My original mortgage was with Stonegate. In late XXXX I began working on a refinance with another lender through a broker I knew. Once the payoff request was sent to Stonegate, they began contacting me multiple times a day, stating that they could beat any offer I had from another lender, and that their process would be faster because I was an existing customer. After the other lender parted ways with the broker I knew, I decided to go with Stonegage. I began the process of refinancing my mortgage with them on XXXX XXXX. That day I spoke with a Mortgage Advisor named XXXX. We discussed my wish to lower my PMI and to come away from the closing with extra cash if possible. I was told that the best option for me was a " full doc '' FHA refinance, which would lower my monthly payment from {$1100.00} to {$1100.00} ( this DID NOT beat the offer I had from the other lender ). I would be able to get back a maximum of {$500.00} from the closing, which would be made possible by rolling over my escrow balance. I would also be able to skip XXXX months mortgage payments. I was satisfied with these numbers, and later that day I was contacted by a Transaction Coordinator named XXXX who sent me a list of documents to gather and disclosures to sign. I expressed concern over the good faith estimate showing over {$6000.00} in settlement charges and was told by XXXX " I am going to make it so you do n't have to bring any cash to close, especially after we transfer over your escrow balance. '' I returned all the required documents to XXXX the following morning, XXXX XXXX. I never received any acknowledgement of receipt or any further instruction. On XXXX XXXX XXXX called me again. It was clear that no progress had been made, and we basically had a repeat of our conversation from the XXXX. This time, XXXX said I would only skip XXXX month 's payment, but that my escrow balance would be refunded to me. When I reminded her that we had discussed transferring my escrow balance and that I had signed an authorization for this, she brushed it off. After again hearing nothing, I contacted a supervisor named XXXX on XXXX XXXX. He informed me that a mistake had been made but that an appraisal had now been ordered. After the appraisal was returned, I was finally assigned to a loan processor named XXXX on XXXX XXXX. XXXX informed me that I would need to bring {$1900.00} to closing as well as pay my XXXX payment. After insisting this was unacceptable, she came back and told me they had " found '' {$800.00} in credits for me, and I would only need {$1100.00} for closing. I could pay this cost in lieu of making my XXXX payment. I agreed, but expressed frustration about the change from my initial conversation with XXXX. She came back again and told me they could raise the loan amount and now I would actually receive a credit of {$350.00} at closing. On XXXX XXXX I was sent a HUD agreement detailing a monthly payment of {$1000.00}. At this time I was told that my homeowners insurance would need to be paid for out of closing costs since my escrow was being applied to the loan balance, so I would now owe {$160.00} at closing. The next day this changed to {$180.00}, and I was informed that my monthly payment would be {$1100.00}. I was told the HUD was incorrect and she did n't know why. On XXXX XXXX, the notary came to my home for the signing. At this time I learned that my monthly payment is in fact {$1000.00}. After examining, I found that my insurance was no longer included in the monthly escrow, despite it having been included in the breakdown sent to me by XXXX on the XXXX. I am fed up with the inconsistency. I am stretched financially and can not afford to prolong this process any further, forcing me to put up with this atrocious customer service. Every step of the way I have been met with a lack of urgency and complete disregard for details.

I believed that my sister was scammed by her real estate agent with the help of the loan officer from Stonegate Mortgage. My sister 's fault was that she trusted her real estate agent with everything - from selling her current house and buying her smaller house. My sister entrusted everything to the real estate agent. My sister does not even know that she needs to get a loan in order to purchase her smaller house. She relied on the real estate XXXX XXXX that she will take care of everything. In short, my sister did not have to communicate with banks or mortgage companies because her real estate agent claimed that she is an expert and she has nothing to worry. I suspect that the real estate agent connived with the loan officer because they want their commissions and they did n't care if my sister ended up not having a house to move into. My sister 's real estate agent did not provide her a copy of my credit score and/or explain to her the process of selling and/or buying a house. My sister does not even know the importance of credit score. Her real estate agent assured her that she was able to buy a house and that was it. My sister found out later that her credit score was less than XXXX and there was no chance for her to be given a mortgage loan with a decent interest rate. It was too late when she found out that Stonegate Mortgage did n't even have the address of the property that she was buying. In short, the pre-approval letter was fake. Unfortunately the loan officer - XXXX XXXX no longer works for Stonegate Mortgage. He is now working at XXXX XXXX in XXXX XXXX, CA. I need you to please contact XXXX XXXX and have him explain how did he manage to write a pre-approval letter knowing that my sister 's credit score was only XXXX. My sister found out much later that the minimum XXXX score for any home loan program with Stonegate Mortgage is XXXX. I suspect XXXX XXXX bribed XXXX XXXX into writinga fake pre-approval letter. There is an active investigation against XXXX XXXX with the California XXXX XXXX XXXX XXXX but the California Department XXXX XXXX XXXX seemed uninterested to find out the truth in reference to the pre-approval letter that XXXX XXXX obviously fabricated. My sister contacted the California Department XXXX XXXX XXXX but they closed her complaint without even contacting XXXX XXXX directly. I need to find out if my sister 's real estate agent paid or bribed XXXX XXXX for him to write a fake pre-approval letter.My sister was able to talk with XXXX XXXX but he would n't elaborate his answer to my sister 's question. First, XXXX XXXX denied writing a pre-approval letter. When my sister insisted that she was holding a copy of the pre-approval letter, he claimed that he only did a favor for her real estate agent. When my sister asked him " what favor? ", XXXX XXXX got upset and hanged up the phone and refused to talk to my sister since then. I have sought the help of XXXX XXXX XXXX XXXX XXXX Team and they referred me to your office. Please help me get the truth on how XXXX XXXX wrote a good pre-approval letter knowing that Stonegate Mortgage does not pre-approve any customer with a credit score of less than XXXX. My sister 's real estate agent denies any wrong doing and XXXX XXXX refused to talk to my sister. The Department of XXXX XXXX does not want to investigate XXXX XXXX. I do n't know who to ask for help anymore. Private attorneys have already collected so much money from my sister and yet they have not answered my question as to how XXXX XXXX came up with the pre-approval letter. Please help me get the answer I need by contacting XXXX XXXX about the " favor '' he did for XXXX XXXX ( real estate agent ) ; and if Stonegate 's minimum credit score requirement is no less than XXXX and my credit score was XXXX, how did XXXX pre-approve me?

