My husband and I started the process of working with South State Bank for a new build on XX/XX/XXXX. The plan was to do their construction loan that just had a 1 time close, that we could roll the proceeds from our own home sale into after, and it would roll into an ARM after construction. We probably should have been concerned for the beginning as the loan officer, XXXX XXXX, told us on multiple occasions he would " have something to us today '' and I had to follow up with him multiple times. However, we moved forward. After a month of waiting on XXXX, following up with XXXX, having him tell us " today '' and not following through. We finally had a call with XXXX to discuss options. Their product required a 720+ credit score. My husbands credit score was XXXX at the time. He said they would consider an except or another option would be a co-signer. Below is the email from XX/XX/XXXX. On XX/XX/XXXX, at XXXX XXXX XXXX XXXX XXXX wrote : XXXX XXXX XXXX and XXXX, XXXX XXXX I was able to get the internet back up and running late today. Unfortunately, the scores decreased slightly to XXXX. At that score, our standard portfolio loan to value is 75 % for your loan size. I do think it is worth asking for a credit score exception to get to 80 % loan to value given the overall credit profile and history. I will need to chat with my credit administrator tomorrow to gain her approval. In my experience, there are a couple items that she tends to look for when considering an exception. > > The first item that she looks for as a compensating factor is overall liquidity and reserves. Would you be able to list out for me the individual types of asset accounts that you have and their approximate balances? > > The second item that she strongly consider is if the client has and established banking relationship with us or is willing to establish a banking relationship. XXXX XXXX As another option, we could always take a co-signer for the construction loan and go 90 % loan to value and when construction is complete we can take that person off the loan and put XXXX back on. That could give time for the scores to come up. Just trying to present all possible options here. > > Let me know if you have any questions. > > Thanks! For the rest of this, keep in mind, he doesn't say, refinance to remove the co-signer. He says remove that person off the loan. THE LOAN, not NEW LOAN. We pushed back that we did not want a co-signer. As it seemed silly with my credit score being XXXX, we make XXXX a year, and we have XXXX equity in our current home, and money in savings. In response, XXXX offered an 80 % LTV option, which didn't seem as good as others we had talked to. However he never got back to us about if there would be an exception for my husband 's credit score of XXXX in lieu of XXXX. We said we would consider a co-signer. Although we were against it, it seemed like the easiest way to get the project moving forward. We spoke to my dad and he was okay with it considering- per XXXX 's email on XX/XX/XXXX, after construction he could remove my dad and put my husband back on. Then began a long process of getting my dad approve which was a complete waste of time. From day 1 I explained to XXXX XXXX XXXX was retired. After tons of paperwork, it came back that we ( my father and I ) were not approved for the mortgage together because his lack of income. Another red flag with XXXX XXXX and XXXX, he should have known that before we wasted over a month trying to get my dad qualified. XX/XX/XXXX officially not qualified. Keep in mind, this whole time, we already own the property that we will be building on and we are paying two mortgages. I have worked with many other companies, construction loans and conventional, it has never, nor should it ever, take this long. At this point we were beyond frustrated and wasting money. Now XXXX recommends that we try to improve my husbands credit score by paying off a dispute with a lease company that he had from many years ago. We proceeded with this. XX/XX/XXXX it comes back that my husbands credit score is XXXX so we can proceed. At this point, we pretty much think we are waiting on a close date as we were told that was the last hurdle. XX/XX/XXXX XXXX tells us, email below, " XXXX XXXX, The appraisal came back at {>= $1,000,000}. At 80 % loan to value, the maximum loan amount will be {$960000.00}. We can stay in the 90 % program and keep the loan amount at {>= $1,000,000}. This is the best option. As it stands, we are short on documenting the liquid contingency reserve requirement that is equal to 10 % of the cost of construction ( {$77000.00} ). These funds can not be in retirement funds. They can be in savings, or checking. These funds can also come in the form of a gift. We are still waiting on the verification of employment form to come back from XXXX, however, our debt to income ratio is a bit over the requirement of 38 % to be on the 90 % program. Right now, it sits at 45 % and we need to be at 38 %. Right now, I have your base salary at approximately {$100000.00}. Is that correct? The simplest solution to these items would be for us to add XXXX back to the loan. With his additional income and liquidity, that would get us where we need to go. Let me know if this is the way you guys want to go. " At this point, we have now invested over 4 months with XXXX and South State Bank trying to move this project forward. We think we are about to close. Our builder thinks we are about to close. We have been paying a mortgage for the house we are tearing down to build since XX/XX/XXXX. So we proceed adding my dad back to the loan, because after all, per XXXX on XX/XX/XXXX he can be removed from the loan after construction. We finally close XX/XX/XXXX, the longest process ever, which should never have taken this long and wasted tons of our money. Fast forward XX/XX/XXXX. Construction is over, or previous home is sold, we want to roll the proceeds in, close out the construction portion, remove my dad from the loan. XX/XX/XXXX - My husband reaches out to our XXXX XXXX contact about rolling proceeds and removing my dad from the loan. She said she would connect us with someone. XX/XX/XXXX - He has to follow up with her again. XX/XX/XXXX - We hear from XXXX XXXX. He was not really intent on fixing the situation but rather just defending XXXX. XX/XX/XXXX- XXXX says he is escalating, please give him till the end of the week. XX/XX/XXXX - End of the week, no response. XX/XX/XXXX - I have to follow up with him. He says he will be connecting us with the XXXX XXXX. And that is where we are currently.

