In late XXXX or early XXXX I was contacted by Sovereign Lending Group who I used to refinance my loan in XXXX. My current rate is 4.25 % and they stated they could me a rate at 2.99 %. I then explained to the gentleman who called that I had been in a CARES act Pandemic Forbearance that was ending on XX/XX/XXXX. The gentleman stated that's okay, with the VA we can refinance immediately once the forbearance has ended and all missed payments can be rolled into the new loan. I agreed to move forward and sent them a {$500.00} deposit that was to cover the appraisal cost. The VA appraiser came out and the appraisal came back better than expected so we were excited to move forward. On or about XX/XX/XXXX I was told that the VA had a seasoning requirement that required the loan to be out of forbearance for 1 month before they could refinance the loan. The loan processor told me everything was good and the closing would be scheduled for XX/XX/XXXX. On XX/XX/XXXX I was contacted by the loan processor who told me that the underwriter wanted the loan to be brought current before she would give a clear to close. This meant I would need to pay all of the missed pandemic forbearance payments in one lump sum before we could close. I was able to get a friend to front me the {$26000.00} needed to bring the loan current. When I called back to Sovereign to let them know I was bringing the loan current they then told me that they still couldn't close as the VA has a requirement that the loan has to be out of the Pandemic forbearance for 6 months before it is eligible for a new VA loan. I immediately called the VA 's loan production office to inquire about the requirement. I was told by the VA representative that there is no requirement by the VA of a waiting period after exiting the CARES act pandemic forbearance. The VA representative stated that maybe the underwriter was confusing the 6 month seasoning period after the origination of the loan. He was nice enough to check my VA loan lumber and verified that I had met all seasoning requirements and that from the VA side there would not be any further seasoning requirements regardless of the forbearance. I then e-mailed and called my loan processor at Sovereign Lending group to tell him what the VA had told me. He stated he would have a underwriter manager look at this again. I asked him if they could just call the VA to verify that there is not a VA requirement, it took me less than 5 min. He said the underwriters do not call the VA to verify information. It took an entire week for a manager to supposedly review if there was a waiting period or not, I got the response from Sovereign Lending on Friday XX/XX/XXXX, that my loan was being denied because my loan had been in the Pandemic Forbearance and that the VA has a 6 month waiting requirement after exiting the CARES act Pandemic Forbearance. I verified with the VA that was is completely incorrect. If Sovereign Lending is an expert in VA home loans, why would their sales person call me and tell me they could refinance after exiting the forbearance program with no waiting period and then the underwriters state no we can not move forward because there is a VA waiting requirement. Now I am out {$500.00} for the appraisal, hours upon hours of my time and the cost of a wood destroying insect inspection. This all took 2 months and if there is a requirement of a 6 month waiting period ( which again I verified with the VA that there isn't ) I should have been told that up front and not have waisted my time and money.

XXXX XXXX reached out to me on XX/XX/18 at XXXX to discuss refinancing my current mortgage. The call lasted 41 minutes. During the call, I was hesitant and said that I didn't really wish to waste my time. I stated that they had reached out in the past and that it did not make any sense for me to refinance because my rate was already low and I don't wish to pay any fees to refinance. XXXX stated that there would be no cost to me to refinance and that Sovereign Lending Group would cover the costs of closing and that there would be no cost to me. She mentioned that the only cost would be money into the reserves, which was my money and I would get the other money back from my reserves in my current mortgage. I stated that I was hesitant for her to run my credit because I worked very hard to get an XXXX score and that I did not wish to lower this if it did not make sense to refinance. She stated that there was no risk and that it would be no cost and she could get rates around 2.65 % with my credit. I eventually agreed and she rand my credit. She came back with a loan estimate of 2.99 % and Sovereign Lending was covering the closing costs as she had stated. I was agreeable to move forward and I went ahead and provided the documentation later that day so she could lock the rate. She did not lock the rate and stated that she didn't see the notification when she called me on Monday, XX/XX/XXXX. However, we discussed and she provided me with a list of additional documents so that they could move forward with the process. On XX/XX/XXXX, she reached out and stated that she had made an error in her previous paperwork and that I did not qualify for the no cost refinance because she didn't key in my student loans correctly. She provided a new loan estimate and the costs were significant, the total loan amount went up significantly, and the savings per month were less than {$20.00}. I stated that I would not sign the new loan estimate and that this was not what we had previously discussed when I allowed her to run my credit. I asked to speak with a supervisor. She replied that she agreed it was not what we discussed, but that I didn't qualify for the no cost refinance. I again asked to speak with her supervisor. Soon after, XXXX XXXX reached out to me. I was unable to take her call because I was at work and in a meeting, but I called back soon after. We spoke and she stated that she had reprimanded XXXX for her errors and that she is sorry this happened to me. She stated that she would work with their credit specialists to have this inquiry removed from my credit. I also asked to be compensated for my time that they wasted. She asked for me to give her until the end of the day and she would have this all worked out. She refunded my {$250.00} deposit that I had made. She did not reach out to me, so I called and left her a voicemail. I also sent her an email. She replied and stated that she realizes that she didn't call and that should would call me back. Again, she did not call me back. I emailed her that I assume her not calling two days was a sign that she had no intention to and that I would file a complaint. I included emails with my complaint that show she acknowledges her error and that she did not do as promised on the phone. I also attached the documentation with the manager to show that she acknowledged that she did not call me back as promised. I attempted to include the loan estimates, but the initial loan estimate was removed by Sovereign Lending in the platform that I can access.

