {$490.00} application fee has been processed. At no point did the institution admit oversight or assumed responsibility, provide a reasonable solution or adequate explanation addressing my concerns about this case being a bait and switch or the professionalism of the staff. If I was offered/quoted a 3.875 % 30 year fixed when I inquired, I would have declined and never started the process. I believe this merits some level of attention. We can't have bankers mislead consumers, get them started in the process, and pressure them to close on a higher rate.

On XX/XX/XXXX a board member signed a {>= $1,000,000} line of credit with another homeowner, stating the monies would be used for emergency upgrades to our six acres of oceanfront property in XXXX XXXX XXXX. We have sixty unit owners and we were not aware of the XXXX XXXX dollar credit line. Prior to this commencement of the credit line the community was special assessed a total amount of {$290000.00} divided by the sixty units. In the event that was not paid immediately we would personally be foreclosed on and lose our homes through the new management company and the managements company personal attorneys. Additionally, the bank accounts in this community were depleted of all reserves and monthly funds in XX/XX/XXXX by this same board member, without drawdowns of our funds and without knowledge of funds disbursements. First and foremost, we have condo documents which do not allow for any expenditure over {$1000.00} without an excess of 75 % vote agreeing to the expenditure in writing. The person who is responsible for this XXXX loan/credit line was the person who without notice hired the XXXX XXXX XXXX and also hired their Attorneys, as now our attorneys of record, which later reveals they were all party to the {>= $1,000,000} line of credit. Upon signing that loan the collusion started with a new self appointed board of 5 unit owners immediately. The 5 self appointed homeowners were not board members legally until XX/XX/XXXX, and yet they had obtained allowance from the bank to start bank withdrawals as soon as that loan of {>= $1,000,000} commenced on XX/XX/XXXX. The bank Allowed this person to lien our sixty units as collateral for bank repayment. We have written letters to the Head quarters of this bank, they have responded that they can not give any details about the loan because we are not the responsible party for repayment. We have been forced to pay the loan on a 4 year payment plan at nearly each unit to pay approximately {$17000.00} each. The funds were never spent on the projects. The liens of real property are still on all properties for collateral for this loan. The 7 people and the Attorneys and the management company are changing the loan terms every 3 months, are using the funds for their personal life style needs, are foreclosing on our neighbors. On XX/XX/XXXX I purchased a XXXX XXXX XXXX from XXXX XXXX in XXXX, NJ who obtained financing for my auto loan with Valley Bank. When it came time to have the loan documents signed, the finance associate that they sat us with had my husband sign all of the loan documents, despite the fact that he is not on the loan, only I am. He stated it wasnt a big deal with this bank hes very familiar and theyre not too picky. Not one signature on the loan documents is mine. Fast forward to the present on XX/XX/XXXX I made of payment of {$200.00} XXXX my required regular payment is {$800.00}, I accidently inverted the 2 and the 8 and didnt catch it the day of ). On XX/XX/XXXX I made a payment of {$590.00} to make up the rest of the payment, as it was my intention to pay the whole amount originally. On XX/XX/XXXX I was mailed a delinquency notice that my loan was now 15 days overdue. I called the number on the notice, at approximately XXXX on XX/XX/XXXX, and inquired about the notice as I had made my payment, it was just coming through as two by mistake. She was extremely rude, and informed me that the reason I got the notice is because I need to make my required payment, and that the bank doesnt consider partial payments as a regular payment. I informed her that my bank had sent the money, and again stated it was a simple error I corrected the next day, the payment still wasnt due until XX/XX/XXXX. When I finally got her to understand that that was not my intention, that I wanted to make the entire payment by the due date, she found the rest of the money and stated she was going to fix the payment to be applied correctly that day. On XX/XX/XXXX I was mailed yet another delinquency notice that my loan was 15 days past due. I double checked my records, as I knew I made the required XXXX payment ( XX/XX/XXXX - {$800.00} payment not due until XX/XX/XXXX ). On XX/XX/XXXX at XXXX am I called Valley bank yet again and spoke with XXXX, who started to tell me I didnt make the required payment. I AGAIN explained the situation, and that it was supposed to be corrected on XX/XX/XXXX ( I was assured at that time I would not pay any late fees and my credit would not be impacted ). She said she had no record of that, and that she had to send it to a supervisory for review. I asked to be put through to the supervisor at which I was told they had to research it and that I needed to call back later in the week. I dont appreciate being treated so poorly my loan has never been late, and its a loan that wasnt even signed by me! I would like the CFPBs help in getting this matter resolved, as it is extremely annoying to receive a delinquency notice every month on a loan that is current.

