On XX/XX/2021, three days before I was set to close on a mortgage refinance with GMFS Mortgage ( GMFS , LLC ), a company I already have a mortgage with, I was informed that verbal confirmation of my employment was required after the mortgage company had already reached out to my place of employment and didn't receive the response they hoped for. The response they received was canned, " We will get back to you within 2-3 business days ''. My place of employment is a public university, a quick XXXX search would tell someone if I were employed there. The mortgage company assumed my place of employment was going to openly answer their questions, and when they didn't, I received an email from GMFS letting me know they reached out to my place of employment, they were not given a favorable response in terms of timeline, and they wanted me to put them in contact with someone else. To which I asked for proof that verbal verification of a person 's employment is required if all other necessary information regarding their employment status has been provided. I have provided GMFS all necessary information up to this point to verify my employment : Multiple signed documents about working from home, pay stubs, contract with my employer, etc. I found the request to be highly suspicious because I was told the reason they needed verbal confirmation, even though they had all of my information, was due to COVID-19. At no point in time in the last month was I ever told, verbal confirmation would be needed or that there was concern about the provided information that confirmed I am employed. I sent an email to XXXX XXXX, the person who contacted me about needing verbal verification, to inform him I found the practice to be odd and questioned if this practice was racially motivated. On XX/XX/2021, I received an email and call from XXXX XXXX, XXXX XXXX 's supervisor. XXXX XXXX in his email suggested the practice wasn't XXXX, but when I spoke with XXXX by phone, XXXX spoke over me, interrupted me multiple times as I attempted to express my feelings about what seems to be a racially motivated process and instead of hearing me all the way through, XXXX became enraged by my wish to speak and stated, " You know what I've just decided? We are not going to move forward with this closing. '' And he hung up. XXXX 's interaction with me was sexist and XXXX, he also expressed to me that they have the right to not tell a borrower that they plan to call their employer. Which also sounds odd to me, that a lender can just call around to my current or former employers without my knowledge or authorization from me to ask for information about me. I suggested their practice was racially motivated, I questioned if this policy was part of the mortgage industry, and rather than speak with me about the process and hear my concerns, XXXX took it a step further and denied the refinance two days before closing. My credit history is good. All payments with this company have been on time. I have answered and provided all documentation requested. Yet, when I questioned the policy about verbal verification of employment, I was then denied the loan. That to me, screams problematic behavior.

I currently have my mortgage with GMFS, serviced by XXXX XXXX XXXX XXXX. I have had continuous problems over the past several months. On XX/XX/2020 I inquired through their web portal about any assistance being offered during the COVID-19 pandemic. I received a response back on XX/XX/2020 advising me of the terms and conditions of a forbearance program and that my account may be eligible. After reviewing the terms and conditions I responded back via the web portal on XX/XX/2020 advising I would not be interested in taking advantage of the forbearance. On XX/XX/2020 I received a response from XXXX XXXX XXXX advising a request had been put in to stop the forbearance. I made my payment as scheduled for XXXX ; however, I received a robocall within a couple of days advising my forbearance had been approved. I signed on and noticed the payment I made did not apply towards my monthly payments ; however, to unidentified funds. I sent yet another response on XX/XX/2020 advising them I declined the forbearance and I would like my payment corrected. On XX/XX/XXXX I received a response back stating the cancellation was put in on XX/XX/XXXX for forbearance and that my payment would be applied correctly. Keep in mind, I never authorized this forbearance. At this point I assumed all would be well. The exact same thing happened for XXXX and XXXX. After speaking with a supervisor ( I do not remember the date ) I was advised my account did go through the full three months of forbearance ; however, all payments were posted accordingly. I did have to write in and/or call every month to have my payments corrected. It got so bad that I had one associate tell me over the phone that I had only made a partial payment. All of this was eventually straightened out. After all this is said and done, I now have a forbearance on my record with this company and that is not fair. I specifically said I do not want it. Also, I have tried to set up ACH for the past two months. To this day, I keep getting denial letters for ACH because my account is in " Forbearance ''. Once again, this is unfair, as I now don't have something available to me that other customers have available to them, especially when the account should have never been in forbearance. I have spoken with two associates regarding this and they could not give me a reason as to why the ACH is getting kicked back for forbearance. The management team does not make themselves readily available for escalated situations rather you have to wait on them to call you whenever they have free time. I feel as though I am stuck. I can not easily go out and refinance my house as that usually cost a nice chunk of money out of pocket ; therefore, I have to be subjected to the poor service and having things on my record I didn't ask for.

