Loan # XXXX During the early part of the XXXX XXXX, I was among a group of XXXX employees laid off by my employer as a result of the Pandemic. I reached out to XXXX XXXX XXXX ( My lender at the time ) and requested a forbearance. XXXX approved the forbearance. In XXXX of XXXX when the forbearance ended, XXXX instructed me to submit the paperwork required to put the outstanding balance behind the loan. XXXX informed me that since I requested the balance be placed at the back of the loan, that there will be a balloon payment at the end of my loan and I accepted. I submitted the paperwork and requested that the outstanding balance be placed at the back of the loan and I resume my regular payments. XXXX assured me that the process will take only 30 days. However, when I reached out to XXXX between XXXX, and XXXX, I was told that they have everything they needed from me but that they received a lot of applications and is taking them a while to complete processing. In XXXX when I called to follow up, I was informed that my loan had been sold to Royal Pacific Funding. Royal Pacific Funding Loss Mitigation informed me that they were working on my file and will let me know when they complete their review. I called Loss Mitigation in XXXX and asked why I had not received a determination they said they were still processing. I kept calling every 2 weeks all of XXXX, and XXXX. In XXXX, Loss Mitigation Supervisor told me that when they got my file from XXXX, they failed to assign a code that would let them know that I was approved for the deferral. The Supervisor told me that I should expect a XXXX package with documents for me to sign. Up till today - I never received any package. When I followed up in XXXX of XXXX regarding the package- I was first told that it was sent by XXXX XXXX when I requested the tracking number- I was then informed that a package was never sent to me. I followed up again in XXXX of XXXX with Loss Mitigation and was informed that my application was still being processed. I have not received any written communications from Loss Mitigation on the status of my request. In XXXX, XXXX Royal Pacific Funding sent me a letter requesting that I pay the Escrow overaged due to property tax increase I made the payment. When I asked them about the status of my deferral application, again, I was told to wait, that they were still reviewing. Two years, after waiting for a determination from Royal Pacific Funding, on XX/XX/XXXX, I received a certified letter asking me to make full payment of all back payments that were supposed to be put to the back of the loan as part of my modification request that was approved by XXXX. When I inquired on the determination of my application, Royal Pacific Funding told me that in XXXX XXXX they made ONE phone call to request insurance cover page for the property and when they didnt reach me on the phone they closed my file. I asked why they didnt obtain the document from their insurance dept. who had a copy of the declaration page. Royal Pacific Funding told me that the information had to come from me. I called Royal Pacific Funding insurance dept. and confirmed that in XXXX, of XXXX my house had insurance ; and the declaration page had been provided by my insurance company. On that same call, I asked the representative to confirm if they had sent me any written communication requesting insurance cover page the representative checked their systems and confirmed that they DID NOT send me any written communication requesting insurance information. I asked the representative to confirm if they had sent me a written communicating stating that my file was going to be closed or closed she checked their system and confirmed that NO WRITTEN communication was sent to me. I then informed the representative that I wanted a determination on the initial application I submitted. I was told by Royal Pacific Funding that my application expired and that I needed to start the process all over again. I never received any written communication on the determination of the modification application that was approved by XXXX my initial lender ; I never received any written communication requesting any outstanding documentation. In XXXX Royal Pacific Funding informed me that I had submitted all required documentation needed to complete the process. I never received any written notification that there was a time limit or that my application was going to expire. Royal Pacific Funding violated regulation by not honoring the agreement my previous lender made with me when they approved my deferral. Royal Pacific Funding violated regulation by taking 3 years to process my paper and not providing any determination after 3 years of them holding up my application only to simply inform me on the phone that my application expired 3 years later. Royal Pacific Funding violated regulation by not sending me written communication to inform me of any outstanding documentation to complete my file review. Royal Pacific Funding violated regulation by not sending me any written communication to notify me of my application expiration date. Royal Pacific Funding is being predatory in their practices after keeping my application for 3 years with no determination, they sent me a collection letter in XXXX demanding that I pay up, then in less than 30 days, they sent my property to a law firm to initiate foreclosure proceedings. RESOLUTION : I am requesting that Royal Pacific Funding honor the deferral agreement made by my previous lender. Put the outstanding balance at the back of the loan, bring the account current, and I be allowed to resume making my regular monthly payment starting XXXX XXXX XXXX