My business credit card was used fraudulently for two transactions. One transaction was on XX/XX/2023 in the amount of {$2600.00} and the other transaction was on XX/XX/2023 in the amount of {$3800.00}. I didn't authorize these charges that showed as a square charge to a XXXX XXXX XXXX. I realized that these charges were made after I had told a permit runner my credit card information to pay a permit fee for me for a property I was purchasing at XXXX XXXX XXXX XXXX XXXX, FL XXXX. Her name is XXXX XXXX. Her cell phone number is XXXX and her email is XXXX. I realized these charges when I logged into my XXXX XXXX XXXX portal at Valley Bank and called XXXX on XX/XX/2023 out of suspicion. XXXX ended up admitting that she colluded in fraud with an architect from XXXX named XXXX XXXX to make these charges through a square processing device. The bank ended up calling him to dispute these charges and he stated that they were legitimate charges. I requested his information several times, but was never given it by my bank, nor from XXXX. In addition to trying to retrieve the money from the bank, I filed a police report with the XXXX of XXXX Police department. I provided all the information I had available, including countless conversations via text message with XXXX stating that she would have XXXX XXXX refund my money to my credit card. The police department ultimately said it was too small to investigate. The Incident report # is XXXX # : XXXX. Being told this, I tried to go back to my bank to see what recourse I had. The XXXX XXXXXXXX XXXX XXXX I got from Valley Bank had no number to speak to directly so I would speak with a member of the bank I know. Ultimately after 4 months of trying to get my money back, having incurred interest throughout that time as well, I was told by the bank rep that XXXX would deny my claim. The bank rep emailed me on XX/XX/2023 at XXXX stating that they received notification that the dispute was denied due to the fact that my credit card information was given to the permit runner. That denial was received by their Credit Card Team and XXXX : They recommended that I seek legal advice on how to proceed in getting the funds back from XXXX XXXX. Today, XX/XX/2023 I was told about the consumer financial protection bureau so I decided to proceed to try and collect this large sum of money I had fraudulently taken from me and that I have accrued over these last few months. I am writing you to inform you of my current situation with Valley National Bank. From the attached, you can see that I have notified the correct personnel about the strong possibility of criminal activity, mortgage and mail fraud, but no acknowledgment of the issue has been given after many requests from me to bank employees from around XX/XX/2018 to date. I cashed US Savings Bonds at Valley National Bank, XXXX, NJ. Upon receiving my XXXX from the bank one was recorded for the whole amount and not excluding the principle. I have called the banks customer service, spoke with a branch representative, wrote their executives and have yet after over a month received a corrected XXXX. Here is the text of my email on XXXX XXXX and resent second request on XXXX XXXX. Unfortunately, as a Valley customer and shareholder I continue to have issues with the bank except when I go to the XXXX XXXX Branch. That said I cashed numerous US Savings bonds that are now maturing after 30 years. Last year from mid-year on I cashed XXXX, this year will be XXXX at XXXX per month. Why I know and why it sticks in my mind is that although I have multiple relationships with the bank, put my driver 's license through your system and opened the accounts in that branch the CSR proceeded to demand ID and she even wanted my Social Security card which I do not carry. On Monday, XX/XX/2018, I applied for a Valley National Bank Premier Checking account which was offering a {$200.00} bonus for just opening the account with direct deposit. I was approved and my {$100.00} initial deposit was successfully processed at the end of that week. Few days later, after a {$100.00} ACH direct deposit from another bank posted, I got the {$200.00} advertised bonus. Then, I withdrew all the money except {$100.00} to keep the account fee free. So, my balance of the end of XX/XX/2018 was {$100.00}. On XX/XX/2018, Valley National Bank drained my Premier Checking account without any notification at all. On Monday, XX/XX/2018, I noticed the Premier Checking account has no funds. The automated Valley National Bank withdrawal transaction description was REWARDS CREDITED IN ERROR. I went to the Valley National Bank XXXX Branch that day and even though I showed screen shots with the web site offer wording, the bank officer told me a recurring qualifying monthly direct deposit of {$1000.00} or more within 90 days was required to receive the {$200.00} cash reward. Due to the unexpected Valley National Bank reward credit reversal, the account balance was under the {$100.00} minimum required balance for several days and I would be hit with a $ XXXX monthly maintenance fee if the account remained open by the next statement date Tuesday, XX/XX/2018. Valley National Bank advertised offer wording was clearly misleading but the way they handled the reward credit reversal was even worse. So, I decided to close the account on Monday, XX/XX/2018. On XX/XX/2018, I got an e-mail from Valley National Bank in which they recognized the original advertised offer was erroneous and a clear explanation of the {$200.00} bonus requirements was attached. Valley National Bank also offered me to reopen the account so I can get the {$200.00} bonus by meeting the new offer requirements. Since I was not sure if Valley National Bank will report the cash bonus correctly to the IRS, I decided to wait until I receive their XX/XX/2018XXXX form. Hello, on XX/XX/XXXX the joint checking account I hold with my wife at Valley National Bank ( XXXX, NJ ) was assessed a {$15.00} service charge. Although I get over {$1000.00} of direct deposit twice a month at Valley Bank, my balance at the end of XXXX was only {$1.00}. Since there was only {$1.00} in the account at the time of the service charge, my account balance went negative and my XXXX account statement reflected my balance as being in the red by {$14.00}. A few days into the month of XXXX, I logged into my online account and noticed the negative {$14.00} balance. As soon as I became aware of the negative balance, I called the XXXX number and spoke with a representative to learn more- I was not expecting a service charge, and I wanted to understand the service charge rules to avoid incurring these fees in future months. I also realized that I needed to quickly restore the negative balance, so on XX/XX/XXXX I transferred {$110.00} to the account from a savings account at a different bank. The representative explained that since my balance held less than {$100.00} on the last day of the month, the service charge was assessed. I informed her that I was immediately moving funds into the account so that the account would no longer reflect a negative balance and I also asked for and received a one-time courtesy waiver of the service charge. HOWEVER, THE ACCOUNT WAS ASSESSED A SECOND SERVICE CHARGE FOR {$15.00} ON XX/XX/XXXX. WHEN I CALLED THE XXXX NUMBER THIS TIME, THE REPRESENTATIVE EXPLAINED THAT IF AT ANY TIME DURING THE MONTH MY BALANCE FALLS BELOW {$100.00}, THE ACCOUNT WILL BE ASSESSED A SERVICE CHARGE. SO ESSENTIALLY, AS THE CALENDAR ROLLED MY NEGATIVE BALANCE ( THE ONLY REASON IT WAS NEGATIVE WAS DUE TO THE SERVICE CHARGE ) FROM XXXX TO XXXX, THE ACCOUNT WAS SET TO BE PENALIZED WITH A SECOND CONSECTUIVE MONTHLY SERVICE CHARGE. There was ABSOLUTELY NOTHING I could do to prevent this second charge from tacking to my account. I find this practice to be highly egregious and I would like to request a waiver of this second service charge, but more importantly, draw attention and raise awareness about this deceptively malicious bank service charge structure. I have opened account properly with banker at branch, and were signed under their ads. I was requested to have more than 3 bill pays, mobile payment and e-statement to get total of XXXX bonus. After I finish the requirement, they gave me XXXX bonus instead of XXXX they agree with. I've contacted over the phone and send secure messages, they confirmed I met all requirements but they told me I just have to wait, since the term said the bonus may posted up to 60 days. I have to wait as it suggested, now it turns out they did not honour the bonus as they promised over the phone, instead they closed my checking account, even there is still a balance of XXXX.on it. Before they close my account, they did not send me letter to sign and currently I have no idea where is the rest of my money are. I called their customer service and send secure message to them, neither of them are helping me but asked me to go to and only go to the branch where I opened my account, given the fact they have so many branches but they specifically requested I have to go to that only one account, that is annoying and really make me sad. As a XXXX, it would be really hard for me at this term to reach to them physically in the branch, so I tried call them and they said they could not help me unless I am in the branch. And even they could help me with my account, since the account was closed, they would not going to give me the rest of bonus money. I am really frustrated, I feel very bad about how they handle the case and kick me off from one stop to another, but eventually they ate up their words, not honour the term of the paper said. I ordered a new vehicle from XXXX XXXX, XXXX, CT. I was contacted on XX/XX/XXXX that my vehicle was delivered. I was sent the website link for XXXX XXXX XXXX to apply for a loan to take delivery. I decided to go forward with the purchase since I was without a car at that point since my car was sold to the dealer the week prior. In XX/XX/XXXX, I purchased a home using a conventional mortgage from Valley National Bank. I entered into an agreement to escrow my property taxes. The bank has failed to pay my property taxes on time since closing. This covers two tax quarters, both delinquent and one remaining unpaid. On XX/XX/XXXX, I realized my property taxes were almost a month late. I was instructed to email XXXX XXXX, a manager at one of the branches, and informed him of the delinquent tax payment. The bank then overnighted the payment. In XXXX XXXX, I was, yet again, informed by my XXXX that my next quarter tax payment was delinquent. I informed Mr. XXXX of this error. He informed me they would overnight the check. On XX/XX/XXXX, my taxes were still unpaid with no check received. I was informed the check was mailed to the wrong address and they would overnight it again. The bank then suggested I take my taxes out of escrow and pay them myself going forward. Which I find completely unacceptable. The agreement I entered into with Valley was to escrow my taxes. I should not be forced to pay my property tax payments myself. On XX/XX/XXXX, I was, once again, informed by my XXXX that my property tax payment is still delinquent. No payment was received from my bank as of today. If I, as a mortgagee, was delinquent with my payment I would be heavily penalized and my home in danger of foreclosure. Valley should not be allowed to continue mishandling my money and violating our lending agreement. XXXX XXXX has been kind and responsive, but Valley continues to display a lack of administrative capacity in managing its escrow accounts. I also uncovered major errors during the application/closing process, which seemed to have been a precursor to their administrative ineptness. I would caution all consumers from working with Valley National Bank.

