I started my home buying process in XX/XX/2019. I was promised by a Senior mortgage lender specialist at XXXX XXXX, a Division of XXXX XXXX XXXX, XXXX, that I qualified for two grants in the state of MD and that it would be an FHA loan. I sent all the necessary documents that was required from the rep and even met with her and my realtor in person to ensure everyone was on the same page. Mid XX/XX/2019, I had questions regarding the amount of grant money I was receiving and found out that I was only receiving one grant which was not previously discussed but that I was still approved. At this point, I was informed my interest rate was locked in, what my monthly payment would be and cash to close. 7 days before my closing date of XX/XX/2019, I was informed that I no longer qualified for FHA and that I had to go conventional ; my interest rate went up .5 % and my monthly payment was going to be {$200.00} more than what was promised, my loan was never processed correctly by the rep. I contacted the district manager and the reps direct supervisor to explain my concerns and frustration. I was moving in a week and did not have a definite answer on why I was already told my FHA loan was approved and why were payments and interest rates changing at the last minute. I had already begun saving the necessary money to close my FHA loan and was legally binded in a contract with the seller of my new home. I never got the answer but instead was promised by the two of them that they would fix my loan. Five days away from closing I was informed I had to take a {$100.00} certification class that teaches you about the entire home buying process which should have been the FIRST step not last. I had expressed my interest to my loan rep on the importance of me learning this information to become knowledgeable in the beginning and she informed me I had to sign up on my own, another time. I am now TWO days away from moving and closing and I still do not have an approval from this company because of their negligence. They have yet to inform me on what it is they are able to do as a company to make up for their mistakes. This company has FAILED me miserably! This is supposed to be the happiest time of my life and they took that experience away from me. This entire transaction is unethical to mislead clients and put them in a position to be forced to take a loan they were never informed of days before closing. I have been given Inaccurate information countless times and would never wish this experience on ANYONE! I do NOT recommend doing business with this company. I will never forget how painful and stressful this experience has been.

XXXX Mortgage has been terrible to work with. My grandmother passed away in XX/XX/XXXX and she had an interest only HELOC since XXXX originally with XXXX XXXX. When she passed, her house was willed to my uncle and my mother. XXXX told us to continue to make the payments. Then in XX/XX/XXXX I went to make the XXXX my mothers behalf at a local branch and they told me the account was frozen and with an attorney and would not allow me to make the payment. I then had to hire an attorney ( which did nothing but charge me XXXX ) to try to help us. They told me that we were behind and made up all these charges we had to pay by XX/XX/XXXX. I paid them XXXX plus they want us to pay another XXXX in attorney fees plus we had to pay our own attorney fees. I thought we had everything worked out and the very next bill I received, has a default rate of 8.25 % on it which I was promised would be lowered by the time of the next bill and was not. Everything they have said or done has been false. They said my grandmother was late on all these payments while she was still alive. Well then why wasnt that handled while she was alive? Why wait so long. They are unfair and couldnt produce anything to prove this. I still did the right thing and paid what tgey asked and we are still having issues. They also made my mother solely sign a forbearance agreement and did not make my uncle sign or even agree to it.

We were supposed to settle on a house four different times first in XXXX two different dates then it got pushed to XX/XX/XXXX then moved to thr XX/XX/XXXX. Then it all fell threw we paid out XXXX $ for an appraiser for this house an were never eligible for the house from the beginning because of the type of loan we have we ca n't have over 10 acres an it did. Our loan officer " did not know this ''. We have tried everything an to get this money back he said he could n't do that but there 's no reason for so because we were n't able from the beginning to get it. Amung many other things that happened an lies my finances an I were told by this man that was supposed to be looking out for us an getting us into a house but never did he packed the whole house along with XXXX kids an had to unpack now because it all fell threw. I need a phone call from someone immediately.

Mortgage Company ( recommended by our builder ) has now made XXXX hard inquiries on my wife 's and my credit report. We were under the impression that by signing the paper for them to pull credit, this would be done XXXX. The mortgage company is now trying to dictate the closing date to us even though the house is nowhere near completion. They are once again requesting excessive paperwork for the loan ( that has been provided now XXXX in the past ). I would only assume that since completion of the project is still almost 3 months out, they will again pull a hard inquiry on both of our credit reports ( lowering the score and we are both in the mid to upper XXXX ) causing the interest rate on the final mortgage to be higher for the next 30 years.
