1.I have never had an account with this company RANLIFE/XXXX XXXX XXXX REMOVE from all credit agencies from reporting. 2.consumer means any natural person obligated or allegedly obligated to pay any debt. According to 15 U.S. Code 1692a ( 3 ) 3.This letter is in pursuing 15 U.S. Code 1692c ( c ) Ceasing communication 4.I am the consumer mentioned in 15 U.S. code 1692a ( 3 ) You are RANLIFE XXXX XXXX the debt collector 15 U.S. Code1692a ( 5 ) I am invoking specified remedies under use 15 U.S. code 1692c ( c ) ( 2 ) as a creditor I am demanding you to terminate all farther efforts pursing to 15 U.S. Code 1692c ( c ) ( 1 ) 5.I am the executor under the 15 U.S. Code 1692c ( d ) pursing to 15 U.S. Code 1692d A debt collector may not engage in any conduct the natural consequence of which is to harass, oppress, or abuse any person in connection with the collection of a debt. I applied for a loan with Ranlife mortgage just over a month ago. After my discharged bankruptcy in 2013, I first wanted to make certain I would be eligible, as I had a previous mortgage loan I was no longer responsible for. That mortgage has a primary mortgagor who is still paying and plans to keep the property. After much discussion and their underwriting dept. verifying my approval, we moved forward and began my search for a new home. After a few weeks my realtor found me the perfect home. I paid for the inspection, appraisal and paid my earnest money after the seller agreed to my offer. Many weeks past as we awaited the appraisal to come back and for the loan to be underwritten. The appraisal came back at XXXX less than the asking price, so the seller agreed to lower the price contingent on us closing on time. This expectation was communicated with Ranlife who gave us the go ahead. On XXXX XXXX, just XXXX business says before the scheduled closing, ranlife called and told me they needed further documentation to prove I am not financially liable for my previous mortgage loan and they wanted proof to show new ownership. I explained I can not force the primary mortgagor to refinance and put in his name but that should not matter as I am not on title, nor my credit and I have provided all the bankruptcy papers to illustrate this point. I called my previous mortgage company and asked for a letter but they require 10 days to process and mail that letter. The seller does not want to wait and already made it clear that a closing date was required for the lower selling price. I am now looking to lose the earnest money, the money for the inspection and appraisal and the time and effort I have put forth, not to mention my emotional well being. This is something that should have been requested weeks and weeks ago, not 2 days before the scheduled closing date. The lack of due diligence on Ranlifes part has now cost me the home of my dreams and thousands of dollars and time.

I saw a house that I want to buy sometime first week of XX/XX/XXXX. I contacted RANLIFE INC on XX/XX/XXXX to get pre approval for XXXX with 5 % down payment. I got the pre approval on the same date. Then I started contacting agent to start the purchase agreement. On the process of negotiations, we were able to negotiate to get the closing cost be shouldered by the seller but in exchange, the price need to be adjusted to XXXX. Lender was contacted if XXXX is still ok to proceed. A go signal was given. We proceed and closed the purchase agreement on XX/XX/XXXX. then somewhere along the process, the lender contacted me and said that I need to put more money as the numbers are tight after sitting it down with the underwriter. He said I need to put 10 % DP and that can make it work. He asked me for XXXX ( XXXX earnest included ) total and need to payoff car and credit cards. On my effort and following some of his advised, I was able to get and readied the funds I need for this house. Then just this XX/XX/XXXX, we got a call from our agent saying that the lender decided not to approved the loan for this property because they said its more a commercial property and not residential because of the adult care home business that it currently on going on that house. They said that they do not cater commercial loan. The problem is they should have told me this earlier. I should have not wasted time and money and underwent emotional stress if that house is not qualified in the first place. He knew from the start that there is a adult care home on that house and its also mentioned in the purchase agreement and even on our mail and phone conversations. He even gave us assurance letter so that we can proceed with our paper works and the owner to give 30 days notice to the current residences. He should have not let me continue and spent my resources and money to get ready for the closing. Initial closing date was XX/XX/2019.

