We bought a modular home and had to take out a loan that would start as an interest only construction loan and then be converted to a conventional mortgage. When the building was finally complete, I was sent a document to sign to have the remainder of the balance on the home paid to the manufacturer. However, the amount was not correct, it was more than it should have been. The loan officer argued with me, gave me false numbers as to the price of the home. Also, we did not use all of the money in construction portion of the loan and the loan officer wanted me to sign it all over to the home manufacturer. He gave me a hard time when I asked to see what money had been paid out and to whom it was paid, though he begrudgingly sent it. I looked over my purchase agreement with the manufacturer and my loan agreement and ran the numbers. They did not match what he was telling me. I had to send a copy of my math before he would reevaluate the situation. In the end, the loan officer did end up fixing the situation. But I feel like he was trying to take advantage of me. He didn't even have the correct amounts of how much the home cost. This all took place over a few days of emails ( I have all of the emails ). I was told by XXXX, the loan officer, via email XX/XX/2023, that I owed the home manufacturer {$45000.00}, that the cost of the home was {$110000.00} and that {$69000.00} was paid to them already. This, however, was not true. I don't know where he got those numbers. The grand total for the just the home itself ( what was owed to the manufacturer ) was {$110000.00}, I made a down payment directly to the manufacturer of {$10000.00}, only {$100000.00} was financed through the loan company. After a lot of back and forth and him finally looking into it, it was discovered that the manufacturer was only owed {$34000.00} the remaining {$9000.00} was what was leftover in the construction portion of the loan. The {$9000.00} was mine and according to XXXX would be taken off the principal of the of mortgage. Once that was finally dealt with, I was told I had to sign paperwork to change the loan over to a traditional mortgage, the money had not yet been taken off the principal. I was told it had be switched over first. I signed it. Then I had to argue with a new loan officer, who was now in charge of the mortgage, and speak with a manager ( this was all done via email, of which I have copies ). It was in the end finally taken off the principal and everything was righted. I just feel like they were trying to take advantage of me and scam me out of money. If I hadn't stood up for myself and asked questions I would have been out {$9000.00}. It was far too much arguing and back and forth for it just to have been a simple mistake. It should have been one email from me saying this isn't correct. Not several emails of questions and me having to do the math myself to prove it was incorrect.

Me and co-buyer closed on XX/XX/XXXX. Upon closing we were not informed about a " construction loan '' by the closer. We were informed that construction would begin XX/XX/XXXX and upon completion the lender ( Triad ) would have to sign off prior to us receiving our keys to the home. Construction was signed off by lender ( Triad ) on or around XX/XX/XXXX. The issue we are having is me and co-buyer were sent on XX/XX/XXXX our updated payment letter via email, and received notice that we were behind on payments in the amount of {$3200.00} for months XXXX thru XXXX concerning this construction loan. We were informed then that we couldn't start paying towards our mortgage that was due to start XXXX XXXX until that is paid in full. We were surprised at this as we never received any bills, phone calls, or notice of this from lender ( Triad ). The day after on XXXX XXXX we were then informed that our mortgage loan would be going to XXXX XXXX XXXX XXXX XXXX but then again they wouldn't release the loan to them until said " construction loan '' is paid in full. We have since asked for the bills or notices to be sent, and we have yet to receive that information regarding " construction loan. '' I also have email correspondence where Triad has stated it was a mistake on their end that we didn't receive those bills as they had all up to date addresses and phone numbers, but weren't really sure what happened. Another email correspondence I sent to Triad asking why we are being charged for months XXXX through XXXX when actual construction was XXXX through XXXX. Trying to get the matter resolved quickly we paid {$1500.00} against said " construction loan '', but when we went to pay off remaining balance we were told interest had been accrued as the loan is in collections and the pay off was again back up to $ XXXX. How are we in collections without any notice, and how did Triad come up with this amount. I did calculations based construction starting in XXXX to XXXX and that came out to around {$1600.00}, but if they applied XXXX as well it would have come to {$2400.00}. With us paying {$1500.00} to Triad already at the most we would owe {$940.00} or least {$130.00}, but we are again awaiting the bill notices. I was informed this morning that I'd be receiving a call from management, and at this time still awaiting. We can't see to get a straight answer from anyone and each department has a different conclusion. This matter we are trying to clear up as soon as possible, but instead it feels as though Triad is extending this matter and we are being charged interest every month until paid in full and that is due to this being in collections ( debt ) when in all actuality we shouldn't be as NO BILLS, NO CALLS, NO CORRESPONDENCE was ever made prior to now. That is unlawful and wrong and Triad needs to work with us not against just to get extra monies out of us.

