- My husband and I got a Reverse Mortgage in XXXX, tenure monthly payments. - We did a refi that was completed on XX/XX/XXXX. Our house had almost doubled in value. - On XX/XX/XXXX my husband left me and the house permanently. - On XX/XX/XXXX our divorce was final. - On XX/XX/XXXX I submitted documents requested by Reverse Mortgage Lending LLC : - Divorce Decree making the Reverse Mortgage Loan 100 % my responsibilty, /liability. XXXX XXXX fully understands this. - My husband 's Quit Claim on the house. - My husbands letter revoking all interest in the reverse mortgage loan. - On XX/XX/XXXX I contacted Reverse Mortgage Funding LLC to convert the monthly payments to a Line of Credit. I needed funds to buy my x-husband out of his half of the house as set forth in the Divorce Decree. Forms were to be sent to me. - On XX/XX/XXXX I received the forms : 'Modification of Home Equity Conversion Loan Agreement ' and 'Line of Credit Draw Request Form '. - On XX/XX/XXXX I called XXXX XXXX to ask if my ex-husband has to sign on the XXXXBorrower ' lines of both forms. When the customer service person read his Letter of Revocation, she said " NO he does not have to sign it ''. I faxed the Modification form to XXXX XXXX. - On XX/XX/XXXX I was informed by XXXX XXXX that my ex-husband has to sign the Modification form and any Withdrawal Request forms even though : He is no longer an owner of the house via Quit Claim Deed. He no longer resides in the house and never will again. He has revoked all interest in the loan ( as part of the Divorce Decree ). I have taken full responsibility for the Loan ( as part of the Divorce Decree ). - XXXX XXXX is saying that he has to sign everything from now on because his name is on the Loan Contract. - XXXX XXXX is saying that they can't remove his name from the Contract. - XXXX is saying that the ONLY way to remove his name from the Contract is for me to REFI a new loan in my name. - There are several problems with my doing a REFI : - One can not REFI twice in the same year. - If a REFI is not in the best interrest of the applicant, it is against the law for a company to recommend REFI or to go through the process. - Since our REFI in XX/XX/XXXX, our house has lost some value and interest rates have gone up considerably. - If I were to do a REFI ( about {$10000.00} in cost which would benefit only XXXX XXXX ), I SHOULD be denied because it would be a financially inferior loan with less equity value at a higher interest rate, post-divorce. That is not in my best interrest. - XXXX XXXX says that I now have only 2 options : - Have my ex-husband sign all forms, remaining a party to the loan which is inappropriate and in violation of the Divorce Decree. - Or do a REFI to their benefit and to no other party. - So either my ex-husband remains on the loan with unlawful control and liability or I am forced to do a REFI which puts me in a significantly worse position financially, is against the law and I should be denied. - Then what? - I think XXXX XXXX has the power to make an exception for my case, including removing my ex-husbands name from the Contract. - By signing the Modification and Withdrawal forms, my ex-husband is signing up for more risk when he doesn't own the house. He doesn't reside in the home and has revoked all of his interest in the Loan via Washington State courts. - I think XXXX XXXX can choose to work with me instead of leaving me in a position now where at XXXX XXXX XXXX, I am likely going to have to sell my home, leave my community and relocate somewhere into a substantially lower status of living. While I am fortunate to have inherited longevity, my finances need to last decades longer meaning my dependency on XXXX XXXX making decisions complying with intersecting laws such as Dissolution of Marriage puts me in a genuinely vulnerable position. I have complied with all relevant laws thus far. Why should XXXX XXXX be able to choose profit over fair practice? - I have not attached those Decree documents here, according to the guidance on this website, as my name and contact information and my ex-husbands as well, are emberdded in those documents. I appreciate your bureau 's role is resolving this kind of situation. Thank you

My mom 's reverse mortgage company is threatening to foreclose on her house that I was awarded XX/XX/XXXX through probate. My mom passed XX/XX/XXXX. I have sold the house just waiting to close within the next 2-3 weeks. Below is the latest letter I sent Reverse Mortgage Funding. I have also reported them to HUD. Please help! This is what I sent the mortgage company Friday and their responses : Loan XXXX - Property XXXX XXXX XXXX XXXX, XXXX - ( HUD CASE XXXX ) XXXX XXXX / Sent XXXX XXXX XXXX To : XXXX, XXXX, XXXX, XXXX, answers@hud.com XX/XX/XXXX at XXXX XXXX As requested, please see attached sales contract for the subject property located at XXXX XXXX XXXX XXXX, XXXX, FL XXXX , that we are moving forward with. I am also including the DU approval for the buyers financing and an escrow letter from the title company to confirm proof of funds. The inspection of the property has been completed and the appraisal has also been ordered. Ms. XXXX, I shared this same information with you when we spoke over the