My father died in XXXX of XXXX. He had applied and taken out a reverse mortgage to pay medical expenses. He only received approximately $ XXXX in the payout. The current payoff for the reverse mortgage, after about 13 years from its inception, is approximately {$400000.00}. The last deed filed on the home transferred ownership to me, XXXX XXXX, after the XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX. Upon his XXXX, foreclosure proceedings commenced. At that time, the home was occupied by his granddaughter, her son, and several friends. I probated my father 's estate and worked to remove all the occupants and resolve the foreclosure with the former servicer, XXXX. Most recently, I hired a new real estate agent that has been working with Compu-link to sell the home and resolve the foreclosure. I have a dispute with HUD and their biased valuation of the home that I wish to resolve. The bank hired an appraiser that performed an inspection in XXXX of XXXX. But this report did not take into account the specific location of this home, that is known by locals to flood, and did not note its close proximity to an active railroad track, nor did it discuss the massively deteriorated condition of the home. This appraisal report valued the home at $ XXXX. But there were no purchase offers coming in at that range. Therefore, I hired another HUD approved appraiser that conducted a thorough independent inspection. This appraisal report was done this year of XX/XX/XXXX and valued the home at $ XXXX. I wanted to dispute the first appraisal, and therefore my agent contacted Compu-Link and XXXX XXXX XXXX from the HUD Division wrote In order to submit your dispute request to HUD, we also need a formal letter outlining the errors on the HUD appraisal . Well also need copies of the formal estimates. Please keep in mind that all HUD appraisals are As Is, and that HUD does not consider disagreement over the comps used as a valid reason for dispute. We hired and submitted another appraisal report plus two independent general contractor cost analysis to Compu-link. However they claimed " HUD does not consider disagreements over the comps used as a valid reason for dispute, which is prejudicial and discriminatory. Appraisals are based on an independent review. An appraiser Compu-link hired to review this property is supposed to be independent of the servicer, the debtor or mortgage holder, as well as be familiar with the area and the marketplace of the property. An HUD approved independent appraiser that I hired did not favor the lender or me and based the appraised value on the current " AS IS '' market with the current conditions of the subject property. Any assertion that a servicer hired appraiser is more capable of evaluating a home over another independent HUD approved appraiser is biased and not logical. We forwarded a HUD approved appraisal report that disputed their valuation and included a formal letter outlining the errors in this former appraisal, with two independent construction estimates with state license attached. Their appraiser used homes not in the immediate area, that were in a renovated condition and not in an " AS IS '' format, and sold in the YEAR of XXXX rather than the last year. We got this message : The review has concluded and HUD advises that the HUD appraised value of {$280000.00} stands.Review of both appraisals reveal the application of condition adjustments within the comparative sales analysis. While acknowledging the subjects overall condition, Appraisal # 2 applies condition adjustments at a 30 % rate which is deemed excessive and breaches the preferred line-item threshold guideline of 10 % substantially. Further, both gross and net adjustments have been exceeded substantially for most of the sales used in the report. Additionally, three of the four closed sales utilized in Appraisal # 2 were not arms length transactions ( per NJ Division of Taxation as cited non-usable deed transactions for assessment purposes ). Sale # 1 is cited as a bank transfer in lieu of foreclosure and both Sales # 2 and # 3 were estate sales. Sale # 4 was an arms length transaction that sold for {$320000.00} but was subject to the aforementioned 30 % condition adjustment ( a {$96000.00} adjustment alone ). As such, the overall comparative sales analysis is considered to have been skewed negatively. The comparable sales used within Appraisal # 1 were all verified to be at arms length. As the purpose is to determine the market value under the definition as required of same, arms length transactions are considered most appropriate. Based on the review of the two appraisal reports, and in consideration of the issues cited, it appears that a plausible value for the subject would be within a reasonable range tolerance of the {$280000.00} value as determined