To whom it may concern, What happened to my clients should never have happened. The lender in this case first started out with VA financing. 1 day before we were supposed to close the lender who I had tried to contact via a phone call and email, never called or emailed me back, had the buyers agent send me an addendum to extend the closing date and now it was getting changed to FHA financing. The lender stated he could get it done in 2 weeks so my sellers signed the addendum and we proceeded with new financing and a new close date of 2 weeks later. The 2 weeks expired and the lender once again tells us that he needs a bit more time and can get it done in 2 more weeks. So per that lender telling us via the buyers agent and what he was being told from the lender, all they need to do is get a letter from the court for child support coming off in a month and we will be go to schedule a close. That explaination came on Thursday the XXXX of XXXX. We were now with another extention to close, being told that a closing is gong to happen as long as he gets this letter. The very next day, Friday the XXXX, I receive a mutual release form the buyers agent that states the lender in those 9 weeks and a few days can not verify their income. All of this time from when we started this deal on XXXX/XXXX/2016 to XXXX/XXXX/2016, the lender could n't verify Income!! I guess I 'm not understanding why income could n't be verified in over 9 weeks? Why did n't he return my calls or emails. I 'm sure I do n't know all the issues with this deal, but a lender that does n't communicate with Realtors, is n't very good at his job, and that is just my opinion. Yes I can prove it too. I have those emails and I 'm sure I can get my records from my phone company to prove I called twice. Now on top of all of that, my clients are supposed to give back the EMD ( earnest money deposit ) because this lender in over 9 weeks, was unable to verify income. Is n't that something that should be done within the first week or so? As far as I 'm concerned and my sellers are concerned, this is the lenders fault and my clients are out that EMD that they truly deserve. I know the law in Michigan and that is why my clients signed the Mutual Release so the buyers get their {$1000.00} back, but that {$1000.00} should be coming out of the lenders pockets, because it is n't my clients fault the lender in over 9 weeks could n't get this done, per the explaination of " Unable to Verify Income ''. I do have proof of that too. Now we have to start over from scratch and have lost over 9 weeks. My clients accepted this offer in the first place because it was a XXXX and my sellers wanted to help a Veteran get into a home. Now the buyer ca n't get into anything, because this lender ca n't prove income!!! How is this fair to either party? Please understand that I am not the buyer or the seller, but the Listing Agent who has spent of 9 weeks dealing with someone who would n't return my calls or emails or let the buyers agent know what was happening through out the process. The lender was out for a few days with headaches. We did n't know what was going on. He never informed any of us, including the buers agent. A week or XXXX before, the lender stated he was getting the boss/manager in on this deal and there would n't be any other delays, that everyone was working on this deal. If everyone was working on it, why was the deal on " HOLD '' because the lender was out for a few days with headaches? I do n't know all the details, but would think that COMMUNICATION would be the most important detail with everyone involved? Once again, that is just my opinion. I feel communication is the most important with ALL parties involved. I never wanted detail about the buyer and his financals, we just wanted a up front honest lender to make the buyers and sellers happy. Thank you for your time, have a nice day.