phone on XX/XX/XXXX. I also explained that my mother passed in XX/XX/2019, I filed for Summary Administration shortly after in XX/XX/XXXX and was finally released of probate on XX/XX/XXXX. As you may be aware I was unable to list the property until probate was completed and unfortunately the process does take time. I believe that I have been very diligent in doing my part by expediting both the probate process and listing the property for sale. Dealing with Reverse Mortgage Funding has been extremely difficult due to their lack of instruction and ability to keep track of documents. During my initial conversations with them, they advised that I had a year to finalize any process with the property before commencing any foreclosure proceedings. Yet, they put the property in foreclosure no less than 6 months after the death of my mother. In addition, Reverse Mortgage Funding has incorrectly misrepresented where I am in the foreclosure process, where they stated that the foreclosure sale would be taking place within the next 30 calendar days ( Ms. XXXX stated there is no scheduled sale date ). It has taken many phone calls to obtain the correct information and their lack of follow-up and customer service is beyond the pale. I truly understand why they have 60 plus complaints filed with the CFPB. Their tactics are abusive and they only seek to take advantage of family members like myself after losing a loved one. I feel like they are purposely giving me misleading information to prevent me from selling the property and inappropriately quoting HUD guidelines. I ask that you please suspend all foreclosure proceedings, as moving forward with a foreclosure while simultaneously working with a borrower to avoid foreclosure is restricted by the CFPB. Please also send me the breach letter issued and all acknowledgments sent after I advised I was in the process of selling the property. For your reference, I am including the Summary Administration, Probate final orders and Quit Claim Deed. This information has also been sent to HUD and the CFPB as a formal complaint against Reverse Mortgage Funding. My mother, XXXX XXXX, passed away XX/XX/XXXX. On her death, that property became mine. On XX/XX/XXXX, my mother got a Reverse Mortgage from Reverse Mortgage Funding, XXXX XXXX XXXX, XXXX, Texas XXXX. We paid off the Reverse Mortgage on XX/XX/XXXX. On the payoff notice, there was a charge of {$450.00} for an appraisal. We have been told at least 3 times that we would be getting a copy of that appraisal. To this date, XX/XX/XXXX, we have not received a copy of that appraisal, leading us to believe the appraisal was never done. This is the email I sent to Reverse Mortgage Funding on XX/XX/XXXX : " We have been trying to get a copy of the appraisal for my house at XXXX XXXX XXXX XXXX XXXX AZ XXXX for about a month now. Somewhere around Wednesday, XX/XX/XXXX, I called to ask for a copy of the appraisal that supposedly was done on XX/XX/XXXX. She said she would get that out to me right away. What was sent to me was the original appraisal done in XXXX. I specifically asked for the one done XX/XX/XXXX. I didn't ask for or need the XXXX appraisal. It is no use at all to me. Wednesday, XX/XX/XXXX, I called and talked to a woman again about getting that XX/XX/XXXX appraisal. She said we would get a copy of it in 1 or 2 days. This is the 3rd day. We got a Priority Mail package this morning, but again, there was no copy of the appraisal. All we got was the attached document which had several errors. In that letter on page one, it says : " On XX/XX/XXXX, the appraisal was downgraded to a drive-by appraisal because the point of contact refused to allow the appraiser access to the property because an appraisal was already completed by the Estate. '' That did not happen. We were there waiting for the appraiser to do the appraisal. There was someone there all day. No one ever came. On page 2, the letter also says ; " On XX/XX/XXXX, when you called to inquire about the securing of the property, you were not yet authorized on the account to receive account-specific information. It was not until XX/XX/XXXX, that we received the Grantee-Beneficiary Deed indicating that you are the Grantee-Beneficiary ... '' That also was very frustrating to me. I had emailed the documents 2 times ( see emails XX/XX/XXXX & XXXX, XXXX ) before I left XXXX on XX/XX/XXXX, before they eventually saw that I was authorized. Just last Wednesday, XX/XX/XXXX when I called, I had to get through 2 people saying I was not authorized. The third person saw that I am authorized. She is the one that said I will have the appraisal in 1 or 2 days. That time has expired. The letter did not contain any appraisal again, as noted above. Since Reverse Mortgage Funding seems so reluctant to send us that appraisal, we can only conclude that no appraisal at all was done. We are now asking you to refund the entire {$450.00}. ''

