On XXXX, XXXX I applied for an FHA Mortgage with Top Flite Financial. I asked that I get a loan for a refinance and explained my challenges. I explained I need enough to pay-off all my debt, the mortgage and {$3000.00} to pay-off my ex-wife. I was told the loan should close no later than XXXX. I was also told verbally that there would be 2 pts involved due to my credit score. I agreed and said the most important part was that ALL mie and my ex-wife 's debts be paid and the fees be reasonable. I asked if my old appraisal could be used since they had just done it in XXXX, originally i was told probably not but they'd pay for it. I came out of pocket {$530.00} but finally the Loan Officer relented and said i get a credit in escrow which did occur. as of XX/XX/XXXX I had still not received an estimated closing statement, something that I should have received within 72 hrs of applying. I demanded they send it and when I received it there was 4 pts being charged, double the amount I was quoted. When I approached the Loan officer and said I would not pay 4 points he said it's just an high estimate it will be closer to the 2pts. The market was way better. Finally on XX/XX/XXXX i received and FHA eligible approval and the same conditions I supplied 2 months previous were being asked about and updates needed. I was not happy but I gave them everything they needed. on XX/XX/XXXX I asked to go over additional conditions with my loan officer, he did not respond but instead sent an email told me that these are fairly simple conditions and I should have no problems. On XXXX a very nice processor sent me an email and immediately went to work solving the problems with the loan and getting it all straightened out. My original loan officer was taken off the file and a new one assigned. He seemed empathetic but he did little to reduce the fees to what I was quoted and instead try to explain it away. I asked to see his rate sheet so i could confirm that 3.4 pts need to be charged and he would not disclose that to me. My loan docs FINALLY made it to title on XX/XX/XXXX, a full 115 days after I applied, since I was going through a divorce I had to settle with the 3.499 pts they were charging on a $ XXXX loan amount, leaving me with just enough to pay my wife and a few debts unpaid. Additionally the debt collector whom I had negotiated better pay off would not honor those payoffs as the tiltle company and loan officer did not ask me but instead went straight to the collectors who then refused to negotiate anything. If Topflite should be your lender I would recommend shopping for a better one. On XX/XX/XXXX I reached on to XXXX XXXX the loan manager, he never responded. OnXXXX I reached out to XXXX XXXX, owner and COO of Topflite Fiancial, she never responded XXXX, I reached on to XXXX XXXX, co-owner and CEO pf Top Flite Financial, he never responded If the people at the top don't respond, you can be sure that your complaints fall on deaf ears

I was a victim of predatory lending. I applied for a refinance of my primary residence to take some cash out to do some needed repairs and updates. I am on Social Security with a monthly income of {$1900.00}. My home appraised for {$260000.00}. I wanted as much cash out that I could get and still qualify. After all said and done my loan was approved for {$110000.00}. My existing balance was {$75000.00}. I was looking at close to {$40000.00} cash out. At signing, I received less than {$20000.00} due to high lender fees and the payment was {$1200.00} per month. This payment ratio was 62 % but the loan was still approved. The loan is for an FHA loan that has a payment ratio requirement of less than 43 %. I had poor credit and no cash reserves. I was desperate to get some needed repairs so I closed. This was in XXXX and the servicing has already transfered 3 times. I have no idea how the loan got approved and am now at risk of losing my home and {$140000.00} in equity because I can not afford a {$1200.00} payment. Also, the loan did not close in a timely manner due to the loan officer and processor dragging their feet. They " missed '' my rate lock date and changed a higher rate and increased their fees. Anything needed or requested by the lender of me was provided in a timely manner.

Filled out XXXX XXXX form for mortgage referrals. Received dozens of calls and emails but narrowed it down to 2 cos and placed an opt out with XXXX XXXX on the XXXX to stop the flood of calls. The calls, texts and emails kept coming on the XXXX. One company that was very aggressive was Top Flite and this was not a company I had narrowed my selection too. I decided to speak to XXXX XXXX from XXXX ga from that company later that day to tell him to stop calling, texting and emailing me. I had not shared my social ssn or agreed for a credit pull from anyone, but my XXXX credit monitoring notified me that mortgage company had pulled my credit!!. I tracked it back to XXXX XXXX Top Flite, called him and told him I did not give him acknowledgement to pull credit!. He said he had spoken with his underwriter XXXX XXXX and told him the credit should not have been pulled because They did not have direct acknowledgement from me and that he was sorry.He then sent me the below text : Thanks for speaking with me XXXX. I contacted our credit agent and they will accept a letter from us on our letterhead with your info and how your credit was pulled without your authorization. His number

