I am a real estate agent representing the sellers of a home that is being sold to a buyer who is obtaining an FHA loan. The contract was ratified on XX/XX/XXXX. According to the loan officer with whom I spoke, the file was submitted to underwriting at the very beginning of XXXX. The scheduled closing date was XX/XX/XXXX. As time progressed, I contacted the real estate agent representing the buyer, and was assured that everything was progressing on time. On XX/XX/XXXX shortly after XXXX I received a phone call from the buyer 's agent informing me that we would NOT be closing on XX/XX/XXXX. Keep in mind this is 50 days since ratification and about 43 days or so since the lender had the file, and this was the first I had heard of anything like this! When I asked why not and how long the delay would be, she said that the lender outsources their underwriting and " they are swamped ''. She didn't know exactly how long the delay would be but it could be about a 2 week delay. I explained how problematic that would be because my sellers are scheduled to close on a house that they are buying the next day, XX/XX/XXXX, and need the funds from the sale of their house in order to close. I also explained that the purchase contract for the house they are buying has a clause that if we don't close by XX/XX/XXXX, the contract will be void. The next morning, I spoke with the agent again and she said that although she had asked the loan officer to call her ( and had done so many times ), he just won't. She had never spoken with him. She said he prefers to communicate through email. So I took it upon myself to call the loan officer and left a message. I then tried calling the loan initiator, and she texted back telling me to text her. ( I guess she doesn't like phone calls either. ) So I texted her asking her to call me. She did not call me, but rather sent me the name, phone and email address of the loan processor. In the interim, I sent an email to the loan officer and the loan initiator expressing my concern about the delay, the impact it was having, and wanting some detailed explanation as to why this was happening ; a specific date for the resolution ; and confirmation that the buyer 's qualifications had not changed. I called the loan processor who did not answer, and could not leave a message for her because her mailbox was full. ( Seems to be a problem with this lender. ) So I forwarded the email I had just sent the others to the loan processor. ) At XXXX on XX/XX/XXXX, I did get a return phone call from the loan officer. He explained that the file had been submitted in the beginning of XXXX, but that turn around times are " brutal '' and that no one even opened the file for two weeks. Then there were some conditions that needed to be resolved. He explained that this meant that the buyer had to provide some additional information. ( I was aware of that because the agent for the buyer had informed me of that. ) However, as of XX/XX/XXXX while we were talking on the phone, no one in underwriting had reviewed what had been submitted to fulfill those conditions, so the loan officer said he was waiting for that to be completed. He also said that he had the manager of the department reviewing the file that day, and so the file should be cleared ( out of underwriting ) the following week. I asked why, if the manager was reviewing the file that day, the file couldn't be cleared that day ( XX/XX/XXXX ). He said that it was possible that the manager could want additional information because he'd be reviewing the entire file again. I questioned why the entire file would be reviewed again, and not just the supplemental information that was provided ; however, I never got an answer. I also explained that the buyers would provide whatever additional information might be necessary ( he gave an example of a recent pay stub ) with a 10 minute turnaround because we all want this to close on time. The loan officer said that he would be speaking with the manager of underwriting at the end of the day that day ( the XXXX ) and would definitely give me a call on the morning of the XXXX to give me an update as to when the file would be cleared, and therefore, what date we could close. When I pressed for a reason why we were never informed of the delay, he said that most closings are taking at least 60 days. So I said, " in other words, this was never going to close on time? '' He said you're right. Never was. When I asked why I wasn't informed, he said that this is the way it works. People put down dates on a contract, whether they can be met or not, just to get the contract ; but he admitted that the ball was dropped in not notifying