While trying to obtain a loan for a new mobile home park model I was pushed by the manufacture to do business with Triad Financial Services. I used the apply on line feature on the Triad website and had a Credit Approval-with pending conditions. The list of pending documents needed to complete the process was listed on the Credit Approval. I made copies of the requested documents and sent via email to the underwriter, XXXX XXXX. The email was sent on XX/XX/2020 @ XXXX. I tried to follow up with XXXX, however the direct line to XXXX went to another employee 's voicemail box and no other option was offered. XXXX XXXX was the customer rep and the only person I had contact with at Triad, two short phone calls. I tried to contact XXXX to make sure the documents arrived and were acceptable but I could only get her voicemail. I had one email response by XXXX telling me I would know something in 24-48hrs. During the same time I sent emails to ask questions about the loan and what Triad procedures are for items like escrow accounts and taxes. I never received a response. After consideration of Triad 's behavior and the Manufacture 's behavior I decided it was in my best interest to cancel the build and loan. I sent an official cancellation notice letter to all parties involved. This letter was emailed XX/XX/2020 @ XXXX. I was sent a denial of credit via the manufacture XXXX. The key factors for denial were listed as : Proportion of loan balances to load amounts is to high, Amount owed on revolving accounts is to high, unable to verify income. I checked my credit scores before starting this application and the three credit agencies showed that I had NO balance on revolving credit, my credit score was XXXX and the only loan with a balance is a XXXX monthly payment. I have never had a forclosure, late payment or default of any kind. I am a XXXX XXXX XXXX XXXX with my own company. I sent the requested 1099 and tax returns which prove my more than needed income for a loan of XXXX per month. It is my opinion that the very unfavorable denial of my loan was a retaliation done after I had canceled the loan and build, the cancellation letter I sent to Triad and XXXX XXXX XXXX XXXX giving reason for cancellation as Triad 's failure to respond in a timely manner and XXXX XXXX XXXX XXXX using this to push back build and delivery dates. I have the email records shoeing the time lines. As the consumer I felt it was in my best interest to stop the transaction before I could end up in a contract with an aggressive predatory lender that has a long history at the XXXX for bad customer service. I am more than willing to discuss this with anyone involved or government agency.

XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX being out of work in XX/XX/XXXX and only drawing two weeks of unemployment that wasnt even close enough to pay bills after XXXX struck my entire family. I feel behind on our home mortgage. The mortgage company has not been very helpful. I have been sending payments in as I can to not get further behind, not sure if there is deferments or not. I wasnt aware that things was so out of hand until, I check the Mail to only find a payment I had sent returned. Sad part about it is I had paid another that same morning that will soon be returned as well. The gentleman who has taken the account over has avoided our calls by all means, if you tell him thanks when hanging up, he says yep.. He talked down on me asking about my job when I had covid and my family had it. Guess he thought my job paid me, well they didnt but I guess thats hard for him to believe. He is real arrogant and just a smart butt and left us not knowing what we owed, no paperwork sent telling us and we are told hes the only person you can talk too! I spoke with him on XX/XX/22 briefly before disconnecting the call on him because of his uncalled for remarks after he more less told me he had tried calling but phone was disconnected and just excuses because he hadnt called. I have proof of my phone not being disconnected. He pretty much through a # at me about whats owed and didnt even offer to break down the charges. I know that I dont owe that kind of amount for just the mortgage. The mortgage is only in this collection department but isnt originally financed through them but when contacting the originally lender, they wont tell you anything due to it being in legal. I mean does someone not need to send a certified letter or something to notify the borrower about all this. The collection advisor even smarted off and more less said to me before I disconnected the call, that normally they dont even return your call and made remark more less saying I was lucky he called me I had been calling for days. Another thing these companies dont understand is they need to leave me a voicemail. My job doesnt allow use of phones during work. I work a dangerous job. By no means do I avoid anyone but I have a job and its not sitting at a desk to where I have phone access at anytime.