I was called, contacted, in late XX/XX/XXXX, about re-financing my primary mortgage. I declined, as I had already tried last year, but to no avail ( bad credit due to my wife 's Chapter XXXX which was disposed of about 3 years ago ). The same mortgage agent, XXXX ( XXXX ) XXXX ( XXXX ) XXXX, called a month later, asking again, and saying that a lot of " new products '' were available. I decided to give it a try. ( I am XXXX, semi-retired, with a 14 year old mortgage, with 30 % equity, on my primary, and another mortgage ( different bank, about 7 years old with about 60 % equity in it ) on an investment property, with no problems known to me with payments on either for years ). I spent the next month sending all the necessary docs, payment stubs, all bank statements, self-employment income and access to XX/XX/XXXX and XX/XX/XXXX tax records - through a portal that my accountant supplied to her, through me, with permission. So she had everything she said she needed. Everything was a " go '' at 4.25 %, saving me about $ XXXX/month. Great! I was then asked to pay {$500.00} for an appraisal. I balked, as I already knew that it was going to be tough ( plus I had to borrow the money ), but was assured that all due diligence was done, and there was nothing problematic with the loan. ( Many of our emails are attached - sorry about the small print - but I 've underlined the important areas ). The {$500.00} was charged to XXXX XXXX XXXX ( XXXX ) XXXX in XXXX Much to my surprise then when I was denied a loan, due to a 'late interest ' payment last year - XXXX, I believe - on my investment loan. Reason being - due to the fact that the loan was being re-done ( as it is every 3 yrs. ) and, because the bank manager was really busy at the time, she let a couple of months pass to complete it. I was never informed that there was a late interest payment, and the manager realized, and admitted, that it was all her fault. I put XXXX, the mortgage Analyst, in touch with my bank manager ( XXXX XXXX, XXXX XXXX, ( XXXX ) XXXX, XXXX ) - to sort it all out. It was out of my control, and a total surprise to me. Anyway, I got in touch with XXXX 's boss, her loan manager, XXXX XXXX - XXXX " XXXX '' XXXX, XXXX. Almost the first words out of his mouth, after we discussed the issue, were " do n't worry about the {$500.00}. I will absolutely make sure that I will return it to you - absolutely no problem '', primarily due to the fact that the due diligence had not been done properly, and I felt I had been scammed. ( The emails attached will testify to that fact ). But nothing came, even after we were all sure that it was NOT going to get done - just as I had predicted to XXXX at the get-go. They even tried to start another loan, emailing all the paperwork, which I paid no attention to, still waiting on the return of the original {$500.00}. I had even asked XXXX XXXX to send me a copy of the appraisal - but it has never arrived! I wonder if it was even done ; perhaps they were in cahoots with the appraisal firm. I felt like I had been 'played ', and am still waiting for a check, as promised. All their personal information, XXXX and XXXX 's contact numbers and email addresses are on the attached pages. I hope this letter finds you well. I am writing to express my deep dissatisfaction with the recent handling of my mortgage payments through the autopay system provided by Reliance First Capital LLC. I believe that there have been significant shortcomings on the part of this company that have resulted in unjust late fees being applied to my account. I temporarily turned off the autopayment feature for my mortgage for a period of a few days, as I lended some money to my friend and I don't want overdraft before she pay me back. But, I turned the autopayment back on within a few days and I got a confirmation message on the screen stating that " everything was all set. '' Regrettably, I later discovered that my mortgage payments for both XXXX and XXXX were not deducted automatically as expected. The first indication of this issue came when I received an email from Reliance First Capital LLC offering assistance for those facing mortgage payment hardships. This prompted me to review my payment history, and to my dismay, I found that the XXXX mortgage payment had not been processed through autopayment. I immediately contacted their customer service department to rectify the situation. The representative explained that due to a previous autopayment not processing correctly, subsequent payments were affected. While the late fee for XXXX and XXXX will be waived, I was informed that I would need to manually make my XXXX payments before the automatically payment work. Additionally, I had to made these XXXX unprocessed payment on different dates as your system did not allow for XXXX payments to be made within a short timeframe which I did right way. I would like to emphasize that the late payment was due to a system issue on their part, not my own negligence. I rely on autopay to ensure timely payments and to avoid late fees. If their system is unable to consistently process autopayments, it is imperative that the company takes proactive measures, such as providing alerts or pausing the autopay service, to prevent such issues. Unfortunately, I received no prior communication or alerts regarding the failed autopayments. Additionally, I was informed that only XXXX late fee could be waived due to system limitations. This explanation is unacceptable. If they can not reliably process autopayments, then it should not offer this service to its customers. Moreover, I have spent the past XXXX months attempting to resolve this issue with them, but I have encountered nothing but excuses, inconsistent responses, and continued late fee demands. I kindly request that Reliance First Capital LLC review this situation and promptly waive the second late fee of {$76.00}, as it is a direct result of their system 's failure to process autopayments as promised. I believe it is only fair that it's company take responsibility for its shortcomings and rectify this situation immediately. I look forward to a swift resolution to this matter. If I do not receive a satisfactory response within a reasonable timeframe as I am XXXX XXXX XXXX XXXX XXXX and we are planning on moving soon as well. Sincerely, XXXX XXXX