Official Complain Form : Incident Address : XXXXXXXX XXXX XXXX XXXX XXXX XXXX SC, XXXX Incident Date : XX/XX/XXXX Complaint Against : Financial Banker Representative : XXXX XXXX and XXXX XXXX XXXX XXXX XXXX XXXX It was a pleasure speaking with you. Thank you for agreeing to file a complaint on my behalf. I regret to inform that I have been subjected to discrimination and unethical treatment at SouthState Bank this afternoon. I came in today to open a XXXX XXXX Account for my business. Prior to my visit I went on the company website to see what items are required for an XXXX XXXX and unfortunately found that, that information is not provided. When I walked in, I wasn't immediately introduced. With only one customer at the teller and no customers with the two available idle bankers, I asked one of the available two bankers could I be assisted. XXXX XXXX XXXX XXXX XXXX, with whom did not come out of his cubical to greet me said that I could come in his office. I sat down and informed him that I would like to open a Business Checking Account. I volunteered to supply him with my XXXX along with Articles of XXXX documents. Upon his receipt of both the forms he said that he didn't care about the XXXX and then began to ask me was I the owner of the company in which I informed him that I was and showed him my Driver 's License so he could see that my name matched with documents. He then frowned and said that he believed that the Article of Organization document should have more pages and began to dismiss the form until I told him my business could be verified on South Carolina XXXX of XXXX website. I then explained to him that I went onto the banks website to see the requirements for opening a business account in which he immediately cut me off and said, " That information isn't listed neither on the website or branch, if you don't want to continue on, I understand. '' I explained that I am still looking to open the account and asked for him to kindly provide me all the required items needed in which he refused. Rather he explained that he would tell me as I go. Shortly after, VP XXXX XXXX called him into his office, and he was gone for some time. When he returned, he asked again " do you still want to complete the process and I replied with the same response " Yes. '' In the meantime, a XXXX woman came into the bank and was immediately greeted by XXXX XXXX XXXX. He then told the woman, " I don't get involved in he say she say drama. '' The woman requested an exception, she request that he provide her with a copy of someone else 's debit card. VP XXXX XXXX explained that this exception goes against the companys policy and procedures and said to her " I can lose my job, but I will do it anyways, this stays between you and I, ok? '' and the woman replied " OK ''. In less than no time the woman was serviced, and they exchanged in small talk about her baby and the reason why she needed the account holders debit card and she left in under 15 minutes. Meanwhile, after 30 minutes Financial Banker Rep XXXX XXXX assumed that I would be better suited for an account that required the least deposits XXXX to {$1000.00} opting out of asking me how much I would be depositing and assuming that I would deposit the least amount. I immediately corrected him telling him that my deposit amounts would be greater than {$1000.00}. Only after I corrected him, he agreed to modify and increase the deposit amount. Financial Banker Rep XXXX XXXX then explained that he could not move forward because my GA XXXX 's License didn't match my mailing address. I explained that I reside in GA and my business is in South Carolina and the mailing address provided is identical to the address that's both on my IRS and SC XXXX of the State documents. Now XXXX minutes later, he then says that I need to show proof that proves I receive mail to my mailing address which I immediately told him that I have unopened mail from my other bank. He explained that I could use and I went to my vehicle and grabbed the unopened bank mail and re-confirmed again with the banker was that sufficient. He acknowledges the address matches and then surprisingly and without asking permission he opens the mail. In complete shock I immediately stop him and inform him that he doesn't have my permission to open my mail and in a rude tone he sharply replied that he needed to read the bank letter after acknowledging that the address matches. I said to him why are you requesting to read my mail thats not what you originally requested Ive already furnished proof and several supporting documents to confirm my mailing address. XXXX XXXX XXXX XXXX XXXX then replied sharply, do you want this account or not?! I then asked what else can I supply you with? In defeat, I began proactively searching in my phone for an additional supporting document. I also suggested that he could remove my mailing address all together and just use my primary address in which he declined. XXXX XXXX XXXX came over and rudely explained that " a customer like you is in the XXXX percentile of an ideal customer at XXXX Bank! in which he then followed by saying in an aggressive sharp loud tone " You are just NOT a good fit for this bank! Try XXXX XXXX or XXXX! '' I questioned as to why he was discriminating me as a potential customer, and I said that I believed my race was the reason ( I am a XXXX woman ) as I had just witnessed him providing an exception to a ( white woman ) that under his own admission he wasnt allowed to do as it went against the banks policy and procedures. I explained that I have been given push back from the moment I walked in. I provided everything that I was asked to provide, and he didn't respond. I then asked for his direct reporting Managers information, and he replied, " Youre not getting it call customer service! '' in which he immediately dismissed me and walked away. I am requesting follow up on this overall negative disturbing experience. I do believe my race was the reason I was denied an account with XXXX Bank. The entire bank could hear XXXX XXXX XXXX say these things to me that were both degrading and unethical. I believe that equality and fairness should be in the forefront in any financial institution, these types of behaviors should not be allowed or tolerated. I am also looking to pursue other recourses legally as both bankers XXXX XXXX XXXX along with Financial Banker Rep XXXX XXXX statements and actions doesnt comply or align with the XXXX XXXX XXXX XXXX XXXX XXXX, Title XXXX of the Civil Rights Act of XXXX.

To Whom This May Concner : I am filing a racial discrimination complaint against Center State Bank. In summary, I arrived at the bank approximately XXXX Monday morning to complete a transaction at the drive through with a teller. Im accustomed to working with XXXX at that location. Since the location didnt open until XXXX XXXX, I parked my car near the drive through, near the ATM lane which was marked open. A gentleman Parked next to me and observed me for about 2 minutes. After which he got out of his car and approached my driver window. I looked at his shirt and noticed a uniform top from the bank. I then opened the window to greet him. The man immediately ordered me to leave the premises. Based on his harsh tone, and the fact he did not even say good morning, I believed there must have been an immediate danger present and he was urgently directing me and my minor child away from harm. I asked the man what was going on. He told me the bank was not yet opened therefore no cars can be parked on the premises. I then explained to the person ( later identified as bank manager XXXX XXXX ) that I am a customer. I assured him that I was simply waiting for the drive through to open, and even kindly apologized for being early. I even showed my bank card and ID. I further explained to Mr. XXXX that my minor child attends school online, therefore I wanted to ensure I was early enough to complete my business transaction and get him logged into school on time. I was confident that after I verified my self and introduced my child sitting on his computer in the car, that the bank manager would have improved his tone. Instead, Mr. XXXX ordered me off the premise. I realized that he had an angry disposition, which was uncalled for, so I immediately complied. I parked my car next door, in the XXXX gas station. When it was almost time for the bank to open, I proceeded to walk to the front door of the bank to ensure I would be first in line. I made sure I was in a conspicuous enough area where I could be seen by the workers and passersby. I didnt want to give even an inkling that I was at the location for any nefarious reasons. Mr. XXXX then got out of his car, parked near the front entrance of the bank, and started to shout something at me from the distance between he and me. I invited Mr. XXXX to approach me, as I am a customer, and I dont appreciate being shouted at from a distance. I gave Mr. XXXX the opportunity to approach me, with respect and in a manner consistent with the Banks code of proper conduct. He then asked me to remove myself from the premises as no customer was allowed on the premises before XXXX XXXX. I reminded Mr. XXXX that couldnt be accurate because the ATM lane, which is directly on the premises was open. Furthermore, if I chose, I could literally go to the ATM machine. I told him I complied with his demand to remove my vehicle because I did not want any trouble. I reiterated that Im waiting for services that will be open in less than 10 minutes. He then said thats why you XXXX always have police called on you. I was shocked at what I heard. Because of my disbelief, I had to ask my colleague who was listening on the phone, if I had heard what I thought I had heard. He confirmed the same. I asked the Mr. XXXX for his name. He answered XXXX. I asked for his last name, he stated he did not have one. I asked for a business card he said he did not have any in his vehicle. I told him to provide me one once he goes inside. I then removed myself from the premises as was demanded and went back to my vehicle. I was very distressed about what was said to me and the manner in which I was treated because I simply didnt deserve it. I have gone to this branch on numerous occasions and I have always been respectful of staff and other patrons. I could not belief that I was being called a XXXX. When the XXXX hour had approached or close to being that time, I again approached the front door. I believed Mr. XXXX was going to produce the business card I requested. Instead of doing so he called men with XXXX on me and my child. This was traumatic to me and devastating to my child. My child started to cry. He immediately went into anxiety once he saw the police with his XXXX. The question is, since it was XXXX by this time and since the bank was open via drive through, and since MrXXXX XXXX knew my purpose there was to conduct business, why call the police? Why not direct me to the drive though where he could provide me the card and complete my transaction. At that point, a reasonable manager would have come to the door, apologized for the prior inconvenience, and invite me to the drive through since it was now open. He did NOT do so because he knew what he had said and done to me. So, to obfuscate the issue, he used his privilege as a white man and weaponized the police against me and my child. This was done to cover up his bigotry. This is abuse of the police system. It is also XXXX XXXX Based on his actions and inactions, MrXXXX XXXX felt because he was dealing with a XXXX woman and her XXXX child it was appropriate for him to treat us like common animals. A customer service agent was on the phone with me the entire time and the entire episode is recorded on your system ( beginning at XXXX XXXX ) and mine. Upon leaving the branch I contacted customer service again at XXXX XXXX. I impressed on that agent that I needed to complete my transaction because I have a XXXX deal that I will lose if I do not. I asked the agent to contact the branch to ensure that I could go to the branch without incident. The agent informed me that she had spoken to XXXX and I am essentially banned ( trespassed ) from that location. As for my business of {$15000.00}, too bad for that deal. I drove over an hour to the XXXX XXXX branch in an attempt to save the deal. Unfortunately, it was too late by then. Center State Bank owes me {$15000.00} at a minimum. I also request compensation for the evil that was done to us.

