When I tried paying my mortgage online last XXXX, the Standard Mortgage Company 's website kept displaying error messages, would n't allow me to access my account, and assured me the problems were being logged. Because it was the end of the month and a weekend, I decided to drive a check to the company. I checked the latest correspondence from them and found I was being overcharged by over {$100.00}. Knowing they do n't accept what they would consider a partial payment, I opted to I emailed them at the start of the following week. I explained the situation, included screenshots of the error messages I had received, included the correct amount I owed, explained how I thought they ha arrived at the wrong total due ( a fee paid in XXXX had n't been posted properly to my account ) and asked that I be allowed to bring in my payment that day. The response I received included a recognition that the fee I paid in XXXX HAD been paid, but I needed to pay it again because it had not been posted properly and was in my escrow account. Also, I would n't be allowed to make XXXX 's payment. I 'd have to include XXXX 's payment, as well, and numerous fees, it turns out, they had included in my total due without any explanation. Over the next few months they referred to the extra fees as both late fees and as home inspection fees. Sometimes they said they were incurred in XXXX, sometimes in XXXX, sometimes in XXXX. They 'd send me certified letters saying I would be in foreclosure if I did n't respond by a date set one week before the letter was written. They 'd claim in the letter that partial payments were accepted, but on the phone and in emails, they made it clear they would only accept a " full '' payment -- i.e. a payment that included fees I already paid and others I did n't owe. The statements they generated themselves and made available online fell in line with what I said I owed. To the penny. But their collections department continued to change their stories about why I owed more than I did, threaten foreclosure in the past, and tell me that no partial payments would be accepted. At the end of XXXX, I just wrote a personal check for what I said I owed -- what the statements online said I owed -- and mailed it. It was accepted. I included {$60.00} late fees I do n't believe I should have had to pay, due to their refusal to accept the full payments I offered in XXXX, and XXXX. In XXXX, I finally got a response from someone in the collections department, admitting ( again ) that the fee I paid in XXXX had, indeed, been paid, and that their claim that I owed " partial late fees '' from XXXX had been bogus. They, instead, claimed I owed a late fee from XXXX. Even though I had provided bank records ( provided by my bank ) of the electronic funds transfer made that month, showing when the payment was sent and when it was remitted -- two days before a late fee would have been assessed. They appologized for their mistakes and assured me it would be taken care of. Three weeks ago I found out that my mortgage was still being reported as 90 days late to credit bureaus. Even though it was not late and had only gone 30 days late last year because they refused to accept payment from me. I had been denied financing last year on a planned purchase I had previously been approved for and the only reason cited was my " experience with a creditor. '' My mortgage was the only bad experience with a creditor on my credit report. I explained all of this in my email to the person who said in XXXX she 'd take care of their mistakes, and to the president of the company. Four days later I got a reply : " I 'm in receipt of your email and will be reviewing your file and will respond shortly. '' I never heard from them again. I emailed again this morning explaining I 'd be filing complaints with CFPB and the local BBB.