Refinanced my Mortgage with Reliance Capital out of XXXX NC. From the start of the process they have told me that there would be no points or origination fee since I refinanced my last mortgage with them. When I received my first settlement statement it had {$3700.00} in points and origination fees. When I brought it to their attention the mortgage broker promised me that this would be taken off when it went through underwriting. He said the computer automatically generates it on the paliminary statements. I asked that he send that to me in writing, which I have in an email from him. Closing kept getting delayed by a month because i was told that the underwriter was dragging their feet. Closing was scheduled at my office to sign all papers which were not made available to me until the night before the closing. I immediately contact the broker in writing asking why the fees were still listed and should we postpone the closing until they get it fix. He assured me the monies all would be wired to my account. I have all of the emails attached from him assuring me. At the closing the fees were still on the settlement statement so I refused to sign it and called the mortgage broker. He said it was a mistake and to continue withe the closing and that he would send a new settlement statement that afternoon and that the additional monies would be wired in my account the following day. I received no new settlement statement or monies that week and made several calls and sent emails asking where it was. I received a call back from the broker in response to me calls and email promising me that the monies would be wired and that they were waiting on their office in another state to redo the settlement statement. It 's now a month later and I have received nothing and they wo n't return my emails or calls. I even sent an email to his boss that reached out to me in the beginning states of the loan saying if I had any concerns of problems that I should contact her and she would resolve them. She has not responded to this date. I have attached all of the emails concerning this and the settlement statement I would n't sign.

We tried to refinance our home mortgage with First Reliance Capital. I do not have enough space to explain the entire process. The quick version is on XXXX XXXX, 2016 we applied for a refinance mortgage. We felt we were prey to a bait and switch. Our first loan explanation was for {$240000.00}, points were XXXX. When we received the second closing documents before closing the loan increased to {$240000.00} and the points increased to XXXX. We then went through a long series of promised to lower the points, Despite all the documents, we did not have the loan we initially agreed in writing. We finally sent a certified letter requesting to close our loan. They again continued to call, hound us, plead to keep going with the loan process. We finally insisted to close the loan on XXXX XXXX, 2016. After firmly telling the loan officer we wanted to close she agreed. The next day her supervisor calls, again using very high pressure tactics to keep with the process. I told her she could send the documents but I still feel I want to cancel the loan. I then talked to our financial adviser. He recommended not to continue. I then sent an email asked to close our loan. I also phoned my bank telling them not to give any information. Reliance had already called after I asked to stop the loan process. I then received another call from the vice president of First Reliance, asking I call, I did not call him. He did finally email me and said he will close my loan. This is a very condensed version. There are many more details that are very important and I was unable to fit them in this space. I do have a letter that outlines what happened in full detail I feel this on line company used deceptive tactics, they used high pressure techniques to have me continue with the loan process when I asked to close our account. They also were very pushing with the homeowners insurance and the title company. I had complaints from both that they demanded things they did not need and were very demanding.

After 3 months of processing, and 2 days before closing, I was told I dont quality. OnXX/XX/XXXX, I applied for a refi for my primary property ; corresponding via phone and email with XXXX XXXX at Reliance First Capital in XXXX, NC. My initial request and conversation with her was to ensure that my debt-to-income ratio was sufficient and that I could use the rental income on my second investment property as income. See emails attached. I wouldn't let them pull my credit until they verified this information. I submitted all paperwork and was approved for the loan for $ XXXX@ 4.5 % for 30 years and was in the final stages of the loan process in XX/XX/XXXX, per the closing disclosure information I received via docmagic.com, as well as XXXX emails to me ( attached ). Loan Number : XXXX. I executed three sets of Closing Disclosures, was told several times that I would close on the loan tomorrow or next week. After 3 months of submitting ALL necessary paperwork, paying appraisal fee of {$500.00}, paying for HOA forms fee of {$210.00}, being told I was closing within days, I receive a call from XXXX 's manager, XXXX XXXX who told me that I didnt qualify and it was because of the Dodd-Frank act. I dont understand how an act set up in XX/XX/XXXXcould have affecting a closing that was to finalize within days. Now interest rates have increased substantially and I am out thousands of dollars due to their error. They deleted the latest Disclosure statement in XXXX, but I have all other copies and emails. XX/XX/2022 I had called 3 companies to get information only on equity loans or refinance home..I made clear I am not doing either one at this time only getting information. For future ideals. I was firm do not do hard pull to one company!!! One company asked for my social security number. The other 2 didn't ask for social and sent me info I needed to process.. tge company that got my social never sent me any info and did 2 hard pull inquiries from XXXX lowering my credit score and without my consent and with me telling them do not pull hard enquiry. His name info XXXX XXXX Mortgage Analyst Reliance First Capital , LLC I got his info from XXXX XXXXXXXX.I disputed thru XXXX, the didn't correct tge 2 hard pulls ... I reached out to XXXX XXXX they had no info on me... I pulled XXXX he has numerous complaints ruining peoples credits and putting their homes in foreclosure that they refinanced thru him ... lost homes, hired attys and showed paid on time. This guy 's company had 8 phone numbers that just goes straight to him.. I never gave him or anyone permission to pull hard enquiry... .I was just trying to get knowledge on how process refinance or equity works made it clear to him I am not doing anything but getting knowledge.. I made a mortgage payment through Reliance First Capital web site on XX/XX/2019 for {$1700.00}. The payment was sent by my bank and then pulled back. I contacted XXXX XXXX about the issue they told me I had the funds for this transaction but they did not know why it was returned. I went back to Reliance First Capital 's web site on XXXX-19 to complete another payment request. The Reliancefirstcapital.com web site is not secure. I tried on both XXXX XXXX and XXXX. Both said that their site was not secure and information could be stolen. I believe that is why the first transaction was canceled, because the connection was not secure. I called Reliance First Capital and spoke with a representative named XXXX. She acknowledged that Reliance First Capital was having problems with their web site and they were working on it. She said she could take a payment over the phone but there is a {$9.00} fee. I said the fee should be waived if you are having technical difficulties processing normal payments. She said they could not waive the fee. I ended up making a payment over the phone because I could not make it after many attempts on their web site. They should refund the {$9.00} fee because the problem is on their end.

