On another note, the escrow reimbursement was received at an amount roughly {$600.00} lower than what was advised. While the amount received may be correct, I just want to point out another aspect of this process that has been frustrating. Please note that in spite of all of my frustrations I have encountered throughout this refi and I am still appreciative of the service rendered by XXXXX and yourself to close the deal. Unfortunately, I am not satisfied with its overall outcome. In sharing this information, it is my hope that you can provide an update that moves us closer to a resolution before the end of this week. TruHome Solution LLC I purchased my home in in XXXX through XXXX XXXX XXXX XXXX XXXX. XXXX XXXX, Mo.XXXX ( XXXX ) XXXX and over the years it has grown and owns a company to service their mortgages. My home owners contract clearly states that the company would pay my insurances and taxes out of an escrow account. For 12 years this went fine. In XXXX of XXXX I got calls and letters from my home owners insurance company and the XXXX ( XXXX XXXX XXXX XXXX ) that is ran by FEMA about my no payment of my policies. I was confused. I have never dealt with these matters. I called XXXX XXXX XXXX at XXXX XXXX. XXXX in XXXX XXXX to investigate the matter to see what the problem was. They called their mortgage servicing company TruHome Solutions LLC XXXX. XXXX XXXX XXXX, Ks. XXXX ( XXXX ) XXXX and for 6 weeks, I called and called and no one could find an answer to why my premiums were not paid like the many years before. I got one person after another giving me all different answers. By this time I had been cancelled by the home owners insurance and FEMA for my flood policy. After almost months of lying TruHome Solutions admitted that it was a human error that caused the premium not to be paid. This error by TruHome Solutions has all but ruined my life. My home owners policy went up and my FEMA policy is now {$1300.00} more per year I received a notice on XX/XX/XXXX from TruHome Solutions that my mortgage payment would increase in XX/XX/XXXX by {$170.00} dollars. This is ridiculous. I personally talked to FEMA and was informed that I had been under the original policy for so long that it was fixed until I move or the loan was paid off. This {$1300.00} is until the loan is paid resulting in me paying an extra {$26000.00}. This type of gross negligence is unacceptable and I don't have {$26000.00} because of a mistake that was made by someone at the mortgage servicing company. To think that a company would even consider this is totally unacceptable in the eyes of fair business. Since it was the company that caused the problem, it should be the responsibility of the company to make it right. Not with just me but with every customer who ever conduct business with them. I have went through months of calls, letters, and not to mention hundreds and hundreds of dollars to try and make this right. I have gotten new elevation certificates, hired surveyors, called The Corps of Engineers, FEMA, the mapping agencies and the XXXX .Nothing was to any avail. XXXX XXXX XXXX and TruHome Solutions should be reprimanded but the Federal Government for unfair practices and violating a contractual issue. The contract is a law abiding document and to upheld to the fullest extent of the law.

we received a phone call stating we needed flood insurance. we had already had sent over that we where exempt from flood insurance From Fema. While we worked with Fema to get corrected current paperwork to show this we agreed to get flood insurance to apease the Mortgage company. Wife and i shopped for flood insurance. We found a policy and we emailed this to our contact at the Mortgage company. She told us that we needed to call in to activate and for the mortgage company to pay this. We did this and verified that she received the copy of the policy and she would get it paid. She also explained that our escrow amount would go up alittle each month to accommodate the flood insurance. We understood that. She also said she would contact us later to give us the difference each month that we would have to add to our escrow payment. policy was sent on Monday XXXX XXXX.cost for policy {$3600.00} After following up with the flood insurance company near the time the policy starts we found out it was never paid. Since it takes 30 days to have the underwritters to rewrite a policy we had to start over. We have done this monthly resubmit to the mortgage company and we now no longer get a reply from phone calls or from emails to the company. On XX/XX/XXXX we finally received a message from the agents supervisor. Stating they bought a flood insurance policy for us on XX/XX/XXXX for {$5400.00} almost twice the cost and we had no knowledge of this policy. our final policy that was sent to the mortgage company was on XX/XX/XXXX for the amount of {$2400.00} even the insurance agent mailed and faxed the new policy and they to this point have not received payment. XXXX reply back from the company to the insurance company or to us. Now with out notice they have raised our mortgage payment from {$2100.00} ( XXXX pmi insurance, {$1800.00} mortgage payment and property insurance ) now our bill starting in XXXX will be {$3900.00} without notice by mail or email. We have sent emails trying to get an explanation because phone calls at this point are pointless because they never return messages. we are so frustrated My husband is on XXXX and between the two of us we dont even bring that kind of money between the two of us. its why this was supposed to be paid monthly. Such a disaster and we didnt know where to turn besides getting an attorney involved. Please let us know if you can help us get this fixed. Thank You

