At the beginning of this year we decided to refinance our home. A combination of our credit scores and income documentation, lead to us finding Recovco Mortgage Management , LLC dba XXXX XXXX. Having been a mortgage banker for over 8 years, I did my due diligence with these folks upfront. We sent them over 150 pages of banking statements to be reviewed in detail and ensure that we were qualified financially before starting the loan process. It took us 8 weeks to navigate the loan qualification process and then another 2 weeks for the closing. The end result is a deed of trust was recorded on our home and we were never given a loan. We reached out to them and the XXXX XXXX the day after the deed was recorded, only to learn that they had no intention of funding it and had begun the process of attempting to rescind the deed of trust. XXXX made the decision to halt funding and attempt to rescind my loan without letting us know. The collusion between the two companies is self-evident and is the reason neither made any effort to update us on Monday or Tuesday morning. There was a conscious decision made to withhold that information and an attempt to rescind the documentation without communicating any of it to us. After a week of silence, we received an email from XXXX telling us that they sent XXXX XXXX a " satisfaction '' for the deed of trust. There has been no satisfaction to this loan, because there was never a loan itself. There was a misfiled deed of trust that remained on our home for over a week. There was no communication from XXXX during that timeframe and we still never received anything in writing as to what happened. We qualified and closed on a loan, that they chose to back out of at the 13th hour and then colluded with XXXX XXXX, their normal title company, to rescind the deed of trust without telling us. Not only did we supply this company with our 100 's of pages of personal documents, we also paid for an appraisal that meant nothing because they couldn't off a product to justify it with. The result of this, is that in our current climate we are left in financial ruin, with no answers and two corporations that walked all over us. Both companies treated us poorly throughout the process and especially when it was time to fulfill their side of the qualified transaction. The NC Bar Association has reviewed this information along with a 16 page timeline of the events and full communication that occurred. They have decided to launch an investigation that is ongoing at this time. Both a litigation and real estate attorney have also reviewed the information and stated that there is a valid claim. It was noted that there was a breach in XXXX XXXX 's duties to us as a client when refusing to disburse the funds, as well as a breach in the loan commitment from XXXX XXXX. They have identified NC Statutes 45A-4 & 45A-7 and the Good Funds Settlement Act as just a few of the items that were all violated during this transaction.

I would like to file a formal complaint against Sprout Mortgage XXXX and request an investigation by the Regulators at CFPB. Here is their website : https : //www.sproutwholesale.com Sprout Mortgage XXXX constantly engages in unlawful businesses practices that is causing a tremendous amount of financial damage to the Loan Applicant and Home Owner. After they receive a loan application, their underwriters will issue a conditional approval then drag out the loan process for weeks and months. Then they will decline the loan unexpectedly at the last minute on the scheduled closing date even when all the approval conditions have been met. This creates a lot of financial and emotional hardship for the buyer and seller in the transaction when they engage in this type of unfair business practice. Based on my recent experience and numerous online customer complaints, this the pattern they consistently engage in that creates such hardship : 1 ) Borrower submits a new loan application 2 ) Loan gets underwritten 3 ) Conditional Approval is granted by their underwriter 4 ) Broker who's representing the borrower provides all required approval conditions 5 ) Mysterious delays occur ( weeks or months ) 6 ) Closing deadline approaches 7 ) Broker reaches out to Area Manager daily for closing status but is left in the dark. 8 ) Borrowers, Realtors, Brokers, Title Companies, all start to panic due to closing deadline 9 ) Loan gets DECLINED at the last minute for unspecified reason on the day of closing! 10 ) Area Manager sends an email to the Broker defending this unfair business practice. This is what occurred with my personal scenario : 1 ) Loan submitted and Conditional Approval received on XX/XX/21 XXXX ) Multiple underwriting delays including appraisal occur. XXXX ) Almost 3 months later, loan is ready for Clear To Close waiting on one rent letter condition. 4 ) Mysteriously, loan got DECLINED by XXXX XXXX on the closing day based on one condition that has already been cleared by their underwriter long time ago? This is a constant pattern by Sprout Mortgage that is causing a lot of harm to borrowers and everyone involved in the transaction. Please see the attached screenshots of multiple complaints and negative reviews posted by disgruntled borrowers and brokers online. Another complaint we would like you to investigate and reprimand is their lack of Loan Estimate Disclosures. Sprout Mortgage XXXX never issues any Loan Estimate Disclosures after receiving the loan application and adds undisclosed and unjustified fees at the last minute. This is an ongoing unlawful business practice they engage in and needs to be stopped effective immediately Please see the attached screenshots of multiple complaints form other borrowers and brokers with the same issues.