I tried to pay my mortgage on XX/XX/XXXX. The payment came back NSF. I transferred the small amount I had in savings to my checking account to cover it and called the bank to ask if the payment would reprocess. They told me to call GMFS. GMFS told me that it would NOT reprocess and that I would have to make another payment. I asked several times to make sure it would not be taken out of my account twice. The rep assured me it would not, so I made another payment on XX/XX/XXXX for {$890.00}. When I looked at my account the next day, ANOTHER payment for {$890.00} was taken out titled " Retry payment. '' So the customer service rep lied to me. I called immediately after I figured this out and had to wait for a callback. When they called back, the rep told me he put in a request to refund and escalated it to a supervisor. Two weeks later, I still had not received my refund. Meanwhile, I could not pay ANY other bills during this time because GMFS had my money. I called again on XX/XX/ and again had to wait hours for a callback. I was told that the request for a refund had been DENIED, but they could not give me a reason why. I asked for a supervisor and waited for her to answer. The supervisor said she would have to check with someone else and would call me back in an hour. She never called back. I started messaging GMFS on XXXX because they seemed to be more responsive on that platform. Finally another rep called me and told me they would send a check out in the mail and overnight it. I NEVER RECEIVED THIS CHECK. We are now 3 weeks past the date that my mortgage was taken out twice. I have not been able to pay other bills because of this and have been racking up credit cards to buy food and essentials. I have tried contacting them several more times, but they are so hard to get in contact with right now.

My wife and I ( account holders ) set up an escrow account and automatic payments with GMFS in XXXX of XXXX at the closing of the refinancing of our mortgage. That escrow account was pre-funded during mortgage closing. In XX/XX/XXXX, we received a letter from the Sheriffs office stating that our property taxes were not paid by our escrow company. After numerous phone calls by my wife, the taxes were finally paid - and those taxes are now considered late. Today, XX/XX/XXXX, we notice that our mortgage is no longer being withdrawn from our bank account per the agreement for auto payment. We have now been falsely told that the payments were canceled by myself ( husband ) - first told that i called to cancel them, then told that it was via online web portal when confronted. I have never registered for online access to GMFS, nor have I ever called to access the account or made changes online. This statement is verified by the fact that GMFS does not have any record of either of my email addresses or my mobile number - as confirmed by GMFS 's online registration system. When confronted with the information that someone has fraudulently accessed my account, GMFS showed no interest in any remedy for fraud, and instead told us we had to pay double payments to our mortgage to set up a draft again. It is unacceptable that GMFS refuses to : Acknowledge that an error occurred on their part. Acknowledge that the error may create secondary consequences which require remedy. Acknowledge that an internal security issue exists and required immediate attention. Allow for reinstitution of a bi-weekly draft for account payment without requirement of a double payment due to a GMFS error.