Contacted Reverse Mortgage Funding LLC regarding paying off my reverse mortgage, first by phone on XX/XX/XXXX, then by online submission of their payoff request form also on XX/XX/XXXX. Heard nothing so I followed up on XX/XX/XXXX by phone. Was told it had been emailed on XX/XX/XXXX, though nothing from them was ever received including in junk mail. Company emailed me the payoff quote on XX/XX/XXXX at XXXX XXXX. During the phone call on the XXXX, I asked how to keep the account open. They said to underpay by {$50.00} which would keep the line of credit open. So following their instructions I paid {$50.00} less than the full payoff quote and labeled my payment as a partial loan repayment. I paid {$220000.00} on XX/XX/XXXX by wire transfer. The mortgage company accepted the wire and in my account online the payment was recorded as a full payoff on Tuesday, XX/XX/XXXX. Obviously even though I underpaid by {$50.00} as instructed, the amount wired was adequate to pay the balance including interest and MIP prorated through XX/XX/XXXX. A refund of approx. {$400.00} would have been due as the amount submitted was an overpayment above the prorated figures. Thought we were all taken care of and decided to not worry about keeping the line open. Then on XX/XX/XXXX at XXXX PDT, I get a phone call from my bank ( XXXX XXXX ) saying the wire transfer had been returned " at my request ''. I had not communicated with Reverse Mortgage Funding LLC since XX/XX/XXXX and the " at my request '' wire return is absurd and never happened. Since when do mortgage companies return loan payments " at your request ''? When I returned to my reverse mortgage online account on Friday, XX/XX/XXXX after the bank 's phone call, there was no repayment transaction listed and no wire return transaction listed either. In other words it was like none of this happened though my bank records clearly indicate both transactions occurred. I sent email to bc@reversedepartment.com ( their customer service email ) on Friday, XX/XX/XXXX and received an auto reply they had received my email. In the email, I denied asking for any funds back and that I expected there would be resolution today, Monday, XX/XX/XXXX, by reinstating the payoff as of XX/XX/XXXX meaning no more interest or MIP after that date and that the refund due on that date should be processed immediately. The three times I had spoken to Reverse Mortgage Funding LLC customer service prior to the wire transfer, it took being on hold for over 60 minutes each time, and when finally connected, the reps were seemingly ignorant on how to make a wire transfer payment even though the directions did come with the payoff quote. Stating they have abysmal customer service, poor business practices, and make communicating difficult at best would be too kind.

Im XXXX years old, XXXX and in a very difficult situation. I have no running water in my half repaired kitchen because my Reverse Mortgage Funding will not release the {$7800.00} of my insurance money. I had a flood in XX/XX/2019 and the insurance company paid {$11000.00}. The reason for not releasing the funds is because my mortgage is inappropriately if not illegally delinquent. According to my reverse mortgage agreement I make no payments. In XX/XX/2019, I filed Chapter XXXX bankruptcy in which my house was not included. When this occurred RMF contracted an attorney, which Im told was to place a lien on my house to protect the investors. I was always under the impression that the mortgage is a lien, in first position, on the house. The {$650.00} attorney fee was charged to my line of credit which put my mortgage into delinquency. There was approximately {$55.00} in my line of credit in XX/XX/2019. No one can speak with me because my mortgage is delinquent and no one can tell me how to resolve this. This has been going on since XX/XX/2019. My contract for repairs states 60 % payment upfront and 40 % upon completion. To date, RMF has only paid my contractor {$3600.00}, owing him {$7800.00}. But, RMF wont release funds until the work is completed. I have no way of paying the {$7800.00} to complete the kitchen repairs and no way to borrow this money. And if I borrowed it, at this point Im not sure they are going to release the funds anyway. I have submitted multiple, often duplicate documentation from me and the contractor. When I call Im constantly transferred, put on hold sometimes more than an hour then disconnected. All these disconnected phone calls can not be a coincidence. I dont like to think like this and almost everyone is pleasant but something is just not right. And to boot, Im paying interest on the negative money in the line of credit. If I lived to be in my 90s this may be thousands of dollars. This has been so stressful. It has affected my physical and mental health which is already compromised. I was scheduled for back procedures but they were canceled due to the pandemic. I have XXXX XXXX XXXX from washing my dishes in the bathroom sink. Its been a nightmare. I wish this on no one. I certainly hope that you can intervene and help to resolve the situation and have RMF release my insurance funds so my kitchen can be repaired and I can live safely. And I hope that you can review their procedures and prevent them from doing this to other seniors especially those more vulnerable than me. Hurricane season is approaching, and if my windows or front door gets blown out, I dont want to go through this again and not have repairs done that were paid by my insurance but delayed because RMF is holding the money.