On XX/XX/XXXX I put thru an external recurring transfer of {$160.00} into checking acct. On XXXX I received an email from valley stating the funds would be in my XXXX acct in NC on that date. I waited that day it never came. On XXXX I called valley and they said transfer would take place in XXXX. I said I couldnt wait that long. I was walked thru the procedure to do another external transfer for one time only and then after that went thru to cancel the recurring transfer. I did exactly what the rep told me. I also saw that another {$160.00} was taken out of my acct which only had a balance of {$7.00} along with a {$30.00} overdraft fee. This left my acct with a negative {$180.00} balance. I immediately called valley and spoke with XXXX who said she would straighten out. A few days later I received two transfers of {$160.00} to my XXXX acct. I did not get the {$7.00} balance nor a chargeback of the {$30.00} fee. I never heard of any back approving 2 {$160.00} transfers when there was only {$7.00} in that acct. I proceeded exactly as the valley rep told me and due to her incorrect info was charged {$30.00}. I told valley if I didnt receive the {$30.00} by XX/XX/XXXX I would file this complaint. I had to write a check from XXXX for {$190.00} and mobile deposit in my valley acct in NJ because valley told me I would continually get recharged {$30.00} until the acct had a positive balance. I cant understand why valley wouldn't have emailed or texted or called to inquire. Why would I try to take {$160.00} out of an account that I just received {$160.00} from knowing the balance was {$7.00}. This is ludacrious.

