Im writing to communicate my frustration with a situation involving Provident Funding. My frustration is with their stonewall tactics, the lack of professionalism, and ignoring their clients. They hold both the first position and the second position on my home loans from XXXX and have been leveraging their power by hurting my credit score and pushing me towards foreclosure. I did not understand what predatory lending was until interacting with Provident. At the beginning the company seemed great but was hiding their true colors under the guise of being more than flexible. What I did not know was the piggyback loan they offered to help me ended up being an interest only loan with term of 15 years with a balloon payment due at the end. They never disclosed what they were doing with the HELOC, and that this was a negative amortization loan. In fact, I did not understand that the loan was structured in this manner until recently when it was explained to me. I feel like they purposefully steered me towards the 2nd loan option and did not offer any other suggestions while leaving important information off the table that left me unable to make the correct financing choice on my home purchase. These lending practices had to cause a lot of other people hardship. I can not be alone. These guys are pros at financially ruining their customers. In XXXX I sent a distressed homeowners packet to Provident for a Mortgage Modification in order to stay in my home. Although they modified my first loan which helped a lot, they refused to modify the second or roll the second loan into the first to have one loan. They explained they were not able to modify the piggyback loan and it was separate. I asked if I could send a Distressed Homeowner packet for that loan, and they said no it could not be modified. In XXXX I could not continue paying on the credit card debt that I was stuck with from a divorce in XXXX. The debt was insurmountable. I made the difficult decision to file bankruptcy when I lost my job. The existing debt load alone should have been a red flag to Provident in XXXX when they steered me towards their piggyback loan scam. They probably did see a problem but the dollar signs we bigger than ethics. At the time many people were walking away from their homes due to their overleveraged positions and the hard ball collection tactics of predatory lenders like Provident. That was not an option for me for reasons of my family and my integrity to continue as the provider for it. Early in XXXX, I went to a local lawyer for a bankruptcy consultation. I was under the impression when he started giving me advice that he was the lawyer that would represent me. In that meeting, he told me to stop paying on my second mortgage because that would be forgiven at discharge of my bankruptcy. Feeling relived at the news, I stopped paying the second mortgage and continued to make my first mortgage payments on time. I hired the law firm to represent my case. Their fee was {$2500.00} and since I was broke, I had to arrange to make payments to them in the amount of {$120.00} per month. That was all I could afford being a single Dad to XXXX daughters that were XXXX and XXXX at the time. By the time I paid the balance owed to the lawyer it was XXXX of XXXX. I met with the lawyer once to prepare for the case we named my lender in the bankruptcy to keep my home. At that time, I inquired about the second loan going away and the lawyer said that was incorrect and that information was incorrectly conveyed by a paralegal at the initial consult. That individual no longer worked there and that was that. I was on the hook to resolve the situation with my lender which I did not think was going to be an issue in light of me naming them in the bankruptcy and not screwing them. In XXXX of XXXX when I received the court documents showing that my bankruptcy was discharged, and I contacted Provident Funding to try and rectify the situation with the piggyback loan that had gone unpaid. I had newfound confidence that my financial situation was improving. I wanted to get started putting things back together. I landed a five-year contract with a client commencing Fall of XXXX. was gaining sales momentum at my job, It seemed perfectly plausible for me to start working on paying down the hole of debt that paralegals advice had put me in. With this momentum, and feeling of hope, I made the dreaded call to Provident to work on reaching a solution that would fit my budget and satisfy them. I dialed customer service to let them know my bankruptcy lawyer advised me to stop paying the second mortgage and I was just informed that that was erroneous and incorrect. The reason I was calling was to work out a payment plan to repay the past due balance and begin making the regular payments as well. The 20 something on the phone in the most condescending voice possible said Well, no, we cant do anything. You need to pay your bill. You made the decision to stop paying us and we are under no obligation. You need to pay your balance due, in full, or the account may be sent to collections. I found out later that is illegal after a bankruptcy discharge. I explained again that I had just emerged from bankruptcy, I had income on the horizon, but I did not have the {$8000.00} to pay in a lump sum nor would I most likely ever. He was such a little XXXX and so rude stating again the same rhetoric. Gaslighting when I asked for any information to substantiate his claims. I said, after being berated like a deadbeat, Is there anyone else I can talk to? can we elevate this call to an account manager? He again started with the gaslighting to divert the conversation. He stated he was an account manager, and his boss would say the same thing. The call ended without resolution and me feeling like a deadbeat again after being stonewalled by Provident, that I thought was understanding because they modified the first mortgage. It was becoming evident they werent going to be as accommodating on the piggyback loan. I didnt understand why until recently when I found out how the 15-year interest only loan with a balloon payment. Provident Funding seems like they operate like a Title loan company in a strip mall. Provident Funding has an online payment site and have used it pay on my loans. Each loan is listed separately. Since they were not receptive to setting me up with a payment plan I would have to figure that out but I still had a payment due. I went to the online sight and was not able to make a payment. When I clicked on the PAY NOW button a prompt appeared and said to call customer service. So I did and the automated phone system only gave an option to leave a message for loan servicing questions. No one called me back. The account was flagged for me to call customer service but when I did, I did not receive a call back and am still to this day locked out from making a payment. No one can tell me why I cant get into my account online, but they can tell me to pay my balance in full. Their customer service act like they work for a collection company and are demeaning in the way they speak. Once I got to speak to a person and I explained the situation of not being able to pay through the online portal and that I wanted to pay them I just couldnt pay them the amount due all at once. He immediately was confrontational and stated that I needed to pay my bill and that it had been my decision to not take responsibility and I should take responsibility and pay it. Thinking that customer service XXXX with the attitude was probably having a bad day and knowing that if a debtor pays something to a creditor it will stop collection proceedings. The jerk on the phone threatened that action. I did not want the harassment to start again. So, I wrote a check to Provident for the payment due and included the payment coupon from the book thy sent me. I enclosed the check and coupon into one of the envelopes they supplied and mailed it to them. A few weeks later I received the check back in the mail. It was not cancelled and had not been cashed. The money was still in the bank, and I had received a notice of an NSF transaction and no explanation with the check. They sent me a payment book and do not accept the payment. They locked me out of the online payment portal. They are unwilling to work out a payment plan and they mail my checks back. How can I pay them? They are ridiculous and should not be allowed to charge accumulated interest on loans they arent willing to accept payments on. They just want to steal my house. When my daughter graduated high school and went to college, I called back to Provident Funding to try and resolve the situation again, and at their request, completed and sent them a Distressed Homeowner Packet. Just like the one I completed for the first mortgage. I mailed it and checked back a week later and they claimed never to have received it. They said maybe, it could be in another office with a bunch of other packets that came in over the weekend. They said I should fax it and do not forget the cover sheet. I faxed it to them and after a few tries it went through. After a few days of not hearing back I called to follow up and was told that the fax was not in their possession. I sent it again and they said it may have gone to a computer and would be processed. I never heard back. Over the years I have rebuilt my credit by making my car payments early. I can not get a credit card because every time my credit score would raise to a good rating, they would ding my credit so that it would go down. I was never able to obtain financing due to their actions. I do not have credit with anyone else and my car payments have never been late so how does my credit rating go down when I am under bankruptcy? So to recap : they locked me out of the online payment site. They have a message that says to call customer service on the payment portal. When I call customer service, they stonewall me and tell me to pay my loan balance and there is nothing they can do. They are " unable '' to help. They have negatively affected my credit. I have not been able to refinance or obtain any other lender 's help and in NOT REPORTING correctly they have made it impossible for me to obtain credit. They have exacerbated the situation dinging my credit any time I got close to have a decent credit score. I could not obtain a loan for my oldest daughter to go to school or my second daughter. I had to borrow from a family member when my air conditioner went out and then again when the second unit died. Thank goodness we were able to squeak through and they both graduated but by no help of the XXXX that made it like that. Continually stonewalling and setting the rules of the game so it is not only impossible to win it is impossible to play should be looked in to. There must be some improprieties going on over there. It has been 7 years of stress and one demeaning experience after another trying to resolve my loan situation with Provident. Ive been being stonewalled every time I have tried to resolve the situation with them. Their employees are rude and act as collection agents. I have no idea what can be done because they are completely unreceptive to anything I suggest. At this point, I think that they can eat the interest since XXXX when I tried to fix the situation and they demanded I give them money I did not have. I am under the impression this company set the piggyback loan and steered me into it for just this scenario. How can they take this stance since they did not even allow me to make payments by returning checks, refusing to work with me to arrange a repayment plan, and locking me out of the online portal to make payments and now demand the full payment? Provident Funding has the worst customer service and supervisors on staff that I have ever worked with.

About 9 months ago my XXXX mortgage was acquired by a new Mortgage Servicer named XXXX XXXX XXXX XXXX. Provident 's contact information is : XXXX XXXX XXXX XXXX - Loan Servicing XXXX. XXXX XXXX XXXX XXXX, CA XXXX XXXX I changed my online billpay account for the month of XX/XX/XXXX, so I made two payments from two different bill pay accounts for my entire XX/XX/XXXX Payment which is for at least {$1600.00}. My payments ( which in sum constituted the full XX/XX/XXXX Payment and some principal reduction ) were all received by Provident BEFORE a late charge could be imposed. The first bill pay payment was made by check iao {$500.00} and was mailed on XX/XX/XXXX and received on XX/XX/XXXX by Provident. The second bill pay payment was made IAO {$1200.00} and was electronically received by Provident on XX/XX/XXXX. I called Provident today, XX/XX/2018, and spoke with " XXXX '' and further escalated the call to Supervisor " XXXX ''. Both Provident representatives indicated that Provident could not accept a partial payment, they cited a company policy to benefit their shareholders, and therefore both payments were returned and I was charged a late fee IAO {$81.00} on the XX/XX/XXXX. I advised both XXXX and XXXX that I had to change bill pay providers for the month of XX/XX/XXXX and that with my prior XXXX servicer allowed for splitting payments without issue. XXXX would put a partial payment in a " suspense '' account and credit the full payment once the balance was received. I have never received a late charge or been late on a mortgage payment. As of today, XX/XX/2018 ... neither of the two bill pay payments have been returned to me from either bill pay entity ( check or electronic ) ... so the only way for me to know that there was a problem would have had to have come from Provident, but Provident chose to do nothing. I asked XXXX and XXXX to waive the late charge since I had in fact made my XX/XX/XXXX payment on time and they said absolutely not and they indicated that their shareholders needed this late charge revenue. I further asked Manger XXXX if he could give me the names Provident 's regulators and he refused and said he did not know that Provident was even regulated. Furthermore, I asked if Provident could have let me know that there was a problem with my XX/XX/XXXXpayment ( Provident has my phone and text message number and email ) ... and they confirmed that they had my email and contact information, but refused to use it. They said that they had too many mortgages to service to actually call me, text me, or email me to let me know that there was a problem with my XX/XX/XXXX payment .... keep in mind that I could have potentially fixed the problem before facing a late charge. But instead, Provident conveniently chose to remain silent because it was going to benefit them with this late charge revenue ... Provident confirmed that they received the check for {$500.00} on XX/XX/XXXX ... and literally let 6 business days pass with no action on their part ( XXXX said they mailed me a letter, which I have not yet received ) ..., but they do it this way so they could collect a late charge revenue. This really feels like a fraudulent scam to me ... borderline theft. If you steal a little from a lot of people it starts to really add up. My {$81.00} late fee from Provident will not kill me, but I began thinking .... I am probably not the only one this has happened too ... and sure enough I XXXX it and you can find similar complaints about biweekly or partial payment to Provident. XXXX XXXX XXXX They also indicated that they do not accept bi weekly payments ... .. so anyone who wants to send a payment every two weeks they will just flat reject, but sit on this information, so they can collect late charge revenue. I think this also only benefits Provident ... and they should give notice that as a servicer they chose not to accept partial or biweekly payments because they want to make that late charge revenue. I think this is a very slimy business practice .... and for the record I did not choose to do business with Provident ... my mortgage was sold to them from XXXX / XXXX. Also, even though my funds have not been returned to me I have made another payment for XXXX, which will be received by Provident tomorrow ... XX/XX/2018. So, as of tomorrow I am two days late, but out of pocket for two mortgage payments. I think this would be a tempting one for the CFPB, Treasury, Fed, or state finance regulators to investigate further ... these late charges can really start to add up ... I bet if a regulator sent out a subpoena asking for all partial payment late charge records from Provident you might find a very interesting pattern here. This Provident activity reminds me of XXXX XXXX and the " Pay Day '' lending scam ... that I saw on XXXX Season 1 episode 2 of XXXX XXXX. Keep in mind this Provident is a company were I don't even get a monthly mortgage statement from ( I used to with XXXX ) ... they have given me instead a little coupon book, but they are technologically savvy because a monthly statement is generated online and they do have online account access for me to use. I did log in to Provident after Provident received and returned the {$500.00} check ( before the late charge ) to check on the status of payment and there was no mention of a problem of my {$500.00} XX/XX/XXXX payment ... they could have flagged the account and mentioned that my first payment was returned .... I think this is really just a revenue generating feature ... but it is definitely slimy. I think the regulators should just step on this behavior hard to put an end to it quickly.

