XX/XX/XXXX, I switched homeowner 's insurance. The insurance company ( XXXX XXXX ) sent an invoice to the mortgage company, RP Funding, in XX/XX/XXXX around the same date. RP Funding refused to pay the new insurance claiming that they had already paid the old insurance company. I paid out of pocket, sent cancellations for old and approvals to accept as my new insurance company to the mortgage company. Premium declaration page and other requested information were sent in the fall of XX/XX/XXXX for XXXX XXXX policy to be listed on my insurance policy. Today I found out that premium payment was not made for XXXX XXXX XXXX policy until XX/XX/XXXX. The lie about making a payment to the old insurance and being unable to issue a premium in XX/XX/XXXX for the new insurer is unacceptable behavior causing me to pay over {$3500.00} out of pocket for NO REASON but RP Funding got out of paying my insurance by lying to me. Maybe they didn't lie, maybe they just had ABSOLUTELY NO IDEA what is going on in their own company. Considering that they paid on a cancelled policy, I'm unsure of what the benefit would be to them to lie to me about this. On XX/XX/XXXX, I received a letter from RP Funding stating that XXXX XXXX sent a policy and were requesting payments. RP Funding states they did not receive prior notification of a change in insurers, had no knowledge of our coverage being with XXXX XXXX, and requested I fax my signed authorization to " switch '' to XXXX. I called and spend almost an hour on the phone with a representative. He claimed the leather was actually from last year and means nothing. He claimed to have new carrier info, he claimed that RP Funding is to pay XXXX XXXX and the Flood insurance prior to their renewal date of XX/XX/XXXX. RP Funding has not paid ANY insurance for XX/XX/XXXX at this time-XX/XX/XXXX. I requested a letter to confirm our conversation which I haven't received. On XX/XX/XXXX I received a letter stating that RP Funding received a request from for policy premium payment from XXXX XXXX XXXX XXXX Policy Beginning in XXXX which is the XXXX XXXX policy and are unable to issue payment as they already paid XXXX XXXX XXXX policy beginning XXXX. After another call and about 1.5 hours of time I will never get back, it appears that RP Funding does not know what is happening. RP Funding states they never received a premium request from XXXX XXXX which is XXXX XXXX XXXX Policy beginning in XXXX. Despite the fact that the letter says they paid XXXX policy beginning in XXXX, the rep and the supervisor state this is not true, no payment has been made. Today I found out that they never made a payment to the cancelled XXXX policy beginning in XXXX until XX/XX/XXXX. They lied to me in XX/XX/XXXX and stated they could not pay the new insurance ( XXXX Policy beginning in XXXX ) because they had already paid the old insurance-XXXX policy beginning in XXXX. As a Mortgage company, particularly the insurance department, it is of the utmost importance that that the facts are correct. I have now received 2 letters that have incorrect information, my insurance has NOT been paid or maybe it has. I really have no idea what is going on. My insurance agent is sending me a copy of the premium request that was sent previously and the new one for today. I need my mortgage company to keep the facts straight or at least resolve incorrect information when requested. RP Funding seems to have no grasp on what is happening with my insurance, who my insurance is with, whether they have paid it, whether they paid a different insurance, and finally whether or not a payment was requested by my current insurer. MY request is for the mortgage company to get things right the first time particularly when sending letters, paying or not paying insurance, etc. I should not be given incorrect information that may be detrimental to my mortgage, my home, or my finances unless the mortgage company is SURE they have their facts straight. In this case, no one seemed to know why these letters were sent until I asked for a supervisor. The supervisor did not know either and seemed to be a little bothered that I pointed out these discrepancies, as if I should understand how their internal process works and how a letter that is wrong shouldn't matter? I've made complaints against them in the past for charging me {$79.00} and reporting to credit reporting agencies " late '' payments received on the XX/XX/XXXXdespite the payment coupon showing " payments received AFTER the XX/XX/XXXX will be subject to a late fee ''. These still show on my credit report despite providing the payment coupons and the payment received dates. Additionally, in XX/XX/XXXX, they neglected to make my insurance payment at all and I was lapsed for almost 2 months. AT the time, I was using the XXXX XXXX XXXX policy beginning in XXXX. This is why RP Funding thinks my insurance should renew in XX/XX/XXXX when the policy was actually backdated to the original renewal date of XX/XX/XXXX. There was NO change in insurer at that time and I was very lucky that the insurer understood. Now after the current insurance debacle, it makes me wonder how often home owner policies are lapsed due to non payment by THIS mortgage company. Insurance requires accuracy, it appears that RP Funding lacks accuracy with regards to insurance, insurance payments, letters sent to clients warning about lapsed insurance, and it also seems that they can not tell the truth when it comes down to whether they paid the premium or not. This is not acceptable whether it is intentional lies or whether they really have no clue. If RP Funding can not keep the policies to protect my property active, they shouldn't be allowed to force me to let them manage the policies and payments. I can pay my own insurance much more accurately and reliably than they can.