This concerns a savings account with Valley National Bank. My mother first opened this account on my behalf in XXXX as a Kids First Savings Club Account, which had a {$1.00} minimum balance. Her intention was to save money for my future, as I was a XXXX at the time. In XX/XX/XXXX, I for the first time received a mailing stating that months of low-balance fees had been applied to my account ( attached as p. 1 ). I had no prior notice that my accounts balance was too low or that the minimum had increased. On XX/XX/XXXX, I went to my local branch and attempted to resolve the issue. They informed me that the account minimum had increased from {$1.00} to {$300.00}. They also gave me an account statement ( attached pp. 2-3 ) indicating that low balance fees have been applied to my account every month for 13 months, totaling {$65.00} in low-balance fees, and that they had been charging a dormant service charge of {$9.00} per quarter, or {$27.00} over three quarters. These fees total {$92.00} on an account that originally had {$210.00}, erasing 42 % of the accounts balance. My only notice of these fees was the XX/XX/XXXX mailing. On XX/XX/XXXX, the bank told me they would reverse one years worth of charges, or {$53.00}. However, they refused to reverse the {$39.00} of remaining fees. I told them that these fees were unfair given that I had received no notice of these fees, and they could not produce evidence that they had given notice. I am filing this complaint because of Valley National Banks predatory practices preying on consumers who wish to save money for their children, and then decimating the accounts value by charging fees without giving notice.

Valley National Bank has not properly setup our mortgage payment system on a new mortgage that we received on XX/XX/XXXX. Valley National had many issues with properly setting up their website to receive information via their 'automated ' computer way of getting documentation. They would argue with us many times, and were usually wrong about having made available auto signature documents ( e-docs ) and such. With no apologies coming from them when they constantly made mistakes. At the time of closing, we were told ( even after a Notary showed up at our door for all final document signatures one in Florida and the other in South Carolina ) that all was good. As of XXXX, we received no payment schedule. We started to get a payment request but it was back dated!!!! Can you believe this, even todaty on XX/XX/XXXX I receive a payment request for payment due of XX/XX/XXXX. Enough Nonsense!!! If they want us to use the checking account they sent me checks on, but no documentation on where to go to put money into the account, then send out a HOW TO MAKE THE DEPOSITS PER A PAYMENT Schedule. This is my 5th or 6th house, and I have never had so many issues with a bank! Each time I call the person I need to talk to is busy and does not return my calls. I don't think we should have ANY late fees, as this is all a mistake and lack of information and instructions on their part!!!! My wife and I have done our best to guess at their payment schedule and have been sending in 2-3 check payments per month. I spoke to Ms. XXXX at the XXXX office no faster service. However, I decided to go to the XXXX XXXX office to get better service I had no problem with them until today, XX/XX/XXXX. I went there to get my interest, the so call XXXX, XXXX stated I should not be getting any interest the bank was just wavering the fee each month for me as a curtsey. I explained to her that was not true. She call the CD department and they told her I was getting the wrong code for the amount I was getting, I ask for the number, she stated they would not give my the number. On XX/XX/XXXX XXXX XXXX XXXX merged with Valley National Bank. On XX/XX/XXXX Valley National Bank extended the {$61000.00} loan. Starting around XX/XX/XXXX I started having financial problems and the loan payments were been late. The loan went into default. Instead of filling foreclosure on the properties the bank and their attorney Mr. XXXX XXXX file for judgement against me. MrXXXX XXXX in his fillings on XX/XX/XXXX said that I owe the bank {$20000.00} while the bank 's statement on XX/XX/XXXX have the balance of {$18000.00}. I got some money and tried to settle this matter but Attorney XXXX wanted over {$12000.00} in Attorney fees. I complained to Mr. XXXX and he said that he had to research all the properties. I complained to the bank and was told that they could not intervene. My then Attorney Mr. XXXX ( since resigned ) advised me to send the {$18000.00} plus reasonable attorney fees for a total of {$20000.00}. The check was sent to Attorney XXXX, which he returned. My complain is that Valley National Bank and their Attorney Mr. XXXX are charging me for research on properties which they should have done at the time when the loan was extended. Research on properties are done via computers and should not cost over {$10000.00}.