On or about XX/XX/XXXX we applied for refinance with Top Flite Financial working with XXXX XXXX. Our loan # is XXXX. We went through the process as normal, completing application, providing documents and lastly ordering and paying for an appraisal. Since the appraisal has been completed and received by XXXX XXXX on or about XX/XX/XXXX we have not heard from Mr. XXXX AT ALL. we have called, emailed, left message numerous times with no return call or status. Since we have paid for appraisal, the ONLY correspondence we have received from Top Flite was an email dated XX/XX/XXXX requesting additional pay stubs, which we uploaded to the website. Mr. XXXX and Top Flite Financial misled us to think we could get a loan, they only wanted to get the appraisal done. Top Flite gives its employees bonuses for the amount of appraisals they order. MrXXXX XXXX receiving a {$1300.00} bonus back in XX/XX/XXXX. Since the appraisal, we have not talked to Mr. XXXX or received any correspondence from him. They were very deceitful in leading us to believe we would qualify for the loan, when all they wanted was to add another appraisal to their records.

I am trying to do a debt consolidation mortgage refinance and I came in contact with Top Flite Financial XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, MO XXXX Phone # XXXX I was working with XXXX XXXX in their office. Things were going along fine when he informed me that I had to enroll in their bi-weekly mortgage program in order to qualify for the loan. He told me I needed to keep the program for a year, then I could cancel it. I found a more reputable company on line, XXXX XXXX XXXX XXXX who educated me on what Mr. XXXX was attempting to do. They promote this bi-weekly program but don't ell you it costs a full payment to enroll in. In my case over {$2000.00}!!!! They never told me that. The reason I had to keep it for a year is it takes a year for Mr. XXXX to be paid from the bi-weekly company. I further found out that several mortgage representatives at Top Flite sell the exact same program the exact same way, duping people in to thinking they are required to enroll in bi-weekly plans. This company is a scam, thought they promote their " customer service. '' Spread the word!

On XX/XX/XXXX the lender order and appraisal on the home we were trying to purchase. The loan officer told us the incorrect appraisal amount shortly after the appraisal and never sent us a copy. They told us we would be closing on the house in XXXX. The processor then told us we would be closing soon and to obtain homeowner insurance so we did in XXXX. The processor did not keep in contact with the insurance company nor us which I have documented with them and have all of my emails. Almost caused me to be in nonpayment for a home I dont even own causing my rate to go up for my car insurance. Then told us we would be closing in XXXX. Now it is XX/XX/XXXX and the last contact I had with her she was asking me for my job verification which I've already provided several times and should have been conducted before they approved me and sent an appraiser. I'm more than upset and will be filing complaints any Avenue possible.

We were supposed to close on XXXX. We, the buyers, scrambled to close our house on XX/XX/31. We got all the information they requested and were ready to close on the house we were buying on XXXX. Suddenly the loan officer was being difficult, and the underwriters as well. They were not counting my wifes XXXX new jobs in the same career shes been in the last XXXX years. ( We moving across country from NY to Wa in an RV with XXXX dogs and XXXX cats ). We needed to close on XXXX and there was no reason we couldnt except the mortgage company did not prepare, according to the loan officer himself. He texted me blaming one of his team members. We were prepared, they were not, causing undue stress and monetary loses. I have a screenshot of his admission. I have multiple other complaints but not sure they apply.

I refinanced my XXXX XXXX mortgage with Top Flite Financial recently. Top Flite requested a payoff, XXXX sent it, and Top Flight paid. I received my disbursement, and now XXXX is saying that {$1300.00} is still owed. This is money that should have went to me, and should not have been paid out, and certainly not owed. I would like that {$1300.00} refunded to me, as the payoff conversation occurred between these two companies, I should not be penalized by one of their mistakes. I am supposed to start paying Top Flite, but yet XXXX says I still owe, how can this be?

On XX/XX/2020 I got text from XXXX from top flite. I was interested in refinancing my home with cash out. I never provided with my SS # but my credit was ran without my consent. I have them to removed the request but they refused. I received a call from their compliance office who told my SS # number was sold to them XXXX XXXX who I never did business with XXXX XXXX