In XX/XX/2021 I responded to an offer of credit and asked for more information after talking with them my current mortgage holder told me that they would match the rate they were offering and not apply any origination fee or closing costs. In one of the phone calls with Sovereign Lending Group I told them this and they kept telling me that this is the same thing they were offering but when the disclosure were mailed it in fact was not. I asked them to stop contacting me several times as I was going to stay with my current lender because they can match the rate and not charge all of the XXXX dollars in origination fees for closing the loan. I have sense answered the phone several times they always call from a different number and it is a different person but it is always a 949 area code. I told them in the beginning of XX/XX/2021 that I did not appreciate them calling me so much as I would about XXXX hours a week and that under no circumstance would i do business with someone that operates with such predatory practices. I work in XXXX so I understand that people dont always take no for an answer and often respect them for trying but this is beyond that. Subsequently after I told them I was going to stay with my current lender they pulled my credit again at the end of XX/XX/2021, they responded by saying they did not request it. The biggest problem is the high pressure tactics have moved to harassment over the past 45 days and do not feel comfortable that this company is going to safeguard my information because I have not done business with them. I have a myriad of emails and overnighted envelopes, and wonder what they are able to push XXXX folks or people that come from a different socioeconomic background. I imagine that an audit into this companies practices would reveal many violations and really all I would like is for the harassment to stop and my information be stricken from their records. Also they need to to remove the additional unauthorized inquiries that happened in the end of XXXX The employees that I have names for are : XXXX XXXX XXXX XXXX XXXX XXXX XXXX, XXXX XXXX XXXX XXXX, CA XXXX I have more letters but the issue really is the verbal communication and the crazy amount of phone calls

Back in may i received an offer in the mail to refinance my home. I called the company and spoke with a loan officer who went through pulling my credit and completing the paper work even after I said I did not think my house was worth the amount of money he was projecting to refinance and get cash out. The loan officer lend me to paying for an appraisal that they said would be reimbursed during closing with my credit card. After a week of consideration I decided to no proceed with the process because I felt the decision was rushed and did not make sense at the moment neither did the value of the home high enough as he was pushing. In XX/XX/XXXX I sent him an email asking if I could know what the rates were I could consider a refinance without the cash out. Before he responded to me he went ahead and pulled my credit again without my approval I received a real time alerts with XXXX. After I asked him he said he was checking where things stood and I never heard back from him again. A few months later I called I was told he left the company that is why he was not responding to emails. I asked to speak to a supervisor and make a complain while on phone with the person that said they were in charge the tried to explain my frustration and complain but the person was not interest in listening and when interrupted me to tell ask me " is your credit really low '' I responded and asked why because I have an accent I have to have a low credit? he hanged up his last words were you are very difficult. I called back and asked to speak to a manager, I was on hold 15 mins and when one was available he came on the phone and said he will listen to the call and get back with me it has been well over 3 weeks now and these racial comments are just not a rare thing for this company that just goes under wraps.

I looked at XXXX ads online in early XXXX to find the best rates to refinance my mortgage. I was contacted by several mortgage companies including XXXX XXXX from Sovereign Lending group who sent me a written guarantee they would beat any other quote or send me a check for {$1000.00} for rate quotes on the same day. I received a quote from XXXX on XX/XX/2020 which I will attach for 3.625 %. I also sent them a better quote also on the XXXX of XXXX for 3.375 % from XXXX XXXX and it went to XXXX XXXX another agent at Sovereign. XXXX didn't respond on the same day but sent a quote the next morning that was still higher than my quote from XXXX XXXX. I politely asked that since they were unable to beat the XXXX XXXX quote that they forward the promised check which they use as an advertising tool. They have refused to send a check and do not answer emails and calls regarding this. I sent two emails to their support site asking for a manager and explained what happened but they do not respond. I was continuing to get contacted by numerous agents asking to provide loan quotes from Sovereign. Each time I explained I was going with a different firm and that they didn't honor their promise. Finally one of them connected me to a manager XXXX XXXX at XXXX who I thought might finally take care of it. But after two conversations he has not returned my last 6 phone calls. I find this whole process to be deceitful, with false advertising and totally unprofessional from all those I have been in touch with asking them to honor their certificate of {$1000.00}. I was hoping they would have the best rate but they didn't .I just ask that they do the right thing. It's not hard.

