I missed a mortgage payment back in XXXX of XXXX. I was checking my credit and saw I had one 30 day late payment, but when I checked my account on their site it didnt show that it was late. I called to see if it was showing up on their end, but the guy ( His name was XXXX or XXXX XXXX said he didnt see anything and would look into it and call me back. He never did. I called a few times and left a couple of voicemails, but he never called back. The system they use is also really outdated and you cant just make a one time payment online since it was set up for recurring payments. About 7 months later I checked my credit again and it showed that I had 7, 30 day late payments. I called again and he told us which payment was late and I paid it. He said we could dispute the late payments since we tried contacting them months earlier to get it resolved which I tried to do, but didnt hear anything back. I hadnt disputed the late payments yet with the credit bureaus, but I checked my credit again because my wife and I wanted to buy a car and needed to dispute the late payments and get my credit back up. At this time it was XX/XX/XXXX and even though I made the payment beck in XXXX of XXXX, it was still showing up as late. I then contacted XXXX XXXX via email about it all and he didnt have record of me making the extra payment. I had to send him a statement showing I paid an extra payment on the mortgage in XXXX. He said he sent it to XXXX XXXX to get the 6 to 7 months of late payments taken off but that hasnt even happened yet and its XX/XX/XXXX. You can see how their system is very outdated. They couldnt even see on their end that I missed a payment all the way back in XX/XX/XXXX and that when I made the payment in XXXX of XXXX it didnt even show that I made the payment.

There was a problem with Pivot Financial mortgage servicing when they never paid the taxes or insurance in a timely fashion, resulting in the cancellation of my policy one year ago. Waiting until the last possible day to pay creates problems for the homeowner who must bear tremendous responsibility while the mortgage company escapes any negative consequences. The outcome is unfair and is a poor business practice. I hope you will understand that I elected to pay more than half the annual premium myself because Pivot shifted my account to a new company at the most inopportune time, since the insurance is due XX/XX/2023. I have paid ahead on my mortgage, which is my practice in handling my obligations. Please note that XXXX XXXX monthly payment is already paid. Pivot incorrectly charged me late fees and claimed I was a late pay when I have consistently maintained my account by paying early. I do not know if those erroneous late charges were ever reversed, so I would appreciate you checking into that. I wrote to Pivot about THEIR RECENT ERRORS and never received a response. They took money every month for the escrow account yet never handled the taxes and insurance. I was heavily burdened with making large payments for insurance, and was forced to find a new insurer while PIVOT hoarded my money and sat on my funds. I would appreciate a kind, prompt response to this letter about my account. Thank you for your consideration. Pivot Lending is collecting property taxes in an escrow account and not paying them. I am now responsible for the late fees and taxes and they will not respond to calls or emails.