Mortgage company refuses to disburse insurance proceeds and has been holding onto those proceeds while collection interest on our money. Are they in violation of any Federal Statutes? We have a VA backed loan with TruHome Solutions ( the mortgage company ), and they are demanding that we must use a licensed contractor with a signed contract, XXXX, waivers, etc, in order to receive incremental draws from the last $ XXXX check paid out by our flood insurance company. ( The outstanding balance of our home is around $ XXXX and our home is worth pre-flood $ XXXX. ) We have made multiple attempts to reason with them and in agreeing to take the incremental draws with periodic inspections as the work progresses. But they are adamantly refusing. Per the Texas Office of the Attorney General, Consumer Protection division, Texas does not require any contractor to be licensed. Nor do we see any provision in our signed deed of trust with the mortgage company that requires any such. In fact, section 11 of that document states in part, regarding Assignment of Miscellaneous Proceeds : If the property is damaged, such Miscellaneous Proceeds shall be applied to restoration or repair of the Property, if the restoration or repair is economically feasible and Lenders security is not lessened. During such repair and restoration period, Lender shall have the right to hold such Miscellaneous Proceeds until Lender has had an opportunity to inspect such Property to ensure the work has been completed to Lenders satisfaction, provided that such inspection shall be undertaken promptly. Lender may pay for repairs and restoration in a single disbursement or in a series of progress payments as the work is completed. It appears clear to us that unless there is some other document we signed which states otherwise, TruHome Solutions is in breach of our contract in refusing to quickly inspect the property and release the funds. One other potentially noteworthy factor is that we are still displaced and are currently in the FEMA Transitional Housing Assistance program going on some 4+ months now. And while we appreciate the assistance, we would prefer to save FEMA funds and get back into our home ASAP. Thanks in advance for your help with this. Let us know if you need any more details.

TruHome Solutions , LLC is my mortgage company. On XX/XX/XXXX XXXX XXXX did an Annual Escrow Account Statement Disclosure. TruHome Solutions did not receive my homeowner 's renewal policy nor did they let me know they did not receive until I brought it to their attention on my phone call to them on XX/XX/XXXX. Then I received a letter in the mail on XX/XX/XXXX dated XX/XX/XXXX stating that they did not receive my insurance renewal notice. On XX/XX/XXXX I brought to XXXX XXXX attention that they underestimated my insurance by {$1500.00}. That is when they stated that per Fl. Statue blah, blah, blah they had to run that disclosure when they did without the insurance renewal notice. I asked them to run another Annual Escrow Account Statement Disclosure after I emailed them my insurance renewal notice plus had my insurance company email it to them per the email address TruHome Solutions gave me. I called them numerous times up til today XX/XX/XXXX. I have recorded conversations with TruHome that I asked permission to record them which they said yes everytime. On XXXX I mailed out a check for {$900.00} which they did not apply to my escrow account until XX/XX/XXXX. I also called TruHome on XX/XX/XXXX and gave them a phone payment of {$1000.00} to my escrow account which they applied on XX/XX/XXXX. By the way they sent me a check for {$85.00} on XX/XX/XXXX saying I had too much in my escrow account which I did not. So now TruHome puts my mortgage payment down to {$860.00} for XXXX payment. Then for XX/XX/XXXX I get a Mortgage statement dated XX/XX/XXXX with the amount due {$1100.00}. Then I get another Mortgage Statement dated XX/XX/XXXX with the amount due {$2000.00}. So I called TruHome today and was very upset because I am on disabliity and only make half that amount. It would take both my income and my spouse 's income to make the mortgage payment let alone living period. Now on the phone TruHome said that they ran another Disclosure Statement and I should be receiving it in 10-15 days. Well, first they applied {$290.00} to my escrow account which I paid in XX/XX/XXXX ; then they took off the same amount saying it was a misapplication reversal. Also they did not apply my payment of {$860.00} total for XX/XX/XXXX which I paid. Can you, please, help me.

