I have been a loyal customer of Security National Mortgage for years and never missed a payment. AroundXX/XX/XXXX of 2017, my property sustained water damage from a crack in the outside stucco. I filed a claim with my insurance company and they paid me the proceeds while placing my mortgage company 's name on the check. The mortgage company requested numerous documents before disbursing the money to me for mold remediation and subsequent repairs. I complied with their requests and submitted all of the information they requested. Along the way, I was frequently told that Security National did not receive a document when I clearly had proof of sending it. Additionally, they continually asked for new documents they never requested beforehand, causing the repairs in my house to be stalled for approximately 8 months. I repeatedly called the property damage insurance claim line and asked to speak with managers. The managers were of absolutely no assistance and never returned any of my calls. One day, a representative from the unnamed third party company handling my claim on behalf of Security National discovered there was mold damage reported with my claim. They subsequently assigned me two claim numbers for my property damage claim. ( SIDENOTE : Many of the individuals at the call center admitted to me this was done in error but still have not fixed this particular issue ). They claimed this was the first time they discovered this despite the fact that I informed Security National numerous times via telephone and written documentation that there was mold on my claim. I was subsequently blocked from using Security National 's website and they sent me a packet with all new information that had to be physically mailed to their office, delaying the claim by several more months. I continued to speak with managers who were unable to provide assistance or call me back. Finally, I received some of the proceeds and repairs began on my house. Security National requested that I coordinate an inspection so they can look at the repairs. I complied and set up an inspection. On the day of the inspection, I waited approximately an hour for someone to show up. I then called the inspector and she informed me my inspection was cancelled for an unknown reason. I called the third party company demanding an answer for why the inspection was cancelled and they were unable to provide me any answers. I subsequently called the customer service line of Security National Mortgage and spoke with Customer Service Manager XXXX XXXX. She assured me she would handle the issue. Several weeks went by and i heard nothing from XXXX despite leaving her repeated messages. I called the customer service line again and spoke with another manager named XXXX. I had to arrange for another inspector to come and inspect my property, causing me undue delay and lost income. I kept following up with the third party processing my claim on behalf of Security National and found out they were issuing a check to me for the remaining proceeds to pay for the rest of the work to my house. However, it was revealed that they erroneously placed the name of my mold remediation company on the check so that I could not cash it. I called XXXX again demanding an answer and status on my claim but she continued to fail to call me back. I then spoke with a manager named XXXX who works in the same department who was unable to assist me as well and also failed to return my numerous calls. At all times, Security National Mortgage Company has engaged in a process of undue delay coupled with staggering incompentency and apathy in properly processing my property damage claim. I am now short several thousands of dollars in paying for the repairs to my house but Security National Mortgage Company has failed to disburse the remaining proceeds that are owed to me, even after I complied with all of their requests. Security National Mortgage and its representatives have repeatedly wasted my time while causing me great personal anguish. I want this issue resolved once and for all. Despite my patience and simply request for a solution, they have continued to show wanton apathy in properly handling my claim.

