In XX/XX/2018, I was referred to a loan officer named, XXXX XXXX, XXXX, XXXX, in XXXX XXXX, CA. as I was searching for someone to help me pull some money out of my home to settle a divorce split that needed a money exchange of $ XXXX. I was shopping around for options with several banks and they informed I could do a HELOC or a REFINANCE as my current loan as only about XXXX and my home value in XX/XX/2018 was approx. XXXX. However, when I talked with XXXX he confirmed he would be the best person to help me refinance my loan as he would be able to get me a lower rate than what I currently had at 4.25 %. He was talking about getting me a 3.75 % loan which was really good. He also emailed me stating it would not cost me any fees as he was the owner of his business and instead of splitting the commission with sales people, since hes the owner, he would use that money to pay my loan fees as well as getting me the best rate. I trusted him and started processing the loan with him as a refinance sounded as my best option. I figured, I would be able to lower my current rate as well as get the new loan without incurring fees. However, every time I would get some paper work I would question the interest rate referenced, as it was higher then what we discussed, but XXXX would state it was just an illustration but had nothing to do with the closing rate, that I shouldnt pay attention to it. Then, as the transaction got closer to the deadline to settle my case, XXXX called me while I was driving and informed we should lock the rate. I asked him if it was the best rate, and he confirmed it was at 4.75 %. I was not happy as it wasnt the 3.75 % that he promised but he stated the market changed and it was the best right now. Then, shortly after our call, as I was still driving, I received another call from a bank officer from XXXX XXXX, that asked me if I was still in the market for a loan, as I had originally been talking to several bankers. However, I told her that I just locked in at the best rate and she asked me what that was? I replied 4.75 %, only to have her tell me that it wasnt the lowest rate, and that I should check on that as she could get me 4 %. I thanked her for the info but I informed her that I was short in time now and would talk to my loan officer. When I got home, I checked loan rates and confirmed they were advertised at 4 %, so I quickly called XXXX to ask him what happened. He stated he needed to do that to help get me some extra money to close the transaction. I told him, I was never tight on money as he saw my bank accounts balances and I wasnt supported to pay for any fees as per his email and initial conversations. He first tried to convince me that he was paying my fees as he had great connections with the bank based on his huge volume of loans and that is how he was paying for my fees. That the rebate was because of his connections with the bank. I told him they were probably just giving the cash back as he locked me in a higher interest rate not because of his connections because if that wasnt the case, why was I not getting the lowest rate 4 %, as my credit was excellent and my finances were all in order. I assured him that I was not happy and that I needed him to correct it ASAP. He convinced me to just keep the loan to pay off my ex-husband to meet my deadline and he would fix it for me in 6 months as he stated it would take 6 months for my credit too get repaired as it was damaged by the loan. At that point, I just wanted to correct the situation as quickly as possible, so I agreed and he confirmed he would contact me in six months. Six months past and I never heard nothing from XXXX. I began to ask around and discuss my experience with others in the business only to found out how EXTREMELY unethical, misleading, and untrustworthy etc. he is, heres the breakdown : 1- He lured me to have him process my loan, telling me he would pay for the loan fees and give me a lower rate ( 3.75 % ) knowing well that was not his plan. 2- He kept lying to me, telling me not to focus in on the interest rate on the forms he kept emailing me to sign when in realty it was probably what he was negotiating with the bank. 3- He locked me in a higher rate 4.75 %, then the market 4 %, as he gets more commission if he locks in at a higher interest rate. I was originally at 4.25 % with my prior loan and this sets me back as Im now in a higher interest rate loan entirely. I would have preferred having a HELOC for the pull out about XXXX or just going with a Refinance at the lower rate 4 % for the entire loan, which was the rate at that time. 4- He clearly lied when he called to lock the rate and I asked him if it was the lowest rate, and he confirmed Yes when it was not. 5- When I called him back he convinced me to go through with the loan to close my settlement payout and he would fix it in 6 months, but he never reached out and the ONLY reason he needed me to wait for 6 months was so they wouldnt pull his commission. It was confirmed that if a person goes back to modify or refinance the loan again in a short time from issuance, usually 6 months, the loan officer gets his commission pulled/reversed. My credit score was XXXX when I started the transaction with XXXX and others have told me that even if the credit would go down, it would never go down enough to affect me, as it would still stay above XXXX which is great. This means, I didnt have to wait for my credit to repair, it was solely for him to secure his commission. I tried reaching out to XXXX after not hearing from him at the 6 month promise but he never came forward to help. He stopped responding to my emails and frankly, I dont trust him. That is when I decided to move forward with getting people involved. I research the reporting a loan officer but the process a little unclear online on how to report someone that was unethical and misrepresented. I then contacted my mortgagee, Sierra Pacific on XX/XX/XXXX and spoke with XXXX XXXX, from the Consumer Direct Division and he informed he would relay the message to XXXX XXXX XXXX who would contact me back. I never received a return call, so I called back again on XX/XX/XXXX and XXXX assured he would communicate again and someone would get back to me or he would get back to me but its now close to XX/XX/XXXX and no one has reached out to fix this situation. I just want my loan to be corrected to what was promised and agreed. I was promised a 3.75 % and the market with virtual banks was a 4 %, there is no reason why I should stay at a 4.75 % due to the unethical misrepresentation from XXXX XXXX. The cash back that was given is a minimal portion of the total cost I will pay out to keep the loan at 4.75 %, when I never requested a loan to pay for my fees. XXXX states verbally many times and on email that he would pay for my fees and I would get the lowest rate possible. That didnt happen and I would like this corrected.

Upon the purchase of our home in XX/XX/XXXX with Sierra Pacific Mortgage it specifically specfies in our FHA closing papers under # 6. ( A ) Late Charges : if the note holder has not rec 'd the full payment by the end of 15 calendar days a charge of 4 % of the P & I will be due. We received our first letter from XXXX XXXX XXXX XXXX at the end of XX/XX/XXXX with a temp payment coupon and our Loan # including specfic info on our first payment and explanation of a late charge that must be included of {$41.00} if payments were not rec 'd by the XXXX calendar day of each month. A letter dated XX/XX/XXXX was supposedly sent out informing us of a servicing transfer. I only learned of this transfer when I called in with a question in XX/XX/XXXX. After the XXXX rep basically calling me a liar that I had not rec 'd the welcome pack with the transfer info it -it was sent out to me certified shortly thereafter. In this notice of transfer it states that my mortgage remains with Sierra Pacific but that XXXX would now collect the mortgage payments. This letter specifically states that XXXX will act as the subservicer on behalf of Sierra for billing issues, collecting payments, paying escrowed items and preparing year end statements. In the second paragraph of this letter it states : " Nothing else about your mortgage loan will change ''! Yet- as of XX/XX/XXXX, I no longer have until the XXXX calendar day of the month to pay my payments. There is now a schedule per LoanCare that charges " fees '' from the XXXX of the month through the XXXX of the month. So, in essence if our payday lands on the XXXX and we pay in the XXXX, we are charged a XXXX fee ... .the further you get along the more the fees are -etc. Where does it say in my contract that I have to now accept this?? I can't find a thing, I only have my FHA paperwork and my paperwork from Sierra stating the info provided to you above for the XXXX calendar day. Beyond this issue with the whole late charge dilemma- I have continuously been given POOR customer service by XXXX when calling in about several problems over the last 10 months with their lack of promptness in servicing problems and/or issues that they have created! For example - They fought me in XX/XX/XXXX when I wanted to get a better home owners insurance policy that covered more of the mortgage. They tried to tell me that it was their policy to write only " one '' check a year out of escrow for this- I had to fight them to let us change and then it took a month to get this done and put us in a position of almost losing the better policy. I am currently fighting the next fight! I noticed while online making my XX/XX/XXXX payment that our property insurance amounts for the 2 parcels we own were wrong - one of them, REALLY wrong! Our second parcel property tax bill is {$53.00} a year - XXXX had the tax as {$710.00}. This caused them to run a new analysis raising our mortgage payment again more than {$90.00} a month this time! When I called in on XX/XX/XXXX to try to get this corrected I again, had to put up with a nasty, unprofessional rep who tells me that this is the correct amount according to our closing documents and that's all she can do. She then said if you have something different you need to fax the documents over to this phone #. I got in my vehicle immediately and went to the County office and did so. I followed up with another call to XXXX as soon as County tax assessors office had faxed the documents over and confirmed they had been rec 'd. In that confirmation call I asked another rep how long this would take to process the change and do another analysis. I was told 2 weeks. Seeing nothing done in 2 weeks I called and was apologized to when the rep said she didn't know why but that the Escrow Dept just assumed that the fax was for delinquent taxes, therefore she would go ahead and email them asking them to process the analysis and make the change. I made my last and final call on the evening of XX/XX/XXXX ( an addl 2 weeks later! ) NOTHING had been done - Still. I was again apologized to by this time, a very nice rep who seemed sincere ( in my opinion ) and was professional but she did as others have ( specifically 4 have done ) already and entered another email to the Escrow Dept. The process has failed -over and over! In the mean time we have a house payment that has increased twice in one year and our payment has increased from {$1000.00} to {$1100.00}! I have not yet made the XXXX payment - I need answers and I need HELP with these HORRIBLE people! I have all documents and will be glad to send them if needed. I will not stop here at the CFPB.