XXXX XXXX XXXX XXXX, Hurricane Irma struck Florida. This affected XXXX county. The mortgage company offered migitagion for those affected by the hurricane. I called and requested to take advantage of these benefits just prior to the XXXX payment. Shortly after, a letter was received stating that I should expect to receive a packet with my options inside. No packet was received, a call was made to the mortgage company. The loss mitigation department indicated they were not aware of a specific date that the packet should arrive but that it would be on the way. Again, no packet arrived so I called back in early XXXX. At that time I was informed that I should pick one of 3 options and a packet would be created for me with details. Based only on a vague verbal description, I am supposed to make decisions about my finances and my mortgage. Here are the options provided ... Disaster Extend spread the shortage over 60 months, payment will increase an undetermined amount for 60 months, extend the term an undetermined number of months, interest rate may or may not increase Disaster Cap Extend add the shortage to the end of the loan, interest rate stays the same, this extends the term by an undetermined number of months FLEX lowers the payment an undetermined amount, modify loan interest rate and maturity date-both the interest rate and maturity date are undetermined, 480 month maximum term, no prepayment penalty The representative could not answer any questions, provide any details, nor would they allow me to review the details of all three of these " offers '' as they are calling them. The mortgagee is to choose which plan they want based on the descriptions above alone. Although I specifically requested to see 3 of the 3 complete proposals, I will not be allowed to review more than one at a time. It can take up to 30 days from this point to receive the actual proposal complete with numbers that would apply to my account. If I do not like the terms of the " chosen '' plan, I am told that I will have the option to reach out to the loss mitigation department to request a review and modification. Whether the options that I am given after receiving the details on the option I " chose '' at that time will be what should have been offered to survivors of Hurricane Irma could not be verified. I do not feel comfortable that the company is providing me with the details needed to make a decision, in fact, it feels that vital information is being withheld and it is hindering my ability to make an informed decision. The outsourced company who is handling this process for RP Funding has reported that they have tried to reach me numerous times since XX/XX/XXXX. My call records do not agree with this, however, there are numerous calls where no one speaks and they hang up. These calls have been coming the last couple of days ONLY and are the ONLY calls that I can not identify. My payments are being misapplied, I've been charged late fees during this " loan modification process '', my loan payment amounts have been miscommunicated which has caused more confusion on the loan. We only got this far due to the help of one of the actual RP Funding employees who stayed on the call during the transfers to the payment processing team and the loss mitigation disaster specialist team.

