I contact Royal Untied on XX/XX/XXXX to refinance an investment property I have. At first the process was going relatively smoothly as I had just used Royal United in XX/XX/XXXX2020 to refinance another investment property. On XX/XX/XXXX2020 I was told I needed to get an appraisal on this property since I was looking to do a cash out option. The price I was quoted for the appraisal was {$530.00}. I paid the {$530.00} and contacted the appraisal company to get it all scheduled. The appraisal company told me it was {$730.00}. I contacted RU to find out what the issue was, RU told me it was {$530.00} and that was correct. Then RU backtracked and said nope it would be {$730.00}. I paid the remaining {$200.00} to get the appraisal done. The appraisal was completed on XXXX/XXXX/2020. I started to have a very difficult time reaching anyone from RU for any updates as to the progression of my refi. I would go days if not almost a full week without hearing anything. Finally on XXXX I received word back that my loan was being made lock ready but since the appraisal came back higher than expected we had to wait on new pricing, I would get that update today. On XXXX I had not heard anything, I reached out to RU. No response. On XXXX my refi was being made lock ready today, options would be sent over in a few hours and to plan on closing the following Monday. Since I received a tentative close date, I contacted my lawyer to change the deed for the property ( This was previously gone over with RU that to refi this property I would need to remove it from the XXXX we were just waiting on the close date before making the change ). XXXX the deed changes were made. On XX/XX/XXXX I received word from RU that the prices were really bad right now and I needed to wait to Monday to get those. On Monday XX/XX/XXXX RU sent over pricing, I approved and was scheduled another closing date of Thursday the XXXX. On the XXXX later in the day I was asked for nurmerous different documents from RU. I am still unsure to this day why these were not requested before, since we have been working on this loan for a month and I had already received the approval and 2 different close dates. I sent over all the requested docs within minuets. I was told I had to add my husband to the loan, since we are 50/50 owners in the XXXX. RU sent over docs for him to sign, we sign immediately. On XX/XX/XXXX ( 2 days later ) I asked for an update I was told we have to move the closing to Friday the XXXX since there is a 3 day rule from signing docs to closing date. I approved the move to close Friday the XXXX. On XX/XX/XXXX I sent an email to everyone involved ensuring we are good to close tomorrow the XXXX- never heard back from RU. XX/XX/XXXX first thing in the XXXX I sent another email asking the status and are we still good to close today. The title company responded and that they are not hearing back from RU and don't have all the docs that they need. I reach out directly to RU they said " they are still trying to get everything together ''. XXXX said if they don't have the docs by XXXX we can't close today. Hours went by and no word from RU. Little to say we didn't close on the XXXX as RU wasn't able to get it together. On XX/XX/XXXX I received word from RU that they had me put the deed into the wrong name, now that my husband was on the loan I needed to add him to the deed. I pushed back HARD in an email to everyone involved stating that we needed to get it together. We have been going back and forth for days/weeks and no one seems to know what they are doing and making changes all of the time. Each time I have to change the deed it costs me attorney fees. If I HAVE TO I will do this but it cost more time and money. I was told to make the change. I did do within 24 hours. XX/XX/XXXX sent the updated deed to everyone involved including title. Another member of RU email me asking for 3 different statements and a few other documents that had already been sent over. At this time I was super frustrated and called this person asking why RU is still asking for different docs after a month in and especially ones that have already been sent over. He said " ops I guess I over looked it in my email ''. I sent over the other statements he was requesting that way we didn't have to do conference calls with all the different lenders. This was at about XXXX. I called him once the email was sent to let him know all docs were sent. Never heard back. At about XXXX I received a call from XXXX XXXX trying to get conference calls with the lenders. I asked her if she received the statements I had emailed over to RU, she stated no that she hasn't heard from RU since XXXX this morning. I emailed over to her all the 3 statements, she thanked for VERY much for not having to do the conference calls as they are a pain and super time consuming! The call took about 15 min and she stated all was good. XX/XX/XXXX I sent and email to RU asking about the status. No response. 2 hours later I emailed again, still no response. I called RU and spoke with one of the individuals I had been dealing with ( not the friendliest or the sharpest ), he told me he was waiting on an update from his " boss '' that is why he wasn't responding to anything. Finally later in the day I received an email from RU that they would not be able to close because on one of my properties I had applied for a forbearance. She quoted to the guidelines in the email. I tried to reach anyone from RU on the phone to discuss no luck. I texted my contact from RU, who stated she was in meetings and would call me later. At about XXXX that night I got her on the line she told me she was super sorry, normally she would not say this but because we knew each other ( kids go to the same day care ) she told me that my file was just not handled properly, the ball was dropped numerous times on their end etc etc. As irritating as that is to not be able to close, if the guidelines changes I understand BUT my question was WHEN did RU find out about these change in guidelines. I ended up contacting XXXX XXXX who is a manager with the company, my husband and I were both on the call. XXXX stated that RU was made aware of the changes on or around XXXX this was when the initial statement was sent out to all RU members that something was coming down the road and to inform all RU customers to NOT proceed with any forbearance on their properties. I was never informed of this. When I asked why I was never informed of this I was told " well Ms XXXX didn't think to inform you because you were doing friends and family pricing so she thought the rules wouldn't apply to you ''. I stated to XXXX that I racked up hundreds of dollars in attorney fees changing the deed around when they knew about something and didn't inform me of the change. That is not right. I should have been informed just as all other customers about the potential change. XXXX said he was going to try and see what he could do and let us know. We discussed taking the property in forbearance out of forbearance and that may help. My husband and I did that immediately paying 2 monthly payments at once. I followed up with XXXX to let him know, he reached back to his " back office '' and would let me know. Days later he told me there is nothing they can do my account still stated that I previously had a forbearance that was approved on XX/XX/XXXX. BUT that there was going to be some update to the guidelines on Thursday the XXXX and he would let me know an update then. On XXXX about XXXX I had not heard anything so I emailed XXXX, never heard back. Monday XXXX XXXX emailed me back and stated that no updates came in that would help me at all, but he would let me know if anything came about that did. He sent me a copy of my appraisal and told me good luck, basically. I emailed him back thanking him for the appraisal ( which I already had ) and asked to be reimbursed for my attorney fees as those 100 % could have been avoided if RU had told me the update in the beginning of XXXX. I received no response. I waited 48 hours and sent a more in-depth email to XXXX detailing my request further, that the total attorney fees for me to be made whole again would be {$780.00}. My attorneys fees began on XXXX thru XX/XX/XXXX, with one more change needing to be made to bring the property back to where it was before. XXXX responded pretty quickly with a short, he will send over to his compliance department who should respond back with 48 hours. Low and behold within hours of that coming back XXXX responded that his compliance team/department reviewed all of the information and would NOT be reimbursing me for any fees. This is a part of the email with the reason : " As such our communication to borrowers in the pipeline with specific directions not to pursue a forbearance was not pushed out until XX/XX/XXXX. Since your application for the forbearance was approved on the XXXX of XXXX and likely applied for much before that, there was not anything we could do to avoid it. '' I responded back to XXXX immediately and told him multiple things but 2 of the main ones were : 1 ) I still was NEVER informed about any change on the XX/XX/XXXX. 2 ) I continued to be told me make changes to the deed which cost me more and more money after the XXXX of XXXX. I followed up with a call to XXXX 's supervisor XXXX. I have yet to hear back from anyone with RU in regards to this matter. The appraisal cost is a lost expense. That was ordered and completed prior to any information about forbearance being sent out. But that was still {$730.00} out of my pocket. I was told a few times that RU new about the forbearance issues but I was just mistakenly not told. Then when I asked for the money to be reimburse to me the story and timeline changed. However, it doesn't change enough to cover all of the times I was told to change the deed AFTER the " new timeline '' of XX/XX/XXXX comes out, and the fact I was still never told on the XXXX either.