us of the delay earlier. After hanging up, I called the agent for the buyers and asked her to touch base with the Title company to be sure they have everything they need ( as the lender indicated he wasn't sure they did ). I also asked her to tell the buyers to be " at the ready '' because the lender told me the file was being reviewed that day and if anything else was needed, they would have to turn it around quickly! She did just that and called me a while later and said the Title company is all set to go ... they have everything they need! So I emailed the loan officer to tell him that, and to reaffirm that all we needed is to get the file cleared out of underwriting and that I looked forward to hearing from him the next morning. The next morning, I did not hear from the loan officer by XXXX, so I called him. His mailbox was full so I couldn't leave a message. I sent a text message instead, asking for a call and an update. I tried calling again after XXXX. Same thing ... couldn't leave a message. There was no communication from him whatsoever. I called the main switchboard and told the gentleman who answered that the loan officer was supposed to call me in the morning and never did. I asked him to please give the loan officer a message to CALL ME. He chuckled and said he would ... said he could see him in a conference room taking a test. Next thing I know, the loan officer sent an email which said " I thought they would get to the file this morning but not yet. They are hoping to get to it soon. '' Hoping to GET to it!! This is completely contrary to what he had told me the day before! He had explicitly told me that the file was being reviewed as we were speaking, by the manager of the department no less, THAT DAY, XX/XX/XXXX. That's why I asked if there was a chance it would be cleared that day. Now, the following day, he's saying they haven't even gotten to the file yet! I sent an email in the afternoon explaining all the promises that were made and not kept : the file not actually under review as we spoke ; no email to the team to update everyone on our conversation ; no phone call with an update the next morning ; no date as to when it will be complete. ( He had even told me not to tell the agent for the transaction that is going to be affected by the delay because he'd have an answer for me by the morning of the XXXX. Not so. ) Since I didn't feel like I was getting anywhere with the loan officer, I contacted the owner of the company by phone. He didn't answer, but rather texted me back asking for the name of the buyer, which I gave him. He said he was familiar with the loan and would call me shortly. He never did. He then texted me saying that he asked the loan officer to email everyone on the deal.That email basically said that my email was negative ( pointing out the promises that were made and not kept ) and that the underwriting department would " get to it as soon as possible '' ; and that the owner of the company said he'd try to get the file looked at as soon as possible. I tried calling the owner again, but he wouldn't answer. He also wouldn't respond to my text asking him to call me. So I told him that my only recourse is to complain to the CFPB. This is the substance of my complaint : When a lender accepts an application and its accompanying file for a mortgage, it accepts the responsibility of meeting the time commitment in the associated contract ; and if it can not meet that time commitment, it has the duty to inform all parties as soon as it is known that the time commitment can not be kept. There are ramifications to that! In this case, that was in early XXXX when they got the file and knew they were swamped and would not be able to fulfill their obligation -- not five days ( two of which are not even business days ) prior to closing. This was readily admitted by the loan officer. I know all closings impact multiple parties, but with five days notice ( again, not even 5 business days ), it is virtually impossible to re-schedule movers, electricians, dry wall laborers and painters, not to mention work and school ; and it has a negative impact on the ability to close other transactions, and may even result in void contracts or expired rate locks. Perhaps most infuriating is the callous nature with which the lender treats its customers. They act like they have you over a barrel because they know they do ... it becomes too late to find another lender, so you have no recourse. They don't have to answer phones. They don't have to keep promises. And there's nothing we as consumers can do except make complaints to the CFPB, so I hope this will be taken seriously. Thank you!