My wife and I purchased a new home in XX/XX/2021 through XXXX XXXX XXXX XXXX in XXXX of XXXX We have had the same mortgage payment for the most part for close to a year and a half now. A few weeks ago, we were then notified that our payment had increased by {$700.00}. We were completely blind sided. I started making calls to figure out what was happening. We found out that our county had done a tax assessment and assigned a value to our home at $ XXXX, which is correct. Upon looking into this further, our original mortgage loan officer XXXX XXXX, incorrectly filed our homes value at the property of our land, $ XXXX, and NOT the estimated value of the home. The reason for the drastic increase is because our escrow account was now negative, and they were calculating the correct taxes for future years, but they had been taking the incorrect amount of escrow from us from the very beginning. I was able to connect with our mortgage officer, who offered no solutions at all other than contacting customer service which is through Tru Home Solutions. The only remedy was to potentially spread out the escrow payments, but this lowered it by only about {$180.00}. We're still paying {$500.00} more now than we were before. I believe we were sold a home we couldn't truly afford because of this incompetence. If we had known our payments would be in this ball park, we never would have moved into this home. I feel like we were completely misled by our mortgage company , the mortgage loan officer, and the entire process feels flat out dishonest. We also lost out on valuable time. Had we known this was an issue, we could have at least been working on making payments to our escrow, and at the very least, trying to come up with a plan to deal with this. Instead, we were blind sided. I heard back from the Director of Compliance at Tru Home Solutions, who sent me a letter and took ZERO accountability for the actions by their employees XXXX XXXX XXXX XXXX. He also offered ZERO solutions to try and fix this. I'm hoping by bringing this to attention, something will happen because this entire ordeal has been incredibly stressful to deal with and the financial ramifications as massive for my family. I have had a mortgage with Truhome Solutions since XXXX and The account number is XXXX. The mortgage company pays my home owners and flood insurance from my escrow account every year and this is done by TruHome solutions. In XXXX of XXXX the insurance was not paid. Funds were not sent in to XXXX XXXX nor the The XXXX XXXX XXXX XXXX ( XXXX ). Lack of payment to these companies has cause a world wind of problems. The XXXX cancelled my policy XXXX raised my rate and every other company I deal with think I neglected paying my bills. I have been a member of XXXX XXXX XXXX for over 20 years, with TruHome almost 10 years. Immaculate credit history. Never ever missed a home loan payment, XXXX auto loans and never late making a payment. Nonpayment of my XXXX policy caused that organization to require me to get an elevation certificate and the policy is now {$2100.00} from {$590.00}, 4 times the amount that it was .My homeowners and flood was {$1100.00} in XXXX. Now it is {$2700.00}. This amount is {$1500.00} more than I have paid since I have had this mortgage. I contacted TruHome Solutions and after days of calling and calling and getting the run around I got the Insurance supervisor XXXX. After countless conversations she informed me that there was a " touch error '' ..?? an error caused by a person not clicking 'send payment '. She informed me that my payment was sent in XXXX and scheduled to pay on XXXX but do n't know why someone did n't send the payment in XXXX. I asked if there was anything that could be done to change this and she pretty much said that I was out of luck. This mistake has caused me a tremendous amount of XXXX. This mistake in 5 years will cost me {$7700.00}. 10 years is {$15000.00} dollars. This is real money. I do n't have thousands of dollars to pay for this mistake. I have to consider moving from my home. XXXX of XXXX I have to find someplace to move to of pay {$31000.00} extra in payments due to TruHome Solutions mistake. This company may have to be investigated for fraud. It 's unknown how many people has suffered because of this type of blatant disregard.

Truhome solutions from XXXX ks. One year they failed to pay XXXX home owners insurance from my escrow account resulting in me nearly losing my insurance. I paid it from my personal account to prevent not having issuance. According to XXXX the bill was sent and payment never received. Last year I switched to XXXX XXXX XXXX which had a lower yearly rate and they sent the wrong amount out of my escrow account. They sent what XXXX was charging to XXXX XXXX and the difference was about {$600.00}. This year I switched to XXXX and I paid directly out of my personal bank account. I contacted Truhome spoke to customer service informed them of new policy obtained an email address to send me policy advised them I paid in full and they only needed to file the new policy NO PAYMENT needed. I was given a new escrow analysis and refunded the overage at that time. After this, they turned around and sent XXXX payment from my escrow account. I got a refund from XXXX, had to deposit it and then pay back my escrow to avoid my payment going up about {$110.00} for XXXX. This company is HORRIBLE at servicing loans. Time and time again they continue to mess around with my escrow and make my monthly payments go up. At this point ( 3rd time ) I do believe it is intentional. I am requesting oversight by the government to look into this company and their practices. It would be very easy for this company, with their current fraudulent practices to create a delinquency issue for someone who hasn't been watching them closely. Have they done this to others? How many times have they failed to pay insurances allowing them to choose the insurance company? Are they receiving kickbacks from insurance companies in this practice? How many other accounts are they suspiciously fluctuating their monthly payment? How many of these cases resulted in foreclosure? These are some questions I have about this company. Please look into my case in particular and see if this looks odd to you. It has happened 3 times since they took over.