To All Persons Listed in Letter and Notice, Notice to Principal is notice to Agent, Notice to Agent is Notice to Principal. I am the consumer and I am the living man and natural person and I am being ignored and not getting what i need in it's entirety. I know my consumer rights and I know that anytime my social security card is used and these companies access my credit card and then they send me a billing statement in the mail it is a double payment and I have sent in the coupon to pay the bill ( which is a security to me for the interest they made from securitizing my bond and they did not pay the taxes and all without my consent as I was lied to from the time i executed the Application for my XXXX Given Right to access my credit card. They need to go back and investigate the transactions that have taken place and they are not doing what I ask as the consumer. I have requested a full statement of account meaning the on and off ledger for all accounting and from the history and when this account was established and opened. I need the CFPB to conduct a full reinvestigation and confirm the mode of delivery. I need the following items to be sent to me as they are ignoring my demand for my own information. I need every copy of every billing statement, original copy of the note and deed of trust as they are supposed to stay together and they are mine. I need them to send me the original certified copy with my wet signature and if they can not perform or provide it, then they need to end a collection on an alleged debt that they say I owe. It has already been paid and now they are engaging in illegal practices and the Mortgage lenders have been collecting double payments for years and I as the consumer is entitled to get all of my down payment back, any third party fees and closing fees back and send me a check for all the excess balance that exceeds and in excess of {$1.00}. I need this to happen within 14 days as required by law. Please have my file audited and assessed to the fullest and I demand the items that i have requested and they choose to ignore. On XXXX XXXX I called customer service asking why my monthly mortgage payment from Royal Pacific Funding XXXX has increased. Prior I was paying {$2900.00} then few months later my payment increased to XXXX because they stated that upon refinancing my house the calculation was wrong and I need to cover the miscalculation. Recently XXXX XXXX I received a letter stating my Homeowners Insurance expired and that I don't have a HOI on file. I called my agent XXXX XXXX who told me they already faxed and uploaded my information to Royal Pacific Funding. On XXXX XXXX I called the customer service I spoke with a XXXX and a XXXX there who told me that because my property tax went up. It did not make sense to me so I called again and spoke with a XXXX who told me that there was a shortage in my Escrow analysis and maybe my property tax went up. I explained that I have not received from the county telling me my property tax has increased and that I explained that my escrow analysis stated that it is because of my Homeowners Insurance. She then transferred me to the insurance department I spoke with XXXX who told me to email and fax the proof of the HOI. Also I said that state farm insurance sent me a check and i paid part of that money to my HOI which XXXX XXXX. I also stated that the remainder of the money I put it back to my escrow along with my monthly payment and the total amount I paid is {$5300.00}. She explained that they will review my account and my issue will resolve soon. At XX/XX/2021 I called again asking why my issue has not been resolved yet. I spoke with a XXXX at XXXX XXXX, I explained my situation and that I really need for her to help me expedite for my issue to be resolve as I am a single parent taking care of XXXX kids and helping a girlfriend and her baby who recently got homeless. She stated she will expedite my case and that it will get resolve by Monday XX/XX/2021. I checked my account online on XX/XX/2021 and saw that the mortgage company has not done anything with my case yet. I called again and spoke with a XXXX at XXXX asking why my case was not handled yet. She then went on to explain that the previous I spoke with did not open a work order for my case to be looked at. And she went on telling me that I have to wait for 3 weeks. It was very frustrating to hear that nobody really wants to help me. I asked to be transferred to a supervisor. XXXX explained to me that a supervisor named XXXX told her to transferred my call to customer service as the reason why I called is for my monthly payment to be lowered. I explained to her that if they don't look at my case and resolve my issue, since they have all the proof and I deposited the money back to the escrow, that customer service won't be able to help me. She told me there is nothing she can do because that is their process. I asked who is above XXXX, she told me that a department manager will be above her. So I asked for her to transfer my call to a department manager. Now her tone of voice changed and stated I can not just direct your call to a department manager. I asked her to put me on hold and try to contact a department manager. She then stated ok. Then she transferred my call to a person name XXXX. I now realized this is the supervisor she told me that told her to transfer my call to customer service. XXXX explained to me that they will process my case and will have an answer by XX/XX/XXXX. I explained to her my frustration that why my am I being punished because the people that worked under her did not do her job. She just went on saying I am sorry but you will get an answer on XX/XX/XXXX. I have a feeling this case won't be resolve if I will not escalate this to CFPB. The stress of calling and following up this long is unacceptable. I felt that Royal Pacific Funding XXXX should have a better process in helping their borrowers especially I am a borrower who tried to continued to pay and was not late in the midst of the pandemic. I requested evaluation of my property to estimated on its value to removed MPI insurance. My mortgage company send the forms and what the fees i need to send back .I did send back the forms filled and fees $ XXXXThis will begin to process XXXX TO GET ORDER.I started this process mid XXXX. The first was with forms sent by my mortgage. They have been giving me false information and each time i called there no respect toward my mortgage account. All the time they give me false information on to what's going on with this order I ask for in writing and email request and fees paid for already .My property home value in my are are going around {$700000.00} AND $ XXXXIn order to removed my MPI my house appraisal has to come in around XXXX, ooo to get the MPI REMOVED.I understand completely how this works. Options that i had selected on the forms i sent back was OPTION 2 1.HOME IMPROVEMENTS 2. Quote its being process or they don't know whets going! There is one more major error they committed and I'm paying for it now. I can explained when I talk to someone. I'm tire of there mistakes and one of the major reason I want my MPI removed, so I can cancel there services. Its a headache dealing with them all the time. I have never been late on any of my property payments. I know we are numbers to them but this would benefit my family if I can removed my MPI. There are no homes properties in my area less then XXXX