We contacted Residential Home Funding Wholesale based on an advertised rate on XX/XX/XXXX. I received an email quote from XXXX XXXX for a 15yr refi at 2.0 % with a {$600.00} credit. I spoke to Mr. XXXX and applied within three hours of the quote. After applying, Mr. XXXX told me the {$600.00} credit was no longer available. We didn't think that was fair, but needed to refinance and continued with the process. We applied to refinance our mortgage on XX/XX/XXXX. We have an excellent credit profile and had all of our documentation ready. Mr. XXXX called on XX/XX/XXXX to request additional documents. I provided those the same day. I followed up again on XX/XX/XXXX and XX/XX/XXXX. On XX/XX/XXXX we were contacted by XXXX XXXX ( Senior Processor ) and asked for more documents, most of which we had already provided. We provided those again, and the others, on the same day. I followed up with her on XX/XX/XXXX and she asked for more documents. She also confirmed that they would include the cost of the refinance in the loan amount. I provided the additional documents on XX/XX/XXXX because I had to contact our accountant first to obtain them. Ms. XXXX notified us on XX/XX/XXXX that our refinance application was approved and that the appraisal was waived. She asked for documents to be signed and returned within 48 hours so that our closing could be scheduled. We returned the documents the next morning XXXX XX/XX/XXXX ). I requested an update on XX/XX/XXXX, but did not receive a response. On XX/XX/XXXX, Ms. XXXX requested additional documents. I provided those the same day. I followed up on XX/XX/XXXX. On around XX/XX/XXXX, Ms. XXXX phoned to tell me that we were approved to close and that the closing would be held at an address in New Jersey on XX/XX/XXXX. I told her that we live in Virginia and that New Jersey was a long way for us to travel during COVID. She said she thought we lived in Maryland and that it wouldnt be that bad. She said she would request to move the closing closer to us or send someone to meet us somewhere. On XX/XX/XXXX I reached out because I still had not heard anything about our closing scheduled for XX/XX/XXXX and needed to change work schedules. We also had not received our 3-day closing packet to review. I called multiple times and received no response. On XX/XX/XXXX, Ms. XXXX asked if we were still using our same insurance company. I responded immediately that we were. I followed up again on XX/XX/XXXX and XX/XX/XXXX. I told Ms. XXXX and Mr. XXXX that I was concerned about the implementation of the new refinance fees. Ms. XXXX responded on the same day that those fees would not apply to us. Ms. XXXX requested additional documents, which I provided on the same day. I followed up again on XX/XX/XXXX, but received no response. I followed-up again on XX/XX/XXXX. I called Mr. XXXX around this date and he assured me that he was extending our rate lock at no cost to us. He told me that he would send me the contact information for a supervisor at the company so that I could ask for their help. He never provided that information. I reached out to Ms. XXXX and Mr. XXXX again on XX/XX/XXXX. My email to Ms. XXXX was returned as undeliverable because her account no longer existed. On XX/XX/XXXX, I learned that on XX/XX/XXXX, XXXX XXXX XXXX XXXX replaced my current mortgagee as the beneficiary on our homeowners insurance policy without our permission and without closing on a mortgage. I called Mr. XXXX on XX/XX/XXXX. I told him that I thought it was illegal for his company to replace my mortgagee as beneficiary on my homeowners insurance without closing and without my permission. He said it may be, but that it was an error. He said that he would personally reach out to a supervisor and tell me before the end of the day what documents were needed to close. He also promised again to provide the contact information for a supervisor. I never received any additional communication. I followed up with Mr. XXXX on XX/XX/XXXX and XX/XX/XXXX. As of XX/XX/XXXX, I have received no additional communication from anyone at Residential Home Funding Wholesale. As of today, XXXX XXXX XXXX XXXX is still the beneficiary on my homeowners insurance policy despite not having closed on a mortgage a mortgage that was approved 111 days ago. I can provide emails and documents to substantiate these allegations.

