In order to dismiss an adult abuse case against my husband after filing for divorce my husband agreed to purchase a home for me as long as I would use his lender at Stifel Bank, XXXX XXXX. I found a home at the end of XX/XX/2018 and called Mr. XXXX who my husband and I have done MULTIPLE real estate transactions with in the past and asked if there was anything he needed from me to speed things up because I had to be out of my home by XX/XX/XXXX. He for the FIRST time made the comment that my husband 's credit score was great because he makes so much money, but he would have to run my score. I thought this was strange since I had just filed for divorce XX/XX/XXXX. Knowing that XXXX XXXX and my husband had been hunting buddies for years I was concerned he may not be ethical so I had a back up lender run my credit report and my husbands. My credit score was above average but my husbands was FROZEN. When I asked XXXX when the last time was that he ran my husband 's credit score he LIED and told me he couldn't remember. I repeated the question and he said it had been a couple of years at least. Then I asked what happens if your credit score is ran to often and he got defensive and said, " I don't know, why are you asking? ". I told him it was my understanding that it can freeze your credit and that XXXX 's credit was frozen. And I had in my hand a paper that said Stifel Bank on XXXX where XXXX works ran his credit on XX/XX/2018. How could he not remember just a few weeks ago running his credit? He then yelled at me and told me it was none of my XXXX business and to go get a loan somewhere else. Not only is this unethical, discriminatory, rude, poor service, etc. It's unbelievable that a top professional who represents Stifel Bank would behave in such a manner. What an embarrassment on behalf of the establishment. It's clear that he was hoping to tell me that my credit was bad and I would not be eligible for a loan, thus my estranged husband would not have to buy me a home. Luckily, I had gone to a backup lender.

We closed on our mortgage with XXXXXXXX XXXX XXXX XXXX, and immediately we started receiving dozens of notices each week trying to trick us into completing a credit life product application. The notices come in red or pink to make it look as if we have missed something with our loan and are marked " Urgent! ", but this all began before the first payment was even to begin. We contacted the mortgage customer service department, even speaking with a supervisor who tried making excuses about the products being sent to us. We took ourselves opted out of prescreening long ago so we no longer receive these type of offers, and eventually the supervisor admitted it was Stifel who provided our information to third parties to solicit credit life products. She then assured us that we would no longer receive the offers as she would remove us from the list, but several weeks later we are still receiving dozens of offers every week. Our loan isn't even with Stifel anymore ( transferred before the first payment was even due ), and we are still receiving dozens of offers every week regarding our Stifel loan ( which we don't even have anymore ). This is absolutely not anything we ever signed up for ; just because we closed on a home does not mean we want the details of our mortgage shared with third parties. And the way the solicitations come is probably barely legal as it's difficult to identify the purpose of the " urgent notice ''.

We wanted to make sure it was known that after a thorough search of options, we selected to apply for a VA Home Loan with XXXXXXXX XXXX XXXX XXXX. Everything sounded great, and there was absolutely no mention that the loan would be sold until we found it in the edocument disclosures to sign. Their online system actually scans past all of the disclosure information and sends you straight to the signature line. We had to scroll back up to read all of the information in the disclosures. ( Luckily, we did that because there were several errors. ) Needless to say, in the middle of all of the disclosures is when we found out the loan would be transferred. This is what we consider to be another shady practice of Stifel, and we think that the mortgage officer should have talked to us about the transfer up front. We should have known before we decided to lock in our rate and push forward with closing with Stifel that they would not hold our loan.

When applying for a loan, the first appraisal was too low so the loan officer, XXXX XXXX, XXXX, shopped the appraisal and it came back at exactly what was needed to secure the loan, unsurprisingly. When rates dropped nationally, after the fed cut rates and reporting on national trends dropping material amounts, even though we had been assured a floating rate lock securing us against rate drops prior to closing, infact it had once dropped during the process. The company refused to honor their commitment to that as it was just a lie by XXXX as it turns out, and then the same salesman, XXXX XXXX called me unethical and hung up on the phone call, refusing to discuss when I brought the issues up prior to closing.