by Appraisal # 1 in this case. We were told there is no formal appeal but requested our appeal be forwarded to HUD based on them making false assertions w/o proof that Sales # 2 and # 3 were sold to a family member of the deceased and assumptions that an Estate sale is NOT an arms length transition is flawed. " Sale # 1 is cited as a bank transfer in lieu of foreclosure. '' This too does not indicate that this was not an arms length transfer and therefore any assumption that a sale of a property by a bank, after commencing a foreclosure, is not arms length is also flawed. The HUD approved appraiser I hired stated : " SUBJECT HAS PHYSICAL DEFICIENCIES AND ADVERSE CONDITIONS THAT AFFECT ITS LIVABILITY. DUE TO A LIMITED NUMBER OF COMPARABLES IN SIMILAR CONDITION AS THE SUBJECT, COMPARABLES IN SUPERIOR CONDITION AND FUNCTION WERE USED AND ADJUSTED BASED ON TYPICAL MARKET REACTION AND ESTIMATED COST TO CURE. AS A RESULT OF THE EXTENSIVE AMOUNT OF REPAIR NEEDS NET AND GROSS ADJUSTMENTS MAY EXCEED THE TYPICAL 15 % AND 25 % GUIDELINE. ALL SALES USED WERE IN THE OPEN MARKET WITH MLS NUMBERS. IN GENERAL, SALES IN THE OPEN MARKET ARE NOT PRIVATE SALES OR SALES BETWEEN FAMILY AND ARE CONSIDERED ARMS LENGH SALES. SUBJECT VALUE IS LOWER THEN PREDOMINANT SINGLE FAMILY HOMES IN ITS NEIGHBORHOOD BECAUSE SUBJECT IS OLDER IN ACTUAL AND EFFECTIVE AGE AND SUBJECT IS SMALLER THAN PREDOMINANT ONE UNIT HOUSES IN ITS NEIGHBORHOOD AND SUBJECT IS IN POORER CONDITION THAN PREDOMINANT HOMES IN ITS MARKET. '' Therefore HUD and Compu-link are preventing me from selling this home and relieving the estate of foreclosure based on untrue information, even when facts are presented in plain documents. I did all this investigation to determine the value of the home from 3 independent individuals that are licensed and they assert their single appraiser is more equipped to know the value of this home. That is disingenuous and wrong. They ultimately are seeking to foreclose the home and therefore they are not considering factual information. Therefore since they insist on being biased, I wish to appeal this decision with this formal notice through the CFPB.

Dear CFPB : XXXX XXXX XXXX XXXX in XXXX, and have been continuously litigating the fraudulent foreclosure by OneWest/ CIT Bank , N.A . of my fathers reverse mortgage on our family house in XXXX XXXX since my fathers death in XXXX. I was illegally evicted by CIT Bank, N.A. from the house in early XXXX. ( I lived there with my father and the ownership of the house passed to me through an Illinois land trust after his death. ) I then filed a 2-1401 ( f ) Petition to vacate the ( completed ) fraudulent foreclosure judgments and orders as void ab initio because none of the foreclosing plaintiffs were ever proper party-plaintiffs/ real parties in interest, and therefore never had any legal, statutory standing under the requirements of the residential Illinois Mortgage Foreclosure Law statute to serve as foreclosure plaintiffs in this case. I appealed the trial courts denial of my 2-1401 ( f ) Petition to vacate the foreclosure, and the Illinois XXXX XXXX denied my appeal in XX/XX/XXXX, Illinois XXXX XXXX No XXXX XXXX, and the Illinois Supreme Court denied my Petition for Leave to Appeal, today, XX/XX/XXXX ( Illinois Supreme Court No. XXXX, Pino v. CIT Bank, N.A. ). The main issue in this case is that none of the three complaints filed by the plaintiff, nor the plaintiffs affidavits submitted with its summary judgment motions, contain any fact allegations or evidence as to how the named plaintiffs claimed ownership of the legal title to the promissory note at issue or became the authorized agent of a true owner of the note at issue. I discovered that the foreclosing plaintiff submitted with their second amended complaint filed in XX/XX/XXXX over two years after the original complaint was filed in the fall of XXXX, a forged signature on a blank indorsement that suddenly appeared on the reverse mortgage promissory note underneath my fathers signature which he signed in XXXX. I obtained a fraudulent document/ handwriting experts report concluding that it does not match the known signatures of the person whose name they used ( whom I found using internet searches ). But the trial court judge denied an extension of time prior to the summary judgment hearing, and denied my motion for leave to amend my answer to add the affirmative defense of lack of standing. The experts report was completed shortly after the trial judge entered summary judgment in favor of the foreclosing plaintiff. Then I filed a timely motion for reconsideration based on newly discovered evidence ( of the forged signature ) but the court denied it with the legally incorrect reason that I was not diligent in uncovering the new evidence. The trial court was also governed by a