For starters, I was referred to this company by a friend of mine whom had a close friend who used to work for this company. Regretfully, this was not an experience he and I thought we were going to have. To give a brief background, United Security Financial treated me, and everyone involved ( title company, co-borrower, and even their own employees ) with such disrespect, and discrimination that I feel it should be criminal. I do not intend to write down all the instances in which wrongdoing was done, but I do intend to point out one in particular. To sum my experience up. I had applied for mortgages through this company 3 different times. First to buy a home, in which we went under contract and nearly lost the home and our earnest money on the day of closing because United Security Financial failed to complete our loan on time, and made up a reason as to why I suddenly did not qualify. I had to go to extreme measures in 1 days time to complete the contracts deadline and close on the home. After waiting 6 months as I was told to do I reapplied with United Security Financial to refinance the loan I had to scramble to attain. Everything seemed to be going okay, Shockingly I even got the Closing Disclosure sent to me on XXXX/XXXX/2016 to sign in order to set up the closing in the next few days. I was very relieved to hear this. Without any communication at all, I hear that the loan officer and branch that had been working with me had been let go from the company and the whole branch was as well. The loan officer reached out to me and instructed me not to panic, as someone at their corporate building would be following up with me to set up closing etc. That call never came. Numerous attempts were made to contact United Security Financial and none of them would answer the phone, or when they would answer I was told that someone else would be calling me to give me an update, and no calls ever came. Meanwhile my current loan was increasing in interest and becoming very expensive. Weeks turned to months and still no contact. I soon gave up and attempted to refinance with another company. I was told by the other company that United Security Financial would not completely transfer over the appraisal that I had done on my home, therefore costing me {$470.00} more dollars to have another one performed. Oddly enough just when I was about to finish the refinance with the other company, we received a call from United Security Financial urging us to quickly close the loan before the loan approval would expire. The only reason we toyed with the idea of calling them back is because they were able to finance us for XXXX % LTV and because they were not letting anyone else use that appraisal it proved to allow us to bring less money to closing than the other refinance did. It was a significant enough dollar amount that we had no choice but to proceed with United Security Financial. However, we NEVER were sent any other disclosures forms, or updated documents to sign at all. They just had us go to the closing table. It was XXXX/XXXX/2016 when we closed. 3 full months after I got the original Closing Disclosure. I had thought the law required a new CD to be sent out if any changes were made to the loan. When we got to the table it was obvious that there were many changes, but we NEVER received a revised CD to review the changes. I was no longer including my escrows in the mortgage. The Closing Costs and Cash to Close were much higher than the first CD, as was the Origination Fee that was charged. The Loan Officer was different than whom I started with as well. So going 3 months from initial CD to closing without hearing anything from the company, and then to have these things changed and never disclosed to me is the reason for my complaint. However, it should also be noted that this company should be avoided at all costs.