I learned on XX/XX/XXXX that my personal information was used to open an account at at South State Bank on XX/XX/XXXX. I did not open or authorize this account, and I therefore requested South State Bank close it immediately when I spoke to a representative on XX/XX/XXXX. At that time, I requested South State Bank absolve me of any transactions or charges on the account, and the bank take all appropriate steps to remove information about this account from my credit files. I requested confirmation that the account had been closed and wanted South State Bank to remove the inquiry on my credit report. On XX/XX/XXXX I received a notice that an inquiry had been made by South State Bank on my credit report. A Fraud Alert had been placed on my credit since XX/XX/XXXX and I had been assured by the credit reporting agencies the alert ensured that no account could be opened in my name without the financial institution getting verbal confirmation from me on my cell number. I received a written notice by mail from South State Bank on XX/XX/XXXX with notification that an Online Banking account had been opened in my name on XX/XX/XXXX and was advised to call if I did not initiate the request. I also received a hand written note from a XXXX branch thanking me for opening the account. On XX/XX/XXXX, I immediately called the toll free number for South State Bank and advised that I did not apply for the account and that the application was fraudulent. Customer Service advised that the account was, in fact, opened and the only thing they could do was put a note on the account. I asked to speak with someone in the Fraud Department and was advised that was not possible. The customer service agent advised I must go to a branch location to close the account. On XX/XX/XXXX, I also spoke to someone in Digital Services. The representative advised the activity on the account was highly unusual and the account had been opened with an invalid address. Not only was the account opened with an invalid address, but the identity thief was then able to change the address on the account the same day it was opened through an online chat with a representative. The representative advised this was a security failure on the part of South State Bank. On XX/XX/XXXX 1 came to the South State Bank office in XXXX, NC and spoke with the branch manager. I presented my valid NC identification along with a Social Security Card, passport and utility bills to verify my identity. I also presented a copy of the police report I had filed in XX/XX/XXXX when I learned that multiple attempts were being made to open accounts in my name at other financial institutions. I had been advised by the Federal Trade Commission that I could not report identity theft unless someone was successful in using my identity to open up a fraudulent account. I took all the necessary steps to prevent someone from doing so and was advised that with the Fraud Alert in place, financial institutions would be required to get verbal confirmation from me at the phone number I listed at the credit reporting agencies in order to open up an account. Multiple failures at South State Bank allowed this to take place. First, the Fraud Alert was not recognized at the bank and no phone call was made to further verify a legitimate application. An invalid address was used to open the account and the identity thief was able to change the account address on the same day it was opened ( XXXX XXXX ). This address change was allowed before I received a letter notifying me that an account was opened. In addition to opening a fraudulent account with bad addresses and information, I am filing this complaint for the following reasons : 1. South State Bank opened a fraudulent account with my personal information but with a suspicious address. The bank failed to verify the address and then let the person who fraudulently opened the account change the address through an online chat less than 24 hours after opening it. 2. South State Bank delayed in providing me with a written confirmation that the fraudulent account had been closed. My first request for this letter was made on XX/XX/XXXX. I only received a letter that the Checking Account had been closed after threatening to contact an attorney. I received that letter on XX/XX/XXXX. 3. South State Bank delayed giving me a copy of the fraudulent application after multiple requests and even after I provided the necessary documentation. My first request for this application was made on XX/XX/XXXX. I provided a written request on XX/XX/XXXX. I received the application after threatening to contact an attorney. I received that information on XX/XX/XXXX. 4. I advised South State Bank on XX/XX/XXXX that any accounts opened at the bank or any applications provided with my information were fraudulent. I asked that they check all their systems in the event my information was used for accounts in addition to the online checking. I was told verbally that was the only account. However, I was notified by the bank on XX/XX/XXXX that a consumer loan application, as well as an online savings account were applied for on XX/XX/XXXX. This was the first time I had heard about these accounts. In addition, I was sent a copy of the adverse action letter dating XX/XX/XXXX stating the loan was denied for Excessive Obligations in Relation to Income ( not because it had been reported as fraudulent ). The loan should have been denied on the basis of fraud immediately on XX/XX/XXXX and I should have been notified that the application was submitted. All of these actions have caused delays in my pursuit of getting information to the proper authorities to resolve my identity theft issues. The bank put my at further risk by not taking prudent steps to open the accounts with substantiated information to protect the consumer.

To the Consumer Financial Protection Bureau : CenterState Bank participated in fraud. CenterState Bank is now SouthState Bank. I have been trying to collect this fraud claim since 2012 and since then they had a big merge with another very wealthy bank. They merged during the pandemic smoothly with ease and made them even more wealthy. I tried many, many times to report this to them and have the appropriate action but they chose to protect the participants of fraud. They have refused since 2012 to re-imburse me for fraud, even though their bank clearly has a fraud policy of restoring the victim funds. There are several involved in this fraud including bank employees. There are two bank managers, two lawyers involved and three employees who all obstructed any investigations. They split up about {$250000.00}. They embezzled in just 32 days {$92000.00}. I have every document and every cancelled check and every forged signature. I was the only signer on this account and not responsible for fraud, but this was covered up, so they refused to give back my money stolen by fraud. They circumvented law enforcement investigations. The bank policy is clear. The victim is not responsible for fraud. This has been my premise from the beginning. I had no signers on this account except me and only me. I was the only signer on the signature card. This bank destroyed me and my family while protecting embezzlers. They went way out of their way to protect their two bank managers and perpetrators who devised several fraud schemes. Even to the point of threatening me with charges and jail time for asking for my money back that was supposed to be protected by bank policy. This bank created a life-altering hardship that changed the course of my life. The money stolen was my life savings. I can not emphasize enough the destitution and destruction this bank caused. One attorney is so powerful that he protected all the perpetrators and obstructed justice. He prevented an investigation, covered for the two bank managers and protected the embezzlers. Three of these individuals committed Identity Theft by stealing my identity as well. One of the bank managers was convicted in a Federal Court for other unrelated bank fraud. One of the bank managers lived next door to me and participated in a home burglary while I was away. This bank, CenterState bank, even participated in mortgage and deed fraud in separate instance which I will be reporting. This bank manager told me that I called the bank via phone and added signers to this checking account. She said I called and added debit cards for employees as well as added check signers-by phone. I dont know of a bank anywhere where you can verbally call the bank and put a check signer on an account or authorize debit cards to employees over the phone. If this was done, it was not me and I would have never allowed it. I did not call this bank and add a check signer to this or any checking account nor did I call to add any debit cards. If I wanted someone to be a signer to my account I would have gone in with that person with the correct identification. They know this and I know this. This claim is ridiculous and fraudulent. This is their only defense except threatening the arrest of me the victim. What would be the point of having a signature card? What would have been the point of me signing the signature card when I opened this checking account? Under this banks excuse is that anyone could call the bank and add themselves as a check signer. They used their considerable influence to keep anyone from being prosecuted then used threats to keep from being exposed of bank fraud and mortgage fraud. After I delivered all the documents, evidence and witnesses enclosed in the screen shot their attorney threatened to have me arrested. This was their latest Obstruction of Justice. After I compiled a massive list of witnesses, interviews, documents, actual forgeries and an investigation by a private investigator I submitted it all to the bank. I did this during the pandemic. Their response was they were going to have me charged and warned me to be silent and Govern Myself Accordingly which is a threat. This is from a bank where I deposited hundreds of thousands of dollars. I weighed whether I should file this complaint under multiple and continued threats by the bank, but I have done nothing wrong. I am a crime victim.