line of Illinois XXXX XXXX cases incorrectly holding that lack of standing under the foreclosure statute is an affirmative defense which must be plead in the answer or be permanently waived, and I had not pled lack of standing in my answer to the second amended complaint because I uncovered the forgery after I filed the answer. I cited from XXXX in my appeal briefs : Yvanova v. New Century Mortgage Corp., 62 Cal.4th 919, 938 ( S. Ct. Cal. 2016 ) ( [ t ] he borrower owes money not to the world at large but to a particular person or institution, and only the person or institution entitled to payment may enforce the debt by foreclosing on the security. ) Many people in Illinois, including myself, were most likely severely prejudiced by the Illinois courts depriving families of their fundamental, procedural due process right to the defense of raising challenges to the standing of the foreclosing plaintiff banks at any point after the answer to the original complaint is filed, by applying the spurious, incorrect rule that lack of standing is an affirmative defense which is permanently waived if not raised by the foreclosure defendant in the original answer to the complaint. See e.g., Deutsche Bank Natl Trust v. Iordanov, 2016 IL App ( 1st ) 152656 34 ( foreclosure defendant must assert the affirmative defense of lack of standing in answer or it is waived ). In addition to the first reason why the state judgment of foreclosure and eviction of me from my house is void ab initio and must be vacated -- that the Illinois courts and foreclosing bank ( s ) deprived me of my fundamental, constitutional procedural due process right to raise the essential defense of lack of statutory standing of the foreclosure plaintiffs, the second reason why the state foreclosure judgment and eviction is void ab initio and must be vacated is that the foreclosing plaintiffs claimed statutory " standing '' to sue in Illinois under the Illinois Residential Mortgage Foreclosure Law as XXXX " holders '' of the XXXX XXXX XXXX XXXX XXXX reverse mortgage Note, but the Note at issue, as a matter of undisputed fact and therefore as a matter of law, is not negotiable for reasons including, but not limited to : the Note at issue is for a line of credit, not a fixed sum, and references an outside Loan Agreement containing numerous conditions not stated in the Note. XXXX XXXX XXXX XXXX XXXX, Texas XXXX I am the new owner/heir/son of the home that was owned by deceased mother. In regards to your letter dated XX/XX/XXXX, received on XX/XX/XXXX. I am disputing the validity of the debt especially the foreclosure court costs/attorney fees. Timeline In XX/XX/XXXX when we originally contacted XXXX XXXX ( XXXX ), we were told to submit certain documents to include personal representative letter, proof of purchase, etc and that we had until XXXX to get the documents in. On XX/XX/XXXX letter sent to XXXX requesting extension ( later told that was not correct ) ( enclosed ) On XX/XX/XXXX -- when we contacted XXXX were told to go on XXXX to post that we were selling the house and to include the address, point of contact, must show asking price and address and then forward that email to XXXX the said information and link. Submission submitted ( enclosure email and message receipt from maturity dept ) On XX/XX/XXXX, telephone was made with XXXX and XXXX that since we put in the extension, that it takes 5-7 business to review, but requested that we call back on Monday afternoon. On XX/XX/XXXX, a follow-up phone call was made and we spoke with XXXX, she said that the documents were received and that an extension was granted from XX/XX/XXXX thru XX/XX/XXXX. On XX/XX/XXXX the estate filed another request for extension using the same method and exact information of the approved extension that was to end on XX/XX/XXXX. ( enclosure email and message receipt from maturity dept ) On XX/XX/XXXX, a foreclosure notice was filed with the court house. I am confused how could you file foreclosure when the XX/XX/XXXX extension was not done. It was approved at first and we were told after you filed foreclosure that it was disapproved so months later when we called in about cancelling the foreclosure. There was never any communication that it was disapproved because we followed the same exact procedure that you approved in XX/XX/XXXX. XX/XX/XXXX, telephone from XXXX XXXX, XXXX of XXXX, challenging foreclosure and the way the process was handled for the heirs. We should have never been told to post on XXXX. We were supposed to be mailed a packet of which we never received. XX/XX/XXXX, foreclosure/auction scheduled for XXXX. XX/XX/XXXX foreclosure cancelled. XX/XX/XXXX foreclosure notice received Numerous attempts requesting payoff was submitted XX/XX/XXXX, loan transferred to XXXX. Not sure the real reason here but it