The company Provident Funding is stalling to close my loan. They first attempted to slow the underwriting process then they refused to apply all credit ( XXXX or so ) to all fees ( gov, 3rd party, appraisal, HOA paid by seller, property tax paid by seller ). They skipped HOA and property tax which are two larger ones. Then they also purposefully ( after realtor and loan broker explained many times and I did too ) " reduce '' refund back to me by the amount of appraisal paid using my credit card ahead of time. All in all they missed XXXX dollars in refund, and XXXX dollars in remaining credit. I was suppose to not pay any out of pocket to closing besides downpayment because the credit I would have received covered it entirely. They promised ahead of time ( many evidence ) that they will let all fees and costs cover by credit, which should remain about XXXX something dollars to go into principal reduction, and XXXX appraisal spent will be refunded by escrow by lender instructions. However, they applied lesser amount of credit to the closing and asked me to front additionally XXXX ( HOA plus property tax paid by seller ) to closing, and while subtract XXXX from my total closing then added it back to my bill by reducing the principal reduction amount. By their math, I would have XXXX dollars to apply to principal amount ( loan borrowed ) since they refuse to apply full credit to my account. Hence, it should all go to principal reductions but they arbitrarily reduce that to XXXX by claiming they had refunded ( subtracted ) it off my closing payment. It is not correct because they counted XXXX in my expenses ( asked me to pay it ) then subtracted it ( effectively only cancel what was accessed incorrectly, given I paid it ahead of time already ). Hence, they incorrectly reduced my principal reduction amount from their claimed XXXX to XXXX. And they would not show in closing disclosure ( CD ) the total final amount of loan, they refuse to show original loan amount of XXXX subtract either XXXX or XXXX. They only would show their line numbers of the reduction amount of the incorrect XXXX and another line number my original loan amount, but refuse to have a summation of the two. I should be provided with the the definitiveness of it would be x amount as my final loam amount. Not to mention I would be paying extra XXXX dollars a month because of having applied it after closing instead of before closing. I am now short of XXXX plus going forward about XXXX dollars difference a month for 30 years. My realtor, loan broker, family and myself spent 4 days asking for changes. Additionally, I spent 2 weeks doing dryruns with these numbers prior to closing week, and all answers we got were lies and were not fulfilled. They left with no time to switch to a different rate program as they stall responses and gave frivolous answers going in circles. My closing day is on Monday XX/XX/XXXX, and I wanted to drop my rate ( for other programs on XX/XX/XXXX rate lock day ) so I would not have credit would not be applied to my fees and costs ( such as the XXXX not used to pay XXXX HOA and property tax ), so I wouldnt have to be concerned if the erroneous ( short of XXXX ) XXXX would not be " not '' applied towards my principal amount after closing ( provided there is no written promise made in CD ). This will also impact my decision of when to refi because I had selected a higher rate to finance verses a lower rate, with a difference of XXXX = 0.5 % thats an entire half basis point. Collectively, I have spent 8 hours on average communicating to them by call ( some of them never pick up ) and email ( and escalating it ) for 4 days since this occurred. And my realtor and loan broker also tried to help but they just kept lying. Prior I spent 4-8 hours daily responding to very strange questions and one of their underwriters called me to verify on my voice which is illegal. They asked me in conditions for underwriting ( UW ) regarding things like why I have credit card refunds and in XXXX and ask me to show purchase proof in XXXX when it is outside of range. Additionally, I was asked why I buy a house is of lesser value than my current home, very invasive. My realtor said he never seen anything nearly as unethical and absolutely ridiculous like this, clear errors and completely ignored customer on purpose. He said it a horror story that typically only you hear but never wish on your clients. My loan broker expressed the same. People urge me to file complaints, and hope to have an investigation started so I may have piece of mind going forward, to close this house on Monday XXXX XXXX, XXXX.

I applied for a refinance on XX/XX/XXXX via a broker that was referred to me. Locked the rate on XX/XX/XXXX, along with uploading of all of the documents that were requested of me by the bank, Provident Funding. Scheduled an appraisal that day, to be done within days. Title work was ordered and that came back clear on XX/XX/XXXX. All requested docs were submitted to the bank within this time frame, always within 24 hours of the request. I've been punctual, as I was looking for a quick and easy close ( I have all my things in order and have excellent credit ) Every couple of days, the bank would ask for something else, then a delay, then something else during this time. It seemed like they were intentionally delaying this. I had/have provided everything they asked for. XX/XX/XXXX rolls around and they are asking why I don't have my XXXX taxes done ( XXXX XXXX, accountant handles it ). Due to the COVID 19 pandemic, I understand things can be delayed and I'm reasonable due to the situation. They have me jump through hoops with my accountant even though XXXX Taxes are not due until XX/XX/XXXX! Everyone knows this, they, however, again seem like they are trying to delay the process. I was able to get a letter from my accountant stating that he was preparing them and they weren't due until XX/XX/XXXX. Then, they ask for my bank account information and that was done by XX/XX/XXXX. At this time the broker was changing my lien holder on my homeowner 's insurance, as required by the bank. Then they want proof my business is up and running ( I supplied that XX/XX/XXXX ) XX/XX/XXXX, they want my business website along with transaction history on my bank account ( which I already provided ). Sent a copy to my broker, as well as posted it up via their website. They apparently don't know what a DBA is, as the website address doesn't match my XXXX, provided that as well same day ( I see a trend here ). XX/XX/XXXX, they want to see my bank account information yet again ... they got it twice from me and also my broker a few days ago. Re-uploaded within an hour. XX/XX/XXXX, shows loan approval. However, the rate lock is expiring and they won't let me close without that being extended. No big deal, this was discussed with my broker before that we'd have a free rate extension and should be closing soon after. I texted my broker on XX/XX/XXXX ( as I've had zero contact ) and he replies that they are charging me an 1/8 of a point on the loan because we didn't close on time. While I don't agree this was done in good faith, I signed it after speaking to my broker because I don't want this delayed anymore. No contact the next couple of days so I reached out to my broker again on the XXXX asking if he has a contact number so I can move this along. He doesn't have one and he has to put a case in via the system. This was a week ago and I have tried on 5 or 6 occasions to reach out to the bank via phone and left a few messages, none of which were returned. I did not get in touch with the bank, and my broker did not call me back either. He says his hands are tied and he's been ok through this, but I find it a little strange that a guy that is bringing the bank business isn't able to get someone on the phone ( pandemic or not ). In a normal situation, this could have been super quick and done in less than 2 weeks because I ordered title work and appraisal the day after my initial application. I realize people are working from home but everything on my end was done remotely and in a timely fashion. I expected that from them too, but it's been nothing but delays, inconveniences, and busy work to delay the closing of this loan. I am ready to close any day, any time of day, and any location. I've told my broker this for the last 4 weeks. Before filing this complaint, I received an email from the bank AGAIN asking me to provide proof that my business is open ( I did this THREE WEEKS AGO ... why haven't we closed ). I submitted a harshly worded letter, letting them know this process was unneccessary and was being dragged on for no reason. To make sure they actually read it, I submitted it with the proof they requested, that my business is still open. In the letter I told them I was filing this complaint because I don't believe I've been treated fairly or efficiently. AND they charged me a rate penalty because they aren't ready. I'm done being left out of the loop here.

I began shopping for a fixed conventional fixed mortgage in XXXX. XXXX fees were too high. I got a call from a company called XXXX XXXX in XXXX, pa. I think they are mortgage brokers. XXXX XXXX found an ok deal, not a great deal, with Provident Funding Associates, L.P.. THE LOAN # was XXXX. I think provident is in California. I promptly provided them with all the documentation. I stressed to XXXX of XXXX XXXX that I needed to close by the end of the year because I wanted the fees to apply to this years taxes. On XX/XX/XXXX, XXXX did an appraisal. It took two week for the report to get done PROVIDENT chose the appraiser. The appraisal came back {$50000.00} less than the market value. My neighbor was placing her home on sale. Her home is 300 square feet smaller than mine. The realtor wanted to place hers on the market for {$230000.00}. XXXX appraised MY HOUSE for {$180000.00}, EBEN THOUGH MY HOUSE HAS 300 square feet more LIVING AREA THAN HER house, PLUS I HAVE a two car garage, my house should go for at least . XXXX. XXXX even also says that. Five years ago my current lender appraised for {$200.00}. The values of homes have gone up considerably in five years, havent they? My home is in XXXX, pa. The employment in this area is stable with state government and major hospuals including XXXX XXXXXXXX university hospital in XXXX, Pa. A few months ago my neighbor chose to keep her home. On XX/XX/XXXX, I paid for another appraisal. So now Ive invested almost {$900.00} in these two appraisals which, at this point, are useless. I paid for these with credit card. I didnt expect to encounter these king of barriers. My credit is down now because of a lot of inquiries. I even had to send proof to PROVIDENT that I had {$50000.00} in my IRA accounts with XXXX XXXX which I provided .my current loan with XXXX XXXX XXXX is adjustable HELOC so Id like to get a fixed ONE at this point I think it would be best to abandon refi and INSTEAD SELL the house. I owe {$15000.00}. I coukd clear {$40000.00}. I think the problem is age discrimination. I am XXXX years old. I still work, only one job now, instead of two. I get social security. I have the income to qualify. My FICO WAS XXXX. Its dropped now, I wanted to take a little cash and pay high interest credit cards,. So, Ive just increased the debt paying {$900.00} for appraisals that are useless. I think provident wanted to deny loan and directed the appraiser to bring it in low enough to make it look like Im underwater. Back in XX/XX/2018, I reapplied for a new/ revised HELOC loan with my current lender XXXX XXXX XXXX XXXX . Everything was good to go but their underwriters said my proof of income, which is a XXXX from the XXXX XXXX XXXX XXXX XXXX XXXX, WAS FOR YEAR XXXX, and not recent enough. Im a statutory employee, work out of my home office. My income is the number of certified copies of XXXX XXXX I supply to 16 XXXX XXXX in the XXXX, Pa area. The XXXX XXXX is doing well here. We have many elderly who are part of what XXXX XXXX called the Greatest Generation. These people are savers, very thrifty, PA XXXX background. So, I make {$50000.00} a year, plus {$17000.00} in SS. AND A VERY SMALL ANNUITY OF {$2500.00} a year. So my income is about $ 70,0OO. I spoke with XXXX again. They recommended I reapply when I get a new XXXX in XXXX, which is just around the corner. I thought the problem I would encounter would be a chapter XXXX BK five years ago, stemming from a business deal in which the partner defrauded me while we were attempting to flip properties. He used the money for his other properties and never put our them in the name if my LLC. I Had signed for the loans becUse my credit rating was XXXX in XXXX. But each lender says my BK wasnt a problem. I seriously think its my age. I plan on working until I die. Im a retired XXXX with a XXXX XXXX, I enjoy the work Im doing as. local XXXX XXXX XXXX XXXX, and I do it well. Its a desk job I do at home. When my XXXX gives me trouble I can rest and lie down. Governor XXXX appointed my commission is XXXX. Please tell me, am I the victim of age discrimination? Things just dont add up. I think I Priovident directed THEIR chosen appraiser to under value my house so they could deny the loan which they did with a prompt denial letter.