I applied for Valley National Bank XXXX XXXX Account on Monday XX/XX/XXXX. I called into customer service ( XXXX ) XXXX on Saturday, XX/XX/XXXX to confirm that as an existing customer with an existing account that I would be eligible for this new account promotion where I would receive {$200.00} for opening a new Premier Checking Account and setting up direct deposit. The customer service representative informed that I was indeed eligible because there were no terms that required me to be a new customer. Since I was having problems submitting the application, I called customer service to help me with the application on Monday XX/XX/XXXX. After a long hold, in which I had successfully submitted the XXXX XXXX Account application online, they informed me that I was not eligible for the account because it was only for mortgage and new checking customers only. However, this was not mentioned on the page promoting this account or in their terms and conditions. They went to investigate this and called me back 10 minutes later. The customer service directed me to another page that conveniently had this language that the account was " available to mortgage and new checking customers only. '' This two different pages did not even link to each other. I attached a copy of the terms and conditions that did not mention that I had to be a new customer to receive the bonus ( under XXXX ) and the page I was sent to after calling them that had their new customer requirement ( under XXXX ) both with today 's timestamp so they can not claim it had been there all along.

We had an auto loan with Valley National Bank from XXXX. In the course of the loan we moved to a new address but we made sure that the bank is notified of the address change. We called the bank by phone and made the address change. We went in person to the local Valley bank in XX/XX/XXXX and made the address change because their system still had old address. On making my last payment of the auto loan in XX/XX/XXXX I confirmed with the bank my current address to send my title and documents. Even after a month I of paying off my auto loan I did not receive my title. I went to the local bank in XX/XX/XXXX and I was told that the bank sent the documents to my old address in spite of me calling by phone and informing of my address change 4 years ago and also went in person last year and made sure they had the current address and even while making my last payment I made sure they had the current address on file which they said they did, still they sent my title and documents to old address! When I went in person the lady said the address is not updated and she herself updated it for us. Now it is XXXX of XXXX, XXXX months since I paid off my auto loan and I still do not have my title and documents from the bank. I reached out to the local bank again and I was asked to email them all the details of my loan along with my current address which I did but now after sending the email even the local bank is telling me that they do not have any updates for me because the bank has no update to provide. Worst ever customer service I experienced with any bank.

I deposited a check on Saturday, XX/XX/2022. On XX/XX/XXXX, I checked the account online and the check cleared, everything looked normal. I tithed on the check using XXXX. The next day, XX/XX/XXXX, my debit card was denied at the supermarket. When I spoke with XXXX at the bank, she asked what the check was that I deposited, I asked to speak with the Manager. After I arrived home by bus, I called and spoke with the Manager, who disparaged the check, saying it looked fake, and questioning the city in Maine where it originated, he insisted I received a voicemail message on XXXX XX/XX/XXXX, but I didn't. XX/XX/XXXX, I spoke in person to another bank Manager who called the Manager of the first bank, he asked if I was expecting the check and if I knew the amount, I affirmed both. He told me it could take 10 days to clear the check. XXXX XX/XX/XXXX, I went in person to the first bank and showed the Manager the check stub which he made a copy of. He stated he would contact the fraud dept and my account would be open by XXXX the XXXX, he took my phone number and said he'd call me on XXXX. No call came. XXXX XX/XX/XXXX, I called customer service, who said they would transfer me to another dept, then didn't, saying I had to speak with the bank. Later I left message with the bank Manager who returned my call saying he would contact the fraud dept. and give an answer to me by XXXX XXXX that day. He called and said my account was not opened and he disparaged the check again that it has misspellings on it. I stated I do not have a copy of the check.

I am the executor of an estate and the POD/Beneficiary of an IRA CD at Valley Bank and 11 months ago dropped off a death certificate and Surrogate certificate. Several months later I again showed the same paperwork at bank. Five weeks ago a responded to a branch to transfer the funds to another institution in my name and was told that they were not aware the owner of the account had passed. For a third time, I provided the paperwork showing he had passed and was told in four weeks I would receive paperwork. Five weeks have passed and I contacted branch who called IRA department and said it will be 2-3 weeks more before I receive any paperwork. The branch representative was not sure how things would proceed and informed me that the IRA department who is their " back office '' handles these matters. I requested to speak directly with them and was told they do not speak to customers but I can try the main Valley Bank number. I stayed on hold for close to two hours with no response. Again, I reached out to Valley Bank and put my representative from XXXX XXXX where I would like to move the funds on the phone with Valley staff. The situation still could not be resolved as the Valley Bank teller/banker could not provide a professional courtesy and allow the XXXX XXXX representative speak to someone who had knowledge of what to do. Valley Bank rep. told XXXX XXXX to call the same number I had and that she would be waiting a couple of hours if she did get through to someone. Situation still not resolved.