After refinancing with Reliance First Capital my monthly mortgage was XXXX. Then it changed after 6 months to XXXX I was told my escrow was too low. I was told in XX/XX/XXXX the pymt will go back to XXXX. I changed my home insurance XXXX XXXX to all state it saved me XXXX same amt of coverage. My yearly pymt went XXXX XXXX. XXXX. XX/XX/XXXX Now a couple of months after that I received a letter stating I have to have PMI insurance which was never added til now. I was seeking to re-finance my mortgage to a lower rate. I checked XXXX, and discovered the lowest bid for my situation with a 30 year fixed rate mortgage was with Reliance First Capital , LLC. The indication rate was an APR of 3.315 %, a nominal rate of 3.25 %, and fees of {$3100.00}. We contacted XXXX XXXX at the XXXX, TX office of this firm. He established that both I and my wife have credit ratings of over XXXX. He asked what I would like our new payment to be. I simply said the lowest possible. He finally quoted a rate of 3.875 % with an APR over 4 % and fees of over {$5000.00}. He was very reluctant to provide the APR, and told us there were no fees. We had to badger him about what the new balance of the mortgage would be to finally understand most of the fees were in a higher mortgage balance. This sort of bait-and-switch behavior makes it very difficult to shop for mortgages.

On XXXX/XXXX/XXXX, I applied for a home loan to refinance my current mortgage. The application was sent through a mortgage broker to Reliance First Capital LLC XXXX XXXX XXXX XXXX XXXX XXXX XXXX, NY XXXX. When I received the application summary letter from Reliance First Capital, which included my credit report, it also contained an application summary for a completely person for a loan she applied for on XXXX/XXXX/XXXX. The documents contain this individuals complete credit report ( via XXXX mortgage ) social security number, all of her account numbers and other XXXX. While this may have been inadvertently included in my mailing, it still raises concern about the quality control and compliance processes at this company. I am now concerned that my denial letter with full XXXX is being dispersed to other consumers who have applied for loans through this company.

I had inquired about refinancing an income property, with Reliance First Capital. After answering all their question and supplying all the requirements. I was told that as long as my appraisal was for enough we would be all set. After paying for appraisals was told everything is all set it came back well above what was needed and now just to update paperwork, which was done with in the next week. Approximately a month latter and they, then pulled the financing and wanted me to spend more money on cosmetic updates to the house and repairs to the barn, ( which is what some of the cash out money was to used for ), along with new and different inspections again looking for more money before they would continue. It was latter disclosed to me, that they had also contacted the appraiser and want/had the finished/final appraisal changed in order to not fund the loan.