I reach out to my Mortgage Company, Royal Pacific, to discuss my options to remain in my home in XX/XX/2022 after they refused to accept my mortgage payment. I was confused as to why my attempt at payment were being rejected. They advised I should complete a loss mitigation application to discuss my options. This package was completed in XX/XX/2022 and uploaded to their loss mitigation portal. I called to follow-up on my application and was informed it was being reviewed or handled by a staff member. .During this time, I have received very little assistance or correspondence from this company ; until I received a final notice of foreclosure action. This is extremely disappointing that instead of accepting my payment attempts and then ignoring my submitted loss application the decision was made to rush through the foreclosure action with no assistance. I know RESPA requires servicers to review loss mitigation applications within a particular time period and assist borrowers with their options. I also have fair lending, moreso fair servicing concerns. It is very problematic if protected borrowers living in certain communities are not receiving the proper assistance and being provided the opportunity to remain in their homes or understand their options. This follows a long line of theft of wealth by mortgage companies who fail to assist minority borrowers with their loss mitigation applications and instead rush to foreclosure. It is shameful! These types of things should not be allowed to continue in XXXX I am asking that the foreclosure sale/ auction and the mortgage provider at least review my loss mitigation application and assist me in keeping the home I worked so hard to obtain. I only owe {$18000.00} on a home that is worth well above this amount and this mortgage company is not willing to assist to allow me to remain in this home. Foreclosing when a customer is doing everything to maintain their home should be considered theft!

I was approved for tax exemption in XX/XX/2022, retroactively, the extra money that was paid for tax hasn't been returned to me. I caught XXXX in XX/XX/2022. I requested a forbearance due to other medical issues with me and my XXXX XXXX kids. Royal Pacific offered forbearance program. I was told this verbally that I could request forbearance and that I could call back and request to pay what I missed at the end of my loan.. This was explained to me over the phone with my wife. I was told verbally ( with my wife next to me ) by Royal Pacific to ignore correspondence regarding the program ( I don't remember the name but it would require me to raise my interest on my loan ). They told me to ignore the bills they gave me. When I called them back they informed me that the VA doesn't allow partial payments and that I would have to have all of it due which is XXXX dollars ( figure is an estimations don't have the paper in front of me at this time typing this ). I missed XXXX payment due to Medical issues, which I planed on making up on XX/XX/XXXX. They are now sending collection letters for the XXXX even though a person reached out to me to sign up for the CA COVID-19 financial program. Her name is XXXX XXXX and she left a message on my phone. I did this but Royal Pacific won't even wait, they keep sending me threading letters about collections, they verbally deceived me about the forbearance program Royal Pacific Offers. I have had to call them ( Royal Pacific Funding Corp ) numerous times to find out what is happening with my loan. Nobody has called me back about this. I called Royal Pacific on XX/XX/XXXX and asked someone to call me and nobody did. This has happened numerous time since Royal Pacific has administered my loan. I am a XXXX veteran and I am in danger of losing my home. They are understaffed ... ......