To Whom It May Concern : My credit report reflects 2 " dings '' that were made in error by South State Bank. I did miss my XXXX payment by directing the bill pay to the wrong company in error. I had never missed a payment before this and didn't even know I had ( because I had put in the wrong acct. in error ). When the bank contacted me, the customer service representative said to pay the overdue XXXX payment at the same time as XXXX 's. He also assured me there would be no late fee as Id been a good paying customer for several years. I the received a statement that had a balance of {$1900.00} that I paid on XX/XX/21 to cover XXXX and XXXX as directed. My XXXX payment was then made on XX/XX/21 per the bank statement and on time. In XXXX, I paid off my mortgage when I sold my townhome. It is important to note that these were the same months when the bank was converting from CenterState to South State and that my townhome closing was delayed because I could not get a payoff in a timely manner. During that same time, I was in the process of buying my new home that was under construction and I had a great interest rate locked in with my perfect credit score. The builder was behind on my home so credit pull had to be redone to complete the clear to close and I was shocked to find this negative recording on my credit. I have done my research and went to my bank ( XXXX ) and had all my statements pulled in order to prove that my payments were made on time. I took all this information and I tried repeatedly to communicate with South State people at the 800 number they offered and reached out to my local branch but no one would assist me. I even went in person to the branch and sat down with someone who listened to me but said there was nothing they could do because it was a corporate issue. They would not even provide me with a contact or a phone number to the mortgage dept. Customer service really did not exist at the branch level. Customer support would not answer and when they did they said it would be 5 to 7 business days for " research ''. But no human being was willing to sit down and talk with me and see the evidence presented by my bank statements and dates. My realtor then reached out to the branch and got an email back that branch had received my payments within the grace period but werent sure how I wanted them applied so they didnt get applied to the past due balance. She then reached out to a bank president who tried to assist us but then spoke with the branch leaders and was told Id not been specific about how my payments for XXXX and XXXX should be applied. This doesnt make sense to me as I can not provide guidance through my billpay, Is sent the balance due per the banks statement and I cant imagine why anyone would think Id intended to pay something other than the amount outstanding/due at the time with an exact matching payment for that amount. However, he was able to provide a letter to provide to my mortgage broker that apologizes for the issues, and says the issue was likely due to mistake in applying payment during bank conversion. Unfortunately, this was not enough for my mortgage to be approved in that it did not state the banks error would be corrected and removed from my credit report. The ramifications of this bank error are far reaching. I am currently with no place to live and staying with family. The builder is trying to give me a few weeks to clear up as I have already invested upgrades in this home. This mistake had caused issues for the builder, the realtors, the lender and most significantly Im left with an erroneous credit report caused by a bank who has no one willing to correct that situation. I feel strongly that since I do not have a mortgage with them now that they do not care to put in the required work to repair what they caused. I am attaching documents showing correspondence from me and my realtor and bank representatives. Please let me know if I need to provide any other details. I also want to note that when i looked up South State there were many other complaints made against them for this same thing. I would appreciate any assistance as time is of the essence. In XXXX of XXXX, I entered into a construction loan contract with South State Bank. In XXXX or XXXX of XXXX, I began construction on my dream home. I'd designed this house for me and this was to be my forever home. From the beginning of the project until XX/XX/XXXX, the project was going well, and my home was approximately XXXX XXXX complete ( I was making my interest only payments and I received draws according to the bank 's protocol ). Around the middle of XX/XX/XXXX, I received an email from XXXX XXXX, an agent of South State Bank, stating that I would not receive any further draws, because I would run out of money by the end of my project. How did he know that, I do not know ; but, I found that it was extremely unfair to stop my project in the middle of it without working with me to reduce cost in some manner. I had contractors in my home that had to be paid, so I ended up paying them out of my savings account, which is now depleted due to unexpected expenses caused by South State. South State told me that i would need to secure additional financing to complete the project. My original XXXX XXXXXXXX with South State, XXXX XXXX, who completed the construction loan for me, completed an application on my behalf, utilizing the same information from the construction loan. I did not reveal to South State that I had obtained another job and there was not a lapse in time between the prior employer and my current employer. When it came time to underwrite my loan for the additional funds to complete my project, I submitted false pay stubs ( displaying to South State that I still worked for my prior employer ). I was wrong to do that, but I panicked, because I did not want to be embarrassed and have my project stopping in the middle of it, but ultimately, that is what happened. Once the bank found out that I did not work for my former employer and had submitted false paystubs, they called my loan due and requested payment in full within XXXX XXXX During this time, I found a new loan company and I was close to securing the loan, but South State refused to provide a clear to close, because they stated I had not made a payment. This was incorrect. I submitted a payment to South State, they refused payment and returned my check to me. Because they would not provide a clear to close, I lost that deal ( that was deal # XXXX ). I could not pay that amount, so South State proceeded to foreclose on my property. In order to stop foreclosing proceedings, I filed XXXX XXXX. That left me protected under bankruptcy laws. After entering bankruptcy South State presented a proposal to obtain the loan for the {$150000.00} and receive a clear deed. I had until XX/XX/XXXX to complete this deal. I tried XXXX XXXX possible to get this done, but I could not for XXXX reasons : XXXX. No one wanted to finance a half built house ; and, XXXX. I filed XXXX XXXX. Finally, I found a company that would allow my parents to obtain the property. We were close to closing on this loan, and the lawyers of South State stepped in again, stating that I was in default and this killed the deal ( that was deal # XXXX ). I have tried all I could to rectify this situation with South State, but they want to take my property. I am a XXXX XXXX XXXX XXXX and this was my home to start my life over in. I failed to add that the proposal South State provided included that if I could not get this deal done, they would obtain my property by deed in lieu of foreclosure. So, on XXXX, I found out that South State is proceeding with the sale of my property. I truly believe that South State has XXXX against me, because I am XXXX XXXXXXXX XXXX XXXX, building a large home in a rural area.

I received a CenterState Bank Loan Summary Statement in XX/XX/XXXX which outlines the mortgage activity of my account for the year, breaking down by the payments they received from me and the payments made on my behalf from my escrow account. This statement identifies that it will pay my county taxes in XX/XX/XXXX in the amount of {$1200.00}. The determination of this amount is unknown as it is well below the amount of my annual tax statement. My annual tax statement reflects that if the taxes are paid by XX/XX/XXXX, the amount due is {$1700.00}. This amount gradually increases until XX/XX/XXXX, which maxes out at {$1700.00}. I received a monthly statement in XXXX which states that on XX/XX/XXXX, a disbursement was made for tax purposes in the amount of {$1900.00}. The determination of this amount is also unknown as it exceeds the amount of my annual tax statement. At the time of receiving the XXXX statement, my property taxes had still not been paid, nearly 4 weeks after the statement claims the taxes were paid. I contacted CenterState Bank where no one was able to give me any information regarding my escrow account. On XX/XX/XXXX I received a call from XXXX in the escrow department. She could not explain why the amount on the annual loan summary statement was so grossly different from both the amount paid and the amount due for my county property taxes. She also could not identify why my taxes had not been received by the county at that time. She assured me that she would speak with a manager, that my taxes would be paid, and the overage paid out of my escrow account would be put back in the escrow account by CenterState Bank, including the overage for missing the discounted rate by paying the taxes in XXXX, as two of CenterState Bank 's statements claim. On XX/XX/XXXX, I checked the status of my property tax payment. It still was not paid. XX/XX/XXXX made 10 weeks since CenterState Bank claims to have paid my county property taxes. I promptly left a message for XXXX to contact me as soon as possible regarding this issue. She returned my call on XX/XX/XXXX at approximately XXXX XXXX When she pulled up my account information, specifically my tax information, she stated that they have XXXX County listed in my account. I am a resident of, and my house is in XXXX County, Florida. As far as she could tell, my escrow funds were sent to XXXX County and have not been returned to CenterState Bank to date. She said that she would speak with her supervisor regarding this and that she should be able to overnight my property tax payment to the correct county, but she wasn't sure if they had to wait for the refund from XXXX County. I have attached the annual Loan Summary Statement, the XXXX statement, the original annual tax bill from XXXX County, Florida, as well as records from XXXX County Tax Collector showing that as of XX/XX/XXXX, at XXXX XXXX., my property taxes have not been paid. I feel as though CenterState Bank is recklessly handling my account and the funds that I put into my account. I have done exactly what I agreed to do when I took this mortgage with this company by making my payments on time every month since the outset and CenterState Bank is clearly not doing what they should be doing which is costing me additional money, as well as potential issues regarding my property if my taxes not being paid.

