My fiancee and I got approved for a Home loan through Semper Home loans in XXXX. Our loan officers Name is XXXX XXXX XXXX. He Got us approved for FHA loan at 3.5 %. He approved us at XXXX. We met up with him and XXXX and starting looking for Houses. I have a realtor. Her name is XXXX XXXX through XXXX XXXX located out of XXXX XXXX She had advised us to look for houses to fill our needs and to make sure it was FHA XXXX Our loan officer wanted advised us to go through who he knows. But XXXX was licensed in Connecticut because we we re looking in both states. We looked for houses for about 2 to 3 months. we finally found a house that we did not get out bid on. the home was a good home but needed alot of updated. so we made an offer and it got accepted. Our loan offer suggested we have the sellers pay closing fees to help us with the sale. they accepted. we offered XXXX and they would pay the closings. it came to XXXX. So we we started with the deal and had all the inspections done. it took about 3 weeks. we paid for water test XXXX. Pest control XXXX inspection which was XXXX well to be examined which was XXXX. The appraisal was XXXX. The sellers then had things to be fixed. the well to be redrilled. to be at state minimum. the electric box to be redone. the chimney had to be fixed. so then we planned for closing on XXXX. XXXX my loan officer asked for extension stated he need more time he was ready yet. So my realtor asked him what the problem was. He just stated that the inspections took long and we needed more time. the appraisal took over a week to be completed. We planned to close on the XXXX of XXXX and he stated he was not ready again. Told the sellers he was not ready and asked for the 2nd extension. So the sellers came back and stated that after the 3rd extension on the XXXX. they would not grant us another extension. they will move on and put the house back on the market for more money.My loan officer said oh. they cant do that. so anyways my realtor then told them you have to get this loan done immediately because we will loose our deposit a d all the Inspection money we put into the house. well the XXXX of XXXX came and my loan officer told them we were not ready that we needed more documentation on the loan. XXXX neglected to tell ilus we need divorce decrees. clear up something that was stated on my credit report. He was asking us for papers 3 days before we closed on the XXXX ... So he repeated told us we would get the house. We wont loose the house. swore up and down that he spoke to the sellers. Was lieing to our realtor and not answering our calls. called my fiancee to tell him everything was fine and said we would be moving out and moving in there within a few weeks. > I had everything packed. XXXX ordered. I changed my sons school. and enrolled him in to the new school. I changed my mailing address to the new house. XXXX XXXX XXXX. XXXX. the sellers then told us it was time of essence and they would not sell us the house that they are moving on by XXXX. on the XXXX of XXXX. the sellers gave us our deposit back of XXXX but we lost all of the inspection money we put in to the house. I'm asking for them to refund my money back. they agreed to pay for inspections on another house. if I stayed with them to get another loan for another house. I told them that I would not go through them again. XXXX wasted so much of our time not having all our documents ready for our loan. never submitted our loan for the house that we got. I dont feel that he should be doing loans period. He mis lead us. lied to us told me that my realtor just wanted money. along with the sellers. they were undermining him the whole time of the sale. he was committing fraud papers over to them to shut them up. I finally went to his office to pick up my file and he told me me my papers and documents wernt there. they were at his house. He never submitted our loan for what ever reason. the sellers wanted an explanation why he was not ready to close on the date of the XXXX XXXX. He said they didnt need to know. I called XXXX 's boss to complain he said he had no idea what happened. and told me he would process our loan and get us in the house 2 weeks later after all this happened. He was trying to say that he didnt know anything about our loan. He hung up on us a few times and felt like he was recording me. so he emailed us to get our documents back. and I stated that I was very unhappy with semper homes. and XXXX for stringing us along for months. we lost so many houses for under quoting us for a pre approval. He wanted all the sellers to pay closing costs. He kept telling us our loan was allset. I just want my money back. and I dont want him doing this to other families. I had my whole house turned upside down looking for documents he said he did not have when we gave him to him the first time we met. I can go on and on. XXXX 's boss XXXX XXXX told us he would have his attorney speak to the sellers attorney to get our house back. They told us we could rent it until our loan was approved. my realtor told me not to deal with semper home loans. and find another so we could possibly still have a chance to get our house. but the sellers backed out. and put the house back on the market after we paid for all the inspections to be done. so we wouldn't loose out.