Stonegate Mortgage Bought out our Loan within XXXX Months of Buying Our Home, I have Battled XXXX off and on for XXXX yr 's. So I did not pay Much Attention to My Statements, We Put {$2500.00} a yr in an Escrow Account, With That Being Said, Property Tax and Insurance Comes to almost {$2000.00} a Yr, Ok, There should Be Money Left Every yr, there is not. We pulled up all the statements for the last 2 yr 's. And Turn 's out they are Taking the Money for Insurance, Which we did not sign for, are that is there excuse to keep the Money, and XXXX year they Put down USDA Fund, I paid My USDA fund when we first Bought the Home, Over {$2.00}, XXXX, The Beginning of the Year, it said I had XXXX in my Escrow Account, We put XXXX in it every month, I would like to know, Why it goes Up and Down every Month?? And Why the Extra Money every year is not Returned to me?? I also sent XXXX extra dollars one month to go on the Principle, They did not apply it to it, They held on to it. I also found a Lot of other people with the Same Problem as us, They are taking the Money out of the Escrow Account, XXXX XXXX, I had {$77.00} in my Escrow Account, XXXX XXXX I had XXXX in my Escrow account, My property tax Bill is not due until XXXX XXXX 2016, I had a beginning Balance of XXXX the XXXX of the year. and My insurance was paid, I have paid XXXX payments this year, XXXX XXXX. then XXXX x XXXX, Which comes to {$1700.00} then add the XXXX from the XXXX, Which comes to $ XXXX I still have XXXX payments to make this Year. Add XXXX x XXXX Comes to {$650.00}, So By the middle of XXXX, there should of Been {$2600.00} In My Escrow Account, Ok. Our Insurance Comes Due the Middle of the Year. We Switched Insurance Company 's. So they paid it XXXX, Which that XXXX is Right, XXXX, We canceled that Policy, Because there was a 26 % increase, and Homeowners Insurance is {$580.00}, That comes to {$1200.00} Ok that should of left a Balance {$740.00}, And with the XXXX payments coming in of XXXX, By the End of the year, there should be {$1300.00}. I still have to go over all of last Years Statements, But Just Glancing over them, they are the Same, Every Month going up and down, Instead of going up. My Property tax only went up {$12.00} for the Whole Year. Our home owners Insurance only went up a {$100.00} for the Year. They raised My Escrow Account XXXX a month, Which Total 's XXXX more a Year. Now when the Time comes at the End of the Year, There are gon na Say I do Not Have Money In my Escrow Account to pay the Property Tax 's. WELL, from My Calculation 's, I Should Only be {$110.00} Short!!! Because the Insurance Company Sent me Back the check for {$710.00} that was canceled, Oh Yes, They sent a letter Saying I should send it back to them, But Why Should I?? It was my Money, They still have over XXXX they took there self 's from this year, and they took over XXXX last Year, So I think they need to pay it back, And all the Other people that have Complains about them taking money from the Escrow Account 's. I will also Be sending a Letter asking That I will be responsible for paying My Own Insurance and Property Tax as 2016, That I wish to Cancel My Escrow Account, I Can not afford to Give MONEY AWAY!!! XXXX x XXXX = {$2600.00} a Year. My Tax and Insurance total 's {$2000.00} So Where is the Rest Of My Money Going???? But i did get some of it back this Year. Thanks to the Insurance Company!!!! Just Think how Many people are Losing Money, Because they Way there are doing. There getting RICH!!! XX/XX/2016 my family spent {$620.00} in flights and rental car along with {$260.00} in hotel expenses so that we could spend three days finding our next home due to military XXXX. Stonegate Mortgage currently had my first Veterans home loan in XXXX, therefore, I decided to seek out their ability to complete my second tier Veterans Affairs home loan for a XXXX home purchase in XXXX for {$350000.00}. Stonegate Mortgage was the only lending institution that stated that they could approve my loan with XXXX out of pocket expenses. Despite me asking numerous questions about the second tier VA home loan and potential out of pocket expenses due to partial use of my Veterans entitlement, Stonegate continued to confirm that they could approve my loan with XXXX down payment or additional cost to me as the purchaser. I actually received a letter of commitment from Stonegate prior to departing my previous duty location in XXXX XXXX, XXXX. This letter of commitment set me in motion to depart XXXX with the expectation that I would close on the home to be purchased within seven days of arrival in XXXX, XX/XX/2016. Two days after I departed XXXX while driving with my household goods, XXXX pets, and XXXX children I received a call stating that they made an error in their interpretation of the VA second tier guidelines and now needed to contribute {$22000.00} in order to cover down on XXXX % of the exceeded VA entitlement for the county ( XXXX County : {$510000.00} ) I was purchasing in, given the partial use of of my VA Entitlements ( {$250000.00} for my home in XXXX ). I quickly informed Stonegate that I had asked the question about partial use of my entitlements throughout the loan processes and received nothing but reassurance that the loan would be approved. Furthermore, I informed Stonegate that they clearly could see my financial assets and already knew that I did not have $ XXXX available anywhere for this down payment on this home purchase. Stonegate apologized and said that they would further their research to see if they could find any other work around for the loan to be approved, but later explained that they could not assume the risk given the fact that the VA would not insure XXXX % of the remaining balance of the loan ( {$89000.00} ). I explained to Stonegate that my family and I wholeheartedly trusted them throughout this process and had no reason to doubt that I would not close on the house to be purchased by XX/XX/2016 given the home/termite inspections, appraisal, and letter of commitment which was forwarded to the seller agent and seller. I confirmed that I did not have the $ XXXX needed to close and therefore, needed them to figure it out as this was their error. To my surprise that same day ( two days after receiving my letter of commitment, I received a letter of denial stating that I had insufficient funds for approval and an apology email. My family and pets had to live in a hotel upon arrival in XXXX for 7.5 weeks amassing a debt of {$3800.00} in hotel expenses and {$2400.00} in meals while we searched for another home to purchase. These expenses were not forecast and therefore caused undo mental, physical, and financial stress. My family and I had to fight with Stonegate just to get reimbursed for the home/termite inspection and appraisal fees. My family and I feel that Stonegate should be responsible for more than just the fees but should also be held responsible for the inconvenience and financial burden placed on our family given their misleading information throughout this process which led my family into turmoil.

My husband and I bought a home in XXXX of XXXX and was financed with Stonegate Mortgage Corp out of California. I was contacted by a representative XXXX XXXX from Stonegate Mortgage Corporation in XXXX of XXXX stating President Obama lowered PMI on FHA loans and we were eligible for a refinance with no closing cost and our monthly payment could be lower if we qualified. He stated we had nothing to lose just the possibility of having lower payments on our mortgage and they were doing a lot of these refinances. I spoke with my husband and we agreed this would be a good fit based on what we were told. We started the process of the refinance. I was told we qualified and we were going to be able to save almost {$400.00} a month. Our payment was going to go from {$1700.00} to {$1300.00} however when we received our XXXX bill the payment due was {$1400.00} but the interest rate stayed the same at 3.75 %. The escrow account we currently had would transfer to the new loan number. We closed in XXXX of XXXX however, we were told we had to pay {$1600.00} at closing. I explained we were told there were to be no closing costs and I was told by the Title Agent XXXX XXXX that the money was the next payment due for the new loan which was not true. Then in XXXX XXXX when the tax bill came out it stated we owed {$2200.00}. Stonegate Mortgage Corp never transferred the original escrow account but instead paid it to the principal of the new loan. After looking at the new loan papers again they increased the principle loan balance of the original loan and then paid it back down with our escrow account without our permission. I then brought my HUD statement to a loan officer to review what happen. I was then told we were indeed charge closing cost, thousands of dollars in closing cost in fact, we where charged new loan origination fees and multiple other fees that were not necessary. More importantly our property taxes were not calculated correctly on purpose. It shows on the HUD we were paying {$250.00} a month for escrow in our original loan, but they only allotted for {$41.00} for escrow so therefore our property taxes had not been paid for all of XXXX By Stonegate Mortgage Corp and the Title Company, XXXX XXXX XXXX making our taxes {$41.00} that was how they were able to give us the " savings '' on our monthly mortgage payment on our refinance. XXXX of XXXX my mortgage payment when up to {$1900.00} to compensate for the negative property taxes. I reached out to Stonegate Mortgage Corp and was given the run around no on would talk to me and was unable to provide me with any information. They then sold our loan off so they did not have to deal with our issue any longer. I reached out the XXXX XXXX XXXX and spoke to XXXX XXXX explained our dilemma, he stated he would check into the issues and call me back. I have not receive a call back and he will not accept my calls. We have struggled this whole year to pay the {$1900.00} to pay back last years taxes as well trying to pay this years taxes. This situation has put us in financial ruins and no one will help us, I have literally been fighting this since last XXXX. Both these companies are sneaky thieves and have not morals. They knew what they were doing to us figuring they were going to get away with literally XXXX myself and my family for years and never having to answer for it. Please help us.