I began working with a Mortgage Banker by the name of XXXX XXXX on or around XX/XX/XXXX. At that time, I was given a preapproval for a multifamily residence for on or around XXXX. The seller of the multifamily did not accept my offer so I did n't move forward. I started working again with XXXX in XX/XX/XXXX ; he referred me to a credit restoration company called XXXX XXXX to help raise my FICO score. While my I was working on my credit, RHF pulled a hard inquiry on my credit report for a new preapproval for a single family residence that I was interested in. After signing a contract on a single family residence/property in XX/XX/XXXX ; I originated a mortgage application with Residential Home Funding XX/XX/XXXX. Thereafter, I was very very unhappy with the mortgage process. I was given a checklist of items that I needed to submit for underwriting verbally over the phone, text message or by email. Those conditions included paying for an inspection and appraisal of the property. After doing so and satisfying the conditions of the mortgage, I was asked for additional information and /or documents over and over again. This ridiculousness repeatedly occurred which pushed back the closing date several times and required me to pay for another appraisal and inspection. It also so happened that during this time there were additional hard inquiries pulled on my credit report without my consent. After six months of back and forth with XXXX XXXX and Residential Home Funding, trying to meet every condition that they will pop up, I was denied the loan despite the fact they had given me a good faith estimate and commitment letter. It was nightmare and to make matters worse, I was out of pocket over {$2600.00}. My attorney advised me that I could also incur additional fees for the cancellation of the title and surveying. The reason why I 'm so angry is because I feel the company did a bait and switch which is the reason for the process taking over six months. I also believe the company did not do their due diligence, which cost me time, money and stress. If they were denying me based on my DTI or other factors, that is something that they should have disclosed to me much earlier in the process. After the loan denial, I was never issued a letter of denial by mail explaining why I was denied the loan. I even escalated my frustrations to upper management in Residential Home Funding 's XXXX XXXX, NY office. I spoke to a XXXX, who said that I could not be approved for the original loan amount of {$200000.00} but the Head of Underwriting XXXX was comfortable with approving me for {$180000.00}. I asked him for a preapproval letter on XXXX/XXXX/XXXX, he said that he will send it to me shortly which never happened. I feel this company ripped me off, and never was transparent as far as their lending practices which I believe is a violation of Truth in Lending regulations. After being so outraged, I looked online at the company 's reviews and alot of ripoff reports describes the same experience that I had. Many consumers had an issue with follow ups, callbacks, dishonesty and other irreputable actions. I am mortified at how this company treated me and feel that they were completely misleading.

I applied for a mortgage with Residential Home Funding in XXXX of XXXX. Despite my " stated income '' of {$XXXX} per YEAR they managed to underwrite my loan for {>= $1,000,000}. I can only assume because of an inflated appraisal of my home ( or accurate ) they saw me as a prime target and expected me to fail. I was working XXXX jobs in XXXX of XXXX as well as enduring brutal divorce and raising XXXX kids alone with no financial support and a other with XXXX XXXX. I found it more than surprising that in a mere 2 years my house value went from {$590.00} to $ XXXX. Having BEEN a realtor I was shocked .... but none the less if I did not get the loan I was prepared to sell. I maintained patents to Residential Home Funding through XXXX of XXXX from automated checking. Was NEVER late. I was served with foreclosure in XXXX from XXXX, not knowing this was now my servicer. the ONLY notification I got was a returned checkin XXXX telling me to stop sending my checks to them, but NOT telling me WHO to send them to- yet Residential continued cash them, as evidenced on the back endorsement. After innumerable attempts to straighten out the financial part with XXXX, to no avail, I finally thruway hands up and paid XXXX in excess of {$44000.00} to settle the forclosure, legal fees, appraisals, etc in XXXX of XXXX. The proper accounting was never corrected and I continued to pay XXXX until I book my back in XXXX. To my understanding XXXX as well as the XXXX ( XXXX ceased to exist as entities and sold off all of their " bad '' loans, or loans they KNEW would fail, to XXXX XXXX XXXX. I got stuck in that umbrella, yet again not knowing that I was paying the wrong company AGAIN. It seems to me this an extreme violation of pooling and servicing. If one company was to sell me to another I would certainly hope the former company would NOT be cashing and taking my money. Bottom line is that despite MULTIPLE fraud schemes, filing HAMP, HOPE, and every other loan modification/mediation form, XXXX XXXX XXXX tried to foreclose on me when I did not even know they were my servicer. I submitted a QWR and they responded by IMMEDIATELY filing " cover-up '' XXXX documents with " known rob-signers '' names, the notary of which is currently doing XXXX for white collar crime. XXXX XXXX XXXX withdrew the forclosure, mysteriously and I found out nearly a year later the I hand been bundled and sold to XXXX ( know for being more of a " collection agency '' than anything ). I am now once again facing forclosure by XXXX, which to my knowledge does no legally exist and the last XXXX document filed was XXXX. I do n't even know WHO owns my moan if its it legal of not. Residential was cited and fined for operating without proper licensing, XXXX funded hundreds of thousands of loans they expected to fail and sold them to XXXX XXXX XXXX whois turn did the exact same thing- just under code names or via Robo signed documents. I was part of the XXXX group which has remained " clouded '', at best, for YEARS. I am now on XXXX and am trying to fight this alone. The FDIC needs to step in and clear the smog for the people who are facing or are exiting homeless.