This is an excerpt from an email sent to Triad on XX/XX/2022. we closed on our construction to permanent loan in XXXX. I made payment in XXXX and XXXX for what was due. My XXXX payment was supposed to be my first permanent loan payment. My XXXX payment was never applied to the loan only showed up as unapplied. I made several phone calls at the end of XXXX and beginning of XXXX in regards to this. I was told because the loan was being transferred to permanent that is why it showed unapplied. Well it started getting closer to the end of XXXX and I called again. I believe the same day I called the 3rd or 4th time my XXXX payment was then reversed and also changed to unapplied. Tried calling again after a couple of no changes. Was told it was again because the loan was being converted, and they would send the the manage of the department an e-mail to call me. An e-mail was sent because getting someone on the phone in that department is a complete joke. I never received an email or phone call back from XXXX after the below email was sent. I called again on the Friday after that email and a lovely person in the servicing department got her manager involved. I received that phone call on Monday letting me know she was going to again get a message the manager in closing, XXXX, to call me. I received a phone call on Tuesday from XXXX who was told my XXXX to call me and tell me the loan had not been converted because I had not made payments. Had he or his supervisor taken 2 seconds to actually review my account before calling me they would have seen I made my payment on time and correctly both months. At some point in all of these phone calls I received the information that the original person working on converting the loan was no longer with the company. I do not what is going on, but my online account shows I owe a total of about {$2000.00}. As far as I can tell what is currently due after taking away what is in unapplied, my total due is still not what it should be for my permanent payment. Since this e-mail, I have spoken with XXXX, who is in the process of converting out loan to permanent, two time. Both times I have spoken with her she let me know it is being worked on and give a date about a week away that is should be completed. My 2nd payment for my permanent note is now due tomorrow. I have been reassured nothing will be counted against me, but at this point I now have 2 house notes to pay at once because of their issues and errors. This is been the worst mortgage/loan company I have ever had to work with.

Triad Financial will not let me purchase my own insurance, or even pay for my taxes on my own. According to Triad, the escrow is figured into my monthly payments. They bill the insurance ( of their choice ) onto the balance of the loan, therefor you will never make progress to pay off your loan. This has occurred for two years. I tried to get my own policy through another insurance company to avoid my monthly payments being raised. I am on a limited income and can not afford {$400.00} home payment. I purchased my policy out of my pocket, contacted Triad to cancel my previous policy they provided me. After 45 minutes on the phone and a rude operator later, I asked to be transferred to the escrow manager. I spoke with XXXX XXXX of the escrow department. She stated to email her a copy of my policy and a email stating to cancel the policy and she would be able to cancel it, she had to have this information. I was also told I couldnt call the company and cancel it myself. They went behind me, bought my policy from my new insurance company and are STILL putting this onto my note. Therefor still increasing my payments. Fast forward to today, I received a past due notice from that previous insurance ( which damages my credit ) stating I owed them. My insurance policy was never cancelled even when I did follow all the proper procedures provided to me by Triad, in total I sent her 4 emails. I had to call the company and cancel it myself, only then an hour after I canceled the plan on my own did I get a call back from them, after trying to contact them for weeks. They also stated to me today I not only owe the money for my new insurance plan but also {$500.00} more due to shortages in insurance/tax fees from the previous years. I feel that Triad Financial takes advantage of their customers. I have owned my home for two years and have only actually paid {$1300.00} to the balance. They are rude, unhelpful and always give the run around Im trying to solve an issue or get a simple answer for a question. I feel as I am being taken advantage of as a customer and it needs to be stopped. Price gouging, increasing payments until customers cant afford them anymore, and trapping them into contracts is NOT the way to do business.