Sometime in early 2020 RANlife Real Estate ( NMLS # XXXX ) " sold '' my loan from their XXXX division ( NMLS # XXXX ) to their Loan Servicing division ( NMLS # XXXX ), but the communication of this change never indicated I would need to change my BillPay information ( in fact, they can not even provide me with evidence I ever actually received any such notification ). As a result three of my payments went to my old account ( owned by NMLS # XXXX ) and were not applied to the new loan they generated in their Loan Servicing Division ( which is also their own parent company - NMLS # XXXX ). The result is I have three " missed payments '' on my credit report which were not missed at all. This had a significant negative impact on my credit report/score. I was never even notified of this until I received notice that my loan was in default status. I called their office several times and at no time did any of their representatives ever mention this issue. I had to sort out their mess on my own time. I had to work with their mutually shared " loss mitigation '' department in order to buy myself the time to undo the mess they created. ( It's also worth mentioning the only " help '' I got from their " Loss Mitigation '' department was an " offer of help '' that DOUBLED my monthly mortgage payment for SIX MONTHS. ) This has been a horrible experience and has created extensive damage to my credit. Reference CFPB Complaint Number XXXX, and you will see where they stated they FINALLY got around to returning the funds - so I could take still MORE of MY time to fix this issue. ( Also worth mentioning it took them a month after their reply to return all of the funds they stated to have returned in their response to you. ) This is a HIGHLY UNETHICAL company.

We have a mortgage with Ranlife.com. In XXXX we were paying the mortgage late but within 30 days and paying the late fee as our SS doesn't come in until later in the month. The loan number in XXXX was XXXX and we could access it online. In XX/XX/XXXX Ranlife, changed the servicing and loan number to a number ending in XXXX and change the web site for payment to https : //ranlife.servicingdivision.com/. We wanted to start paying within the 10 day allowance in XXXX, so we made an additional payment in XX/XX/XXXX. Their online records, do not match our bank statements ... see below My bank payment record shows : Their record record shows : XX/XX/XXXX {$1500.00} {$1500.00} XXXX XX/XX/XXXX {$1500.00} {$1500.00} XX/XX/XXXX this is the 2nd payment in XXXX .... this was a catch up payment XX/XX/XXXX {$1500.00} {$1500.00} XXXX XX/XX/XXXX {$1600.00} {$1600.00} XXXX XX/XX/XXXX {$1500.00} {$150000.00} XX/XX/XXXX {$1600.00} you no payment XX/XX/XXXX {$1900.00} don't have your XXXX record We also need the XXXX record from them. WE have asked them several times for the XXXX record and to make the XXXX record correct. So far they have responded but not completely. We have the bank payment evidence, we want them to correct their records an d make the XXXX record available to us. If you can help us with this we most appreciate it .. On XX/XX/2020 I closed on a refinance with my current lender Ranlife Home Loan. To my knowledge the transaction was completed as I received the title information via email. On XX/XX/2020 I checked the borrowers portal to ensure that the loan was paid off. However, my account was showing that I had a payment due. I contacted Ranlife the same day and spoke to a supervisor by the name of XXXX who indicated that they could not locate the check but would complete research and get back to me. He never called as promised so I called on XX/XX/2020, to follow-up and spoke to another supervisor who stated that all checks were routed from their Connecticut office to Texas, yet I was not provided with a routing number. It has been two weeks since I closed, but this transaction still has not been completed. I have never encountered this level of incompetence and negligence. I want to make sure that this issue is addressed to ensure that there isnt a negative action due to the extreme incompetence of this company.

Ranlife is reporting lates to you on mortgage account XXXX, there are no lates on this account. Ranlife changed the servicer from XXXX XXXX to to ranlife in XX/XX/2020 and closed the XXXX account, See the following documents : Record of my payments to this account vs Ranlifes record.copies of my bank account showing payments in XXXX and XXXX12months, XXXXthrough XX/XX/2020 of my bank account records showing on time payments.A dispute I made with the CFPB about this inaccurate record XXXX ... XXXX Ranlife did not reply. Ranlife actually changed the loan servicing from XXXX XXXX in XXXX XXXXI am disputing Ranlifes record made to XXXX, XXXX and XXXX as it is inaccurateand damaging. I have contacted Ranlife about this but they have not taken any action.Additionally an additional payments was made in XX/XX/2020 and ranlife collected additional fees that I want restitutionfor. The mortgage was sent to a new processor. The original mortgage was with Ran Life. The new monthly mortgage also says Ran Life, but the amount of money due is double the payment plus {$520.00} late payment. I have called 3 times to have this corrected after received a letter stating this. No one will help, nor let me speak to a supervisor. I need them to get this corrected. They tell me to rip up the mortgage statement. I will not pay next month 's mortgage until this is corrected.

Ranlife changed my loan number and messed up the record keeping of payments in XXXX. Subsequently due to general negligence their original servicer XXXX reported lates, then Ranlife reported lates through the new servicer XXXX. We had no lates in XXXX or XXXX, My bank actually shows additional payments.