We worked with a gentleman name XXXX XXXX at RH Funding for a mortgage upon putting an offer in for a home, then we worked with the manager XXXX XXXX. From beginning to end, RH Funding took advantage of us ( we do not understand the entire home process as well as some, as XXXX is a second language ). XXXX told my us that we would n't be able to get a loan anywhere else and we were really lucky to have gotten approved for an FHA loan ( who we were also told by manage XXXX XXXX was the go to go for these types of loans ). We believed that this was our only option ; RH Funding played on my our naivety to the home buying process. RH Funding would lose [ IMPORTANT ] papers that we sent them, so they would have to call and we 'd have to resend them. This happened at least weekly, until XXXX was FIRED about 4 months into the process ( and even a few times after to " fix the mistakes that XXXX had created ''. We were also told that he had manipulated/screwed up several other mortgage deals ). We had to extend the closing FIVE times. They talked us into an FHA loan, then told us we could n't move in until repairs from the appraisers reports were fixed ( which we were told the appraisal fee would be {$450.00}, but then that changed to {$500.00} after the appraisal was done ). Because we refused to make repairs on a house that was n't legally ours, the only other option aside from starting the process over was moving to an FHA XXXX loan, WHICH IS A HIGHER INTEREST ( almost 1 whole percent ), and delays the process unnecessarily. Oh, and costs another {$150.00} to rewrite the appraisal to fit this type of loan. XXXX, as the manager, kept placing the blame on XXXX, who certainly does play a big role in all the aforementioned issues. But as the manager of that branch, XXXX must take the blame as well ; if he 'd been diligent and stayed on top of his employees work, we 'd never have had this issue. He gave XXXX and XXXX XXXX ( XXXX XXXX Agents ) attitude at every turn, although none of this was their fault ; our attorneys have also had nothing but issues with XXXX every time that they 've worked with him ( which has been several different contracts ). This entire process has left a sour taste in our mouth ; instead of exciting, it was stressful and almost not worth it. RH Funding took advantage of us, which poses a moral and ethical issue ; we 've spent countless hours and far more money than was necessary into the process already, and keep finding more and more issues. The contract on the home expires today, and the underwriters at RH Funding came back and said there was MORE that needed to be done ( about {$5000.00} added to the mortgage more ; all things from the inspection report that was done in XXXX that they have n't even looked at! ). I 'd hate to say everyone is incompetent, but you 're only as strong as your weakest player. We 've since had to cancel our offer on the home, and are left at square XXXX, with over {$2000.00} lost.

Dear Banking & Insurance Rep, Im writing in regards of loan from Residential Home funding, Corp, RHF Number XXXX. I filed a previous report back in XX/XX/2018, which was answered by the President Mr. XXXX XXXX. I have attempted to contact him over the most recent issue ; which is extending to the previous issue already cited inappropriate contact with the Contractor without consultation with myself ( Lendee ). Upon reaching out to him by phone, he answered and said hed call me back in an hour. After several hours, I followed it up with a phone email, where he asked that I give him a chance to discuss it. Thus, upon attempting to do so, my calls were automatically directed to voicemail, which mailbox is full and can not accept message. Yes I had to change my number unexpectedly, but email has ALWAYS been more feasible ( see email upon request ) This is resulting in filing a complaint. I have put him and his associates numerous times for this misconduct and unethical behavior, yet they repeatedly attempt to deviate and NOT inform me of issues or concerns. Now I am being ignored just as before. At this point, I dont believe there is relief adequately and thereby effecting them from such repeatedly abuse of the contract or law and/or policies. This needs to STOP. They must deal with me directly, Ive ALWAYS been responsive quickly and deal with concerns as they arise through my email, therefore, they did not attempt to contact me until after I raised the issue once again after finding out they talked with the Contactor unwilling to me. I have closed on the house in XX/XX/2018, however, still need to seek the finalized of the 203K program final draw. I dont need anymore interruptions or issues arising due to their neglect and misuse of their power over my loan and/or processing of such finalization. When is the Banking and & Insurance or the Consumer Financial Bureau going to actual fine or enforce them to STOP doing this misconduct? Please get back with me immediately. See below information. A letter