Since speaking with my Mother several times after the filing of the above referenced complaint. We were told by an employee at TruHome Solutions to cease the payments in XXXX 2016, then they could send the Hardship Application to be completed by myself and Mother. They continued reassuring the both of us that everything was going to plan and should have paperwork completed soon. Then XX/XX/XXXX, we were told that they were refusing to honor the Hardship due to somehow having my name, XXXX XXXX XXXX removed from the mortgage. They informed us that if they did not receive the three months payment by I believe XXXX XXXX, 2016, they were taking the house away from my Mother. I myself, XXXX XXXX XXXX signed the closing paperwork at the main XXXX XXXX XXXX located in XXXX XXXX, MO. I then traveled to XXXX, MO with my realtor XXXX XXXX to witness my Mother sign the exact same paperwork as I did and traveled back with XXXX to present the completed documents to the original employee that helped us at XXXX XXXX XXXX. During the time between XXXX XXXX, and the XXXX XXXX, 2016, there was no correspondence from either TruHome Solutions nor XXXX XXXX XXXX XXXX. No statement ( s ) nor a notice of non-payment. No phone calls or letter of possible default. Now TruHome Solutions have blocked us from making any payments online. There is something very wrong going on here. My Mother also knew I had/was signing the closing paperwork.

Shortly after re-structuring my monthly mortgage payments, I received a notice without warning or explanation indicating that my mortgage would be increased by approximately $ 400 monthly due to an adjustment in my escrow account. TruHome Solutions could nt explain why my escrow needed to be adjusted as neither my taxes nor my home value had changed. During this process I renegotiated my insurance premium and used the difference to pay off the shortage in my escrow as reported by TruHome Solutions, however, I had still not received an explanation for the drastic increase. After making payments and paying down outstanding escrow balance, TruHome reported that the reason the escrow was raised was because I missed a home owners insurance payment and they were forced to make the payment for me. I indicated that this was absolutely false and requested a refund of my lump sum payment as well as adjustment in my monthly payments back to the agreed upon re-structured monthly rate. Additionally, I noted that during the process of reconciling my mortgage balances, that TruHome inaccurately reported my mortgage late with credit reporting agencies. I 've asked repeatedly for this to be addressed as well to no avail. TruHome has repeatedly demonstrated irresponsible handling of my account, erroneous reporting, and mismanagement resulting in a devastating impact on my credit rating..

TruHome solutions XXXX XXXX and XXXX XXXX were working on our loan application. During this process they repeatedly asked us to sign documents that were not accurate. They did not reflect the true closing costs or interest rate. When we requested the documents be updated they told us " it doesn't matter it's just signing that you saw a document ''. Honestly, we're not sure if they were just lazy, or if there was an ulterior motive to defraud. Either way the process stretched on for months, with TruHome solutions XXXX XXXX requesting either the same documents they had already received or additional documents the underwriters requested. TruHome solutions has been our mortgage holder for 4 years, they know our history. Each time she blamed it on Covid delays, but accurate documents are not the victims of Covid. I think someone needs to investigate why employees of a lender are telling consumers it's ok to sign a legal document that does not accurately reflect the agreement for loan terms and conditions. We started this process in early XX/XX/2020 and were told it would take approximately 3 weeks. We were told we were approved XXXX XXXX. We sent all requested information in and then things started going wrong.

True Home Solutions purchased my mortgage loan from XXXX XXXX XXXX, an affiliate, in XXXX while the mortgage was in an approved Covid 19 forbearance. During this transition, I was charged two late fees by True Home Solutions whom was informed by XXXX XXXX XXXX that the charges were inaccurate and therefore should be voided as they were incorrectly added during forbearance. True HomXXXX failed to do so and then reported my loan as in serious default ( XXXX XXXX ) which in turn has impacted my credit. Federal Law requires If you were current on your mortgage when the CARES Act forbearance was granted, your mortgage servicer is required to report your account as current during the forbearance period to the Credit Reporting AgencieXXXX. However this hasn't been the case. I also recall having to address this with True Home Solutions ( prior 6 months ) prior to this case at which point they removed it, but have since put it back on my report which has caused potential damages to an ongoing credit application. I have obtained FCRA Counsel and per their request was advised to file complaints with the XXXX and CFPB in addition to any further action that may be taken against said mortgage servicer.