I am refinancing my house - XXXX XXXX XXXX , XXXX, TN XXXX My new mortgage got the title back and it said the CITY taxes of {$480.00} were unpaid. I called Standard Mortgage ( my account number is XXXX ) where my current mortgage is on Tuesday, XX/XX/XXXX at XXXX and spoke to XXXX. ( XXXX, XXXX & XXXX ) He said the check for my city taxes were paid by a check on XX/XX/XXXX. ( My taxes were due XX/XX/XXXX so there is now a late fee assessed. ) XXXX checked while I was on the phone and said the check had NOT cleared yet. ( 21 days later ) He said he would call me back that day when he contacted the City of XXXX. ( XXXX ). He never called back. I called back at XXXX XXXX and was told that department goes home at XXXX. Weds. XX/XX/XXXX I called their customer service number at XXXX XXXX and XXXX XXXX and had to leave a message since no one answered the phone you had to leave a message. Thursday, XX/XX/XXXX I called at XXXX to the customer service number XXXX and it said the mailbox was full and you could not leave a message. I called back at XXXX and got the same message that their mailbox was full. I had called the City of XXXX on Tuesday and confirmed they never received payment. On Thursday I called 3 other numbers, emailed their customer service. After I left work XXXX XXXX called me back on my work number and left two messages on my work phone - but I was gone for the day. They say they called me twice on my cell phone but I didn't miss any calls nor get any calls. I mentioned in an email I was going to contact CFPB as this is a violation of Regulation X, I work in Compliance at a bank. Overnight several of them answered by email. They keep sending me messages saying the taxes per paid. I emailed back the City has not received them, they must have a policy in place when that happens. I called back this morning, Friday, XX/XX/XXXX and spoke with XXXX XXXX at XXXX Ext XXXX. She said my taxes were paid, I told her I know they sent a check but it was never received. She said she would have to check with their escrow dept. I asked for the escrow department 's phone number and she said they do not talk to the public. I told her to wire the money to the City as Monday is a XXXX XXXX. She said " It is a process, it isn't just your check, it is checks for a lot of people. '' I said - everyone 's taxes were not paid or received? She back tracked and said she didn't know, it was a process and she would check with the escrow dept. and get back to me. By XXXX she has not. I received an email from XXXX XXXX saying it was Check # XXXX for {$480.00} to the City of XXXX. I wrote her back and reiterated the check WAS NOT RECEIVED! I have called the city back and they do not accept wires, but online payments with a credit card are accepted. I emailed XXXX XXXX and gave her detailed instructions on how to make an online payment on my behalf. Oddly enough, the women I have spoken to have the same last name - XXXX XXXX and XXXX XXXX. This is stalling my refinance since clear title can not be obtained without the taxes being up to date. Once I mentioned CFPB they were scared and started answering me but this is ridiculous. I asked XXXX XXXX why no one answers the phone and the mailbox is full and you can't even leave a message. She said - it's not just you, lots of customers are leaving messages or trying to pay their mortgages online. Something is up and I just want my taxes paid. It could just be an error but in 3 days of repeated calls and emails on my part it is still not resolved and it is a holiday weekend. Something is fishy with Standard Mortgage. Please help! To date I have contacted Standard Mortgage with this issue via email XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX. I have called every day for the past two weeks and left 3 messages with XXXX XXXX. I have spoken with XXXX XXXX twice and XXXX XXXX. I was in touch with someone in the escrow department who put me on hold since I was in previous contact with XXXX, and was disconnected. Called back and left a message immediately after, with no return. I understand there is large call volume and a lot of changes with Covid 19, but this issue was taking place before everything started to shut down. Payments XX/XX/XXXX XXXX XX/XX/XXXX XXXX XX/XX/XXXX XXXX Im informed that my total debt was XXXX. I mailed XXXX XXXX which was not applied correctly, addressed and not fixed until XX/XX/XXXX. And not totally sure it's even fixed. My debt should not be a total of the 3 payments. The initial payment is SAVED in my escrow account all year and simply dispersed. The other two, totaling XXXX and the XXXX refund brings a negative escrow of XXXX. I was told my new payment until XXXX is XXXX on XX/XX/XXXX totaling in apx XXXX of shortage over the 7 months that my payment will be that amount. Where does that number come from? .... Made a normal XXXX payment that was not applied to my loan. Told I needed to send XXXX to complete the payment. I did, but it was not applied. My XXXX payment of XXXX was not applied either. None of my " payments '' since XXXX have been applied to principle or interest. I am in the process of selling this house. I was approved for a loan on another house that was contingent on the sale of mine and my payment on my credit depicts XXXX so after that was found over a week later i was declined. Wasted hit on my credit!!!!! AND I have been receiving collection calls! My credit has dropped 95 points. Sent certified mail. Contacted supervisor again today with no contact back, which is XXXX. The one who has not responded to multiple emails, messages and calls. Absolutely unacceptable. Covid is not an excuse.

