Pilgrim mortgage started working on the {$170000.00} dollar loan with a down payment of {$5000.00}. The Loan officer told us that she would do her best to find a program that would help with the down payment. During the process I paid {$1000.00} to a title company and {$530.00} to the appraisal company ; which in the beginning the loan officer stated that any funds I pay out of pocket before the closing date it would subtract from the down payment balance. I kept a tally of the funds I paid out therefore the remaining down payment at closing should of been {$2600.00}. Nonetheless, on XX/XX/XXXX I received the closing disclosure with a down payment amount of {$2400.00} and estimated total monthly payment of {$1100.00}, agreeing to the amounts I signed and XXXX XXXX signed the disclosure form and submit it. But on XX/XX/XXXX, I received an email from the loan officer at XXXX that the original disclosure was incorrect and the amount of the down payment had changed to {$5000.00}. The reason for the down payment increase, I was told that the Estimated Escrow was not included in the disclosure. However, my understanding that a closing disclosure should be given to the clint 72 hours prior to signing the final contract. Obviously I didn't get the opportunity to review the new closing disclosure since it was sent to me the night before the closing and also wasn't given the opportunity to sign the disclosure. I still kept the closing appointment because I was upset and needed a clear reason for the increase of the down payment. As XXXX XXXX and I met with the Sr. Escrow Officer and the loan officer ( which loan office said " don't shoot the messenger '' ) only the down payment increase was discussed never was there a mention that the monthly payments increased. I asked the loan officer how long she's been doing this and if she care if I had the funds to cover the increase. The response with her body language seem cold and I don't care attitude. However she did apologize and offer to refunds us the appraisal cost, but that also was a nightmare. At the beginning the loan officer kept on making excuses for not providing the refund and after a 1 week and half she avoided XXXX XXXX calls, texts, and emails. I had to present myself at their office to get answers regarding the refund and a Supervisor finally had to step in to make sure the refund was met. XXXX XXXX and I proceeded with the signing of the contract because XXXX and I really liked the place and invision our life in it and we also had the funds to cover the down payment. The Sr. Escrow Officer did go over each document with us and told to use the First Payment Letter to make our first payment. XXXX and I also had to sign the first payment letter to be aware of the monthly payments which the amount on the First payment letter is {$1100.00}. During closing they went over everything this whole time they kept saying my payments would be {$1100.00}. I made two payments of {$1100.00} for XX/XX/XXXX and XX/XX/XXXX. On XX/XX/XXXX I received a call stating that both my Payments were {$300.00} short. They also stated that they did not accept partial payments making me delinquent for two months and in danger of being sent to collections. I called Pilgrim they said they would make the {$600.00} payment but my payments now would be XXXX and I told them I can't afford that especially now having to install a new furnace and A/c unit. I have attached the First Payment Letter for your conveniences.

I was lead on with a closing date! Get a phone call 30 min before closing on the day of saying that they were goin to have to push the date back! The only reason I have been gave is because one of my check stubs didnt add up to what the job stated I worked.. the reason my check stub was short is bc we had been off due to inclement weather. Who sends out closing disclosures give a closing date then basically deny the entire process 30 min before time.. leaving me and my children homeless!
