My mother died on XX/XX/XXXX. I was her power of attorney before she died, and I am now the executor of her estate. On XX/XX/XXXX I contacted Raymond James by phone ( XXXX ) to be named the successor on my dead mother 's loan, so I could be told the payoff amount. My sister and I have arranged for a different loan from XXXX XXXX XXXXXXXX XXXX to pay off the mortgage with Raymond James, but we can not close on this new loan because Raymond James refuses to provide the payoff amount until I am named the successor. I was told on XX/XX/XXXX, that once I provide the necessary documentation to be named successor, it would take approximately 5 business days to process. On XX/XX/XXXX, I emailed the address they provided ( XXXX ) attachments of copies of : my Ohio drivers license, my mother 's death certificate, her trust document naming me as executor, her last will and testament naming me as the executor of the estate, the recorded property deed with my and my sister 's names on it as joint owners. I received no confirmation that they received the documents, so I called back on XX/XX/XXXX, and was told that they did not receive my documents and to try a different email address. I re-sent the documents to the new email provided ( XXXX ) and mentioned in the email that I needed the payout information as soon as possible, so my sister could close on her conditionally-approved loan with XXXX XXXX XXXX XXXX XXXX At the very latest, I needed it by XX/XX/XXXX, our scheduled closing date. I called XXXX XXXX ' special loans department to check on the progress on the following dates : XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX. At one representative 's suggestion, I re-emailed the two email addresses listed above on XX/XX/XXXX with the subject heading : " URGENT '' followed by my XXXX XXXX loan number asking that they process my successor request and provide me with the payoff amount. I asked to speak with supervisors, but was told several different times that this wasn't possible, but a supervisor would call me back in 24-48 hours. No one ever called me back. Along the way, different customer representatives told me that had NOT received the correct documents when others admitted they had received them. I was told they still needed to do a credit check but that should take no time at all and my credit rating is exemplary. Then I was told today once again that they did not receive all of the necessary documents and that a letter had been written to me by them on XX/XX/XXXX saying they were still missing the recorded property deed. When I reiterated that I had sent that by email attachment in the very beginning, they said, " Well things must have gotten crossed in the mail ''! XXXX XXXX XXXX XXXX has agreed to extend the conditions of our loan for one more week before we have to start paying {$21.00} per day to postpone closing. This has been a huge aggravation and waste of my time trying to sort this out with no responsiveness from Raymond James whatsoever. I should also mention, neither my dead mother nor I ever chose to work with Raymond James. They bought our mortgage from XXXX who bought it from XXXX. I highly recommend that you remove any business you have with Raymond James and take it to a different mortgage company. ( IF you can get your payoff amount from them! )

I am a first time home buyer that was trying to take advantage of the down payment grant program I had available. The process before leading to closing was beautiful. Everything went down hill on my closing date on XX/XX/2019 with Raymond James Bank XXXX XXXX XXXX, XXXX XXXX, FL XXXX. My loan closing time was around XXXX XXXX on this day. Closing documents were not ready, loan processor was fumbling around last minute asking for more documents regarding my taxes even though I provided everything weeks in advance. They wanted me to provide a receipt that my taxes were paid even though I was on a payment plan and was well ahead of my payment schedule and actually had made extra payments. Nevertheless everything they asked hours before closing while I was trying to work, I provided to Raymond James. We went to closing, made it to the title company at time scheduled, still loan documents were not ready, we waited for documents to be sent. Finally when we received documents, I had to carefully review all documents for the first time and noticed that the monthly payments were off, also they had documents that said I was taking out a loan for {$7500.00} for the down payment assistance program that I was under the impression was a grant that would be forgiven at closing. My broker and I obviously had a big misunderstanding but since he didn't make it to closing which he said he normally would be at closing I had no one to question but the title company ( XXXX XXXX XXXX ) located at XXXX XXXX XXXX XXXX XXXX XXXX XXXX, FL XXXX in regards to the paper work and why I was signing it. I was misinformed and told that it was general paperwork for the down payment assistance program. I proceeded to say that this is supposed to be a grant that is forgiven at close and I was confused why I was signing something that said I was taking out a {$7500.00} loan at 0 % which is a different program that is available but not the one I was signing up for. Title company told me well if that is what your broker said then that is what he said. I have reached out to the broker but of course he is claiming according to the email conversation that I never once said that I wanted a grant program even though we had a phone conversation in the very beginning that we discussed about the available programs. In the very first email discussion he had mentioned the grant program and from then on I looked at no other programs for the down payment assistance besides me questioning him if there was anything with lower interest but I never said that I wanted to have a program with lower interest but be placed on a 0 % deferred program vs a grant that I do not have to pay back ever. This is where I believe the miscommunication happened. I have reached out to ask if we can modify the loan to the terms they were when I took out the loan to reflect the grant program. I could pay the difference in closing costs since mortgage broker told me the grant program was a 3 % down payment assistance and the one he had placed me was a {$7500.00} down payment assistance with a 3 % down payment option. I am reaching out for help on this matter because I can not seem to be able to resolve this with lender.