We closed on our home on XX/XX/2016- our mortgage was soon Then sold to stonegate. We have the XXXX rehab loan- we were told work must be started within 30 days of closing. Our floors ( which was XXXX of our estimates included in the rehab ) were completed on XXXX/XXXX/2016. I was contacted for the first time by stonegate on XXXX/XXXX/2016 by XXXX XXXX stonegate renovate escrow administrator. At that time I sent the flooring bill, asked if a XXXX else was needed and did not get a response until XX/XX/XXXX " revising the property address '' on the generated email. On XXXX/XXXX/2016 I was told by XXXX that she would order the needed inspection so the floors would be paid for. On XXXX I emailed the completed XXXX and lien waiver to stonegate. After a week of not hearing anything I reached again out to XXXX on XXXX who was on a vacation. I was then contacted by her supervisor XXXX. Who told me to contact the appraisal company. I did not have their number nor was I provided with it. I finally obtained through my realator. Despite asking XXXX for such. The appraiser came on XX/XX/XXXX and inspected the floors so payment could be processed. I again heard nothing from stonegate and reached out via email XX/XX/2106- the response I received from XXXX was simply " please address issue metentioned by inspection- no further details given. When I looked at the inspection report- issues such as needing a new furnace, replacing windows were listed. At closing I was forced to pay {$200.00} X XXXX as we XXXX seperate contractors. Yes! Those things need to be addressed- work did not yet start on them and I had been told as each " project '' was completed the inspector would come hence why I had to pay {$1000.00} for inspections. I clearly would not have been contacted by anyone at stonegate. On XX/XX/XXXX XXXX phoned as she lost the XXXX and lien waiver I had sent on XX/XX/XXXX ( which I have record of. ) she stated in her email the two party check would be sent on XX/XX/XXXX. Mind you the flooring company completed there work almost 59 days ago at this point and are calling me seeking payment several times a week. I heard nothing from XXXX come XX/XX/XXXX and so I reached out to her. She now stated the check would be mailed XX/XX/XXXX. I asked what occurred for the delay and still to this wring have received no response from Coi. I contacted their consumer email- citing my issues, the sheer lack of communication and they simply forwarded to XXXX 's supervisor who was already not helpful, cold and frankly rude. I expressed my frustration and she simply replied the check will be mailed XX/XX/XXXX. I relayed that being notified of such would have been greatly appreciated and she stated they have 48 hours to respond to someone. Some of my emails I do n't receive responses at all and let alone responses have come over the 48 hour mark- when they do they are short. They rarely address the questions I may have asked. Important information is not communicated and if information is I have to independently reach out. I am never contacted or informed of changes. Documents are lost. Inspections are scheduled in a timely manner. When speaking to anyone they are usually cold and dismissive.

OnXX/XX/XXXX I submitted a complaint ( case # XXXX ) against Stonegate Mortgage ( now known as XXXX XXXX XXXX ). In response to that complaint, XXXX XXXX XXXX stated ' I am working internally to ensure proper training is facilitated to our call center associates so that we may prevent this error in the future. '' I am writing this complaint to make it known that XXXX XXXX XXXX has become more deceitful in their practices. They breached the contract entered into XX/XX/XXXX by failing to issue a modification after I made the 3 trial payments and refused to acknowledge the date of our contract. On XX/XX/XXXX, XXXX XXXX XXXX sent a servicer who went into my backyard and had my XXXX year old daughter signed court papers. The servicer told her that the bank was going to take her house away. My daughter was very disturbed by that. With tears in her eyes, she asked me over and over again if that was true. My daughter had been through a lot of turmoil beginning with my divorce which forced us to relocate, an absentee father and my battle with XXXX and several related XX/XX/XXXX ; last one on XX/XX/XXXX. She had been in XXXX XXXX but now attends regular classes and was doing well until a stranger told her that she was loosing her home. Does XXXX XXXX XXXX have the right to threaten a child with loss of her home? While trying to obtain a second modification, I was told by XXXX XXXX XXXX ( XXXX ) that my time to send additional papers had expired, which was a falsehood. XXXX XXXX XXXX ( XXXX ) contacted me on XX/XX/XXXX and informed me that my second attempt at modification was denied due to reasons that I was delinquent on the first one within 60 days. This was also a lie because I made 7 consecutive on-time payments and they defaulted on the contract. She proceeded to tell me that my house would be put for sale within 15 days which was a lie. I ended up in the ER after that phone call. XXXX contacted me a few days later and stated '' do n't bother filing for an appeal because our decision is final, '' which was also a lie since I have the right to file an appeal. Thereafter, they constantly called and harassed me at all hours of the day even when I was at work. Many times I was with a hospice patients. Doing my job demand that I have my cell phone on me. It was disturbing so I started making notations. For example, they called me on XX/XX/XXXXat XXXX XXXX and on XX/XX/XXXX at XXXX XXXX. Each time I picked up, the person on the other line hung up the phone. OnXX/XX/XXXX at XXXX XXXXXX/XX/XXXX, they called me and when I answered the phone, it was a voicemail. OnXX/XX/XXXXhey called me at XXXX but when I did not answer in fear that they would hang up on me. OnXX/XX/XXXX, they called me and when I answered the phone, again no answer. As I am writing this letter today,XX/XX/XXXX at XXXX XXXX, they called me but I was too afraid to answer the phone. I understand that XXXX XXXX XXXX has the right to contact me by phone but do they have the right to harass me? I now live in fear of answering the phone when I see their number.

Mortgage Servicer : Stonegate Mortgage ( per website, now XXXX XXXX XXXX ) I am an XXXX at XXXX XXXX XXXX XXXX XXXX. I represent a XXXX-speaking borrower who is currently divorcing from her abusive husband and co-borrower. The separation triggered loss of income and nonpayments of the monthly mortgage. I contacted XXXX XXXX XXXX and submitted a hardship application on behalf of my client on XXXX XXXX, XXXX. A Third Party Authorization signed by my client was included in the application. I supplemented the application with the husband 's information on XXXX XXXX, XXXX. Between XXXX XXXX and XXXX XXXX, I was able to talk to the servicer 's representatives without any problem. I was informed that a pending foreclosure had been postponed and that a new auction date had been set for XXXX XXXX, XXXX. Unbeknownst to me, on XXXX XXXX, XXXX XXXX XXXX representatives realized that they were not authorized to provide me any additional information because the my client 's husband and co-borrower had not provided a signed third party authorization. I was then cut off from all communications. Without my knowledge, XXXX XXXX representatives called my client and sent her subsequent letters requesting more information to process her application. My client, whose XXXX is limited, did not communicate with me to address XXXX XXXX 's request. On XXXX XXXX, XXXX, I called XXXX XXXX to check on the status of the application. The servicer 's representative informed me that they did not have a third party authorization on file and could not provide any information. I obtained the husband/co-borrower 's electronic signature on a Third Party Authorization form and faxed it to XXXX XXXX on XXXX XXXX. On XXXX XXXX, I was told that the the form had not been processed and that it could take up to 48 hours to have it on file. I resubmitted the forms on XXXX XXXX, XXXX via fax. I called on XXXX XXXX and was told that the authorization had not been processed. I called again on XXXX XXXX, and learned that the authorization had not been processed yet. On XXXX XXXX, XXXX I asked to speak to a manager. I was transferred to a Collections Manager who asked me to email the signed authorization to his business email. After receiving the forms, he informed me that the Third Party Authorization form needed to include a physical signature. This was the first time that a representative looked at the form I submitted. I obtained a physical signature on XXXX XXXX, XXXX. I faxed it to the servicer and emailed it to the Collections Manager. The form was not processed until XXXX XXXX, XXXX. On XXXX XXXX, XXXX, I was finally able to speak to a representative who informed me that the hardship application had been withdrawn for failure to provide requested documentation. The house is currently in the active foreclosure docket, and it is set for auction on XXXX XXXX, XXXX.