I was charged incorrect points at my real estate closing by Recovco Mortgage Management Company, they were different than what had been disclosed to me. I was supposed to have been assessed 1.75 % of the loan amount but was instead assessed 2.0 %. The over-charge totals {$870.00}. A Recovco representative communicated to me through my mortgage broker that the points would be 1.75 %, and that is the rate that was shown on the first Loan Estimate document provided to me on XX/XX/18 ( attached, 'Loan Estimate XXXX 1.75 % .pdf ' ) and then again on XX/XX/18 ( attached, 'Loan Estimate XXXX 1.75 % .pdf ' ). The documents were provided to me through Recovco 's on-line XXXX XXXX XXXX XXXX. Then I received a 3rd version of the Loan Estimate document on XX/XX/18 ( attached, 'Loan Estimate XXXX 2.0 % .pdf ' ) ) and the points had changed to 2.0 % without any explanation. I immediately communicated the issue to my mortgage broker, telling her the points were different than I had originally been quoted. She set out to resolve the issue with Recovco, though had difficulty in contacting them and I was still awaiting resolution as we neared the closing date. Finally, without any additional communication from Recovco on the matter, I received a Mortgage Broker Fee Disclosure from them that I was asked to sign that disclosed, among other items, a loan origination fee now set back to the original 1.75 %. So, at that point, I reasonably believed the issue had been resolved. When I arrived at the closing on XX/XX/2018 I was surprised to find that the points I had just signed off on on the Mortgage Broker Fee Disclosure ( it is attached as part of the file called 'Letter # 1 7.23.18.pdf ' ) had now reverted to the 2.0 %. Not wanting to delay the closing I went ahead and paid the difference intending to follow up with Recovco afterwards, which I did communicate to the mortgage broker and the closing attorney. On XX/XX/2018 I wrote a letter ( attached, 'Letter # 1 7.23.18.pdf ' ) to XXXX XXXX, President Recovco Mortgage Management ( there were no other contacts for customer service issues provided on their website ) explaining the situation and asking that the difference of {$870.00} be refunded to me. I did not receive a response to that letter, so on XX/XX/2018 I sent a 2nd letter ( attached, 'Letter # 2 8.6.18.pdf ' ) requesting a response and indicating that I would file a complaint with the CFPB if I did not hear back from him by XX/XX/2018. I did not get a response to my 2nd letter either, so am now submitting this complaint.

They did this close to my closing date and refused to lower my interest rate. Even until now, they have taken no action. This the reason for the filing of my complaint. They have taken advantage of me through fraudulent predatory lending practices, and I want justice. I want have all my mortgage debt with XXXX brought to a {$0.00} balance actually. Because their actions are so egregious. This is the same type of fraudulently practices that led to the previous financial crisis of XX/XX/XXXX-XX/XX/XXXX. Thank you for help me in this matter.

RECOVCO Aside from the entire loan process with RECOVCO being disorganized and last minute with, their unrealistic last minute requirements ( Audited and signed business accounts and statements ), or the failure to complete a product 1 weeks from the close date. Underwriting would not approve the load which was easily pre-qualified for. They changed the loan to another type of loan ( using my personal Business bank Statements ) which hikes up my interest rate 1.4 points to 6.37 % - costing me over $ 1000/mo in payments. I feel that was predatory lending and I had to just take it or risk losing the house altogether I received my XXXX for for tax purposes yesterday XX/XX/XXXX. Luckily With my personal and businesses taxes ( due XX/XX/XXXX ) I filed an extension with the IRS. The cost savings with this late XXXX with mortgage deductions and deductible points, my tax liability was reduced by nearly {$5000.00}. I understand that it is law that all tax forms must be mailed out by XX/XX/XXXX. I can not help but feel that RECOVCO, out of some sort of malice or total incompetence, sent the XXXX out late. I also feel they purposely mislead me if the original loan was not going to to go through and expected all along to put my in a higher rate more costly loan. I would like to re-finance but I can not for one year. RECOVCO sold the loan the day of my close of escro. Essentially paying $ XXXX, primarily in interest for the first year to a company i feel cheated me out of that lower interest rate. I can attache photo of bar code on the mail, to prove the date scanned by the post office if that is required upon request, i left the envelope at home