complicated the process. Same address, phone number, different account number but same. XX/XX/XXXX foreclosure notice scheduled at XXXX XX/XX/XXXX payoff received XX/XX/XXXX house purchased by heir/son This entire process has been a debacle from the day we made contact with typo on your part of my mothers date of birth and treating the family like they do not know our mothers birthday, to filing unnecessary/wronged foreclosures. We are requesting the money for the foreclosure be returned to the buyer, In addition to the refund of the dates of XX/XX/XXXX to XX/XX/XXXX interest since the loan closed on XX/XX/XXXX as well as any money that was available in the line of credit. We feel that we were not treated fairly and that their aim was to foreclosure on the property. It was this familys intent from day one that I purchase the home as the heir. ( see enclosed letter dated XX/XX/XXXX ), The payoff amount to XXXX was {$200000.00} ( including {$8500.00} in legal fees that were unnecessary as well as additional fees that were charged until XX/XX/XXXX when closing occurred on XX/XX/XXXX. Response to law suit filed for foreclosure 1. XXXX XXXX was the sole and legal owner of the property at XXXX XXXX XXXX XXXX, XXXX Florida and she entered into an agreement of a reverse mortgage and was current with all payments and terms until her death on XX/XX/XXXX. 2. The Plaintiff, CeLink was notified of XXXX XXXX death and a copy of the will, death certificates, and all other requested documents were presented to the mortgage company. 3. During a call to the Customer Service Center the Executor of the Estate, XXXX. XXXX XXXX XXXX, informed the Plaintiff of the intent to sell and that the estate would be seeking both a real estate agent and attorney to represent the estate. On XX/XX/XXXX, the executor of the estate confirmed this intention in writing and submitted the names of the real estate agent and the attorney. 4. A MLS listing was generated by the real estate agent XX/XX/XXXX. 5. The attorney proceeded to probate the will and the real estate agent proceeded to sell the property. 6. On XX/XX/XXXX there was a signed contract by the buyer for a cash sale for the property. 7. Defendants attorney proceeded to request a PayOff. Each Payoff received contained errors including a XXXX foreclosure charge which was court ordered dismissed. 8. The attorney and executor challenged the charges and each new PayOff continued to have the XXXX foreclosure charges. 9. On XX/XX/XXXX the Plaintiff in house dispute office ruled that the XXXX charges should be removed and ordered another PayOff. On XX/XX/XXXX the Plaintiff also executed Foreclosure procedures against the heirs of the estate. On XX/XX/XXXX the estate again received a Payoff including the charges for the XXXX foreclosure. 10. Finally on XX/XX/XXXX the Plaintiff issued the first correct PayOff excluding the erroneous XXXX foreclosure charges. 11. The loan was settled and the sale closed on XX/XX/XXXX after three previously abandoned closing dates due to disputed charges that should have never been presented on a cash sale with no buyer attorney nor buyer real estate agent. 12. Since the payment in full of the loan on XX/XX/XXXX the estate has made multiple requests to the Plaintiff, CeLink to provide information on the status of the Foreclosure action or date that a voluntary dismissal will be issued. The Plaintiff refused to issue any statement in writing and therefore the defendant can not provide the court evidence of a voluntary foreclosure dismissal. Multiple erroneous PayOffs delayed closing of the property increasing cost in interest, fees and an unwarranted foreclosure action. As a remedy we are requesting the {$3800.00} advanced legal fees in the XX/XX/XXXX PayOff be refunded to the estate. We are also requesting a HUD or external audit / investigation of the principal and interest charges on the loan as they appear excessive. On XX/XX/XXXX $ XXXX were the unpaid balance compared to XX/XX/XXXX $ XXXX, a difference of {$4000.00} in 4 months. We are also requesting an investigation of the predatory foreclosure practices and processes of the Plaintiff as evidenced in the XXXX and XXXX foreclosure of the estate. I am having so much trouble getting some response from this company. It has taken months to get money from my escrow account to pay for having a roof replace due to damages to my home from Hurricane Laura. According to a letter sent to me by them, they claim they have paid 52 % of a claim from my roofing contractor. I am holding a check form Celink dated XX/XX/XXXX for {$5600.00} that finally completes the contractor 's fees. But let me go to the beginning. I had to have an escrow account opened because the total amount of the damages at that time were over {$10000.00}. That check from the insurance company