The You 've Earned It Program offered by the Maryland Mortgage Program is in violation of the FTC regulation,16 CFR Part 321 Section ( l ) ( 1 ), due to its deception and unavailability of use. The section clearly states that " an act or practice is deceptive if there is a representation, omission of information, or practice that is likely to mislead consumers who are acting reasonably under the circumstances, and the representation, omission, or practice is one that is material, i.e., likely to affect consumers ' decision to purchase or use the product or service at issue. " The You 've Earned It Program was initiated on XX/XX/XXXX, the terms of the program are still available at the following link : XXXXThe program was then expanded on XX/XX/XXXX, to include Veterans, that announcement was made directly through a press release from Gov. XXXX 's Office : XXXXBased on this program, I decided this would be the perfect assistance I needed to buy a home, I had not considered this an option prior due to my large amount of student loans. So once I became aware of the new program on XX/XX/XXXX, I followed all of the required steps of the program. I acted as quickly as one can in making such large decision, and was able to find a suitable home, and negotiated an offer. The day XXXX have my offer accepted, an offer that was written based on the program at the time of conception, I am told that the You 've Earned It Program has been drastically modified and I am not able to obtain the original benefits.

I am an 100 % XXXX XXXX who was attempting to buy a newly constructed house using my VA loan. I was already pre-approved for up to 400,000 by XXXX XXXX which was the lender that I chose to use but when I put a bid in on the house the realty company ( XXXX XXXX XXXX XXXX ID ( XXXX ), the builder : ( XXXX XXXX XXXX XXXX ) and the lender that they are associated with which is ( Southern Trust Mortgage ) were requiring that I get a second opinion from their lending agent XXXX XXXX from Southern Trust Mortgage to see if he could get me approved for a mortgage before allowing me to buy the house. I had already chosen my lender XXXX XXXX and was already pre-approved so I told the realtor that I was not going to allow Southern Trust Mortgage to pull my credit because I had no association with Southern Trust Mortgage. The builder was also giving 2 % on closing costs and other incentives if I used their mortgage company. I was told through my realtor ( XXXX in XXXX ) that they refused to give me those incentives if I didn't use Southern Trust Mortgage. I feel that I was being discriminated against due to the fact that I am XXXX American and my Mortgage company are both XXXX American owned businesses. I feels as though the builder, realtor and lender felt as though I could not afford the home which was priced at XXXX. I bought a home 3 days later for XXXX with no problems.

I am aXX/XX/XXXX XXXX veteran and I was attempting to purchase a home that was new construction. The home was XXXX and I was already pre aprroved through XXXX XXXX for up to XXXX but the builder and they realtor was requiring me to have his bank look over my application to see if they would be able to approve my loan. They were forcing me to have their lender look over my credit to see if they would approve my loan. They were also giving an incentive of 2 % on closing costs if I used their lender but refused to offer it to me because I refused to utilize thier lender. I had already chosen XXXX XXXX to do my mortgage. I had no affiliation with XXXX XXXX so I refused to let them go over my credit. they refused to sell me the house if I didn't let their lender which was XXXX XXXX look over my credit. I refused to let XXXX review my credit so they refused my offer for the house. I subsequently bought a XXXX house 2 weeks later with no problem. I feel like they discriminated against me due to the fact that my Mortgage Company and my Realtor are both XXXXXX/XX/XXXX owed and because I am also XXXX XXXX. I'm filing this claim because I know tht they have done this to other XXXX veterans