TO THE CFPB Staff : please see the attachments on this Complaint ) : I attempted to make Payments to Reverse Mortgage Funding in XXXX of 2022, XXXX of 2022, XXXX of 2022, and XXXX of 2022 ; however, Reverse Mortgage Funding have continued to charge me Interest and Fees while at the same time, refusing to accept any payments on the loan in part or in full through my refinancing the debt for over the last nine months, and are actively trying to force me into Foreclosure Proceedings through predatory lending practices. Reverse Mortgage Funding has also refused to sign-off on two checks that were issued to me by my Homeowners Insurance Company in XXXX of 2022 in order to make safety related repairs to my house, which is preventing me from being able to Refinance or Sell the home. The home went under contract for sell in XXXX of 2022 for {$320000.00} thousand dollars, however after the buyer was told about the Safety Related Repairs not being made ( which is a requirement by Law to disclose during any Real Estate transaction ), the Company pulled out of the deal and canceled our contract to buy the property due to the condition of the home, end quote. They are an Investment Firm located out-of-state and were going to buy the house and use it as a Rental Property, however until all the safety related repairs are made, nobody can live inside of the home due to the risk of Fire, and/or the potential hazard of Electrical Shock. Between XXXX of 2022 and XXXX of 2022, Reverse Mortgage Funding has charged me over {$5500.00} dollars in Interest and Fees which is an illegal act of self-enrichment, while at the same time, have been preventing me from paying off the debt in full or from making any payments that would lower the interest during their attempts to force me into Foreclosure. Reverse Mortgage Funding doesnt want any payments from me at all ( and by their own words, they wont accept any either ) ; Reverse Mortgage Funding just wants to take the house for profit, and as evidenced by their actions, will do anything to get it!

On XXXX XXXX, XXXX, I signed an application to start the process for a reverse mortgage with Reverse Mortgage Funding LLC. I expressed my interest in getting a loan at that time because of the very low interest rates. The loan XXXX estimated it would take @ XXXX days to process and close the loan. XXXX, the loan XXXX requested documents. A short delay with verifying my son 's documents and it took XXXX XXXX weeks to deliver due to my package placed in wrong box. We had a brief discussion about the XXXXXXXX XXXX XXXX XXXX XXXX XXXX XXXXXXXX. The loan XXXX stated he would not start the loan process until after the increase. On XXXXXXXX XXXX XXXX XXXX XXXX the XXXX requested a title search from XXXX XXXX XXXX XXXX, XXXX, a second appraisal was due. There were extended delays in getting documents/information due to lack of communication. I received a call from the XXXX on XX/XX/XXXX, to notify me of the delay. Due to the pandemic, the title XXXX had not been successful in getting the payoff amount from the city. Once notified, I immediately contacted the right person ( XXXX )... the payoff information was emailed to the title company the same day. The second delay involved getting documents pertaining to my son since he was on title. Those XXXX 's were sent shortly after contact. I was told by XXXX that my file didn't become active until XXXX XXXX. A further delay occurred in XX/XX/XXXX when I received documents from XXXX XXXX XXXX XXXX regarding recording of liens that were paid, and XXXX that was not. I asked the XXXX the reason for the delays he responded, " your loan was not a priority because we had to jump through too many hoops. '' By now. I'm concerned I might not meet my legal obligation on XXXX XXXX. I spoke with XXXX managers about the delay and my concern. The loan XXXX 's XXXX did not assure me that the loan would close by XX/XX/XXXX. By XXXX, and XXXX months later with no guarantee to meet my deadline, I reached out to otheXXXX XXXX companies. I was guaranteed by the owner at XXXX XXXX XXXX, that he would put me at the top of the list and guarantee the loan by my deadline. A third appraisal is now due @ {$850.00} each, and scheduled for XX/XX/XXXX. I'm retired, my son felt I was getting a bad deal and took out a loan to meet my obligation. Now, I will not benefit from the very low interest rates, my basement upgrade and travel plans are cancelled and my son has a debt on my behalf.