The end of XX/XX/XXXX, I applied for and was under the impression that I had been approved for a loan with Sierra Pacific Mortgage located at XXXX XXXX XXXX XXXX XXXX, North Carolina XXXX, with XXXX XXXX Sr Loan Originator NMLS # XXXX. Three days before scheduled closing on XX/XX/XXXX, Mr. XXXX said that I did not qualify for my loan and that I would need to show more income, suggesting I manufacture a lease for my home, which I was not selling, to purchase a second residence, and put my adult daughter as tenant so that I could falsify the income. I refused. Mr. XXXX indicated that my loan would not go through and this forced me to secure cash to perfect my closing, which was held on or about XX/XX/XXXX without a lender. Then on Friday, XX/XX/XXXX, Sierra Pacific Mortgage sent via email the following " Expired : Your Mortgage Loan Estimate Disclosure with Sierra Pacific Mortgage - XXXX '' Sierra Pacific Mortgage via XXXX Fri XX/XX/XXXX XXXX XXXX. This statement from the Corporate Office led me to believe that I had in fact been approved for the loan and they and I were for whatever reason misled by XXXX XXXX. I spoke to XXXX after the failed mortgage with the intent to collect my documents. We remained on speaking terms and throughout the rest of XXXX and into XX/XX/XXXX, had difficulty meeting up so that I could pick up my loan papers. Finally, on XX/XX/XXXX, I visited the office of Sierra Pacific Mortgage and the receptionist tried without success to contact XXXX XXXX, who was not in at the time. Since he failed to respond, She was not able to give me my documents and I left without them, instructing her that I expected them to be sent by overnight courier to my home address. Soon after leaving, I was contacted by the company 's sales manager XXXX XXXX NMLS # XXXX, who said he would not courier the package to me, however he would hand deliver them to my office which was in close proximity to mine. Mr. XXXX did deliver the papers and when I returned to my office and opened them, I found, commingled with my own documents were another presumed client 's XXXX and XXXX tax returns, and some of my documents, including leases and an award to my minor child from her deceased father 's social security were missing. These circumstancesrepresent a complete breach of not only my confidentiality, but that of the other party involved.. I was met with hostility from both XXXX XXXX and XXXX XXXX when I complained to the local branch. I wrote an email to XXXX XXXX of the Virginia office, NMLS ID # XXXX, who responded to my complaint as follows : XXXX XXXX Fri XX/XX/XXXX XXXX XXXX XXXX, Thank you for bringing this to my attention and I apologize for your experience with Sierra Pacific Mortgage. Consumer protection and customer service are very important to us and this will be addressed immediately with the XXXX XXXX. I informed our CCO of this matter today and she will be sending a letter to the borrower whose documents were in your envelope to determine if we need to set up credit monitoring for him. Also, the two of us, my daughters, whose social security numbers have been breached, and any other party involved here should have at least 5 years of identity theft protection paid for by Sierra Pacific Mortgage. I do not know of any other way this egregious error can be corrected.

We lost our home at XXXX XXXX XXXX XXXX, XXXX CO XXXX on XX/XX/2020 in the XXXXXXXX XXXX Fire. On or about XX/XX/XXXX, I called Sierra Pacific Mortgage to notify them of the loss. They agreed to place us on forbearance. As we are planning to rebuild, we discussed the rebuild process with them and they told me that it would be an additional two weeks at least each time funds are released for the construction, which would be at least 12 times, but probably more. We have a short timeline for the rebuild ( 24 months ), a short building season, and are short on labor and materials in XXXX XXXX already. With that, we decided to pay off the mortgage and get a local construction loan instead. I called Sierra Pacific many times in XXXX, XXXX, and XXXX for different reasons and was always told the following process to use the claims checks from insurance to pay off the loan : submit the claims checks, estimate for the rebuild, and the payoff amount from Sierra Pacific to : XXXX XXXX, Attn : Payoff Department, XXXX XXXX XXXX, XXXX XXXX, VA, XXXX. I requested the pay off amount on XX/XX/XXXX as I learned from our insurance company that another check was in the mail that would be close to covering the balance on our mortgage. We received the second check on XX/XX/XXXX, and we had two checks from insurance that totaled {$280000.00} that I overnighted on XX/XX/XXXX with the other required documents as outlined above, and XXXX received them on XX/XX/XXXX. We owed a balance for interest and fees accrued while on the forbearance, so I wired the difference on Thursday, XX/XX/XXXX. I called on XX/XX/XXXX to make sure they received them, they said to call back on the XXXX. Called on the XXXX ( each time you have to wait on hold for 30-45 minutes and sometimes they drop you and you have to call back XXXX, they confirmed they had received the wire but not the checks and told me to call on the XXXX. On the XXXX, they confirmed they had received the checks but hadn't processed them yet. Called back on the XXXX, and for the first time someone told me that I had sent the document and checks package to the wrong place and transferred me to another department XXXX XXXX XXXX and that it was going to " take time '' to get the checks to the correct place. I reminded them that the payoff amount was good through XX/XX/XXXX, which was the following Monday, and that they needed to apply the funds immediately, and they basically said that isn't how it works, but that they should be able to fix everything and honor the payoff and I should call the following week. I called today, XX/XX/XXXX, and was told that they had the checks, but now that the payoff information was no longer up to date, I needed to call Sierra Pacific back, get new payoff information, and then upload that to XXXX in order to get the mortgage paid off. I reminded them that a new payoff amount would mean more taxes and fees and that I wasn't going to pay that since I followed Sierra Pacific 's instructions to the letter and it was their fault that the checks originally went to the wrong place. They said that in order to pay off the mortgage I needed a new payoff amount that was currently valid. I want Sierra Pacific and XXXX to honor the original payoff amount, use the money that I sent per my instructions to pay off the mortgage, and email me the paperwork verifying that the mortgage is paid so we can get them off of our insurance claim immediately. It is difficult enough losing your home and everything in it, but the lack of training that Sierra Pacific provides to its employees in our specific situation is negligent, and their process is asinine. It would be beneficial for other consumers to never use this company for their mortgage if they ever need customer service.