XXXX said I never gave you a pre-approval letter. But he changed his statement after XXXX asked him for a written statement. Why is XXXX protecting XXXX XXXX? Did he receive money from XXXX XXXX? I fell behind after starting my own business I fell into foreclosure but fully reinstated and I was on track again. Few months past and I got injured working mind you I am running my business alone. I fell behind on my payments the house went into foreclosure I kept saving money to reinstate. I applied for a workout packet to see it I qualified for a loan modification or some sort of assistance. Well in the interim a sale date was placed on the house so this now becomes a very time sensitive matter. I sent in all required information even though I was after the dead line of 10 days before sale the mortgage lender made an exception to review my packet. I spoke to a few representitves after they has a complete packet and I stressed the fact I did not want to lose my home and that I can reinstate I wanted to wait to hear wether or not they can help me in a workout plan. Well Thursday before the sale on Monday I was told to relax your house is not going to be sold we will put a hold on the property as we review the packet but come to find out they never did the house was sold and no one contacted me until after the sale saying I was denied any assistance or loan modification which I clearly asked to be notified asap but then it gets better, the Monday of the sale in my mailbox is the letter of denial backed dated for XX/XX/XXXX saying I was denied which in they knew on XX/XX/XXXX how come when I called they said it was still in review i did n't need to worry and to go have a drink or a nice dinner and relax your house is safe and someone will be in contact with me once they review the packet. So now come Monday my house is sold, I was given false information which would have saved my house from the sale and i would have reinstated if I would have known on XX/XX/XXXX or XX/XX/XXXX when i called that I was denied and everything would be fine and everyone would be happy. I called to see what we could do to make this right and they say nothing we 're sorry. So I am taking further action before the transfer of the deed to try and reinstate and save my home, my credit and my image as a man. I believe they dropped the ball, and misinformed me and gave me false information to stall and let the sale take place to just be done and that was n't fair to me in anyway because i have the money it just so happened I fell into a bad stroke of luck and now I 'm recovered and doing well so why could n't this be handled in a different matter

I purchased my house in XXXX XXXX. My monthly payment includes the principal, interest, mortgage insurance, homeowner insurance, and property tax. The homeowner insurance and the property tax payments are collected under the escrow account. My monthly monthly payment was initially around {$1300.00} including the everything. I recently learned that my monthly payment jumped to {$1900.00}. After several attempts, I learned that even though the mortgage company collected the property insurance from me on monthly bases, THEY NEVER PAID it to the insurance company. Now the mortgage company tells me that homeowner insurance from XXXX/XXXX/XXXX to XXXX/XXXX/XXXX is missing. And that they are charging me around {$5700.00} to cover the missing period without my consent. I paid my homeowner insurance payments in advance to the mortgage company. Mortgage company does n't pay it to the insurance company. Neither the insurance company nor the mortgage company informed me about the missing payments. I always assumed and more importantly paid for the homeowner insurance. Now, the mortgage company significantly increases my payments -that is XXXX % increase- ( from {$1300.00} to XXXX ) My concerns : 1- Why do I have to pay for the mortgage company 's mistake? Had they paid the insurance premium they collected from me on time or informed me that they could n't pay none of this would have happened. 2- What is the logic behind purchasing insurance for the past time? 3- Why is mortgage company charging me two -to- three times more than the regular insurance premuium even though it is clearly their fault? 4- My biggest concern is that the mortgage company is either doing this on purpose of is not competent to collect escrow. This is not the first time they mismanaged my escrow. They previously charged me for flood insurance where the documents they provided me in closing clearly said there is no need for flood insurance. There was never any discussion on flood insurance, never purchase, but the mortgage company did charge for it for around two years ). When I noticed and told them about it they asked me to get proof from the county. In my experience, I suspect the mortgage company is either deliberately overcharging/abusing the escrow accounts or they are not competent. Either way, I think it should be investigated to see how many customers are in similar conditions as I am.

Our mortgage servicer failed to pay our XXXX property taxes on time. It took over a month of multiple emails and phone calls to get the taxes paid, even though the money was in our escrow account. After paying the taxes over 4 months late ( we only realized they were not paid after XXXX XXXX sent us a notice of intent to lien our property ), the servicer sent us an updated escrow analysis that increased our monthly escrow payment, and incorrectly included our sanitation/solid waste fee in the analysis. The analysis also included a revised payment amount effective XXXX/XXXX/XXXX ( which increased payment has been paid ). I contacted the servicer on XXXX XXXX to let them know the solid waste fee was improperly included, and provided proof that the fee has been paid out of pocket, not through escrow. They initially responded via email stating that the fee would be removed and we would receive a revised escrow analysis and monthly payment amount within 9 business days. As of today, XXXX/XXXX/XXXX ( almost 2 months after initial contact ), we still have not received a revised statement. I have followed up multiple times in writing, to which I received XXXX response basically stating they had changed their mind about removing it because it was " set up at closing ''. This is also inaccurate, and I provided them a signed copy of our escrow account disclosure from closing which only included XXXX Taxes and Insurance. I have followed up multiple times since providing this information, and still have received no response. On top of the non-responsiveness, the servicing department only has a generic " servicing '' email, so you never have a name or email address of an actual person to even know who has emailed you or who you are emailing. Additionally, if you call customer service, they can not provide you with a name or contact information for an actual person who handles escrows, they only state that they can " put a note in the system '' and escalate it to the escrow department. I contacted them in ample time to get this taken care of before our increased payment went into effect on XXXX, but since it has not been resolved, we have now had to pay the increased payment amount that wrongly includes escrows for solid waste and sanitation.

I 'm having extreme difficulties with Stonegate Mortgage Company that has been ongoing for the past 3 months. I have a current XXXX loan that is open and still pending because of discrepancies with the contractor ( I have proof, pictures, and the HUD Consultant as a witness ). My loan officer at the bank in charge of the Construction loan is XXXX. I have even tried to reach out to her Sup XXXX to no avail. This is my very first property and I have no prior experience with any of this so I have called them repeatedly for someone to explain every detail to me but they have refused to take any more of my calls. I ca n't move tenants into my building and have been covering the bills alone because of this. I ca n't afford another month I have been trying to seek help. I have asked XXXX was there anyone else at the bank or anyone in management that I could speak with and she told me no. The HUD consultant has supplied her with pictures as proof and the amount not to pay the Contractor. I have since terminated the Contractor because due to the circumstances I no longer trust his word or his work. XXXX insists on paying this contractor every last cent of the balance she states that the HUD consultant told her to pay him. The HUD consultant, XXXX, and I have all been on several conference calls throughout the past week in which I have specifically heard and seen the paperwork in which he stated the amount to deduct for a new contractor to come and repair items that were done unsatisfactory. I do not know why there is a disconnect and I was told to stop calling only to correspond through email ( I have proof ). I just want the work to be done completely and accurately by a new contractor and do not feel that I should have to pay for the damages out of pocket. The HUD consultant agrees and has provided pictures as well as spoken with XXXX about these complaints. I was told to just take it up with arbitration. I 'm not at all pleased with the amount of service that I 'm receiving it is degrading. I will be filing a complaint with the BBB as well as looking to refi with a different company because Stonegate has left such an impression that I refused to deal with them one moment longer than necessary