Back on XXXX my mother XXXX XXXX XXXX passed away. In XXXX we were served foreclosure documents on this property. At the time the property had been through a fire and the reverse mortgage lender was willing to accept {$40000.00} to settle the debt on the house. I also have a copy of that appraisal the ( Reverse Mortgage Lender ) did at the time that advised me of what they wanted on the property. Even though the payout amount they wanted was fair at the time I could not get a loan because of the condition of the home. So I was left with the hard choice of having to file for bankruptcy in XX/XX/XXXX in order to save my home. The lender Reverse Mortgage Funding LLC agreed to be part of my foreclosure process in order to help me reorganize my debt. That meant a lot to me and gave me hope of saving my home. So I begin making bankruptcy payments in XXXX and everything was well until XXXX XXXX when the Reverse Mortgage Funding LLC said they made a mistake because they assume that I was the husband to XXXX XXXX XXXX and now wanted to get removed off the bankruptcy and start the foreclosure process again. I was told this information from my bankruptcy attorney. As you can imagine I was shock and totally blindsided by this information. So the Lender 's Attorney and my Bankruptcy Attorney was trying to come up with a plan to add me to the original Reverse Mortgage Loan. However, the Reverse Mortgage Lender said they could not add me to the loan. Also, this is not what I wanted to begin with because I had already taken of this debt by filing bankruptcy and having them included in my monthly payments. However, I was told that the Reverse Mortgage Lender plans on removing themselves from the bankruptcy and filing foreclosure documents against me and the estate. This is troubling because they are trying to go back on their word since originally agreeing to be part of the bankruptcy puts me in a bad position because I trusted them to follow what they agreed upon back in XXXX.

In XX/XX/XXXX I contacted Reverse Mortgage Funding LLC to negotiate a reverse mortgage. I asked for {$5000.00} at closing for upgrades on my master bathroom, and {$1000.00} a month. Closing was on XX/XX/XXXX. My house was appraised at {$210000.00}. Everything went very smoothly and XXXX was easy to deal with. I received a monthly statement which included a " Credit Draw Request Form ''. In XX/XX/XXXX, I contacted XXXX and requested a draw of {$25000.00} to add a garage to my house. I was told I would have to apply for a NEW reverse mortgage and get a new appraisal, which came in at {$220000.00} ( without the new garage ). The XXXX agent sent an email stating the I could only draw {$20000.00} plus {$1000.00} monthly. A contractor was signed to do the work and he put a lien on the property for the work to be done. XXXX called to say they could n't close until the construction was completed and the debt paid. I paid the contractor in full from my savings, leaving a very small cushion. I told the XXXX agent I would like a new appraisal. He said the new appraisal could n't be done until XX/XX/XXXX. I agreed to wait. In the middle of XX/XX/XXXX, the XXXX agent called to let me know that the laws would be changing in early XX/XX/XXXX, limiting the amount I could access. He suggested I should close ASAP. Closing was XX/XX/XXXX, at which time I was told I would only receive $ 17,000+ on the initial draw. I gave the notary a voided check for direct deposit into my account for the initial draw and another voided check for the monthly draw. However, the amount deposited in my account was $ 16,000+. On XX/XX/XXXX, expecting a deposit in my account of {$1000.00}, I was disappointed. I contacted the agent I had been dealing with who told me there was no clause indicating the monthly draw. I do n't have a copy of the closing paperwork. I believe the notary took my copy by mistake.