For the last 25 years, I have Sent my Mortgage payments to you and on time, I ( Purchased my home in 1990 to date I have had several issue with the Company stated about. I sent in payments with my Payment booklet since purchase ding my home, a Few years ago this company attempted to file Foreclosure on my stating that I missed several payments, which is fabricated and not true I have never missed some mortgage payments. Thank God I had all the Receipts of such payments. Unfortunately, Standard Mortgage company sent documents stating that I am falling short of equity and States that my payment of which has been pretty much the same for over 2 decades, will increase over {$100.00}. Two years ago my balance was a little under XXXX, and currently at approximately XXXX. Seems to me extra Fees or What not are being added to the ending balance. I am disappointed because Ive invested most of my earning to this company ; seems like they are trying to take my home back and cause an immediate hardship, of which I have Worked Hard to maintain. I finally set up automatic deductions to solve the missing payments issue. the service was not performed correctly ; I was billed once the wrong amount and Threatened about payment history with could ultimately scar my impeccable Credit worthiness. When Calling the company staff misrepresents and is very Unprofessional to say the Least. etc. To resolve the problem, I would appreciate your if I could have a break- down of all the monies sent and a detail of my account information for the last 7 years, as it seems that since I am close to paying off my mortgagee other Monies are being tacked on to promote hardship and confusion. It began when my mortgage company paid my taxes out of my checking account instead of escrow ( XXXX ) ( {$1300.00}. ). My account was on autopay so I thought that this amount was my monthly payment for XXXX XXXX . When I received a late payment notice, I then had to come up with XXXX XXXX payment and late fees. Pd. XXXX . Offsetting XXXX and XXXX payments. I remained in contact with XXXX XXXX @ Standard Mortgage to make payment arrangements. On XXXX XXXX , I left a recorded voicemail stating that I wanted to make XXXX XXXX payment that day, but would call back on Friday to make partial payment arrangements for XXXX until I could catch up. Ms. XXXX put both payments through XXXX and XXXX totaling {$3200.00} within 72 hours. Being XXXX XXXX here in XXXX XXXX , banks are closed and I did not realize she had done this without my authorization. I was {$400.00} negative in the bank before the weekend ended. When I realized it I called her, only to be yelled at. She stated that she took my voicemail as authorization of full payments. I told her that to listen to the voicemail again and she refused. She will take no responsibility for this and will not help me resolve it.This h as caused me to sink into much deeper financial distress and accrue well over {$2000.00} in NSF fees alone, at my bank. This is unrecoverable! Now, I wrecked my car and have no second income anymore. But, because my credit is ruined, I can not get another car. Therefore, no second income. On my XXXX XXXX XXXX salary only, I can not afford to keep this house. My water, phone, cable, etc. have all been turned off. I have to use the neighbor 's hose to fill my toilets in order to flush them once a day. Standard Mortgage is going to be foreclosing on me soon. Ms. XXXX 's decision to put the second full payment through, WITHOUT AUTHORIZATION, had destroyed me and my family. Is there any way that this can be resolved?

In XX/XX/XXXXmy daughter was hospitalized to XXXX XXXX. She presented with complications and the XXXX turned into a XXXX XXXX. Her original due date was in XX/XX/XXXX. I to had be off for 2 weeks at this time from work and unable to pick extra shifts with my other job as well. I myself have had some XXXX XXXX and missed a lot of work. I am currently on intermittent FMLA with my employer. I fell behind with XX/XX/XXXXand XX/XX/XXXX payments sent a payment for XX/XX/XXXX in it was returned to my bankruptcy attorney with a letter stating it 's not enough. They stated I needed {$2700.00}. My attorney told me that she would have the notes added to my plan in my chapter XXXX bankruptcy. XXXX XXXX refused to accept these terms and filed a motion to lift the stay on my home. Which has been granted in XX/XX/XXXX. I was told I had until XX/XX/XXXX to come up with XXXX. Then forclosure will start by XXXX XXXX at Standard Mortgage Corporation. XXXX XXXX who works in the bankruptcy department asked the reason why my payments were n't made be put in writing and she would consider accepting the plan agreement from attorney. After she got the reasons she said my financial situation Was n't going to get better and denied the plan agreement and went forth with lifting the stay. I feel my case has been handled inappropriately and I 'm being discriminated against at this company. This is not the first time I have been discriminated against here. I have been with this company for 10 years.