dated XXXX, XXXX XXXX, indicated that our buyer 's loan was denied because our property was deemed unserviceable through a loan backed by XXXX XXXX. The lender stated that based on documents received from the NJ XXXX Zoning Commission, the property could not be rebuilt to its current footprint if substantially destroyed. We suspected an error was made, as our loan on the property is currently serviced by Fannie Mae. We therefore consulted with the NJ XXXX Zoning Commission and obtained additional documentation indicating that the under-writer was incorrect ; a use variance granted when the property was originally zoned in 1985 made the issue around rebuilding not applicable to our residence. We received this information in writing from the NJ XXXX Zoning Commission on XXXX XXXX, which the buyer used as a basis for challenging the decline of the loan. A week later, we learned that the under-writer was seeking additional information from the Building Department of the XXXX of XXXX to indicate that the property could be rebuilt to its current density if substantially destroyed. Upon our request, the Mayor of XXXX, as well as XXXX XXXX ( Head of the Department ), consulted with the NJ XXXX Zoning Commission, and the Commission wrote an additional letter explicitly stating that the property is under its jurisdiction and that the property can be rebuilt to its current density if completely destroyed. This letter was forwarded to the under-writer on Friday, XXXX XXXX. On Monday, XXXX XXXX, we obtained an email from the under-writer, stating that the condo is still " not warrantable ... per the investor guidelines '' and that decision to decline remains. Our complaint is that we provided the exact documentation that the lender sought -- an explicit statement from the zoning authority that the condo could be rebuilt to its current density if substantially destroyed. The underwriter refuses to overturn the decision -- even with this additional documentation and without any explanation as to why the additional information is not satisfactory for the investor.

I received a solicitation by mail on XX/XX/2021 which stated in bold print '' EXPIRATION NOTICE '' on an FHA loan with XX/XX/XXXX. Please note that I do not have a mortgage with this company, nor are they a servicing agent for the mortgagee of the only mortgage loan I have on my primary residence, which is with XX/XX/XXXX. In this solicitation it states the following : " FHA Guidelines require a waiting period in XXXX XXXX, NY to access certain options through your FHA loan ''. It further states : " Our review has indicated that your waiting period has been marked as expired as of XX/XX/2021 and that you have not accessed your equity reserved of $ XXXX XXXX I delete the amount because I consider this to be private, yet it was shown in the solicitation ) or other loan options. Please call our Program Customer Support Representatives at XXXX by XX/XX/2021 to receive a detailed explanation of the options available t and how to access them. '' The remainder of the letter provides the contact information, as well as a notice that this is a third party offer from XXXX XXXX and is not approved nor affiliated with my current lender, FHA< HUD, or any other governmental agency. While this is an solicitation that is allowable by law my problem with it is that is states, at the top of the notice, that it is a " Expiration Notice '' which, in the body of the notice/solicitation, refers to my FHA loan ; however, it has nothing to do with my current mortgage.

XXXX XXXX XXXX XXXX assumed a debt over a defaulted mortgage and wants to settle on foreclosing the property. The defaulted mortgage was signed by a woman ( XXXX ), and was co signed by a man ( XXXX. ). XXXX XXXX XXXX XXXX did a wide sweeping title search and created a Foreclosure Transaction Consumer Credit Transaction Summons and named many possible subordinate lienors. In their sweep, they included my ex husband ( XXXX ), who has the same name as the second signer, the man who defaulted on the property loan. They then named me, by capacity of my having a money judgement against my ex-husband, for unpaid equitable distribution. They name The IRS as a defendant as well, in the capacity that at least three other men who all share the same name, and have tax liens against them. XXXX XXXX XXXX XXXX is trying to subordinate my money judgement to theirs. Further, my ex husband is not the person who signed on that property loan to begin with. The signature on the lease is not his signature, he was married at the time and not living with the woman cosigner on the loan, or in the property in question. I have been told that I need to take counsel to protect my interests, but I can not afford to do so. If I need to take an attorney for this, I would have to seek sanctions. This is shoddy legal research at best, or a nefarious legal tactic, to use a title search to find persons with convenient names, who have liens which can be easily usurped.