Due to talk of increasing rates I decided to check out pricing of a XXXX fixed on Provident Fundings ( PF ) website on XXXX. PF offers a pricing tool on website that shows current pricing they offer with certain assumed criteria. If criteria were not met I knew adjustments may change but base pricing would be same. On XXXX pricing shown on website at 2.875 % for 15 year fixed would have covered all closing costs with any remaining credit applied to prepaid items. Those were my desired terms & why I chose to submit app with PF on XXXX, refi from existing ARM to fixed keeping rate at XXXX & pricing would cover all closing costs. I completed app online with my borrower information, disclosing income assets etc. PF did not inform until after completing all fields of app that a XXXX would not contact me until 24 hours after submission to complete app process ( pull credit & run AU engine ) which delays ability to lock. PF provides contact information of MCs on website along with general inquiry number. After submitting app & being concerned with market volatility I called general inquiry number & requested to speak to available XXXX to complete app process. The rep I spoke to denied my request to speak to a XXXX & informed I had to now wait 48 hours to speak to a MC to complete app. I further addressed concern of market volatility & stated that if when contacted after 48 hours if pricing was not same or PF would not honor desired pricing from XXXX I would not proceed further at that time. The decision to delay app on XXXX was not made by me it was made by PF. PF decided to delay the remaining app process, by denying request to speak to MC PF made me subject to market volatility. When finally contacted by XXXX on XXXX my concerns were confirmed. In those XXXX hours between XXXX & XXXX the credit offered for rate of XXXX decreased by .375 % which based on requested loan amount the difference was {$720.00}. I addressed my concern with XXXX & requested PF to honor pricing from XXXX based on fact that I completed app on my end & requested to speak to MC to complete app process on XXXX which was denied. I stated to XXXX this was unfair & that it was my decision on XXXX to not proceed further at this time unless they honored pricing from XXXX or until pricing was back to where it was on XXXX which is no guarantee it ever would. It was unfair based on delay caused by PF they cost me {$720.00}. I received an email from XXXX after our call further confirming my concern, he stated in email that based on current pricing on XXXX PF could offer me a 15 year fixed at XXXX with {$650.00} in closing costs. Based on quote if you take into account the difference in pricing from XXXX of XXXX {$720.00} if PF granted my request to complete app with XXXX & allowed me to lock I would have paid no closing costs & remaining credit of {$74.00} applied to prepaid items. This is an unfair practice by PF to make pricing available online which encourages consumers to submit an app but make them wait 48 hours to speak to a XXXX to complete app due to PF 's delay & not allow a consumer to speak to a MC upon request to complete app & lock loan on same day. It is unfair to make a consumer subject to market volatility due to PF 's delays & pass those costs in delay to consumer. During a conversation with another rep he agreed an app could be completed in a matter of minutes if request was granted. He stated PF 's current business model in place requires consumers to wait 48 hours to be contacted by a MC to complete app & a consumer could not request to speak to a XXXX prior. Consumers like me are submitting an app to refinance based on pricing PF is showing on website only finding out later they will not be contacted until after 48 hours & in meantime are subject to market volatility & can not speak to XXXX prior to complete process upon request to get approval & lock at desired available pricing.

On XXXX XXXX my home was destroyed in a tornado. I had to rebuild. I went to my local bank to begin the process. My lo an officer ha d been great in helping me in the purchase of my first home on ly 2 yrs prior. During the process she told me that my loan would be sold but that all contracts would remain the same and would be honored. True to her word my loan has been sold 3 times in the past 5 years. it was just as she aid it would be and all contracts were honored until XXXX XXXX . In XXXX XXXX my loan was sold to Provident Funding. Thi nking nothing of it I submitted my monthly payment as always. I will occasionally pay to the nearest hundred when I can on my loan for example my current payment is {$670.00} and if I am able I may pay {$700.00} in order to pay my loan off in advance. this had never been a problem before. XXXX XXXX I began to receive numerous phone calls demanding payment. I returned to phone calls letting them know that I had indeed mailed my payment. I checked with my bank and the payment had not cleared the bank. Thinking that i t may b e lost in the mail I called the bank again to see if they had received it yet but they had not. the representative told me to give it a few more days to see if it would surface. later that week I come home to find a card, not mailed, but hand delivered stuck in my door telling me that they had been to my home bc payment for my XXXX payment had not been received. In a panic I called the bank the following day to see how this could be resolved. I was then told by the representative that they had in fact received my payment on time but that in error I had mad it out to my previous bank from the month before and that the check had been mailed back to me. I was further panicked because I wanted to be clear with the bank that I wanted to get this taken care of as soon as possible and asked where the nearest branch was located. he told me that I had to mail it. I knew that it would not reach the bank in time. However I did as I was instructed. This visit to my home made me very uncomfortable to think that a mistake this small caused the lender to make a special visit to assess my home while I was at work. Over the months of XXXX thru XXXX I experienced a battle with Provident funding Returning my payment only to demand more money. Flooding me daily with mail and phone calls that all demanded a different amount. unwilling to work with me on payment arrangements I felt no choice but to pay what they demanded. I would call the bank to find out the amount they wished for me to send to get this corrected then I would send priority mail that very day, as I did not wish to be late, then receive a phone call the following day to tell me that I had been given the wrong amount. I am a single mother of XXXX the increasing amounts demanded and the regular payments being returned to demand a higher amount put a tremendous strain on my family. Finally I was able with my tax return to satisfy their demands. Then earlier this month I called my local bank in need of a loan for a car to find out that Provident funding has listed this as a negative report on my credit. saying late payments from XXXX thru XXXX When I sent them every payment they requested as soon as I could save the money. They were unwilling to work with me returning any payment that was not in the amount they requested in what I felt like was an attempt to foreclose on my home. This has made me feel insecure in my loan and I spoke to my local banker to see if I could refinance. I was told that in order to do hat I could not show a late payment in the p ast 12 mo. I feel trapped with this bank and insecure in my loan and now have no way to buy a car due to bad credit listed from to this bank and experience.

Due to the high level of scrutiny banks and lenders face, we are left with no latitude to make exceptions and we want to ensure we have a fair application of policy relating to waiving of late charges. According to the terms of the Promissory Note that was executed at the origination of this loan, a late charge will be assessed if your payment is not received by the end of 15 calendar days after the XXXX of the month due date. On XX/XX/2021, I logged into the Provident Funding loan servicing website to make my first mortgage payment. It was my first time on the portal. It was not as user friendly as I'm accustomed to using with other banks, but eventually, I found my way around and was able to set up my first payment. On XX/XX/2021, I received notification that my electronic payment had been rejected. Apparently, I typed my bank account number incorrectly. I was assessed a {$25.00} rejected payment fee. Upon further investigation, however, I realized this was not entirely my mistake at all. Let me explain : - When adding a new bank to my payment options on the website, users can not copy and paste numbers into the designated account number dialogue box. Users must manually enter their checking account number, which in turn means a user may be more likely to type it incorrectly. - As soon as the number is entered in the dialogue box, all but the last four digits disappear. - The user then must retype their bank account number a second time and again, all but the last four digits disappear. - In fact, the user is never able to see the full account number they entered, except as it is being typed. - The system then verifies the two numbers match, effectively allowing the mistake to remain hidden from the user. - The next step takes the user to a new screen where they must verify the information they just entered is correct before the payment can be submitted. - AGAIN - the full account number is HIDDEN from the user so they are only verifying the last four digits of their bank account. - Since the last four digits were correct, I proceeded to submit the payment information, all the while never realizing I had typed the full account number incorrectly. Upon receiving the rejected payment letter on XX/XX/2021, I called Provident Funding Associates customer service helpline to request the fee be waived. The first agent I spoke to said this was not possible because the system is set up to allow the user to review all the information they've entered on several occasions before submitting the information for payment. I explained to the representative that this is not true and made her aware of the actual process on their website. I then asked to speak to her supervisor since she did not understand that she was wrong about how the system worked. I spoke to 3 subsequent supervisors. Two of them refused to give me the contact information of anyone that could address my concern in real-time. I was directed to snail mail or fax a letter instead. They also gave me false information about who their Executives are. The fourth manager who I spoke to also refused to waive the fee, but did give me a phone number I could contact to escalate my concern. However, at that point, I chose to email the Executive Team instead since I was already having so much trouble conveying my concern to the customer service team. On XX/XX/2021 XXXX XXXX from Provident Funding replied to my email that my concern would be investigated. On XX/XX/2021, Mr. XXXX sent me a decision letter that the fee was fair and necessary even though he corroborated the fact that the user is never able to see the account number to verify their information before submitting the payment.

Hello, my name is XXXX XXXX and earlier this year I refinanced my house with a group called XXXX XXXX XXXX. On the first day after closing, I set up automatic payments with XXXX and thought I would be set up for the foreseeable future. A month or so later, XXXX turned the loan over to another company called Provident Funding. I received information from XXXX that I would need to create a new account with Provident and set up payments by XX/XX/2018. The first week of XXXX, I received a letter from Provident stating that I could pay them via check or online. On XX/XX/2018, I set up auto-payments AGAIN and thought I would be set up for the foreseeable future. On XX/XX/2018, I received a call from Provident Funding " about my account '' and asked for me to call them back. Within 24 hours, I returned their call and was in contact with a customer service representative. The representative stated that I was late on payments and needed to pay as soon as possible. Confused, I stated that I set up automatic payments and was expecting a draft within a few days. The representative insisted that I needed to make an ADDITIONAL payment or they would report me to all the credit bureaus. I was confused and frustrated that I would need to make a double payment and insisted to know why. Finally, the representative stated that setting up auto-payments does not cover the initial payment period and I would need to pay for the initial payment period separately. I immediately pulled out my checkbook ready to pay as I have never missed a payment for anything in my life! The man stated that he would be more than happy to process a payment over the phone for a ~ {$7.00} fee. Befuddled, I asked why they would charge me more money to accept my payment. He stated that I could pay online and there would be NO FEES OR PENALTIES. While I logged into my account, I asked the person to hold so there would be no further issues. Upon logging into my account there was an additional {$100.00} fee attached. I inquired what this was for and the representative stated that it would not have been there if I would have paid 3 days prior ( coincidentally the day BEFORE I was initially contacted. ) I stated that I thought the {$100.00} fee was unfair and I would be happy to make two payments today, but thought an additional {$100.00} was unfair and, frankly, unreasonable. The representative showed no compassion and stated that they would do nothing for me. I asked to speak to his manager and received the reply of, " I am the manager, there is nothing I can do. '' This was altogether one of the worst experiences I have ever had with ANY lending company and I am ashamed to say that I am having my loan served by Provident Funding. I hope that the CFPB can encourage better, more ethical, and less predatory fee practices from Provident Funding, or at very least, increase their communication to their customers to avoid unnecessary fees. PLEASE HELP!

Problem description : I am writing to ensure I have equal rights regarding this joint mortgage loan until I am released from liability on this loan. I have not in the past received updates regarding special payment plans, loan assistance program applications ( Specifically The Florida Hardest Hit Program ), refinance applications or discussions, changes in escrow account amounts, etc. Since we are joint borrowers on this mortgage loan, any decisions made unilaterally, ultimately impacts the other borrower. Therefore, being a joint borrower, I need to be an active participant in any decisions made on this mortgage loan, again until I am released from liability. Currently, the only monthly information I receive is payment information via an email stating a payment has been made with the amount paid. The email does not contain the principal loan balance, interest, escrow amount, etc., essentially no other loan information or changes. The only way I am informed about the loan is when I personally call. This is when I have stumbled across new information, activity and changes I was not previously informed about regarding this joint loan. Joint borrowers have equal rights and need to have equal access to the loan information. I can not legally use my ex-husbands personal information, such as his social security number to access the loan information online. Furthermore, I can not control his actions or make him communicate the activity on the loan. Since they are holding both parties liable, both parties have rights to equal access and that access is provided from the mortgage provider. As long as I continue to be a joint borrower, both parties need equal access without using the other partys personal and confidential information. I need to use my own social security number for this joint mortgage loan for an online account access. In addition, I was advised in the past I would have to pay for paper copies, which I have refused. Again, I have equal rights to the information on this joint mortgage loan and that does not mean one party has to pay for that information. Decisions made on this joint loan also need to be joint decisions with both parties equally participating in the loan decisions. Neglecting to include one of the borrowers is not providing equal rights or access to the loan information, loan activity or loan changes. I have offered to pay the processing fee for the release of liability request. If the request is denied, I understand that fee is refundable. I am putting this in writing to ensure that the fee is specifically refunded back to me. Since there has been an ongoing breakdown in communication and lack of information provided to the second joint borrower, I want to ensure equal access is provided to both borrowers, and their rights are not being neglected or denied. Furthermore, I am putting my requests in writing to ensure they are aware of my requests as joint borrower.