I have requested to speak to supervisors on several different phone calls to standard mortgage company about the accuracy of my account and requested my account balance for the mortgage to be mailed to me. I have not received the documents or a call back from a supervisor. I also am experiencing an issue with possession of the property. I have title and deed but the tax office has not switched or updated that I have taken possession of the property. The property is still being documented for taxes in the previous owners information. I took possession of the property on XXXX and it is still not updated as of XXXX that I XXXX XXXX owns the property. I was lied to at the tax office stating it takes a year to switch it is well past XXXX and it is still not corrected. Taxes were paid by me for XXXX and this needs to be corrected by the tax office and appraisal office. I already filed for homestead exemption for the property. XXXX XXXX needs to update the record to reflect correct ownership information for my property effective immediately. I am requesting a full investigation as to why the county has not corrected ownership and updated my home information. The previous owners have no ties to the property and they want their name off the property. Requested documents from mortgage company sent to my mailing address and a call back from a supervisor not a customer service representative from Louisiana.

I have been struggling to make on-time mortgage payments to Standard Mortgage, my loan servicer since purchasing my home in 2009. The problem originated due to the COVID19 outbreak and was compounded by several other contributing factors such as I am employed in the XXXX industry and personal XXXXl issues. I have repeatedly contacted Standard Mortgage inquiring as to whether or not they have a COVID relief program granting home owners a forbearance on monthly loan payments. Every company representative I have spoken to has reiterated that Standard Mortgage DOES NOT have or participate in any such activities. I have offered to split my payments, one in week two and one before the billing cycle ends for the month, but they refuse to accept partial payments ; now I am falling behind on all of my other monthly bills. I have an XXXX loan through Standard Mortgage which means it is backed by the Federal Government through HUD. After researching the Agency 's website, it is clear to me that Standard Mortgage is required to offer a COVID relief program granting home owners forbearance on their monthly payments. This is not the first time Standard Mortgage has refused to comply with HUD 's guidelines and I am in desperate need of assistance.

I was placed on an forbearance from my mortgage company Standard Mortgage for XXXX months beginning XX/XX/XXXX to XX/XX/XXXX with a timeline of 90 days. I was told by my counselor that after the 90 days those missed payments would have to be paid in full. So at that time my husband was out work, so I needed to request for a second forbearance. After speaking to my counselor to extend the time he did so. On XX/XX/XXXX I received an email from my counselor that my forbearance had expired and payments needed to be resumed. No one ever explained how the forbearance works or never insisted that I could make payment arrangements to get caught up. Instead I was sent to my house a letter from Standard Mortgage certified mail that my home would be in foreclosure by the end of XX/XX/2021 if forbearance months which was XXXX months payments was not paid. Therefore I had to move fast and withdraw from my XXXX so that I would not loose my home! Standard Mortgage of XXXX XXXX is one the worst mortgage companies l have encountered and heard of during this pandemic not only now but previous account status has not been been actuate for instant my amortization schedule that is not on schedule today!

Standard Mortgage ( " Standard '' ) placed a forced " hazard '' insurance policy on my account for a total of {$110000.00} in coverage because they were unable to verify my existing coverage. Standard was subsequently provided evidence of hazard coverage my my homeowner 's association and indicated to me that the coverage was deficient by approximately {$22000.00}. I purchased a supplemental policy with {$25000.00} of coverage, however, Standard is attempting to charge my account {$430.00} for coverage from the time in which the forced policy was put in place up until the {$25000.00} supplemental policy was purchased. The {$430.00} is the prorated amount for insurance providing {$110000.00} in coverage. Since I already had a hazard policy in place, and the deficiency in coverage was less than {$22000.00}, I should not be charged a prorated coverage for more that the deficiency in coverage. This in my opinion is an unfair trade practice. Additionally, please note that Standard has clear evidence that the mail they claimed to have sent which requested insurance information was returned to their office and never was delivered to me.