Why do you make this so hard? I am trying to deal with this from MI. I explained that for Proof of Effort, I had already provided contact information for the Realtor and the Attorney handling the property sale but that I could not provide an ad for the sale until probate has been completed, which they hope will occur by XXXX but we dont have any control over the judicial system that does this. I inherited property from my mother approximately 2 years prior to her passing. She had a Reverse Mortgage Funding loan on the property. I have been trying to purchase/pay off this loan since XX/XX/XXXX. I have submitted all documents, sometimes 3 times. We were within 3 days of closing in XX/XX/XXXX when they emailed me to say after reviewing the appraisal, they found substantial damage and an inspection for insurance purposes had to be done. They had the appraisal in their possession since XX/XX/XXXX and waited until the last minute to spring it on me. I was never filing an insurance claim so they filed one on their behalf. Two inspections were done in XX/XX/XXXX with both failing. I have confirmed this with the insurance company and wrote an email to the short sale rep with Reverse Mortgage Funding to let them know. I have repeatedly sent emails trying to get an update on my closure to no avail. They won't answer my emails and when I speak to anyone on the phone, I get the same answer of it's in progress. It's been in progress going on 8 months. I have had to change my entire summer schedule to accommodate this company and they don't have the common courtesy to keep me updated or answer my emails. I fully believe they are stalling to add time and fees to the balance to get extra money from HUD for the residual payoff amount. They said I could buy the property for {$140000.00} but show a balance over {$200000.00} of which I understand HUD pays them. This is not fair to me or HUD and is morally if not legally wrong, close to extortion in my mind. The rain and wind during hurricane Maria caused damages to the property. The company released funds in two instances The last amount to be released has not been received. Also, although the insurance carrier adjuster report clearly states that an amount for ceramic tile was not included in the check ( add the columns, the tiles are not included there and it totals the amount of the check ), I was arbitrarily requested to get a letter from the insurance carrier stating what is obvious. Contacting the company is time consuming, the new telephone number to inquire about status of check and to send the letter from the insurance carrier is continuously busy. The website address furnished to submit the insurance carrier letter does not exist in the Internet. Although an inspector came to the property and furnished them with a report stating that the house is repaired and that the ceramic tile was excluded from the payment, still no intelligent and articulated conversation with the representatives. It is a merry go round to speak with them and I have spent countless hours on the phone. My contact via telephone and via email with one of the representatives has not bear fruit. I need help with the following : status of a check that was allegedly issued in XX/XX/2019, and where to send the insurance carrier 's letter regarding the ceramic tile. Be advised that the money is owed to XXXX XXXX. Also, the property is located in Puerto Rico, and the people answering the XXXX line do not exist. This company is supposed to help senior who need help with their mortgage, not in my book. Yes, my in-laws did take out this loan. My complaint is not about the issue of the loan, but is that I don't understand how they were told to pay homeowner 's insurance and property, which they did. When Mrs. XXXX receives her monthly statement, it has where Reverse Mortgage have been paying the homeowner 's insurance and property taxes. We are aware of the federal privacy laws, and that Reverse Mortgage Funding could not provide information regarding this account. On XX/XX/XXXX, my mother-in-law wrote a letter on my behalf to allow me to talk to them regarding her account. She also gave me permission to speak with someone with Reverse Mortgage, and as of today, XX/XX/XXXX, no one has yet to call her regarding this account. When my mother-in-law receives her statement there is {$14000.00} in an escrow account. When my husband, XXXX called and spoke to a representative regarding the account, they told him the {$14000.00} was like a ghost! Well, we do see it! It is on the statement, then someone should have called and spoke to my mother-in-law about the situation. It's like they are waiting for her to die, and take her home. Is this truly the American way of living! My problem with Reverse Mortgage Funding is that this company is not doing what the commercial is advertising. I am dealing with Reverse Mortgage Funding LLC. I had a Hail Claim which I turned in to my carrier XXXX XXXX. They issued me a check in the amount of {$27000.00} which I encorsed " FOR DEPOSIT ONLY '' to account XXXX XXXX in bank XXXX and then signed by my wife and I. Consequently this was a restricted deposit and I was the first endorsement. I do have the proof. XXXX endorsed it with 3 of their companies and the subsequently cashed it. I have asked for it and always had excuses and lies for not giving it to me. I have repeatedly asked where it is and they would not tell me. Now they file bankruptcy - no wonder they would not tell me. At our age we can not afford to lose this money to fix the hail