I have various texts and emails, on XX/XX/XXXX I closed a loan with a hard money lender using XXXX XXXX as the loan officer. Never once had he disclosed any fees to me, or that the hard money lender was no licensed. No amortization was given to me as they said it was a interest only. The loan amount was $ XXXX closing fees exceed XXXX. I got this loan as I needed additional money to bridge the sell of my prior home and the purchase of my new home ... after closing on both the sell and purchase (XX/XX/XXXX) I started the loan process to find out they are not able to refi because he isnt licensed and it needs to be a full 6 months ... what he isnt licensed thats not legal. I call the state of Nevada and verify that he has to be licensed, yep. XXXX XXXX XXXX and he tells me I never said he was licensed. Im licensed and thats all that needs to happen ... who carries your loan doesnt matter. Backing up ... title XXXX XXXX is XXXX XXXX XXXX UT, XXXX XXXX is from XXXX XXXX XXXX UT and the lender, XXXX XXXX, works for XXXX Dad and is also is where yes XXXX XXXX XXXX UT. I put over XXXX down. They put me in a loan that I would not be able to get out of without coming back through him. First XXXX title was closer, also named themselves as trustee when XXXX at XXXX XXXX prepared the Note and Deed for the lender ... in speaking to the state, I find out its illegal for XXXX XXXX to record his name as the lender as he is not licensed. After closing I am still thinking I am dealing with a small hard money lender ( as I have in the past - totally licensed ). Nope, I am told to pay XXXX on the first of each month and stick it straight to his account. Wait, yes, an individuals account at XXXX XXXX. The loan amount is XXXX, its interest only and 10 % and payment is XXXX that does not calculate in my mind or past history ... I asked questions and XXXX gives me a run around song and dance telling me again trust me its completely legal. It really doesnt feel legal, I cant refi, the state is telling me it is illegal ... so I reach out to XXXX XXXX office for who he is a loan officer through.. asked to speak to complaince ... explained the loan & asked is this legal? Is this a loan you do? He violated section 32 in fees he charged and its an unlicensed lender and that was never disclosed to me ... compliance is saying we dont do those type of loans can you give me more info, XXXX reaches out the next day. If you dont want to work with me in the future dont call my Corp office. What I did was legal, the only person who needed to be licensed was. I was never disclosed XXXX wasnt licensed. He gives a work address, to an investment company XXXX father owns, and I deposit my loan payments directly into his account. And I am told by XXXX all along its not a trid compliant loan, as of XXXX all lenders in Nevada need to register or license with the state, he did not ... the state asked me to forward all closing documents, as I did. I believe XXXX is a fraud and knowingly stuck me into a loan I would never be able to get out of so he, his father, father employee and childhood friend could financially prosper from my inability to meet the payoff in 1 year and they could foreclosure with all my repairs done and over XXXX equity of cash I put down. Im terrified to pay off any of the balance as I am afraid that hes going to not release the lien, which is illegal for him to be on. Can you please contact the hard money complainace person at the state MLD in NV and work with them to get to a solution for me withnout me loosing the money I put down. Im disababled currently, although I do hold a active real estate broker license. I feel XXXX XXXX with XXXX XXXX mortgage or whatever his company is called has totally taken my kindness as stupidity and has used predatory tactics to set me up for his financial gain.

XXXX XXXX I was told from XXXX XXXX from Security National Mortgage Company if I didn t go with the house her husband was a listing agent with then I couldn t get a loan from her company. Before XXXX XXXX. Day after closing XXXX XXXX She calls me and my husband ( after being approved for the loan ) because she messed up telling me I needed to pay some credit cards off but wanted me to pay XXXX large balance instead of XXXX low balances because she didn t want to have to pay more money for XXXX for a rapid rescore but told me when I did it I would be good to go. Then called me back day after asking for more. Told me to use my rent money bc I wouldn t have to pay it bc I d be in the new house, paid it. Then she calls me Friday XXXX XXXX XXXX and says no wait I need you to pay more stuff off. Came to our house and brought our credit report highlighting all the stuff we needed to pay off. Asked me and my husband different times to sell, our car for a week to lower my DTI. And before all this I told her and my realtor told her not to charge for the apprasial until I was approved bc she has done this with multiple people XXXX. Day of closing saying wait you need to pay XXXX or you cant close so we said you charge nothing until you are sure we are clear to close besides appraisal. She said XXXX your fine stop worrying. She yelled at me and my realtor anytime we asked for anything. Her husband was the listing agent on the house so she kept pushing me to get it saying we have to get the contract in right now so just go with this XXXX. Told me to accept full asking price bc I qualified I had nothing to worry about only a XXXX a month difference from what we were countering with. I asked for all of closing to be paid and whenever me our my realtor asked for anything or wanted to know where we were she would yell at us telling us we were bothering her and she ca n't get anything done with us on the phone. I could n't believe the way she talked to me. I would say you are being so mean she would say I 'm not being mean do n't you want me to get this done if so leave me alone. She kept telling me you are fine you qualify for the house and gave me a approval letter and told me to stop worrying I was more than fine she promised me I had nothing to worry about. She ordered insurance and I had to pay a deposit along with I turned on the bills thinking I was moving that day. Boxed my whole house up bought all the supplies for it. She charged appraisal XXXX, I paid inspection, and pest at least a week of electricity, insurance deposit and all moving supplies. This has been a nightmare and when I told her I didn t have any more money after she asked if she could call my mother bc she kept calling her telling her everything what I needed to make her feel bad so she would pay it ( which i didnt give her permission to do ). I told her no if she called my mom again i would report her. So she sent me a denial letter instead of letting me look for a house that I could afford. So now Im out a whole bunch of money and still no house. Im heartbroken this was my first time buying a home and scares me to ever try again. What is sad is even during the last few days I have heard of her doing it to XXXX or more people recently. I am so upset.