My name is XXXX XXXX and I was in the process of closing on a home mortgage loan with Semper Home Loans when I received the unexpected news that due to a disparity between my loan officer and his company my loan would no longer close. I had already signed and completed the closing disclosures, had a date and time set with the closing attorneys for Monday XX/XX/2020 at XXXX XXXX, and all conditions had been met and file was in clear to close. With no reason what so ever upper management simply decided not to close my loan, because they had a disagreement with had stated the file over something not even related to my file. This just doesnt seem right to me specifically as i had nothing to do with such disagreement. I am writing to see if there is anything that can be done. Losing this closing would not only mean losing the home that I have worked hard to obtain, but also the money invested with the inspection, appraisal and other fees as well as my valued time.We have reached out to the state of RI but so far no answer. i have also included the Loan officer 's email to the state of RI with additional details about this case. we are now in the process of doing the loan with another company, which will cost us another appraisal fee. Simply unnecessary. I had worked for Semper Home Loans for 7 years and 4 months until they abruptly terminated my employment yesterday. I am the XXXX XXXX on XXXX XXXX 's loan. To retaliate against me, they have refused to close the loan for XXXX XXXX which they had already approved and issued a closing disclosure indicating a closing would occur on Monday, XX/XX/2020. XXXX XXXX has supplied and signed everything requested of her. This loan should be cleared for closing on Monday. XXXX and her young family and now subject to significant stress and hardship brought on by Semper Home Loans actions. It is my hope that RI DBR will find this action by a regulated lender to be completely unacceptable and that you will compel them to close this loan. I am available to speak with you because I wonder if an entity that would cause such grief and stress for a client is even worthy of being licensed by you to do business in our state or if they should at least be subject to significant penalties for their egregious actions. This is not in line with your own branch manager agreement where you are required to give me 30 days notice of intention to terminate. Nonetheless, your employee XXXX XXXX ( copied here ) certainly didn't do anything to escalate the situation which resulted in XXXX terminating our branch. Why would you ever want to penalize him? Can you please do the right thing and get XXXX and his young family into their new home? All conditions have been fulfilled. His wife is under contract to close next week - she can't start over somewhere else without creating all sorts of inconvenience for multiple parties. I reached out to some of the top agents in my office and they all expressed the same concern that a lender would do this. I understand that the XXXX branch was closed but the loan for my clients was already disclosed and ready to go by this Monday. What caused this abrupt stoppage after my clients invested their time, money, and put their house on the market to be sold during a time like this when we are all going through this pandemic together?

On XX/XX/XXXX, I had been conditionally approved for a mortgage that was closing XX/XX/XXXX with Semper Home Loans. The only two people I have ever spoken to from that company were XXXX XXXX and XXXX XXXX. They assured me that with an extension to XX/XX/XXXX, that would give them enough time to underwrite the file. On XX/XX/XXXX, they told me after I had already signed my closing disclosure, they had made an error doing the calculations for the taxes for the house and that I had to find a way to cut my homeowners insurance in half. TWO DAYS BEFORE CLOSING. I am an insurance agent, myself and I told them that was impossible. And they said let 's see if you pay off a student loan today and it gets cleared, then that should work. So I paid off my {$4200.00} student loan off. And I actually got letters from the student loan office saying that my loan had closed. And they said that was acceptable. Today, on the day of closing, they tell me it's no longer acceptable because it's still pending in your XXXX XXXX account, something I can not control. I also told them worst case scenario that I would pay a higher down payment. They didn't even give me the option. They are nothing but liars. They constantly told me I was going to be clear to close. Over and over and over saying you're going to be clear. They lost me my house and {$10000.00} of earnest money.

SEMPER HOME LOANS , INC. XXXX XXXX XXXX Loan Officer NMLS # XXXX I submitted my initial application on XX/XX/2021 for 2.5 % @ 30 year fixed. He told me I am eligible for {$1000.00} credits as well. I gave all basic info including the SSN for me and my wife, which is all what is required to initiate the application and lock in the rate. I took couple of weeks to upload my bank and income statements and as per FTC site, I have 60 days to submit all documents once I filed initial application and those are required for underwriting processes. No bank has ever asked me to upload all documents within minutes to lock in the rate. However, on XX/XX/2021, I submitted all important documents only to hear that my initial offered rate of 2.5 % is not locked in even after Semper pulled my credit. Also, the loan officer then try lure me to high rate stating I took couple of weeks to upload my income statements, which is only required for underwriting process. I was shocked and came to realize that he is running a scam by luring customers with lower rate and force them with higher rate by using illegal tactics. I request CFPB to kindly look into such illegal tactics and practises and take appropriate action. Thanking you, Sincerely, XXXX XXXX

Back on XX/XX/2021 through XXXX, I found Semper Home Loans that was offering a competitive refinance rate of 2.375 % for a 30 year fixed mortgage. They sent me a list of paperwork that they needed to secure the loan and I responded with everything they asked for within 5 days. I have nearly 60 emails from the four loan originators that I have been dealing with to prove the timeline and delays on their part submitting my information to the underwriters. These delays have now allowed them to claim that the rate lock has expired and that rate is no longer available. How can a mortgage broker be allowed to advertise a rate and then simply use delay tactics to run out the rate lock that causes a substantial loss in the tens of thousands to me over the course of the loan. I'm not sure how much documentation you will need at this point, so I will wait to here back from you before deluding you with files and emails. After doing a refinance, I received a deceptive mail piece. It looks like official paperwork. But it is a trick to get you to call semper home loans.
