I have/had a mortgage through Peoples Home Equity - XXXX XXXX XXXX. Due to Divorce, the home was to be refinance Out of my name. The entire Process was very sketchy from my point of view, without any clarification as to whether or not the refinance even went through or not. Per the divorce I was to receive documentation that my name was and had been taken off the mortgage and title. First of all, the loan was set, per the email I received from my Ex on Sunday XXXX XXXX, for Monday XXXX XXXX at XXXX. At that time I was told that I need to be present at my prior address in order for the refinance to take place. I did not feel comfortable with that, and did not understand why I was needed to be present. Therefor, I responded that I was unable to make it. Almost immediately after me responding, I received a Quit Claim Deed telling me I need to get it signed ASAP and have it returned Hard Copy Prior XXXX or else I would not get my money on time .... This was very unprofessional. I changed my entire day around to accommodate. I was told that after the Quit Claim Deed was done, as well as the refinance, that I would receive copies of everything and that also, my check from the refinance would be overnighted after funding Friday and arrive no later than Saturday. Tuesday came and went and I still had not heard anything. Saturday came and went with no response AND no check. When I reached out to XXXX XXXX XXXX, I received Zero response. It was not until my attorney reached out that I received a message in response, which was very vague. In regards to the refinance I was told that there was nothing they had to prove the refinance went through, no closing disclosure, no copy of the Quit Claim deed, no paperwork at all to show I was indeed of the mortgage and the name had been refinanced in my exes name alone. Also, in the meantime in regards to the check. No one responded when I asked why it did n't show up until days later. XXXX XXXX XXXX completely ignored me in the process. When I got a response, eventually, what I got was that they think the check was mailed but had no record of where it was. I was floored first why they guaranteed an overnighted check and then to top it off why they would have sent a check for $ XXXX in the mail with no tracking. I finally received the check and it stated that the Borrower ( paid from XXXX XXXX ) was still me and my ex. I asked why my name was on as the borrower still, looking like both him and I paid a check of $ XXXX to me, and once again got no clarification. All I am looking for is confirmation that the home ( 2 mortgages ) has been refinanced OUT of my name completely, into my exes alone, and clarification why the check states the Borrower is still stating me as well. Little background on XXXX XXXX XXXX as well. The Team lead was really good friends of the both of us, even XXXX XXXX of my son. Once the divorce happened he became super ignorant to me even stating terrible comments about me on social media, which I have copies of these statements. I just feel that this Team is intentionally trying to make this more complicated and even if they did truly refinance correctly I have zero paperwork and clarification, with little to no response again until the attorney got involved. Lack of Communication, and Lack of Documentation.

On XXXX I entered in to a contract to buy a house. XXXX XXXX XXXX XXXX XXXX, XXXX. I had been pre-approved for a loan, with PMI, by XXXX XXXX of XXXX XXXX XXXX XXXX XXXX, in XXXX California, on behalf of Peoples Home Equity of XXXX XXXX XXXXXXXX, # XXXX, XXXX, XXXX, which became a loan # XXXX. This loan was quickly sold to XXXX Mortgage. I paid {$450.00} for the appraisal and {$4300.00} in points to lower my interest rate. It turns out that the XXXX XXXX never provided a copy of a Prelim Report to the appraiser, neither was one provided to me by escrow until the morning of closing when I had to sign for it but no time to read it in the maze of papers. As a result of not being given the prelim tittle report that included 3 Property easements for SEWER LINES that cover 1/4 of the lot, along with a {$93000.00} lien the appraiser estimated the value of the property incorrectly, at {$630000.00}, when a price closer to {$600000.00} would have been more accurate given the fact the property had changed hands for $ XXXX 2 months before. I ended up paying $ XXXX. The loan agent had been recommended by my real estate agent who also failed to mention the easements, and the escrow company, Lawyer 's Title, was picked by the seller who does all her business thru them and forgot to provide me one till it was too late. The original prelim title report, that had been pulled for the seller, before escrow opened, that I attach, was sent to me in XXXX when I questioned my agent and the escrow. I have the one I signed on XXXX at closing, that was requested by the escrow company, Lawyers Title, from a DIFFERENT Title company, XXXX XXXX, on XXXX and provided to the agents and escrow, ONLY, WITH THE EASEMENT MAP, on XXXX, at XXXX pm, per email by my agent, XXXX XXXX. The sellers, the escrow company, My agent and Loan agent XXXX XXXX, conspired to keep the easements secret till the end and misdisclosed the HOA fees as {$30.00} a month, though they were {$150.00} per month so they gain the commissions, about {$16000.00} for my agent and over {$8000.00} for XXXX XXXX for this loan. The sellers agent has agreed to mediation, while the buyers agents declined and legal action is to follow.