Security National Mortgage ( SNM ) said I was good for a mortgage on property up to {$300000.00}. They wrote a letter to that effect. Before making an offer on the property, I called SNM and asked if they would lend on a property in a development that was more than 50 % non-owner occupied. I was told she would get back to me. I received a phone call stating, yes they would. On XX/XX/XXXX, I made an offer on the property, based on the information that SNM would loan to me on such a property. It was to be a conventional loan with a 25 % down payment. I ordered an appraisal, a home inspection, and continued with plans to go out of state to see the property. On XX/XX/XXXX we found out the property was not a townhouse, but rather a condo. I asked for rate quotes and received these on XX/XX/XXXX It took me a night to determine if I wanted to go ahead with the purchase, knowing it is a condo. I decided to do so. SNM sent me written loan approval on XX/XX/XXXX. The financing approval deadline, in the purchase contract ( of which SNM has a copy ) was XX/XX/XXXX. At no point did I, or my realtor, receive any indication there was a problem with financing prior to this deadline. One day after we were supposed to close on the deal, on XX/XX/XXXX, I hear from the loan processor that the underwriter said, This is not an eligible project. Having gone forward with this offer, based on information from SNM and their continued movement forward, for example, ordering a condo certification fee, I spent thousands. SNC never had to loan me on the property. When they learned it was a condo, they could have let me know they were not willing to finance it. Instead they kept moving forward, adding more fees passing the financing deadline ( so I lost my deposit ), waiting until the day after the property was supposed to close, to tell me they would not do the loan. When I requested a refund of expenses I incurred based on information they provided, they said it was the realtor 's fault. Then they said it was the seller 's fault. They suggested I request my deposit back from the title company and even suggested it was my fault. This shifting responsibility and pointing blame at injured parties would be humorous if it were not for the thousands of dollars SNM cost me due to their poor work and misleading information.

I applied for a mortgage on XXXX XXXX XXXX after having an offer accepted to buy a townehome at XXXX XXXX XXXX XXXX XXXX XXXX XXXX, UT XXXX. The amount settled on was XXXX with 5 % down and a loan of XXXX. At the time, I had XXXX in savings and XXXX in a joint savings. I used XXXX for earnest money, and XXXX was transferred to my personal savings for a down payment. With XXXX I still would need about XXXX for a down payment, which I knew I would get with my yearly bonus of about XXXX plus my tax return, XXXX, and XXXX fed and state, sale of stock, XXXX. Plus about XXXX more from bi-weekly savings over XXXX pay periods. However, I was concerned my bonus and/or taxes would not be available by the time of closing at XXXX XXXX and I could not talk the seller into closing on a later date, so I asked my dad for a loan. The very first time I ever borrowed money from any relative. I asked my dad for a loan of XXXX to cover closing in case I did not have enough by XXXX XXXX. My dad said, why do n't we make it XXXX? I think he just wanted to help. I did n't need XXXX, but I have to admit, it would be nice to have a little extra for the first year of home ownership. So I agreed to take XXXX and pay it back within 40 months plus XXXX. Now Security National is trying to make me write it up as a gift so they can cover their butt for lack of a better term. Apparently I ca n't take a low interest loan from my parent even when my debt to income ratio is way under the loan payment. Mortgage companies have no problem giving me a loan up to 43 % of my earnings, which I could n't afford, but will not accept the fact that my dad loaned me XXXX. Of the XXXX I borrowed from my dad, XXXX was invested in XXXX stock and XXXX invested in XXXX XXXX, XXXX XXXX loans. The other XXXX is sitting in my savings. I plan on using XXXX for moving, furniture, window treatments etc.. and the rest use to pay back my dad. But Security National says I can not count the money I put in XXXX or XXXX as money for a down payment OR the money on loan from my dad rendering it useless. If that is the case, then I will not have enough money allocated for a down payment, even though I have more than enough money for a down payment.