We have a XXXX lot with a primary residence. We have a homeowner 's policy through XXXX XXXX that is both XXXX and XXXX XXXX. We have a separate flood policy through XXXX XXXX. The loan on our house is for the primary residence, a XXXXXXXX XXXX, and XXXX metal buildings. Those were the structures when we purchased the home and secured the loan. Since purchasing the home, we have added a small XXXX for our XXXX XXXX kids in XXXX. We constructed this with cash and no loan or equity from this property. We only have a first loan from XXXX ; no second and no XXXX. That XXXX has a separate landlord policy through XXXX XXXX. XXXX XXXX erroneously sent the policy for payment to Sierra Pacific Mortgage when it was first added, and its been a nightmare from the point to get this resolved and the escrow/insurance department to understand the the above. We called Sierra Pacific and explained it was sent in error, but they said it was already paid. My husband and I, as well as our insurance agent office ( XXXX - XXXX XXXX XXXX, have called over ten times over the past year and a half to try and get this resolved and removed as a requirement on our account. During this time, we keep getting policies such as flood, hazard, and wind added to our account. Even more unbelievable is that the premiums for flood, homeowners, and the landlord policy on the XXXX are being paid from our escrow account. Yet, the insurance division of Sierra Pacific Mortgage keeps adding various policies to our account, such as additional flood and wind/hurricane coverage. The documentation is within their system, but no matter how many ways we or our agents explain, the content is too complex for anybody in the insurance department to comprehend. There was XXXX issue with only my name being on the policy, but that was corrected to add both of our names, and proof of correction was sent. Our house payment is over-inflated, and there is no remedy or mechanism to get this resolved through Sierra Pacific Mortgage Company. The straw on the camel 's back is the wind policy recently added to our account this past week. We should only be required to pay out of the escrow account for coverage for what is secured by the loan, which is homeowners ( that includes our ag liability coverage ) and flood insurance on the primary residence. I'm unsure why wind coverage or other flood policies keep getting added. The lender shouldn't require anything related to the XXXX or be adding insurance policies for flood insurance on the XXXX. We maintain coverage as required by our loan. Still, we are suffering from damages of overcharges and unnecessary policies being added to our account, which costs us in the form of increased mortgage payments and loss of time trying to resolve this. I have tried to escalate within XXXX mortgage to no avail. We have continued to make our payments as requested, but this must be resolved, which includes our escrow account being audited, credited for overcharges, and assurance that this is fixed for good. We spoke to an attorney who advised that our first step was filing this complaint and then following up with her if it couldn't be resolved. I have attached proof of homeowners and proof of flood for the primary residence I have also attached the tax assessment for the XXXX, which was a permitted owner build. The assessment is based on the cost of construction materials. I also attached he XXXX policy even though this shouldn't be required by lender.

In XX/XX/2021, we began the pre-approval process with XXXX XXXX, XXXX XXXX, with Sierra Pacific Mortgage, in the Employee Loan division. I was a " retail '' loan officer, so I opted to work through this division to proceed with a home purchase. In short, we were eventually approved to purchase a home in XXXX, MN for the amount of {$380000.00} on XX/XX/2021. We wrote a Purchase Agreement which was accepted and submitted to XXXX XXXX for the property located at XXXX XXXX XXXX, XXXX MN for the purchase price of {$380000.00}. It should be noted that we had submitted all income and asset information, including two ( 2 ) years of taxes, which resulted in extensive review by XXXX XXXX, as can be evidenced by numerous emails. Therefore, only AFTER the review of all of this information, and much effort expended to get our finances and credit obligations in line, were we provided with the Pre-Approval which led to the subsequent Purchase Offer. The Purchase, once accepted, was scheduled to close in XX/XX/2021. We spent {$570.00} on inspections and {$500.00} for an appraisal during this time, and then, after all this work and effort, on XX/XX/2021, XXXX XXXX- per dated email- confirmed that he was " not aware '' of an FHA specific underwriting guideline regarding self-employment calculations of business mileage and business use of home that, with roughly ten ( 10 ) days prior to closing, caused our FHA loan to be disallowed. This also after having provided all the necessary documentation months prior to, having made his recommended adjustments to our credit profile, paying a judgment off, and going through several additional hurdles. XXXX attempted to work an approval through Conventional, which I clearly advised him would not work due to the more-restrictive debt ratios, which eventually came to be true. Ultimately, our loan was declined at 2.75 %, at wholesale terms for both Conventional and FHA, for a purchase price of {$380000.00}. That also after spending {$1000.00} in fees that, if XXXX XXXX had checked his work, would never have been spent as the Pre-Approval was apparently invalid from the start! It is interesting to note, however, that we turned to an outside " retail '' loan officer at Mortgages Unlimited who, within a month, preapproved us for an FHA purchase of {$380000.00} on another home. We closed without any problem- at " retail '' terms- such as 3.125 % and {$4700.00} in additional closing costs - by XX/XX/XXXX for the property located at XXXX XXXX XXXX, XXXX, MN. Therefore, we strongly feel that the experience we endured with XXXX XXXX XXXX was due to his utter negligence, and lack of due diligence. Had he done his job properly, we should have been able to purchase the property at XXXX XXXX XXXX, when the purchase was at the same price as the home we eventually did close on later, and the terms were even more favorable on the purchase with which we were working on with him, than the terms for the purchase that we later closed on. I am submitting this complaint as a direct reflection of XXXX XXXX 's incompetence, as well as that of his team, and am seeking resolution, especially with reference to the investment of {$1000.00} in unnecessary fees paid. I await response while at the same time have prepared and am ready to submit a Conciliation Court filing with XXXX XXXX for Small Claims litigation. Thank you.

Hi there, Copied below is my customer service message to my mortgage provider for your reference. I have a mortgage with Sierra Pacific Mortgage, which is serviced by XXXX. My monthly mortgage payments are automatically electronically paid each month by my bank. Unfortunately, XXXX didn't correct process the payments correctly and ended up returning them to my bank weeks after the payments were made. I provided proof of payment from my bank to XXXX for the payments in question. XXXX in the meanwhile reported me to the credit agencies as being delinquent on my mortgage payments for the few months when they were failing to correctly process my payment. I instigated a complaint with them to fix my credit report, and received a letter back saying they had investigated and found the reported information to be accurate ( no explanation was provided ). This is laughable given that they are the ones that lost / didn't properly process the payments I made, which I provided proof of. I have excellent credit and their false reporting is cause me great concern. I will also note so that you are aware that I have submitted numerous customer service complaints to them and this and have received either no response or an incoherent unresponsive sentence back. Their customer service is absolutely abysmal. From my original complaint to them : Hi, I have my mortgage set up to pay automatically via my bank 's bill paying system. My bank makes this payment electronically to XXXX. For some reason, XXXX did not properly process my payments for the XXXX or XXXX billing period and then applied my XXXX payment to my " late '' XXXX payment and recorded me as not paying in XXXX. Please see attached proof of payments showing I made these payments to XXXX. XXXX did not credit these payments to my account for XXXX or XXXX and then reported me to the credit agencies as being delinquent in my payments. I sent numerous customer service inquiries ( Ticket # XXXX and XXXX ), none of which were coherently responded to, but the late payment fees were removed from my account and I figured it had been sorted it out. Turns out my credit report still indicates that I didn't pay my mortgage for three months. I need this corrected ASAP. Here 's further info from my bank : After reviewing your profile, XXXX, it appears that the payments made on XX/XX/XXXX and XX/XX/XXXX were both returned. A credit was applied on XX/XX/XXXX for {$2100.00} and XX/XX/XXXX for {$2100.00}. XXXX provided a check refund on XXXX for these two transfers. From my checking account, I can see two payments were returned on XX/XX/XXXX and XX/XX/XXXX. My other customer service inquiry tickets have further details but payments were returned to my bank with the note " CR failed. '' Again, I've received no explanation from XXXX as to how or what happened ( because my inquiries were not responded to ), but I'm piecing this together best I can from my bank records. Please correct my credit report ASAP as I made my payments on time and XXXX incorrectly failed to process them. I will be inquiring as to the status of this request in a week.