The on line Mortgage Company : United Security Financial Corp. Solicited me to refinanced my residential home From a XXXX 3.3 % 15 year interest to a 15 year Interest Rate of 2.75 % The XXXX settlement signing was on XXXX XXXX, XXXX. Five days after the signing I began being bombarded by United Security Financial Corp Phone calls and letters Dated XXXX/XXXX/XXXX to what was a clear solicitation to refinance my home again to the same online company. My complaint is the following ; I refinanced my VA Mortgage in XX/XX/XXXX with United Security Financial. XX/XX/XXXX I had to file Chapter XXXX Bankruptcy due to a divorce and placed on a 36 month payment plan. In XX/XX/XXXX United Security sent my VA Mortgage to XXXX to act as their servicing agent. United Security was notified of the bankruptcy through legal means and was given the opportunity to file with court for any monies owned to them. United Security filed for a single missed payment and received their funds through my appointed bankruptcy trustee. In or about XX/XX/XXXX I completed my court approved payment plan and the trustee notified all debtors to ensure no outstanding debt remained before releasing me and the court granting a discharge. In XX/XX/XXXX attorneys for United Security Financial filed Final Cure of Payment with the court and trustee certifying I was current on my mortgage payments. In XX/XX/XXXX I received my discharge from bankruptcy. XX/XX/XXXX I contacted XXXX and at first they would not speak to stating I was in bankruptcy so after several weeks and the assistance of my attorney I got them to take me out of bankruptcy status and talk to me. At that point XXXX proceeded to tell me I was four ( 4 ) months behind on my mortgage payments. I disputed this claim and tried numerous times to speak to someone that could help me resolve this issue. Each time I have called XXXX Customer Service I received a different story and they would never connect me with anybody that could or would help. On one of the calls the customer service rep told me they had spoken to me numerous times in reference to the delinquent payments ; I asked how is that possible when I was in bankruptcy and they were n't legally allow to speak to me ; she changed her story to they notified my attorney. I called my attorney which verified XXXX had never contacted him at any time. After several calls I got to a person that identified them self as a supervisor and further stated that I missed payments in XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX which I again disputed the claim and provided XXXX with 26 months of bank statements, payment history and the United Security attorney signed Final Cure of Payment supporting all payments had been paid and cleared the bank and they continue to fail to correct this issue giving a number of excuses as to why it has not been corrected. The months that they claim delinquent would have occurred prior to XXXX take over the loan servicing and United Security Attorney ( which is the actual mortgage holder ) certifying I was current on payments. I am concerned as to why United Security and XXXX would not notify the court and/or my attorney of a four ( 4 ) month delinquency, refuse to talk to me because I was in bankruptcy and wait until the bankruptcy was discharged and then send a Default Notice. United Security and XXXX is making false claims of delinquencies attempting to circumvent the US Bankruptcy Court and the protections afford to me through bankruptcy. I have also attempted to contact United Security Customer Service directly with no success.

that I can get resolution to a misrepresentation of myself by my former company United Security Financial Corp. I do not know the complaint ID, nor was I privy to any of the dates that this complaint was submitted but I was informed that a CFPB complaint was issued against United Security Financial Corp by a borrower named XXXX XXXX. The complaint was in reference to a refinance that I was the loan officer on. I have since discontinued my employment with them. XXXX XXXX issued her complaint due to United Security Financials unwillingness to provide payment for an appraisal that was promised to her by a branch manager at that time. The branch manager also no longer works for United Security Financial. I was contacted by XXXX XXXX on Friday XXXX XXXX, 2016. She stated that " XXXX of my old borrowers submitted a complaint '' XXXX could not tell me the name of the borrower at that time. Through her explanation of the complaint issued I assumed it was XXXX XXXX. XXXX stated that XXXX was seeking money for the appraisal as promised. I told XXXX that I was not the individual who made that promise to XXXX XXXX but I would look through my emails and correspondence with her to see if I could help both parties come to a resolution. We agreed that we would get back in touch after the weekend and then I received the below email from XXXX. ( please note that XXXX wrote me this email using the Subject header of a previous email exchange ) From : XXXX XXXX [ mailto : XXXXXXXXXXXX ] Sent : Thursday, XXXX XXXX, 2016 XXXX PM To : XXXX XXXX XXXXXXXXXXXX Subject : RE : VERIFICATION OF EMPLOYMENT REQUEST This is our response : Finally, XXXX XXXX XXXX alleges that she was promised she would get an appraisal fee back. USF had no knowledge of this promise. XXXX XXXX did not pay for the appraisal in advance, but did pay for the appraisal as part of the closing. No one, XXXX or XXXX XXXX, disputed the charge at closing. This allegation was not raised until well after the loan was closed, funded, and disbursed. USF has reached out to the loan officer, XXXX XXXX who is no longer employed by the company, to see if he had any knowledge of this promise. It is the opinion of USF, that this loan officer and customer have a long standing relationship. XXXX XXXX has agreed to pay them for the appraisal to resolve the issue. Best Regards, XXXX XXXX This response to the complaint provided by United Security Financial holds many fabrications and misleading information. The opinion of USF that XXXX XXXX and I had a long standing relationship is untrue. She was referred to me by another individual whom I was helping refinance their home as well. Furthermore, I never agreed to pay for the appraisal to resolve the issue. I would love to get in touch to find out what action I can take in order to clear my name on this complaint and dispute the facts represented by United Security Financial. Please reach out via email, telephone at any of the numbers listed below. Thank you very much, Sincerely, XXXX XXXX