On XX/XX/XXXX my wife and I signed a Bill of Sale for the purchase a boat from a private seller. The sellers had a lien on the title. We decided to use the same bank the sellers used to facilitate a seamless transfer of the title, registration, and sale of the boat. The bank we used was SouthState Bank and we chose the branch at XXXX XXXX XXXX XXXX, XXXX, NC XXXX. The branch manager, XXXX XXXX, assisted with the loan process from start to finish. We closed on the loan on XX/XX/XXXX at the branch with the sellers present. Including in the documents we signed was an application with the North Carolina XXXX XXXX for a three year boat registration and gave XXXX a check for {$180.00} to cover the fees. She informed us that their back office handles the title transfer and boat registration and we had nothing else to do. While the NC XXXX processes the registration, we are given a XXXX grace period to use the boat as long as the Bill of Sale was on board while boating. During that period we had not received the boat registration. On XX/XX/XXXX, XXXX days after our grace period ended, I emailed XXXX informing her that we had not received the registration. I did not receive a response. I then called XXXX directly on XX/XX/XXXX and left a voice message indicating the same. I did not receive a response. I later sent a follow up email on XX/XX/XXXX. XXXX finally responded on XX/XX/XXXX, 32 days after my initial inquiry. XXXX informed me her " ... loan booking department stated Title was mailed to seller ... '' This was a mistake. The title should've never been mailed to the seller as it was simply a transfer from the sellers to us. She said they were working on it and will get it resolved. Subsequently, I emailed XXXX on XX/XX/XXXX to find out if they've received the title. They hadn't received it and I then asked if she should simply apply for a lost title with the NC XXXX XXXX. Her response was to send me a link to the NC XXXX 's website with instructions on how to do this. I also indicated to XXXX that I was confused as to why the title was mailed to the sellers. Her response, " I asked the same question and did not get a straight answer. All of our department employees are still working from home and there are only a select few allowed into buildings you are not the loan I am having issues with right now not an excuse just being honest. '' In essence, she's too busy to help. Meanwhile we're continuing to make monthly payments on a boat that we have no legal ownership interest in and we can not use and enjoy due to the bank 's negligence.

Physically went to the local branch to make what I thought would be the last payment only to reread the statement which indicated that the loan had been extended to XX/XX/XXXX ( I was making XXXX payment ). I asked the teller why it was extended which she then stated she couldnt access that information and that she would have to contact the research department. She would then contact me. In XXXX, I went back to the local branch and the teller stated that she dropped the ball but would contact the research department that day and get back to me. When she did, she said that the person from the research department stated that it was due to past hurricanes. I didnt accept that and waited to get information from the personnel there what agency I could contact to get to the bottom of the why it was extended. The head teller (? ) gave me the branch managers business card and instructed me to contact him the following week. Due to vacation plans, I didnt touch base with him until I returned from overseas. The local branch manager looked at the records available to him and commented that he could see 2 payments applied directly to interest. He went on say that he would be contacting the manager of the branch that prepared the loan originally. I waited a while and called for the status. The branch manager said that he had an email from the manager of the originating branch in which she indicates that there were 3 authorized skip-a-payments during XXXX - XXXX by my husband which I doubt as he was not one to handle the household finances but I am willing to give her the benefit of the doubt. After a few more phone calls to get status updates, the local branch manager said that the manager of the originating bank would call. I asked him to give my cell phone number to the manager of the other bank and also to let her know that she could leave a voicemail message on the phone and Id be happy to contact her. To date I have not heard from her. Please be advised that I have made payments up to and including the XXXX one. There is still a small balance left, my credit score has been lowered because of late fees being applied as I continued to try to get answers, FYI-the local branch manager said he would cancel the one from XXXX but then retracted that saying he was not authorized to do so and that the manager of the originating bank would have to approve that action and he could only request it.

I have a bank account with South State. I have been banking with South State for two years now. On XX/XX/XXXX between six transactions with my brokerage, my account got double charged, which resulted in me loosing out more than {$3300.00} Around that date, I noticed on the transaction history that the transactions that were being processed were all out of order. After contacting the bank about the transactions they gave me a provisional credit of only $ XXXX.I took the {$2900.00} and left behind the other {$400.00} with no problems, because I have been banking there for two years. On XX/XX/2020 South State chose to revoke the provisional credit saying the bank has a Category system on the weekend which processes all credits first with debits following. After reviewing transaction history from both companies I realized XXXX XXXX had transactions processed on the correct time and date, while South State transactions where processed incorrectly. An example of what should have happened would be : I had {$700.00} in my South State account and debited it into my brokerage account, bought a stock from my brokerage account, sold it, and cashed out {$700.00} dollars to my bank account. South State Bank Mortgage Negligence for XXXX and XXXX XXXX XX/XX/XXXX We received an annual escrow account disclosure from our Mortgage Lender, South State Bank, XX/XX/XXXX. The statement indicated that our mortgage payment would go up {$200.00} a month due to low balance in our escrow. We called the same night and spoke to a representative and determined that the Escrow department significantly under estimated our homeowners insurance, even though they had a copy of our homeowners insurance statement from our closing in XX/XX/XXXX and a recent adjustment to our homeowners insurance. It was determined that South State was at fault. We called the next XXXX XX/XX/XXXX XXXX and spoke to supervisor XXXX and I asked for a letter stating XXXX XXXX XXXX an error in their projection. She assured me a letter would be sent to me. On XX/XX/XXXX We made a payment to our escrow account of {$1400.00} to keep our mortgage payment lower. On XX/XX/XXXX we still had not received a letter. I called XXXX I called South State Mortgage Servicing department and spoke to supervisor XXXX XXXX XXXX XXXX and she assured me the same letter would be sent to use within 3-5 business days. On XX/XX/XXXX, we noticed the escrow payment was sent to our principle. So, we called South State to correct the error and they assured us it would be corrected. On XX/XX/XXXX, we received a Mortgage payment statement and the escrow payment had not been resolved. We also received a letter stating the escrow shortage is under review. This is not the letter we requested. We requested and two supervisors stated they would in fact send us a letter stating the escrow projection was in error. We called the mortgage servicing department the evening of XX/XX/XXXX and spoke to supervisor, XXXX. She said she saw the error where the additional escrow payment was applied to the principle and would immediately correct it. She also stated she would inquire about the letter and call me back. I closed out my account a few weeks ago roughly around XXXX. And it was a company called thred up that I used to purchase something from and they issued me a {$6.00} refund on XX/XX/XXXX to that closed account. I verified with SouthState about the issue. On XX/XX/XXXX and was told yes the refund is in the closed account. I called again and spoke with a supervisor named XXXX who was rude and unhelpful telling me lies about it was a attempt. Its no money to contact the merchant I stated the merchant only issues refunds.. I have filed a complaint against the merchant as well. It seems like filing a complaint is the only resolution. I just want a check for my {$6.00}. I also file a complaint with bbb which was unhelpful. So I'm filing a complaint with the XXXX. In addition, I also received a response from the actual company to prove someone is lying and I believe it's SouthState because it's never been a issue with me getting a refund before from thredup. she contacted our chat support on this matter, we reviewed the interaction on the chats and the replies back from the user. As it was previously advice, the user will need to reach out to her financial institution for them to check further on the funds, since we sent the funds back and process the refund in full back to the Original Form of Payment. At this time, it will be need for the user to reach out to her financial institution as the funds have already been released and there is no fail notice from our end, they should be able to get ahold of the funds and get them back to the user bank account and see what will be next steps from their end to have the funds forward to the user. In case the user needs any type of confirmation or reference, she can let us know and we are committed to to provide this, so she can file her claim. I have two mortgages with SouthState Bank and make a recurring electronic payment monthly for my loan amounts. In XXXX, they sent a duplicate escrow check to my insurance company. My insurance company returned the money in XXXX. Because my escrow account was short my escrow payment was increased. Their fault. I sent a message to SS Bank Sent At : XXXX XXXX XXXX Topic : Escrow Analysis Subject : duplicate check to my insurance company Message : My insurance company mailed you a check for the amount of the duplicate escrow overpayment of approximately {$1900.00}. please let me know you've received it and are processing it., sent another one a week later ended up getting a response on XXXX XXXX i called on XX/XX/XXXX or so, and the rep said she saw the problem, and would get the returned check applied and the escrow recalculated for my XX/XX/XXXX payment. I checked my account and the payment i made is pending due to it being short because of the escrow. i have made many calls and today, they said the escrow has been adjusted but it's slightly higher than what it was by {$71.00}. That's fine. I went to pay the {$71.00}, the IVR and website don't accept partial payments, pay by phone charges over {$11.00} and when i spoke to a rep, her boss and her boss they all said it couldn't be waived. This is ridiculous, they want to charge me for their poor service and mistakes. Their solution to go to somewhere that sends money through XXXX XXXX or mail it in. Mail is the least secure method of making a payment and i'm not spending my time to find a XXXX XXXX place due to their mistake. SS Bank doesn't care because they know I can't find a better interest rate now that rates have gone up and i'm stuck with them. They provide horrible customer service.