Hi, I had an auto loan from Valley National bank when I was living XXXX when I moved XXXX, since there are no branch locations and no online payments, I had to make payments over the phone ( for a fee ). I never recieved a statement and had limited access to online banking ( my online banking just showed balance and payment, no interest information, payoff statements etc ). When I finally decided to sell my car, the car dearshipb asked for a payoff amount with my loan account number. The bank sent me the wrong account number which delayed the sale of the car, cost me interest and on top of that I was charged a late fee. I have asked to be given a refund for the late fee or at least be given a statement, to no avail. What 's more, my online access has been terminated. The bank refuses to communicate via email, so I have a scant record of my correspondence. I have been told I need to pay in order to recieve a stement but I have n't been referred to the correct department. I feel like the bank is stonewalling me untill I give up. There are also a lot of discrepancies in the amount of interest I was charged, for example I was told my interest is XXXX per diem but I was charged XXXX dollars interest in a single month. I took this loan three years ago as a six year loan and I have made all the payments but my principle is basically unchanged from three years ago eventbough I 've been paying interest and balance simultaneously.

Valley National Bank is charging me a late fee of {$65.00} because I made the remaining balance of {$33.00} two days late, which was the balance for the annual escrow adjustment. Bank employee left a voice message on the XX/XX/XXXX without any details and never called back when I left a voice message trying to find out what the initial message was for. When I called back again he informed me that the {$33.00} balance was received but I now have a late fee to pay. I requested that the fee be waived or lowered since the fee is almost twice the amount of the {$33.00} balance. He was unwilling to help. I believe it is unfair for a bank to charge such a large late fee when the vast majority of the monthly balance was paid ( {$1900.00} old payment compared to {$2000.00} new payment with escrow adjustment ). The mortgage payment statement only stated that the " if payment is received after XX/XX/18, {$65.00} late fee will be charged ''. My payment of {$1900.00} was made on XX/XX/2018 and the {$33.00} was made sent from my bank on XX/XX/2018. It does not indicate that if the payment was not received in full that the late fee would apply. Overall, this is poor customer service. If I did not follow-up with the employee. I would be incurring additional late fees for not knowing the first one was incurred. I hope they review their banking practices and treat their customers more fairly.

I discovered that Valley National Bank ( the lender ) for the mortgage for our co-op in XXXX has been incorrectly calculating interest on our mortgage which has resulted in an overcharge of interest of approximately {$1200.00} in one year ( the allocation of our payments between interest and principal was incorrect ) and a total overpayment of {$100.00}. I have spoken to 3 different people at VNB over the past 10 days who have committed to refunding the money and crediting the principal to our account and have yet to receive the documents requested ( an amortization table to demonstrate what our principal should be using the correct interest calculation as outlined in our loan agreement ( 12 periods of 30 days ) and the refund check ). The loan officer ( XXXX XXXX ) has explained that this was a manual mistake relating to setting up the loan ; however, my concern is that there is a broader internal control issue at VNB and more co-ops might be overcharged interest. I also think that XXXX XXXX needs to be reminded to be more sensitive to his customer 's concerns. On a call with him, I found him rude as he kept interrupting me, speaking over me and at one point said I sounded litigious ( which I do not know where that came from as I have no intent of entering into any type of litigation ). I have also just received a text from him telling me that I was rude.

I received statement of credit denial ( see attached Valley National Bank Credit Denial ) regarding refinance of home loan with Valley National Bank for primary residence. Complaint is regarding Valley National Bank is not refunding {$490.00} origination fee. According to Valley National Bank Disclosures and Authorization document, under section REFUND OF ORIGINATION CHARGE AND OTHER FEE ( see ( XXXX ) in attached Disclosures_And_Authorization document ) Origination Charge ( The amount collected ) is not refundable, except under the followingcircumstances : ( XXXX ) your application is denied and our decision is based on reasons other than valid underwritingconsiderations which we knew, or should have known, from the facts contained in your application ; My refinance loan was denied because of pending HOA litigation which was the fact contained in my application ( see attached CONDO ADDENDUM, provided with myloan refinance application. I applied for a refinance with this bank based on Radio commercials calling for a XXXX refinance. The issue I have was that theyrequire you to fill out a mortgage application and require you to pull your credit, PRIOR to requiring you to pay the nonrefundable XXXX fee. I contacted XXXX XXXX who put me in touch with her Manager XXXX XXXX XXXX XXXX regarding themain issue is the fact that they require you to pull your credit prior to disclosing the fee. I would have never have givenpermission to pull my credit if I had know the fee was non refundable and up front. Credit Inquiries affect credit worthiness andcould affect me being able to get a mortgage at a competitor. I asked him to write a letter to send to the credit bureaus to removethis inquiry he refused. He also refused to do anything in regards to either making the fee payable once the loan is all approved orroll it into the closing cost. This structure almost forces a customers hand to go with them since they have already dinged creditand forced them to pay the XXXX. I have an issue with the fact that they were just no helpful and they just chalked it up to this howour system works. They should have to disclose the fee prior to filling out the application NOT the very last screen since theyhave already pulled credit.