On XXXX XXXX my XXXX, XXXX XXXX XXXX XXXX, purchased a house at XXXX XXXX XXXX, XXXX XXXX,XX/XX/XXXXXXXX. I used Recovco Mortgage Management , LLC d/b/a Sprout as my lender. There was a construction hold back in the amount of {$630000.00} for the purpose of rehabbing of the house. On XX/XX/2020 I submitted my first initial draw request for work that had been completed and now due for reimbursement. I received a wire transfer in the amount of {$9900.00} which was minus my first house payment of {$2900.00} that was taken out without my authorization. After the 3rd time of trying to get reimburse for monies I spent on the project which was taking over a month, I decided to finish the project myself. After I finished my project and had my son living there until I got it refinanced, I received this message from XXXX XXXX a reprehensive for Sprout Mortgage, " XXXX, Management is not releasing the remaining rehab funds since the property is rented out. That is in violation of the papers you signed at closing ''. Please send in payments for the outstanding interest owed and let us know how the refinance is coming along. When do you anticipate it closing? There is nothing that states I couldn't allow my son stay there until I sale or refi my property.

My loan was cleared to close on XX/XX/2020. We finally were able to get the loan closed on XX/XX/2020 with a Right to Cancel deadline date of XX/XX/2020. Disbursement date of XX/XX/2020. On the day the loan was supposed to fund, the Lender informed me : There are some loans currently still in the funding queue with document dates in XXXX that they are pushing through. I understand the back log is frustrating and they are working through the loans as fast as they can. Meanwhile, my clients loan payoff and rate lock is only good until XXXX XX/XX/XXXX. The Lender has still not informed me who will be paying the daily interest and any fees associated with them not funding the loan. Another issue is now that we've closed and we're past the 3 day Right of Rescission, we're stuck here and are unsure what actions we can take. These actions are going to create significant adverse actions on all the clients/borrowers they're closing loans for, this could include negative credit reporting and additional costs to the borrower. This Lender is still advertising the lowest rates in the wholesale market and they're not even able to maintain the obligations they currently have to the existing consumers. What actions can we take with this?

We refinanced our mortgage with Recovco/ Sprout Mortgage and closed on XX/XX/2020. However since the refinance process was started back in XXXX of XXXX the amount to close ended up being {$2000.00} 'To Borrowers ' and {$1500.00} as 'Principal Reduction to Borrowers '. Although we did receive the {$2000.00} from the escrow company, XXXX XXXX XXXX, the Principal reduction to Borrowers was never credited to our loan with Recovco/ Sprout. Recovco/ Sprout immediately sold the loan to XXXX XXXX XXXX with the loan amount being the Full {$280000.00} without any Principal Reduction ever credited. XXXX XXXX XXXX stated that they did not know of any Principal Reduction and they also eventually transferred the loan to another company, XXXX XXXX, without any of the companies ever issuing the Principal Reduction credit. So in essence the loan was for {$280000.00} but should have included the principal reduction credit because the amount back to us as borrowers could only be {$2000.00} and the rest had to be as a reduction of our principal, the {$1500.00}. They just kept the Principal Reduction amount for themselves.

I was working with XXXX Weeks from Sprout Mortgage to obtain a mortgage for a home I am purchasing. After working with them for weeks, getting conditional approval from underwriting, paying for and having an appraisal done, they realized that they wouldn't be able to proceed any further with the mortgage. That is not what I am complaining about. Shortly after this was communicated to me, I found another lender ( XXXX XXXX XXXX XXXX ) that was able to provide me with a mortgage for the property. Since the appraisal had already been paid for and completed just a couple weeks ago, all they needed from the prior lender ( Sprout ) was to have someone from their side sign an appraisal independence certification form so that they could use the appraisal themselves. After countless emails back and forth to XXXX/Sprout, eventually she just stopped communicating, and now my closing with XXXX XXXX ( current lender ) has been delayed, and I am having to pay for another appraisal to be done. SproutXXXX clearly just stopped caring as soon as they realized they wouldn't be able to make any money from me.