On XX/XX/2020, my wife and I locked in an interest rate with Provident Funding to refinance our current mortgage. We were given a good rate and were asked to sign a bunch of disclosure documents. While going through all of the disclosure documents and signing practically every page, one document struck my eye " Affiliated Business Arrangement Disclosure Statement ''. I read through the entire document where Provident Funding claims that they have a business relationship with XXXX ( the XXXX XXXX XXXX, AKA " XXXX '' ). Neither my wife nor myself were asked to sign this disclosure, so I didn't think twice about it. We paid for the appraisal and had the appraiser come to our property to conduct the review. Not only was the appraiser rude but also very condescending. We went over all of the updates that we performed in the property and offered to provide receipts showing what we spent. He rudely stated that all of the updates that we did added no value to the property. Once we received a copy of the appraisal it was clear that appraiser wasn't familiar with our area, didn't provide proper valuation of our property, and didn't take into account any of the updates that were performed. He used houses that sold well over 6 months prior and houses that were in worse locations. Also, the appraiser didn't incorporate most of the updates that we performed. Once we began the process of appealing the decision we did more research the XXXX ( XXXX XXXX XXXX ) is actually owned by the lender Provident Funding. The XXXX is supposed to be a separate third-party, but instead Provident Funding started their own company to XXXX over their own customers. The XXXX is the company who decides what appraisers they use, which is not only unethical but should be legally not allowed. Provident Funding is utilizing appraisers that give themselves better terms and forcing people like me to pay Private Mortgage Insurance ( PMI ) for a longer period of time. For us, if we would have received the valuation that we know we could sell our house for we would be able to completely eliminate our PMI. So while Provident Funding gave us an artificially low evaluation of our home, they also didn't require us to sign the disclosure form, thereby no longer clearing them of their conflict of interest. No customer should be forced by a mortgage company to use an XXXX owned by the mortgage company. We pleaded with Provident Funding to reconsider our appraisal and allow us to pay for a second appraisal, however they said no to both. This is utterly ridiculous and the CFPB should care about consumers getting scammed out of {$10000.00} or more in equity because they control the appraisal process.

I sent my payment on XXXX via XXXX postal service to Provident Funding located in the city of XXXX XXXX, California. The payment is sent on the first of every month along with all my other bills. Provident Funding alleged they did not receive my payment prior to XXXX when they sent me a letter stating that. All my other bills were paid by then as all my other checks had been received by the corresponding companies and all my checks had cleared. I verified this information by logging into my bank account. the only check and bill outstanding was Provident Funding. I have never paid late, and I mean never. I do not have a single late payment with this company ( Provident Funding ) since 2007 or XXXX the record will reflect that as well. Once i received the letter, i contacted Provident immediately on XXXX and informed them of the payment. they advised me that the late fee will still apply in the amount of {$57.00} DUE TO LATE FEE. I requested to have it waive as it was not my fault the payment had not reached them as of XXXX. The representative was so rude and unprofessional, talked to me like if i was stupid or ignorant, raised his voice and denied me the opportunity to talk to a supervisor stating there was no need and payment had to be submitted and the late fee was not an option to waive as they do not have a late fee policy. if i did not pay the fee, they will added it to my balance and still pay it. the representatives name was XXXX and would not give me anymore information, he further stated it was not their fault that the US mail was late or lost my check and therefore i had to pay the late fee. he couldn't answer me when i asked him if it was my fault then. I was so angry about the treatment and late fee, I had my son assist me with paying the full payment via on-line thru their website the next day. it was paid in full via on line. On XXXX they sent me a letter and a copy of my check that I had sent on XXXX the letter states that my check had not been cashed/process because it had a stop pay. I never stopped the check and went to my bank and obtain proof that the check had never been stopped by me or anyone, The bank also notified me that my check had never been processed by any bank. My check is intact and has the date i wrote it on XXXX I want my fee waived and I sure that as lenders they are required to have a late fee policy as well as good cause for late fee waiver. Please assist me in getting this company to not charge me for the late fee and to stop trying to get people to pay this fee illegally.

I applied for a mortgage to refinance my current home loan. As part of the application, an appraiser came to put a market value on my home. During the appraiser 's visit, he wanted to take interior pictures. I asked him not to do so and he complied. The mortgage company contacted me later and said they would not process my mortgage application without interior pictures. I supplied them with interior pictures that I had taken myself, from which I had redacted anything that showed a personal element of my home, such as furniture, photographs, art, and books. I also redacted anything that showed security system elements. The mortgage application was 100 % complete, absent interior pictures taken by the appraiser himself. The mortgage company informed me that they could not process my application without the pictures, and that after internal review, they would not accept the ones I had provided. The rate lock expired and I can no longer take advantage of the lowered interest rate I would have achieved with this refinance. Additional facts that I feel are relevant to this complaint : *The mortgage company involved holds my current mortgage. It is a 15-year mortgage that I have had for 6 years without once missing or making a late payment. *The refinanced mortgage would have been for an amount that is approximately 10 % of the market value of the home, as confirmed by the appraiser in his report. *I provided financial statements to the company that clearly showed I have sufficient assets to pay off the current or refinanced mortgage completely at any time, as well as sufficient income to easily support monthly payments. Given the low risk to the mortgage company for this loan, I do not see the need for this egregious invasion of my privacy. I have already allowed the appraiser to enter and visually observe every space in my home. I can not fathom the need for him to also permanently record every aspect of my personal space. I was given no assurance that the digital photographs would be stored on secure devices, would be transmitted only by secure electronic means, would not be shared with unauthorized persons, and would be deleted from all systems at such time as they were no longer needed. I feel I am fully justified in not allowing these pictures to be taken. As stated, I met the mortgage company more than half way in offering to provide pictures I had securely produced myself. I am sure I am not the only U.S. consumer that was affected by this practice.

On XXXX/XXXX/15 at XXXX I submitted a payment via the Provident Funding App on my smart phone. This payment is for the XXXX 2015 payment. I applied for credit and was told on XXXX/XXXX/15 that my credit score had significantly dropped and I would be receiving a higher interest rate because of it. On XXXX/XXXX/15, I obtained a copy of my credit report and was shocked to find Provident Funding had reported my loan 30 days delinquent based on the day the company chose to process the payment which was XXXX/XXXX/15. I explained to each of them that I 've processed many payments on the XXXX day of the month in addition have processed payments on a Saturday and have never received a negative mark on my credit until now. I was also told I would have had to process the payment on XXXX/XXXX/15 to avoid a negative mark on my credit because the XXXX is the last business day of the month for reporting in addition they are n't open on Saturday to process my payment. I was told they have to report accurately and per the FCRA guidelines and ensured me this was correct. I was told i can not receive " special attention '' and further explained the day i processed the payment did not matter, what mattered was the day they got my money. I repeatedly asked how I could receive a 30 day late when there are only 28 days in the month and I paid within the current month. I explained my understanding is i have 30 days from the due date and the representative told me that is no actual date to when they can negatively report on my credit and assured me provident is compliant with the FCRA guidelines. I wanted an explanation as to why internal business practices negatively impacts the consumer all because 1. It 's a short month 2. They are n't open on weekends 3. The last day of the month it reports to the Credit Bureau 4. I was told on the website it would n't be processed until XXXX/XXXX/15. The disclosure is vague and fails to state what the effective date is. The payment was made on a Provident provided website and they confirmed through the paperwork I submitted and their internal records it was received on XXXX/XXXX/15 at XXXX. This is negatively impacting my husband and I while in the process of obtaining credit. I have disputed this with the credit bureau agencies and provident funding has responded by saying the information is accurately reporting. I think this is unfair and deceptive to the consumer.

The issue I have with the mortgage company is about PMI ( Private Mortgage Insurance. ) The loan is about ten years old, and I have been paying for PMI since the inception of the loan, and have made several attempts to cancel the PMI, but Provident Funding refused to cancel it. I have met every requirement that would allow this PMI to be canceled at least three years ago, and they keep coming up with all sorts of excuses not to cancel it. I have paid for two appraisals, and they still find a way to skew or devalue the value of the property so that they will not cancel the PMI. The original mortgage loan amount was {$300000.00}, and the current balance is {$230000.00} which means that the loan has been paid down by more than {$64000.00}. So far, I have paid more than 21 % of the original loan, and yet they refused to cancel it. When the loan was first issued, Provident Funding appraised the house for {$330000.00}. The last appraisal they did which I paid for was in XX/XX/XXXX, and their appraisal valued the home at {$260000.00}. What is funny about this appraisal was that housing market in XXXX and XXXX XXXX areas had fully recovered since XX/XX/XXXX, and the rate of recovery when their appraisal was done was between 85 % to 90 %. Based on the original assessment of {$330000.00}, and housing market having recovered close to 90 %, an honest appraisal would have valued the home close to {$290000.00}. However, that was not even my biggest concern, what got my very confused and depressed was that they completely ignored that the house received a substantial improvement which in my opinion would have valued the home in XX/XX/XXXX, at upwards of {$340000.00} based on what the value was in XX/XX/XXXX. See my attachment for more information regarding the renovations done to the property. Another thing that I was confused about is how I was told that the PMI would be canceled in XX/XX/XXXX, and when I called as I was told to do in XX/XX/XXXX, they changed their mind. They came up with this excuse that they did not know that the house they have a mortgage on was a two family home, and because of that, what I was told were the guidelines on PMI has changed. Funny, they appraised the property, took a lot of pictures, and they did not know that it was a two family home? Well, single or two family home, it does not matter to me, this is still my residence and has been for twenty plus years.

This is regarding the property located at XXXX XXXX XXXX XXXX XXXX WA, XXXX. {$80000.00} in insurance proceeds being held by XXXX XXXX and now Provident should have been dispersed to me when requested in the middle of XXXX. I have been waiting two months to receive the funds for a process that should have been completed within a week. For some context/background : This loan was previously with XXXX, XXXX and was transferred to Provident, XXXX XXXX. I had a burst pipe in XXXX at the house which required extensive repairs and mitigation. My insurance company ( XXXX ) wrote a check to myself and XXXX XXXX back in XXXX. XXXX then dispersed $ XXXX to me to begin the project. The project was completed in early XXXX and I paid for all remaining repairs out of pocket. I ordered an inspection through XXXX XXXX at the beginning of XXXX. It took over two weeks to even get a response from an inspector who wasnt going to be in my area until the middle of XXXX. The inspector completed the inspection on XX/XX/XXXX evidencing the project was 100 % complete and sent that report to lower. I followed up with lower a few days later to inquire about my funds and was informed, they couldnt find the inspection. After speaking with a supervisor, they managed to find the inspection and were going to overnight me my funds. Nothing arrived so after a few days I called back to then be informed they also needed an updated adjusters report as well as XXXX waivers ( without my prompting I can only assume they would have done nothing ). Both were sent to lower the same day. Adjuster sent them an email directly on the same day as well. On XX/XX/XXXX, they had everything they needed to send me my funds. 13 days later my loan was sold to Provident, still no funds sent to me. I now call provident and am informed that they do have my funds, but none of the accompanying documentation. I was told I should just continue to wait and eventually XXXX will send over the documents and Provident will process my payment. Obviously, that hasnt happened, and Provident has not received the documents from lower. I have called XXXX XXXX many times with no success of gathering the information required to have my funds disbursed to me. They no longer take phone calls. This has caused financial duress as they have held {$80000.00} in funds for over two months now in a process that should take less than a week.

I have a home mortgage with Provident Funding and we have repeatedly run into issues with poor service and process requirements which are a detriment to their customers. My most recent issue : My home received wind damage to the roof from a thunderstorm. I received a claim check in the amount of $ XXXX from my insurance company made out to me and Provident Funding. I sent the check to Provident for endorsement. First, they deposited the check in their own account rather than endorsing it and sending to me. Provident then held funds for 5 days.. After which they issued a check to me AND the roofing contractor. This now forces me to only work with that roofing contractor for the full amount. I am unable to withhold funds if there are issues that I want the contractor to resolve before full payment. I called Provident Funding customer service. The customer service agent said that issuing to the contractor was a requirement of their investor, XXXX XXXX. I asked them to send me documentation of those requirements and they refused. ( " We do not email our customers, even at their request. '' ) I then reviewed the posted guidelines from XXXX XXXX online and the guidelines do NOT require this. I raised the issue to the customer service manager, XXXX, and he acknowledged that the current guidelines do not require this. However, he then claimed that the posted guidelines were " new '' and Provident was not required to follow those guidelines for another month.. Since we both agreed these were the current guidelines, I asked them to re-issue my check per the guidance from XXXX XXXX. He said that regardless of the current guidelines, Provident was not required and so, NO, they would not. He made no apology for their delay in following the guidelines. My complaints : - Provident provided me with false information about current guidelines. They only acknowledged the error when I researched and pointed it out to them. - Provident is intentionally delaying their adoption of the current guidelines for their own profit at the expense of consumers. They are doing this by holding claim money longer than needed so that they can collect interest which is not rightfully theirs. - The attitude from their customer service manager was poor. - They refused to provide me anything in writing to back up their claims. They told me to " XXXX it '' myself.