To Whom It May Concern : My name is XXXX XXXX and I am Sierra Pacific Mortgage Company 's customer, currently holding a conventional 30 year mortgage of $ XXXX, Loan Number XXXX. I sent in a bi-weekly payment amount of {$1300.00} towards my loan payment on XX/XX/XXXX, which covered 50 % of the payment amount of $ XXXX. This payment was sent from my XXXX XXXX account. I have evidence that Sierra Pacific received and cashed my check on XX/XX/XXXX. I have sent multiple emails, perhaps 5 or 6, asking that they please apply the {$1300.00} extra to principal and only one of the emails has been acknowledged ; not offering help or resolution, simply " acknowledging '' the email, but with no action taken on part of Sierra Pacific. I initially intended to send in the other half, an additional {$1300.00} within a few days, however, inadvertently, XXXX XXXX sent an additional {$2800.00} which included {$200.00} towards principal. Not intending to pay {$1300.00} plus {$2800.00}. towards my monthly payment of {$2600.00} I asked XXXX XXXX to place a stop payment, which they did, but somehow the payment made it to Sierra Pacific and they credited, then debited the amount. I had been trying, for about two weeks since the first few days in XX/XX/XXXX to make the remaining payment of {$1300.00} via Sierra Pacific 's online payment option, while the payment was still FREE of fees, i.e. no {$5.00} or {$10.00} fees, however, their system only gave me the option of paying another {$2600.00}, not keeping in mind that I had already paid {$1300.00}. I was forced to pay a {$10.00} fee to make an ONLINE PAYMENT, which reason dictates should be free, and this appears to be a PREDATORY and egregious fee, not to mention, the payment is being done before the XX/XX/XXXX of the month, when the payment is still considered timely. I am asking that you please have Sierra Pacific reimburse the {$10.00} that they took from me because I had been, for the past 14 days or more, trying to make a payment toward the balance owed, which was only {$1300.00}. At this point, as noted in the beginning of my email, I have asked that the very big, additional payment of {$1300.00} be applied as extra to principal and to make the payment retroactive to the first day Sierra Pacific received it, which was on XX/XX/XXXX, as they have been holding it in limbo as " unapplied '' and it has not been applied toward my mortgage, allowing additional interest to accrue. I have asked that they please adjust the interest to the date the {$1300.00} was received by them, and please credit the {$10.00} taken for the payment made because their system was not allowing me to pay the balance of {$1300.00} and forced me to eventually make another full payment of $ XXXX I thank you in advance for refunding the {$10.00} payment fee and applying the {$1300.00} extra to principal, retroactive to when Sierra Pacific first received that payment which again was received, AND cashed by them on XX/XX/XXXX. I entered into a thirty day escrow to purchase a home on XXXX XXXX XXXX. I had been in contact with Sierra Pacific Mortgage prior to the offer and they indicated a willingness to serve as my mortgage broker. Upon opening of escrow Sierra Pacific Mortgage proceeded to start a loan application process. I received a mortgage report on XXXX XXXX XXXX and a request for documents required to process the loan from the Sierra Pacific Mortgage office at XXXX XXXX XXXX XXXX, # XXXX, XXXX, CA XXXX. Close of escrow was identified as XXXX XX/XX/XXXX XXXX. All documents requested by Sierra Pacific Mortgage were provided to them by XXXX XXXX. The documents included copies of my joint XXXX and XXXX tax returns. I had not yet filed our XXXX return. Sierra Pacific Mortgage also requested a form XXXX be completed and signed by myself and my wife. This was done and provided to Sierra Pacific Mortgage on XXXX XXXX. A Uniform Residential Loan Application was completed and submitted to Sierra Pacific Mortgage on that same date. Sierra Pacific Mortgage made a request for some detailed information on XXXX XXXX which was promptly provided. On XXXX XXXX we received an email from Sierra Pacific Mortgage saying ; " Great news, we have loan approval and you can release the loan and appraisal contingencies. '' We did release the loan contingency on this advice and that of our realtor. In fact, the loan was not approved and ready by the agreed to closing date of XXXX XXXX. We were forced to submit a Closing Date Extension request to the sellers which they accepted with no penalty to us. A new closing date of XXXX XX/XX/XXXX was requested in the extension. Additional loan-related information was requested by Sierra Pacific Mortgage on XXXX XX/XX/XXXX and promptly provided to them. On XXXX XX/XX/XXXX I asked Sierra Pacific Mortgage, " Did we provide everything you needed for the last set on contingencies? '' The reply was, " Yes, I believe so. I sent everything to the underwriter this morning. These conditions get reviewed and signed off, we will be able to get docs early next week. '' The XXXX of XXXX XXXX was a Saturday, upon hearing this clearly closure on the XXXX was not going to be possible. Our realtor sought another Closing Date Extension from the sellers. The sellers accepted but this time sought compensation ; " Sellers credit to buyers of closing costs per Addendum No. XXXX dated XXXX XXXX, XXXX shall be reduced from XXXX to {$1000.00}. '' We accepted rather than risk losing our entire deposit but lost {$1000.00} by doing so. We received word on XXXX XX/XX/XXXX from Sierra Pacific Mortgage ; " We have funding the loan and will let you know once XXXX XXXX XXXX has received the wire and property is recorded with the county. This is an issue with Sierra Pacific Mortgage Company. I was contacted by my county that my XXXX real estate taxes were not paid and now in collections. I contacted XXXX XXXX in XXXX to question this situation as they were responsible to pay them out of my escrow. I was told it could take up to 2 weeks for the investigation and I would be contacted. After the 2 weeks was up I contacted them again and at this point I was told they concluded they were at fault. They told me they were going to overnight the check and there was nothing I had to do. That proved to be completely false information. I contacted my county and collection agency to see if it was rectified which to my surprise it wasn't. I contacted them again and had to explain everything over again, once again told they were handling this ASAP. Well they didn't... I contacted them numerous times since, asked to speak directly to supervisors which once again required the entire story and they would " look into it ''. All asking me to submit paperwork again that I had already submitted. I asked them numerous times to give me something in writing stating they had sent payment out all of which was denied with explanations that was something do not do. I spoke to a supervisor named XXXX who promised me a return call which also did not happen. When I called back again and asked to speak to her I was told there was no way to talk to her but they would put me through to a supervisor .... This situation with me contacting them has happened close to a dozen times. On XX/XX/XXXX I was told once again they were going to overnight the check. Only to call XX/XX/XXXX and be told by a different employee they DO NOT overnight checks ever and best case would be handled by XX/XX/XXXX but if it was going to impact my closing I could contact a lawyer. I have been lied to over and over and over again. This is impacting my credit, impacting me refinancing which will put me right back in this circle of frustration with this untrustworthy, unreliable and fraudulent mortgage company. I had a closing to refinance this property set for XX/XX/XXXX which had to be delayed until today XX/XX/XXXX to give them time to fix this issue which ended up with me being required to pay their fees that were in collection .... Attached is a letter from them dated XX/XX/XXXX saying they would handle this. This has been ongoing since XXXX and as of today at my closing XX/XX/XXXX they still have not paid their fees incurred by their irresponsible actions. I have filed a complaint with the XXXX which is currently open and communication has ceased on their part. Their only replies were stating that they would contact me ASAP which hasn't happened. They have all my information, they have all the required documents I have wasted hours upon hours talking to different people only to be given the complete run around.

In XX/XX/XXXX, I received a written Annual Escrow Account Disclosure Statement dated XXXX XXXX, 2015 from XXXX XXXX Mortgage explaining that I had too much money in my escrow reserve account. The letter included their Check # XXXX dated XXXX XXXX, 2015 in the amount of {$210.00} with my name as the Payee. I attempted to cash that check on XXXX XXXX, 2015 at a branch of XXXX XXXX XXXX where I have several accounts. After 30 minutes and several phone calls, the XXXX representative advised me that Sierra Pacific REFUSED to honor the check -- the XXXX representative told me that Check XXXX was no good and I had to contact Sierra Pacific to get the issue resolved. I immediately called Sierra Pacific at XXXX and spoke to their representative. She told me that Sierra Pacific was aware of the problem, that there were several accounts with the same issue, and that Sierra Pacific would immediately issue a new check and mail it to me on Friday, XXXX XXXX and I would receive it by Tuesday, XXXX XXXX. On Friday, XXXX XXXX, I again contacted Sierra Pacific at XXXX and spoke to another representative and I learned that NOTHING had been done. I requested to speak to a supervisor and my call was placed on hold -- I remained on hold for 40 minutes. I called back and spoke to a representative named " XXXX '' and she also placed me on hold waiting for a supervisor. I learned that customers requesting to speak to a supervisor were simply put on hold and the majority of those calls were not ever picked up. I was able to convince XXXX to give me their Fax phone number and she also allowed me to leave a Voicemail message in the supervisor mail box. The Voicemail message stated that it belonged to a supervisor named XXXX. I left an informative message in that mailbox. Also, on XXXX XXXX, I faxed my letter to Sierra Pacific Mortgage to their Fax number at XXXX and requested my replacement check to be mailed immediately. I have verification that the Fax was delivered successfully. I have not received the check .. I have not been contacted by any representative of Sierra Pacific Mortgage. This insulting lack of customer service is unacceptable. I want the replacement check in the amount of {$210.00}.

