I write to complain about the way I was treated as a consumer and to ask for a full refund of {$490.00} that I paid for a home inspection and {$75.00} that I paid for a termite inspection. I paid this money believing based on verbal and text message conversation that I had been approved for a loan. However, the entire experience was unprofessional and deceptive and I lost money because of the unprofessional and deceptive actions of the lender. I would like my money back as a result. On XX/XX/XXXX I was pre-approved for a mortgage of {$100000.00} through Superior Home Loans, for which I have the approval letter. Based on this approval letter on XX/XX/XXXX I signed an as is agreement residential property contract with seller to close by XX/XX/XXXX. I then began spending money on inspections because an XX/XX/XXXX closing date was set. Due to issues with the lender underwriting ( and not any fault of my own ) the loan date had to be extended to XX/XX/XXXX. Not until XX/XX/XXXX the lender told me verbally that I was not approved for the loan and he also said he contacted the title company to tell them this. This was after me sending him many text messages to see what was the hold up for the loan and not ordering an appraisal for which I had to give him my credit card information. From XX/XX/XXXX until XX/XX/XXXX according to the pre-approval letter I had been approved. However, lender stated on XX/XX/XXXX that he could not get me approved which was strange because nothing had changed in my financial situation. Lender should have never allowed this situation to drag out for so long knowing that he could not get me approved. I was deceived and simply not treated a professionally. The lender actions caused me to spend money on a house that he seemingly knew that I would not get approved on but dragged the process out any way which made me lose money. Due to this unethical practice I would like the lender to pay me back the money I spent on Inspection ( {$490.00} ) and termite inspection ( {$75.00} ). My income information was absolutely no different from what I initially submitted to get the pre approval for a loan in XX/XX/XXXX. In fact, I had to submit the same information to the company again. None of my info ever changed and that is a fact. All my income was on my tax return. All of my w 2 and 1099 forms were all attached and submitted so Superior knew all of my income from the outset. All it took was one phone call to verify my employment. Superior home loans dropped the ball and had me thinking I was approved and told the seller that I was approved 2 months after pre approving causing me to spend {$490.00} on an appraisal and {$75.00} on a termite inspection. Superior Home Loans also sent a letter to the seller informing them that I was approved because seller was upset we had to keep changing the closing date and demanded to know what was going on with the lender. Why have me spend this money if you know that I was not approved. This is Superior Home Loan 's fault and I need my all of my money refunded back to me. The Company really XXXX me around and caused me to spend unnecessary money. The company needs to take responsibility and pay me back for the Inspection termite inspection.