was in the amount of {$13000.00} which Celink received on XX/XX/XXXX. They also were sent an insurance check for the amount of {$2800.00} for the removal of a tree, also damage from the hurricane, on XX/XX/XXXX. I contacted Celink numerous times for funds that equaled 1/2 the amount of the roofing contractor 's fee, {$11.00}, XXXX which was required b y the contractor before he would even order materials for the roof. I was repeatedly told I had already received that amount but they were including the amount of {$2800.00} for the tree removal as part of that {$5600.00} needed to get the material ordered for the roof. Their letter is in error as to when any funds were paid out. I have check stubs that prove they sent a check for {$2700.00} on XX/XX/XXXX. I was finally able to make them understand their mistake and I did not receive the rest of the requested funds until XX/XX/XXXX. So I had been waiting since the XX/XX/XXXX for funds to start the roofing project. I'm sorry, I do not have exact dates and times I called about this. I wish I had it. So the work on the roof finally was done but the check that completed tis process was dated XX/XX/XXXX, after I had to wait on the roof to be inspected, for which I had to take the pictures and send to the inspector. I am facing the same scenario in getting my floor replaced due to water damage from the second hurricane, Delta. Celink received and deposited an insurance check in the a amount of {$7500.00} and that was sent in for deposit on XX/XX/XXXX. I believe it was on XX/XX/XXXX, I mailed a claim, a copy of the contractor 's license, a copy of his W9 form and a copy of his estimate to replace my floor. I have not received any communication from Celink or any money. This contractor also requires 1/2 the total estimate to order materials before beginning anything. His bid is {$5300.00}. Celink also has a claim form Puro-clean for {$4000.00} for water mitigation and removal of the floor. They have a full report from the insurance company 's field adjustor as well as their desk adjustor. If you can give me some advice about dealing with this problem, I would appreciate it. I will be XXXX years old in XXXX this year and this hassling is causing me more stress than I want to deal with. One of the agreements I have with Celink is that I keep my house in good order. I can not accomplish that without some cooperation from them. They are rather short on cooperating. I have found in researching this company, they have a number of complaints listed against them for the same reason I have contacted you as well as complaints listed with the XXXX. I will probably be contacting you again but due to a lack of response from my insurance company.

Compu-link, ( " Celink '' ) has violated my Civil Rights and has done acts against my family and I to render me homeless because I am a XXXX woman that inherited property from an elder and veteran. I was XXXX years old and my grandfather 's caretaker, when Celink provided information to a third party to take real property and money from the elder I was caring for, my grandfather. At that time, my grandfather was XXXX years old a elder/senior, XXXX, and Veteran ( the " Elder '' or " Senior '' ). In or around XX/XX/XXXX Celink sent the Senior documentation that it was the servicer of a bait and switch loan that kept my grandfather in a predatory loan that was suppose to be a Veteran 's guaranteed loan ( " VA Loan '' ) XXXX. On XX/XX/XXXX, my grandfather died. After the Elder 's death I sent Celink a letter informing it I needed the maximum allowed extensions to payoff the reverse mortgage taking out XX/XX/XXXX ( " Reverse Mortgage '' ). I retained an attorney to talk with Celink directly while I was grieving from the lost of my grandfather. In response, Celink starting filing inaccurate, incomplete, and unverified documents in the XXXX XXXX XXXX XXXX Office that have forged notary stamps to take the home of an elder. I inherited my home and when I tried to payoff the mortgage through refinancing and life insurance proceeds, Celink initiated foreclosure and hid the fact that it was assigned to do that action while the Senior was alive. Celink gave documentation to XXXX XXXX XXXX XXXX XXXX Washington documents to foreclose my home while I am in litigation [ filed XX/XX/XXXX ]. On or around I attended the trustee sale and video taped the TAKING ( taking of an elder 's property in good faith with the intent to defraud ). Celink, is a participate in a bait and switch mortgage scheme against seniors and elders and their families, by hiding details and documents from the senior and elder until their death to TAKE real property from the elders ' and seniors ' estate that produce fraud on the elder 's deceased records and prevents the passing of homeownership to the next generation.