In 2017 we purchased a home for my aunt and cousin to live in. My aunt is on XXXX XXXX and her daughter is her full-time XXXX. We went with a reputable local mortgage company there in XXXX Oregon that recommended a product that we felt comfortable with ; we did not read the fine print and so did not understand that our mortgage could be sold to a company like Provident. Under COVID we lost one of our businesses but our bike business took off. Additionally I work as a XXXX at a XXXX college in XXXX. We make plenty of money and have not paid any of our monthly debts late. My credit score took a hit due to my debt to income ratio only. We have never paid our mortgage with Provident late and we have never declared bankruptcy. When my husband lost his farming business we contacted Provident to refinance the home we have my aunt and cousin living in so as to better manage our overall costs. Provident customer service folks told me that I did not qualify for the refinance because of my debt to income ratio. Provident customer service folks never asked about our situation or other assets we have. They did not care about our spotless payment history or have 2 minutes to discuss options with us. And ye, like everyone else in that industry, they received stimulus money and funding to keep folks housed. They were not concerned with my aunts fragile health or in learning about the other assets we have. Owning a home is a privilege but being housed is a human right. We are ready to deal with this so that others might not have to in the future. We have consulted an attorney and are following their suggestions by registering complaints with he Fair Housing Council of Oregon ; the Consumer Financial Protection Bureau with the Federal Government ; and the XXXX XXXX XXXX in every state except for Alaska, Alabama, Arkansas, Delaware, District of Columbia, Hawaii, Idaho, Iowa, Kansas, Louisiana, Maine, Mississippi, Montana, Nebraska, Nevada, New Hampshire, New Mexico, New York, North Dakota, Oklahoma, Rhode Island, South Dakota, Vermont, West Virginia, Wisconsin and Wyoming. We also sent a formal written complaint to Provident where they only receive written complaints at to their XXXX XXXX XXXX XXXX XXXX, CA. XXXX. They can take our money and we have a portal for sending payments, but the only way you can submit a complaint is in writing.

My wife and I purchased our current primary home XXXX years ago XXXX XX/XX/XXXX XXXX, with the help of XXXX XXXX. The 3.875 % XXXX annual interest loan was subsequently sold to Provident Funding Associates, L.PXXXX ( Provident ) about a year or two later. On or about XX/XX/XXXX, after making nearly XXXX consecutive timely monthly payments, we decided to refinance with Provident, seeking a 2 %, XXXX loan to reduce our interest expense and shorten our payoff date. Along with the application, we submitted everything that was required, as confirmed in writing by a company representative. Subsequently, we received a long list of additional requirements, many of which were not pertinent, as if someone did not pay attention. We fully responded to this second set of requests, too. Unfortunately, this was not sufficient for Provident staff. They insisted that I prove the payoff of a XXXX loan for one of my three fully paid off properties. The loan in question for the sum of {$36000.00} was funded by XXXX XXXX. Though I misplaced the paperwork, this loan was paid off in XXXX and has dropped off my credit report because of how old the pay-off date was. Provident staff pulled my credit report on XX/XX/XXXX, so they are aware of this information. XXXX XXXX was purchased by XXXX XXXX XXXX XXXX XXXX XXXX in XXXX, long after our commercial relationship ceased. Provident staff has refused to reach out to XXXX to confirm that there is no outstanding loan. They also refused my request to include this phantom loan in their underwriting of our refinance application. My wife and I earn $ XXXX a month, have approximately {$4000.00} in total monthly expenses, and have no debt, except a {$150000.00} balance on the loan with Provident. We also have enough liquid resources to pay-off the mortgage balance if we so desire today. Given this profile, we see no reason why we do not qualify for a refinance. We significantly have less debt now than when Provident purchased our loan from XXXX XXXX, have more assets including liquid ones, make more money, and are already on their books. Perhaps, they can come up with a justifiable reason, other than saying we asked for the application to be withdrawn in their XX/XX/XXXX denial notice, which is total fiction. Our appeals on both the telephone and in writing did not yield any fruit.

On XX/XX/XXXX, I requested a PMI cancellation form from my mortgage company. I requested this because I have done some improvements to the property after moving in. My house was appraised less than 60 days prior to XX/XX/XXXX because it was part of the closing process which was requested by the mortgage company. I was under the impression that I could request something called a Buyer 's Price Opinion ( BPO ) which would give my mortgage company a verification of the value of the property in connection with the PMI cancellation that I requested. Once the BPO was requested, I was asked to pay {$120.00} for someone to come out. This happened a few days later. The realtor who did the BPO said everything looked great and I was told everything should be good to go. On XX/XX/XXXX - I got an email saying there was a letter from Provident on my account and that the PMI cancellation was denied. However, I was not able to open the letter online because of a Server Message error. This was the case on multiple browsers and computers. I contacted Provident on XX/XX/XXXX asking to get the content of the letter resent to me or re-uploaded to their system. I was given the Case Number XXXX. I received a response on the same day saying that they can not email me the document/letter and asked me to re-try with other browsers. I responded the next day clarifying that I can not read the contents of the letter so they should reupload to the system, the mortgage company told me that a physical letter would be mailed to me along with the BPO ( on XX/XX/XXXX ). On XX/XX/XXXX, I got a message saying they reuploaded it and to try again. I am still getting the same error at this time after they reuploaded the letter. Today is XX/XX/XXXX and I have received other letters from Provident since having talked to their customer service representative but I have still not received an explanation on why my PMI cancellation was denied. I have record of the correspondence between myself and Provident on these dates. I have screenshots of the error I'm seeing online as well. Provident has provided me with no explanation and no other process to get the letter. All my attempts have ended up in the same way where a customer service person either says it will be mailed or they have uploaded it again.

I got a loan over 1 1/2 years ago. The loan was immediately bought by XXXX XXXX. At that time, I was not able to sell my other home and finally started leasing my previous home. The renters moved out before the end of the contract and left the home in a total mess. I was not able to get the home on the market until I had done some work on it. The home remained empty for 8 months before I could get it sold. Meanwhile, I was paying both mortgages along with electric and gas bills. I worked 2 jobs during that time to make sure I made the payments before the end of each month. The mortgage payments were made to Provident usually on the last week of the month but mostly on the last day of the month. Like I mentioned, I worked very hard to get both payments made before the end of each month. I was very concerned about my credit being affected. On 2 occasions, Provident reported my payment as late because it wasn't made by phone before the cut off time of XXXX XXXX. My other mortgage company had a cut of time of XXXX XXXX when I would call a payment in. They also accepted payments on XXXX and XXXX and credited the account on those days. This is not the case with Provident Funding. I had called their Customer Service at least 5 times during this period but they offered no options for me. As I said before, these payments to Provident were all made by phone on the last day of the month but still counted as late. This has greatly affected my credit rating with the 2 main reporting agencies. When I have called Provident, they connect me with Customer Service, I get the same answer that nothing can be done about the reported late payments. There are now a total of 3 late payments with no other late payments reported from other creditors. I had a good standing record with XXXX XXXX XXXX prior to selling my previous home. Im asking Provident to please work with me as I am now aware of the cut off times for a payment. I worked very hard to pay all bills on time, even getting a second job. I was also told by the company who got me this loan that I would be able to set up a bi-weekly payment so the mortgage could be paid in 2 installments each month. When I called Provident, the customer service department told me they had no such service available.

Provident funding is the servicer. They have lied, cheated and used unethical practices when it comes to dealing with us. In XX/XX/XXXX our home sustained {$43000.00} in hurricane irma damages. The insurance company, XXXX XXXX would not repair the home or allow us the insurance money we needed. So, we hired an attorney and fought for all this time for insurance coverage. During this time, we paid, out of our own pockets, over {$18000.00} in repairs to assure the worst damages - windows, roof, doors, etc, were repaired to maintain the structure pf the house and maintain its viability so we could stay in it. Finally, a month ago, we were offered a " reimbursment '' for the damages we have paid for. I contacted Provident and followed their instructions - send them the damage report and ALL paid invoices from the construction professionals we used for the repairs. On XX/XX/XXXX I did that. I uploaded over 30 pages of documentation along with a financial breakdown of who did what and what we paid them. ALL invoices were noted " hurricane Irma '' and " paid in full '' by the vendors to assure we had proof of the repairs. Now Provident has said that is not good enough and they want " cancelled checks '' dating back 2 years because ( their words from someone named XXXX ) I could be lying to them. I even offered to send the pictures of the repaired home ( they have damage pictures ) and they don't want that proof. I am unable to scan 2 or 3 different payment venues for 2 year old payments and I do not get " bank statements '' with cancelled checks. NOW they are asking for a lien waiver or a " XXXX invoice '' to prove that this is a REIMBURSEMENT. The work is done and we have borrowed and worked our butts off to see that it has been done. We are a senior household and a veteran household and I resent being called a liar and having my ethics questioned, not to mention I am still not reimbursed ( I have the check..they want me to sign it and send it and I don't trust them to do the right thing ) for the thousands of dollars and 2 years of fighting we have undergone. Please help, XXXX XXXX has refused to assist and the CEO of Provident isnt returning my calls. We are fighting for our lives ... and Provident is trying to destroy us.

On XX/XX/XXXX I received a notice that my mortgage had been transferred. I received a 7 page mailing. My mortgage was auto paid and I did not understand that the actual payment location had changed as well. I continued to make my mortgage payments though the auto payment system. At no time was I ever contacted or informed that there was any issues with the payments. On XX/XX/XXXX I received a letter from my original lender stating that my XX/XX/XXXX payment was returned and they would no longer accept payments. On XX/XX/XXXX I received a late notice from the new lender stating that late charges were assessed to my account. After I called and verified the account I paid the lender immediately ( XX/XX/XXXX ). Evidently the payments were being forwarded from one lender to the other and I was never contacted or informed that there was any issue with the payment or the transfer process until XX/XX/XXXX after the 60 day grace period was over. This notice should have came before that so I could have cured the issue and avoided these fees. I contacted both lenders several times and explained that I paid the mortgage on time and in good faith, that is was returned and that I disputed these charges. Their response was disappointing. They claimed that they had no duty to inform or contact my at any time as to the payments or issues with the transfer of the loan. I believe that both lenders has a duty to keep me informed during the transfer of any and all issues that may affect the standing of the loan. They should have a duty to make both live contact and written correspondence of these actions and let me know what is needed to remedy them. They should have process in place to deal with the situation of delinquent payments AND payments being forwarded during a transfer. They did not make any contact with my during the first 60 days of the transfer and was to their advantage. I would have been a simple fix had I received this same information in advance. The lenders failed to keep me informed, took actions without keeping me informed and only after the 60 day period was over did they contact me about the payments.

The lender quoted me the estimated settlement or " closing costs '' and their " credit '' that they would apply to those costs, and sent me a Good Faith Estimate. They quoted an interest rate of 3.875 and credits of {$2100.00}. They did tell me that until my Home Equity Line of Credit lender signed their Subordination Agreement, that they could not lock in the interest rate that they quoted me. They said nothing, however, about doing away with or changing the credits against the closing costs. I checked the document that I signed and see no language about the credits against the closing costs being subject to change. Here is the language : and agreed to on XXXX that the rates and PF credit could change also indicated in the subordination agreement you acknowledged before getting started. " Once the Subordination Agreement is received and approved by Provident Funding, I can lock an interest rate, subject to current market rates and pricing ''. Nothing is stated about the closing cost credits being subject to change. First off, I see no reason for the lender being unwilling to lock in the rate while waiting for the Subordination Agreement, and making the rates conditional upon the receipt of that Agreement, but they were unwilling to do that. I was unaware, however, that the credits against the settlement charges were subject to change as well -- that seems unfair to the consumer. Here 's why -- if the credits go away or are substantially changed when the lender is finally willing to lock in the rates, the borrower is stuck with the out of pocket expense of the Appraisal -- which in my case was {$470.00}. That 's a lot of money to the average consumer! So now, if I 'm not happy with the new " bait and switch '' rates and credits that the company is now quoting, I have no choice but to be stuck with the out of pocket expense of {$470.00} -- which I have been informed by several mortgage lenders is not transferrable to another lender! I have to pay that money all over again. They have me backed up against the wall and seem to be able to quote anything they want at this point! How is this legal and fair?

Provident Funding purchased our mortgage from another financial institution in XXXX XXXX. By law ( Section 6 of the Real Estate Settlement Procedures Act ), they are barred from charging a late fee for the first sixty days following the effective date of this transfer. Still, I attempted to setup automatic payments via Provident Funding 's website so that they would be paid in a timely fashion starting in XX/XX/XXXX Apparently there was an error in the information I entered ( which their website did nothing to highlight ). Instead, they just charged me a {$20.00} " Returned - NSF - Unable to locate account '' fee when they were not able to complete with automatic debit from my bank account. I subsequently opened a customer service case with Provident Funding, asking that the fee be waived. They declined, saying " Due to the high level of scrutiny banks and lenders face, we are left with no latitude to make exceptions and we want to ensure we have a fair application of policy relating to waiving of returned payment fees. '' I rejected their resolution and reopened the support case, noting that it was ridiculous that they would not have charged me if I had done absolutely nothing and made no attempt to pay them ( but did charge me a fee because I did and there was some issue with the info that I entered in their website -- even though their system had no features to try to note that before charging me a fee ). They then closed the support case a second time, saying again that they " can not make any exceptions to our policy of the {$20.00} returned payment fee. '' Obviously, a {$20.00} fee is n't a whole lot compared to a monthly mortgage payment. However, I am severely disappointed to be stuck having my mortgage owned by a company that does not agree that it is ridiculous to penalize a customer for trying to pay them, when they would not have penalized them for making no such attempt. Since they purchased my existing mortgage, I had no choice in being a Provident Funding customer. For others that do have a choice, I strongly suggest that you take your business elsewhere.

