I was applying a XXXX Home Loan/ with Cash Out with my XXXX existing Home Loan with Strong Home Mortgage , LLC, on XX/XX/2022 and was promised that it approved, and can make the XXXX Home Loan even I have told the Representative that I was already turned down by some other companies. Loan number ID # XXXX MIC # XXXX. But this Strong Home Mortgage promised me and he said he can do it for me with the interest rate of 4.125 % and he asked to me most of the standards XXXX Home Loan documents and I have provided, paid the XXXX Appraisal, and the Termite Inspection from my own pockets, the Representative kept on asking to me some more documents and more banks Statements and plus my divorced all pages of documents and my retirements letters from my sources of incomes. So I did all of that but he said again, they needed more documents to have it turn over to the under writers and I said okay email to me of what was needed more, and I have provided all of those requested documents to the company portal and to the Representative who was asking those documents from me. He said Im going to lock in your interest rates at 4.125 % so that I am not paying too much in the time for closing the escrow. First he promised to closed the escrow on XX/XX/2022, and I tried to call, by texts and email leave messages but no one answered or to call me back? So, I called back within next week, emailed and texted asking to communicates with me about my submitted Home XXXX with XXXX XXXX and what is the progresses? He called me about the middle of the week and he said to me that our company is having lay off and he is working too hard to close my Home Loan. He sent to me the first Loan Estimate of my Loan and I was too happy and he gave me a lot of hopes. It stated their my estimated loan amount, interest rate, Estimated monthly payments, and the total cost of my Home XXXX with Cash out. Then the second times he told me he needed more information about my Score and the 3 credit histories reports after he had pulled out a hard copies reports on my credit histories. Then he said to me, you have a very low credit reports he needed for me to explains why that I have some bad reports? I said well it is totally explained on my credit histories and why plus those are all old once when they updated my credit reports they just transposed the old records to a new reports and I have explained to him that within 2 to 3 months all my credits balance will be paid because I was enrolled with the XXXX XXXX XXXX after over 30 months already and I am in that program to pay and that company will negotiates into discounted balances and if I approved the enrolled credit cards will paid off faster and I only have ( 3 ) more credit cards left and it will be paid off sooner because I have increased my monthly dedicated account to pay it by the XXXX XXXX XXXX, but he said Oh, we will includes all those debts and all your credits to pay off from your Home Loan with us and I said okay go ahead. After that the first attempted the closing of escrow was postponed and he said the underwriters will not take our words as your statements they must hire a second credit reporters to find out about if I was telling the truth, and I said you know people I am getting angry now because not that you just postponed my closing of my Home XXXX Loan with cash out you also investigated me by some second credit reporting agency and asking me a lot of questions by my cell phone and I knew it was not safe to discussed any of my financial by cell phone. So after that no one have contacted me again, I emailed, texted and call after 2 days of that interviewed and I could not get any answers from the Strong Home Mortgage , LLC company that promised to process my Home XXXX Loan with cash out. Now, this company that I am dealing with my XXXX Home Loan sent me in the portal a closing Disclosures because I have question that company for the disclosures and the Estimated of what will cost me to close the Escrow and on XX/XX/2022 I was provided an Estimated Closing Disclosure and I have to sign it on line electronically. It says they close the Escrow on XX/XX/2022 and I was hoping that it will close the Escrow. Then I called leave messages again, On XX/XX/2022 I was asking when do I finally sign the final documents and so that I am ready to be at home for them to enter my house for all the Notary Public that this company will come into my house? But after another week, no messages, no answers to my cell -phone calls and emailed