My XXXX review for RP Funding. XX/XX/XXXX The company still owe me {$2700.00} in unused escrow due to me since closing on XX/XX/XXXX XXXX that's 121days. Their customer service department have fobbed me off skillfully lying to me since XX/XX/XXXX when they said the refund escrow check will take up to 30 days. They requested the check in their system after another phone call on XX/XX/XXXX ; more incompetence or more delaying it is difficult to tell. More phone calls and their advice is to wait 30-45days from the check request. More phone calls and now it's up to 60 days. I commented politely on the web site and now one replies. My last phone call I lost it and starting shouting which is completely out of character and not something I intended to do but the call center people can not do anything to help or pretend that they are unable. This is affecting my health now but now one cares. {$2700.00} is a lot of money to be out of pocket for most of us. It wouldn't surprise me if RPF go out out of business, so beware. You are better off with XXXX or literally anyone else in my experience. Most companies heavily discount closing costs so this company has nothing special to offer just remarkably poor service to a past customer of over 10 years. My comment on their website that was ignored on XX/XX/XXXX. More context here. I have to say say up until XX/XX/XXXX I had very good experiences with RP Funding. RPF held 3 mortgages for my family since about XXXX. I refinanced my primary residence on XXXX XX/XX/XXXX to bring this long association to a close for now. I received an escrow settlement check in XXXX for {$2700.00}. I work a night shift and after coming home one morning I signed the check in the wrong place invalidating the check potentially. Playing it safe, after my first phone call to RPF on XX/XX/XXXX, I sent the check back to the XXXX XXXX address as instructed and told to check back in two weeks. Two weeks sounds pretty silly right now on XX/XX/XXXX which is 69 days later and I am still without my check or my {$2700.00}. I called o XX/XX/XXXX and multiple other times waiting on the phone to get someone to speak to me. Being told that the process takes 30 days. Someone else said 45 days. I spoke to many people, managers and no-one seemed to know how to do the right thing and get me my money back. I found out that despite my many phone calls there hadnt been a request for a replacement check put in with the company until XX/XX/XXXX a full 41 days after my first phone call. I spoke to a very nice manager named XXXX on XX/XX/XXXX who appeared to do at least something that no-one else had been smart enough to try but it doesnt appear to have helped at all. Then a not so helpful and disinterested manager XXXX on XX/XX/XXXX who said she could really do nothing and speaking to her XXXX was not possible. So, another 7 days have passed and still I am out of pocket to the tune of {$2700.00}. This is obviously not a lot of money for XXXX XXXX but it is for me and my family. I get the feeling that RPF really dont care about me. RPF had my business, made their money and customer service is now for existing customers and not people like me. This really should not be difficult, why cant XXXX XXXX cut me a check right now? Is anyone going to answer me?

We can not get a copy of our forbearance agreement, even after several requests, which is preventing us from refinancing our home. We paid another lender an application fee and an appraisal, which has now expired, since our mortgage handler ( RP Funding ) would not originally issue the payoff amount and now will not issue a forbearance agreement, which our new potential lender needs in order to refinance. We requested forbearance from RP Funding in spring XXXX, were approved for forbearance via email on XX/XX/XXXX ; however, we have never received a copy of our forbearance agreement. We called, emailed, and sent secure messages through their website on multiple occasions ; however, no one can provide the agreement. We are since out of forbearance and paid in full. In XX/XX/XXXX, we tried to refinance our home with RP Funding, but we could not get a call or email back regarding refinancing. Therefore, we went to another company, XXXX, in order to refinance. XXXX said that the needed a copy of our payoff amount of our current mortgage so we signed a release letter for them to get a copy of it. However, they were not able to get a copy of it so we tried calling multiple times in XXXX, XXXX, XXXX of XXXX and were never provided one. I did not keep track of these calls as XXXX said we should close on the new loan in XX/XX/XXXX. Then XXXX said that they needed a copy of our forbearance agreement. My husband and I have contacted RP Funding via phone, email, and sent messages through the RP Fundings secure website, requesting the forbearance agreement from XXXX XX/XX/XXXX, and RP Funding either says that they will send us the forbearance agreement or that we should contact another department. We have contacted all the departments that they have told us to, including Customer Service, XXXX Department, and the XXXX XXXX Departments, but no one ever sends us the agreement. ( It should be noted that the XXXX XXXX Department only has a phone number and does not have email or secure message transmittal options. ) On XX/XX/XXXX, RP Fundings XXXX XXXX Department said that there was not a forbearance agreement on file and that they would have to draft one. They promised that they would send it to us again via email by XX/XX/XXXX ; however, we have still not received anything. In addition, we found out that RP Funding sent negative notices to our credit reports even though we were in good standing when we requested forbearance in XX/XX/XXXX and were approved for forbearance on XX/XX/XXXX via email. Since we requested to have them reverse the negative reports to our credit scores, they have allegedly fixed our credit reports as this protection was supposed to be covered by the CARES Act since our loan is a XXXX loan. We have been out of forbearance for months, we have paid off the forbearance amount, and they keep promising to get us a copy of the agreement by certain dates ; however, we never receive anything. This lack of action is preventing us from refinancing our home.