Ive had a very confusing time with my mortgage being mishandled. I mailed in my XXXX by mail on XXXX. Royal PacificXXXX XXXX Mortgage lost my payment and didnt process it. Also right at that time, I had set up automatic payments which were to state XX/XX/2023. I kept on logging into my account during XXXX and saw no payment was due. Then in XXXX when I logged in, I saw that there was an outstanding amount and that the XXXX payment had not been taken out and neither was the XXXX payment applied. And I was marked late for it. Upon seeing that my check was still not cashed, I immediately paid the amount owed displayed. I was later told that the online screen only will allow and show one-month payments and recurring payments wont withdraw if there are any outstanding payments owed. This is something that was not communicated to me when I set up the auto payments. It is not my fault if the mortgage company loses my checks and doesnt process payments and fails to notify me. I understand that I missed the payment deadline which has negatively impacted my credit score. However, I believe the servicing of this account has been marred in confusion, since its a new account., I was also given limited information and had both technical and issues that absolutely misled me on the website. In addition, it also had been very confusing trying to figure out who the actual lender is. Also, time and again I tried to login to the Royal Pacific website and it kept on transferring me from one portal to another, and wouldnt let me in. I also filed a small claims court against Royal PacificXXXX XXXX Mortgage and there is a $ XXXX judgment pending against them. However, Id be willing to drop this case if the companies remove the late payment from my credit report.

I have been XXXX since XXXX of XXXX and filed a forbearance request with my mortgage lender, Royal Pacific Funding. I received a letter from the lender dated XX/XX/XXXX detailing my temporary hardship forbearance plan. I followed up with a phone call in order to confirm the information in the letter. The representative from the processing company, XXXX, confirmed that the plan was approved and no payment was due until XX/XX/XXXX. I was told I would be contacted to discuss re-payment options at the appropriate time. On XX/XX/XXXX, I had not received any communication from the lender so I called to get a status on my loan. I was told that the loan had been transferred to another servicer, XXXX, and the paperwork had not been fully transferred over to the new servicer so they would be in contact. In XXXX I began receiving letters that my payment was late so I called back to find out why I was receiving the notice. I was assured that it was sent in error and not to worry as it would not affect my credit. In the ensuing weeks, I called repeatedly, ( no less than 10 times ), and was given the same explanation and the notices continued, including a notice that the load was not in default. Last week, I received a notice from the credit bureau that my score had dropped 38 points because of this issue. I contacted the lender and was told they would correct the issue on call me back on Wednesday, XX/XX/XXXX. I have yet to receive a call back and the issue has not been resolved. This company, Royal Pacific Funding, has been completely negligent in how they have handled my account and have completely ruined my credit in the process. Your assistance is greatly appreciated.

On XXXX I contacted my mortgage company to request a copy of my Note and my home owners insurance information. I was instructed they will e mail me the copy. I waited next day on XXXX I called them back they said they didn't have my insurance information I told them I would get that from my provider. but I still need the NOTE ''. they e mail me a note of someone else 's home. that was on the XX/XX/XXXX, I call them back on XXXX then this was escalated to an escalation manager XXXX XXXX. He said he will start working on it right away, and for now he will send verification to me so that I can use for my refinancing which on a three way call with my new lender was agree to use that for now but we will still need the Note '' to close. XXXX informed me he had just assigned someone to this from the custodial because apparently they have been waiting for my Docs to be sent to them and that is why they don't have my Note '' they apparently been waiting for three years for this docs, is when I bought my house.. I call XXXX back on XXXX at XXXX spoke to XXXX employee then hang up on me, then call me back only to repeat what I have been told now for the past week. XXXX did call me back saying the same thing they are working on it and they can not find it, custodial has not send it. This is a big problem for me because for one they are leaking personal information to total strangers may be just like they sent me someone else 's note they have my information in someone else 's file. with them not having my Note '' and not giving it to me, I will loose this interest rate I just locked if I don't get this Note '' in time. please help me.