I decided to invest my money with Raymond James in XXXX, 2015, due to the guarantee of protection that I would be getting with my investment. My financial advisor at Raymond James informed me that he could not provide better returns then what I was seeing on my own but what he could do is promise me protection from any major loss if the market was to go into a tailspin. His investment strategy he was proposing was to set Stop Losses in my plan to make sure I got out of the market at 10 % loss if the market was ever to have a major drop in the market. He could not believe that I had no protection built into my current plan that would protect me from a catastrophic loss and what he could offer me was peace of mind and a guarantee that even in the worst of times I would not suffer more than a 10 % loss due to the protection that he would put in place with his investment strategy. I believe the Stop Loss investment strategy was not properly explained because this strategy did the opposite of protection and caused me to have a major loss. NO RISK was even mentioned. I should have never been promised protection if that was not true. The sales pitch I was given was based 100 % on protection. When the market dropped on XXXX XXXX my account was traded at 40 % below the market in some cases. The value of my account dropped by over XXXX. My advisor said that it was not his fault and this has never happened before. I should have never been sold a guarantee of protection if this was not true. My advisor should not have had me invested in XXXX 's that were not liquid and difficult to find a buyer in a down market. I feel Raymond James and my financial advisor are responsible for my loss by their negligence to understand the inherit risk of an investment plan based on Stop Losses, to properly inform me of the risk involved, to have invested my money in XXXX 's that were not very liquid, and to promise protection from a loss of greater than 10 % and yet I suffered losses of 40 % below the market. The response I 'm getting from Raymond James is not acceptable when they are supposed to stand behind their promise of protection and integrity. They empathize with my situation but say the trades were valid trades even though the orders were filled at prices lower than the sop amount limit was set for.

My mortgage was transferred from XXXXXXXX XXXX XXXXXXXX to Raymond James Bank. During this process something went terribly wrong. XXXXXXXX XXXX XXXXXXXX sent me a letter than my loan transferred on XX/XX/XXXX, but Raymond James Bank says it transferred XX/XX/XXXX. Both banks insist that they are correct and WILL NOT TALK WITH EACH OTHER no matter how many times I have been on the phone with them since the middle of XXXX. I didn't want to pay twice in XXXX but I couldn't get this cleared up and Raymond James Bank said they would send me to collections so I paid both banks for my home loan in XX/XX/2022, thinking I would be able to get this worked out. I have now spent over XXXX hours on the phone between the banks but can not get resolution. Raymond James says XXXXXXXX XXXX XXXX needs to pay me back, XXXXXXXX XXXX XXXXXXXX says they transferred my XXXX payment to Raymond James in the loan transfer and Raymond James needs to address me paying them in XXXX and getting my XXXX payment from XXXXXXXX XXXX XXXXXXXX. Raymond James Bank says no way, they never received this payment, I need to talk to XXXXXXXX XXXX XXXX XXXX says, it was transferred with the full lone, Raymond James just isn't seeing my XXXX payment because it was not called out as a line item, it was just reflected in the loan during transfer. I shouldn't have two pay two banks for one loan in XXXX and I didn't ask for my load to be transfer and all these problems. Both banks state their loan transfer date is correct, and the other bank needs to refund my funds for XXXX. The banks WILL NOT TALK TO EACH OTHER, it is their policy. Thus, even though I have submitted bank documents, letters of loan transfer, they are not willing to help me and get my XXXX double payment back. I have been trying to work with these banks for 4.5 months now calling weekly but can not get help. When looking at my documents, I paid Raymond James for the XXXX payment on XX/XX/2022, this is not the XXXX payment ( they like to say that ), the XXXX payment was paid on XX/XX/XXXX. I paid XXXX for the same loan in XXXX on XX/XX/XXXX. 2022.