My mortgage for my rental home was sold by XXXX Mortgage to United Security Financial in XXXX of this year ( 2015 ). We are in the military and had recently moved to another duty station. Unfortunately, I had n't updated my address on their website and missed that notification. I was not notified by email or through the secure messaging system on their website. I kept sending my loan payments to XXXX each month on an auto bill-pay. They sent the first XXXX payments to the new company, but stopped at that point and instead starded sending them to the address they had on file ... for 3 months after that. My bank has a widget on their website that tells me my credit score, and I wondered why it was dropping. I previously had excellent credit ( XXXX ) and it was tanking ( now XXXX ). We received a phone call from the new company requesting our updated information but I did n't feel comfortable sending my personal info without checking with the company with which I was in business. I got onto the XXXX website and saw that my last received loan payment was 7 months ago. I sent a secure message on XXXX 's website stating that I did n't know this had happened and asked them to verify that this had taken place. I provided my updated contact info and reminded them that they had my email and could have contacted me in other ways. A few days later I received XXXX checks refunded from XXXX from the XXXX latest months ( but nothing from the XXXX checks sent to my old address ) and a response stating that the sell-off had taken place. I had been paying my mortgage to XXXX for 7 months after it was sold unaware of the problems developing. I called the new company to make it right and was told I needed to pay the entire balance owed before I could continue to pay my monthly payments. They had already begun consulting with foreclosure attorneys and also fined me {$310.00} for those services, which they also required me to pay at that point to prevent further losses. I payed the overdue amount from my savings, along with the attorneys fees. Today, XXXX XXXX 2015, I 've received a letter from United Security Financial stating that my XXXX XXXX, 2015 payment is overdue and now I owe them {$77.00} in late fees. My payment that is due in the future is overdue?! I have emailed XXXX to request the XXXX lost checks be re-sent to my new address and that the money I was charged in attorney 's fees be refunded and am now awaiting their response. I 've realized why my credit score was tanking : An incorrect address and a company that did n't care enough to contact me through other means at their disposal. All the while I was paying them monthly, on time and in full. They have insulted my character, and have cost me money.

I write this formal complaint against a loan lender company named, XXXX XXXX Mortgage, XXXX. I believe it is subsidiary of United Security Financial Corporation, XXXX XXXX, IL. This is regard to a dispute that has since occurred from XXXX of this year, 2015. They are the company that finances our 30 years fixed rate FHA Loan. Prior to this company, we had XXXX., located in XXXX XXXX, IL. XXXX sold our loan to XXXX XXXX at the beginning of XXXX of 2015. Prior to becoming a part of XXXX XXXX, we never missed our monthly payments. Attached, you will see payments ' history with XXXX while servicing our loan. There has been no deficiencies from the date they took over our loan. Since the loan was transferred to XXXX XXXX in XXXX, we began making payments as required. However, it came to our attention that our XXXX payment was not received, when in fact there 's a bank withdrawal statement which showed that the amount in question was paid. From the onset, XXXX XXXX stated the payment was rejected by our banking institution, XXXX XXXX due to insufficient fund, which was untrue. A copy of the bank statement indicating the amount being withdrawn is attached. After several calls and denials that the XXXX payment was not paid to them, we have to request printouts of payments made. As a matter of fact, we requested printouts of checks leading up till XXXX from the same bank. XXXX of the bank representatives was on the phone with a customer service Rep from XXXX XXXX, XXXX XXXX XXXX, and it was confirmed that there were sufficient funds in the account to ascertain that the XXXX payment was cleared. In recent time, the newer claim from XXXX XXXX has been, that XXXX stated that our XXXX payment was rejected. See also the attached document as well as a print out history from XXXX. Below is a communication dated XXXX XXXX, 2015 from the XXXX XXXX Rep previously mentioned : Hello, Please see attached letter written to us from XXXX. They are stating that the pmt you made on XXXX/XXXX/2015 was returned by your bank on XXXX/XXXX/2015. Please refer to your bank statements for those dates to see if that information matches with your statements. I have also attached the statement from XXXX verifying pmt was returned. XXXX XXXX, Customer Service Representative | XXXX XXXX , XXXX. Your partner in the mortgage industryPhone : XXXX : XXXXXXXXXXXX | XXXXIn light of the above, I write to request your intervention in order to resolve this matter so that I will not have to bother with a barrage of phone calls, mostly at night and constant harassment from these folk.