damage as we don't have it. They have turned things over to XXXX XXXX XXXX XXXX and am not making any headway with them. To me, they are trying to steal money from us seniors. I have done everything they have asked but they keep asking for more. Some of which is impossible at this point. The Reverse Mortgage Servicing department decided to advance my line off credit with out my permission or knowledge. The result is that the amount I will owe and pay interest on has been increase. Currently, I only know of one unauthorized cash advance, which has been added to the payoff amount. The I obtained the reverse mortgage, I needed around {$200000.00}. I told the company several times that my finances are stable. I want to be able to pay off the mortgage in the next year. But they have added draws from the line of credit that has increased the loan balance. I unsure how many times they have added draws, which I did not ask for. The latest draw they processed was for {$460.00}, which I did not request and have not received any payment for. I believe that they are trying to falsify the true balance of the mortgage by adding in draws that I neither requested or authorized. I believe my original loan balance has been increased by their unauthorized activity. Adding a draw, which is added at 4.175 % interest to the balance I owe seems illegal. I have never wanted to use the line of credit. The fixed amount of the original reverse mortgage amount was all I wanted. I informed the company, based in XXXX Mi, that I would never want to exercise my option to take draws. Nevertheless, the company appears to have taken draws from my account, illegally. I applied for a reverse mortgage with Reverse Mortgage Funding, LLC on XX/XX/2021. My loan advisor, XXXX XXXX, informed me it would take approximately 30-45 days to process. I got my counseling certificate on XX/XX/XXXX. For the next several months the loan process dragged on. The company finally requested an appraisal in XXXX but rejected it because " we don't want it '' is what XXXX XXXX told me. They then requested another on in XXXX. That appraisal was submitted by a certified accredited appraiser, that Reverse Mortgage Funding chose. The loan continued to drag on. XXXX XXXX assured me every month that the loan would close that month which it never did. She told me again it would definitely close in XXXX which it did not. In XXXX she contacted me to say that my loan was approved but Underwriting had changed the value of my home, downgrading the appraisal. I had so many red flags on this company, this was just another one. I decided not to sign the papers for their downgraded value ( which I understand from speaking to a real estate attorney is not legal ). Then I contacted them via mail and asked what their mediation/in house resolution process is. I never heard back from them. I filed a report with the XXXX asking that the company contact me. They have not. After 5 months, it is still unresolved. I would like to get my reverse mortgage based on the appraisal. The company requires that you send a 90-day extension request 6 months after the death of a family member. My father passed away on XX/XX/XXXX, and I emailed XXXX with the 90-day extension letter on XX/XX/XXXX. Also, I emailed it a second time on Friday XX/XX/XXXX. I called after and they said even though I sent it before the 6-month deadline they didn't read the email until Monday XX/XX/XXXX, therefore my dad 's home is now in foreclosure. That means normally his monthly statement has an interest fee of {$310.00} and monthly mortgage insurance premium of {$84.00} totaling {$390.00}. Now that the status says foreclosure, the new monthly fee is {$330.00} Interest, {$84.00} insurance, {$1500.00} attorney fees/costs, and title costs {$510.00} totaling {$2500.00}. They will continue to collect additional fees until we sell our father 's home. This is the second complaint I've put in with CFPB the first one XXXX Reverse Mortgage company sent a generic response saying, " they are not the appropriate company to address your issue '' Which is not true they are the company. I have spoken with XXXX in the " escalation department '' who sent my information to XXXX XXXX a manager in Texas and asked him to contact me. 1st issue Wrong Pay Office Information Given by XXXX In 2022, XXXX gave me a Reverse Mortgage Payoff. This was for a Reverse mortgage for XXXX XXXX XXXX, XXXX Loan # XXXX totaling {$25.00}, XXXX ( RMF Payoff XXXX page XXXX ) This included wire instructions to XXXX XXXX, Acct # XXXX & Routing # XXXX. ( RMF Payoff XXXX ( page 2 ) I wired the money & called XXXX XXXX & they said that the Account no longer exists & its incorrect. When I mailed email XXXX they didn't reply. ( Email Confirm of XXXX ( XXXX XXXX ) It seems that after calling the bank & no reply from XXXX, I was given false or misleading pay off information & I wired the money to the wrong place. 2nd Issue - Overcharge of origination Fees is according to the Origination Fees on page 2 of 5 HUD-1 form. XXXX XXXX was over charged {$140.00} in origination fees. The HUD -1 Original Fees was {$2600.00} instead of the maximum allowed amount of {$2500.00}. XXXXXXXX XXXX home value was only {$40000.00}. ( CFPB Complaint XXXX XXXX XXXX ) " The origination fee covers a lenders operating expenses associated with originating the reverse mortgage. " A lender can charge the greater of {$2500.00} or 2 % of the first {$200000.00} of your homes value plus 1 % of the amount over {$200000.00}. HECM origination fees are capped at {$6000.00}.