Valley Bank of XXXX issued a cashier 's check to me personally, in my name, in XXXX. The cashier 's check was lost before being cashed when I moved out of the State of XXXX in XXXX I contracted Valley Bank in XXXX and XXXX multiple times, asking the bank to instruct me how to cancel the lost, uncashed, cashier 's check in the amount of {$30000.00} XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX No one responded even though several banking representatives at the XXXX XXXX, XXXX and XXXX XXXX branches repeatedly promised they would research the issue and work to resolve it. Three weeks ago, in XXXX XXXX, I received a telephone call from an employee of Valley Bank, stating that if I did not cash the cashier 's check promptly, that Valley Bank was going to send the {$30000.00} to the State of XXXX as unclaimed funds. I told the bank employee that I had been trying for well over a year to have the bank instructed on how to replace the expired and lost cashier 's check. This employees stated that he would research the solution to the issue and instruct me how to proceed to have the old, expired cashier 's check replaced. He never followed up on this promise. I am the victim of an altered check deposited with XXXX XXXX XXXX and drawn on Valley Bank. I am seeking reimbursement in the amount of {$9200.00}. On XX/XX/2022 I wrote a check payable to XXXX XXXX XXXXXXXX in the amount of {$6200.00}. The check was drawn my checking account with Valley Bank. The duplicate check, indicating the payee was XXXX XXXX XXXXXXXX and the amount was {$6200.00}, is attached. The check was mailed to XXXX XXXX XXXX. On XX/XX/2022 I became aware that the check was stolen and altered without my consent or knowledge. The payee name was changed to XXXX XXXX and the amount changed to {$9200.00} ( attached ). I then contacted Valley and completed the attached Affidavit of Unauthorized Activity ( attached ). On XX/XX/2022 Valley, having learned that the altered check was deposited into a XXXX XXXX XXXX account, requested reimbursement ( attached ). The check was clearly altered and forged. The payee XXXX XXXX was not entitled to payment. As depository bank XXXX XXXX is strictly liable for conversion of this stolen and forged check. I went to XXXX XXXX on XX/XX/2019 for auto purchase and explored options for Auto Loan. They asked me to give my social security number for best rate, which I gave ( and any normal person will also give ). Between XX/XX/XXXX ( Friday ) and XX/XX/XXXX ( Monday ), I recieved 11 hard enquiries on my credit report by banks. Moreover there multiple banks ( XXXX XXXX, Valley National Bank ) who made multiple hard enquiries for same reason within span of 1 working day. My whole credit history was screwed up by them. I spoke to XXXX XXXX, they refused to me to remove any enquiry ( though both were made within 1 business day ) and asked me to speak to XXXX. I further called up XXXX and they informed that XXXX XXXX can make even hundreds of enquiry on any bank multiple times and there is no obligation to stop them. I have recordings of my conversation and can provide them to authorities if required. I feel I have been badly deceived by XXXX XXXX, Valley National Bank ( for multiple enquiries for same reason ), XXXX XXXX, XXXX, XXXX XXXX XXXX XXXX and XXXX ( for making hard enquiries with explicit approval from me ) and XXXX for not hiding wrong doing by them and not removing incorrect, duplicate and unknown hard enquiries ).

I called Valley National Bank XXXX XXXX XXXX to make the 1st payment. I was told to call back Monday XXXX XXXX XXXX to get the payoff balance. I called back Monday XXXX XXXX XXXX. And they gave me the payoff amount of XXXX and told me it will be XXXX each day and the amount they gave me was XXXX less than stated. I refinanced the loan with the XXXX XXXX XXXX XXXX XXXX. The exact amount I gave the police and fire credit union included a ten day interest accrual. XXXX sent Valley national Bank the check. A week later XXXX states I owe them XXXX more. When I asked what is the extra amount for. The lady stated it could have been a clerical era and the person I spoke to on Monday gave me an incorrect amount. That is a lie, when I spoke to the XXXX XXXX XXXX She pulled up my account. She stated my first payment went thru. And she told me the payoff amount. XXXX is trying to get more money from me. I want them investigated. I want your to look at the statements, and review the conversations which they have. And the copy of the comments. The lady told me that interest rates can change. No way in XXXX can it change from a payoff amount, than days later accrue {$86.00}. I want someone to review everything on my account.