Mr. XXXX I need the name of the President of this Company - XXXX XXXX or something, The VP - XXXX XXXX ( sp? ) XXXX, did not think my calls warranted enough attention to call me personally. Must be too busy getting associates to call within three minutes of a XXXX XXXX Inquiry. I wish to file an official complaint for the horrendous and what I view as fraudulent practices of Royal United Mortgage LLC. So Ill Start with 1. The Consumer Financial Protection Bureau 2. Then check Regulation Z of the Federal Truth in Lending Act and submit my issues. 3. Then see if FHA, XXXX XXXX or XXXX XXXX can, with their expertise in mortgages I lack, review the 4. Finally XXXX XXXX where this mess all started. 5. I am formally requesting a transcript of the calls made to and from Royal United Mortgage as well regarding this loan application. Home mortgages are one of the most important and financially significant decisions a person will make. I was mislead, I was provided documented, wrong and inaccurate information both in emails and taped phone conversations, and the whole situation has been handled as poorly by Royal United Mortgage as possibly could be. I would hate for unsuspecting other people to have to go though similar circumstances with a financial decision of such significance. I will provide a complete email trail along with my comments. The emails, along with the recorded calls should allow the regulatory agencies to make a decision they are much more educated about this mortgage process to review and see if things were done per law, or if from my uneducated mortgage background, just a sweat shop sales shop. I do not know the regulations so I will yield to their expertise. Hence the need for transcripts and to have regulators independently review. Maybe you folks did, as you insist, everything correctly. As a side comment you said that you would be willing to pay down the loan to {$60000.00} if it meant making this loan work. We would not have spent the time to put together the option if you had not shared that you were willing to consider an option that required you to bring significant money to closing. The option you were offered by Mr. XXXX yesterday is the option you came to Royal United for. It significantly reduced your interest rate. It put you in a 15 year term. Im sorry that youve changed your mind but we are at a total loss of what else to do for you. If there are other options you would like to see, please let us know. On XXXX XXXX I was contacted by Royal United Mortgage via a Request I submitted via XXXX XXXX.At the time XXXX XXXX contacted me and we discussed options for a cash out refinance. He stated he could lower payments, and provide cash back for me and beat others costs etc... I questioned him on costs and rates he would not send everything. On XXXX XXXX I asked again and stated I needed it in writing the best he would do was send one word emails "XXXX" and "Opt1. 4.250%,Opt2, 4.250%, Opt3. 3.625%" in separate emails as we were discussing costs and options. I agreed to go with Royal Mortgage to perform a Cash-Out Refi and selected option 1 of his 3 options. This was a cash-out refi at 4.25%, XXXX origination fees, XXXX closing costs (including appraisal XXXX) for a 30 year mortgage, 75% LTV pending appraisal #'s. My estimate was XXXX (Actual appraisal came in at XXXX). We also discussed paying off the $7100+/- due on a truck I own. I also stated several times from the beginning that this is an investment property and not my residence that NO mail should be sent to this location and gave him my current address (since then multiple items have been mailed to the property). When the initial appraisal and paperwork was time to sign he wanted to call and discuss as I was signing and kept insisting we just do it as he talked me through it.... There were several very high costs associated with appraisal, total fee's over $7100 dollars! He assured me that he had to report the highest possible fee's but the rate was locked and those numbers would come down substantially. I again pointed out this was an investment property since the previous form said personal residence, I was reassured it was corrected and just a typo. (Dodd-Frank was mentioned during this call as reasoning for all of this hassle.)After the appraisal I was sent two different closing cost statements nearly back to back... I tried to question XXXX, and his coworkers (XXXX XXXX, XXXX XXXX, XXXX XXXX) via the phone however 'XXXX' was unable to locate any of them in the office on XXXX XXXX when I had tried to call. So I sent XXXX a text message (since he has answered those in the past rapidly), in the text I asked XXXX to review his numbers as they were not what was stated to me previously. He said he would and this morning at XXXX eastern XXXX.XXXX, he called and apologized for the couple of fee's that were not taken out. These fee's amounted to around $350 dollars which still didn't add up to my XXXX appraisal fee. I asked him about the XXXX and other large sums listed on the closing documents, he stated that because my loan wasn't as large now that the appraisal was XXXX lower, that I was being forced to pay more, and also that it was an investment property. I disagreed that this should never be the case and said that's not what he stated earlier and quoted the previous XXXX in fees total (XXXX origination, XXXX closing) and that the rate should be 4.125%-4.25% APR as was also mentioned previously, not 5.253% as stated in the closing disclosure. He kept reiterating the same thing saying yes but your payments are exactly what I told you they'd be... In order to get off the phone I told him I'd think about it, and after thinking about it, I feel I was outright lied to. In my opinion this amounts to fraud, and illegal deceptive banking practices.When XXXX called back the next day he again tried to get me to agree to sign the document to complete the loan, I disagreed with the extra points & fees they were now charging and listed the terms I was told. He didn’t seem to remember anything he told me and since I stated our communication from this point will be solely via email so that it is documented and excused myself from the call while he stated he would see what he could do on the numbers. I said unless it is exactly as I was told it would be, I’m not interested.Since I declined I was harassed with up to 7 calls and texts messages per day for several days until I threatened them that I would report them to the Consumers Financial protection Bureau.Then on XX/XX/XXXX I received a text from “XXXX XXXX, Assistant Vice President of Client Experience Team” I instructed XXXX. XXXX that I was on vacation and if he wanted to discuss the issues I would be available at XXXX on Thursday, XX/XX/XXXX. He did not call at that time while I blocked out calls and waited for him to contact me as he stated in his text he would. Just another case of a Royal United employee not following through with what they stated they would!Since XX/XX/XXXX I have received two missed calls from Royal United when I have stated numerous times to only contact me via email and only if they'll put what they promised to paper.