In XXXX of XXXX I spoke with a representative from Sierra Pacific Mortgage. I explained my circumstances of having 2 tenants who worked in XXXX and that they were unsure of their job security due to the pandemic. I could not make the mortgage payments without the income from their rent. As advised by the representative and out of an abundance of caution, I decided on a forbearance for the mortgage. By XXXX, the tenants advised me they were secure in their places of employment and that rent payments would not be in jeopardy. I immediately contacted Sierra Pacific to attempt to remove myself from the forbearance. The process was time consuming and in vain. After many calls and hours of waiting on hold it was stated that the auto draft payments would be reapplied for XXXX and my forbearance payments would be deferred to the end of the loan. After XXXX I contacted Sierra Pacific at least on a monthly basis to be clear the auto drafts were not happening. I was told to make my payments manually as it takes time. It is now XX/XX/XXXX and I have have made every payment in a timely manner since XXXX of XXXX manually. I received my XXXX Mortgage Interest Statement form and the interest paid for XXXX was only calculated from the first 4 months of XXXX. I spoke with XXXX XXXX customer service and loss mitigation and was told I was still in forbearance and my last 6 mortgage payments were held as suspended. Several more hours being on hold and it was confirmed my forbearance was deferred as of XX/XX/XXXX. After repeatedly questioning how this happened I was given no explanation as to why this was never corrected and was just being forwarded to speak with a different department or supervisor. The issue has progressed as my mortgage interest for the year is only about a third of what was actually paid and this will affect me negatively on my taxes for XXXX. As of yet I have not been given a satisfactory response towards rectifying this error. It appears to be approximately several thousand dollars in interest that is missing from my 1098.

On XX/XX/2019 I sent a written request to have the private mortgage insurance ( PMI ) removed from my mortgage account with Sierra Pacific Mortgage. On XX/XX/2019, after several calls to follow-up with the mortgage company, I finally received a letter with the information on the PMI removal process. In the letter they requested a check for {$420.00} for the appraisal. On XX/XX/2019, I sent a check for {$420.00} and it was cashed on XX/XX/2019. Almost 30 days after the check was cashed, I received a notification that because of the complexity of my appraisal they needed another {$150.00}. There was no explanation as to what made my appraisal " complex '' or why the appraisal fee was more than we I made a similar request a year prior. I sent a check for {$150.00} on XX/XX/2019 and it was cashed on XX/XX/2019. They seem to be able to cash my check very quickly, but their follow up customer service is terrible. I have now followed-up several times to schedule the appraisal and get this completed and was last told on Monday, XX/XX/XXXX that I wouldn't receive a response until XX/XX/XXXX or later. I said that was unacceptable - I have waited since XX/XX/XXXX to have this completed only to be delayed left and right by Sierra Pacific. It should not take four months to have an appraisal done on a home. I told them if I didn't get a call by end of business on XX/XX/XXXX I would file a claim. They said they would escalate it to management. I never received a call. I feel this delay tactic is a ploy to get more money from me from the PMI. I also feel I will end up at a disadvantage because by the time they may finally schedule this appraisal, the housing market may have cooled down and the value may not be where I need it to be. I have a low interest rate on this mortgage and I feel they are using these tactics to force me into refinancing the property which would cause me to pay them even more money than I have already spent.

my mortgage payments are {$2800.00} plus i pay an extra {$150.00} Principal payment so a total of {$3000.00} monthly. I have it set up with automatic payments. XX/XX/2020 Sierra Pacific started to automatically withdraw more then the agreed amount. XXXX- {$9300.00}, XXXX- {$8000.00}, XXXX- {$8000.00}. When we looked into it we seen that they had started paying taxes on our property, which we were also paying. It turned out there was unpaid taxes from the year we bought the house that the title company had taking money to pay but did not. And then they started putting money into escrow for taxes and paying taxes a month before they were even due. the taxes that we had paid that they tried to pay were returned to them by XXXX. altough they are not showing this online in the escrow account. Also the took out an insurance policy on our property over double what we pay even though proof of policy was sent to them directly from the insurance company. I never received letters or a phone call that they were going to take more money/pay taxes or take out an insurance policy.I tried to contact them by phone but it took weeks before i could even speak with someone. when we did get to speak with someone, I 1-asked for proof that I had given them permisson to withdraw more the the agreed mortgage monthly amount 2-we pay our own taxes so to stop what they were doing in regards taxes and refund the money they had taking into escrow. 3- refund the money they had taking for the insurance policy.we started emailing XX/XX/XXXX with the 3 issues. We got letters in the mail stating they received our inquiry and they would make every effort to provide a response within the time limit required by law. they have only emailed back and answer on the insurance ( 4 times we emailed all the evidence of proof of insurance ) saying they received and allow 10 days for a reply. this has been going 6 weeks and not one issue is sorted.

This is in response to my prior complaint against Sierra Pacific Mortgage Company wherein they indicated they had " resolved '' my issue. In fact, they have NOT resolved my issue. Since their regulatory department failed to communicate with their mortgage service provider, which is XXXX XXXX XXXX XXXX, they proceeded to undo everything that had already been resolved via my initial complaint to them. They reversed all my payments made from XXXX XXXX, 2017 going forward and took back their {$10.00} fee. They did this reducing my P & I payment on XX/XX/2017 totaling {$1500.00} to Principal and {$1000.00} to Interest by re-applying it as {$1500.00} to Principal, and as {$1000.00} as interest, in essence reducing my Principal Payment by {$10.00}. Now, keep in mind that the issue had already been RESOLVED and they proceeded to undo everything that had already been righted previously in response to my complaint to you. I wrote to them again almost four weeks ago ( ONE MONTH ) asking why they had undone everything that had been corrected, but primarily to ask them to re-apply the extra my payment as originally applied, with {$1500.00} going to Principal. I have since then paid off my balance, so they are owed XXXX DOLLARS, but I continue, one month later to await my {$10.00} which they re-took from me once they started meddling with an issue that had, as stated ALREADY BEEN RESOLVED. And the reason they became involved again, besides there not being any communication between their mortgage department, service provider and regulatory department, is also due to the fact that it takes this company AT LEAST ONE MONTH TO RESPOND TO THEIR CONSUMERS. I continue to await the {$10.00} that they took back by reducing my payment original payment from {$1500.00} to Principal down to {$1500.00} to Principal. They should have left well enough alone ; the issue had been resolved and now it remains UNRESOLVED. Thank you.

In XX/XX/XXXX I was told by my mortgage company, Sierra Pacific Mortgage, that we had to pay our full year property tax payment because we had been approved for a partial release of land that was under the mortgage. My escrow would not pay the taxes until they received a new tax bill showing the released land. I was told to send the receipt in prior to XXXX ( two months from my yearly scheduled escrow analysis in XXXX ) I emailed the receipt the end of XX/XX/XXXX. I called a few weeks later and found out the receipt had been coded as a bill, but the problem would be fixed and my request to re-analyze my escrow would still occur. I called again around XX/XX/XXXX and was told that they would expedite my request since it was almost XXXX. I called again the first part of XXXX and was told that expedited request was cancelled shortly after it was opened and now I could not get a refund from the escrow until XXXX. After further speaking with the customer service representative, she said she was able to open another request and I would get my check by XX/XX/XXXX. I called around XX/XX/XXXX and was told that work order was denied, but I could send the receipt in again to the research dept. to request the overage of my account me paid. I called on XX/XX/XXXX and was told that request had been entered as a tax bill and it was too late to have my refund issued. I was told I needed to wait until XXXX. Federal law states that a company needs to pay the overage of an escrow within 30 days being notified. I tried everything I could to get paid that overage in a timely manner. Sierra Pacific Mortgage intentionally delayed my request in order to hold the funds. I believe there is grounds to show this is a common practice. It's not reasonable to have so many people in one company cause this sort of delay and to blatantly hinder a simple request.