and about middle of the next week, some one called me by my cell phone he said, you know what the other Representative have dropped the ball on you I am taking over this Home XXXX Loan with cash out but now the rates will be higher than 5.0 % and I was so furious and I thought that my XXXX Home Loan will close already but I received the bad news that day and he said we will lock up the higher rates for you and it will cost you more to close this escrow and I said I am not going with your company and if your will communicates with me again, you must speak to my Lawyer. So, now I am applying again to another company for the same Home XXXX Home Loan with cash out but now it is higher and more costly to me to close this new Home Loan from company called XXXX XXXX XXXX Loan Number # XXXX. I have applied this new loan on XX/XX/2022 and the interest rate now is more higher than 4.125 % promised and locked by the Strong Home Mortgage, the 1st company I have applied for this Home XXXX Loan with Cash out. My main complain here is no one words when this company promised me to close on the set up dates, lacking of customer service, no follow ups and now it will cost me more to have another company to apply for the same XXXX Home Loan with cash out and I wanted this company to learn something, when you promised to close on that set time and while the lower interest rates is locked it must closed already. Now I would ask for this CFPB teams to make sure that this types of company must to compensates their customers like me that they hassled, promised to and can not executes their promised now it will cost me over {$12000.00} to closed my new applied Home XXXX Loan with cash out because it is now at the rate of 5.875 % and this is the company 's phone number to check it XXXX or XXXX ask for XXXX XXXX XXXX XXXX. Update : I contacted customer service and got no response. It has been over 3 weeks. I then called the mortgage company and was told that customer service should follow up with me, within a day... it's been over a week and no response. Everything was going smoothly, until a significant amount of their staff, including our underwriter, was laid off a matter of days before our closing. Our loan was given to a new underwriter, we were given completely new conditions, many verifying the same information from the previous underwriter, in a different way. We went from being told everything looked good to close, to needing a rate lock extension, that the company refused to pay for, despite the situation. ( With our previous lender, they automatically extended our rate, when the company was behind. ) Furthermore, our loan agent told us she wasn't sure if we could do a rate lock extension, and that our situation " is what it is. '' Neither she nor her manager were available the entire day of the rate lock expiration, until less than XXXX minutes before the rate was set to expire. The loan agent kept saying she'd call back, but then didn't, until XXXX minutes prior to rate lock expiring. I emailed the supervisor the day before with concerns about the rate expiring, with no response. While many advised that we go with a different company, interest rates had significantly increased, and so we stuck it out with this company, to save a significant amount of money. While the regional manager and the company vp took care of the situation moving forward, as far as making sure everything was done in a timely manner to close within the rate lock extension, the company never took ownership of paying for the rate lock, nor apologized for the situation they put us in, or the way it was handled. They also told me if this rate lock expired, they couldn't renew. When I pointed out that they had all of our documents submitted the month prior, and that if they had needed any follow up, they should have requested those documents weeks ago, not on day XXXX of a loan, their response was that it would have been nice if the first underwriter had done that. Anyway, it was an awful experience and I can't believe how poorly the company handled it! While hard or unexpected situations might arise for any company, such as many lay offs, the way they treated us in this situation, which they were entirely responsible for, was horrible. Furthermore, given their affiliation with XXXX, we had high expectations! I would never recommend this company to a friend or wish our situation upon anyone. I can provide any texts, emails etc, showing when docs were provided, when tjey were submitted, etc.

