I started my new home buying process in late XXXX or early XXXX. I located a real estate agent by the name XXXX XXXX on XXXX that referred me to his loan XXXX XXXX XXXX ( Residential Bancorp ). I met with XXXX that run my information and provided what I thought a pre-approval documentation as she called it. At this time XXXX received the green light to begin showing homes. After a week or 2 I found my dream home in which we submitted a offer that was accepted. Once I received the news I submitted by {$3000.00} earnest deposit to start the process. All was going well until the initial deadline was approaching when I became very concerned. I reached out to XXXX to verify if everything was going well. XXXX XXXX advised yes. I asked if any additional information was required from me to make sure the process went smooth. XXXX XXXX stated no and that we were close to closing. At the end of the 1st deadline, XXXX XXXX contacted me and told me that we needed to ask for an extension due to the numbers were still not correct. At this point my concerns was high. I was reaching out daily to verify that everything was ok and that we were going to close by the deadline. Once again I received the response that everything was ok and that she just wanted the numbers to come back correct. This deadline came and went. I reached out to XXXX XXXX to see if he would be able to provide more information of what was taken place. XXXX XXXX stated that he was frustrated with XXXX XXXX because he was unable to get solid details as well. Mean while I have submitted {$3000.00} earnest deposit, {$670.00} on appraisal, {$270.00} home inspection so I thought that XXXX XXXX would get it done. Unfortunately, I received a call from XXXX XXXX advising that XXXX XXXX is unable to close and that my loan needed to be transferred to a new lender. Seconds later I received a call from XXXX XXXX stating the same thing. At this point I inquired why was I needed to transfer to new lender and I received the response that " I cant close loan ''. At this point it was almost at 2months with countless phone calls and text to verify that I was closing on my dream home. On the 2nd extension I did receive a CD ( closing disclosure ) email. At this point I was very confused. So my loan got transferred to XXXX XXXX ( XXXX XXXX XXXX ). Never did XXXX XXXX every reach out to verify how the process was going and nor did she send me a denial letter. The process was a complete disaster with no explanation of what took place and why I could n't receive the keys to my new home. I recently sent a email to XXXX XXXX to inquiry what happen and to ask why I did n't receive a denial letter. Of course, due to the unprofessionalism I did n't receive a email back. Still to this point I have n't heard from XXXX XXXX and its very disturbing that someone that consider themselves to be professional and in the business for 20 plus years that can treat a client/ person in such manner. I am requesting that XXXX XXXX pay me for my earnest deposit, my appraisal and my inspection fee back immediately. I have worked extremely hard and its not fair that she can walk away with no explanation, no call, no email or even a post card. XXXX XXXX shall not be practicing and I demand that her license is revoked immediately for such unprofessional practice.

BANCORP has sent my family on an emotional roller coaster from the start. My husband and I, our XXXX sons ( aged XXXX & XXXX ), and our dog, are currently homeless as a result of repeated indifference and inaction from BANCORP. We have moved a total of XXXX ( XXXX! ) times in XXXX weeks due to broken promises. Throughout this process, we have asked for open communication and honesty. We have received neither. Instead, we have been repeatedly stonewalled and given the run around. We have been extremely patient and understanding, yet that has not resolved anything. We were initially disclosed on XXXX/XXXX/2016 with a closing date of XXXX/XXXX/2016. The total disregard for the closing date, time and time again, has been unprofessional and disheartening. The most recently promised closing date of XXXX/XXXX/2016 will not be met as they have contacted our mortgage broker to say that the investor is no longer doing business with them. They also mentioned that there are XXXX other loans that were in the program. Every week we are told that it will close the following week. My children do not know where we will be tomorrow. This constant sense of unknown, of homelessness, XXXX. The same can be said for our XXXX year old dog. Furthermore, the financial burden of constantly moving weighs heavily on our family. We are spending $ XXXX- {$350.00} a night on temporary housing. To date, we have spent over {$7000.00} on temporary housing. We will also have to hire movers twice ( {$2500.00} ) and we had to rent a storage unit ( {$600.00} ) because our closing date keeps getting pushed back, over and over again, by BANCORP. My husband and I both have fast-paced jobs that we both love. For the last month we have not been able to fully dedicate ourselves to our jobs and our family. It is extremely time consuming to keep rescheduling installation and setup for utilities, cable, phone, and various other necessities. I do not wish the experience that we have had on anyone. A lot of this would have been prevented if - from the outset - a representative at BANCORP would have been transparent with us, providing us with a realistic closing timeline and letting us know that our closing date may need to be extended. We would have been able to extend our lease on our home and would not have had to endure the last three weeks of uncertainty. I never thought that I would be homeless. It is unacceptable for a company to have such disregard for their customer.