On XX/XX/2023, we took out a Home Equity Line of Credit with South State Bank. In an attempt to make a payment to our lawyer in mid XXXX, we learned that our account had been frozen. After speaking with a bank representative, we learned that the account was frozen because our builder had placed a lien on our home. Our build filed a lien on our home because we would not sign off on the final disbursement of payment. We refused to sign off on final payment because he had not finished the build of our home. Instead of coming back to finish, our builder decided to file a lien. We are currently in litigation now. After multiple emails between myself and the bank, and in accordance with our agreement, our account was restored because we were able to prove that money in question was sitting in escrow and the bank was not at any risk. That total amount is {$52000.00}. Our account was restored on XX/XX/2023. On XX/XX/2023, we received a letter from South State advising us that our account had once again been frozen. They froze the account because our builder filed foreclosure on our property. When asked for an explanation as to why the account was frozen again after we had proven that the funds in question were in escrow and would be paid out once our builder completed the work, we were given loose interpretations of the contract. We were denied the opportunity to speak with legal like we were initially promised. This option was extended to us because the person, XXXX XXXX, whom we were speaking with was unable to give us clear reason supported by the contract as to why our account was frozen. The only reason given was that it was to protect the banks interest. Which again, we had documentation that the bank interest was protected.

I applied to co-sign for my daughter, XXXX XXXX, for a refinancing her house loan, not a loan for myself. As part of that application process, I provided extensive personal confidential financial records ( PCFR ) to the mortgage bank. The application was almost complete, the bank asked for a document ( divorce decree from 1980 XXXX which I do not have, thus could not provide to the bank and the bank would not complete my application. I then told the bank to cancel/withdraw my application, since it could not go forward to completion. I also asked the bank to delete all of my PCFR I sent to it, since the application was withdrawn, they would be providing no services to me and I did not want their bank retaining any of my PCFR. The bank refused to honor my request, citing Section 1002.12 para 12 ( b ) ( 3 ), Withdrawn Application. I provided my PCFR in good faith. The bank is not acting in good faith in not honoring my request to delete my PCFR, i.e., the bank will not proceed with my application for an issue which is out of my control ( I can not provide a 40+ year old document I do not have ) ; the bank, thus, has not and will not provide any service to me and it will not be providing me with any funds. There is no reason why the bank should be allowed to retain my PCFR in its database. With all the hacking and violation of cyber security occurring to many businesses currently, it places my PCFR at unnecessary risk and I want them deleted from the bank 's database. On XX/XX/2021 I have discovered an adverse reporting on my bureau with experian for a collection with a bank I have not had a relationship with. I have a collection on my account for {$30000.00}. I have disputed the matter with the credit bureau. I have also called the bank directly to find out what this was about and what their procedure to remove the claim was. Centerstate bank was completely unwilling to share practices on how to go about stopping the claim, including sending a police report filed for identity fraud. I have made the point if this was a valid collection, why was a letter, not one, was ever sent to us. It's as if this debt appeared out of nowhere. I'm not 100 % sure why Centerstate bank does not help us out or why procedures to dispute this are not handled. We are ready to formally proceed with whatever need to be does to prove this debt is not mine. Centerstate bank mentioned this was a mortgage for XXXX XXXX XXXX, XXXX, fl XXXX. This is what I've sent to South State- I know that these fees are excessive and posted in an order to assure that they are able to charge as many fees as possible. Hello, since the beginning of 2022 I have been charged {$1900.00} in overdraft fees, {$680.00} just since XXXX of 2022. I am writing this because I am trying to regain control of my budget, and that has become impossible due to the amount of overdraft fees I have accrued in my account. These are uncertain and trying times for all of us and I wish to urge you to reconsider these fees. It is such a high amount and myself and my spouse have held account both separate and joint with Southstate for quite some time, we remain loyal and recommend others to join your bank as well. I know this is a large chunk of the revenue that this bank collects- however I do humbly ask that you please refund these charges. So they usually put the purchase through the next day and take the money out of your account but also keep the pre-authorization hold which also takes the money out of your account wrongfully after they have been paid. XX/XX/XXXX {$100.00} pre authorization, got paid next day {$100.00}, but kept pre-authorization hold on account taking another {$100.00} for day days XXXX XXXX XX/XX/XXXX spent {$900.00} at XXXX and they took pre-authorization. Next day they ran purchase and took the money out of the account on the XXXX, small amount and XX/XX/XXXX {$850.00}. After being paid in full XX/XX/XXXX they still kept the pre-authorization hold on my checking account deducting a second {$850.00} from my checking account until XX/XX/XXXX. I bank at South State in XXXX Florida and the bank said they could not take the hold off, XXXX has to. I called XXXX XXXX XXXX and they said the bank puts it there. My bank told me not to use the bank debit card at XXXX cause they are double dipping. When you call XXXX and ask them how long they keep a preauthorization hold on your debit card they say 7 days. In my case its been 10 days. The same thing happens to my friend XXXX XXXX when he shops on line at XXXX and he banks at XXXX XXXX. Plus my friend XXXX XXXX when she shops online at XXXX they hold her preauthorization for 10 days after they have been paid and she banks at XXXX. The complaint is that XXXX holds the pre-authorizations for 10 days after they have been paid when the preauthorization is nolonger valid

Im filing this complaint against south state bank, I tried to open a checking account in a branch in XXXX ga, I met by a financial advisor and the branch manager, I was made to feel not welcomed and was lied to by the financial adviser and branch manager, I explained I was a victim of identity and I should absolute proof of my situation, I tried to open an account online but I was told by the branch manager, there was no indication you couldnt open a account at the branch thats the first lie and then went into the branch, felt get uncomfortable I tried to explain what had happened to me but they didnt care then the financial adviser ran my information knowing I should then proof of my identity theft, the second comes in from the fact that they ran my information through XXXX, I sent an identity theft report to XXXX to remove inquiries because they were fraudulent and accounts there were no accounts, but I was treated with disrespect and made to feel just that bad and was lie to by both the financial advisor and the branch manager, I am a XXXX and even showed them my drivers license to prove and still was treated badly and nobody wanted to help, but the financial advisor said XXXX a decision had to come from the branch manager to open and account, both lied several times over this is the worst possible experience I have ever encountered, I even ask about second chance checking, was lied to about that, can someone please contact me and help me, I was coming from XXXX XXXX after they caused my identity theft.