My husband XXXX and we 're looking to obtain a mortgage through United Security Financial out of Utah. We first refinanced our home and then after we started working on the process of obtaining a new mortgage for our upcoming move. We had a closing date set for XXXX XXXX. We were told our final condition was showing that we would be renting our current home ( along with a few others that we satisfied ) and that they needed to see a lease agreement. This was provided. Fast forward to Thursday XXXX XXXX I get told they laid off an entire office, the office that was handling our mortgage. After this time it was hard to get a hold of anyone or talk to anyone. Now conveniently we all of the sudden dont qualify. Finally on the Friday after sending some concerning emails the manager called me and said that we could n't be approved. She had barely even gone through our file so much so she did n't even know our recent mortgage was refinanced through her company just in the prior month! She said the only way she could approve is via a XXXX arm FHA. After I said that is not what we were told and our mortgage was basically approved we would not be accepting those terms. She preceded to thank me for wasting her time. This company is completely unprofessional and I feel should be investigated. We did n't even receive all of the required disclosures when obtaining a mortgage. We almost lost the purchase of our home. Thankfully we found another company who was able to complete and process the mortgage with approval in less than 3 weeks. I have retained all emails regarding business with this company. I have all correspondence with this company from emails to text messages from the originator.

I recently applied for and received a mortgage through United Security Financial Services. In the process my loan was changed from FHA, that 's what the disclosures I have say, to conventional and the interest rate seemed to change weekly. Each time it changed the costs would also change and I never knew what they were and could n't get updated forms from them. The loan process dragged on for months with constant changes and no answers. We finally closed after they made me pay my car lease off but they over paid the loan to XXXX and was told I was just out of luck. Luckily I got the extra money from XXXX back. The other promise was that I was supposed to get my appraisal fee back of which I have never received. The fiasco goes on and on. They sent my doc 's to the wrong notary service to come and have me sign. I do n't know where those documents ended up with all my information in them. They also promised that they would not sell the loan and service it in-house. They have since sold it. I have been told by many people in the industry that the loan was n't handled properly and within compliance. When I told United what I was going to do, they said we love proving that we do everything right and please do file the complaint. Kind of a weird statement to make implying that they have had to do this before. I do n't know what my options are on getting back my appraisal, but I do want to lodge this complaint. Thank You XXXX XXXX XXXX

I refinanced my home in XXXX. I am married but my husband was not going to be on the loan due to his poor credit. I had credit score and income on my own to qualify for loan. Because I live in California the lender included all my husbands old debts ( collection acts and write offs ) against me and told me if I wanted to refinance with them I had to take out an additional XXXX to pay off his old debts. Mind you these debts were past the point where he could be sued for them. So reluctantly I complied because rates were rising. After all loan docs were signed they sent us checks to pay all the debts. We sent out the checks to the debtors we could find. One actually came back to us because the debt was so old it is no longer with the collection agency. I reached out after a year in XX/XX/2023 and spoke to XXXX XXXX at United Security Financial Corp. She called me and stated she would get this settled and the funds would be coming back me. I explained these debts are old .Then she in they sent us more checks to mail out. We have paid off all the debtors we can find, these debts are so old my husband does not even get any type of mail correspondence on them.Right now we have over XXXX dollars in our escrow acct at Elevated Title. I just want my money that I have been paying on for 18 months. I reached out again via email to the title co and the lender on XXXX XXXX and have not heard from either. I need help to get my money.