Hello- I am trying to catch up on my mortgage payments. TruHome Solutions are refusing to let me pay my XXXX XXXX. I told them that I could make that payment today and make the XXXX payment once I talked to my insurance company about the increase in my escrow account. They told me they would only take a payment if it was 2 payments even if that meant me falling behind even more. I asked several time over the phone to please let me make a payment and he refused. I started recording the conversation after we got into an argument over him refusing to let me make my XXXX payment. Allowing me to make this payment will bring me more current. I will make the XXXX payment this week once I speak to the insurance company. Making these payments will prevent me from going into foreclosure. In XXXX XXXX, my mother and I closed on a refinance on her property. Since then a lot has changed. The mortgage was sold to TruHome without any notification to either mother or myself. There was also a Hardship Application we could file in case of hard times. Now TruHome is refusing to follow through with the Hardship and wanting to scam or steal the property my mother has lived in for over 50 years. They say I now do n't have anything to do with it and my loss of employment will not count on the Hardship Application. The person I talked to on XXXX XXXX, XXXX stated they just received the Hardship Application when I have proof in print that the paperwork was received by that same office on or before XXXX XXXX, XXXX. It is clear that they are lying and are clearing trying to take the property for no reason but for their own profit with no regard to the XXXX XXXX XXXX woman in not good health on the street.

My husband is a documented, XXXX veteran, retired from the XXXX. In XXXX, XXXX, we purchased a home in Texas where the law grants a 100 % exemption of property tax for 100 % XXXX veterans. Since the end of XXXX, XXXX, I have been talking with my mortgage company and sending them documents as requested, to try to get the property tax payment removed from our monthly mortgage payment. TruHome Solutions services my mortgage from XXXX XXXX XXXX XXXX. Last month they added {$200.00} to my mortgage payment for homeowner 's insurance. I have and always have had my own homeowner 's insurance. I and my insurance company have emailed them the proof that I have homeowner 's insurance, several times times. I have been told on the phone and by email that they would remove this forced and unnecessary insurance. The set up a modification program for me during this time. I met all obligations that they ask and my mortgage is current. They reported me 30, 60, 90 days late to the credit bureau. I am disputing this because it is affecting my credit score. I am selling my current home to satisfy the original terms of my loan. I sent an Eform from Mortgage Company Tru Home Solutions website, Requesting Forbearance On my FHA Loan with Covid-19 Relief Laws in place on XX/XX/2021. Email returned from them states that our loan ( FHA ) Does not meet their Criteria. It's my understanding that you just need to be in Hardship and hold a Federal Backed loan!? We feel they are just throwing paperwork at us to waste time on run out the short time that we have ( XX/XX/2021 Deadline ), so they can deny and say oh you missed the deadline or any other reason in their favor. XXXX XXXX from TruHome Solutions has repeatedly called, emailed, called my place of business, my spouse and hand-delivered a notice to our home. We have told the creditor that the account will be paid and caught up in full by the end of XXXX. The Mortgage has only slipped 30 days. The attitude and harassing nature of the calls is not appreciated. XXXX XXXX has asked personal questions and when I refused to answer he stated : " what would you do if someone owed you money ''? We are only 30 days late, we have never been late before, we have a clear plan to get back in good standing. He has been told to stop calling.

Hello, My ex wife was awarded the home in XXXX ( divorce ) and the decree stated she is to pay without causing my credit issues. She is just now trying to refinance but the lender is filling out the XXXX incorrectly. As in XXXX of XXXX and as recent as XXXX the mortgage was over 30 days late. They are filing that no 30 day lates have occurred in the last year which is false and stated by them. My credit has even taken hits. So how or why are they able to lie on documents about payments but I still have my credit taking hits?

Truhome Solutions has my mortgage, they offered me a forbearance during covid. They told me that for however many months that I take the forbearance that's how many months at the end that I will extend my loan. Now they're telling me that at the end I will have a balloon payment. That is not what they told me in that is not what I agreed on! They can't change the rules after the fact.