I chose RP Funding as the mortgage company I wanted to use for my refinance of my home based on commercials saying they would cover all closing costs. I owe XXXX on my home, and am looking to refinance for a larger amount to buy another property for cash to live in or possibly flip to resell. I was also going to be putting 20 % down on the new property out of my own savings account which left me with a loan amount of $ XXXX. I was pre-approved by RP Funding for this amount and was told put the deposit down on the new property for XXXX. XXXX XXXX guaranteed that I would have no problems getting this loan due to my high credit score and also my low mortgage on my home. I completely trusted her and let the loan process take place which lasted XXXX XXXX months which was way longer than I was told. The process took so long because over a month later, XXXX XXXX called me to ask all the questions about the loan all over again like I was reapplying! I thought that for the entire month I was waiting on underwriting to process this loan but come to find out XXXX XXXX at RP Funding did NOT do her job! I was furious because I had to ask for an extension to purchase the new property. At this point, I have XXXX invested in the new property and l am starting the whole process over again with RP Funding! She asked for all my information yet AGAIN and now I am waiting on underwriting. I was told by XXXX XXXX that we could close by XXXX XXXX. Once again I waited over a month, having to ask for another extension to purchase this new property for cash from XXXX XXXX XXXX. They gave me another extension based on my proof of funds from RP Funding. XX/XX/XXXX comes around, I am concerned about closing on time because I do not want to loose my XXXX deposit. I called XXXX XXXX at RP Funding numerous times. She decides to finally return my call the day before I am suppose to close and tells me that underwriting came back with a counter offer that is XXXX short of the loan amount that I need! I do not have time to come up with another XXXX out of my pocket on top of the XXXX that I am already putting down in less than one day! Because of RP Fundings mistakes of lack of communication, loosing all my info after starting the process a month later and then telling me the day before they guaranteed I would close on the new property, I have now lost XXXX on my new purchase. I am devastated and furious at this point so I call the COO of RP Funding, XXXX XXXX and explain what happened. She says she is going to open up an investigation about my case. She promised to contact me after about 4-6 weeks to let me know if RP Funding was in fact wrong and would return the deposit money to me. Its now been 8-10 weeks, and I have called, emailed SEVERAL times and I have been completely ignored. RP Funding does not care to return any of my calls, emails and have completely ruined my chance at purchasing anything else in the future. I am very upset and demand an answer from RP Funding.

XXXX flood insurance quote was obtained from XXXX XXXX with XXXX XXXX XXXX This was at the request of RP Funding due to our shed being in a flood zone. Therefore, an escrow account could be established for the expense on the refinance loan. XXXX email between RP Funding Fulfillment Team, XXXX and XXXX XXXX at XXXX XXXX XXXX. It was determined a flood insurance policy was not needed due to the shed not being in a flood zone. Therefore, the policy that was started was cancelled before any funds could be placed into our escrow account. XXXX XXXX XXXX XXXX Notice was received by mail from RP Funding. It stated we do not have proof of coverage or the current coverage we have on record has expired. We require proof of coverage from XXXX forward. XXXX I contacted RP Funding. They told me exactly what the letter had stated. I needed to provide proof of insurance. I tried to explain what had happened in XXXX with the escrow account and it being established by the XXXX XXXX XXXX that Flood Insurance was not needed. XXXX I contacted XXXX XXXX about the audit and she sent me the emails that occurred on XXXX. Several documents were sent by FAX by XXXX XXXX at XXXX XXXX XXXX to the Flood Insurance Department to provide support to my not having insurance XXXX Another letter was received and was a duplicate of the first letter. Proof of insurance was still needed and if we could not provide proof that insurance was to be obtained at our expense. XXXX Sent formal letter with complete facts about this situation by FAX to the Flood Insurance Department. XXXX XXXX with Guided Insurance assisted me in getting a flood insurance quote sent to RP Funding. Both of us sent the information by FAX. XXXX Called RP Funding and was informed that insurance quotes are not accepted and would need copies of insurance policy when issued. I immediately called XXXX XXXX and had him bind the quote and sent the policy to RP Funding by FAX. Since there is a waiting period of five days the policy went into effect XXXX. The cost for the annual policy was {$820.00}. XXXX Several attempts were made by phone to find out if the insurance paperwork was received but no one was able to tell me anything for certain. I was however able to get the direct phone number to the Flood Insurance Audit Department. I was informed that the Fulfillment Team made an error in the determination of the flood designation for the shed. According to their records, it is in a flood zone and we would still be required to provide proof of insurance from XXXX to XXXX regardless of their mistake. XXXX RP Funding purchased the flood insurance and was posted to our escrow account for {$2400.00} XXXX Flood Policy Notice came in the mail along with the Notice of Insurance.