This situation is in regards to the CoVid-19 pandemic that we are all experiencing and trying to get an extension on my mortgage payment. I am currently not working and have applied at several places but no one is interviewing at this time because of the CoVid-19 stay at home order. I contacted my mortgage company and explained the situation and they have nothing in place and they were not willing to provide any relief. They did offer a delay for 3 months but the delay would then be a one time balloon payment of all 3 months. I told them that I was not working and if I could make the 3 payments at the end of the 3 month delay, I would not need a delay. I even referred to some of the guidelines that CFPB has posted, along with the information from the XXXX that has requested that mortgage companies give some relief. They referred to this as a forbearance, by definition, this is not a forbearance. So they were using terms that are misleading and deceptive. My mortgage company told me no, that they do not do that and their tactics to get me to the balloon payment was misleading and deceptive. In essence they were lying to me about how it would worked, which I feel was due to the fact that I have quite a bit of equity in my home, They even made the comment, that the pandemic was not their fault, so they should not have to do that. The person I talked to at GMFS was named XXXX. I even contacted my US Senator 's office to get assistance and they referred me to this site and to file the complaint. Company : GMFS Mortgage. This is about unauthorized charge for PMI from my escrow account. In addition to monthly mortgage payment I sent additional payment towards principal in XX/XX/XXXX to meet 20 % down payment so that I can request to cancel the PMI. My payments were processed by XX/XX/XXXX ( Transaction pages are attached for reference ). I called GMFS customer service and made a request to cancel the PMI. My PMI was cancelled on XX/XX/XXXX ( Cancellation confirmation letter from GMFS is attached for reference ). On XX/XX/XXXX, GMFS debited {$240.00} for private mortgage insurance disbursement. I called GMFS customer service to understand this charge and made requests to refund it, but after several calls ( many times the customer service responses were poor and disappointing ) they said, " that was the payment due for PMI ''. Please note, there was no payment due for PMI, I explained it to the customer service representative. All previous PMI payments were made, this can easily be verified from the transaction pages attached. I made request to transfer my call to supervisor as my request to refund unauthorized charge remained unresolved. They said they can not transfer my call to supervisor, but they said they can setup call back from supervisor. I agreed for the call back option and they said I should get a call from supervisor in next 48 to 72 hours. I did not receive call back from them at all. I made call back requests on these dates : XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. Till date the issue is unresolved. I request you to investigate this issue and have GMFS refund {$240.00} to me.

This is a follow up to complaint : XXXX The servicing company GMFS customer service has been extremely unhelpful throughout this process. My husband and I are trying to payoff his parents mortgage which is held by XXXX XXXX and serviced by GMFS. Every time we call we are getting the run around and not any guidance or ways to help. We were able to resubmit the wire since XXXX withdrew the wire due to lack of all of the information. My husband resubmitted the wire and got confirmation that it was accepted. He then called GMFS to confirm receipt and they said it could be 24-48 hours to give us any information as to if they even received the {$57000.00} in payoff. I am so frustrated with not having anyone truly help us confirm anything. After my calls on XX/XX/XXXX inquiring and looking for guidance which I got some rude customer service rep for the 4th time, I received a text from a XXXX which is an Arizona number right after the customer service rep ended our call. She text the words " XXXX XXXX XXXX and when I responded pretended to not know who this was. I can confirm the call center from GMFS is in Arizona. I am attaching the text and also all of the other information to the original complaint. The woman the I spoke to that I think was the name XXXX or XXXX. She would not give me her NMLS ID or last name.

I have formally requested for PMI to be removed from my account and have been unsuccessful in obtaining help with GMFS. in XX/XX/2020 I paid for an appraisal on my property and it was assessed for close to XXXX. The balance on my loan is XXXX. I requested the removal of PMI on XX/XX/2020 and was told that I would need to pay an additional appraisal that would have to be done through their bank. I asked about the cost and the bank notified me that they would get back to me. In XX/XX/2020 I began the process of refinancing my home and because of COVID, I was unable to complete the process. I req-requested the removal of PMI in XX/XX/2020 and was told that I needed to submit a form for the request to be in writing. The bank keeps declining the removal of the PMI because they are indicating that I was late on one of my mortgage payments. I have spoken to the customer service department at GMFS and they can not locate the date of the late payment and are also confused. The department that reviews the PMI removal requests can not speak to me directly, and I can not get anywhere with them. In the interim, I have now paid PMI for over a year and would like for the PMI insurance to be removed and for me to be reimbursed for the last 16 months.

On XX/XX/XXXX I wrote the company expressing we were having some financial difficulties due to COVID. I asked to postpone my account for 180 days. I received a letter back on XX/XX/XXXX. My automatic draft was stopped and I contacted the mortgage company to make sure my payment still came out since I hadnt heard back about forbearance. I was told my account was good and they received payment. I still have not received a forbearance so on XX/XX/XXXX I paid my mortgage since the automatic payments were stopped by the company. I received a phone call from company on XX/XX/XXXX saying my XXXX payment never came out and they had made an error and paid my account with someone elses funds. I told them that I had asked for a forbearance but I called and the associate told me my account was good and all statements I received said my account was good. I asked them how am I 30 days late when I just made a payment on XX/XX/XXXX. This company has reported to the credit bureaus more than once that I have been 30 days late. I dont understand how this is correct or legal. One I was not aware nor did anyone contact me before XX/XX/XXXX by phone or mail. Second I asked for a forbearance in XXXX and I yet to get it or any correspondence.