I have been under contract to purchase since XX/XX/21. The Lender, Sprout Mortgage, has delayed the transaction multiple times. After receiving the contract, the loan was never disclosed. I have never received a Loan Estimate. It took weeks for the initial appraisal to be ordered. Now I have been charged for 4 different appraisals, none of which have been completed. I still have not received an actual appraisal report. Now they want to charge for a 5th appraisal, having only refunded 2 of the previous 4 charges. I have asked repeatedly for management to reach out to me and have not received a single follow up. I have emailed their info desk, asked my LO, as well as the account executive for managerial follow up and nothing. I have lost out on my earnest money, {$1000.00}, and am still waiting for the 2nd ( {$1200.00} ) and 3rd ( {$760.00} ) appraisal fees to be refunded. Sometimes the LO, XXXX XXXX, and processor, XXXX XXXX, will go days without replying to me. This really has been the worst mortgage experience ever. I hope no one ever has to be played with and defrauded like I have been.

I did a refinance of my mortgage with Sprout wholesale. It is a conventional loan. The loan was XXXX on XX/XX/2020 and the lender scheduled the closing for XX/XX/2020. Because it is a refinance, they were supposed to fund this loan on XX/XX/2020. As of today XX/XX/2020 at XXXX XXXX they have not funded the loan and what is worst, they are not even telling my mortgage broker when will they fund the loan. I am attaching an email chain between my mortgage broker and them. What will happen if my current lender decides to report me to the credit bureaus because they have not receive my payment from XXXX? According to my mortgage broker, Sprout is doing this all over the US, so it seems to be a problem with their credit lines. In the meantime they keep receiving new applications from clients that do not know what is going on with that firm. Avoiding this type of ponzy schemes and protecting the consumer, isn't what the CFPB is for? Please help, it is not right for a financial firm to behave like this and do not correspond with their clients.

My wife and I submitted our entire financial information (Social, Bank statements, etc) literally over 1 month ago and have been told every time they are "looking into our eligibility". They mentioned it would take 5 business days. It's been literally 32 days. I have called NUMEROUS times, left voicemails, and no one ever gets back to me unless I continuously call and finally get ahold of someone. Upon being on the phone, they only say "we've reached out to our team and we should hear back soon".Also, just 2 DAYS after leaving this review on XXXX, I've started receiving MULTIPLE spam calls saying there is a warrant for an arrest, that my SOCIAL SECURITY number has been suspended (like that can even happen) and further my PERSONAL XXXX was banned out of nowhere.I would BET MONEY that this company was dissatisfied with my honest review and gave out / sold my information as well as reported my account to XXXX (for nothing) to get my account disabled. (believe it or not, fXXXX doesn't check on reports, it just automates the response)

I had an issue with my Mortgage. The mortgage was issued by Sprouts mortgage and brokered by XXXX XXXX. The mortgage was originally suppose to close on XX/XX/XXXX. I called every day for two weeks prior and we were suppose to close and everything was fine and i had setup my move. At XXXX XXXX on XX/XX/XXXX, i was told it was not going through. The company went radio silent and i di not really hear form them again until XX/XX/XXXX when they told me they were ready. I tried every day. I was effectively homeless and had to make arrangement on where to live with a 1 year old. It cost me XXXX buck and was not fully reimbursed. In addition, it took the firm over a month to get it set up on their system for me to make my first payment. This company was taking advantage of consumers and left people homeless

I applied to refinance my house middle of XXXX via a known broker in the area ( XXXX XXXX XXXX XXXX ). After shopping for the best option, they recommended to go with Sprout Mortgage. The application was approved around end of XXXX and final clearance met with all conditions removed ( ready to close by XX/XX/XXXX ). This is when the problems started. Sprout Mortgage has completed stopped communicating back with my broker and me. They are no updates on when I will be closing on the approved application. We spent hours going through this process and after 2 months of pain-staking efforts, providing countless documents and meeting all conditions, the lender has completely gone silent. I started the refinance with sprout mortgage late XX/XX/XXXX for two of my properties. After 3 months and many emails to correct their mistakes I closed in mid XX/XX/XXXX. Now they faild to transfer the loan to a servicer. They list plant home lender as a servicer on the CD and as of today decmber XXXX XXXX, planet home knows nothing about my loans. For one of the properties, they collected fund to the escrow account and now they fail to pay the insurance that I have due on the XXXX of XX/XX/XXXX. When I called they kept transferring me to many people and eventully hang up. I sent many emails and emails are kept as evidence for their contract breach. Now I do not know what I shall do. I feel that I am stock with this lender that I am doubting their legitimacy. I need help!