I started this process unfortunately through XXXX XXXX not knowing pressing enter would turn into phone calls from all the lenders available. I got in contact with Royal United Mortgage and the lender seemed to be less pushy so i proceeded with the loan process. I told him I wanted to pay off all loans, refinance my current mortgage, and get some cash to do repairs. I gave him all the information he requested in regards to my pay, the amounts owed and what we wanted for cash. We initially requested XXXX cash in hand which would have came to a loan amount of XXXX. I told him our house should appraise for around the XXXX mark give or take. I gave this number because 6 months prior we had 3 realtors give us the XXXX mark to list our home to sell. The lender looked at the information and said it should not be a problem that we could get 80 % of the appraised value and that we would be below. So i agreed to pay the appraisal fee. The appraisal came back at XXXX way below the value. Now two things happened from here. One the lender quickly told me that he would not be able to do the loan because now they could only offer 60 % so he tried to sell me a loan that we did not want. Second i asked for the loan to be reviewed. I repeat I asked for the review he did not even mention it. He even stated that only 1 out 10 reviews get changed. Low and behold i am one of those ten. It only took another two weeks for the review to come back. Now before this happened. He told me that if the loan comes back at XXXX i should be able to do the loan. I said we need to change the amount to XXXX and he again said that should be fine if it came back at the XXXX. The review came back at XXXX. He again changed the terms telling me he would not be able to do the full amount i asked. He then tried to sell me on switching to a FHA loan. I told him i was not interested. He repeated the FHA option numerous times. Then told me the appraisal wasnt high enough for what we requested because now it shows my income was not high enough. The only reason i even agreed to the appraisal was because i was told that i was way under and there would be no problem in getting the amount requested and thats even with changing the amount by XXXX. Now during this process of waiting for the review i checked my local options and found a local lender that agreed to do the loan with what i was requesting. He said he would be able to use the appraisal from them. So i called and have requested the appraisal in the original format over a week ago and still have not received what i am asking for. I have been told by the lender and two of his managers that i would be sent the appraisal. Every phone call however which was daily they tried to convince me to stay with them. They finally got to a close amount of what i was requesting and this was through the lenders manager. I asked what the rate was going to be and he checked and told me twice that it would be 4.75 i said fine lets get it written up. So again i had to wait and three days later they came back with the final and the rate changed to 5.0 % and the amount was less again. SO everytime i have talked with this company they have gone back on what they said they could do. Also starting the process i was told i could close in shorter period of time, its on day 47 of this. I asked for the orginal formatted appraisal a week ago. Even last night they said they would match the other companies numbers and then said they couldnt today.