Hello This complaint is regarding a bank I use here in XXXX Georgia its called Center State Bank or South State Bank. I lost my job from the pandemic and I have sold just about everything I own and my mother has been helping me sending me money with checks or XXXX. I also have funds getting transferred from small sales I make online. I finally just found work almost a 2 hour drive but I'm happy to have a job again. My mom sent me around XXXX $ XXXX and I thought it transferred instantly and was using my debit card. The bank charged me over XXXX $ in overdraft fees and I'm now in the negative XXXX I've been with this bank for several years and when I called to get help, they told me I was irresponsible and was then hung up on, I talked to several managers that were so unbelievably mean I don't really understand why they would pray on people that are already struggling. I can't even buy food or pay my bills right now because I can't pay these fees and my mother is in the same position we work extremely hard for our money and it's a shame that people are doing this. I'm definitely going to close my account here soon. I know Congress has sent letters to several banks asking them to not do overdraft fees and honestly I'm about at the end of my rope here. I couldn't find a job for months and didn't qualify for unemployment. I don't have any income whatsoever until I start my new job. I don't think they really need the money more then I do. I'm just trying to do the best I can for now.

I had a second mortgage home equity line of credit with SouthState Bank. My first mortgage loan was foreclosed. I was never materially delinquent with South State. When SouthState got notice of the foreclosure hearing they accelerated my loan, still not delinquent. The loan balance was an amount that could easily have been converted to an unsecured loan, but they wouldn't consider it. SouthState charged off my loan. This activity is from XXXX through early XXXX. In early XXXX SouthState 's recovery department called me and we worked out an arrangement. I paid a third of the loan balance ( {$54000.00} ) in an {$18000.00} lump sum, I'm paying a third in installments, and once I finish paying {$18000.00} in installments SouthState is under contract to cancel the last third. Even though I am timely paying the required installments, SouthState reports me as very past due on the loan. I don't see how they can report me past due when I was never seriously delinquent on the original loan, they got nervous and accelerated the loan when I was willing to keep on making regular payments, and I am fully performing the terms of the arrangement with the charge off department. I don't see how they can even call the loan part of their regular reporting portfolio when it's been charged odff. NOTE : this complaint is actually two complains. The original loan was joint credit with my husband, and SouthState reports him delinquent too.

My husband XXXX and I have a loan with South State Bank that matured in XX/XX/2021. While we were in the process of refinancing the loan, the bank reported our account as delinquent to the credit bureaus even though we continued to make our regular payments. Then on XX/XX/XXXX the credit bureaus XXXX, XXXX XXXX, and XXXX reported the account as 30 days delinquent thus triggering a 40 point drop in my credit score and causing other creditors to take negative actions against me. As a result, XXXX has reduced my credit limit to the current balance. On XX/XX/XXXX, South State Bank sent us a letter stating the delinquency was reported in error and that they notified the credit bureaus to remove the delinquency. However, it's been over 2 weeks and the delinquency is still being reported and nothing has been corrected. This delinquency IS AN ADMITTED SOUTH STATE BANK REPORTING ERROR, why isn't the report corrected immediately? We the customer did nothing wrong except choose to give South State Bank our business. South State has been reporting incorrectly for over 5 weeks. What is the consequence to South State Bank? Someone should be held accountable for this egregious incompetence. Who will be held accountable for all the unwarranted negative effects we have to suffer through? How will our credit report, credit score, and credit lines get restored and WHY is it taking so long to correct an admitted error?

I had a mortgage with CenterState and they merged with SouthState in XX/XX/XXXX. The payments for this mortgage were being drafted out of my credit union checking account by CenterState. I did not realize there was a problem until I received a notice from a credit monitoring service that I had a 30 day late payment on my mortgage. I investigated this because I knew my payments had been drafted out every month on time. I called SouthState and they had not applied any payments to my account since XX/XX/XXXX. Even though CenterState automatic withdrawals have come out of my account for XXXX, XXXX, XXXX and XX/XX/XXXX. I have record of that. When I tried to log on to the CenterState website I had used to set up these automatically withdrawals in the beginning, it automatically forwards me over to SouthState 's website now. I have spoken to and sent in emails to the people SouthState has instructed me to and have gotten no assistance. In the meantime, in order to avoid more late payments to damage my credit, I made two payments on the SouthState online website. No one can help me stop further automatic withdrawals from CenterState from coming out of my account. My credit union said I need to file a fraud dispute so I will do that. Currently, I have 4 months ( over {$6000.00} ) of mortgage payments floating around somewhere and supposedly I still have a payment due to XXXX on XX/XX/XXXX.

I am XXXX impaired and asked for a coupon booklet with South State Bank Loan no. XXXX. They said when I refinanced my investment property I stated that I did not want a booklet. I said I was never asked that nor did I respond that I did not want one. I told her it is hard for me to pay on line when my XXXX gets XXXX and could the bank give me a reasonable accomodation. I called customer service and spoke to two representatives twice and also to two supervisors and they told me my reasonable accomodation is to pay monthly XXXX to pay my bill over the phone. I told them that is not a reasonable accomodation under the American with Disabilities Act ( ADA ). The bank official said yes it is. Then someone called me back to say there is nothing they could do for me. I have other investiment properties and have coupon booklets for the year what is the problem here? Two customer representatives even hung up on me. It is my opinion and belief that their service is egregious and I have been doing real estate since 1975. The representatives at the bank would not give me the President of the bank 's name or corporate headquarters address to which I responded " Don't you do business in the U.S. and aren't you regulated by the federal government. CenterState Bank XXXX XXXX sold my Mortgage in the amount of {$360000.00} to XXXX XXXX company in XX/XX/2020. However, CenterState did not release the mortgage and close the account, so BOTH mortgages are showing as active loans. That means that according to my credit report, I have over {$760000.00} in mortgage loans ( two loans on the same house ), and double the monthly payments ( one for each loan, although CenterState should show {$0.00} ). I have attempted to call CenterState Multiple times. Each time I get passed around to different departments, and eventually am told they need to investigate it and get back to me. I have been trying to fix this for a year. This is ruining my credit, as it makes my debt-to-income ratio unacceptable. It has also caused my credit score to drop at least 80 points. I have been unable to get approved for even the smallest loan or credit card. This has impacted me financially in a quantifiable way, as I am renovating a house to list for rent, but I can not complete the repairs because I can not get the materials I need. Every month they stall costs me at least {$1500.00} in income I could be getting on the rental house. I need CenterStage to close my mortgage account which they sold to XXXX a year ago. What is this complaint about? Cost and time to constantly have to keep contacting the bank technical/security team to get access to my online banking. What type of problem are you having? I have now sold this property but need to keep the account until all my taxes and administrative items are finalised probably into the middle of 2021. XXXX XXXX is charging fees that are excessive and posted in an order to assure that they are able to charge as many fees as possible. I was going through a financial hardship last year and also dealt with fraud. My account had accrued over {$900.00} in NSF Fees. I was unable to get my head above water for weeks. Every paycheck that was deposited was being depleted with NSF Fees. I finally made the decision to leave the bank in XXXX of XXXX. I got a letter from a debt collection agency ( XXXX XXXX ) this week stating I owe South State {$220.00}. I have tried to access my bank statements as they were e-statements so i could see the exact amount of NSF Fees I have paid them. Please look into this and request they send a statement showing these fees. I called the home office and spoke with a representative and told them I was unaware of opting in for overdraft protection. For debit card transactions at ATMs or at merchants, consumers must opt-in, or agree up front, that the bank can charge you an overdraft fee for any debit card transaction that overdraws the account. If you dont opt-in, you cant be charged a fee. I told this representative that I did not want this and to please remove it from my account. They continued to charge me fees.