XXXX and XXXX XXXX We have a home loan with RP Funding account XXXX we moved in in XX/XX/2017 there was the hurricane in XX/XX/2017 we had roof damage an other damage as well we hired a claim adjuster for the repairs because we had problem with the insurance company. We won the case and the insurance company sent us the check of with the the mortgage company name as well so XXXX took the check down to RP funding because we needed the roof fix as soon as possible because of the leaks we had, so they told him that he had to mail it to there home office. In which there procedure is they will keep 10 percent of the check until we finish the work an we are to mail the paperwork to them showing what was done an afterwards they will mail us the ten percent back. So XXXX been talking with a lady name XXXX at RP Funding XXXX ext XXXX an all she been doing is giving us the run around my husband has emailed her all the document and she keep telling him that she never received them he has sent them to her over an over he even ask her to send him something an she did he got an he sent the paperwork back to her she still say she didnt get it. Even the insurance adjuster tried to talk with her an she said they dont talk with them so XXXX ask her would she speak with out insurance company because they even came out and inspected the work after the county came out an XXXX said that they can hold the check until we finish paying the mortgage off, so my husband ask to speak to a supervisor an she came back on the phone an said that they need all the paperwork she wouldnt allow him to speak to anyone. I contacted RP funding in XXXX to compare their rates with many others. I let them know that we were shopping for rates and considering a 15 or 30 year term with or without cash out, based on what the appraisal came in at. After a few days XXXX reached out to me to offer RP Funding 's rates on the scenarios I mentioned. Since their rates were higher than XXXX, I asked about their Best rate guarantee and forwarded them the quote I had received. XXXX said he would send it over and get back to me. He quickly switched from emails to phone calls to let me know that they were unable to match the rates I was quoted from XXXX XXXX and I was eligible for the {$1000.00}. I asked what I had to do for the {$1000.00}, and XXXX told me that if I indeed closed with this company I would be eligible for the {$1000.00}, they would need the disclosures and he would send me the forms I needed. I emailed XXXX the disclosures and continued to ask for the forms, and anything else that I would need to follow proper procedures. I continued to keep XXXX updated as to our upcoming closing and even continued to ask RP Funding to beat the rate and earn my business. RP funding intentionally left out information that would have helped us and never referred us to or sent us any fine print until 4 weeks after being told we qualified. After closing and submitting the items requested, the company immediately started looking for a reason to disqualify us, first they incorrectly read the date and tried to say we locked our rate a month after contacting them, then they tried to say that we had submitted a quote from a different company which was simply the broker and the bank. It had taken almost a month before XXXX sent me the form and never did I expect we had anything to worry about. He was always very nice and friendly, he even referred to it as my {$1000.00} when he finally sent the list of documents I needed to include. My husband has worked in the financial industry and we were cautious about how we handled things, but this company never intended for us to be able to collect. The general public should be aware that this is just a sceme to collect information about competitors and then make it impossible for the customers to be treated fairly. The company stopped responding to me when I offered to provide any additional information that they might need and finally told me to just be thankful I got a good rate elsewhere.

In XXXX I refinanced my home. The loan was immediately sold to a company called RP Funding XXXX XXXX XXXX XXXX XXXX XXXX XXXX, IL XXXX. I received a confirmation from the RP Funding company that they received {$2500.00} from my escrow on XX/XX/XXXX. In mid XXXX, I called the company twice because the first two requests from my local insurance agent, were not successful in obtaining payment for my homeowners insurance. According to RP Funding, on XX/XX/XXXX a check # XXXX was cut to my home owners policy XXXX XXXX XXXX XXXX ( XXXX ) for {$1300.00}. On XX/XX/XXXX, still having no payment XXXX insurance reached out to my insurance agent who spoke to RP Funding, and they subsequently wrote a partial payment for {$160.00}. This according is not satisfactory for the insurance payment because of the type of insurance plan I have it requires a full payment from the escrow. We will still be in default XX/XX/XXXX at 90 days without a payment in full. She contacted me XX/XX/XXXX, and I called on XX/XX/XXXX twice. First, speaking to the insurance department. They gave me a run around that I had to wait until XX/XX/XXXX or XXXX to ensure the check isn't cashed ( XXXX business days ) before any action could be taken. Then, I called for a manager who requested a new check, but not a stop or check payment (? ) on the original check. On Monday XXXX, my insurance agent contacted me to say we still had no payment from RP Funding. On Tuesday XX/XX/XXXX, I was on hold for 1.5 hours for insurance and at that point I gave up. I called back yesterday and got to a manager. XXXX, who said that the manager on XX/XX/XXXX followed the wrong procedures, and we still have to research the original XX/XX/XXXX check. Once that is established as un-cashed we can begin to issue a new one. I was supposed to hear back by the XXXX via email and have heard nothing. The wait times and customer service is despicable and I am a patient person! My issue is that on XX/XX/XXXX my insurance will be in default and the mortgage company received the cash on XX/XX/XXXX. I feel we are running out of time.