We closed on XX/XX/22. They sent me the documents to approve prior to closing but the amount of the loan did not match up with the cost of the home, land, and closing costs. At first, I was paying {$2500.00} more than the loan was supposed to be because they didn't give me credit for the earnest money I had put down on the land and home. After they corrected this, we were still {$500.00} over what we were supposed to be financing. I reached out to XXXX XXXX at Triad multiple times to have this corrected but I was ignored. Triad told me I would have to pay fees if I missed the closing so I was forced to close on the home with the mistakes present. The loan is also another {$4000.00} higher than what everything was supposed to cost. When I asked the bank about it, they told me the {$4000.00} was for points to bring down my interest rate. I asked them to add it in to the loan documents so the points showed as part of the loan but they never would. Finally XXXX XXXX informed me that they had to be creative on the loan and show on the loan paperwork that we paid {$4000.00} more than we actually did so the bank could get the money for the points. He said he didn't have a way to legitimately add the points in to the loan. This is upsetting for me because they won't provide me any documentation for the points so I can get a tax break. It feels like they basically stole the {$4000.00} from me. They are at the least collecting extra money for something that wasn't in the loan documents. Also, when it came time for us to release the final draw to the builder, we let the bank know that everything was not completed properly and that money was still owed to vendors because the request we signed stated that the home had to be 100 % completed properly and everyone involved had been paid. We told the bank we would be lying if we signed but they wanted us to sign anyway. I spoke with XXXX XXXX at Triad about the issue and he said he was worried the builder would not be able to keep all their money if we didn't sign, so we were forced to lie and sign the document anyway with the alternative being that we would eventually default on the loan if we didn't sign.

The original contract that was signed XX/XX/XXXXbut dated XX/XX/XXXX, was told to me that it was an Offer by the bank, it was two part of the contract The mortgage and the lot rent, the lot rent was never signed because I didnt agreed with the Lot rent nor know about the amount {$530.00}. At this point Im still being treated like a renter and told. I was told to paid my closing fee XX/XX/XXXX. I was coerced into signing an offer contract. I was told by two parties that if I didnt bring money on XX/XX/XXXXand XX/XX/XXXX that I was going to be evicted and not qualify to own my home and they needed my rent money if I wasnt going to proceed with the purchase. It was lack of commutation on all parties along with improper documents being receive and given between each other. There was a mistake in entering into the contract and the contract was based on misrepresentation of facts. I was misled into believing I close on the home on several different occasions. I never receive any paperwork until XX/XX/XXXX. I ask on numerous occasions for my paper work. Was told they were going to be mailed to me ; which never was. XXXX XXXX as the new mortgagee also reported to my Credit Report XX/XX/XXXXof this new installment account that was signed XX/XX/XXXX but dated XX/XX/XXXX but didnt take over the loan until XX/XX/XXXX. I dont know when I close but took a final payment of {$750.00} on XX/XX/XXXX, was told it was my closing fee. Therefore this account was reported illegally to the Credit Beaus on my behalf. I was showed on numerous occasions of the company showing mismanagement of funds. I paid out {$4200.00} all the way up toXX/XX/XXXX, and still dont fully understand where my money went towards. I am owed {$870.00}.

Hello : Honorable CFPB : Good day and god bless-since two months ago I did file BK-XXXX and never missed the payment to triad- I will not included them to my BK-XXXX due to my financial distress-I lost my job due to XXXX and XXXX at worked, I have physical injuries and emotional injuries at worked that is on going, Im XXXX due to my passed XXXX XXXX with three multiple XXXX XXXX to my XXXX, I paid this company in advanced because my XXXX and my XXXX XXXX is getting worse, we send them the forms to re-affirmed my manufactured homes but was ignored, I talked to XXXX XXXX there bancrufsy department and told me, they will email it to them, I even send them the blank forms, I send email to XXXX XXXX , XXXX XXXX and the info triads info on line, they retaliated to me because I reported them about the over-payment I gave them, there escrow account send me some refund and I know in my hearth its not enough, I survived with my multiple XXXX to my XXXX, but what this company is doing to my health that causes me again to go to XXXX XXXX, they lied and the XXXX XXXX who approved my loans there sister companies did even send them the forms but it was ignored, one of my creditors XXXX XXXX di respond to my affirmation forms we send to them, Im asking this authorities to help me again, as much as possible I do not want send a concern to this institution, but they are ignoring my pleadings to me. Hoping for your prompt reply to this matter, I know its pandemic and thanks for all the help, I keep on receiving a bills to my home insurance and the property taxed, saying this mortgaged company didnt pay my taxes and its included to my mortgaged.