We attempted to buy a home underneath the minimum timeframe from foreclosure in order to qualify for a conventional XXXX loan. We had been renting for over 2 years and finally had the reserves to try to become homeowners again. We learned of the possibility of a private investor option due to our high income, exceptional credit score, and available cash. We attempted to go this route with dire consequences. The details of the case follow below in format of the letter written to the company on the day of the 4th and final scheduled closing. We contend that displeasure with this letter led to a final denial of the loan. This was a disastrous event for our family, as we had no home to live in for over 2 weeks while also being saddled with excess and unexpected moving and storage expenses. It was traumatic and unnecessary. Upon reflection of the situation and wondering how the loan could have been denied with such speed ( finally ) on that very day, I realized that my gmail account contains a photo, which would have shown up with the email. I am an XXXX, my husband an XXXX and we have XXXX. Implicit bias is a real problem in America. This kind of racism is worse than the display of derogatory words as graffiti in a neighborhood. Whether or not this is found to be racially motivated, it is definitely unethical at best. We wish to call attention to this private & unregulated money industry that is beginning to invade a real estate market still vulnerable from the wounds suffered by the regulated mortgage industry. This company overpromised and when signs of incompetence began to surface and questions begin to be raised, they under delivered, using the excuse of **loan conditions apply. There has to be a limit to when these companies can pull the rug out from underneath American families. This was not a business deal gone wrong, it was the livelihood of XXXX adults and XXXX

I had my closing on XX/XX/2022, I received the Closing Disclosure ( CD ) from XXXX XXXX ( Loan Officer ) on Tuesday evening XX/XX/XXXX, after he had been promised to deliver the CD to my wife and myself on Wednesday XX/XX/XXXX, that's basically one week later, every day I called XXXX XXXX about sending the CD, He kept saying that I will send it to you guys in an hour, until that Tuesday evening on XX/XX/XXXX. When we finally received the CD, we reviewed it, everything ( the higher interest rate, exorbitant and unjustified charges, no buy down ) on the CD was completely different from what that was promised to us by XXXX XXXX and from what from what that was in the Loan Estimate. Our concern is mainly on the Closing Disclosure on the second page, under A. Origination Charges, # 1 where we are charged 2.25 % of Loan Amount ( points ) for a total of {$7200.00}, we asked XXXX XXXX why the fee was, he could not give us a clear explanation, he finally told us that, we are charged that fee because we paid 20 % down, which we thought was a bogus explanation. When asking XXXX XXXX to change that, he said if he send the CD back to the underwriter, we will not be ready to close on XX/XX/XXXX, us he also known that the builder was going to charge us {$300.00} a day until we are able to close, if we go in default of closing on the date provided. We felt like we were played and taken advantage of, we just want our hard working money back, especially XXXX XXXX put us on a very high interest rate 6.125 %, and that our attorney advised us to file a complaint before escalating the situation further. Myself and wife XXXX children bought house XXXX XXXX we put down {$10000.00} down property was {$220.00} interest rate 4.5 % Realtor didnt disclosed kept cecret forged signatures on our behalf made up email for me had access to password .signature isn't mine I have proof .She possibly got {$15000.00} dollars for first time homebuyers me and wife wearnt aware never knew .House was infested with XXXX, XXXX, XXXX, wasnt never afewmagated For bugs times got hard she told us she can push our morgage out for year also she stated she can get a modification took her time we decides to move foward she stated if we leave her we would loose our house and it foreclosed XX/XX/XXXX time and money we put in property she told us their was {$20000.00} dollars of equity the sold our loan to another morgage company and it was total disaster never gave us papers when we purchase house its been 5 years we went threw a total distress move out of state I did research kept pressing her about my documents when we purchase house she forward emails that we where never aware of documents that we never signed false info.false contact numbers for us I just hope one day XXXX wood hear my prayers and let their be justice I have enough info to uncover the true colors of how people are so cruel from bankers, realtors, lenders, notary docusign agents from blank papers to documents with papers that I never sign nor my wife afew but with my signature only .The lender and realtor had access to our credit score I have emails notes that stated messages back and forth fake work orders from the realtor supposedly they were gon na fix