Royal United operates a completely fraudulent business. Nobody should use them. First, I repeatedly asked the Loan Advisor at Royal United for the loan costs. He never provided an answer. It was only when I signed the application that I learned, for the first time, that Royal United was charging an outrageous 3.5 % origination fee. The industry standard is .5 % to 1.5 %. Im also told that Texas has a 2 % cap on origination fees. I asked for my loan application, which shows this origination fee, but Royal United never responded. I was also charged {$600.00} for an appraisal. The industry average is {$300.00} at the high end. Royal United should not be allowed to hide costs from consumers, especially when directly asked about the costs. Second, Royal United repeatedly assured me that the loan would close. The Loan Advisor specifically stated by text, Just ran it through underwriting and got the approval. XXXX weeks later, right before closing, the Supervisor informed me that underwriting had denied the loan for declining income, even though my personal income has consistently been at $ XXXX per year, which I provided to Royal United from the start. I also XXXX a couple income-producing XXXX outright ( of which Royal United requested leases and insurance policies ), I have a credit score XXXX, and zero debt. So, there was no reason that I should have been refused a loan outright. Royal United should not be allowed to make misrepresentations that the loan has been approved by underwriting, and then deny the loan. Third, when I first started communications with the Loan Advisor months ago, he was sending me pre-approval letters to submit with my purchase offers at over {$100000.00}. I had also informed Royal United of my personal income amount right from the start, as I wanted to make sure it would not be a problem. And now Im told that I cant get any loan amount, zero, despite the {$100000.00} pre-approval letters and despite being told that the loan was approved by underwriting. Royal United should not be allowed to send pre-approval letters that apparently have no actual merit. Last but certainty not least, I ultimately decided to do a cash-refi out of the property I was living in, rent it out, and buy a new property that I would live in. I told the Loan Advisor that I was going to rent out my current property, i.e. the property that Royal United was refinancing. I have now learned that it would have been mortgage fraud to do a refinance on my primary residence and then rent it out, because there is an intent to use as your primary residence provision within the loan- the loan documents that Royal United never provided to me upon my request. While I never received a copy of my application and loan documents that I had requested, the loan was not set up as an investment property loan. The Loan Advisor also told me over the phone that after I closed that I could put my current residence ( that I was planning to rent out ) under my LLC as long as long as I didnt miss a payment, that I just had to wait a day to transfer the deed. I am now informed that it would have caused my loan to be called due in full. Royal United should not be allowed to commit and advise consumers to commit mortgage fraud with impunity.

I was contacted by XXXX XXXX of XXXX XXXX XXXX I gave her some information on XXXX XXXX she contacted me and said I was approved for the loan, but I have to get an appraisal for {$450.00} from this specific company that they go through for appraisals I told her I did n't have that type of money obviously looking at my income that is nearly half of my monthly income so she knew that I was borrowing the money she told me and the borrower on speakerphone that will be closing in two weeks and I would be able to give the money back, the appraisal company help my money for over a week and did n't do an appraisal within that time she contacted me and said I was denied and I asked about my refund she said she would talk to her manager the next day when I contacted her she said I was asked me if I was excited because I 'm approved they sounded different underwriter and not to worry so that day or the day after the appraiser came out of course to do the appraisal. XXXX had put somewhere in some paperwork that my house was worth {$90000.00} the appraisal came back for {$73000.00} I would have never estimated so high but somehow she came up with that *she also lied to me and told me that the APR was 4.7 when he was actually 5.6 for the proposed loan she actually lied to me twice and told me I was approved for the loan obviously because I 'm not, she misled me to believe I was approved, I did not have to agree to do the appraisal, had I known I was denied but she lied to me and told me that I was approved. Now she refuses to respond to correspondence in her company is not cooperating and giving me my money back. It 's already been a month she told me and the borrower that we will be closing in 2 weeks so I could give the money back with the cash out and it 's been over a month now, I still have to pay back that money to the borrower They Do n't Really Care that the loan did n't go through she said we will be closing in two weeks and so I was expected to pay this money back in 2 weeks unaware that being so misleading was part of professional courtesy. For now the law and compliance Department of XXXX XXXX mortgage is doing an investigation on recorded phone calls to see if she told me that she would give me a refund on my denial. It seems very condescending why would she make that type of insurance when she had told me I was approved? I need that money back.