I received my first mortgage payment statement on XX/XX/XXXXXXXX and it showed {$300.00} they were charging me for taxes a month. I paid it, but was told they over charged for taxes. I called Triad XX/XX/XXXXXXXX and spoke with a Supervisor, XXXX, and said that is what my county Treasurer sent to them that that is what the estimated tax are. I said no that I am not paying that amount in taxes because they over charged me. He said to go to my County Treasury Office and they would give me the amount to charge. I went to my County Treasury Office and they said they don't show anyone living at this address. I then called Triad back on XX/XX/XXXXXXXX and spoke with XXXX again and he said my County Treasury Office sent them this information. I have been up to my County Treasury Office three times and they said they never sent them any information about this. I then went to the County Assessors office and they showed me that the place I'm living at has not been assessed yet and that I don't owe any taxes until XXXX. I then called Triad back and talked to XXXX XXXX who is the contact information on the loan. She said the same thing that that is what my County Treasury Office sent them. I asked for a copy of exactly what the XXXX County Treasury sent to them and I have not received it. I then called Triad again on XX/XX/XXXXXXXX and got the same thing said to me. I called Triad on XX/XX/XXXXXXXX and nothing is being done about this. I don't know where they pulled this figure from but Triad is known to overcharge for taxes in this Mobile Home community.

To date, my phone calls, voicemails and emails are being ignored. I despise that and feel totally disrespected. Triad Financial website states " world class Professionalism : ... I'm finding XXXX. On XX/XX/XXXX I was able to speak to the VP who found this " lost '' cashier check dated XX/XX/XXXX for {$46000.00} and said he would have it applied on the principal of my {$76000.00} loan, have my account recasted as it would make a big difference in my payments and send me an amortization schedule. EVERY DAY I still find only {$34000.00} applied to the principal. By the way, my contract clearly states no penalty for prepayment. My first payment on XX/XX/XXXX and second on XX/XX/XXXX are posted XXXX ... incurring undue extra interest. They have made future payments ( surely including interest on the larger amount ) and the website shows I do not owe a payment until XX/XX/XXXX ... 74 days away! I am still going to stay on schedule and make the XXXX payment. {$41000.00} is hanging in " mortgage ''. No communication nor correction to my account has caused enormous stress from someone not being honest. I think about this constantly. I am XXXX years old and used my life savings to buy this XXXX mobile home and am now helpless in this mismanagement of my money. I have sent a letter to CEO on XXXX and unfortunately not received a phone call nor any response. Is this normal practice? Is this legal??? Please help me to have an accurate posting, date AND money. This is stealing.

I believe that Triad Financial is violating UDAAP by implementing unfair practices to individuals who receive a 1099-MISC for their pay, along with pay stubs from the employer, as opposed to those who receive W-2s. Even after attempting to speak with the mortgage underwriter as well as a manager in mortgage underwriting, their procedures blatantly revealed a prejudice toward individuals who are self-employed or are independent contractors through a company. The company does not use your actual income, but the income that they perceive based on whatever lending practices that they have established, which do not treat 1099 employees the same as W-2 employees. The company asked for information to include bank statements, tax returns, verification of other income, and pay stubs ; however, they disregarded and misinterpreted information seemingly maliciously to deny a mortgage application. In fact, twice I was advised by their employees that " there was nothing else they could do, '' which was also extremely unprofessional. I have previously applied for a mortgage, was approved, and even just recently paid it in full with the same job that I've been working since 1987. I advised the company of this information and still they gave no further assistance, brushed me to the side, and upheld their unfair lending practices. I would greatly appreciate these practices being reviewed as they are clearly unfair.