In XX/XX/XXXXof last year I was offered a FHA HAMP 3 month trial starting XX/XX/XXXX. I signed the trail agreement and paid every month. I was told over the phone XX/XX/XXXX that I was approved for the permanent modification and that the paperwork was backlogged and to continue making payments, which I have every month. The only written communication I've received from them until today, besides monthly statements, was just two days ago, a notice that I did not qualify for the repayment plan. Today I received a notice of trustee sale with an auction date. I called the company immediately and was told there was nothing they could do as the file had already been given to the lawyer. They contend that they attempted to contact me via phone. Though I've given them the correct phone number several times this year they apparently called my wife 's phone number, which was no longer in service after XX/XX/XXXX due to changing providers. They never requested additional information from me in writing, either by mail or via email, which they had always done in the past. They did not notify me in writing that I did not qualify for the the permeant HAMP modification. Further, they close at XXXX in my time zone, with hold times over 45 minutes. They do not call back when I'm disconnected. I've been trying to get through to them for the past three days and it's very difficult since they're only open on my work days.

On XX/XX/XXXX I received a Loan Estimate from Residential Bancorp - XXXX XXXX. At the time I did not know they were supposed to put the full deposit of {$11000.00}. It was just the {$2500.00} deposit. ( Which the {$11000.00} was given before XX/XX/XXXX ). Today I realized only the {$2500.00} was showing on pg. 2 in the Calculating Cash to Close/deposit section. This was showing I still needed to {$14000.00} instead of {$6200.00}. I contacted XXXX XXXX in regards to this not reflecting on the Loan Estimator and she sent me the price addendum instead of a new Loan Estimator. I explained that this should be reported on the disclosure, she had XXXX XXXX contact me stating it was not the Loan Estimator but the Initial Disclosure completed by their former loan originator. I explained that is not the disclosure Im referring to and the email I received was sent by XXXX XXXX on XX/XX/XXXX. XXXX responded that my loan amount was listed. I never disputed the loan amount. I am only disputing the cash to close information. Im not sure they did not add this information when it was known ( statement requested confirming items cleared ). I have had other issues like not knowing Im paying points for a lower rate but am not complaining about this, only my disclosure is incorrect. It appears to be deceptive since my actually out of pocket should not be {$14000.00} but {$6200.00}.

Myself and my realtor has been working feverishly to sell my home in XXXX NV. The buyers mortgage company " Residential Bank Corp '' has missed contractual deadlines, and failed to close on the sell of my home on time. This has caused humility and embarrassment for me when purchasing a new home here in XXXX ID. I want to make a serious complaint against this mortgage company for not meeting contractual agreements, and fraud. Additionally, Id like to make a complaint against the buyers realty company as well for hiding information as to why the mortgage company isnt performing to banking expectations on closing my home deal. This was scheduled to close and fund on XX/XX/2020 and its not XX/XX/2020. I signed my ending settlement 14 days ago and sent money into escrow to close the deal.

Hello, The reason for the complaint is because My spouse has passed away, and XXXX XXXX XXXX is incorrectly reporting a credit card that belonged to my Ex Husband. My ex husband opened the account in XXXX, and we were married in XXXX. I was a authorized user for emergencies, but I never used the card and/or accrued any debt on this credit card. The card was reported lost/stolen XXXX. XXXX XXXX called my home asking for my Ex husband XXXX XXXX XXXX XXXX, and I explained that my husband had passed away. I attempted to get info on the account and they would not speak to me because I was not a card holder. The account is negatively impacting my credit and I have no way of fixing the problem.

I was talking with XXXX XXXX at Bancorp about a possible mortgage, she told me me she would not run my credit as I did not want it pulled yet. She did pull my report without my authorization. She said she thought that's what I wanted but made no effort to correct this mistake or give me a copy. I have all the emails if there is a place to forward them too.