My complaint evolves around a mortgage my sister and brother in law applied for via a company called GMFS. I was asked by my sister to gift them {$17000.00}. I agreed to the gift and signed the gift acknowledgement. I had my bank wire the money as I was instructed. Later, the mortgage company asked to see my bank statement. I provided them the first page which clearly shows my name, address, balance amount and the last 4 of my account number. All corresponds with the wired funds the title company already received. I am being asked to provide the additional 3 pages of my bank statement or else my sister and her husband won't be able to close their mortgage. My complaint is where does my right to privacy come into play. I don't want to show this mortgage company my transactions. It is none of their business. I am not applying for a mortgage nor am I signing as a guarantor for this mortgage. I am just the person who is gifting the money. I have a right to privacy. I have nothing to hide and I certainly didn't borrow this money on their behalf. I am just filing a complaint because I have a right to privacy for a loan in which I am not applying for.

There are multiple violations on my credit reports for the GMFS tradeline. I had contacted GMFS to dispute the reporting of my account but they no longer have access to the account information because the service provider had changed. It is still their responsibility to correct the errors. I went a step further and contacted the previous service provider, they have no record of my account. I filed a dispute with the credit bureaus with no success. The violations are ; # 1 Inconsistent and incorrect credit reporting. There are different number of late payments across the credit bureaus. This is an FCRA violation pertaining to inaccurate information being reported. # 2 On 2 of my bureaus, they have failed to report all the prompt payments I had made over the years. This is a violation pertaining to incomplete information being reported. Aside from the current issue I have had a pleasant experience with GMFS. I don't want to but if they can not correct the error then I will have to move forward with an FCRA attorney, if it comes to that, we will also pursue punitive damages.

In XXXX of XXXX my husband was put on permanent XXXX. I was making the payments on my mortgage until Covid hit. I put the loan on deferment for 3 months. The situation with COVID has not improved and I am still not working full time. I have applied for a loan modification on XX/XX/XXXX. To date I am still submitting the same information to them in a different format. I have sent everything needed at 5x just a different format. I have a leave messages to get a call back from my specialist. I do exactly what he says and call the next day and he wants it differently. I received 2 notices of foreclosure and I have been touch with company everyday resubmitting the same information in a different way. I really need some help getting this process moving and the foreclosure notices to stop and help me obtain approval for the modification. I have numerous files and will upload whatever you need. I am sending a few as samples of the documents being sent multiple times with small differences etc.

Dear Team - GMFS , LLC loan processing company has big issues with their IT systems. I had a mortgage payment set up via auto-draft. Please see the attached doc where payments were deducted on the XXXX of each month within 15 days of the grace period. I have never been late on the mortgage payment and they have reported it 30 days late for XXXX, XXXX, XXXX, and XXXX while it was not late. In XXXX, money was in the account and their system had issues and only deducted half payment and I immediately called and paid the remaining which they deducted in XXXX. I do not trust their system so I have removed the auto-draft and manually paying it. I am having XXXX XXXX due to this during this difficult time when you need a good score. My score has dropped with their inaccurate reporting. I spoke to them and they said they will review but have not responded yet.

XXXX XX/XX/2020 I made an additional principal payment. The mortgage company does not apply it to principal even though I requested an additional principal payment. This is the second time this has happened. My bimonthly payments dont not get applied as they are paid and the company refuses to remove PMI even though 80 % of my principal is paid off and the agreement with the original mortgager ( before it was sold to these scammers ) was that it would be removed.

Both my spouse and I are having challenges with work during the COVID-19 stay at home order in Illinois. I reached out to the company that services my loan and was told that a deferred payment was not possible but they did allow not paying for three months but that it would effect our credit and would still be responsible for the missed payments.
