I signed loan documents with Right Start Mortgage, Inc. (RSM) in XX/XX/2015 - refinancing. The XXXX Payment Letter indicates that I should make the payment to RSM on XX/XX/2015. The Servicing Disclosure Statement states: "we may assign, sell, or transfer the servicing of your loan..." In XX/XX/2015 I started receiving letters from XXXX my new servicer, including the monthly bill for the XX/XX/XXXX payment. However, I did not receive any information from RSM informing me that my loan servicing has been transferred. I also received a letter XXXX telling me that I do not have Hazard Insurance properly listing XXXX as loss payee. On XX/XX/2015 I called RSM at XXXX to confirm whether or not my loan was truly transferred from them XXXX - they could not locate my loan #; they could identify me by my SSN, nor the property address. This information is for training purposes for RSM's Call Center (I will not use their names as I do not want anyone fired - just train them!) • Person XXXX could not help me at all, so I asked her to be transferred to her Supervisor • Her Supervisor, Person #XXXX - told me that I called the wrong number and should be calling their corporate office at XXXX. When I told her that that's exactly the same number that I dialed, she put me on hold and I went back the same Call Center line. • Then Person #XXXX picked-up - I had to explain the same situation to her and asked to talk her Supervisor. Person #XXXX advised me that I should wait for couple of more days and call back because the loan is new and probably did not get booked in their system yet. Then I asked how long does it usually take to book the loan - her response was XXXX days. So I told her that there is no point for me to wait. I need a confirmation that my loan was truly transferred and asked to speak her supervisor again. After putting me on hold, Person #XXXX came back telling me that she spoke to her Supervisor and there is no point to transfer me to her as she will tell me the same thing - this time is to call XXXX and confirm whether or not my loan was transferred to them. As I explained to Person #XXXX - what if I received a letter from a fraudulent mortgage company claiming that they purchased my loan, of course, if I would call the same number on that letter, they would confirm. I need a confirmation from RSM that they transferred, before I make my payment and call my Hazard Insurance company requesting a change (every time I change, I get charged). What I explained to Person #XXXX is based on what she told me, RSM's Call Center has no idea where my loan is. I also advised her that I will filing this complaint today. The only reason why I believe that most likely XXXX is my new servicer and is not a fake company is because it was in the news recently, thanks to CFPB. I believe RSM owes me a disclosure informing me that the loan has been officially transferred for my documentation purposes.

XX/XX/2020 To Whom It May Concern, I have a refinance with Right Start Mortgage. When I got the refinance in XX/XX/2020, it was to pay off a solar panel loan that was attached to my taxes. I was told that the taxes would be reset to the original amount when the loan was funded. The taxes with the solar panels on was {$4600.00} and without them it should be around {$2400.00} a year. Then I got a reassessment for my escrow account in XX/XX/2020 that showed the old tax amount. Right Start Mortgage did not change the tax amount and is not trying to get almost {$300.00} a month more, which I can not afford. I was struggling to pay the payment before this excessive increase due to Covid-19 which caused me to have less hours at work. I contacted Right Start about the reassessment being incorrect and they said they could not change it until they received a tax bill from the assessors office. Why did the broker promise me that he would reset the taxes, when it looks like they could not do that in the first place? I feel it was a bait and switch to get me to go through with the refinance. I informed the representative at Right Start Mortgage Loss Mitigation that I would need to be put on the forbearance plan because they messed up my loan and I could not afford the new payment amount. I was told on XX/XX/2020 when I contacted them that I would be put back on the plan. I thought things were going as they said. So I waited to get the packet they were suppose to send. I didnt receive it as of XX/XX/2020, so I called on XX/XX/2020 and the representative informed me I had been in a forbearance plan and it ended XX/XX/2020. I asked her how could my forbearance be ending date of XX/XX/2020 when I had requested to be put back on the forbearance plan in XXXX. The Right Start representative stated that she saw that I had called in XX/XX/2020 and that they were suppose to set me up for the forbearance and did not complete it. So on XX/XX/2020 that Right Start representative stated that she will get me back into the forbearance plan so that I would not get penalized for not being able to make the XXXX payment. On XX/XX/2020 I received a letter stating that I had recently informed them of my hardship due to Covid-19 and requested a forbearance plan. It states that I should have received a forbearance agreement. I did not receive and agreement and no one has called. I called on XX/XX/2020 and was informed that the payments have been suspended for the months of XX/XX/2020, XX/XX/2020 and XX/XX/2020. I need to have my taxes reassessed to the correct amount for the mortgage payments.