Our PMI dropped off of our mortgage payment changing the amount owed for XXXX 2015. I was waiting for our payment coupon book to be sent to make the payment. This is how I have always paid our mortgage for the two plus years we have been with Provident Funding. When I did n't receive the coupon book I call Provident Funding on XX/XX/XXXX, to ask what was happening. The customer service rep. informed me that the new book was ordered XXXX XXXX and I should receive it in the mail by the end of the week. That was all he told me. I finally received the coupon book XX/XX/XXXX ( Sat. ). I mailed the payment in on XX/XX/XXXX ( Tues ), due to the XXXX XXXX on Monday. I knew the grace period was up on Friday XX/XX/XXXX, but I hoped the check would make it in time and since they had sent the coupon book late I felt reassured that they would n't charge me a late fee, since the delay was caused by Provident Funding not issuing my new payment book in time. Provident Funding did not receive the check by XX/XX/XXXX ( they cashed it on XX/XX/XXXX ) and have since charged me a late fee. I called several times to explain that it was n't my fault it was late, but they refuse to wave the late fee and say I should have paid online. I explained that I was never advised to do that. I always pay with the monthly coupon book. I was treated poorly by all the costumer service reps. One supervisor even suggested I was lying about calling on XXXX, even though I called from my cell phone at XXXX XXXX ( EST ) and have a record of that and provided them with that information. They say they ca n't locate that call. They told me they could n't wave the fee, then admitted they could. When I asked under what circumstances would they wave the fee, they replied " When Provident Funding is found to be at fault. '' I pointed out that they were at fault when they ordered me my payment book the day after my payment was due. They were forcing me to pay late. I got no where with them and am complaining because of the terrible way I was treated.

I was in foreclosure after a severe XXXX XXXX caused me to fall behind in payments. I received a grant from XXXX XXXX the amount of {$48000.00} to get me out of the rears and pay the next 5 months of mortgage payments as I continue to heal and get back to working full time. When the government agency asked Provident Funding for the amount I was in the rears, they paid my rears in full and made my XXXX payment. After Provident received the rears payment and mortgage payment, they reached out to the XXXX and said they had other monies owed from the lawyer and needed to be paid so I do not go back into the rears. I was not informed of this and when the government agency told me, I thought it was odd that my mortgage company never sent me any info on this so I asked them. The Sheriff 's Auction/auctioneer fees were {$4900.00} along with other fees. When I asked the mortgage company about it, they told me that what the lawyer sent. Since this was a little on the high side since it never went to auction, I called the sheriff 's office, my fees charged was {$2400.00}. Now I call the law firm and I 'm told the mortgage company is lying and was never sent a legal bill yet. So Povident called the government agency, demanding more money for a legal bill they never received or paid out with amounts they made up. If this is not illegal I think it should be. This additional money paid out was to go to XXXX and XXXX mortgage payments. I do n't understand how they can give an amount to get current only to come back after being paid to tell a government agency you now owe more to be current and they also sent me a bill to be insured by their insurance company over {$1000.00} for 6 months when they already paid my personal homeowners policy. I no longer trust them, I would have not known I owed any other monies if the government agency did n't call me and the money they took were double what I was being billed by the lawyer ... ...

Hello CFPB : This complaint is against Provident Funding of XXXX XXXX, CA. We had a home mortgage with XXXX but at one point this past fall they sold the loan to Provident. We had the mortgage bill on automatic payment from our checking account ( screen print attached ). The loan transfer was evidently not a change that we initiated and, among many other bills and with a busy family life, it took us a while to change the automatic payment information in our checking account but never missed a payment. When we found out about the transfer we called XXXX and they assured us that we have some time to make the transition and they will forward the payments to Provident meanwhile. The XX/XX/XXXX-due payment, that still went out to XXXX, was eventually returned to our checking account however and not forwarded. We called Provident right away to say that we're rescheduling it to be sent to them and all so going forward. Their representative acknowledged that, informed us of the actual payment amount going forward ( which was actually smaller than our bill with the prev. lender ), and confirmed that we have until XX/XX/XXXX with the standard 2-week grace period. Against that phone conversation, Provident sent us a dismaying letter of default dated XX/XX/XXXX( no longer having it ), to which we responded on XX/XX/XXXX ( doc file attached ). The non-forwarded XX/XX/XXXXpayment had been re-made as discussed and all further payments have been made on time ( Provident screen print attached ). To add to the harassment, Provident now sends us a late fee charge of {$67.00} ( bill attached ). As a last resort we are asking that you please review the above and deny this charge. We further ask that you consider penalizing this lender 's aggressive practices, for a fair treatment of other customers. Thank you for letting us know.

I received a letter dated XXXX XXXX in the mail from Provident Funding on Tuesday XXXX XXXX. The letter stated that my mortgage payment had been received, but that it was being returned because it was not for the full payment amount and that if payment was not received by XXXX XXXX ( already in the past ) I would be charged a late fee. I immediately got on the website to try and make a payment, but the website would not allow me to make a payment. I tried to submit a request to be contacted, as it was after business hours, but the website would not allow me to submit the request. The website simply was not working. On XXXX XXXX I called the customer service line and was told the wait time would be 2 minutes. After being on hold for more than 18 minutes I received a live person. After a painful phone call and several more waiting periods we found that the website truly was not working and I could not make a payment online. Therefore the fee to make a payment over the phone was waived, but the late payment was not. Provident states they sent a notice of my payment change. While I understand this may be true, the fact is I never received the notice, nor was it showing online as I clearly pointed out to the customer service representative who was on the phone with me while I logged in and was unable to get access to anything. With my perfect pay history to date and the fact that I sent my payment on time ( less the apparent change in escrow given the XX/XX/XXXX escrow analysis ) I am shocked that Provident will not step up to their multiple issues and waive the late fee. Their poor process and failures include : returning a payment, poor customer service, non-functional website, untimely delivery of a late notice and possibly not sending and escrow analysis change.

I closed on my home refinance loan with Provident Funding on XX/XX/XXXX with a funding date of XX/XX/XXXX. On XX/XX/XXXX, my loan was still not funded and I was told that it would not be funded due to my recent work furlough which occurred on XX/XX/XXXX. This loan was supposed to be funded days before I was even aware of my employment situation. My broker followed up with Provident Funding several times during the process and was very detailed on the timeline of the needed funding. When my broker followed up on XXXX to inquire ( email is attached with this communication ) as to why it had not been funded, Provident Funding explained that they had an uptick in loans and had put a certain PRIORITY on their awaiting loans. I find that to be disrespectful and unethical. WAS MY LOAN NOT A PRIORITY TO PROVIDENT FUNDING? The bottom line is that my loan should have been funded on the XXXX but they pushed it back in place of other loans that better fit their priorities. I had done everything asked of me from day one and my equity and assets were a solid back up for this loan. I understand that there may have been delays at the time but we received no communication from Provident, as to the timeline of funding. A couple of days is one thing but almost two weeks is another. Even though they were almost two weeks overdue, they never provided detail on a potential timeline. In the time that they were dragging their feet and putting other loans over mine, I was furloughed and lost the loan all together. This is obviously a huge waste of my time, money and effort during a difficult time for me and my family. Again, I did everything asked of me and my funding was delayed due to priorities of other Provident Funding loans.

My ex husband was awarded the property in our divorce. Although he was awarded the house in the divorce, he has never transferred the mortgage loan to his name and apparently has no intention to. The loan is in my name only. His name does not appear on any documents on this loan. However, Im sure he has some rights because his name is on the deed. The loan is in default for non payment and set for foreclosure. My ex is now going to modify the loan which Provident is telling me he can do without my consent. Once again, his name is nowhere on this loan and never has been. Provident is going to let him modify this loan for the second time without my consent! I contacted Providents legal department about a year ago because my ex kept changing the contact information on the account and eventually blocking me from logging in to the online account. I was told by the legal department that he could call in and change contact information but it was illegal for him to block me from access to the online account. I have set up a call in password and requested that it be asked for every single time a call is made. Sometimes they ask and sometimes they dont. We went about a year with no changes to the account and I was able to log in and keep an eye on all activity. Just recently I tried to log in to the account and was denied access. When I called Provident I was told that all the information had been changed by my ex. AND that it was perfectly legal! Provident Funding continues to report negative activity against me to the credit bureau. Please advise me how to elevate this complaint as it is clear that Provident violated their own privacy policy.

I had an electronic error when paying on-line ; I have 2 rental properties through Provident Funding and have my entire life paid on time and NEVER been late in 40 years. In XX/XX/2019 I loaded Bill Pay and thought everything was handled. At the end following month when paying bills I had a mail notice from Provident Funding of XXXX payments not being made and delinquent. I immediately picked up the phone and made payments plus penalty. I was informed due to it being more than 30 days past due it was already reported to the credit agencies. The Provident supervisor recognized that I have NEVER been late and said there was nothing they could do and apologized. My credit score went from XXXX to the mid 600 's. I feel this unfairly hurts my ability to obtain lowest interest rates. Provident Funding had my home phone number which has not been in use for several years ( These properties have been with Provident for 13 years ). We did correct and change to my current phone number. What I believe must have caused this was simply that I did not hit " send '' after completing my Bill Pay. The amounts were as follows : First property {$760.00} plus late fee = {$790.00} Second Property {$1000.00} plus late fee = $ XXXX I contacted Provident Funding the day XXXX opened the mail - Thinking it was the standard payment statement but found it was a late notice and immediately called and handled the issue - the same day. I am looking for any help you may be able to provide in correct this so my credit score will reflect my 40 years of great history. This has been an ongoing problem with Provident fund ing. When I bought my house in XX/XX/XXXX Provident covered my first and second mortgage. They sold my first mortgage to another company and kept my second mortgage. Not known to me the second mortgage instead of being a 30 year fixed is a balloon payment after 15 years. That time is rapidly approaching and after numerous attempts to refinance the second as I will in no way be able to make the balloon payment in 45 mont hs they keep rejecting me. Provident claims since they do n't have my first mortgage they ca n't refinance. They are the ones who sold my first mortgage. They keep saying basically there is nothing they an do and wo n't work with me. I got them to admit that I have to either default on payments or wait until I owe al most XXXX in XX/XX/XXXX and default th en and they will work with me. My payment is {$240.00} per month currently a nd XXXX in one lump sum will be impossible. This last attempt was what they call a modification so I can be ahead of the balloon default. They just rejected me basically saying I am current on payments so I ca n't be helped and they do n't refinance second mortgages. Why is it that they can force me to default as my only option when a refinance would satisfy both parties. They sold my first mortgage creating this problem in the first place. I have been dealing with this for over a year now. Defaulting is a ridiculous proposal since it will hurt my credit badly. My credit score is a XXXX and I have been a customer of their s since XX/XX/XXXX . thanks in advan ce for your help.

On XXXX XXXX 2015 I executed the permanent Home Affordable Modification agreement mailed to me by Provident Funding, by signing XXXX copies of the XXXX page document in front of a notary public. The modification agreement was prepared by XXXX XXXX. I then returned the notarized Modification Agreement back Provident Funding for their signature and recordingOnce the document was fully executed Provident funding was to record the Home Affordable Modification Agreement at the XXXX XXXX County Registrar Recorder. On XXXX XXXX, 2015 Provident Funding finally recorded the Home Affordable Modification Agreement after I filled complaint # XXXX with the Consumer Financial Protection Bureau. It has recently come to my attention that Provident Funding altered the signed notarized Modification Agreement that I mailed back to them on XXXX XXXX, 2015, before recording it, by inserting typewritten text on page XXXX and adding XXXX extra pages at the end of the document. I have attached the original notarized document that I executed, as well as the forged document that Provident deliberately altered and recorded. I have also highlighted the insertions and additions. I would also like to point out that that Provident Funding provided me a copy of the executed agreement that did not include the alterations. I was only made aware of the incident, because I retrieved a copy of the recorded document directly from the XXXX XXXX County Registrar Recorder 's office. I believe that Provident Funding 's actions are illegal, and constitute fraud which I why I am seeking your assistance.

