We had a very difficult time getting formal Loan Estimates from Trident Mortgage. We provided more than enough information, property addresses, sale prices, loan amounts, etc. We kept getting " Approximate Loan Cost Illustration '' sheets. We spent days emailing back and forth asking about the Loan Estimate. Even though we asked explicitly we also never received a list of local title services. Trident provides title services. Here is a play-by-play of our email correspondence : We were in the process of shopping for a mortgage with different lenders. We were dealing with Mr. XXXX XXXX of Trident Mortgage. In late XX/XX/XXXX we had provided Trident with our full legal names, income, our W2s, our SSN, and our employment info. We also provided prospective property addresses, estimated sales prices, and the requested loan amount. We did not receive a Loan Estimate but we received an Approximate Loan Cost Illustration. On XX/XX/XXXX we were informed, " ... the Loan Estimate is not issued until after you have accepted an offer on a home. '' On XX/XX/XXXX, I formally asked, Can you send a loan estimate for the property we discussed? ". I received 'Attached is my estimate for *The Redacted Property address*. The file name said 'set ' but it was another ALCI. I responded 'Thank you I think I had this. Do you have the standard 3 page loan estimate form for our application? '. We received an email back saying 'That does not get issued until you apply for the mortgage. ' We had already provided more documentation and information than was even necessary but were still made to complete an application before receiving the loan estimate. On XX/XX/XXXX we said we, 'want to be ale to use the loan estimate for shopping around. '. At this point we our initial offer was accepted. Mr. XXXX XXXX was on vacation and we submitted the Agreement of Sale to Ms. XXXX XXXX on XX/XX/XXXX and we asked for a loan estimate from her. She responded quickly that she will 'get one to you today. ' We also asked for a list of title service providers. On XX/XX/XXXX we heard back from Mr. XXXX XXXX 'your realtor can provide you with this list. ' On XX/XX/XXXX we received another 'cost estimate ' and it was not the loan estimate. Trident Mortgage had all the information, even an agreement of sale. We responded 'Could we have the formal Loan Estimate please? ' Even though we had provided consent through the web interface, we were told, after asking multiple times that they are not allowed to send a formal loan estimate electronically with our our consent. I had already completed the online documents and even made an account. I finally received the formal loan estimate on XX/XX/XXXX. We had provided so much information and had been requesting it for days. We were told we had to complete the application, get an approved offer, submit more documents, make an account, sign an additional disclosure form. We had also received three documents we were told were estimates but that were ALCI price sheets. We were also told the staff we were working with could not get us the loan estimates and that they had to request it from the 'Disclosures Team '. This is after us asking for days that the disclosures team was introduced. The Loan Estimate did not include a list of title service providers. We never received a list of title services, we did our own shopping around for that eventually. We ended up choosing another lender, mostly because of the lack of transparency and what appeared to be a willful disregard for our specific requests. We felt we deserved a formal loan estimate and a list of title services once we gave them our names, SSN, incomes, property address & value, and loan amount. We were told otherwise.

I bought a home through Trident Mortgage. It was a HUD home with FHA 203b with escrow repairs. I was told that I needed to gather estimates for the repairs and submit them before closing. I did all that was required and got estimates for approximately {$4100.00}. At the closing table the mortgage broker that I had been working with told me to have the work done by XX/XX/2018 and wrote it in the closing documents. She told me that the checks would be disbursed within 5 days of the inspection, also clearly written in the contract. I completed all of the work and texted her on XX/XX/2018 at XXXX. She responded Awesome and scheduled the inspection. On Tuesday XX/XX/XXXX at XXXX, I texted her that inspection passed and inquired about the money because I had paid the contractor for the work done because they couldnt wait for the payment. On XX/XX/XXXX she texted we got the Ok to release the funds just sent an email to the title company, to see when they can release the funds I then called numerous times and got no answer only a texted saying Ill call you back. XX/XX/XXXX I received a text saying she left a message for the title company. Through the next week I called and nothing but a return text saying Ill call you back. XX/XX/XXXX sent a few texts but no response. Finally through another half dozen calls she answers and says your not getting any money, we gave you a discount on your down payment Please help with this situation, its put me in a very crucial financial problem. She told me what my down payment needed to be and I came to the table with everything she asked me to. I signed the contract that clearly states Ill get that money and even the timeframe and now Trident Mortgage is breaking the closing contract.

On about XX/XX/2020 I used my credit card as defined under 15 USC 1602 ( a ) ( i ) to extend myself credit through TRIDENT MORTGAGE COMPANY LP, for total of {$120000.00}. They unlawfully discriminated against me and violated Federal law 15 USC 1602 ( a ) ( p ) they used my credit card with no lawful or apparent authority, and I the cardholder and consumer did receive any benefit from the transaction. They denied me by way of an adverse action letter, as they attempted to explain why I was denied. As the applicant and consumer I in good faith exercised my right to extend credit and as a creditor and Trident denied me for the mortgage no certain reason. They knowingly without lawful authority used my means of identification as defined under 18 USC 1028 ( d ) ( 7 ) to commit fraud, discrimination, and aggravated identity theft. Per the Equal Credit Opportunity Act, its unlawful for any creditor to discriminate against an applicant with regards to ANY credit transaction. This in fact was a Consumer Credit Transaction and I was discriminated against.

My issue is that I have been given conflicting information regarding my PMI ratio. My loan officer, XXXX XXXX, at Trident Mortgage Company, has stated my loan is XX/XX/XXXX percent. However, my new loan servicer ( XXXX XXXX ) keeps sending repeated letters stating that my PMI ratio is XX/XX/XXXX percent. I have made repeated calls of contact to the originator of my loan, Trident Mortgage Company, based in XXXX XXXX XXXX, to no avail. Although I have been told that the loan is for XX/XX/XXXX percent, I have not received responses from them when I attempt to speak with them. Differently, is when I call XXXX XXXX, the new servicer for this loan. They tell me that the loan is XX/XX/XXXX percent, but they do not know why. I have made repeated attempts to speak with them only to speak to various people in various departments and no one is able to provide me answers to my questions.

I submitted a mortgage application with Trident Mortgage, My credit report was supposed to be access one time. I received an alert with the three credit bureaus stating that my credit report was pulled on XX/XX/XXXX and XX/XX/XXXX from the same company. I verified with XXXX XXXX that Trident Mortgage requested my credit report two time. I was told that the company can only pull a credit report every 30 days. By Trident Mortgage doing this transaction has lower my credit score.