I have been treated unfairly by RP Funding. I can not get anyone on the phone because when I call they are always busy. Most correspondence had been thru email, which I have every one saved. I have been trying to refi my mortgage with RP Funding for over 65 days. All I get is a run around with no clear direction. Most of my problems center on XXXX XXXX. It is the following problems that will now delay my closing by possibly another month : First, I got a better interest rate with XXXX XXXX. I sent him the quote and asked him to meet it ( their policy ). He goes on to say there program ( RP Funding ) is better and I would be a fool to use them ( but he would do what I want ). So, I stayed with RP Funding. Second, the final documents they sent, which needed my signature, secretly added over {$7000.00} in VA funding fees, of which I'm exempt from since I have a VA XXXX. XXXX tells me those fees were always there. So I send him the originals which showed the exempt status. He didn't fix this error, let alone catch it. I had to contact XXXX XXXX who said he would get it addressed. I'm still not sure if it has been fixed because I haven't received those documents again to sign. Third, I received an email two weeks ago that requested a termite inspection, a water test and a survey. Confused, I tried repeatedly to contact XXXX, even leaving multiple voice messages. Eventually I get an email saying that I need to ignore those requests ... that everything is fine. But, again today I received a request for those documents again. I tried calling XXXX, no answer. I called the loan originator, too busy to talk. So, once again I'm left in the dark, not knowing what these documents are or how to get them. Regarding the survey, they charged me for one in the final documents, so why don't they have it. I have so many problems with RP funding and no one is contacting me or working diligently on my refi.

On XX/XX/2020, RP Funding made an insurance payment to my hazard insurance company in error. RP Funding acknowledged the erroneous payment in a letter dated to me on XX/XX/2020. RP Funding indicated that they were waiting for my hazard insurance company to refund the money. The amount RP Funding paid, without my consent or permission via the mortgage agreement to the hazard policy was {$440.00}. RP Funding subsequently went through and attempted to correct their payment and accounting error by making approximately seventeen ( 17 ) different entries into my mortgage account. My mortgage documentation will reflect that the only permitted and authorized insurance payment that is being accrued is for flood insurance, not hazard insurance. On XX/XX/2020, RP Funding unilaterally and without any notice of Escrow Account review, unilaterally changed the agreed to escrow contribution from my mortgage payment from {$25.00}, to {$38.00}. The net result of this was an unexpected increase in my principal balance, as well as an increase in my interest payments. On XX/XX/2020, I received a notice from RP Funding that they were unilaterally increasing my escrow payment by {$41.00} per month to cover their error in paying the hazard insurance. RP Funding took MY escrow and made a payment error. It is my expectation that RP Funding replenishes the payment they made in error, {$440.00} from their own funds to restore my escrow balance to where it should be for my upcoming flood insurance policy payment, the ONLY insurance payment agreed to be made by RP Funding in my mortgage documentation.

After the hurricane of XXXX, I called RP Funding to pay over the phone because their website was down. At that time I was offered 3 month forbearance since My account was current and I had experience property damage. I was told that the 3 months payments would be added to the end of the mortgage, that no fees would be incurred and there would be no effect to my credit. When I tried to pay for XX/XX/XXXX as I was told my next due date would be, the website was still not functioning so I called the company again to make the payment. The agent who took my payment apologized for the inconvenience, took my payment and waved the fees normally charged for phone payments Thereafter I started to get delinquency letters and when I called to query the letters I was told that I should disregard them because more people accepted the offer than anticipated and that there was a back- up in updating the records. I continued to make my monthly payments and made several contacts with the company by phone and letter in attempt to resolve the issue. About XX/XX/XXXX, I received a letter stating that my payments would be returned and future payments not accepted. Subsequently I wired the total funds they said I owed even though I disagreed with the total. This was also returned stating that I needed to send more than {$2000.00} additional. Then I receive notice that foreclosure was filed and my account was reported to the credit bureaus as delinquent. I think that the hurricane is being used as an excuse to charge additional fees.