I was pre- approved for the loan 6 months or more prior to the loan being issued. Closer to the loan date I was asked for more information all of which I provided in a timely manner ( less than 48hrs ). I was using a program that claimed to rent out my previous home while I purchased a new Home. I had a signed lease agreement from he leasing company guaranteeing me a certain amount x 3 years and this was a company used by the builder who built my home. Also the loan company was recommended to me by the builder. About a week prior to closing I was told I needed a signed lease agreement by a tenant ; I was told I could fake one but I was uncomfortable with this legally. After I made my concerns heard, I was told they could appraise my previous home and they would rush this. It all went through but I was not informed that my closing date would be pushed back ; this lead to 3 extra nights in a hotel, my furniture being placed into storage and all of our screws to re-connect our furniture being lost and a lot of stress. I complained to the company then but they said they can not guarantee a closing date ; a fact that I wish they would have told me several months prior. It was the underwriter who was holding up everything. I have a good job and decent credit with no late payments ever so ... the only thing I could think of the underwriter had concerns about was my race- I am XXXX. I let this go ; I made my first payment early because I had the money and was changing jobs so did n't want anything to be seen late- the check was cashed on XX/XX/XXXX ; my first payment was due XX/XX/XXXX. I received a letter in the mail dated XX/XX/XXXX stating I owed 2 months payments. I emailed and called ; I was told the payment was applied XX/XX/XXXX on the phone but when I logged into the website it said the payment was applied XX/XX/XXXX -- so no letter should have been generated XX/XX/XXXX. Again I feel like they want to cause me XXXX and just assumed I would not pay because I am XXXX. I sent direct complaints to the company x2 with no response. I wonder how many other people have had these issue with this company.

I am a XXXX and have been trying to close on a house for a client since XXXX XXXX. It has been over 115 days since the lender has had the contract. At first they loan was for a VA loan. A few days before we where supposed to close the lender says that my client does n't qualify for a VA loan. Something that should have been figured out in the Pre approval process. Did you serve two years or more? Or did you do a full tour? My client did n't meet that requirement. But he paid for a VA appraisal. So then we switched the loan to a FHA loan. We extended the close another 30+ days and extended a again after that. The sellers where very nice in extending and they had a contingent house based on the closing of this transaction. The FHA appraisal took forever and once it came back did n't get uploaded correctly. With all of the issues that this loan has had you would think that the lender would have been in constant contact. I heard from the loan officer 4 times on the phone after I would have to call him repeatedly to get a answer. I went over his head to the branch manager and she did n't know anything was wrong with the loan. The Lender had no since of urgency in getting this transaction closed. With the lack of communication from the lenders and that they kept making promises to close the loan yet week after week it did n't happen. My clients have now lost the home that they where trying to buy and they do n't have a place to live because they had to give a notice that they where moving. They have spent over {$1500.00} to try and get this home and have nothing to show for it. And because they are a FHA loan they might not have the funds to go after another home with all of the costs of inspections, appraisals, and the 3.5 % down payment. Through out this hole process the lender has taken no responsibility and has dropped the ball many times. I feel bad for my clients because at the end of the day he did serve our military and they do n't deserve to be not cared about by a big lender.

The loan officer XXXX XXXX with SECURITY NATIONAL MORTGAGE gave a pre-qualification for {$230.00} to buyers making a little bit over XXXX p/year. Once under contract and within 2 weeks to close escrow she gave a denial letter saying that the buyers did n't get approved because they do n't get paid by the hour as they told her but they get paid by piece. She had the XXXX and paycheck stubs from the buyers since the day they applied for the loan and it 's very clear that they are getting paid by piece. She lied to the sellers agent by saying that the buyers lied to her and when she realized that the buyers were going to lose their earnest money for being dishonest she back out of her story saying that it was their supervisor who miss-informed them and that they did n't know that they get paid only by piece. However it is very clear in their pay check stubs and XXXX how they get paid.and how much. If she were to look at those documents for one minute she would realize that they do not qualify for a {$1500.00} monthly payment when between the XXXX of them have made {$21000.00} this year and it is evident ( on the paycheck stubs and XXXX ) that they get paid by piece not hourly. Her negligence cause the seller to lose XXXX other offers that were submitted for the house and has created a big hardship as she needed to sell her house right away to comply with other obligations. Because of her negligence the buyers lost money having an inspection done on a house that they were not going to be able to buy as in reality they do n't qualify for a hose in this price range. She gave a pre-qualification an issued XXXX XXXX saying that the buyers were approved for this loan when the reality is that they were never going to be able to purchase the house they were under contract.