In XXXX 2015, my mortgage servicing company, Stonegate Mortgage, sent me correspondence stating that they did not have proper insurance on file for me. I called them stated that XXXX was my homeowner 's insurance agent and that I would get them the documentation, and asked where to send it. The representative I spoke with told me that it was not my homeowner 's policy that was needed, but the policy for the homeowner 's association. I obtained that from my homeowner 's association president and provided that electronically to the email address the Stonegate Mortgage representative told me to, which was XXXXXXXXXXXX on XXXX XXXX, 2015. I received a same-day automated response that that address had received what I sent, on XXXX XXXX, but that it was being reviewed. Then I received an additional email with " secure messaging '' which requires you to go to a different website, and log in to view secure messaging. There was nothing there. So I called and the representative said that they were still reviewing my insurance document. So I thought everything was under review and would be taken care of. In XXXX, I received another message that my insurance information was missing. So I sent it in again on XXXX XXXX, 2015. Again, I received a response that they had received the document and it was under review. I then received another " secure messaging '' request, which produced no results. So I sent them a message saying that I can not receive this type of message so they would know that their system is broken. Then, I started seeing a " lender placed '' hazard insurance fee on my mortgage bill and a notice that my payment would increase from the normal {$320.00} to {$490.00}. I have attempted to communicate with Stonegate Mortgage on multiple occasions, but they refuse to update the information. This is an unethical, predatory company which sees my small mortgage as nothing more than an annoyance that they can not make much money on. So they are attempting to raise my mortgage by exercising a " lender placed hazard insurance policy '' which is not necessary. I 'm so exhausted from arguing with this horrible company. Please help!

I first received a loan modification from Stonegate mortgage on XXXX 2015, at this time my payment was going to be XXXX, estimated then went up to XXXX after I had signed the new paperwork at the XXXX payment, they agreed this was their mistake and each time they told me I could fill out a loan modification packet to get my account current again after i kept complaining that the payment was not what I agreed upon. Now for the past year I have been filling out loan modification paperwork maybe four our five times ( different packets ). Each time I am told I missed the deadline. I even had it certified mail and the packet was there on time, they said oh no you missed this, after I was told what I needed to send in and my packet was complete, either by mail, or phone or email. we dont understand what this docoument means, this needs to be certified, the bank statements are not current, the payroll is not current. i now received a letter of default, the XXXX one today. I know I am doing my part getting the paperwork in. I talk to people on the phone and we go over everything, that is needed. I resend it, but sometimes when I am on the phone the person says dont worry about that it is more then sixty days old. Then I talk to someone else and they say oh no you need to send it. I have yet talk to a person that is handling my case, only someone that looks at the paperwork and checks the documents. I am thoughly stressed, and upset. I am doing my part and they seem to not care. The last modifcation to me was totally wrong, after I signed the paperwork they then added on escrow and insurance, ontop of my new mortgage amount. I complained to anyone that would listen. Now I am stuck with a year of resending the same paperwork over and over and it is like a huge game to them. Is there any protection for the consumer? IF you have any answers on what I need to do or who I need to turn to please let me know.

We sent the email below to Stonegate XXXX/XXXX/15, followed up XXXX/XXXX/15 and never received a response from them. If you require any email correspondence proving any of our claims, we are happy to provide them. Hello, My wife and I reached out to Stonegate about refinancing our loan around mid XXXX ( the first email we have is from XXXX/XXXX/15 ). We agreed to terms and were told on or before XXXX/XXXX/15 that we would be closing mid XXXX. To be more specific, we were told XXXX/XXXX/15 that " Your appraisal just came in and your file has been forwarded to underwriting. '' Each and every time anything was requested of us, we responded with what was required immediately. After following up a number of times, being shifted around to different representatives, having additional documents requested of us, etc, we were told XXXX/XXXX/15 that " We got extremely busy over the last 5 months which has caused tremendous delays. '' Following that, we had to get another appraisal since it had been so long, send in additional documents, and we finally closed XXXX/XXXX/15. Nearly five months after we were told it would take place. During that time, we paid PMI on a loan that we would n't have if it had closed when we were told it would and also paid interest at a rate XXXX of a point higher than we should have been. After repeated attempts by Stonegate to renege on the terms we agreed to because it took them so long that the " market had moved '', we did, in fact, receive the loan at those terms. In addition, we were refunded the amount we paid for PMI as a result of Stonegate 's delays. However, we also need to be refunded for the additional interest that we should not have paid during that time period, as the delays were admittedly Stonegate 's fault. I was attempting to apply for a " partial release of real property '' with Stonegate Mortgage. I began by contacting them onXX/XX/2016.I was told by XXXX that I needed to do several things such as 1. get a new survey 2. appraisal 3. history of my mortgage payments 4. sales contract 5. tax information. I began to do these things. XXXX/XXXX/16 I talked to XXXX XXXX XXXX at Stonegate and was told I needed Form XXXX. He emailed me a copy of form XXXX that day. I continued to work on the application. On XX/XX/XXXX I talked to XXXX XXXX XXXX. He sent me a copy of the survey in their records of my property. I was also told for the first time that nothing would happen unless I sent a letter to Stonegate requesting the partial release. I sent a letter out that day. I also received an email from XXXX XXXX XXXX with a account of my payments to Stonegate Mortgage. On XXXX/XXXX/16 I had my package prepared except for the new survey which was completed on XXXX/XXXX/16. Now on XXXX/XXXX/16 Stonegate sent me an email that my loan was stating transferred on XXXX/XXXX/16. They could not do the partial release. The email also said I would receive a letter before XXXX/XXXX/16 advising me of my new servicer. I did not receive the letter by XXXX XXXX. I called XX/XX/XXXX and was told it would arrive within the week. I did not receive the letter today XXXX/XXXX/16. I called Stonegate and was told my loan would n't be transferred until XX/XX/XXXX. But they also could n't do the partial release either.I am waiting for a call back from a supervisor. I have this all documented. My loan number is XXXX. My phone number is XXXX. My mortgage is through Stonegate Mortgage Corporation. It has been for two years. For XX/XX/2016 I did not receive my payment coupon to make my payment. Knowing it was due, I used a statement from XX/XX/XXXX to obtain a mailing address for payments so I could mail my payment on time. The payment was mailed on XXXX/XXXX/16, before the late payment date of XXXX/XXXX/16. On XXXX XXXX, 2016 I noted in my bank account that the payment had not cleared. I contacted Stonegate to inquire and they informed me that they had a new payment PO Box as of XXXX XXXX and sent me a letter on XXXX XXXX with the change of address with my coupon. However, I did not receive that mailing. With a check # XXXX now lost in the mail I asked the representative at XXXX to waive my late fee of {$40.00} so I could pay with check by phone and that I would go to my bank, XXXX the next day and stop payment on check # XXXX that was now lost. They refused to waive the late fee and offered to waive the payment by check fee. I stated I would first go to the bank and check on the stop payment fee before proceeding with check by phone. When I went to my bank on XXXX XXXX, 2016 I was charged a fee of {$33.00} to place a stop payment on my check. I then called Stonegate again and initiated a payment by phone but again asked to have them waive the late fee of {$40.00} and they refused. They are not taking any responsibility that I never received their change of address letter that they claim was sent to me on XXXX XXXX. For resolution I want the {$40.00} late fee waived, Stonegate to reimburse me the {$33.00} stop payment fee, and my credit report to not have a negative report due to a mail error.