We have a mortgage with RP Funding Inc. We received an Annual Escrow Account Disclosure Statement on XXXX stating that we had a surplus in our escrow account in the amount of {$890.00}. The statement said if the check wasn't enclosed with the statement then they would send a check out within 30 days of the date on the statement. On XX/XX/XXXX I contact RP Funding because I didn't receive the check yet. They told me it wasn't mailed until XX/XX/XXXX and that it could take 14 business days to receive it. We received the check on XX/XX/XXXX and deposited it via the ATM at our bank on XX/XX/XXXX ( my husband tested positive with XXXX XXXX so we could not leave the house until the XX/XX/XXXX to deposit the check ). Today we received a letter in the mail from our bank that RP Funding stopped payment on the check we deposited on XX/XX/XXXX. Today we also received a letter from RP Funding stating they stopped payment on the check and that they would reissue a check within the next 15 days. This is not right. We were charged by our bank for the check being returned and we need the money now. It's our money. We tried to get them to overnight a check and they would not. We asked for a copy of the check they sent out supposedly on XX/XX/XXXX but they said they didn't have a copy .... We want our money not lies. They lied to us several times already. They almost made us bounce items because they stopped payment on the check for NO REASON. Please help us we need the money now.

XXXX RP Funding responded to my original complaint stating that flood zones change and the property has been deemed to be in a non flood zone. Since the structure is not effected and not located in the flood plain, the decision was made to cancel the flood insurance requirement and/or any force placed coverage. XXXX I called RP Funding inquiring about the escrow account not being credited for the {$2400.00} since the property is no longer required to have flood insurance. The response was that the FEMA maps that they acquired days prior was for the current flood insurance requirement. I asked if they had looked at the FEMA maps that had been provided via snail mail, email and FAX by myself, XXXX XXXX and XXXX XXXX with XXXX XXXX XXXX. XXXX, in the insurance department stated that it is my responsibility to provide them with the FEMA maps that would have been in effect from XXXX. I went to the FEMA website and obtained the maps that RP Funding demanded I provide to get the forced-placed flood insurance policy refunded. In my research the flood map for my property has not changed since XXXX. Therefore the maps acquired are the same maps that they have which should be in my file numerous times and a copy was even included at the time of closing. On XX/XX/2022 I received a response back from RP Funding on a previous complaint that the property is not located in a floodplain the requirement for flood insurance would be removed and they would issue any refunds as applicable. This complaint is in regarding the mandatory private flood insurance that was obtained on XX/XX/2022 In the amount of {$820.00} for a XXXX year policy. I called guided insurance solutions on XX/XX/2022 and canceled our private Flood insurance policy. On XX/XX/2022 a refund in the amount of {$380.00} was credited back to us from the insurance company. There was a penalty of more than XXXX XXXX due to early cancellation. This leaves a remaining balance of {$430.00} that we need to be reimbursed for as the policy was not needed since the property is not in a flood zone. I reached out to RP Funding concerning reimbursement of monies spent on mandatory private insurance on XX/XX/2022 by FAX and email. I called on XX/XX/2022 and I was told that since the funds are not coming from an escrow account that they will do nothing about this. I informed the representative in the Insurance Department that another complaint would be filed with the CFPB as this would be considered unnecessary expenses incurred due to their errors and should be reimbursed as it was previously stated in a prior complaint as a fair resolution to the issue.