1. At XX/XX/XXXX, I submitted a refinance application to Provident Funding. 2. At XX/XX/XXXX, the loan officer requested a list of documents, for which I had few questions. I called the officer and assistant and left a message on XX/XX/XXXX. No answer on phone. 3. At XX/XX/XXXX, I emailed the assistant to schedule a call at XXXX XXXX. Never heard back, nor did I receive an response from email. 4. At XX/XX/XXXX, I received an email from the assistant asking if I'm stilled interested. He mentioned they are in a very high volume period and if I'm not I should withdraw. I asked him to call me tomorrow to discuss. Again no response, phone call or email. 6. I called couple of times again at XX/XX/XXXX, no answer. I called customer service instead to let them reach out to the assistant. 7. At the last day of my interest lock period, XX/XX/XXXX, XXXX told me that my application was canceled because I didn't respond to their call. I looked at my contact history, and I told them that i didn't receive any phone call from the number I contact before or the number they listed on website. Then they said they can't left an VM since my VM box is not activated. This is the first time they mention that issue. On XX/XX/XXXX, I received an letter saying my application was canceled since I withdraw ed. That's a false representation as I never did that, which is also an illegal conduct. In fact, I think the lender is deliberately making it difficult for me to move forward and encourage me to withdraw my application. That's unethical.

I have a mortgage loan with Provident Funding. We sold our home. It closed last Monday on XX/XX/2019 at the law offices in XXXX, North Carolina. The payoff was received by Provident Funding on XX/XX/2019. Provident had evidently quoted a XX/XX/XXXX payoff to the attorney 's office, and I just found out today that Provident refuses to process payoffs if they are short by even a penny. They returned the payoff to the closing attorney. Mr. XXXX XXXX of Provident informed me today that the payoff was short and I needed to give him a phone pay equal to {$24.00} per day for each day after the the XX/XX/XXXX payoff. I did that. If the attorney does not return the funds today he said he would be calling me back again to get all the additional days of accrued interest. I called the lawyer and they confirmed that Provident returned the payoff in full to them and they are sending it back to Provident again today. Mr. XXXX told me they really do not care what other banks do because they have their own internal policy. Why in the world could Provident not just go ahead and process the payoff, then hold the account open until the borrower pays the remaining balance full? Why the many days of higher than necessary per diem interest? It's their policy, and it's a bad one. In this case I continue to pay interest on {$260000.00} when I really only owed them one day at {$24.00}. It's not criminal, but it's not the correct way to handle a payoff, either. It's just a BAD internal policy and unfair to any consumer.

I was surprised with a XXXX basis point decrease in credits ( ~ {$450.00} ) for Provident Funding 's " appraisal waiver fee ''. This seems to be an non-industry standard fee that was only disclosed to me after my wife and I completed a Provident Funding loan application and Provident ran our credit. This fee does not show up on the Provident Funding website or in their XXXX app and was not disclosed via my call on XX/XX/2021 with a Provident Funding CSR. Given the loan to value for this refinance is ~40 % I expected an appraisal waiver, but I did not expect to be charged for this waiver, nor was it appropriately disclosed. This fee was first disclosed to me when I called Provident Funding to ask about the difference between their loan options described on their application choices vs the lock screens. Attached I am including Provident Funding 's rates & credits that are provided and advertised prior to completing an application and their lock rates available after ; as you can see the credits goes down between these two by {$450.00}. These screenshots were pulled at the same time and reflect the same PAR rate ( screenshot with buttons marked apply are at a lower cost than the one with buttons marked lock ). Of note, the appraisal waiver fee is not described ; whereas their Funding Administration fee of {$1300.00} is. FYI : Looking into this issue it seems that Provident Funding has a relationship with XXXX the appraisal company.

In XXXX of XXXX my husband became very ill requiring several weeks of hospitalization. He has always paid and handled all finances for the home. In trying to take over all payments of the bills, it came to my attention that a loan modification had taken place, as far as I have been able to research on or about XXXX. My name was not on the loan. My husband was apparently told that they didn't need my income to quality for a loan modification. The application was processed without my knowledge of being removed from the mortgage. I have contacted a lawyer, and was advised a loan modification should not be done to remove a person from the loan. If the home was in jeopardy of foreclosure, my income was provided as part of the process. Since my husband has been ill this has left my hands tied trying to pay for my home that I have lived in and supported in payments for close to 23 years. I have contacted Provident to obtain the documents they say I signed. I have never signed anything that I was aware of to be removed from this mortgage. I am on the deed, and this has been difficult to say the least to sort through. Provident did not provide due diligence to protect my assets in the home I have been paying on for years. I have been since XX/XX/XXXX trying to get the home back in my name, since my husband was diagnosed with XXXX. This has been a hardship for me and an expense I should not have to take on at this time in my life.

My Mortgage is with Provident Funding, it was started in XX/XX/XXXX. Payments were regular and on time. In early XXXX we had Hurricane Irma here in Florida and it tore down my fencing. As a natural disaster I obtained a forbearance with the thought of skipping mortgage for 2 months to pay for the fence. Unfortunately I became XXXX soon after and was not going to receive insurance for awhile so I used the full 6 months of the allowed forbearance which is within all rules and regulations set by the lender. Unfortunately there are no regulations to limit lenders on how the " restructure mortgages ''. Although there were options that I could not afford, the only option I could proceed with was to add 10 years to my term, which equates to ~ $ XXXX for the $ XXXX of forbearance! To me this is criminal and should be considered a predatory mortgage. When I complained to Provident Funding they said it wasn't there fault it was the fault of XXXX and XXXX, the underwriters of the loan. As I stated earlier, I'm XXXX and on XXXX only now, I've paid curent for the last 2 years, but I consider this awful and illegal and feel there must be some regulations against this corrupt restructuring. I want out of this loan but of course, I've struggled and my credit isn't the best. Please advise why there are no regulations to limit the profit a lender can make while restructuring after a legal forbearance? Best Regards, XXXX

Purchased this home in XXXX. Mortgage obtained from XXXX. Mortgage was based on principal and interest only, with taxes and insurance paid by me. At some point, mortgage was purchased by Provident Funding. Beginning on XX/XX/XXXX, Provident is now requiring an escrow account, with the payment now being an additional {$360.00} in monthly escrow beyond the {$1000.00} payment per the terms of my loan. They have refused to accept the correct payment of {$1000.00}, and will not accept any payment that does not include the additional escrow. They also falsely state on my account information that they purchased the XXXX flood insurance. I have attached copies of the flood insurance declarations page as well as my payment receipt, as well as the information and receipts for the homeowners and flood insurance, and taxes. Thus, I have met the requirements of the loan. I have also included a page from when the loan originated, stating that there is no escrow account. I incurred a charge of {$18.00}, which per the terms of the loan I am required to pay. However, instead of billing me for this amount, or even giving me the option to pay it, they have instead raised my monthly payment {$360.00}, or approximately {$4400.00} annually. I sent them a letter on XX/XX/XXXX disputing their changing the terms of the loan, but they have refused to revert back to the agreed upon payment.

On XX/XX/2019 I wrote five ( 5 ) checks to various Companies that we had payments to make, all with a XX/XX/2019 date, and included our mortgage payment to Provident Funding, and mailed the payments via USPS as usual, 2 or 3 days prior to the XX/XX/2019 date. We have not been late paying our mortgage payment which had a due date of XX/XX/2019, and after that date it is considered late. All the other Companies I mailed our payments into all received our checks well in advance of the due dates, except Provident Funding. I have attached our XXXX Checking Checks Paid Statement and copies of the duplicate checks I wrote on XX/XX/2019 and dated the 5 payments for XX/XX/2019. On or around XX/XX/2019 I received an email from Provident Funding showing our mortgage payment posted XX/XX/2019, one ( 1 ) day after the due date of XX/XX/2019, and I called Provident Funding Customer Service and told them that I had mailed this payment almost 3 weeks prior to the posting date, and they said nothing about a late fee. About three ( 3 ) days after that I received notice that we were being charged a late fee of {$35.00} for something we didn't cause or do and have never been late in the past. I called Provident Funding and tried to explain and requested the late charge be removed and they refused. They also implied a threat of sending this to the Credit reporting Bureaus.

Provident Funding recently became the servicer for the mortgage that was transferred from original lender who was XXXX XXXX. Provident Funding has committed a slew of unfair and deceptive practices in loan servicing, debt collection, and credit reporting that affected me and most likely other homeowners nationwide. Provident Funding has maintained incorrect and inaccurate information. Provident Funding has failed to correct inaccurate information in a timely manner. Provident Funding claims to have sent numerous notices, however the mailing address is not correct and therefore the notices were not received. Provident Funding claims they have called and left numerous messages, however the telephone number is not correct and therefore the messages were not received. The mortgage was paid every month on time and funds were deducted from the checking account automatically and transferred to pay the mortgage on the last day of each month. Provident Funding failed to transfer money that was paid to the account. As a result of these unfair and deceptive practices in debt collection, the company has furnished credit reporting agencies with customer information it knew was inaccurate, and failed to correct inaccurate information in a timely manner and assessed a late fee of {$49.00}.

I have been a customer with Provident Funding for over 10 years and subscribe to autopay. I have never missed a payment. In XXXX, I tried to refinance my loan to save money and while the tentative refinance was authorized through the same mortgage lender, I decided not to incorporate the additional fees for closing. Instead I decided to add an additional {$500.00} for principal on the autopayment. Unfortunately Provident did not accept the auto payment as instructed and instead had reverted back to an older bank account which had not been used in 3 years. I just received notification via a spam blocked voicemail stating to contact them. Once I realized the payment didn't go through, I made the payment manually again and contacted them twice to remove the late fees. They refused to remove all late fees and other associated fees to the account stating that I was late in my payment and took no responsibility for making any changes or having XXXX glitches to their system. They encouraged me to file this complaint stating they have enough proof to show that I put the incorrect information back in the system -- -even though there is no possiblity of me doing so. The manager was XXXX while the other clerks were XXXX and XXXX.

Provident Funding services my mortgage. I made my monthly payment ( electronically ). And then signed up for a monthly withdrawl service. They immediately took a XXXX ( unauthorized ) payment out of my checking acct. They acknowledge the XXXX payments were made - this is not in dispute. They have had XXXX payments for over a week. To get my money back, their procedure is as follows : 1 ) I provide them with " screen shots '' of my bank account showing that the XXXX payments have been taken out. 2 ) They mail me a check. This is all simply ridiculous red tape to ensure they hold on to my money. It is unsafe, unfair and egregious. The first step is wholly unnecessary - they have the money, they can see that payment has posted. It is also unsafe - they want me to send sensitive banking information such as my account # and balance in unsecure ways. And then they want to send me a check ... when they clearly have access to my account electronically. Or I can just wait, which conveniently means they get a free loan from me for a month. I have spoken with several people, including managers, in their customer service area. They are unwilling to take any steps to address the issue due to " their policy ''.

I entered a " Re-Payment '' program with Provident Funding in the past and although I was making my payments on time, because of the re-payment option, I was continually being marked either 30, 60, or 90 days late. I paid back the " Re-Payment '' in good faith and would like to see my Credit Report updated to show either a ( NA XXXX or XXXX - ) in place of the late 30, 60, or 90 days late. I am trying to refinance my Mortgage with XXXX XXXX XXXX XXXX and will get a better rate if my history is updated. Several months in XXXX, XXXX and XXXX reads as No-Data, in late XXXX, XXXX and XXXX, it shows as 30, 60, or 90 days late. Example in XXXX, XXXX = 60, XXXX = 60, XXXX = 30, APR = XXXX, XXXX = 30. Another example in XXXX, XXXX through XXXX = 90 days late, if I made late payments of 90 days for 5 straight months, chances are my mortgage would have foreclosed. Like I stated before, these Re-payments were made in good faith, more recently I have not been late in nearly two straight years. I would like the late payments replaced with Paid-in-full so my credit report/score will improve.

My mortgage was sold to Provident Funding in XX/XX/2023. I set up autopay with my them on XX/XX/XXXX or XXXX. Apparently I entered the bank account number incorrectly. I checked on XXXX XXXX, and XXXX and did not see the transaction. On the morning of XX/XX/XXXX i received an email stating that the transaction failed due to an incorrect bank account number and that i'd be charged {$25.00}. I called them to find out what was going on. I updated my information to have the correct account number and submitted a one-time payment for my mortgage for the month of XXXX and updated the information for future automatic payments each month. I asked that the {$25.00} fee be waived and this was rejected. I've had similar things happen at other banks and financial companies and waiving a fee like this has never been a big deal. They refused. I find it frustrating that I can not choose who I pay my mortgage to.