Stonegate Loan # XXXX XXXX XXXX XXXX and XXXX XXXX XXXX XXXX XXXX XXXX, XXXX CA XXXX Filed We started a short sale with Stonegate On XXXX XXXX, 2016. Last evening, XXXX XXXX, the homeowner received a call from Stonegate 's debt collection department. The male on the phone was very rude. He stated Stonegate was understaffed, not going to work on a short sale, and they were going to foreclose on XXXX XXXX unless the homeowner gave him in excess of $ XXXX immediately. This homeowner is understandably distressed by this action on the part of Stonegate. Aside from the lack of professional exhibited by the Stonegate rep, there are also several legal issues with this event. The Fair Debt and Collection Act has been violated in several ways. Harassment of the owner of a home and using intimidation in an attempt to coerce a current client. Threatening foreclosure on a home that has not yet been referred to an attorney ( we spoke with Stonegate staff on XXXX/XXXX/16 and verified this ). Stating Stonegate is understaffed to the point of inability to fulfill their servicing obligations and they are just going to foreclose on the homeowner. To top it off, this is being done to a Veteran with a VA Loan. Is the XXXX XXXX aware that Stonegate lacks the staff to service their mortgages in accordance with their servicing contract? We have since spoken with a rep in the short sale department who was disturbed that this had happened. Their supervisor has been apprised of this situation. It is obvious that Stonegate is doing this not only our client but all of their clients. The CFPB was created to end this kind of fraud. When is Stonegate going to be closed down?

I have had an ongoing issues wi th Stonegate Mort gage. In the fall of XXXX we fell on som e hard times and we ( me and my wife ) got behind on the mortgage payment. We were only one month behind but kept receiving bills stating that we were two and three months behind. Stonegate would n't accept a partial payment they wanted the entire three months payment even though we were only one month behind. Due to this circumstance, my mortgage went into to foreclosure. For five months I tr ied to get the correct balance to bring my mortgage current to no avail. So I withdrew XXXX from my mutual fund to bring my mortgage out of foreclosure. I called for two months trying to get the correct balance to bring my account current. Stonegate sent me two statements one for XXXX the other for XXXX . I paid the higher balance because of Stonegate 's history of shotty record keeping. After receiving a payment my next statement indicated that I only owed {$320.00} for that month 's mortgage payment because I overpaid when bringing my account out of foreclosure. Two w eeks later I receive another statement indicating that I am responsible for the full payment. I immediately called customer service to address this discrepancy but no one has given me an acceptable answer. I asked for the an itemized bill that shows how my payments were dispersed after bringing my account out of foreclosure. I still waiting 5 months later and in that time it has been shear XXXX . Negative reporting when payments are made on time, discrepancies in payments remain an issue, and uneducated employees when ca n't answer a question.

On or about XX/XX/2021, I was to sign my closing documents. Unfortunately, reading the documents with the notary, the numbers that I was given, and the closing costs and my new payment were wrong. I was also told that my request for not having my homeowners insurance put in an impound account would be granted. That was the same as my previous mortgage company. I told the notary that I could not sign these documents. As the notary was leaving, she either called or was called by the broker, Modern Mortgage. XXXX XXXX XXXX and XXXX XXXX, representatives of Modern Mortgage, wanted to speak to me. They told me that I had to sign and that everything would be taken care of then. Foolishly, I believed what they told me. A few days later, I called and was told that they were working on everything. I was told someone would get back to me. I called the new mortgage company only to find out that I would have an impound account. I was also told that Modern Mortgage should have been aware of that. After calling Modern Mortgage several more times and being told that XXXX would get back to me with that not happening, I began to look for help. I filed a complaint with the XXXX XXXX XXXX After several attempts to contact Modern Mortgage, the XXXX stated that they were not responding and nothing could be done. As a XXXX veteran, I trust in people who claimed to be working with the VA, only to be lied to and lose money. This should not be allowed happen to again to anyone.

Stonegate Mortgage representative issued us a pre-approval letter at 5 % down payment for the property we were interested in buying. Once we got the pre-approval letter, we made an offer on the house, came to agreement on the contract, hired an inspector, etc. During the 10 day period, the Stonegate representative left a voicemail saying she was " having to step away for personal reasons '' ( we now know that all XXXX Stonegate branches had closed ), and that she passed on all of our information to a representative with another company without our permission. About three days before our 10 day option period ended, the new representative called us to tell us that with the way our finances were, there was no way we could afford to buy that house we had already spent {$970.00} on ( Inspection fee, Termite inspection fee, and Option period fee ) and that we could not be issued the loan for the house. Another day later ( 2 days before the end of the option period ended ), he called again to say the only way we could buy the house was to put 10 % down instead of 5 % ( our original pre-approval letter from the representative at Stonegate was issued for 5 % down ). We could not afford the 10 % down as that was not part of the original pre-approval letter. If we had known that in advance, we would never have spent/wasted almost {$1000.00} on a house we were n't going to get a loan for, and on a house we should never have gotten a pre-approval letter for.

We received a letter dated XXXX XXXX, 2015. The letter stated we may be eligible for a FHA Hamp with Partial Claim. To accept this offer we were required to make our XXXX monthly " trial plan payment '' under our Trial Payment Plan. The Trial Payment Plan was as follows:XXXX payment : {$1300.00} by XXXX/XXXX/15XXXX payment {$1300.00} by XXXX/XXXX/15XXXX payment {$1300.00} by XXXX/XXXX/15The plan further stated each payment had to be received by Stonegate Mortgage within 15 days of the trial payment plan due date. We made the trial payments as follows:XXXX payment {$1400.00} on XXXX/XXXX/15XXXX payment {$1300.00} on XXXX/XXXX/15XXXX payment {$1300.00} on XXXX/XXXX/15We have successfully remitted the trial period payments and have not received any further notification from our mortgage company advising us how to proceed. We challenged that statement and have documentation to show all of our trial payments were made successfully. The representative stated they would research the matter and get back to us. I was offered terms to refinance a current FHA home loan, and proceeded with the loan origination. They were made aware that the seasoning requirement from a previous short-sale was not going to be met until the end of XXXX 2015, however I was assured that they can originate the loan sooner, but would not close it until the seasoning timeframe was met in XXXX. As we neared closure, I was then informed that the underwriters would not accept the loan since it was originated prior to the seasoning requirement, and was not acceptable even if closure would not happen until XXXX. This was not in alignment with what I was originally told. The rate lock then expired and another loan was originated in XXXX. This loan then sat waiting for " pricing exemptions '' and other rate adjustments that the loan officer was trying to push through to match the original terms from the 1st origination. This then lead to another expiration of the rate lock. Now, the mortgage company is offering me terms that are much different from what was originally agreed to, which includes a higher loan amount to cover the rate re-lock fees ( which expired due to issues on their end ), as well as to cover PMI, which they said was going to be lender-paid in the original terms. They 've also done a 2nd appraisal to on the property in order to try and further adjust terms and costs.

I recently went thru a loan modification with Stonegate mortgage company. The payments increased, almost XXXX a month. Which I told my servicer this he said I could do a short sale. I signed the paperwork because I wanted to keep my house. This process took months, so by the time I finished with it I was drained mentally. The stress was to much and not to mention my loan processor XXXX, was useless. I would call XXXX or times a week and get no return phone calls. So after I signed this new paperwork, thinking my payment was XXXX from XXXX, I received a phone call saying Your payment now is going to be XXXX we are adding the back escrow in and need you to pay it off. So that puts me at XXXX a month. I once again told them I can not afford this, so they said okay will split it up for 24 months so your payment is XXXX I feel this was totally misrepresented by Stonegate Mortgage. There was no mention of this happening when I signed the loan modification paperwork. Here I sit again behind on my mortgage again. I can not afford to hire a lawyer to help me with this. I talked to HUD, they said a complaint needs to be filed there should be protection for future customers. This loan is a USDA loan in which I contacted them but they could not help me.