The person who assisted them, XXXX XXXX asked them if they had a Realtor. They answered yes. This lady crossed the line and told them that if they used one of their Realtors they could save money and they will pay their closing costs. I applied for an FHA refi with RP Funding FLORIDA. They took the application, locked the rate, collected the funds for appraisal and this was completed. Weeks later the loan officer sent me a screen shot of a XXXX. It was from the XXXX from a disaster XXXX loan in 2016. Told me they were cancling my application and reapply if i ever pay it off. This was discharged in XXXX. I sent the XXXX docs. I contacted the XXXX whom drafted a letter that the loan was discharged and in a charge off status, they wrote a letter that this is an acceptable per the credit act and I also contacted HUD. They stated charge off is an acceptable status and that the lender should continue worh my application. I have not gotten a missing items letter or anything. They took the appraisal money, and told me to come back. HUD Also stated that a lender can not deny based solely off of XXXX for a disaster loan in a charge off status. My mortgage company, RP Funding has published my XXXX 1098 Form with incorrect information. This form states that they paid XXXX County, FL {$8100.00} for XXXX Property Taxes, when in fact the amount due and actually paid was {$7800.00}. The XXXX County, FL Finance Director confirmed to me that they had received only one payment for my property, on XX/XX/XXXX in the amount of {$7800.00}. I originally notified RP Funding of this error on XX/XX/XXXX which would have provided enough time for them to correct their error with my escrow account and issue a correct XXXX Form 1098. After contacting RP Funding on the phone and by certified mail, they still have not corrected the math on my escrow account. My loan closed in XXXX of last year and initial funding of escrow was made. Every payment since the close has been on time, including the required escrow payment. RP Funding has failed to perform the appropriate mathematics since they made an erroneous insurance payment on my account in XXXX of last year. They then went through and made several entries to my account attempting to reverse the error, credit the error, reverse the error, etc. In all of the RP Funding attempts at error correction, RP Funding failed to credit {$25.00} to my escrow account somewhere. i had a mortgage funded by RP funding. I wanted to refinance to consolidate debt. i provided all docs and everything was fine and i was told oi would not have to pay mortgage for like 2 months. Obviously, i had to pay the pre-paid interest for one of the months and that was fine. The refinance loan closed on XX/XX/XXXX and on XXXX XXXX RP funding did the auto withdraw from my bank account leaving my bank account temporarily short for upcoming other auto withdrawals for things like water bill and electric bill. I attempted to get RP to immediately cancel the auto withdraw and nothing happened. Was forced to threaten legal action if not refunded within 24 hours. Their chief of customer service finally called me and told me i was at fault for not stopping the auto withdrawal. WOW WHAT A TERRIBLE THING TO DO. The old mortgage and teh refinanced mortgage are both under RP FUNDING. Totally unprofessional.

Lender ( RP FUNDING ) not only failed to disclosed that the PMI will be for the life of the FHA loan, but their loan officer ( XXXX XXXX ) provided inaccurate information stating, the PMI collected every month will be terminated at 11 years. According The the Federal Housing Administration / HUD this is not true for loans originated on or after XXXX 2013. My personal opinion do not trust or so business with RP Funding, additionally their cushier services provides misleading information not in a timely manner and usually, stating the information without provided within the time required by law, but not providing what the time required by law is. The PMI for life regulation of XXXX 2013 is unreasonable and by no means protects the consumer but money hungry computations. I 'm XXXX today. I lost my job of 15 years back in XXXX due to a company downsize, and was thrown back into the workforce to try to start over. What a journey it has been. No one wants someone my age. So now I only work part time, with a loss of over {$1200.00} per month in income, and barely surviving. I was going thought one broker ( XXXX ) then they said there was an indemnification issue and they needed to change to a new lender ) Mean While XXXX at RP funding talked to me be said the indemnification is not an issue he was also aware I was 90 past due over a year ago ( just shy of 30 now ) he offered me a great rate XXXX plus they were paying the closing cost.. Once the underwriter got the file the exact issue I told him about I was denied for after weeks of asking what 's wrong with no clear answer. Last year I had looked into refinancing a home that I own with my ex-wife. We reconsidered it again this year, so she reached out to the same mortgage company in XXXX, asking about current rates, etc. She did not, nor does she have the legal right to, approve of them to make a hard inquiry into my credit. RP Funding here in XXXX advertise on radio that they pay for all closing costs. When I called them the representative told me this is true, that they want to help people out. After I gave them all my info to go forward with a home mortgage, I asked so you build the cost of closing costs by charging higher interest rates than other banks. He said yes, so they do not pay the closing costs but just defer them and make more interest from you so they not being up front with you. After several phone calls, I agreed to go to their website and pay ELECTRONICALLY. This was not accepted because " they were unable to locate my loan. I was approved for a loan to buy a home, by RP Funding Inc.. I paid for an appraisal to be done on the property. I was subsequently denied the mortgage. I obtained new financing on the same property, Through XXXX XXXX XXXX and they have agreed to use the original appraisal I paid for.