I am in the market shopping for a refinance to cash out on some of the equity to pay off higher interest debt and remove MIP. I want to shop lenders on the cost to close. From what I understand if lender pulls my credit report, they should be able to provide me Loan Estimate. I originally went through my current mortgage lender and received paperwork showing cost to close, etc. This offer did n't pan out due to bank later telling me they ca n't offer cash out in Texas due to not having a physical presence there. While putting my intention out for refi via lending tree, I received calls from XXXX XXXX XXXX # XXXX @ Royal United Mortgage XXXX # XXXX. After going through all the details which I believe involved running my credit, XXXX began boasting on how much he would save me. The object here is not what lenders are saving me, but what refinancing & cashing out equity with MIP would save me. XXXX provided a proposal document with offering - however it left out all pertinent lender costs. While we reviewed his document on the phone, I asked him for a breakdown of the costs. I explained I am shopping for best deal ( costs to refi ) and would like to use document such as Loan Estimate to compare. He immediately said he could n't provide the documentation because it was a government/legal document that would hold him accountable to should the market change. He sounded irritated - said he could only go over those costs on the phone.I also referenced that its the advice of the CFPD to get Loan Estimates and shop lenders for best deal .Is this one of the reasons the change happened in XXXX 2015? To hold lenders true ( as possible ) to the loan proposal against what occurs when closing? He also tried to steer me away from the topic and tried pointing me to links on the lender reviews. I responded, " how different has the rates/costs been in the last 30 days? '' I also referred to the CFPD advice on getting Loan Estimates and shopping. He ended up telling me I was n't being smart for asking for this. I hung up on him. Once they run your credit ( regardless of charging credit report fee or not ) and gathered all pertinent details on myself, should n't they be able to provide Loan Estimate? Please let me know if my understanding is mistaken around getting a Loan Estimate document from a lender.

Since you closed the complaint no : XXXX, I want to bring to your attention further fraud by royal united. In their response they said that we applied for loan on XX/XX/XXXX, and gave them permission to charge appraisal on XX/XX/XXXX. Infact, XXXX XXXX, their agent called us almost at XXXX to get our credit card details, we were exhausted and half asleep. We asked him why does he need the credit card so soon, we don't even have a proper response from the seller not even an inspection date. He said it's just for record and will be charged only 10 business after inspection with the consent of buyer and seller and only if the inspection report is satisfactory. Infact, even our broker asked us why is your mortgage company taking your credit card details for appraisal prematurely we haven't even heard from the seller about final inspection date, then we informed her that XXXX said he won't process our loan without the credit card, it's just for deposit. We didn't give him permission to charge our card one day after loan application. Why will we apply for loan on XX/XX/XXXX and ask to charge on XX/XX/XXXX? They also agreed that appraisal was supposed to take place on XX/XX/XXXX with our consent. Then how and why did they charge us on XX/XX/XXXX without an inspection report and without consent from seller and buyer. Firstly, how and when did appraisal company go to the sellers house without sellers permission from XXXX until XXXX XXXX to have the report ready to charge us by morning XXXX XX/XX/XXXX considering we only applied for loan on XX/XX/XXXX. Also, they agreed that the report of the house is not satisfactory then why did they fraudulently charge us and continue to misrepresent and misguide us. Why did he call around XXXX asking us to provide credit card details under the pretext of it being a valid loan process? They also contended that we don't respond, well we have tried calling them over 30 times, they ignored us. Have taken our money and left us stranded. They continue to harass and frustrate us to the point where we've lost trust in the system. I applied for pre-approval of a mortgage in XX/XX/XXXXXXXX with Royal United Mortgage. I provided all requested documents and discussed my employment and income during the pre-approval process, and I was pre-approved around XXXX XXXX, XXXX, though it's not clear as the point of contact at Royal United forgot to send the pre-approval and only provided upon my inquiry on XX/XX/XXXX. I went under contract on a home and had closing scheduled for XXXX XXXX, XXXX. Royal United was included in all relevant communication by my realtor and myself. On XX/XX/XXXX, one day before my closing, my realtor reached out to confirm the amount needed for down payment and closing costs. At this point, the point of contact at Royal United replied by email that the loan could not be written without my XXXX tax filing, which would be impossible at that time as XXXX had not concluded. At this point, no relevant information or employment status had changed from the information I had submitted previously. I repeatedly tried calling the point of contact at Royal United, and he did not answer his phone. I called Royal United 's phone tree and was able to reach the point of contact 's manager who told me he would investigate. I called the manager back after about an hour, and he told me that this should not have been pre-approved and I should not have found out about a problem with the loan the day before closing. I asked him if there was a way issue the loan, and he insisted I would need to submit a XXXX tax return before they could issue the loan. As a result of Royal United 's negligence, I asked him to have Royal United reimburse me the due diligence fee, earnest money, appraisal fee, and home inspection fee totaling approximately {$3000.00}, and he told me that I could just get the due diligence money and earnest money back, which I absolutely can not based on my contract. He also told me they would issue the loan once I submit my XXXX taxes, which is not valuable as the sellers were not willing to wait until XXXX to close the sale. I would like to be reimbursed for the approximately {$3000.00} I have lost due to Royal United 's negligence.

