I did a cash out refinance with XXXX XXXX in XXXX. At the time I had a standard loan with XXXX XXXX and an equity line of credit with XXXX XXXX. Both were contracted and required to be paid off to allow XXXX XXXX to be in the first position. XXXX XXXX only paid the XXXX XXXX. After three months of not paying XXXX XXXX, I was receiving some very bad letters. I paid late fees and setup automatic payments to XXXX XXXX. I found that XXXX XXXX had used the wrong contract to issue payments. I also found that Title Source knew of the leans and changed it to only the XXXX XXXX had a lean. As I found on their own paper work. I have spoken to a professional title insurance representative about the problem. He stated the title insurance should cover it. I contacted Title Source via phone and they side that they would pay it but I would need to also pay. I agreed and said it would take time, as my cash payout was used to purchase a business and did not know they did not pay off XXXX XXXX. Some time later I contacted them again trying to get it paid and was told it was my problem now and they were not going to do anything. Found out they were able to sell my loan to XXXX XXXX and were no longer worried because they got their money from XXXX XXXX. XXXX -Now with a moment to do more learning, I have found that XXXX XXXX is invested in my loan and one of the requirements for them to be invested is to have the first position on the home. After speaking to an agent at XXXX XXXX, they advised to hold Title Source accountable. As you may know, Title Source and XXXX XXXX XXXX are sister companies. They are not going to take me seriously. I found this web site today and hopefully a resolution.

There was a lien put on our property at XXXX XXXX XXXX XXXX OH XXXX in the early XXXX 's. The home was refinanced in XXXX. The title company was Title Source which is now XXXX. At the time that Title Source did there checking they found that lien ( XXXX XXXX XXXX ) and had sent for the release from the county. The county rejected the release because they were not the original lien holder. Nothing further was done on the lien and was sold to XXXX XXXX and is still open and has gained {$10000.00} in interest. Now that I am trying to purchase a new house this lien has shown up again which is 7 years older. Had the job been done right this would not be causing problems with me purchasing the new home now!

Title Source was contracted XX/XX/2012 to correctly distribute funds on XX/XX/2012 to XXXX and XXXX as stated on page 66 of the attachment. Only XXXX was paid correctly. They have constantly been looking at paperwork for the first agreement that was changed do to XXXX XXXX not releasing the lean for XXXX XXXX to meet correct obligations to sell the mortgage to XXXX XXXX. XXXX requires the loan to be in the first position for them to purchase the mortgage. Both I and XXXX XXXX were not aware of the error until late notices started showing up. Title insurance is used to prevent errors from happening and correcting the problem as soon as it is discovered.

I purchased my brother 's XXXX interest in my residence. Unfortunately, a document, The Real Property Transfer Tax Return was filed late by Title Source XXXX XXXX XXXX XXXX, MI XXXX, titlesource.com with the XXXX Department of Finance. I have been fined for this late filing {$110.00}. The transfer date was XXXX XXXX, 2016. The form was filed with XXXX Department of Finance on XXXX XXXX, 2016. I would like to be reimbursed for the {$110.00} which I had to pay.

XXXX XXXX XXXX XXXX XXXX XXXX, a subsidiary/partner of XXXX XXXX XXXX was the settlement agent for my refinance. I have requested proof of actual repayment of the mortgage loan. They have not provided proof and I have not received a cancellation of the mortgage. They have recorded a new mortgage without cancelling the old mortgage.