We asked the bank for a minimum net proceeds amount to determine if we could find a buyer. The bank told us on XXXX that acceptable net proceeds of {$230000.00} were required. We provided an offer to avoid the foreclosure. the investor then, after reivew for one week change their mind and now want an additional {$7500.00} above the offer and to reduce commission to 3 % for XXXX agents to split. The short sale national protocol is 6 % between XXXX agents. We reduced the commission to 5 % split between XXXX agents to try to make this offer work. This was the highest offer received in 2 years on market, they turned it down the day of the foreclosure, then 5 minutes before the foreclosure they postponed the foreclosure for offer review again. That was on XXXX XXXX, 2015. Now they have returned today XXXX XXXX XXXX, 2015 ) at the same terms as prior to their review XXXX {$260000.00} and reduce commission to 3 %, split between XXXX agents. So in essence, they are now again more intent on foreclosing on an XXXX service member and his veteran exwife who is suffering XXXX. Therefore we feel that the investor XXXX United Security Financial XXXX is force placing this foreclure by offering terms that no one could oblige.

In the beginning of XXXX, my mortgage was transfered to United Security Financial Corp, aka : XXXX. Since then, when I receive a statement, the payment sent is applied wrong. I have called them several times, talking with persons who seem unconcerned with customer satisfaction. Recently ( XXXX/XXXX/15 ), I called and spoke with XXXX about the " unapplied '' funds which on the payment coupon is specifically stated as extra to principal or escrow. I was on hold for a while and finally asking what was taking so long only to be told : " I 'm trying to get someone to help me with this '' After some time, he asked me how I wanted my other " overages '' applied. ( I pay extra each month to either escrow or principal ) When I asked how much monies we were talking about, I was put on hold yet again. After XXXX minutes I hung up. This is my mortgage, my home. I feel that my mortgage servicer is not being competent in servicing my loan and would like someone to look into it 's practices. The address I have been sending my " on time '' payments to is : XXXX XXXX XXXX, IL XXXX. I would appreciate any correspondence from cfpb. Thank You.

This is my second CFPB complaint [ Case number : XXXX ] regarding United Security Financial Corp 's mismanagement of my VA mortagage and now it appears that funds may have been embezzled. My account is payed electronically every month by XXXX XXXX and has NEVER been late or missed. XXXX is their mortgage servicing agent ; and even though I have brought this to their attention directly, they have continued to harass me for early payments after the above referenced case was supposed to have been resolved. Now payments are being reported as " not made '' and balances are reported incorrectly in my statement. The Facts show clearly, that XXXX XXXX correctly transmitted payment on XXXX/XXXX/2016. United Security Financial Corp ( USFC ) issued a statement on XXXX/XXXX/2016 ( available on request ) showing no payment received ( or applied to my account ) and demanding a DOUBLE PAYMENT. No late fees were assessed by USFC and XXXX confirms that the payment was successfully made. My payment appears to be NOT being applied to my account intentionally ; ergo, embezzlement and/or mismanagement can not be ignored.

I believe I am on the XXXX. mort. co., in other words it has been sold twice. The current alleged owner has hired a bill collector, a so called mort. servicing corp. to manage my mort.. I have been waiting since XXXX/XXXX/2015 for the former mort. co. to sign my insurance claim check over to me. I finally received an insurance check made out to me & the former mort. co. with a signature on it. I do n't know if I can deposit it or not but I will find out tomorrow. I think they want me to endorse it & send it to them which I am not going to do. To put it bluntly, I do n't trust them. If I sign it & send it to them, I will never see it again & I will loose control over my payment. Also, I have asked for but not received credible documentation that this new company does in fact own my mort. nor that this so called mort. servicing co. is authorized to receive my payments. They want me to make my checks payable to them ( the bill collector ) & they do n't even hold the note. I have to wonder if either of them are licensed to do business in S.C..