never was late on anything, so was talked into getting a reverse mortgage, a new car, and was told I'll be getting a check for life for oil. I'm a single senior, and because I was talked into this I was charged fees for the reverse mortgage, Very High interest rate, so won't be able to pay off my home as soon as I had wanted to. Had absolutely No Problems paying my mortgage, but now I'm SO STRESSED over having to pay about double of what I used to pay, before this reverse mortgage. Can't rest thinking on paying over nine hundred dollars a month in interest, and was told I don't need to pay on the principle. I burst out crying, because they are trying to take my home away from me, my children and grandchildren. Being a XXXX female, gone through many trials and tribulations I never imagined my home would get taken away from me. I need things back as they were. They offered to help me for 6 months, and then I'm on my home but what can I do after 6 months with a new car on my credit? I requested a " payoff letter '' of the reverse mortgage in XXXX. I received the payoff letter and it stated it was good till XX/XX/19. I sold the house on XX/XX/19 and requested another payoff letter so I could close on XX/XX/19. I rec 'd automated reply stating it takes XXXX business days. I called on XXXX to ask where it was since I closed but the title company will not release the funds until I get a final payoff letter. She asked when I wanted the payoff till????? I said today so I can email to my attorney. She emailed to my office encrypted to XXXX XXXX XXXX, I could not open Adobe Acrobat..it stated it was a prohibited access. I tried to forward to my lawyer and home email, it would not forward. I requested they fax to me, I never received the fax. The company has not communicated with me timely nor have they attended to the appraisal appeal I did after the first appraisal. They are price gauging by constantly needing an appraisal that comes up higher than the last appraisal. So far there has been 3 appraisals. I've always managed to get necessary documentation to them in a timely manner ; however they can never seem to perform appropriate actions on their end in a timely manner, thus causing several delays that appear to be done on purpose. It appears that they have been purposely dragging the process out, as conveniently every 120 days they claim to have to do another appraisal, thus causing the cycle to start over and over again. I have sent my birth certificate into them 4 times under every cover that I can use. There isn't a specific point of contact to reach out to and communicate with. It is the proverbial runaround. In XX/XX/XXXX, I entered into a reverse mortgage with XXXX XXXX XXXX XXXX XXXX ( Loan # XXXX ). Everything went smoothly until I received a 'Notice of Assignment ' ( attached ) from Reverse Mortgage Funding in XX/XX/XXXX. When I received the assignment, I noticed that the balance on my loan had changed dramatically. RMF instructed me to call XXXX because they were working with what had been sent to them prior to the assignment. XXXX gave me such a run-around that I knew something was fishy. I initiated a refinance with XXXX in XX/XX/XXXX that was completed in XXXX. I will be XXXX this XXXX and I refused to allow anyone to cheat me out of my home. Even though this is an added burden on me, I worked too hard to get my home. Then, on the XX/XX/XXXX, I received the letter that's also attached from RMF. I have no idea what to do. Our manufactured home was burned to the ground on XX/XX/2018. We have a reverse mortgage # XXXX. I attempted to pay on the principal of my Reverse Mortgage Loan at XXXX. My payments were almost entirely applied to " interest ''. I telephoned them and asked for help. I started an application for a Reverse Mortgage with Reverse Mortgage Funding LLC, XXXX, NC XXXX in XX/XX/2021. The process went smoothly until it went to the underwriters. Title company asked for many unimportant documents which I did send. On XX/XX/2021 I did get a phone call from Mr. XXXX stating that their lawyer has indicated the loan should go forward. I am the executor of my mothers estate who passed away XX/XX/19. We sold her home and closed on the loan XX/XX/19. She has a reverse mortgage. The bank that closed the loan has been trying to get a payoff from the reverse mortgage company since XX/XX/19. At first they told the bank it would take 5 days but when the bank contacted them again today they said it would take 10 days. Now they are going to have to request another payoff XX/XX/19 and wait another 10 days. Every day longer they take costs the estate more money. They should not be allowed to drag their feet like this.

We closed on a mortgage on XX/XX/XXXX. This mortgage was a rewrite of a XXXX mortgage but now at a lower rate. The company calculated the payoff with interest through the closing date. In addition they added a " buffer '' of 18 days in the event the closing was delayed. We were told that the " buffer '' ( in the amount of {$500.00} ) would be returned after the closing. It has been more than a month. A few weeks ago we inquired about it and were told that we should be seeing the money soon. Still no refund.

My parents had a reverse mortgage and both have passed away. My siblings and myself keep receiving letters from the XXXX office in which the property is located as heirs to our parents. I have been making attempts to pay off in full a reverse mortgage loan since last fall. After multiple attempts the collection agency continues to not communicate and tell me how much the final payoff amount is and where & how to send it in. We recently did a reverse mortgage, the loan proceeds were held up 13 days. The title company funded the loan, but failed to mail the check for 6 days. Because we had not received the check they stopped payment, reissued which took an additional 7 days. I am wanting a interest adjustment on my loan because funds were not received.

A reverse mortgage for {$330000.00} was taken out on a home that was owned by myself XXXX XXXX XXXX and several other people without our permission.