I was assured that my refinance loan was approved from the initial application. I was quoted one % rate and amount available and later that changed. The initial amount of the loan increased and the % rate increased. Everytime I thought I had submitted the proper paperwork to get the loan to the closing table, another document was requested. Finally after three months, I was informed that I had to have {$4500.00} in reserve for them to proceed with closing. In addition, I was told that an appraisal would cost from {$200.00} to {$450.00} and would not accept the appraisal that I had received less than 3 months prior. Accepting that, I was shocked when {$650.00} was drafted from my checking account. The appraisal was quoted at {$25000.00} less than the prior one. I have yet to receive the appraisal, though I have made several requests to receive a copy.

I submitted my information on XXXX on XX/XX/19. On XX/XX/19, a Reliance First Capital sales associate called me from a toll free number ( XXXX ). After hearing what he was calling about I told him I was not interested and hung up. Immediately, the same person called me back from a different phone number ( XXXX ). I picked up the phone and he started talking to me again. I told him again that I was not interested and he shouldn't be calling me again, and that I was going to file a complaint. He proceeded to tell me he wasn't breaking any laws. I asked for his full name and he told me he didn't have to tell me that and he hung up on me. I'm also submitting a CFPB complaint, because this type of harassment is not ok. You should be ashamed of these practices.

I have been working with reliance first capital llc out of Ohio. This process started in XX/XX/XXXX. We found a house in XX/XX/XXXX and began the process of an fha loan with myself as the borrower. I had a bankruptcy in the past with a discharge date of XX/XX/XXXX. I do however make over XXXX $ a year. From XX/XX/XXXXXXXX XX/XX/XXXX I have sent all documents including court papers. My attorney wrote up documentation and also sent documents. The underwriter stated he does not see enough evidence and will not allow a loan until XX/XX/XXXX 2 months after the discharge date. The underwriter has asked for item the I feel are outside of the scope of this loan. Including student loans from 20 years ago.

I set up biweekly payments with an extra amount towards the principle. Reliance First Capital , LLC holds the payment in a " suspense '' mode till the end of the month. I also made several extra payments towards the principle and Reliance First Capital , LLC holds the payment for over 30 days! For example I sent them {$50.00} towards the principle every other week since XXXX and called them in XXXX. They said they were in a suspense hold and did I want the money released? I said it should have been applied toward the principle as soon as it was received. They said that is not their policy and waited until XXXX to " release the funds. '' THIS NEEDS TO BE INVESTIGATED!

We were refinancing a Loan with Reliance First Capital , LLC XXXX, New York, XXXX. It has been 1 year and 6 months to try to refinance!!!! They are incompetent, they cover up mistakes their employees make on mis-information on the forms you fill out just to extend the length of the processing.. They double talk you and repeatedly ask for information that you send to them over and over again just to drag their feet on the loan process. We paid them {$650.00} in fees for appraisals only to be denied the loan. How long does it take to get a home refinanced? Please, BEWARE OF RELIANCE FINANCIAL. I would not wish this experience that we went through to my worse enemy.

I have verified my identity several times regarding this matter ; I have called and emailed every company that I was advised to do but nothing has been done. I began the process of a debt consolidation refinancing in XX/XX/XXXX. All forms were submitted and approved. I was sent the application to sign that would allow the appraisal and closing process to begin. Once I signed and submitted the paperwork the loan officer NMLS # XXXX did not return phone calls nor did his manager. Once I did receive a call back. I was told the application documents are computer generated and I was not approved based off income. When he verified income to produced application for signature. Then I was sent a letter stating that I indicated I no longer wish to proceed. A lie.

My credit report from all 3 of the major reporting agencies are being pulled by XXXX XXXX XXXX. Address of the company is listed as XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, NJ XXXX, Phone Number XXXX Per my conversation with them they indicated that Reliance First Capital requested it and they are just the contracted agency and they work for Reliance. I explained to Mr. XXXX XXXX and others from XXXX XXXX XXXX that neither Reliance nor they had my permission to pull my credit report. I have had 4 hard inquires now and it is affecting my credit. This is FRAUD.

We were approved for a mortgage. All the necessary deposits were made. All necessary information was given to the mortgage company. The day of settlement, just hours before we were to sign the papers, the mortgage company backed out. Leaving us with only a week to find somewhere to live. There explanation was that we had a late payment due to me being laid off for 9 months in 2013. Why can a lender do this just hours before settlement.

I have repeatedly told these people I am not interested in refinancing my home. I have repeatedly deleted emails from them. I have blocked their number on my phone and still they keep calling and leaving voice mails.