In XX/XX/2018 we purchased a Manufactured home from XXXX XXXX XXXX XXXX in XXXX XXXX, OR through Triad Financial. This was the only possible way to purchase this home at that time. It is a super high interest rate but we planned to refi within the first year. I even spoke to the Assistant VP/Manager at Triad, who assured me we would be able to refi this loan, no problem. During the past year we have been in constant contact with Triad either first hand or through a mortgage officer attempting to refinance this loan. Triad is refusing to give up the title to the home so it can be eliminated in order for us to refi. We have offered to put up the 5 acres of land we placed this home on as collateral, sign and file any neccessary legal documents of their choice and/or contracts so Triad will still have some sort of collateral during the refi processing time. Our property, with the home on it, is worth more than DOUBLE the amount we owe Triad for the home itself. We owe them $ XXXX and our appraisal came back at $ XXXX. Triad Financial refuses to work with us on this even though we have the assests and are willing to let them file a lien against the property. Our mortgage lender and us feel they are being lazy and deceitful trying to keep us in this high interest loan. We have spoken to several different banks who ALL agree. This company is gouging the average american and this is not right.

I called to explain what was going on and I had been put in Covid protocol for my company and I needed help. I received a XXXX check I didnt know what to do and I was behind I know Im not trying to avoid you all but I was having a hard time with my kids not being in school having to have to buy computers for school I have XXXX including my self to be able to work from home. I didnt know what to do or where to go so I did. I was told by each person I talk THAT HAS NOTHING TO DO WITH THE ME MAAM. Wheres your husband she said I sai my is sick XXXX XXXX XXXX to his feet. She said WELL HE NEED TO GO GET A JOB CAUSE WE NEED OUR MONEY maam. I said maam he cant Im doing what I can to provide for my family. I was in front of my corporate boss they called my job. Having to get computers and food to keep my kids feed and school. I said I cant maam but what about your anything to help us. Its not my fault your an irresponsible parent and got your priorities mixed up but we need our money! You have five days to get out! My boss made me hang up! That was very embarrassing and degrading Im a supervisor at my job. My bosses offered me and my leave to live with her family. The property has been " Closed on '' for over a month yet Triad refuses to pay the mobile home company, demanding instead for additional employment information after the fact. My Chapter XXXX Bankruptcy was discharged XX/XX/2020. I discovered on XXXX, credit reporting agency, my account with Triad Financial Services was noted as a " Charge Off '', and not as, " Discharged by Bankruptcy '', as all of my creditors from my Bankruptcy have noted. I've attempted to dispute the Charge off, without help from XXXX. XXXX has been given my Bankruptcy discharge by the Bankruptcy court, as it has to all three reporting agencies, again has refused to correct the charge off, to Discharged by Bankruptcy. Triad Financial Services also refuses to correct this inaccurate information. My account was closed with Triad Financial Services @ XX/XX/2020 as 'Charge Off ', two months after my Bankruptcy discharge date of XX/XX/2020. Triad Financial Services has harassed my with emails, phone calls and mail, well after my bankruptcy discharge date.Triad and all other creditors declined to attend the creditors hearing scheduled XX/XX/2020. Reported to my attorney, harassment has ceased, finally. I understood the negative impact of filing bankruptcy, but XXXX & Triad Financial Services refusing to correct the inaccurate information is being done with Malicious Intent to cause my credit rating even more harm. Triad financial services uses predatory business practices, unlawful debt collection behavior, and will try to reposess your house on charges you do not owe. We never received closing loan documents. They have processed our mortgage payment a month late every single month and have tried to hit us with late charges. They also did not credit us with a payment more than once and I had to submit proof that we paid them and they cashed it multiple times. We have submitted proof multiple times that we paid every month, and the continued to harrass us with phone calls saying we were a month late several times a month for the last seven months. When sent a cease and desist with requests for proof that we were missing a payment, loan documents ( including promissory note ) and to stop the harrassing phone calls over a debt we do not still owe they sent us a threatening letter saying they are going to reposess and foreclose if we did not pay the disputed amount and the current month payment within thirty days. They have been made aware of charges to our account not due and yet it says in the notice that they are not aware of any such charges. They have been made aware. Multiple times. This is despicable behavior for a company to engage in.

