I applied for a mortgage loan with XXXX XXXX XXXX through TJC Mortgage, Inc. back in XX/XX/2018 with Pre-Approval letter date on XX/XX/2018. My realtor got a Binding Contract on a property on XX/XX/2018 with contingency period on XX/XX/2018 and closing date on XX/XX/2018. All this information was emailed and received by XXXX on XX/XX/2018, so he was aware of the dates and the Earnest Money amount. On that same week, I gave the Earnest Money check to the seller for {$1800.00}. On the XXXX, he sent me the Loan Application and I e-signed it. The home got inspected on the XXXX as well for {$390.00}. Then he emailed me an Appraisal Payment Form from TJC Mortgage for {$470.00} on the XXXX, and I paid it. On the XXXX, XXXX sent me an email requesting additional documentation to finish up preparing the file for underwriting. I immediately sent him everything that he requested. I noticed he was already struggling with his underwriting team to get a final approval because part of my income is based on commission. Something I had initially discussed with him. Completely unaware of the Contingency Date ( XX/XX/2018 ), XXXX started to ask for different documents to get a final approval from his underwriting on XX/XX/2018. Instead of given me a final decision on the Mortgage Loan before the Contingency Date so I could at least get my earnest money check back, he went on trying different things to get it approved until finally deciding they could not get me approved on XX/XX/2018, only 3 days before the closing date ( XX/XX/2018 ). At that point I had already spent {$2700.00} and could not get the earnest money back from the seller. I was very disappointed and tried to get in contact with XXXX a few times to see if he could at least reimburse me for some of the expenses, but he ignored my emails and calls. He was extremely negligent in not getting things done on time, and not being upfront with me since the beginning. Besides losing {$2700.00}, I also had to pay a fee to stay at my current apartment and ended up spending on other extra expenses as well because of his negligence and irresponsibility. It was the worst experience possible trying to purchase my first home. What kind of Mortgage company gives you a final approval decision on a loan only 3 days before the closing date? I hope this complaint helps other people thinking about doing business with XXXX XXXX and TJC Mortgage.

On XXXX/XXXX/XXXX we were told by XXXX XXXX at TJC Mortgage Inc, via email that we qualified for 3.25 % fixed and to skip XX/XX/XXXX and XX/XX/XXXX payments and we would receive {$1900.00} in escrow. This was our whole reason to refinance our VA from 1.75 ARM to a fixed rate, the large escrow and the skipping of two months. Our pymt would go up but we would be able to pay off other items with the XXXX that we were told we would receive. On XXXX/XXXX/XXXX I sent XXXX the email and a copy of our mtg loan transfer and he said " it would have no affect but to send the letter so he could get the updated payoff '' via email. ( at this time he would have been CLEARLY aware that our previous mtg holder paid the insurance with the escrow. I found out XXXX XXXX, XXXX XXXX I was sent a late pymt notification from our previous mortgage company and at that time I asked about the escrow account and they told me it was paid on XXXX/XXXX/XXXX. However, XXXX or TJC Mtg did not inform us of this change and proceeded with the closing while knowing we were under the assumption of receiving this {$1900.00} in escrow. They sent several emails over and over again that had the exact same information to sign electronically but they failed to include the fact that the escrow or Insurance had been paid therefore we would only get to skip two payments. We would NOT have moved forward with closing and I 'm sure they knew this and that 's why it was NOT mentioned. Instead of the {$1900.00} we got {$250.00}. We did not close on this until XXXX XXXX, XXXX so they were CLEARLY aware of this and no one brought it to our attention. We would not have moved forward for we still had an additional year for our 1.75 % and would have been able to pay off more principal on our home. Instead we were deceived, they got a new mortgage ( so still making money off of us ) and we our out the {$1900.00} and we have a {$200.00} per month higher payment which is odd because the numbers he quoted at the beginning actually went up and our house was less to pay off and the escrow was paid in full on XXXX XXXX, XXXX. So I 'm not sure why it 's about XXXX per month higher than he quoted us in the first place. We understand refinancing number will be off a little, but knowingly withholding information such as the escrow ( because they lure you in with this! ) is deceiving the payee, me.