They put me on some type of in house solution. This had me to try to pay XXXX double per month, which was a harder struggle. This was not a good system.. I let them know that it was n't working.. Then they came up with this ( work out packet ) .. This paper work is long and complicated. It required all of my finances, and sense I 'm a retired vet, most of my paperwork took weeks to get.. Initiated a refinance with Stonegate Mortgage. Supplied all documentation ( credit report, paystubs, XXXX 's etc. ) scheduled and purchased appraisal, appraisal completed, loan to pre-processing. Lender contacts me about derogatory remark on XXXX account on credit report, states loan can not continue until removal of derogatory remark. Instructed me to contact all XXXX bureaus to have remark removed. By this action, FICO score reset from XXXX to XXXX XXXX ruined as it falls below XXXX. Result : No loan, out {$490.00} appraisal fee, credit ruined. Why did the lender not advise me that requesting a removal of a remark would have negative score reset? After working hard to get score up to XXXX now its XXXX. This will damage my ability to try financing from any other institute or could cause damage in my ability to secure employment or any other credit related financial situation that I might come across. How did simply requesting a removal of a comment that should not have been there in the first place cause my score to suddenly drop XXXX points? If making inquiries to credit companies in an attempt to rectify a wrong how are consumers supposed to 'clean up ' their credit.

In XXXX XXXX we filed for a loan modification with Stonegate Mortgage due to a loss of job. We were simply asking for the removal of PMI, due to being over XXXX % LTV. We have had over 30 conversations with the company since we filed this, and get different answers almost every time. We were originally told the process would take 30 days, this drug in XX/XX/XXXX and were we given several conflicting reasons why. On XXXX/XXXX/XXXX, we were denied the modification due to " being current on our loan. '' This is an issue, because we are currently in Chapter XXXX and this same mortgage company threatened to file for foreclosure if we did not make a payment on the XXXX of every month, so we had to stay current. The HARP/HAMP regulations also state being current is not a dis qualifier. We were told we could file an appeal, which is basically an email to the person who denied us. We have tried to reach out numerous times regarding the appeal and the company keeps saying they are looking at it. They said they can not provide us any further information. This process has now drug on for almost 6 months, without any resolution.

My wife XXXX purchased a house a little less than XXXX years ago. We were approved for the loan and the appraisal was completed and we closed on the property. The house is a XXXX level property with internal stairs connecting the XXXX XXXX XXXX floors. An external staircase allowed for access to the XXXX XXXX XXXX level. The appraiser did not make any deduction in the appraisal for the external staircase. We refinance the house several months ago and during the appraisal process, the appraiser for the refinance did not fully recognize the sq.ft. of the XXXX floor, since you have to use an exterior staircase to access that space- essentially using a different method for appraising the property. The difference in market value is approximately {$57000.00}. I have made complaints to both appraisers and the lender- with no satisfactory actions to date. The inconsistency of the process and the seemingly arbitrary way of deciding what is allowed and what is not puts the consumer in a disadvantage especially when the consumer does not control any part of this process. I am seeking restitution of {$57000.00}.

At the time of closing, there was no mortgage insurance listed on our closing disclosure and documents. When we received our first mortgage payment statement, the amount due was {$92.00} more. I emailed our mortgage broker with XXXX XXXX and asked if he could explain the discrepancy. He responded 2 days later explaining that " for some reason, the payment letter and such given at closing did not include the mandatory Mortgage Insurance '' and encouraged us to pay the amount with the mortgage insurance from the payment statement. I do n't feel we need to pay the amount with mortgage insurance as this was omitted on our official closing documents we signed at closing. I am writing to submit a complaint regarding XXXX Mortgage. XXXX acted illegally on at least XXXX occasions while handling our loan. First, XXXX transferred our mortgage to a new servicer in XX/XX/XXXX. XXXX did not provide the required XXXX advance notice of transfer and did not provide any notice of actual transfer. XXXX, XXXX took out a lender-placed insurance policy on our behalf. XXXX did not provide us ANY notice that it intended to take out lender-placed insurance, much less the XXXX letters spaced 30 days apart as required by law. We had previously provided XXXX with proof of insurance on several occasions. Moreover, XXXX deducted the annual premium of approximately {$1800.00} for the lender-placed insurance from our escrow account without notice. XXXX has given us conflicting information on whether that amount has been refunded. Apparently the refund was attempted to made during the transfer to the new loan servicer, XXXX XXXX, but neither company has been able to show that the premium was repaid to the escrow account.

Just by coincidence my mortgage company customer service dept told me my escrow was almost {$5000.00} short. With further digging I was told that when I refinanced in XXXX 2015 the homeowners insurance somehow was not included by the servicer although it is on the good faith estimate and the HUD statement. This means for last year no money had been put in my escrow for homeowners insurance although my monthly payment at closing was calculated based on taxes principle and insurance Now I face an extreme shortage in XX/XX/XXXX which is when Texas does annual analysis. I am so angry thinking that all along all my fees were being paid when I paid my monthly payment. I have spoken with the mortgage company and the company that did the refi application today and they are looking to see what happened. They should be held responsible as they made me have this shortage. In order to resolve a long standing issue we had with Stonegate Mortgage they offered us a refund of four months of interest on XXXX/XXXX/XXXX. That email requested that we confirm that we would consider the matter closed by accepting those terms and we responded accordingly that same day. The following day, they sent us a formal letter ( attached ) with those same terms via the XXXX complaint that we had open. The week of XXXX/XXXX/XXXX we received a check from Stonegate Mortgage, but it was nowhere near the amount they offered us and to which we agreed. The check was in the amount of {$690.00} and we paid nearly {$1900.00} in interest over those four months. We emailed the executives and attorneys that were copied in on the letter concerning the discrepancy XXXX/XXXX/XXXX. We were essentially told what was stated in the offer was not what they meant, we responded reiterating the terms we agreed to, and they stopped responding despite several follow up emails.

Stonegate Mortgage Loan XXXX. Owners XXXX filed BK. Bk discharged. Applied for mortgage modification with Stonegate Morttgage and was denied effective XXXX XXXX. Letter sent to homeowner that there were alternatives to foreclosure, but no short sale package was sent. Homewowner requested shortsale package XXXX. Shortsale package requested a second time approx XXXX XXXX, 2017. Short sale package sent out XXXX XXXX per may phone call today with Stonegate. In the mean time while homeowner is pursuing alternative to foreclosure, Stonegate is stalling and Dual Tracking by initiating foreclosure at the same time. In addition they say they have to have complete package and sales contract 37 days before foreclosure date. In Missouri that is impossible since it is 21 days to foreclose in a non-judicial state. Not to mention you can not list property for sale while pursuing a Mortgage Modification. CFPB needs to order Stonegate to cease dual tracking.

XXXX XXXX, XXXX # XXXX gave me a pre-approval letter. I never communicated with XXXX XXXX. My real estate agent did all the communications with XXXX XXXX. I found out later that my real estate agent is a con. I just realized that XXXX XXXX and my real estate agent connived in producing a fake pre-approval letter to make me believe that I have no problem buying a house.

I do not know anything about buying a house. I trusted my real estate agent. I believe XXXX XXXX was paid by my real estate agent to have the pre-approval letter. I do n't even know that I should be given TILA-RESPA Integrated Disclosures ( TRID ). XXXX XXXX should be fined and his license should be cancelled. In 2014 i was laid off work and have still not found full time work. I have been trying to get an many hours on as needed bases. I recently submitted a loan modification paperwork package to stone gate mortgage. I had this sent by priority mail so that I could keep track if this was delivered. The package was delivered on XXXX/XXXX/17. I had talked to stonegate and told them I am sending it this way and if there is anything else I need to do please call me. The girl confirmed she would do this. Today I get a letter from a lawyer stating forclosure procedings have started to my surprise. I called Stonegate and the girl was like it never showed up. Stonegate Mortgage Servicing has been rude and abusive to my inquiry on escrow/tax refunds due to me. Said they would call me back but I have had to keep calling to inquire through this process. I was told only XXXX manager was in today and could not speak to me. This is a separate issue but they only have XXXX manager for the entire servicing office that can handle escalated matters? Sounds like they are understaffed to handle sensitive issues and escalated matters properly. So, they received a check of my returned funds back from XXXX, their vendor partner, on a double payment and deposited those funds on XXXX XXXX. I called back a week later and was told they were not processing my funds until sometime in XXXX? They can process funds in 1 day from their own vendor partner but it takes 18 days to return funds to a consumer? Why so long? This is unfair to me and other consumers.