I suffered a hardship in which my VA benefits were reduced in error. This error led to my income dropping significantly benefits. This was due to appointments needing to be rescheduled due to the Covid-19 emergency in which. I also lost my brother and niece due to XXXX. Royal Pacific has forced me to go back and forth over the Loss Mitigation Application. Each time I corrected the information in the application to their specific request, they would state that there were more issues with the data. I have reviewed the application with Royal Pacific Fundings representatives, and each time I was informed the application and the corrections were complete. Each time I revisited the application, I went from top to bottom to ensure the application was completed and to the representative 's satisfaction. The errors were due to their representative informing me to change information. Each time I have asked if the application was correct and completed, the application would later be rejected, stating the information is incorrect or more documentation is now needed. These delays by their Loss Mitigation Department extended the process past the 30-day mark, and I was notified that it was now my fault and my home was placed into foreclosure. The delays are still coming, and I fear losing my house due to these tactics of delaying the application. In addition to this, my home loan was removed from my credit report, which made it impossible for me to refinance the home, and this has not been explained to me.

As a result, the information listed is inaccurate and should not be reported as 90 days past due. Attached is a letter from the Mortage vendor to support this claim. After 3 years of working with the lender to obtain a loan modification to save my home from foreclosure, on XX/XX/2023, the lender offered me an approved Loan Modification XXXX with a XXXXmonth Trial payment Period Plan. The terms of the trial payment plan were that If I accept the offer, and make payment for XXXX months ( XXXX, XXXX, & XXXX ), the lender will send me the final loan modification document to sign, and the new loan payment term will be final. I accepted the offer, and I made the payments for XXXX, XXXX, and XXXX. I wrote the lender on XX/XX/XXXX requesting the Loan Modification document so I could sign - The lender never responded to my written request. I have made multiply calls to the lender, it is now XX/XX/XXXX, and I have yet to receive any loan modification document from the lender to sign, nor has the lender sent me any written communication to inform me of the status of the loan form or when I will be receiving the forms to sign. I am requesting that the lender send me the final loan modification documents to sign per the terms of the approved loan modification plan they presented to me on XX/XX/2023.

Last XX/XX/XXXX, When I was applying for a Solar service in my house, The Solar company ran my credit and found out that I was not approved due to the 2 months late on house payments ( XXXX and XXXX of XXXX ). Right the same month, I contacted Royal Pacific to fix this information since I never missed any mortgage payment. I received a letter from Royal Pacific last XX/XX/XXXX, acknowledging my request to investigate the incorrect report on my credit. Every month, from that date on, I follow up with them and they told me to wait. After six months ( XX/XX/XXXX ), My credit score still reported late payments. This time I contacted the Vice President for Servicing to ask for help since nothing has been done on my case. I have been deprived of my right to equal and fair credit, I can not avail of a good credit rate because of this error. Every day, I was on the phone, asking begging them to provide me with the result of their investigation. I wasted many hours of wait time on the phone, receiving poor customer service, and no one cares. I believe I had given them enough time to resolve my issue but no action has been taken.

Hello, I was on a forbearance plan from XXXX, XXXX, and XXXX. I received a notification that my credit had dropped approximately XXXX points. I checked my credit the first week of XXXX and immediately contacted my mortgage lender. I requested a review on my account since I was told my forbearance was for 6 months. They stated they mailed me paperwork saying it was for 3 months. However, the mail was not certified and I never received it. I questioned why didnt they email me, they stated they dont email that information, yet she can now email me a copy of those documents and she did. I was told i can reapply for the forbearance extension but there is no guarantee it will be valid. I received the application a week later after that initial call. I filled out the application, I have followed up weekly on the status and today I was told they never received my application. I log onto their portal today and my application is in there, it doesnt allow me to submit an application because they already have one on file.

In the month of XXXX, I was a victim of identity theft and filed an FTC report and a police report in XXXX. I notified XXXXPacific Royal Funding of my hardship and my ability not to pay because of me being a victim of identity theft and money being stolen from my bank account I have since then sent them numerous requests asking them to remove this late payment from my credit report which in return they failed to do so on every occasion the negative remarks on my credit report are affecting tremendously by law any inaccuracies accrue to me must remove due to me being a victim of identity theft. i just want this matter to be took seriously.

I have tried to work with my mortgage company to get a modification and a forbearance to save my home they have taking resent payments that i was told to pay by FHA then they stopped letting me pay the payments.