My mortgage was transferred to Raymond James Bank a few months ago. They sent me a letter telling me that my mortgage has changed to them and asked for my bank account info for payment - which I found suspicious since the loan number was different and I hadn't received anything saying Raymond James Bank was my new lender from my existing bank ( XXXX ). They had said my loan would be transferred to " XXXX XXXX XXXX ''. I called RJB to figure out if it was legitimate or fraudulent. They had the right info about my existing loan so I ended up setting up my account and signing up for automatic payments over the phone. Then a couple months later I got a notice in the main that my account was delinquent. I called and it turns out that the automatic payments wouldn't kick in for 2 months ( which they never told me on the phone ), and once the payment was missed, the automatic payments were cancelled too. After calling I immediately paid the balance and called back to verify it wouldn't be reported as late to the credit bureau, but it turns out they had already sent the delinquent status to the credit report. They promised that they would fax letters to the credit bureaus to remove the negative marks, but that was several weeks ago and the negative marks still remain on the credit report. I've emailed and called them several times and still have gotten no response from them about the issue with my credit being resolved. The RJB online presence is extremely dated and difficult to navigate ( e.g. to tell what the outstanding balance is or set up automatic payments ). In this case my flawless credit of XXXX dropped nearly XXXX points due to mix ups in their payment systems that weren't communicated to me, and now several weeks after I've paid the balance and discussed the credit issue with them they've failed to address it with the credit bureaus.

Hello. I recently purchased a home with my family & three of us obtained a home loan together. Our loan was sold within one month of purchasing our home and our loan is now owned by Raymond James Bank ( XXXX ). I attempted to call and discuss my loan with XXXX but they said my name is not listed on the loan/in their system. They would not discuss the loan with me. I have significant concerns about the impact of this on my credit rating. Not having had a mortgage for the last year - after having had one for 15 years- resulted in my credit score going down. It is not in my best financial interest to not have my mortgage associated with my credit. Making mortgage payments & having a home loan associated with my credit help with my credit score. I'm also concerned about problems I may have filing my income taxes. If my name is not shown on the loan with XXXX, I will have difficultly applying the property tax and interest deductions to my tax filings. Worse, I may not be able to do that at all, which will create a significant tax burden for me. XXXX offered me no solution to fix the problem other than to get approval from my family to be able to discuss the loan with them, which is insulting since I am the person making the monthly mortgage payment of {$4600.00}. I've attached the documents proving this requirement. However, all that does is allow me to discuss the loan with XXXX. It does not update their system/records to prove that I am on the mortgage, which has the serious implications I've mentioned above.

I was contacted by my financial advisor at Raymond James, XXXX XXXX, about a new ESP ( savings account ) and wired XXXX to Raymond James and it was a scam. The wires left from XXXX to Raymond James. Two wires- one dated XXXX for XXXX and one dated XXXX for XXXX. The hackers were reading my emails and then sent from an almost identical email address ( I did not look at the " 1 '' number added before XXXX and they replied on XXXX behalf and on his assistant and fellow CFP- XXXX XXXX who is also with XXXX XXXX at Raymond James in XXXX XXXX . I actually went to XXXX and sat down with my banker ( who knows me ) and wired both wires to the wiring address and the XXXX banker did not confirm via a phone call - I had no idea that voice recognition is what most banks do but neither Raymond James or XXXX did either. I now have a detective in XXXX XXXX researching this and hoping to hear from the FBI but neither bank is willing to do anything and unless you have wiring fraud insurance there is no way to get my money back. I have a police report which is XXXX

XXXX XXXX does not follow up with borrowers about foreclosure, they do not communicate with a law firm when XXXX is assigned to represent the borrower. They do not keep track of received documents nor do they have a dedicated person reviewing those documents for accuracy. A Short sale file was submitted to them on XXXX XXXX. After attempting to fill their document needs they closed the file because we did not get them a complete package in time. All this without communicating what was missing or following up. When calling you are forced to deal with a customer service person that does n't know what is going on with the file. Now these borrowers are going to be foreclosed on because XXXX XXXX does n't know how to work short sales.

I submitted for a loan modification. My income is much more then what is required. Raymond James Bank has had me going back and forth for 6 months asking for documents. I have sent them everything that was asked for. They give me a list of stuff which I send in, then they give me an entire new list that has nothing to do with the prior list. They are playing games with me and many other home owners by continuing to ask for documents and allowing older ones to expire when they have more then enough to review and approve my loan modification. They have done this for 6+ months and now I have a sale date that they refuse to postpone to allow me a proper loan modification review.

I had CDs on the other ( outside ) side of the bank ( XXXX ) that paid a better interest rate with a custodian ( Cetera ), whereby they opened and moved those assets to Raymond James Financial that I did n't request, The service was inappropriate, was stated soon to be a floor of {$500000.00}, and that a transfer fee to an existing other ( TDA ) account would be " waived ''. The account annual fees were substantially higher, and the transfer fee was not waived, I was lied to, feel that the entire process was an act of fee engorgement and account churn for the institution, and not the client.

We have become the victim of banking bonanza.Since 2008 we have tried many times to modify our mortgage to no avail and it is in foreclosure status, it is in court and we are helpless as both the debt collector and court is not doing anything to resolve the issue as we are eager to reside and keep our property.Time is going on and our debts increase as the collector does not accept payments.