I wanted to reduce my mortgage by removing pmi. After struggling with moving money from bank to bank, I was able to make another 10 % payment to Stonegate Mortgage. I had put 10 % down on the house and with the 10 % payment, was at least 20 % of original loan. The whole goal was to reduce my mortgage by approx. {$200.00}. Not only has my pmi not been removed, I was told that I had to pay an additional {$110.00} to request a broker document before they remove the pmi or I have to wait years until the loan value is 78 %. They just gave me a bunch of other things to do. The problem is I work 14+ hour days every day ( XXXX hours just driving from XXXX to job ), and am at the limit for bankers bs. They took my money, which I can not invest, I told them the intent was to reduce pmi. Now they want to charge me more money before removing pmi even though I have paid the 20 %.

I believe that Stonegate Mortgage is improperly stalling my short sale. Most mortgage servicers are required to approve or deny a short sale within 30 days of receiving a completed application. If this applies to Stonegate, I think they are trying to get around this requirement by continuing to ask me for more paperwork. Since XXXX 2015, instead of a decision, I get monthly letters demanding additional paperwork. Sometimes Stonegate asks for additional information, other times they ask for the same information but in a different format, and they have even asked again for information that I have previously told them does not exist. ( I am working with a lawyer and even he says that Stonegate is the hardest company he has ever worked with. ) I have an offer on my house but event that is not enough for Stonegate to give make a decision.

I had a mortgage account with StoneGate Mortgage # XXXX for a rental property at XXXX XXXX XXXX - XXXX, IL XXXX which was set up on auto payment. Our mailing/statement address was our office at XXXX XXXX XXXX XXXX, IL XXXX StoneGate had our correct email address, office and mobile phone numbers. My suspicion is that there is a deliberate scheme by Stonegate Mortgage of intentionally reducing mortgage payments to starve clients escrow accounts thereafter essentially guaranteeing a high probability of refinancing, hence refinance fees and charges. My case is as follows. 1 ) Original payment from XXXX XXXX was set up at {$1600.00}. StoneGate Mortgage failed to give me credit for one of my mortgage payments. This was shown on my XXXX 2016 statement. It shows that the payment was received on XXXX XXXX, 2016 and then reversed. There was no reduction in my principal. I called the company and spoke with XXXX at ext. XXXX. I was told that this was an error on their part and it would be corrected. I also contacted my bank. The mortgage payment in question has cleared. I have just received my XXXX 2016 statement. This correction has not been made. In XX/XX/XXXX I requested for my Mortgage Insurance to be drop as well as to remove my escrow. I paid down my mortgage to where I have more than 20 % equity from my original purchase date. An Appraisal was done and the value also confirmed much higher equity in the property. In XX/XX/XXXX I followed up due to the fact I was told it would take 60 days. I was told that by my XX/XX/XXXX payment it would be taken care of. On XX/XX/XXXX I called no one would pick up. The same is to be said for XX/XX/XXXX and XX/XX/XXXX. On XX/XX/XXXX I wrote to them again via their online portal following up on my request. I am yet to get a response or any sort of action on my mortgage.

This is the SECOND complaint about this issue with this financial institution, since last XXXX. They are not updating my payment history and balance for this mortgage in a timely manner. They are blaming this on XXXX XXXX, but my property received NO damage and I have made every single payment on time, always. It is damaging my credit history and score. Stonegate Mortgage merged with XXXX XXXX XXXX. They suspended credit reporting last XX/XX/XXXX due to their merger, and they have told me they would resume reporting by XX/XX/XXXX. All payments have always been made right on time at the first of every month. My credit reports still show Stonegate Mortgage with the last payment date of XX/XX/XXXX and the balance as of last XX/XX/XXXX. I have repeatedly attempted to correct this via both email and telephone. XXXX XXXX is either unwilling or unable to report my payment history and balance correctly. In the middle of refinancing our VA mortgage, our current mortgage servicer ( Stonegate Mortgage ) contacted us and promised to beat any offer we had to refinance through someone else. We provided Stonegate with the Good Faith Estimate we were working with and they gave us a better Good Faith Estimate giving us a rate of 3.625 % and them contributing all of the funds for closing costs. After providing Stonegate with all of the documents they delayed several weeks ( causing the rate lock to expire ) and are now saying they can only give us a 3.75 % interest rate and that we will have to come in with several XXXX dollars for closing costs.

I refinanced my house and Stonegate Mortgage and Servicing still has not returned over XXXX dollars thats in my escrow account. They have told me numerous times they are sending it which I have at least two of those times recorded on my computer. A manager by the name of XXXX assured me he was overnighting it. Two days later when I called to find out where it was, I was about to be transferred and then suddenly he is no longer in the office for the day at XXXX. Not one person has given me a straight answer and no one has returned my money to me since my closing over 60 days ago from writing this complaint. These people are crooks.

My FHA loan was closed in late XXXX of 2014. I lost my job due to injury prior to the close of escrow. The lender funded and closed the loan anyway. I did not know this was a problem. Now, I was looking to do a Streamline Refinance and the current lender tried to help me, but said my FHA loan was not insured. I have never been notified of this until now that i am trying to refinance. I am paying monthly MIP, but the loan is not insured. Am i entitled to a refund for all those payments? My loan closed with Crossline capital and was transferred to Stonegate Mortgage about a month after we closed. .

My mortgage has an escrow provision. At the end of the year, on XXXX XXXX, 2017, my property taxes were not paid. I therefore used my credit card to pay the property taxes on the property. StoneGate Mortgage sold my loan to another loan company without properly notifying me or having my approval. The only action they took to inform me this transaction is to send a good bye mail to my address when I was moving to a new place and traveling a lot for business. They never tried to call me or send me an email about this. I set up an auto-payment for my loan in the past few years and was never late for paying that. However, my auto-payment information was not updated when StoneGate sold my loan, which lead to late payment for 3 month and a dramatic drop of my credit score.

Homeowner 's policy was due on XX/XX/2017. Stonegate Mortgage did not submit the payment to the insurance company until XX/XX/2017. Today XX/XX/2017, I received a phone call from my insurance company stating that my insurance was in cancellation due to non payment. I have to pay {$330.00} out of pocket to keep my insurance active and will not be reimbursed until the insurance company receives the check from Stonegate. I have a mortgage with Stonegate Mortgage. My payment was {$1200.00}. The company sent me a statement stating they were increasing my payment to {$1800.00}. I have a VA loan through Stonegate Mortgage XXXX XXXX XXXX, I prefer to make my payments on the XXXX and the XXXX, it simply prevents me from using any of the money that needs to go into my mortgage and is a convenience for me. Stonegate has been taking my payments from the XXXX, placing it in a holding account and NEVER applying it to my mortgage. Then, they reported me to credit reporting agencies AND charged me a late fee, when I was actually early and paid them more than my actual mortgage.

During my home loan process, I notified the loan officer the taxes were not correct on the XXXX. I was told this would be corrected. I just received my first mortgage bill and it does not show the correct amount.