On XX/XX/XXXX I contacted XXXX XXXX on XXXX XXXX in XXXX, XXXX I gave the pertinent information to the application processer so that they could begin my file. The next day I spoke with XXXX XXXX XXXX ( NMLS XXXX ) who asked several questions and I once again explained my situation that I would be moving from XXXX, XXXX to XXXX, XXXX to take a new position with the XXXX XXXX. I was issued an award letter from the Department of Justice. XXXX stated she would need to see how long I had to be on the job before I could be approved and closed on the home. The next day ( XX/XX/XXXX ) I sent XXXX an email requesting an update. XXXX replied that I would need to have my first paystub before I could close, but that she was still waiting to hear back from the underwriter. I decided to follow up via phone on XX/XX/XXXX but did not get XXXX, so I also sent an email that day as well. I still have not received any correspondence from XXXX since XX/XX/XXXX. I contacted XXXX XXXX on XX/XX/XXXX to speak to her supervisor. I spoke to the supervisor and she basically reiterated that I would need to receive one paystub before I could close. I explained that if that were the case then my credit report should have not been pulled before they could have counseled me on the products and services they could offer. I asked her to submit a credit report correction and she stated she would need to contact corporate and would call me back on XX/XX/XXXX with the decision if they could do so. I have not heard from the supervisor and do not expect to at this point. Now, I have a hit on my credit report and they will not return my calls or emails to even get the process started. However, after seeing how poorly they have handled this situation I would not consider transacting any business with them.

Mortgage company did not have closing docs ready for closing and funding. They had 2 months to get Buyer approved on a VA Loan and Closing had been set for 2 weeks evening before closing Title company calls and informs me they do not have closing docs and we have to reschedule closing. Sellers had already moved out of the house, had their possessions on a moving truck and spending the night with family as they had to be out of the house before closing. The Sellers have a premature baby and did n't need to upset her schedule any more than was necessary. Sellers of the house they are purchasing would not let them move into the house until it was funded even though they had signed all papers and presented the cashiers check. So they were out with nowhere to go until the closing Docs and funding could be rescheduled. The sellers were completely helpless even though none of this was their fault. Then closing was set for the next day and closing set for XXXX XXXX, the buyers would not close until XXXX so funding can not take place for another day while the sellers ( a XXXX Vet. ) and a premature baby are waiting still with no home and all their possessions on a truck. We were promised that the Cds would be ready on XXXX XXXX, the contract closing date, but that did n't happen, we were then told the CDS would be at title company later in the day and funding would take place. That did n't happen either. I still do not know if this loan will close tomorrow or not. I do not believe anything the Mortgage Broker says now. Mortgage Broker had the sellers Spouse removed from the contract. which had to be added back to the contract before closing could take place.

I am selling my home at XXXX XXXX XXXX, XXXX, AL XXXX. The buyers XXXX XXXX XXXX XXXX obtained a pre-approval letter from TJC Mortgage NMLS # XXXX indicating they were pre-approved for a mortgage loan of {$230000.00}. Our closing was set for XXXX/XXXX/15 and I was scheduled to close on another home the same day. XXXX days prior to XXXX, XXXX XXXX with TJC Mortgage contacted me to let me know there was a delay and would have to postpone closing until they cleared up a mistake on the buyer 's credit. Since then, I have written communication from XXXX XXXX indicating the lender had approved the loan and it should close " any day ''. Due to this notification, I proceeded to solicit a moving company to move my entire house as the buyer 's wanted immediate occupancy at closing. I moved on XXXX XXXX, 2015. From XXXX/XXXX/15 - current date of XXXX/XXXX/15, TJC mortgage has been lying to me saying they had the loan approved and it would close any day. However, a phone call to their owner XXXX XXXX, revealed they had submitted the loan to XXXX different lenders and the client had yet to be approved, thus no closing date to be set " any day ''. I have declined further interest in my home and missed opportunities for additional contracts on my home not to mention the {$2400.00} so far of moving expenses and now have to pay to move my things back to my house. I believe this mortgage company acted in bad faith and should have notified me at closing or before that this buyer was not credit worthy and they were unable to fund their loan to enable me to relist my home and not lose a potential buyer and not incur the moving expenses of {$2400.00}.

We have been working with XXXX XXXX XXXX for a few months trying to close on our house. I was told to wire the closing Cost to the Title company so we could close the next day and then the next day I get a phone call from the mortgage company stating we have to live in the home for 6 moths according to the FHA identity of interest certification. We have no relationship or are doing business with the seller.This should not apply.

Refinancing company spoke to my husband in XXXX. My credit was pulled without his or MY consent. It is my name, alone, that is on the loan. I never spoke to anyone at all. We have called and spoke to the supervisor multiple times to have this inquiry removed. Inquiry remains on credit report.