My husband and were in the middle of a short sale when we received notice that our home was in auction, soon after we received another letter stating that we had to move out due to out home being sold. Horribly upset since the bank would not except ANY offers we had and a short sale VS forclosure is a little better but WHAT DO YA DO! No choice we moved. A while Later went to get a car only to find out that the forclosure is still showing open? = higher intrest. I have spoke to United security Financial several times who referred me XXXX, LLOOONNGGG story short ending up full circle every time! Right back to United Security, EVERY TIME! both my husband an I on different occasions have stopped by their rediclouse, god like, draped in gold, silver, crystals and $ $ $ facility, they said they would get it taken care of ... long while later went in to get another loan only to find out it is STILL showing open. Received that loan too but yet again keep getting a higher intrest rates.

My mortgage loan servicing has changed too many times. My former company, whom I hate, ( United Security Financial Corp/XXXX ), sent me a letter informing me that XXXX XXXX XXXX XXXX will now collect my payments. United Security / XXXX XXXX will no longer accept my payments as of XXXX XXXX. Today is XXXX XXXX and I have not received anything from XXXX notifying my of the changes let alone the terms or anything else. While I am happy to leave United Security / XXXX XXXX because they charged me two whole months worth of mortgage payment and still left {$1500.00} unapplied for some unknown reason that even their own customer service department ca n't explain, I still need cooperation from RoundPoint. I can not make a payment without an account number. I am sick and tired of my mortgage loan being sold and resold over and over without my permission. This should absolutely be illegal and it is unfair to the consumer, especially those of us who have NEVER missed a payment.

United Security Financial is the most deceptive company I have ever dealt with. I have had to contact them about XXXX times in the past XXXX months. Seldom do I get a call back, never do I get a voice mail, they blame there sub-servicing company XXXX XXXX and have me contact them directly. My latest issue is that I paid my XXXX XX/XX/2015 payment on there web site over a week ago ( XXXX ) and yet it does not appear as paid online and the money has not be drafted from my credit union. I called USF and talked to XXXX XXXX on XXXX to inform them of the problem. He indicated he would look into it and get back with me. XXXX days later I have not heard a thing. I submitted an online request asking to have it looked into ( on XXXX ), and no response. This is the pattern for this company which is why I am issuing this complaint.

We asked the bank for net proceeds requirement. They told us an offer of {$25000.00} with net proceeds of $ XXXX. We received an offer of XXXX. They reviewed and at the last minute before the foreclosure postponed. They waited 3 weeks and then they countered back at a previous amount of XXXX reducing commission to 3 % split between XXXX agents. The national standard for a short sale is 6 % total commission. This has been going on for 2 1/2 years. They keep changing their requirements as soon as we have an offer that meets their demands. They are force placing a foreclosure on an XXXX servicemember and his veteran ex spouse.

I refinanced my V.A. home XX/XX/XXXX under the XXXX. hybrid ARM. The United Security Financial Corporation or XXXX XXXX sent me a notice yesterday. They said under my contract my rates could increase to {$1000.00} according to my closing documents. Interest rates have begun to show a sign of increasing. I feel this is a deceptive practice. The rules with the XXXX. hybrid ARM are clear. My interest rate is locked in for 3 years. The rate can never increase any more than 1 percent per year. The rate can never go up over 5 percent. My initial rate was 1.75 %. My rate is subject to change on XXXX.

My name is XXXX XXXX, and I am sending this request myself to address the inaccuracies on my Credit Reports. Regardless of the multiple written requests, the unverified account, XXXX XXXX, is still reporting on my credit report in violation of Federal Law. They failed to comply with Fair Credit Reporting Act, 15 USC sections 1681i within the time declared by law and continued reporting of unconfirmed information which now, given all my attempts to address it directly with the creditor, as willful negligence and non-compliance with federal statutes.

Our appraisal was for {$160000.00} and they are refusing our current offer for {$160000.00} and refusing to utilize the VA short sale procedures. Our house has been on the market for over a year and this is the only offer we have had. They are refusing to accept the offer and want to net more money, even though they will be able to get at least {$48000.00} from the VA