I decided to re-fi with Lending tree. I was called by Royal United Mortgage and started the loan process. They quoted 3.25 interest rate. They requested the usual info, 2 yrs taxes, XXXX 's, XXXX 's, bank statements and social security info. I took pic 's of all that with my phone and sent it to XXXX XXXX. Over the weeks I would talk to a XXXX also. He would request info I had already sent and I would have to send it again. I was told the appraisal would cost {$390.00}. So I paid it. Then I was told another {$130.00} because it 's a duplex. Paid that too. Then I received a email on some of the paper work and noticed my interest rate was now 3.50. When I called I was told it was n't locked in because they were waiting on the appraisal to come back. I was ready to cancel everything but XXXX XXXX called and gave me the 3.25. He failed to mention that would cost {$4500.00}. I was also told to expect my escrow from XXXX XXXX XXXX to be mailed to me as soon as they were paid off. That did n't happen. XXXX XXXX told me 2 weeks later that they notified Royal united they would deduct the escrow from my mortgage balance. Someone failed to tell me. Even the closer told me to watch for the check. I called XXXX XXXX right after closing and ask for a hard copy of the appraisal for my records. He promised to send it right away. That was 3 weeks ago. A few days after closing XXXX rec 'd a letter from Social security. It seems XXXX XXXX opened up a online account in my name. Why? XXXX XXXX said it was to verify my amount I rec 'd every month. PROOF. I had sent them XXXX items of proof. # 1, awards letter stating what I would be receiving for 2015. # 2 XXXX from S.S. # 3, bank statements # 4 taxes. What more proof was needed. He told XXXX XXXX I gave him permission. THAT DID N'T HAPPEN. I went with their mortgage co. in blind faith. I had never heard of them but they were tied with Lending tree who is well known. They took advantage of that. I am almost XXXX yrs old. I have never had such a nightmare with a mortgage company like Royal united. Now when I call there, they wo n't answer. That 's why I 'm taking this next step.

I tried to get a refinance home loan from Royal United Mortgage XX/XX/XXXX. It was a VA refinance home loan. There was a problem with the VA that I did not know about. XXXX XXXX was the guy I was working with. He called me told me about the problem. I was scheduled for an appraisal that day. I asked him if he had cancelled the appraisal he said he did. They showed up at my house. I had them do the appraisal because XXXX XXXX told me he could get me another refinance loan. I called him after the appraisal was completed told him it had been done so we could go forward. He never returned my call or my text messages. When he first called me that day he talked nasty to me and told me that it was about time I finally remembered I should have told him earlier. I told him the only I remembered was the date he had given me I did not know about the problem with the VA. He has never returned my calls or text messages to help me get another refinance. I am out {$400.00} to these people. I got my home refinanced somewhere else I had to pay for another appraisal. These people will not return my calls or texts or emails. I also emailed the headquarters in XXXX. This guy is in Illinois. My credit score is XXXX. When XXXX emailed me the paperwork from the VA I called them was told I owed about {$23000.00}. But I could get a VA loan if I wanted more money. I do n't want to do that. Continued to try to contact XXXX XXXX and Royal United Mortgage headquarters. No answer. These people owe me {$400.00}. I've been working with Royal United Mortgage company out of XXXX, XXXX, for 4 and half months, started on XX/XX/XXXX. Denied on XX/XX/XXXX. I was looking for a new small loan of XXXX for 30 years, on a second home because I was taking over the old loan from my brother. I have no other home loans, very good credit, income of XXXX, lots of assets, and just some normal credit card debt debt from a work project. The loan is for a home recently valued at XXXX ... no other loans on the house and its rented out for XXXX a month. I wanted a home loan as opposed to paying off the loan, because I'm earning 12 % on my money, so a small loan made sense. I'm retired, XXXX, so I don't have a regular work type paycheck, but I have plenty of income from various sources, so I would consider a loan to me extremely safe and a no brainer! Plus my wife is still working with a regular paycheck that could qualify by itself. I spent 4.5 months gathering information for Royal, only to be asked for more and more documents. I also had to pay for a {$1200.00} appraisal in advance. They kept leading me on that everything was ok... than I was denied for insufficient income of all things after 4.5 months. I have to assume I was denied for some other reason? My age perhaps, XXXX or the fact that my daughter and her wife will also be on the deed and they're XXXX... .or maybe both reasons? My wife and I applied for a home equity loan with Royal United Mortgage , LLC. We provided all the information to pull our credit. I mentioned to the loan officer XXXX XXXX that I had a short sale on a home in Illinois. She mentioned Royal United Mortgage underwrites their own loans and they can do hings other lenders could not. The attached documents will show that a few hours after pulling both of our credit reports, an appraisal was ordered through XXXX and payment would have to be made by us as Royal United Mortgage did not pay for that part of the loan and all other associated costs would be rolled into the loan. We paid {$450.00}. The appraisal was done it satisfied us borrowing the amount we were set up for. Then the week we were supposed to close the loan, here comes the underwriting problems. The same information in my credit report before the order of the appraisal is now a stumbling block to closing the loan. A subsequent conditional approval is very confusing after appraisal is paid for but loan not closed. I am requesting the return of my appraisal fee {$450.00}. The company and it 's loan officers should not promise what they claim they can do that other lenders ca n't. It is as if they lead you on, get your dollars and skin involved then, " Oh we ca n't do anything ''. I do not need a {$450.00} appraisal of my property. I do need my {$450.00} returned.