We routinely split the mortgage and send in two checks and have had our mortgage for 5 years with them. This month, I made a mistake on one check, wrote out the wrong amount, though I did put the correct amount in the numerical portion of the check. I mailed the two checks in on time, they arrived with four days to go. I just found out today that Sierra Pacific would not accept the check that was in error ( but cashed the correct one ) and simply put a late charge of {$85.00} on my next month 's statement which I received on XX/XX/XXXX. I am a senior, living on a tight income, and {$85.00} is a hefty punishment to pay just because I likely had a senior moment and made a simple mistake. I'm also amazed no one at the company contacted me by phone or email when the mistake was noted, which would have given me time to correct it before the payment was considered late. I called and spoke with a supervisor at Sierra Pacific today - she refused to consider waiving the late fee - I had a one-day late payment last year ( first and only one with them ) and they waived the late fee on that one last year, and she explained to me that their policy is that on a 30 year loan, they are only allowed to offer just one waiver in 30 years. I emphasized that my payment was not late, it was just a stupid error, that could've been quickly corrected if someone had notified me. I feel being stuck with a {$85.00} penalty is a punishment that does not fit the crime. Can CFPB help me with Sierra Pacific to get the penalty fee either waived or at least reduced? I see a major difference in missing a payment and sending one in on time but making a simple mistake. Thanks.

Closed on a loan in early XX/XX/2021 with Sierra Pacific Mortgage. At closing we only had a temporary account number that was not accepted on the mortgage company 's website so we could make electronic payments online. Repeatedly called them to get a permanent account number but they kept telling us they were working on it. The first payment date of XX/XX/2021 was approaching so we had to mail a check from our bank account 's website to the payment address with the temporary account number. The check was sent on XX/XX/XXXX from XXXX As the XX/XX/XXXX payment approached, we still did not have a permanent account number and mailed the XX/XX/XXXX payment from XXXX on XXXX to the mailing address and temporary account number. As this payment was being sent we were informed that servicing would transfer to XXXX XXXX XXXX and that payments would be automatically forwarded. XXXX XXXXXXXX XXXX has been provided copies of the two mailed payments in the form of canceled checks from XXXX. They have stated which payment has not been applied, but they have not credited our account. We had Payment/Statement Inquiry ( Ticket # XXXX ) open. Check XXXX is the check that hasnt posted per their research team. With XXXX XXXX XXXX we have been able to make online payments and have made electronic payments on XX/XX/2021 from XXXX XXXX XX/XX/2021 from XXXXXXXX XXXX, and XX/XX/2021 from XXXX XXXX generated from the XXXX XXXX XXXX website. The latest communication from XXXX XXXX XXXX on XX/XX/2021 ( which still seems to go by the name of Sierra Pacific Mortgage, so not sure why the can't locate payments ) is " Unfortunately, payment history doesnt provide the check numbers. Received a property tax bill from the county. Contacted the local mortgage office ( XXXX XXXX XXXX ) on XX/XX/2021 via email and they replied they were looking at it. Took a couple of days and they advised me that the servicer didn't pay the tax and that they have issued an overage refund from the escrow. I asked some follow up questions about when the taxes will be paid, what happens if some of the overage funding was used, what is the new escrow balance, etc. and I was left out of the dark waiting for a response. It took some follow-up email on my end and also contacted the main customer number for the lender - Sierra Pacific Mortgage. First phone call I made was in early XXXX and the customer service individual I spoke to didn't know what was going on. Apparently, they don't take notes or write down any meaningful history. The person didn't know the status of my property tax payment. I finally got a respond from local office that they will pay the penalty fee for the late payment of the property tax, but never addressed my other inquiries. Another called made late last week ( 1st week of XX/XX/2021 ) to the main number and the customer service manager said that I will need to find the check they sent back in late XX/XX/XXXX/early XXXX, deposit it to my account and fund the escrow for the shortage. On top of all this, I've been feeling up with the county, until the property tax was finally paid. I feel left to deal with the mess and have to figure things on my own with the other inquiries I have, that still don't have a clear answer. No apologies or acknowledgement of their incompetence. A total failure on their end and now a cleanup and funding on my end. Not to mention any tax reporting issue I have yet to deal with.

On XX/XX/XXXX, I formally requested removal of PMI for my mortgage stating that Ive reached 80.0 % LTV. My mortgage is held by Sierra Pacific Mortgage and serviced by XXXX. On XX/XX/XXXX, I received a letter from Sierra Pacific Mortgage stating some conditions for PMI removal. Among those conditions were that a ) for primary residences loans, less than 5 years old require LTV of 75 % and b ) for multi-family residences the required LTV is 70 %. They also stated I would have to pay for an appraisal. My mortgage disclosures from Sierra Pacific at the time of my mortgage closing very specifically state that my required LTV is 80 %, at which time I can request PMI be removed. The Sierra Pacific Mortgage website for my loan also states this 80 % LTV. At no point prior to receiving their letter was any 70 % or 75 % LTV requirement mentioned. I called Sierra Pacific repeatedly to address this issue. I talked the front line support about this and they would not put me in touch with the PMI department. They told me my PMI cancellation request was denied and that I needed a mortgage balance of {$440000.00} ( 70 % ) LTV to remove PMI ( my property is a two flat ). At this point I escalated the issue to a supervisor ( XX/XX/XXXX ). I was transferred to XXXX XXXX. He told me that he would reach out to the PMI department and get me more information in 3-5 days. I called XXXX XXXX on his direct line ( XXXX ) and left him message on XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX. He did not answer or return any of my calls. At this point Ive hit a dead end. I cant get in touch with any one helpful to remove my PMI and Im continuing to pay it despite hitting my requisite loan to value.

To whom it may concern, I would like to file a complaint against Sierra Pacific mortgage company. My XXXX payment was posted as an additional principal payment incorrectly instead of as a regular monthly payment. They have ackowledged this error. Since this time they have been showing that I am a month behind. My payments have all been made in full and on time. *My XX/XX/XXXX payment cleared my bank on XX/XX/XXXX. It was not posted to my mortgage account until XX/XX/XXXX. I was told on the phone that this " was held in a non-interest bearing account '' My question is why? *I have received letters of foreclosure. This is very concerning. I am also curios how they would threaten foreclosure if they are only showing one month behind. *I have received numerous collections calls, one per day. Each time I have to tell the person to read the notes. " they are unable to take me off the collection list until accounting moves the payment and corrects this '' *I have made countless attempts to contact them about this, by phone, email and fax. I have sent copies of my bank statement and transactions as proof. *I got my mortgage broker involved. She has discontinued using Sierra Pacific because of issues in addition to mine. She was not able to help me. *They are adding late fees to my account balance. I desperately need someones help with this. I can not afford to hire an attorney. Applied for a home loan through Sierra Pacific Mortgage Co. Inc. on XX/XX/20, for the amount of {$150000.00}. After being turned down by a reputable local lender, the real estate agent sent us to SPM. Their lender then " assured '' us we would be approved for the loan, rushed through an application, and then " guaranteed '' everything would work out. After 3 weeks of not hearing anything regarding the mortgage loan, 4 days before the scheduled closing date, the lender called to inform us that in order to " be approved '' we needed to pay off many existing debts as well as provide more down payment than was originally discussed. Of course we couldn't, so we were not approved. We were then denied the return of our earnest money because the lender was then unwilling to provide a document saying we were not approved. The lending officer lied on multiple occasions to us regarding the approval and process and details of the loan. He failed to clearly and accurately disclose the terms and conditions. Over the phone, he articulated his opinion that this was not a good deal to take, and after the realization we were not qualified for the loan based on the inability to meet their approval requirements, we did not get the loan or the home. The lending officer then promised he'd send a letter over stating we couldn't meet the terms and were not approved based on those terms, and then promptly did nothing of the sort. We weren't able to get approved for the financing, yet the company refused to provide official documentation stating that.