I applied for a pre-approval with Security National Mortgage Company and was told that I was approved, but the mortgage broker did not want to give a set amount so that I would not go too the higher end of the approved amount. I picked a home, put an earnest deposit and followed all instructions. 3 months in and no closing has been done, I 've been told I can not get my deposit or inspection money back and am now being told that in order to be approved, I have to sell my current residence. I never received a pre-approval letter from the lender or broker and now the selling agent has informed me that the pre-approval letter he received was forged and not valid. The mortgage broker I was working with was offered to do a mock sale, " XXXX XXXX '' sale in his words, in order to pre-approve me and at XXXX point asked for my daughter 's social security number to make it seem as if we were selling the house to her. He would avoid my calls and eventually I was told he no longer worked for the company. I called the bank yesterday to file a complaint and was told I had the wrong number. I clarified who I was calling for and my reasoning, then was told that an investigation was going to be done and that I would receive a call back. Within 5-10 minutes of hanging up, I received a call back from the original broker, XXXX, asking why I had filed a report and that the money should be returned by the seller. He said he would call the seller 's agent and hung up. I then contacted the seller 's agent, XXXX, and he verified that he has not ( yesterday nor today ) received a call from Security National or from XXXX in regards to this situation. I 'm losing out on money because this company did not do their job correctly and did not provide due diligence either.

Because of multiple errors on the part of my mortgage escrow account, I have asked that the mortgage company let me out of my escrow account. This the the 3rd time I have made this request. Each time I make a request I am given a different excuse as to why this can't be accomplished. This year, I changed insurance companies, and notified them of this. They proceeded to pay BOTH insurance companies putting my escrow into a negative balance. Even though I contacted them immediately, they forced me to pay 2 mortgage payments of almost {$200.00} more than my previous payments. I have no idea where the extra money went, but it doesn't appear to be in my escrow account. Here are the excuses that have been given to me by my mortgage company. 1. I had one late payment in the first year. This is true, because I misunderstood how long I had to pay after the due date of the 1st. 2. I was told I did not have a conventional loan. After looking into this, I found that I DID HAVE a conventional loan. 3. I was then told that the investors did not allow me to pay my own insurance & taxes. I had an attorney look into my paperwork and I have contacted the company that did the closing for me and they both agree that # 2 excuse & # 3 excuse are nor valid. No where in my mortgage contract does it state that I have anything other than a CONVENTIONAL LOAN, not does it state that the investor does not allow me to pay my own insurance & taxes.

I closed on my conventional loan 1 year ago this month. 2 weeks ago I was notified of a payment hike to my mortgage payment due to intentional escrow shortage by my mortgage company.

I believe this is a case of mortgage fraud.

I ca n't afford to make this payment now for the next couple of years while my escrow ( s ) try and catch up.

Please help me right this wrong. I do n't want to lose my home. According to my title company ( and they proved this via email they recently sent me ) the accurate tax information was sent to the mortgage co.a month prior to my closing. Mortgage disregarded this information. The form they used a few days before I closed, clearly does not reflect school taxes plus both counties. Also, I paid my home owners insurance in full when I closed. This really makes my debt ratio way off now and since closing on this loan, I made other financial commitments therefore.

Based on what I have seen with the documents I have, I believe they did this intentionally so that I could be approved.

11 months have gone by with no one telling me I have an enormous escrow shortage!

