TitleMax LLC located at XXXX XXXX XXXX XXXX, XXXX XXXX, XXXX MD XXXX was the Title/Settlement Company for our Land and Construction Loan settlement on a property in Maryland. We had our first settlement on XX/XX/2019, which was botched because the seller refused to sign the settlement paperwork. We had our second settlement on XX/XX/2019, and we thought we purchased a property with a clean Title. We have since learned now 4 months later that our Deed can not be recorded with the County because the sellers refuse to pay a Deed Transfer Tax and the Title/Settlement Company is doing very little to resolve this matter. We have been following up with this Title/Settlement Company for 3 months to resolve the issue to no avail. We have paid a lot of money for a property, for which we do not have a clean Title or a recorded Deed because of this company 's negligence and possibly fraud. Because of this issue, the County will not issue any permits, which is delaying the construction of our new home.
