I applied with Pro Mortgage back on XX/XX/XXXX. after suppling information needed, I was told by the loan officer that I needed to fix a few things on my credit report and that my score would raise to XXXX and I would be approved for XXXX FHA loan. ( The requirements were completed right away ) I fixed what was needed and indeed my score was over 624. at this point I was given an initial loan preapproval letter in the amount of XXXX. I continued to ask if this was a solid approval I was told not to worry and to star looking for a home. On XX/XX/XXXX I was told by lender that he would order a rapid rescore and not do do anything to change my credit. ( I did not ) On XX/XX/XXXX I was told that rescore had been ordered and they needed debt payoff letter. On XX/XX/XXXX I supplied the letter, on this day I asked if I could be approved for anymore due to the market and current pricing. After employment stubs and tax info, I was then sent an approval letter for XXXX on XX/XX/XXXX as i found a home to make an offer on. On XX/XX/XXXX I reached out to ask about closing estimate without response later I received a call with lender and realtor on the line stating this was a good deal and we are good to go. No further correspondence from the lender to me, until 3 days before closing asking for a recent bank statement for final closing info. I never heard bank from him but my realtor called me at work stating he had forwarded my credit report to her and stated she need to go over it with me there was no way he could approve me and he never reached out to me nor did he ask my permission to give my personal info to her! I then forwarded the email to him asking him to explain what was going on as I had already planned to close and was under the strong impression that we were ok to close. I have yet to hear from home his co worker then send a denial letter to me stating to refund my earnest money. Meanwhile I receive another letter from his assistant or coworker stating to get a co signer and they can still help me. ( after being sent a denial letter ) I have dreamed of this day I worked XXXX hour shifts the whole month securing funds and not doing anything to jeopardize my score. He first lied about the rescore and my report reflects a XXXX point drop for his run on XX/XX/XXXX 3 days prior to closing. I asked my realtor today XX/XX/XXXX scheduled day of closing to submit what was need to get earnest money back as I may now be homeless I put my trust in him to help me. I gave my apartment a XXXX notice and was told it would be rented as it was on a wait list! I got a call that stated I would not be given my money back as the sellers declined due to 10 day window. That I wasn't even given. I am a XXXX mother of a XXXX XXXX XXXX whom also had her dream of a back yard and pool completely crushed today. It isn't right and I want something done about it. I went from home to homeless in the matter of days.

I applied for a mortgage and were approved for XXXX so then we found a house that was XXXX and they sent my realtor an approval letter for XXXX so we go to by the house and they declined us after they said they could. Then we find a house for XXXX that is way under their first approval and now they said that it 's still not approved because now they said I have to pay two of my credit cards off. And so we asked if we do that will we be approved and they said they are not sure. They never return our calls after multiple messages. They keep changing everything about our loan and what we need to. And we have lost two great houses because of it. And all they can say is sorry. Are you kidding me!!!!! And then they are putting signs on properties that do n't even qualify for what it says and they still just say sorry and wo n't do anything about it.

Mortgage Lender, advertising on FB about availability of rates for different programs. However, the ads are missing key componets of " disclaimers for eligibility, including the loan amounts, the credit score required to obtain these rates and down payment amount ''. Additionally there are no NMLS # s listed for the Lender or any specific Originators. All of which appear to be a violation of https : XXXX A consistent and ongoing concern with this Lender, polluting the market place with potential falsehoods.