My mother has XXXX and is XXXX years old making it difficult for her to get around when she is not hospitalized. A few years back we went to a branch and had my name added to her passbook savings account in case of situations like this. I had no reason to go since then, until now, but when I went, the bank had mixed someone else 's information with my name on the account and it would be difficult to straighten it out without my mother. In the interim we went and had power of attorney documents notarized for me. However when I went to the bank, they stated they still need to investigate since my information did not match and eventually when my mom was permitted to travel ( she is currently in a XXXX ) by the doctor, we went to the branch near the XXXX, there they suggested she come in while she was out. The lady there said she would simply delete the incorrect information on the account for me. When she did this she put my correct information in and the " XXXX '' they use for new accounts rejected me because of low score, but they still will not honor the power of attorney document. This is a legal document and allows me to represent my mother and I see no reason why they can not abide by this.

I contacted Valley National Bank to inquire about the waiving of my escrow account. I spoke with XXXX XXXX who said that she " thinks '' escrow is required for ALL condos. I could not find any documentation to support this and then contacted the title reviewer for my loan XXXX XXXX. XXXX told me via email that XXXX and XXXX XXXX federal guidelines require escrow accounts for all condos. I contacted XXXX and was told that information incorrect. I was also directed to a page on XXXX website that contradicted the information XXXX provided. I then informed XXXX of this and she stated again that Valley National Bank MUST escrow on all condos. I reviewed the Mortgage documents that I signed and they contain information about waiving escrow. I have spoken to three people at Valley National Bank who confirm that escrow can be waived. However, XXXX and XXXX, who are responsible for servicing my loan, refuse to give me any information on how to do so or facilitate my request. I have called and sent emails several times and I am provided with false or misleading information. I have a mortgage through Valley national bank. I've been making payments online for the last XXXX years. I tried making a payment about XXXX months ago and received an error basically letting me know that I could have made my payment online. I called in and they weren't able to tell me why I couldn't make my payment online. So for the last XXXX months at this point I've been calling in to make a payment because I can't make them online anymore. Today I try to make my payment because it's due... .my payments have never ever been late and when I called in to customer service the customer service representative said that her manager told her that she couldn't take my payment. This is odd to me because I've always made payments with the company and since I've not been able to make them online I've been calling in to make the payments. They would not help me. I am uncertain of how to get this resolved as when you call in, you have to wait for at least XXXX minutes to speak with someone. I am simply trying to make a payment. Made several lump same payments totaling {$2800.00} -- on XXXX ( {$400.00} ), XXXX ( {$600.00} ), XXXX ( {$1700.00} ), and XXXX ( {$140.00} ) -- with the intention of applying the extra payment to principal. There is no option on the website to direct payment to principal. After making the payment I noticed it was not applied to principal, instead was applied to future payments. I then called Valley several days later ( approximately XX/XX/XXXX ). Bank told me they would speak with " financial '' about reapplying the payments correctly, and will get back to me. They never called back. I revisited the issue now in XXXX and the bank is telling me that if they apply the payments now, my account will be delinquent and sent to collections, and that they will " come take my car ''. If they had taken care of this issue back in XXXX when I called, I would have been due in XXXX and continued making payments, reducing my total interest owed as I intended. Instead my due date is XXXX and at the bank is threatening me with repossession of a vehicle if they correct their own mistake. They simply didn't heed my request in XXXX -- that is not okay.

I paid off the car loan for my account at valley national bank in XX/XX/XXXX. I waited over a month and did not receive my title or a letter verifying the pay off of the loan. I call their customer service who tells me they mailed it to my old address as I moved in XXXX. Have a car loan from VNB Loan Services. Was told by phone the car loan had been paid up in XXXX 2014, but that I owed additional fees & wo n't get my car title until all paid. The Condo association I manage has a bank account with Valley National Bank. I am listed as sole signatory on account. On Saturday XXXX XXXX We my wife and myself attempted to have coins redeemed at Valley National Bank in XXXX XXXX NJ that my wife 's father had accumulated over the course of the year. Valley National Bank is trying to receive additional payment from a debt I have already paid on the mortgage my mother had she is now deceased due to covid. I paid and closed the account XX/XX/2020. Valley bank located in XXXX Florida did not comply with obligations under XXXX XXXX, Florida Statues and failed to exercise ordinary care when paid 2 fraudulent checks totaling {$190000.00}. After reviewing the 2 checks, it was very obvious that they are not valid instruments. The 2 checks do not have the complete name of the bank upon which they are drawn, the payor 's signature does not match, and the checks are printed on different paper and without the watermark. I went to pay my monthly Valley Bank credit card statement but the nearest branch was closed as were others further away. So I mailed the check to the nearest branch but it was not received on time because the branch was closed without my knowledge because of the coronavirus. I complained to the CFPB and Valley Bank cancelled the late fee. I opened and funded a high interest savings account with Valley Direct. They have been advertising all over the place with 5.25 % interest rate.