I have home mortgage through Southstate Bank in XX/XX/XXXX. My initial mortgage amount XXXX. The XXXX year my mortgage increased to XXXX. The third year I'm receiving mortgage bills for XXXX. I called initially on XX/XX/XXXX to question. I was told it was the property tax. Contacted the XXXX XXXX assessor dept to inquire. They did not have me as this being my primary residence. Centerstate Bank Narrative My then wife and I bought a property in XXXX County, Florida and were both present at the closing. The bank chosen for the loan was CenterState Bank, now SouthState Bank. At the time I didnt know how corrupt their employees were. CenterState Bank which is now SouthState Bank helped my ex-wife remove me from a property deed while married. A convicted felon, former Senior Vice President XXXX XXXX XXXX went to XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, FL XXXX to make sure I was removed from the property deed after she delivered a substantial bribe to him. This took place on XX/XX/2010. On the Warranty Deed clearly it has her name : XXXX XXXX and _________ my name is missing. In Florida it is possible to remove a spouse from a deed and they would never know and if they divorce the spouse removed from the deed is a non-owner with no rights. A bank can use their power to request to remove a spouse from the deed at the Title Company. She made sure this was hidden from me and I did not find out until my divorce. This was no mistake, she did the same thing with another property 5 years before this. I am sure there will be some type of retribution or threat from this bank for reporting this.

We applied for a business start-up loan, fall of XXXX with SouthState Bank XXXX XXXX by the XXXX ). Our contact was XXXX XXXX, at the SouthState Bank location in XXXX XXXX, GA. In XXXX of XXXX, we were offered loan terms and the loan was moved to the underwriting department. At the same time, we were charged {$2500.00} as an underwriting fee to be refundable minus " out-of-pocket expenses '' ( see attached term sheet for details on the terms of the fee ). In XXXX of XXXX, we were denied that loan and told that 10 % was going to be kept for " man hours '' ( see attached email - Campground Decision ). Please note, man hours are not out-of-pocket expenses. When we asked for a receipt, or itemized accounting of the fees kept, we were told " they do not issue receipts '' ( see attached email - It Ain't Camping Receipt ). After XXXX full weeks of repeated in-person visits to the bank to either obtain a receipt, or the {$250.00}, SouthState Bank opted to refund the {$250.00}, rather than provide a receipt. While our issue has been resolved, how many other people have they decided to arbitrarily keep 10 % for " man hours '' under the guise of " out-of-pocket expenses ''?

I had an online banking acct with south state bank for years buisness acct and during covid my acct was overdrawn but I never opted in for overdraft and I don't use checks it keeps me out of trouble this way but for some reason my bank decided to let my acct overdraft unknown to me and then close it .I went and paid the outstanding amount and they said would clear it up in about a week well it's been a couple of months now they have led me on to believe that it would be ok but come to find out later I'm in XXXX XXXX jail and I'm trying to deposit money there from a small business eidl loan and now I have no where to send it so now after waiting almost a year and half to get help from XXXX I'm back at square one .I called XXXX and filed a dispute and all they did if they even did this was call the bank and ask them if they were correct in doing this and of course the bank said yes .so I've been told to go here and there and back here in a runaround .and XXXX knows anything or can help just points finger elsewhere .my point is I never opt in for overdraft my understanding is that if the money is not there I can't spend it so why now did they do this.

I've had a mortgage with south state bank since 2009. I have never been late or missed a payment. I wanted to refinance the loan to get a fixed rate because my initial loan was an adjustable rate 1 % over prime with a floor of 6 %. I have paid 6-6.5 % interest for the entire loan. They were unable to refinance because it is a mobile home older than 10 years and they wouldn't give me a fixed rate on it. I found a different lender that would give me the fixed rate loan but south state bank would not release the title to the mobile home without it being paid off. We had the amount needed to pay the loan off in our savings account and wanted them to put a hold on our money and release the title but they would not do that. I decided to pay the loan off with my money to get the title. Now they are telling me it will be 30-45 days before they will release the title to me. They couldn't explain to me why a car title is released to the consumer in 14 days but my mobile home title will take 30-45. This will cause me to miss my closing date for my new loan and will most likely result in me having a higher interest rate and cost me thousands of dollars!

On XX/XX/, I received a paper payroll check in the amount of {$870.00} from XXXX XXXX XXXX XXXX ( XXXX XXXX ). On that same day, I used mobile deposit to deposit the check into my bank ( South State Bank ). After the check was deposited, I discarded it in the trash without shredding it. Somewhere in between, someone took the check out of the trash, washed the check, and cashed it at XXXX XXXX XXXX XXXX. On XX/XX/, XXXX XXXX XXXX XXXX presented the check to my bank ( South State Bank ), and the funds were removed from my account. First, I called my bank. I received my 2023 Annual Escrow activity indicating the account was below the expected amount and my total payment would be increase to account for the difference. When reviewing the escrow account summary for the three years I have had my mortgage, I noticed each section from actual activity runs from XXXX to XXXX. There is a section for anticipated activity for XXXX ; however, I would expect that the following year would show the actual activity. None of the summaries provided show the actual activity for XXXX of each year. This is a problem for me because my Insurance and Property taxes tend to be paid around this time, but I an unable to verify through the escrow account summary the actual activity taken. I spoke with XXXX who advised that the summary do no show actual activity for XXXX and I would need to review my monthly mortgage statements for this information. In XX/XX/XXXX I filed XXXX XXXX Bankruptcy and the plan has been court approved. For creditor, South State Bank, the Court approved terms are listed as follows : " Unsecured claim '' amount of {$53000.00}, claim to be paid over a 60 month period with 0 % interest, which results in payments of {$890.00} per month. My case has been administratively closed and I started making payments to South State Bank according to the court approved plan in XXXX of XXXX. All of the payments I've made to date have been cashed but I haven't received any statements from the bank. I called South State Bank 's XXXX number to request statements be sent to me but haven't received any. On XX/XX/2023, opened a checking account in response to an offer with {$200.00} bonus for meeting requirements of having monthly cumulative deposits of {$250.00} AND completing 15 debit card transactions within the first 60 days. Further terms indicated that upon these requirements being met within 60 days, the bonus would be paid within 2 business days. The first thing happened was the XXXX changed the price of the mortgage from XXXX to XXXX The change was because of my land the land was already paid for. I retrieve some documents off line and it stated that the reason for the change was because I had a large lot oceanfront and rural area. I dont have an oceanfront. South State Bank has recorded three late payments and reported that on my credit score to the credit bureau 's, I have attached both my email exchange and their response back to my query. I'm contesting the Late payment Charge for the XX/XX/2017 payment where the payment due was {$4400.00} and I made a payment of {$4300.00} which was simply an error of {$38.00} in my calculation. I contested this late payment filed by SSB since it was a small amount and they had not reached out to me or sent me any communication of the shortage of {$38.00}. I received a letter from department of Treasury stating that they deposited a refund in the Amount of {$4200.00} to my account which include may account # and routing # into South StatXXXX Bank N.A. When first time I complain Sourh State Bank dodge the complain. When I did second complaint, we went personally to bank to resolve the issue.