Date : XX/XX/2018 Peoples Home Equity ( XXXX, TX office - phone ( XXXX ) XXXX ) ran my credit without my authorization. I noticed credit inquiries on my report from all 3 bureaus. I never provided my social to Peoples Home Equity, and I mentioned multiple times on the phone that I don't want them to run my credit as I was just looking to talk to them about the loan options. I clearly told them I only want some information since I am just looking into the housing market without anything finalized, and that's why I don't want them to pull my credit. In spite of this, I noticed unauthorized credit inquiry on my report. Peoples Home Equity asked some other company ( XXXX XXXX XXXX XXXX XXXX. Phone : ( XXXX ) XXXX ) to pull my credit. This third-party in turn reached out to 'XXXX XXXX XXXX ' and I was told by them that Peoples Home Equity would need to let XXXX XXXX know that it was an unauthorized inquiry so that XXXX XXXX can send that information to all 3 bureaus so it can be removed from my report. I emailed Peoples Home Equity yesterday but haven't heard back yet.

We are in the process of selling our condo in XXXX and purchasing another condo in a different state. The purchaser of our XXXX condo was working with XXXX of the loan officers at Peoples Home Equity and was told that her loan was a " slam dunk ''. Along the way there were a few issues that came up but she was assured that the loan process was moving forward and that she would receive approval for her loan. With this information we moved forward with the purchase of a condo in another state. XXXX days after we were scheduled to close on the sale of the XXXX condo we received an email stating that the loan for the purchaser had been denied. The reason for the loan being denied was her debt to income ratio was too high. This is an issue that should have been addressed in the first week of the loan approval process and not at the last minute. Because of the last minute denial of the loan the purchase of our new condo is now in jeopardy.

XXXX XXXX XXXX has been advertising to come and see her at her office to get prequalified this was in XX/XX/XXXX when i asked her if she was a licensed Loan Officer she said no and that a license was not needed to go over rates and payments and to see if i was able to get qualified for a fha loan. Since XX/XX/XXXX her company has changed to a couple of different names. When i asked her if i was qualified all she told me is that she would get back to me and i still have not received a decision back from her. She told me that because I'm self employed she was going to have to prepare my XX/XX/XXXX taxes for me so that i could qualify when i have asked if she was a CPA she said no but she has prepared a lot of buyers taxes so they could qualify for a home loan. This has me very concerned that a person who is not a licensed Loan Officer or CPA is preparing taxes for people so they can " qualify '' for a mortgage.

The XX/XX/2016went to XXXX & XXXX to help with the process of purchasing a property which I believe was a nice price at the time. So I went through them for the purchasing procedure and was mislead my XXXX XXXX started with and XXXX when applied for the purchasing agreement then my score started going on down drastically found out that XXXX & XXXX kept pulling hard inquiries own my credit report. Now I could not qualify because they're practicing predatory lending.

I'm reporting people 's home equity as I've worked there and I'm formally reporting that they're altering customer documents, along having a felon working on the loans. They also have several people working under one loan officer 's license number.