I was seeking to refinance my current home mortgage. I looked at several companies and received Good Faith Estimates from a handful of lenders. One of those lenders that was under consideration was Royal United Mortgage. The loan officer is named XXXX XXXX. On XX/XX/2016, I was contacted by XXXX XXXX after visiting XXXX and requesting information on possible lenders. After reviewing the estimate he provided and comparing it to other offers I had, I chose to go with a different lending company. There had not been a closing. I notified XXXX XXXX of my decision via email on XXXX XXXX, 2016. I then received a letter in the mail on XX/XX/2016, from my XXXX homeowner 's insurance stating that on XX/XX/XXXX, Royal United Mortgage had amended my insurance to delete my current mortgage company ( XXXX ) and added themselves as my mortgage lender. This was completed without my knowledge and without a formal closing on the loan. I do not know what other changes to my other accounts they may have made. I do not feel that this was ethical or professional for them to make these changes prior to closing on this loan. I have notified XXXX XXXX in writing that I am livid over this matter ; that I will not be using his company 's services and that they must undo whatever changes to my accounts that they have made.

From XXXX, I tried to buy a condo for a primary residence that currently has a tenant contracted with the current owner. I wanted to move in as soon as possible but I was told that I can't until XXXX because the contract with the tenant will be over this XXXX. I have told the mortgage company about this situation since thebeginning. They approved my loan and I provided all the documents they requested and even have signed the disclosure. In addition, I have paid all the money that I needed for processing. My closing was supposed to be last Thursday, XXXX XXXX. I have paid for everything and I was ready for closing. But, the company said they can't process my mortgage any more and have to cancel it because I won't be able to move in 2 months. They said I will get a rent from the tenant until I move in and the home purchase can not be a primary residence but an investment. However, I fully informed the mortgage company of this from the start. They said there was a miscommunication becausethey had to change my mortgage processer in the middle for whatever reason. They even admitted their fault. However, I still got cancelled and haven't gotten any compensation for any of the financial damage.

I started a loan process with Royal United Mortgage LLC and did not move forward with them, because they were charging way too much for the rate. 3.75 % for a rate of 5.25 % fixed. Does Royal United Mortgage has to reimburse me for the appraisal fee? They charged me {$470.00}. I have attached the closing statement. I did not move forward. After discussing with the loan officer on several occasion, that I would not be moving forward with Royal United, I was harassed. She basically told me, that I would not get any better deals inquiring anywhere else and that no other company would do anything better than theirs. She also said my credit was so bad and if I went with another lender, it would make my credit worse. Which I found out was not a true statement. I felt like she was scaring me into not, seeing my options. She kept calling and emailing over and over again, to the point she contacted my job to get a hold of me. It was very stressful, it really put a lot of stress on this life decision I had to make. It was a horrible experience. I understand they did the appraisal, which I did not use. I would like to be reimbursed.

My husband and I applied for a refinance, loan with Royal United in XXXX and went through the whole process. paid an appraiser sent by and picked by the company that cost us {$440.00} on a credit card that we did not have to spend. we were assured the loan would go through and simple as long as house passed appraisal. We were denied because the mortgage company said when we refinanced in XXXX with another lender they added him to the loan and not the deed. So we were denied and out the money that put us further in debt. My husband was sick and in and out of the hospital. he XXXX XXXX in XXXX. I had a supervisor call still trying to get this loan approved. I told him my husband passed away and we did not need to go forward. Royal United just sent me a new email still checking our credit and trying to push this loan through. I sent them two more emails asking them to stop trying to get me a loan I did not want. I was upset with the company for not explaining all up front and telling us we could lose the appraisal money if we were not approved. this whole situation added and caused undo stress we did not need.

I applied online for a HARP loan and received a phone call from ( RUM ) Royal United Mortgage. After verifying my credit score, mortgage payment history, and income, XXXX XXXX XXXX informed me that Royal United Mortgage would finance my mortgage which is at 6.99 % to 4.3 % in less than 30 days. I was told that certain debits would be paid with the cash advance, and I would not need to make a mortgage payment until XXXX, 2015. After electronically signing what I thought was my loan agreement, I was told I needed to pay $ # {$390.00} for an appraisal. After the payment of the appraisal cleared my bank Royal united Mortgage stated they could not do the loan. I DONOT believe RUM had any plans of refinancing my mortgage. I searched on line for complaints against this company and found many, many other consumers complaining about being denied after paying for an appraisal. I sent an email requesting a RUM return my {$390.00} and that I was filing FRAUD against them with my bank. How can this company prey on consumers like this. XXXX closing was done by a notary that did n't have a clue what the documents were that he was having me sign. Could n't answer any of questions. When I asked a question all I was told was I do n't know that is where you have to sign and if you do n't sign then the loan ca n't be closed. I was told all documents would be explained and I was told that if I submitted a voided check the funds would be direct deposited to my account, which I submitted but funding day some of the funds were wired to a holder of a previous home equity for a payoff ( which is fine ), The next day I received cashier checks made payable to companies for me to forward, which caused my pickup payment late and on funding day the cash out funds were wired to my account which caused an incoming wire fee that was not disclosed to me. The loan officer that was assigned to my account has stopped communicating. Apparently since he got his commission he is done with my account. I tried to email Royal United Mortgage to find out who I could discuss this with but my email was returned as blocked.