I had contacted Sovereign Lending group from a direct referral from my XXXX current mortgage company for a refinance inquiry. I was simply inquiring about current rates and what my options might be. I was put in contact with XXXX XXXX, he asked some information and rattled off a few percentage rates. Then as I was on the phone with him, I get an email notice from my credit tracking service that they just did a HARD CHECK ON MY CREDIT REPORT! I did not authorize this, I did not agree to it, I was furious. I immediately told Mr. XXXX that I had been calling to only INQUIRE about refinance options and what the rates were currently at for conventional mortgages. I attempted to contact a supervisor and never heard back. I called yet again and someone told me I would get a phone call. But, at that point, its too late. The company and already hard checked my credit and now i had to scramble to look for refinancing options while it wouldn't further damage my credit rating. I definitely wasn't about to use Sovereign now due to this. THEN Mr XXXX XXXX had the nerve to mail me approx 100 pages of refinance documents with almost {$4000.00} in closing costs and saving me {$1.00} per month in mortgage payments. NOW i was mad and insulted and after he had the audacity to run credit when not authorized, is the reason for my complaint. Horrible and underhanded mortgage practices and terrible service and now they cant even fix the problem because you can not remove a hard inquiry to credit bureaus.

I am looking to refinance my VA Mortgage. I contacted Sovereign Lending Group, filled out an application with them and received an offer. After more research I decided to go with another company for a better deal. Sovereign has called me at least six times and every time I tell them I am going with another company. The last two times I have asked them to delete my personal information from their system and to stop calling me. I do not have the dates/times/or numbers that they called me from as at the time I didn't think that I needed to track it. Yesterday ( XX/XX/19 ) I received an email indicating that they still have my information in their system. I am responding again to ask them to delete my information but given their past actions I have zero confidence that they will actually do it, hence this complaint. They kept asking for more & more papers/ I provided them. 4. I ask for a closing date -- they would ask for more paperwork 5. When signing for a loan estimate with Sovereign Lending Group on XX/XX/2019 I was told I had 48 hours to cancel the transaction. After reviewing the documents I questioned several items via email ( on XX/XX/XXXX ) and didnt receive a response. As the 48 hour deadline approached with no response I requested a cancellation and my deposit refunded on XX/XX/XXXX. This was for a VA XXXX which didnt require an appraisal, pest inspection, or points but I found all of those items within the loan estimate. I specifically told them I would not sign an agreement to purchase by down points but they slipped that on there as well. I heard back from them on XX/XX/XXXX saying they were unable to read their emails and they apologized. They didnt address the cancellation or any questions I had posed to them. Consequently, I ended up having to challenge the charge on my credit card. I just heard from the credit card company and they stated they received a response from Sovereign Lending Group in XXXX XXXX, CA. They are reviewing their response but it appears Sovereign is trying to keep the deposit.

On XX/XX/2018 I received a " pre-qual '' letter from Sovereign Lending Group quoting a {$270000.00} loan, estimated new P & I payment of {$1100.00}. The paragraph under these figures states "... call XXXX... to secure a low fixed rate. '' Since this represents an interest rate of about 2.8 %, I called. The loan representative, XXXX, went through the entire application process, including credit checks for my wife and myself, even after I told him what our current rate is -- 3.875 %. After more than 30 minutes on the phone, the rate he finally quoted me was 3.75. I guess I'm old school -- when a letter quotes a figure, I still assume it's true. Bad mistake! My take on this is, this is a fraudulent bait letter which cost me -- and XXXX -- a lot of wasted time. Shouldn't there be some sanctions on this company? Thank you!

XXXX XXXX was my loan officer at Sovereign Lending Group. I needed a simple refi on my home. He gave me his initial loan estimate and I as a consumer took that estimate and started shopping for a better deal. When I found one I brought it back to XXXX for him to beat. He stated to me several times, if you find a better deal bring it back to me and I will 100 % beat it. He said he was going to beat the costs no problem. I followed up a few times and when he got back to me finally, he said he would beat the costs at the closing table. He was basically trying to ensure that I did not go back out again and shop his loan estimate. This is extremely disappointing and very unprofessional. This type of lending practice should not happen. I have all of these details in writing from the LO if/when needed.

XX/XX/XXXX I made a phone call to complain about the mortgage company running my credit without my person. I was connected to a manager as I was made to understand. I started to explain my issue to the " manager '' but they kept interrupting me ... at one point when I told them the issue I have heard with my credit because of the multiple inquiries he said " Because your credit is really low? '' after they made the comment they said I was difficult to help and hanged up. That statement was hurtful and made me feel discriminated based on my credit and my origin because I happen to have an accent.

On XXXX I noticed a hard credit inquiry from sovereign mortgage company out of California. I have never spoken with or heard of this company, nor have I attempted to get a mortgage. I attempted to email and call multiple times since and have not gotten an email back or even been able to get through on the phone during regular business hours to find out why I have an inquiry from them. After these attempts I finally contacted XXXX to file a dispute and after doing so they told me to file a report through this agency.

XXXX XXXX keeps repeatedly calling me, after requesting for them to stop calling me back in XX/XX/2021. I have submitted several complaints with the Do not call Registry, blocked their number, but they still call at least four to seven times a day six days a week. I'm not sure why they keep calling me, but I don't know what else I can do to stop this aggressive marketing harassment. Please reach out to this company, to have my phone number permanently removed from their calling and marketing list. Thank you.

Sovereign Lending Group inappropriately obtained my credit information from one of the three credit reporting agencies despite being on all three 's no-contact/opt-out listing for almost two years now.