On XX/XX/2018 I closed on my house with a loan from Residential Home Funding Corp . The mortgage officer XXXX XXXX was incompetent at times and became unprofessional and rude when he didnt want to correct or admit his mistakes. He strung me along in the process and gave me misinformation regarding home insurance, down payment and interest rate. He also repetitively lost my paperwork. When closing was near, I felt pressured into taking a sky high 5.5 % interest rate on a {$280000.00} FHA loan ... which made my payments about {$2700.00} a month. Concerned about the high payments ... he told me it was just because of the {$8000.00} yearly taxes that my mortgage payments were so high and that its worth it and I I dont get a better deal. One month after my closing date Residential Home Funding Corp transferred my mortgage to XXXX XXXX XXXX. Ever since, I have been late on making many payments and I am struggling to avoid the foreclosure process. My credit is ruined and I cant even apply for an FHA streamline mortgage bc of my late payments. To add insult to injury Residential Home Funding Corp called me to tell me that XXXX XXXX no longer works with their company ( Im guessing he was fired ) and they lost my paperwork ( child support paperwork )! I do believe I was a victim of a predatory mortgage loan and I plan to seek civil compensation for the financial damages this mortgage loan has done to my current situation.

I am looking for a good rate to refinance my home. I saw a rate of 1.75 % for 15 years with zero fees and zero points advertised by RealFi mortgage in XXXX when I searched with my loan scenario. There was an option to provide my details and the loan officer would get in touch. XXXX XXXX - NMLS # XXXX | Company NMLS # XXXX was the loan XXXX who reached out to me from XXXXXXXX and he was very ignorant about the advertised rate and mentioned that the 1.75 % rate would involve a {$2100.00} origination costs. The loan officer even promised the same via email. Since I was convinced by his promise I accepted for the hard enquiry on my credit score. After he pulled the credit and even when I am in exceptional credit category he provided me a loan estimate where the origination costs is {$3700.00} which is {$1600.00} more than the promised origination costs. When I enquired about it he said {$2100.00} was the discount points and there will be fees on top of it. But according to his written promise In email the origination costs which is the section A of loan estimate is {$2100.00}. This has caused my credit score to drop drastically and when I talked to his manager XXXX XXXX regarding this, he was not ready to help. I feel cheated by the XXXX lender and I would expect the consumer protection forum to intervene in this and provide an appropriate solution.

I got myself into business with RealFi Home Funding Corp ( www.rhfunding.com ) more than six months ago ( XXXX of XXXX, XXXX ), when decided to apply for mortgage refinancing with them. Today is XXXX, XXXX and the loan is still not closed, and likely won't be closed because the market conditions have changed and I would not accept the new pricing from them. As result, I lost money and time. I lost money because today I would have to accept higher rates, I would have to pay for new 0.5 % refinance fee and I would have to pay for another appraisal. I did lock the rate with them but it was meaningless if you deal with a company which would not close on loan even in 6 months. I am not sure what was their real intent. Every month they were requesting same documents over and over, and then just sitting without doing anything, at least, with my loan. They never answered the question when the loan was going to be closed. They are either unqualified or extremely arrogant. To add more insult, they did hard inquiries on my credit without consent. Hopefully, I saved some potential mortgage shoppers from dealing with RealFi.

On XX/XX/2018, I filed my initial complaint with the CFPB against Residential Home Funding for loan servicing issues. ( Initial complaint XXXX ) Residential responded to this complaint by way of the attached correspondence of or about XX/XX/2018 indicating a refund was issued in efforts to resolve the matter. This was not the case. A refund was never submitted or issues on behalf of this matter by Residential as indicated. In addition, the information contained in the notice indicated a error in the mailing and property address of the correspondence. This creates a more issues with our pursuit of a truthful resolution.