I lost my job XX/XX/XXXX and asked my mortgage company to extend my loan one month so that I can stop having to pay them {$37.00} in delinquent fees like I have been doing since XX/XX/XXXX because I get my social security check on the last week of every month. The note is due on the first, but since I fell delinquent XX/XX/XXXX due to my job loss and my social security checks did n't start coming in until XX/XX/XXXX ; I called Standard Mortgage asking them to help me catch up. They said no just like they have done since I opened the mortgage loan with them in XX/XX/XXXX. I can understand them not helping me before when I was working and just had minor problems, but this is a very serious issue because I am forced now to pay the {$37.00} late fee to keep my loan from becoming default. As of today, XX/XX/XXXX I can not make my mortgage payment because I had to use the only money I have to pay for my filing of Chapter XXXX Bankruptcy. As of tomorrow I will be in default on my mortgage simply because Standard Mortgage refuses to help me by restructuring my loan to where I can be current on my payments.

My payment for the month of XXXX was submitted online on XX/XX/XXXX. The Mortgage company did not withdraw payment until XX/XX/XXXX. I watched on the news and read in the newspaper that lease and mortgage payments that were late could not warrant eviction and negative credit reporting. I received a notice this week that XXXX points was taken from my credit report because I was late in XXXX. I emailed Standard Mortgage and they informed me that I would have had to have requested a forbearance due to COVID-19 to not have a negative report to the credit bureaus. I was unaware that I needed to request a forbearance, and I had already determined I was going to pay my mortgage even though my business revenue severely decreased as a result of COVID-19 and I had not yet qualified for any XXXX loans or paycheck protection. I am requesting this negative hit be removed because I have been impacted by COVID-19 financially, and I was unaware that I had to file a forbearance request, and I still have intentions on paying my mortgage payments now and in the future.

XX/XX/2018 Standard Mortgage delivers check in amount of {$1100.00} to XXXX XXXX XXXX for annual hazard insurance payment. Paid out of my escrow account, which was " fat '' because Standard Mortgage had been collecting more than was necessary to cover T & I. On XX/XX/XXXX the check is redeposited in my escrow account. No further action to pay property insurance taken. All this is evident by reviewing my account online. Today, XX/XX/XXXX, I received an email notice from XXXX XXXX that tipped me off on the problem with payment. XXXX XXXX says the check was unauthorized. Now of course the insurance company wants me to pay the annual premium ASAP plus the returned check fee. I do not know why the check from Standard Mortgage did not issue a valid check to XXXX XXXX. I have never missed a payment and have been a customer of theirs for 17 years. I currently have 2 houses mortgaged through them. My biggest issue besides the " bad check '' is that I was not notified and there was no followup action to cut another check to XXXX XXXX.

I sold my home and the payoff was received by the mortgage company a day or so late after the closing resulting in a negative credit bureau report to my spouse and this has affect several financial matters regarding our rates etc ... We closed on a new home and sold the home in dispute. Prior to selling we have NEVER been reported to the Credit Bureau for negative payment history. The Company is Standard Mortgage in XXXX XXXX, La. We had been customers for 18 years and maintained an excellent payment history. The closing of our home was on the XXXX with the disbursement date the same day. Payment was received a few days late, but it was the final payoff. After getting notified by all 3 bureaus our score dropped over 80 to 90 points on all reports. I tried to communicate this to the Representative XXXX XXXX and he was rude and refused to even consider despite my providing all the financial documents regarding our closing.

On XX/XX/2017 I purchased a home near XXXX XXXX, XX/XX/XXXX. Standard Mortgage Corporation required that we escrow both taxes and insurance. At closing we prepaid a year 's insurance premiums ( {$1100.00} for homeowners insurance, plus {$1400.00} for flood insurance ). Now XXXX XXXX says they have not received any payments from Standard Mortgage and if they are not soon paid I will have to pay the premiums all over again, this time directly to XXXX XXXX. I have sent an email to Standard Mortgage and talked to XXXX XXXX in Customer Service when she called me today. She is not sure whether the problem is with Standard Mortgage or with the Title Company that did the Closing. I know that, per the Closing Documents, I paid the funds to Standard Mortgage, and therefore that is who should make the payments. XXXX XXXX has the correct address for Standard Mortgage 's Escrow Department in XXXX XXXX, XX/XX/XXXX