We started the process of a refinance with cash out on XXXX. We were told that royal united mortgage could close the loan in 7-10 day. XXXX XXXX said he was confident that we would close close to XXXX. Since that time I have been met with false promises and excuses as to why we have to push the closing back a few days. I 've had to fax them the XXXX XXXX times! After the XXXX time, I ended up going to the local IRS building to obtain the transcripts myself. Every day we were held up on some form that I had already faxed them. Every week on Monday, we were told we 'd close by friday ... Now 7-10 days has turned into almost 45 days. The customer service was stellar to begin with .... now as my frustration grows we 're being treated to annoyance and disdain. It seems like they were great until we were committed to this loan. Now I ca n't even get a straight anewer on if we 're closing with an attorney, a title company, or a notary. I just keep hearing, " no worries, we have companies that we work with regularly ''. XX/XX/2021 for {$490.00}. This company promised to fund me loan after about 4 months of process. They fraudulently charged me {$490.00} for appraisal which I never approved nor negotiated with the seller. When I informed them that they wrongfully charged me and that my contract is for another property, they promised to adjust the amount on the mortgage loan towards the correct property, and charged me another appraisal towards the new property on XXXX XX/XX/2021. They provided a commitment letter and informed our attorneys that our loan has been approved based on which we set our closing date for XXXX XX/XX/2021. After 4 months of process, and a few days before closing, they said they can't give us the loan cause they made a mistake and were negligent in their process. They misrepresented us, fraudulently charged us for 2 appraisals, been negligent and purposefully delayed our loan, breached the commitment letter after setting a closing date. I applied for a {$35000.00} Home Equity Loan. I told them my husband had XXXX andthat I have a Power of Attorney done through our lawyer at the very beginning. When we got to closing they insisted my husband had to sign the loan documents with the Notary. Once that was done I 'd have the money in my bank account on XXXX/XXXX/15. On XXXX/XXXX/2015 they called me and said the Notary was uncomfortable with my husband understanding what he was signing so the title company denied my loan. The only way I could get the loan was to get a letter from a doctor stating my husband understands what a home equity loan was and that he knew what he was signing. I responded to an ad last night online by Royal United mortgage services stating that they may be able to get me a better rate if I financed my mortgage with their company. I filled out a brief form with my phone # and address. This morning as I was sleeping in the other room I could hear phone calls coming in one after the other non-stop for about 20 minutes. I did n't answer them and tried to determine where they were coming from based on the area code, XXXX . This afternoon I finally answered a call from one of their agents and told her how unhappy I was with their attempt to reach me. She had no explanation and said my number would be taken off their list. Then more calls came in from the same area code and another one, Clearly these XXXX have no respect for anyone 's time or use of phone service. I have NEVER EXPERIENCED ANYTHING LIKE THIS BEFORE. They appear to be based in Indianapolis or somewhere nearby

I have been working with Royal United to refinance my Mortgage, communicating with representative XXXX XXXX on XXXX. He connected me with the XXXX XXXX XXXX XXXX to have my house appraised on XXXX. I mentioned to XXXX XXXX that the fee was high XXXX for my XXXX square foot home, but he stated that the fee would be rolled back into the loan. After the appraisal came back, it came back less than what they had estimated. I applied for a mortgage refi. With ROYAL UNITED MORTGAGE. We are currently in a adjustable rate mortgage. And wanted to refinance to get locked in. My credit score is a XXXX my income is over 100,000. we have about {$90000.00} of equity in our home. However I was steered into applying for an FHA loan. I paid {$500.00} for a home appraisal FHA.My wife happened to look over this loan application and realized that we qualify for a conventional loan, and paying almost 11,000 for points. We feel we were pushed into this loan so they could reap more monetary benefit from the government loan. Also I consider this predatory lending. If my wife did n't look into this loan it would 've cost us thousands of dollars and years to even get back the money that we put into it.The fees were astronomical, they were charging us for almost 3 1/2 points.

My dad was trying to refinance his house so that my husband and I could make repairs to the home and live there. We tried for the FHA. I told the representative that the bathroom needed to be gutted, the home was old and my dad did n't take care of the house. The loan would cover all of the repairs and increase the value of the home. During my conversations with the representative I was never told repairs would have to be done before receiving the loan. We started a refinancing with Royal United Mortgage XX/XX/XXXX we sent all required documents. Paid to have house appraised XXXX We were told in would take 30 days refinancing process and not to worry about our XXXX house payment because it will be finished by end of XXXX! I received a deferement based on the Cares act for my current heloc. I applied for a mortgage from Royal United Mortgage, after a lengthy ( over a month ) application period during which they charged me for an appraisal XXXX dollars I was turned down for a mortgage stating that I had unacceptable payment record on my current loan. We went on XXXX XXXX last night to get more information about starting the process to refinance our home. Starting at XXXX am this morning, we have received 21 phone calls from a XXXX area code. After multiple calls, my husband picked up three times and requested to be removed from the call list. Calls still persisted and so I called a gentleman back ( who had previously left a message ) and told him to please remove us from ALL call lists for his company. He said he can take us off of most of the XXXX area code phones but that his company is " pretty persistent.