On XX/XX/XXXX I contacted my mortgage company, Sierra Pacific Mortgage, to have the PMI removed from my mortgage loan. They told me I would receive a letter with instructions. On XX/XX/XXXX I received the letter dated XX/XX/XXXX. The letter said I could pay for a BPO, and if the BPO showed the loan to value was 75 % or less the PMI would be removed. According to offers I have received from XXXX and also based on homes sold in the area, my loan to value is between 50 % and 60 %. So per the letter I contacted my mortgage company to pay for a BPO to have the PMI removed. I told the person over the phone that the letter said {$150.00} was due. She charged {$100.00} to my debit card. I received a check back for {$100.00} today, XX/XX/XXXX. I had contacted them on XX/XX/XXXX because no one had contacted me to set up the BPO. They ( XXXX XXXX said they sent me a refund but would now escalate my request because they had made the error by not charging enough for the BPO. No one has contacted me. I called today and there was no assistance offered. I was told by XXXX to wait for the call from upper management. I told XXXX I was going to file complaints against them. She told me they had a department that handled complaints but never directed me to that department. In the meantime they are still charging me {$300.00} for PMI that I should not have to pay. To Whom It May Concern : I am writing today to issue a complaint regarding the Sierra Pacific Mortgage Company , Inc. and its sub-servicer XXXX due to extreme mismanagement, miscommunication and misinformation on their part. For no discernable reason, my escrow account was recently analyzed and updated ( incorrectly ) and resulted in a more than {$300.00} increase in my monthly mortgage. Through a significant amount of legwork and initiating of communication on my part, I was able to get my escrow account reanalyzed and my monthly payment amount corrected for XXXX. Allegedly, a refund check was also issued ; however, I have yet to see it. This entire process has been arduous, confusing and extremely frustrating. To this day, I still have no answers as to why my escrow account was seemingly arbitrarily re-analyzed by the mortgage company. They refuse to answer my questions in that regard. The refund check that has been allegedly issued to me has also failed to arrive. This indiscriminate and sudden analysis that resulted in a significant increase in my mortgage payment is very concerning and at a minimum, indicates poor management. The issue has caused me a significant amount of financial hardship as I need to come up with an additional {$300.00} for this month 's mortgage payment. I have also spent an inordinate amount of time contacting the mortgage company to obtain updates, in addition to doing their legwork for them, as they seem incapable of initiating contact or doing their own research.

The mortgage company is Sierra Pacific. The servicing company is XXXX. XX/XX/2023... monthly mortgage payment increase from {$930.00} to {$960.00}. XX/XX/2023... I was able to reach customer service at XXXX who blamed the increase on my insurance company. Contacted XXXX XXXX insurance company and together determined the insurance rate increase only accounted for {$43.00} yearly. ( {$3.00} mo ) I then contacted XXXX XXXX rep XXXX XXXX who provided me with escrow analysis. It showed a " shortage adjustment '' of {$660.00}! XXXX put me in touch with another XXXX rep who explained that this charge was due to the escrow being paid in a different month than before. His solution to return my mortgage payment to where it was before was either pay the additional XXXX, or just wait 2 years and it will be paid. Unacceptable. I did my part paying the mortgage on time every month, someone over there made the error. What is to prevent another " shortage adjustment '' later on? XX/XX/XXXX ... I went into covid forebearance and was ready to start paying inXX/XX/2021. I was advised to let me forebearmace end even though I was also told that there was an automatic option of modifying my loan and setting it to market interest rates with my balance added to the end of the loan. I requested in XXXX and they didnt process until XXXX. I was told I didnt have to make my XXXX Payment I order for my loan modification to begin. I paid in XXXX and received paperwork in the mail offering me options Like I hadnt already requested a loan modification. I paid my mortgage in XXXX and for XXXX. I called to say and they still have not even processed the paperwork for a loan mod for me despite knowing that I have lost income and am entitled to a loan mod. They said they would give an update at the end of the week. However this is an internal update and provides me no relief or guidance as to the process and where it is at. I feel like Sierra pacific mortgage is intentionally dragging their feet on my loan mod because it isnt a new loan. They are using the excuse that they are busy, yet a conventional loan will Close and fund in 30 days. It feels discriminatory and maybe delaying to hope that the market interest rate rises prior to them modifying my loan.

My mortgage company, Sierra Pacific Mortgage, was late paying my hazard insurance. I called them multiple times leading up to the expiration date to confirm they had paid. Each time they told me the check was in the mail as a batch payment to the insurance company. But because they waited until the last moment to distribute that payment, my insurance company cancelled my homeowners insurance. I was without coverage during a major fire season in California, in an area that was evacuated due to wildfires. I made the payment myself via a credit card. I was charged a fee for having my policy reinstated. My insurance company told me they would reimburse me if/when they received the mortgage payment from the lender. But, they'd need to hold onto my payment ( {$1100.00} ) for 20 days as was state regulation. Meanwhile, my mortgage company sent me a letter telling me my insurance had expired! If my lender had made the payment in a responsible and timely manner, this would not have happened. Thankfully, I had the ability to charge this onto a credit card. I'm sure there are others who don't have the resources to do so. Sierra Pacific Mortgage 's payment policy negates the point of an escrow account and puts homeowners at risk.

On XX/XX/2018 I initiated an online payment to my mortgage company Sierra Pacific for loan number XXXX in the amount of {$1900.00}. My bank sent off payment and debited my checking account for that amount on the XX/XX/XXXX. In XX/XX/XXXX I received several " automated robot calls '' telling me to call Sierra Pacific, having left no reason for calling and the vague nature of the calls, I assumed these calls are a scam I did not return the calls. I got back from vacation and found a past due notice from Sierra Pacific. I contacted Sierra Pacific on XX/XX/2018 and supplied a screen shot of my account showing that the check was sent and debited from my account. They responded that they needed a copy of the check front and back OR a electronic transmittal form, they also mentioned that they cancelled my ticket #. I sent in the electronic transmittal form to Sierra Pacific and called them up. The lady mentioned that my ticket was closed, but the investigation was open. I sent in my mortgage payment for XX/XX/XXXX on XX/XX/2018 and I am worried that that might be lost as well. I am uncertain what to do and I am worried about the negative impact on my credit. I recently refinanced my mortgage with XXXX who paid off my Sierra Pacific Mortgage on XX/XX/2019. Unfortunately, I did not remove my ACH so my usual mortgage payment of {$1600.00} was also withdrawn. On XX/XX/2019 I called Sierra Pacific Mortgage at XXXX XXXX. and spoke to XXXX and requested that they reverse the ACH. She told me that they would try to do that, but if anything I would receive a refund within 5-10 business daysbut that it would be closer to 3 days, since it is just a refund/overpayment. I also emailed XXXX to reverse the ACH also and per Sierra Pacifics request, I emailed the proof that the payment was withdrawn from my account. I never received my refund but I did receive a letter dated XX/XX/2019, that my refund would be made within ten business days. I just called today, XX/XX/2019 and I asked to find out when my refund was made and I was told by XXXX that the refund has not been made yet. This is MY money for an overpaymentthere is no reason why I do not already have these funds. They know that my account was paid in full and they put those funds in unapplied funds. This is terrible, I will never do business with Sierra Pacific again and they need to overnight MY money.

My close date is Friday XX/XX/XXXX and I was expecting a 3.625 % interest rate per a XX/XX/ email from my lender at Sierra Pacific Mortgage. On Monday XX/XX/XXXX I was texting my lender asking if rates had dipped due to news about the Coronavirus he said no. Then I said at least we are locked in at 3.75 %. Thats what I said but in reality shouldve been 3.625 %. He never mentioned anything. A similar conversation took place a few more times and the issue was always skirted. I understand that this is my responsibility to make sure I am locked but I assumed all was good by him not mentioning it. Anyway, last Friday XX/XX/XXXX when it was to till late for me to turn back on my closing ( would blow the whole sale ) he tells me rates spiked to a 5.75 % and tells Me we never locked in. Never once said anything to me about not being locked in, although he will tell you he offered several times. Any email or text chain I have would suggest otherwise. I asked for no closing costs to offset the over {$500.00} increase in mortgage payment from what I was expecting and he said he wouldnt do it. I paid off my mortgage in full on XX/XX/XXXX with Sierra Pacific Mortgage Company. Due to escrow closing earlier than expected, I overpaid by about 2,000 , and my mortgage company said I would be issued a refund check. I had originally submitted a change of address form to my new address in XX/XX/XXXX of this year, but my mortgage company did not process this change in address and failed to tell this to me. Then, I called my mortgage company after closing, and they said they would mail the refund check to my new address. In XX/XX/XXXX, I called to inquire about the status of my refund, and they said they had mailed it to my old address - the house I sold in XX/XX/XXXX!!! I have since gone back and forth with them multiple times, and they still have not sent me my refund check to my new address, even though I keep sending them all of the forms and documents they ask for. I call each week, and each week they say they will take care of it, but then next week, the new person says the previous person didn't complete the required actions. They also refuse to call me when they have done anything, and insist I keep calling them for status.