Our mortgage company ( Provident Funding Associates ) withdrew funds ( {$410.00} ) from our escrow account and made an annual HOA premium payment to another customer 's insurance company ( XXXX ). Provident Funding in XXXX XXXX, CA is stinks. FYI, I live in XXXX, and I don't own any property, I also don't own car. I have good job with good pay, I have very good credit history score as well/ I started refinance my mom 's home in TX on XX/XX/2019 for only XXXX refinance amount. Underwriter initially approved, then requesting a lot of documents ( documents of your business 3 years ago, bank statement of anyone who sent/received money from your bank acc ), greedily wanting to involve more borrowers for the security of loan. Underwriter said my debt ratio was high for loan amount because I lived under same proof with my spouse.??? What nonsense it is when title/mortgage statement/note didn't include my name. They even requested to see my husband 's bank statement to see if he is able to pay mortgage on his own without my help. If they didn't get what they want, they simply rejected the loan no matter what effort you put. At the end, borrower is the one got hurt : time, money for appraisal, effort.

When I requested escalation, a manger by the name of XXXX called me at XXXX ; XXXX ET and decided to punish me by further raising interest rate to 4.125 % ... when I confronted him that I was just quoted lower he lied by saying that he listened to the previous call ... I requested further escalation and was told NO, I report to the CEO Provident Funding has fraudulently raised my rate twice in an obvious bait and switch scheme ... mangers lies to people ... even to a customer who has been with their company for more than a decade ... please help!

Our first negative experience with them was many years ago ( XX/XX/XXXX-XX/XX/XXXX ) before your agency existed and we would like to bring awareness of that situation should it still be relevant. In recent months, due to circumstances beyond our control our household income has decreased significantly and are having great difficulty making the payments. We submitted all of our information to them in XX/XX/XXXX and again in XX/XX/XXXX seeking relief.Based on what we have experienced, we are certain they have had no interest whatsoever with trying to help us and have looked for every way possible to not help us. We felt compelled to bring awareness of our experiences to your agency, all of the facts associated with the process ' and look forward to the opportunity to speaking with someone at the CFPB about this.

On XXXX/XXXX/XXXX I received a loan application rejection notice from Provident Funding Associates ( PFA ), XXXX ( XXXX XXXX XXXX XXXX XXXX, XXXX, Va XXXX. The loan was requested for {$110000.00} though the house was appraised at {$160000.00}. My credit score was reported at XXXX. I was rejected due to roof conditions of the house as the only reason although a roofer repaired minor work to the roof for {$6500.00}. The repairs were paid for from my available cash funds though the licensed roofer 's report and the appraisal report said these repairs were minor and could wait. I had proposed an escrow arrangement with PFA as this HUD home purchase would not allow any work before closing, but PFA rejected that too. I would have waited to fix the roof as it was not necessary at this time, but did fix the roof after closing with a new lender. I pursued and obtained a loan through another company and was approved though repair of the roof was not a pre-condition.

But today I login my account to pay for this month Mortgage and find another late fee show up again. The account say payment is due on XXXX XXXX, 2016. I call them they told me that they ca n't do anything about the late fee. I paid it and printed the confirmation. Now I try to see what will appear on my account now? Even though I get confirmation from their website saying I have paid and transaction completed, it still show payment is due on XXXX XXXX, 2016 and it says YOUR SUBMISSION PROGRESS : INCOMPLETE. I am afraid that they will charge me late fee each month even I pay in time each time.

I have been trying to refinance my second mortgage with Provident Funding. They originally had my first and second mortgage and sold my first mortgage to another company. The second mortgage which I thought was a fixed term is a balloon payment due in less than 2 years now. They refuse to work with me and refinance this mortgage to make it a fixed term. After going back and forth for many months they now tell me they will refinance my mortgage if I do my first with them. This is unacceptable because they sold my first mortgage to begin with. Now they want to charge me full fees in the amount of {$3000.00} in closing costs plus a {$550.00} appraisal fee to make this happen. The only other option is the second mortgage will default when it come due which Provident is aware of and they said they may help me or work with me when I default. This is the most outrageous thing I have ever dealt with when dealing with a financial company.

I closed on a mortgage with Provident Funding onXX/XX/XXXX. I have escrow billing for my taxes and insurance. On XX/XX/XXXX, I received a letter from my insurance provider, XXXX XXXX, that they had not received payment from Provident and that my insurance premium was overdue. On XX/XX/XXXX I received a notice from XXXX XXXX that my bill was past due. They still had not received payment from Provident, which is holding my funds in escrow and is the mortagee responsible for paying the premium. OnXX/XX/XXXX I uploaded a copy of this past-due notice to my Provident Funding online account. It was marked as 'processed ' by Provident on XX/XX/XXXX. On XX/XX/XXXX, I contacted Provident via the website 's Contact Us page form to confirm the receipt and to find out when I can expect this bill to be paid. It is XX/XX/XXXX and I have yet to receive a response and XXXX XXXX still has not received payment for this premium.

I moved into a new home on XX/XX/XXXX. My first payment was due XX/XX/XXXX through XXXX XXXX home mortgage which I paid. XXXX XXXX sold the mortgage to Provident Funding thereafter. I have a 60 day grace period to make my first payment to Provident so technically it was not due until XXXX. I made a payment to Provident on XX/XX/XXXX anyway and then created online autopayments on XX/XX/XXXX. My understanding is that the autopayment would be for the next month since I had already paid for the month of XXXX. Provident Funding debited my checking account twice on XX/XX/XXXX. I asked for the second payment to be refunded and they told me they could not do this without seeing the balance in my checking account. I don't feel that this is relevant information, Provident should not need access my checking account details to refund money that should not have been debited for another month.

In order to prevent a late payment due to the busy time during the holidays, we decided to mail payments a week before the end of the year. Dating the payment check on the first of the due month ( as we normally do ), Provident Funding received our payment days before the check could be cashed. Instead of keeping it until the following business week, they decide to return the check to us, along with a polite note stating that they do not accept post-dated checks. The letter was dated XX/XX/XXXX, and the check was dated XX/XX/XXXX. We 're now facing a possible late charge because of their unreasonable policies and practices. We prefer to send physical checks because of the security risks of having bank information stored online, but we now see that this can not be avoided because the companies themselves are encouraging it, therefore making themselves targets of cyberattacks.

Hidden fee is charge for additional loan payment being rejected. A fee of {$20.00} charged by Provident Funding Mortgage due to decline of bank transfer of additional loan payment. After further investigation with the bank, it decline by wrong account number. The account number type in for the transfer which I used in Teller often, but online transfer account number was different. Provident Funding Mortgage charged {$20.00} fee based on section 14 of the Deed of Trust titled " Loan Charges '' that indicate security instrument related. The account setup system in Provident Funding does not provide a way to check bank account setup is good until a transfer is made. However, if the payment got rejected, it will charged us a fee, which not mentioned clearly in agreement too. If I knew this upfront, I will not make additional loan payment and caused me a fee.

Mortgage Payment was mailed to address on coupon provided by Provident Funding, same as I've done for last 20+ years. They claim they never received the XX/XX/XXXX payment, mailed on XX/XX/XXXX. I called customer service, and was told to cancel the check and resubmit, which I did immediately. However, they are INSISTING that this is my fault and are assessing a {$39.00} late fee. They refuse to refund the fee, stating that is " wasn't a Provident Funding '' error. However, there's really no way to know where the error is... ..they send me a coupon book and instruct me to send the check to a lockbox/ po box , and from there they have a courrier pick up. For them to give me these instructions and then say they have no responsibility if something goes wrong ( once in 20 years! ) is ridiculous. I've made good on the payment and want my {$39.00} refunded.

I have a mortgage with Provident Funding. I made an online payment and I entered my account number wrong by one digit which I did not know until I asked them to verifiy what I entered. I called to find out why my payment was not processed and no one could help me correct the issue. The 3 people I spoke with told me I had to wait for an email before it could be corrected ( including 2 supervisors ) and I was going to be charged an NSF fee because it 's my fault not Provident Fundings. This is not a matter of NSF, I entered an incorrect account number by mistake ... .the 1st time in 9 years!! Everyone that I spoke with at Provident was SMUG, XXXX and showed not one bit of EMPATHY. I do n't see how they have any customers ... ..I am actively looking now to finally refinance. I guess I should send them a thank you card for being just as rude as can be.

After the state of Washington went into lockdown due to Covid19 in early XXXX, my business had a dramatic drop-off in revenues. I contacted our mortgage provider Provident Funding ( ProvidentFunding.com ) and asked for a 6 month forbearance with interest and principal payments added to the back end of the loan. They agreed to do so given the extraordinary times we are in. I thought we had everything settled. Today, I received an email from Provident Funding that said all of the payments for the 6 month forbearance period would suddenly come due at the end of the 6 months. I have tried reaching them but they are not responding. This is totally unacceptable and appears to be predatory actions during a time of financial crisis. I will also be contacting my political representatives at the state and federal level to discuss what can be done.

My loan is with provident funding. On XX/XX/XXXX my automatic mortgage payment was received by the lender. They returned the payment due to the payment being short based on their new escrow requirements for taxes and insurance. I did not realize the payment had been returned until XX/XX/XXXX. At which time I spoke with a rep, and logged onto their site and immediately made the updated payment. I know lenders have the ability to accept payments that are short on escrow, and they also have the ability to waive a late fee in a case like this where payment WAS actually made, and fully covered P & I, as frankly escrow as well. The increase in payment is a forecast. After speaking and emailing with the company they still want to charge a late fee of $ XX/XX/XXXX on a payment of {$1100.00}.

Provident Funding received a quote for home insurance from my current incumbent ( XXXX XXXX owned by XXXX. This was over 2 months early ( from the renewal date ) and over a 20 % premium to my previous contract. They paid this early via my escrow account and without any consultation. Our contracts do not identify any terms for governing this process however a reasonable person could expect that a service need only be paid for a week in advance and anything over 10 % should be consulted with the client whose money they are spending. Provident 's response has been that I must spend my time to contact the insurance provider and request a refund and during the interim must find new money from somewhere else. It is not their problem even though they created it.

Received letter from Provident Funding about 4 weeks ago saying our wind insurance had expired. That was untrue and had our statefarm agent call them and then fax a copy of deck sheet showing them as mortgagee. We received another letter today claiming wind coverage had expired and with the letter they had FORSE PLACED COVERAGE. I called my agent and she has documentation saying they were given the information requested, She again called them and they finally found the documentation sent several weeks ago. They told the agent they would resend the new policy they had written.

We applied for a loan with Provident Funding in 2012. After doing the paperwork and supplying my email address, I started getting numerous spam emails. I attempted to refinance my mortgage with my mortgagor, Provident Funding. The underwriters asked me multiple questions and asked for a lot of information. I gave them all that was required. They continued to ask for the same information, asked vague and confusing questions, and continued to run the clock until the mortgage lock rate expired. I emailed the mortgage broker constantly. He told me that he would escalate the matter to a supervisor. Even though I emailed him and told him that a supervisor did not get back to me he refused to respond to my emails.

I had a shortage on my escrow account and the payment went up way more than 10 percent. When I tried to contact the lender to stretch my escrow shortage only for more than 12 months, the answer was NO, they can not. I don't understand WHY because every lender in America will provide help with this. My payment went up 20 percent. I guess PROVIDENT is out of touch with their clients. Also, I DO NOT want to beon COVID 19 plan which is the only thing their assistant XXXX recommended. Please help me.

XXXX XXXX provided my first and second mortgage. They sold my first mortgage a month after closing and kept my second mortgage. My second mortgage is a balloon payment which wasnt fully disclosed and is due now. After the past two years of phone calls and requests they refuse to refinance because it's a second mortgage. The only reason I dont have my first mortgage is because they sold it. They refuse to work with me and there only answer is they will foreclose if the amount isn't paid in full.

Provident Funding Associates, XXXX XXXX XXXX XXXX, XXXX XXXX, XXXX, CA XXXX Provident Funding Associates denied a refinance on our second home. Their underwriters tried to force us into a " rental '' mortgage ( at a higher rate ) because our grown daughter lives in the home. Tried to call it a rental even though she is on Title to the home along with us. This deception and attempted coercion should be punished. Provident was aware going into this refinance that it was a second home.

Our mortgage company failed to pay our property taxes out of our funded escrow account on time, which has resulted in a penalty and interest charge. The county tax assessor has also issued a Notice of Intent to Issue a FIFA on our property. We have contacted our mortgage company on several occasions to remedy this situation, but they have not been responsive to date.