Applied for Home loan in the early part of XXXX, got pre-approved. Was told to find a house and submit a contract, we were good to go. Found a home and securing contract on XXXX XXXX, so by this time they had all our paperwork for at least six weeks. Had 21 day contingency on Financing, asked the lender on day XXXX if we have loan for sure, We were told yes we were fine, not to back out-it was closing, otherwise we would back out. So then went through and had inspection {$450.00} then {$1000.00} earnest, then appraisal {$520.00}, {$100.00} option money. Then the week of closing she tells us we needed an extension because an FHA form ( which is usually signed by XXXX parties at title ) was not signed by XXXX parties and the end of the month held us up. We had to postponed closing for 1 more week. Then 2 days before the second closing date she still needed a document from the IRS. She told us to repeatedly call the IRS until we found someone who would fax this document which usually has to be ordered, with a XXXX21 day turn around per the IRS. Three days before closing we were denied and out {$2000.00} and hopefully no breach of contract from seller, as of now.

I bought a house with the lender Security National Mortgage in XXXX. Less than a month later, the loan was sold to XXXX XXXX. Since XXXX XXXX, I 've made my payments on time with XXXX XXXX but Security National Mortgage is reporting me past due for the past 6 years. I remember receiving a call from Security National Mortgage late XXXX and i agreed to send them a check for the payment amount. I sent the payment and never heard back. I did n't get any letters or any phone calls from them after, that made me believe that everything had been taken care of. Earlier this year, I checked my credit and found they were still reporting my account as past due. I sent a check late XXXX XXXX XXXX XXXX, mistakenly for {$700.00} instead of {$720.00}. But Security National Mortgage continues to report as past due and continues to report the balance as {$720.00}. I am more than happy to pay the {$21.00} that are left, but not before they remove all derogatory information from my credit report. They did not make me aware that the payment had not been received and they continue to report inaccurate information to the credit bureaus.

Me and my wife ( XXXX & XXXX XXXX ) Have been working with XXXX for a few years getting corrected to get a loan. XXXX told us to mean times sitting down with XXXX XXXX and XXXX XXXX and XXXX XXXX we can get financing with him and don't go anywhere else. I did everything That he asked me to do. the loan would be under my wife 's name, she had at the time between 690 & 700 then he and the mortgage said her income is good and we qualify on Statement Loan. At closing, we told we qualify at {$840000.00} and we owed on the at the time {$710000.00} and give {$59000.00} and get into and installment agreement on the balance We then got a subordination letter we could cost with that. Weeks go by then I see new disclosures at {$770000.00} and he told me we had to come up with the {$59000.00} ( what the mortgage said ) XXXX help me get a subordination. then XXXX said we have to come up with the XXXX or get them to let you close with zero at closing and we can do the loan. We have been trying to get all of our original documents divorce decrees tax returns and various other paperwork back from XXXX XXXX at Security National Mortgage in XXXX XXXX XXXX number XXXX XXXX and XXXX XXXX state license Colorado XXXX XXXX for several months now. After several failed attempts to connect with her and broken promises that she would return the documents via mail she is now requesting signatures for transaction that was finalized back in XXXX. We are concerned about the nature of documents she would still need signatures on this many months out I 'm concerned about her unwillingness or inability to return our original documents that were trusted with her.

Security National Mortgage Company personnel were not honest throughout my process. I am in the process of seeking another lender because they decided to disqualify my loan due to paperwork from my student loan not stating what they desired. In the process, I purchased an appraisal and requested that I receive a copy of it. They keep stating it is in review after the appraiser completed it over a week ago. There should not be a review if the loan is already disqualified. I would love to completely cut ties by receiving the appraisal I specifically paid for and move on with my life. I also feel that others should be warned of this company and its personnel.

Beside usual escrow payments like property taxes and homeowner 's insurance my lender included in the escrow account some supplemental payments like XXXX XXXX XXXX XXXX XXXX XXXX. I was billed for XXXX by the city and paid it by myself. Then I have recognized that my XXXX account is negative ( overpaid ) while I am short with my escrow account. As a result, my monthly mortgage payment increased and it seems that I just lend money to the mortgage company. All my attempts to talk to the customer support ended with their promise to move my request to the proper department, but no one came back to me whatsoever.

We bought a home in 2014. We have never misse a payment. XXXX XXXX XXXX sold our loan to another lender and is now saying we missed a payment in 2014 and have dinged us since. This was part of the loan sold and they are attempting to collect twice what they say is owed. They were never missed inthe first place.