I applied at Sprout Mortgage over 90 days ago. Worst process ever. After 90 days I finally was told the loan was approved. They then waited another 3 weeks to schedule my closing. Due to delays on their end ( their words ) they have now raised my rate twice and said they have to redisclose again the new rate and that would not take 3 more weeks. It is like groundhog day over and over and they keep charging me more money and higher rates. I went online to look at reviews and there are hundreds of others in the same boat with Sprout. They need to be shut down before hundreds more get taken by them. I am a single mother and this has really hurt my family. I am a super qualified borrower so this should not happen. PLEASE LOOK INTO SPROUT MORTGAGE ASAP.

I started the refinace on my primary home with sprout mortgage on mid XX/XX/2020. After many emails to correct many mistakes, they closed in mid XX/XX/2020. Now they fails to transfer the loan to the servicer and they do not answer calls and if they answer they hang up if you just discuss the mistakes they make. They blame others for their mistakes like title company or escrow company just to get rid of your call. Never gave real help and their excuse that they are busy. If they can not serve new or existing customers, they should stop getting new customers or acting as lender for homestead and primary residence for citizens. My payment is due on the XXXX of XX/XX/2020 and until this moment they did not gave the loan to plants home lender.

I have 8 refinance loans in progress with Sprout Mortgage. On 6 of them, they did not send out Edisclosures within the 3 day period, so far 6 of those loans in, they requested me to resubmit the files, They admitted that it was their fault and so that they would try to send out Edisclosures in a timely manner this time As according to them the loans are out of compliance One of my borrowers has already cancelled their loan because it was taking too long Most of these files Sprout has had over 75 days One client that I have 5 loans in progress is ready to walk away This is not the way to run a company, it's the worst lender I have ever dealt with My reputation to my clients is getting smeared in the process as they think it's my fault

In XXXX, my Broker applied a mortgage with SPROUT MORTGAGE. After two months of 0 update on my application, three weeks ago, my broker received an email from XXXX ( LOAN officer ) saying that we have been approved, the same day my title company receive an email from XXXX telling him that it was a LOAN CLOSER from SPROUT MORTGAGE In the Email from XXXX XXXX asked to make an appointment for the closing on XX/XX/XXXX, so we did! But it was the last email received from SPROUT MORTGAGE, the Title Company never received anything else From SPROUT MORTGAGE. everybody just vanished!!! I applied for a refinance in XX/XX/2020. I finally signed the closing documents on XX/XX/XXXX after a very long delay. Was told many times that it will close but had to subsequently make 2 more monthly mortgage payments before I signed on XX/XX/XXXX. It is now XX/XX/XXXX and the loan has not been funded and will now have to pay another mortgage. They do not respond or when they did a few days ago, they said it was funded but no payments have been made to my existing loan holder. The escrow company has been sitting on my funds in the amount of {$5100.00} to this day. This is costing me money and great frustration. There is a lack of execution, professionalism, honesty and execution.

Sprout Mortgage delayed our Clear to Close ( 3 ) times. They took us through a rigorous unfair process, where we had to provide over 100 conditions to satisfy their requirements. All 100 conditions were met, and on the final day of the third extension, we received our Clear to Close only to find out the contract between the Buyer and Seller had expired one hour early voiding the contract. All Earnest Money and Due Diligence were lost totalling {$18000.00}. I felt we were definitely discriminated against in acquiring this loan prior to the 3rd contract extension.

We have a loan that closing date was XX/XX/2022 and a disbursement date of XX/XX/2022. It is now XX/XX/2022 and we have not received the funding wire from the Lender. We have reached out to all parties involved and they keep stating it will arrive. This is very poor lender operations and the CFPB should be made aware of the unprofessional actions of this lender. The buyer and seller have both been impacted with the delay in funding from the lender

Sprout mortgage took my application charged me for appraisal fee and now I have been chasing them for XXXX months because they will not process the loan and continue to ignore or when they respond they ask new unrelated questions. My other loan has expired causing me thousands of dollars in late fees.