After Triad financial services bought my loan there's been nothing but problems for the past 3 years. First, they tried to charge real estate taxes on a rental lot. Towards the end of the loan they doubled my payments stating everybody 's insurance insurance went up. My homeowners insurance had not gone up the entire time with triad financial. When I paid extra it was supposed to be applied to principal only and they put it in a suspense account and never applied it to principal. The last 3 months it took them over a month to apply payments that were overnighted to them. I paid the entire principal plus extra because of their excessive fees and they said I still owed. This took from XXXX to XXXX to inform me. I called numerous times emailed several times and to find out where my title was. To get rid of the loan I paid the extra {$250.00}. I paid principal in the extra amount in XXXX I paid this extra {$250.00} in XXXX because I never got my title and it is now XXXX and I still do not have my title I do not owe any money. I feel they have continually and blatantly misused escrow funds and misapplied illegally held funds that we're supposed to be applied to principal and never were. I want this to end with my title in hand.

I went back to the Triad website to make a mortgage payment and they still show me owing taxes of {$300.00} and have not adjusted my account to reflect my mortgage payment. That means my monthly pymt for taxes would be {$56.00} a month and Triad is charging me {$300.00} a month. My mobile home has not been assessed yet, so I don't know where they are getting this tax rate from, but I don't live in California. I have a single wide mobile home. I have tried several time when I had become late on my payments to arrange a payment plan. I had called with money ready to send. It wasn't the full 2 month payment they were asking for but I didn't have one month 's worth of rent and had let them know the fallowing week I could do the same amount and they wouldn't take it. Then I got sick fell more behind and now in foreclosure. We purchased a XXXX model home. We paid Recreational vehicle sales tax on it. We do not have to pay property taxes on it. Triad is tacking on property taxes to our monthly payment. We have called several times and they keep telling us we need a letter from the appraisal office. The appraisal office says they cant give us one because we dont have a home or an account for taxes for us. The dmv has a receipt that we paid the sales tax. Triad refuses to take that off our payment without a letter. I called on the 11 th and asked how much in property taxes had they paid. I was told nothing there was no account. I then asked why they are still taking out money. She said they will until I provide proof. She also said we wouldnt her our money refunded til we could prove we didnt owe taxes. A week later I did receive my refund for the full amount. I want it taken off my mortgage. Talking with them has gotten nowhere. They are double dipping and making interest off my money.

Today,XX/XX/XXXX I found out that my mortgage company, Triad Financial, did not pay my property taxes out of my escrow account. I have called the company, sent an email, and tried to contact them via XXXX. They are not answering. This situation has affected about XXXX people or more in my manufactured home community. We are also not able to tag our cars since we now owe " delinquent '' property tax. The money is in my escrow account, I checked. I also spoke to XXXX XXXX XXXX and they stated they faxed multiple times to Triad to pay these property taxes, and have not heard from them as of today. This company is not accounting their money correctly even on a monthly basis. They will state you are late even if you pay a few days early and then put the money into the incorrect sections of your account. Dealing with them over an issue on a monthly payment has become a " normal '' thing, and now this situation over the property taxes.

XX/XX/2019 XXXX XXXX I checked my property taxes online with the County. It is impounded and had not yet been paid, so I paid it, {$160.00}. I called Triad, the lender. I spoke to an escrow person who said that I would receive a refund. I did not. Several weeks went by. I called again. No answer. I left a message. No response. I have sent a notice of dispute proof of claim to XXXX XXXXXXXXTriad Financial Services . All I received was a copy of a contract and nothing else that was requested in the Demand. A collector can't continue to collect on a debt after you've made a written request to verify the debt. But that FDCPA violation was ignored. Because I continued to get letters of late payments and even a letter threatening repossession. After receiving a written dispute, the collector must stop collecting on the debt until you have received verification. I have not received requested verification needed to validate. My issue is with Triad Financial Services trying to XXXX XXXX Tax on a Tiny House that is in a Tiny Home Community. The lot is rented monthly and the Tiny Home is XXXX square feet which is considered an RV. Triad insists on some documentation from XXXX XXXX is required to prove that no taxes will be accessed. I visited the tax office and they stated that they will not provide documentation for an account that doesn't exist. Who is Triad collecting XXXX XXXX XXXX for if there is no account to send the money too? The consumer should NOT have to pay this for 12 months and find out that Triad was wrong and wait for a refund from the lender.