Three months ago we secured a {$100000.00}, fixed rate mortgage from Sierra Pacific Mortgage Co. in XXXX XXXX. The credit scrutiny we received was unbelievable. It was a full time job providing all the proof and letters and photocopies of bank statements and drivers licenses. After a full month of this intense documentation we got our loan and were presented with a pile of documents to sign that was about XXXX inches tall. It is ridiculous to think anyone could possible read and understand all of the documents that were presented to us that day. We were shocked to find that two weeks later Sierra Pacific had sold our loan to XXXX XXXX in XXXX and two weeks after that XXXX sold the loan to XXXX XXXX in XXXX. WE HAVE ONLY HAD THE PROPERTY FOR THREE MONTHS AND WE ARE ON OUR THIRD LENDER. I would like to know if there is a limit to this loan selling. Each time this happens we have to send more documentation to have the payments " auto deducted '' from our checking, Meanwhile all of our credit information is travelling from company to company all across the United States, I want it to stop.

A payment was made by the property management company handling my account on my behalf. The payment was made on XX/XX/XXXX. I was notified by my mortgage company that may payment had not been made and that I was going to have a negative mark on my credit if it was not resolved. I immediately reached out to my property manager who confirmed that the payment was made, and that the check was cashed by the mortgage company. In good faith they made a payment immediately and reached out to the mortgage company XX/XX/XXXX. Since then we have received the run around from the mortgage company, and have spent countless hours on hold, being told it is being looked into. They do acknowledge the check being received but at this time unable to locate where the funds are. We have talked to several supervisors, and each of them promise to get this resolved within 24-48 hours, and then they no longer return our calls. As of today XX/XX/XXXX, this issue has yet to be resolved, and we are no closer to this issue being taken care of.

XXXX XXXX at Sierra Pacific Mortgage XXXX promised a {$5000.00} sellers concession then left it off the closing document. I had to ask for it then she added it back. Then I realized the tried to charge me XXXX XXXX in XXXX XXXX XXXX when I am a 100 % XXXX XXXX XXXX. I had given them documentation ahead of time and reminded them of this multiple time. After they fixed the XXXX funding fees I noticed that the Origination fee went up from 1.044 % to 1.097 %. I confronted them that XXXX loans can not be charged more than 1 % in Origination fees before they lowered it. Finally they are double charging me two months of insurance on the home for a total of XXXX prepaid months as well as charging me 10 months of property taxes in advance when they know I will be exempt from property taxes in Maryland due to my 100 % XXXX XXXX XXXX XXXX XXXX. I fought with them about prepaying so many months in taxes and they would not budge saying I would get reimbursed. XXXX has been a nightmare to work with.

I contacted my current mortgage company to refinance my existing home loan. I have provided all the information necessary. I had my property appraised and they were able to lock a desirable interest rate. I was following-up on the status of the refinance since I have not heard from them and found out that the employee handling the loan has left the company. I called customer service and it took them a while to get back at me. I was finally able to get a hold of the right person. They were responsive for few days and have now ignored me. I had to apply to another financial institution. With the move, I have to get another appraisal. The worst part is I can not get the same lower interest rate. Why do I have to suffer because the Company has no policy in transitioning client files when an employee leaves. Also, why are they now ignoring me after realizing they are unable to provide the same lower interest rate that was locked but expired because of their own doing.

Beginning in XX/XX/XXXX of this year we began working with a mortgage loan officer to secure an FHA loan. During this process we disclosed to the loan officer that we had a federal tax lien and that we had been on a payment plan with the IRS for over two years having never missed a payment. The loan officer assured us that as long as we could show a consistent payment plan for a year that we would satisfy the requirements of securing an FHA loan. Documentation was provided to the loan officer, including bank statements showing the IRS debit and IRS documentation about the payment plan. As we moved forward on the contract for the property, all documents required for the loan were submitted to underwriting. Underwriting came back, and as a condition said we had to pay our current year and back taxes ( tax year XX/XX/XXXX ). We believe we have been misled by the loan officer and as a result this has cost us a substantial amount of time and money.

My wife and I recently purchased a mortgage loan from Sierra Pacific Mortgage Company who has since sold it on XXXX XXXX, 2015 to XXXX. We received a letter on XXXX XXXX stating that they purchased our loan and all payments should go to them. Problem is is that we already sent a payment to Sierra Pacific on XXXX XXXX, who was suppose to send our payment to XXXX. XXXX is aware of this but is showing a balance on our stubs for that payment and keeps call us about it even though we faxed them our check copy. XXXX has not received our money from Sierra Pacific and harasses us for the payment. Our payments are on every XXXX of the month so we would have to make the payment to Sierra because the letter from XXXX was dated the XXXX. XXXX also assumes that we are having trouble making the payments and one rep said we were " poor ''. My wife an I make enough money to cover our mortgage and do n't need to be belittled or harassed.

In XX/XX/2020, we sold our house at the address XXXX XXXX XXXX XXXX XXXX, MA XXXX and paid off the loan. There was an escrow balance of {$2400.00}. There was also interest on escrow of {$10.00}. Have be working with Sierra Pacific Mortgage on assuming an existing mortgage for over a year. I found out today that I was not talking to Sierra Pacific Mortgage directly but to a loan serving company for them. XX/XX/2019 and XX/XX/2019 sent loan package to " XXXX XXXX XXXX, XXXX XXXX XXXX, XXXX XXXX, IL XXXX ''. Their Corporate offices are in XXXX, CA XXXX that I found out today. I applied twice to the XXXX XXXX address and was charge a {$900.00} ea time to assume the existing loan and was denied both times. I called the corporate office today to see if a refi of the loan will be a better option and explained my experience with their Special loan dept about the assumption. That is when I found out that no Sierra Pacific loans are assumable and they do not have a Special loan dept. For a hole year I was talking to? Have all the documentation, was told after I assume the loan It would not be assumable again.

We requested to our mortgage company to remove the PMI. They stated that a letter would be sent once the request was processed. Two weeks later, we followed up and were told the same thing. Another few weeks pass, and after another follow up, we are told letter will be sent. Finally, after 4 weeks a letter arrives stating that our request was denied due to XXXX late payment, and a new request can be made after 1 year. So, one year later and no late payments we make a new request to remove the PMI. After 1.5 weeks, we receive a letter denying our request, and no specific reason is stated. Rather a supplemental document is attached outlining the investors guidelines. This mortgage company is basing the current LTV on an appraisal done 2+ years ago. They are not allowing us to reappraise the home so that the current LTV can be generated and considered.

My loan was recently sold by Sierra Pacific to XXXX. The effective date for the sale of the loan was XX/XX/2020. I was advised by Sierra Pacific that I needed to make payments to them through XXXX and then start paying XXXX. However, Sierra Pacific has not sent these payments to XXXX. I have tried several times to request Sierra Pacific Mortgage to update my tax lines and reach out directly to my tax assessor office as they did a corrected secure tax bill land not a supplemental. Sierra Pacific Mortgage Company sent at least XXXX closing disclosures all said the Points to buy down the loan would be {$2600.00} at first then {$2900.00}, however on the day we closed the loan it was {$5700.00} plus a commitment fee of {$790.00} and a processing fee of {$750.00} for a loan amount of {$110000.00} They also asked us to send copies of bank statements with full account numbers to them via email, asked us to send the same documents several times that we had already sent, asked for many new items on the last few weeks of the loan closing, & even asked for more documents after it closed. They took over 2 months to give us the loan asking for things in bits and pieces instead of a list at the beginning.

I opted in for a forbearance with my mortgage company Sierra Pacific earlier this year due to COVID19 however, I NEVER stopped paying my month 's balance due and was never late.