My mortgage was created by XXXX XXXX XXXX XXXX, after about 1 year servicing of the mortgage was sold to Standard Mortgage. After the sale I requested to remove the escrow account from my mortgage, however, Standard Mortgage wants to collect a fee of {$1000.00} saying there is a " Risk Based Fee '' to apply to a non escrow Mortgage. This was never disclosed to me when signing the original mortgage documents nor is it listed anywhere in my contract. XXXX has also confirmed they would not charge any fee to end escrow. It doesn't seem legal that a servicer can add such a high additional fee to a mortgage that are not contractually there or disclosed, my mortgage should be serviced the same as the originator XXXX serviced it. If Standard Mortgage doesn't want to abide by the contracts of mortgages they purchase they should stop purchasing mortgages from other XXXX

Standard Mortgage Corporation XXXX XXXX XXXX, # XXXX XXXX XXXX XXXX, LA XXXX Original contact date was XXXX XXXX, XXXX to set up an arrangement to have house appraised to lift Private Mortgage Insurance should it appraise at a pre-determined amount. Early XX/XX/XXXX would have been the 2-year mark of ownership, allowing eligibility for the appraisal according to their terms. They said I was eligible for appraisal in XX/XX/XXXX. From XX/XX/XXXX to XX/XX/XXXX, 4 emails were sent and about 7 phone calls. All calls except for one were eventually routed to random voicemails, where several voicemails were left with no returns. One call on XX/XX/XXXX was received by Customer Service, whom routed me to an agent that again just landed on voicemail. Absolute and complete avoidance of me wanting to work on paying the needless, draining costs of PMI every month.

During XX/XX/2023, I contacted standard mortgage 's counselor in XXXX XXXX to discuss options if I were to get behind on payments since I have FHA loan. The counselor was very rude and explained to me that the only options were foreclosure ; no type of modifications or payment plan. As of today I am delinquent for the month of XXXX, XXXX, and XXXX. The counselor personally mailed me a letter in XXXX stating since I am behind I have two options : sell my home or choose deed in lieu of foreclosure and to circle my choice and mail him back the letter. The letter also states since I am delinquent its most likely I won't get back on track. I feel I am being discriminated due to my residential area being predominantly XXXX XXXX ; therefore the counselor purposely disregards every federal housing and lending regulations.

On XX/XX/2023 I paid my XXXX mortgage payment. Standard mortgage incorrectly applied those funds to my escrow account. I reported the error. The company refused to fix the error. XXXX XXXX XXXX, was very disrespectful and racially discriminatory during our meeting ( which I recorded ). On XX/XX/2023 I made an additional payments that exceeded both XXXX and XXXX mortgage payments. I have reached out to the company 2 times to get a clear explanation of how funds have been applied and requested corrections. I was told several times I will receive a call from XXXX ( VP of customer relations ) and XXXX ( collections manager ) neither has called but a late payment had been reported to my credit report. XXXX refused to give me a business card, NMLS number or identify himself in any way other than to say hes the boss.

I had a mortgage that was paid perfectly for 10 year and was set up on auto debit from my checking account. I changed checking account and the payment was not made for one month. The mortgage company made no attempts to contact me after the 10 day grace period. I know they had my correct phone number because they were constantly calling me to refinance the mortgage in question. I contacted the mortgage company and filed a compliant. They told me that it went to a committee and it was voted to remove this from my credit. It was not removed. I can only assume that they do not call customers about late payments so that they can charge late fees.

When I called Standard mortgage company I was told it should have been paid by online THEIR close of business at XXXX. Our mortgage provided through XXXX, XXXX XXXX switched lenders from XXXX XXXX XXXX to Standard mortgage corporation ( around XX/XX/22 ). Upon transferring standard mortgage corporation has not been reporting our mortgage details to the credit reporting bureaus.