YOUR COMPLAINT I applied for a mortgage to refinance my existing mortgage with Strong Home Mortgage in early XXXX of 2021. That mortgage closed on XX/XX/XXXX with final documents delivered on XX/XX/XXXX and other previous dates. The clear understanding was there would be no escrow payments for taxes or insurance and I would paly those costs directly, as I have done for the past 10-2o years. Strong then sold that mortgage in XXXX to XXXX XXXX XXXX. That reselling came as no surprise as Strong made it clear they would resell the mortgage. However, XXXX advises that I owe escrow payments and I have made it clear to XXXX that was not the " deal '' with Strong. I notified XXXX and Strong if the issue and the problem has not been resolved. In fact, XXXX just advised me today that I must make escrow payments including an immediate payment for taxes. I clearly feel this is an illegal modification of the agreement with Strong. I have attached various documents including : emails from Strong verifying that no escrow payments were to be collected ; recent emails with Strong and XXXX ; Closing Documents clearly showing that I am responsible for making all tax and insurance payments and that no escrow is owed to or to be collected by XXXX. I have told XXXX I will continue to make principal and interest payments as I did on the first mortgage payment on XX/XX/XXXX and will rely on cfpb to resolve the issue. On XX/XX/XXXX I inquired about a cash out refinance with Strong Home Mortgage , LLC. We were assigned a Loan Officer, XXXX XXXX. On XXXX I was completing the assigned documents when I came across a forbearance disclosure form. I contacted XXXX via email and let her know I was currently in a forbearance with the date it was initiated and its expiration. She advised me that we had met the parameters of the refinance with no concern of the forbearance start date ( less than 210 days after the loans first payment ). I followed through with each of the requirements including obtaining a wholesale membership they requested, a home appraisal and termite inspection all at my expense. I was continually reassured that we met the 210 day or 6 payments required by VA. Our closing date has come and gone and I was made aware that we in fact did not meet that requirement and must wait an additional 210 days from the date our first payment was made after the forbearance end date. I've invested time, money and now sacrificed a credit score due to the false claims made by the Strong Home Mortgage loan officer. I have made contact with a superior in the company who seems to be diverting the issue rather than resolving my concerns.

Ive been denied a {>= $1,000,000} mortgage refinance by strong home mortgage underwriters appraised at {$1.00} XXXX dollars because of my deffered compensation retirement income. I was told that my three remaining years was not enough to qualify for the loan. Im over XXXX XXXX XXXX and they did not use my XXXX income which is set up over a period of 23 years. I started the loan process beginning of XXXX of 2020 and locked in a 2.62 % loan. I was notified in the first week of XXXX that I was denied the loan. It took strong home mortgage underwriters five months to come to the decision to deny my loan. In the meantime interest rates have gone up. I really believe Ive been discriminated against because of my age. I have excellent credit more than enough retirement income and excellent cash flow and assets to have qualify for the loan.

Was quoted {$650.00} for appraisal fee on XXXX. When I signed XXXX XXXX XXXX XXXX it changed to {$750.00}. I followed up and lender said after they " verified '' appraisal fee it should have been {$750.00} not the original quoted {$650.00}. I paid {$750.00} for appraisal on XX/XX/XXXX. On XX/XX/XXXX they said the appraisal had changed to {$1400.00}. I emailed same day saying this was a residential property and that {$1400.00} was way out of the ballpark for those services. On XX/XX/XXXX they said they found an appraiser for {$900.00} which I also pushed back. It was my understanding that upon signing the application those items would remain unchanged unless appraisal came back too high or too low. I feel like this company is trying to extort clients by charging excessive fees after the fact.

On XX/XX/2021, Strong Home Mortgage run a hard inquiry on my credit report without my consent lowering my credit score which could impact credit rate for a purchase I have planned for the short term. I got reached out via email by two employees asking me for more information to provide a quote, XXXX XXXX, XXXX & XXXX XXXX, XXXX. I didn't reply their messages since I was not interested anymore in getting a quota. However, they went ahead and run my credit report creating a hard inquiry without my authorization. There is Arsenic in the water XXXX very high will kill my family this was not disclosed to us. The mortgage company did not take a well water test they did take a test from the XXXX XXXX. Which goes against VA XXXX. It is a requirement for a FULL well water test including potable water AND hard metals. SO now we have a house that is uninhabitable. I recently closed a mortgage with Strong Home XXXX, with title services provided by XXXX of California. I signed the paperwork for the mortgage on XX/XX/XXXX at my home. The mobile notary brought only one copy of the paperwork. Since signing the paperwork, the loan has closed, and the lender ( Strong ), the title company ( XXXX ), and the notary ( XXXX XXXX ) have been unable to supply me a copy of the papers that I signed.