I paid for an appraisal that shouldn't have been necessary, due to being denied loan on information that they had been given from the very beginning. I informed them I was applying for loan under the Independent Administration of Estates Act, that the estate was split XXXX ways, and that under the XXXX had full authority to encumber estate. I also sent copy of my " letters of administration ''. This was all done on XX/XX/2022, after which i was told that my " paperwork was reviewed and looks all in order '', again on XXXX XXXX Credit was also checked and discussed during this period. On XX/XX/2022 was advised " a member of our team called a processor would review documents ''. On XX/XX/XXXX, paid appraisal fee. ON XX/XX/2022 I was denied loan on basis of, part 1,, " Unable to deliver clear title ''. I contend that that reason stated for loan denial, and them having been made aware of title situation from the very beginning, we should not have had to pay an appraisal fee, for a loan that knowingly would be denied. Documents were checked by 2 team members and sent to underwriting, without a clear title, THE document absolutely necessary for home to be used for collateral, on a XXXX year mortgage loan. After contacting them and informing them that I intended to be made " whole '', and that all i needed was a yes/no answer as to paying me back the " unnecessary '' appraisal fee charged, the response was " probate has to finalized before we could get loan ''. Well, that's false, under the XXXX, with full authority, the administrator of an estate can sell or encumber real property, without court supervision, with consent from all interested parties. And even if true, they knew i was still in probate, and again would make need for an appraisal, irrelevant,

I had a home mortgage with Right Start mortgage. Sold my house the middle of XXXX. Its now the middle of XXXX and I still don't have my escrow refund check. I called the company in XXXX they said they mailed it to the old address and it probably came back. I don't believe they mailed anything because they new I just sold it so why would they send there. So, I called and they said I had to do a change of address. They were supposed to email it to me why they did not call me or email me when it came back I don't know they have all that information any way, they sent the wrong form so I called again and this time they sent the right form It was filled out and faxed back to them. Then they said I had to wait 5 days and call them again to request they reissue the check. I did that and they said it would take 30 days to process which I don't understand since it had already been processed. Its been well over 30 days and still no check when I call all they tell me is its being processed. Its been over 4 months and they should not still be holding onto my money. I sure hope they pay me interest as well. I really don't think is legal for them to hold onto money that is not theirs.

Mortgage broker promised in writing to re-imburse us for refi fee after the loan was done. It has been 8 months and he has repeatedly lied and made excuses as to why payment has not been made. I have the agreement in writing. He works for Right Start Mortgage in XXXX, Ca. His name is XXXX XXXX. He got our account from XXXX XXXX who at the time worked for XXXX XXXX XXXX in XXXX, Ca. XXXX has since been fired for referring their clients to XXXX XXXX. I though our loan was being processed through XXXX, but later found out that XXXX XXXX did not work for XXXX, but worked for Right Start. XXXX XXXX used our Credit card that we gave him to pay the appraiser months later and charged {$2800.00}. XXXX is investigating him for fraud. I am filing this complaint because Both of these people have lied and cheated us, XXXX and Right Start mortgage. I do not want them to have the opportunity to do this to anyone else.

An appraisal was done on my property on XX/XX/XXXX. The value was way lower than it should have been and therefor no loan was provided. I paid XXXX dollars of my money for that appraisal and just found out it was just submitted to HUD on XX/XX/XXXX? This is ridiculous and not only am I stuck with a low ball value on my house for 6 months I am also out XXXX dollars because some XXXX lender sold me and told me my house was worth XXXX! The appraiser is also wrong! It should have come in around 360k but im being XXXX on both sides and as a consumer this is XXXX! I called HUD and they told me that the XXXX that I paid didnt even goto the appraiser because he hasnt even gotten paid? At this point I want my refund for my appraisal and I want this XXXX value erased from the HUD system. This whole thing is a bunch of XXXX!

We purchased our home in XXXX 2021, the mortgage company never paid the full balance of our property taxes from our escrow account at closing. In addition, they over charged us the entire year, and at one point we had XXXX in our escrow account. We received tax notices of taxes due from underpayment and contacted the mortgage company. Emailed the tax notices to them for payment, they never paid them. Months later we get correspondence that states that we over paid them $ XXXX and would be receiving a check back for that amount within 30 days. It has been almost 60 days, a dozen phone calls- where we are always hung up on, and no reimbursement to us has been received. The second half of the balance due taxes are due in 45 days, and we need the money we paid the mortgage company to pay those taxes.

Right Star Mortgage has not paid my homeowners / hazard insurance. The money is in the escrow account, I keep getting notices from XXXX, and have received a notice from Right Star Mortgage that they are going to force me to buy their mortgage because I don't have homeowners insurance. In addition, I attempted to apply for COVID-19 under the Cares Act ... I was forced to explain why on a web site, thereby documenting which I believe is a violation of the Act, furthermore I was directed to what I believe is their own solution and not the Cares Act solution ... when I was very explicitly stated the Cares Act ; the 've told me I have a 90 day extension but no discussion on how to manage the balance moving forward. I believe they are taking advantage of their customers during the pandemic.