My partner and I were enticed by the advertisement and the advantages that a reverse mortgage claimed to offer. They advertised that if we were married, my spouse would be put on the deed when he turned XXXX years-old, and we could live in the home until our deaths, if we didnt sell it first. Two representatives explained the process of the reverse mortgage at our kitchen table, before my partner and I were married. He was not yet XXXX. One of the men, XXXX XXXX, a Mortgage Loan Originator from XXXX XXXX XXXX, XXXX XXXX, asked my partner, Are you XXXX? He said, No. XXXX XXXX added, Oh, if you were XXXX years-old, we could add your name to the mortgage today. But, since you arent, you have to wait until you are XXXX, and then call them and they will add you to the deed. ( XXXX XXXX also said that if my partner were XXXX, which he is not, they could also add his name to the deed. ) Before I signed the document, both men assured us again that my partners name would be added to the mortgage with mine. Just call them when he turns XXXX, XXXX repeated. I signed the papers. After we were married ( we had been in a civil union ) and several months before my partner turned XXXX, I mailed, emailed, and faxed all the required documents proving our marriage, which included the certificate of marriage, social security numbers, and completed their required forms. The company, XXXX XXXX XXXX XXXX XXXX XXXX, Fl. ) never acknowledged receipt of these documents, which were sent multiple times. Each time I called the mortgage company for an explanation, a different representative said, We never received the paper work. I continued to fax and mail the same forms, for more than a year. Finally, the representative said, We put your wife ( sic ) on a form, but not on the mortgage, so she still has to move out when you die. No one at the company every provided any paperwork, and continued to give misleading and conflicting answers until they sold the mortgage to Compu Link in XXXX, XXXX. When, I learned that my mortgage had been sold, I telephoned Comp Link and asked if my spouses name had been added. Two weeks later they said they had not received any documents from XXXX regarding our marriage, and asked that I send them the same documents that I had sent so many times before in this multi-year process. This time, I faxed all the required documents to XXXX XXXX, at XXXX XXXX XXXX XXXX XXXX, XXXX ( XXXX ). On XX/XX/XXXX, XXXX XXXX emailed the following : Good day, Per your recent inquiry, I have reviewed your documents and your account, unfortunately with HUD guidelines you would have to be married before the loan was originated. Your loan was taken out XX/XX/XXXX and your marriage certificate shows XX/XX/XXXX. You may try to refinance with a lender of your choice to add her on the loan. In short, despite so many efforts over so much time to achieve the singular goal of having my spouses name added to the mortgage, the company refuses to do so because of a six-day lag time! I am reaching out to you to help us immediately resolve this issue by having my married partners name added to the deed, as originally promised, before I pursue legal recourse. I am the executor of the estate of a woman who had a reverse mortgage. On her passing ( XX/XX/2019 ) I informed the company ( Clink ) in writing, that I was appointed a personal representative by the court and that we were selling the home and had sufficient funds to pay taxes and all obligations and that it would be sold within 6 months of her passing. This notification and request for extension was sent within the required timelines. There was never a default or late payment. Clink was sent the required information to request an extension and the information was sent to them both via certified mail and by fax on XX/XX/2019 ( well within the 30 day timeline from receiving the letter of intent ) We continued to follow up on it and they claimed it took a long time for our communication to be filed. We notified them of the Realtor name, licence and contact information as well and that we had a signed purchase agreement. Every time I called to inquire as to the status of the extension request I was told they were still processing it and couldn't find the information that authorized them to speak to me. The closing on the home is scheduled on XX/XX/XXXX and the title company requested the payoff information from Clink on XX/XX/XXXX at XXXX XXXX. As of today ( XX/XX/XXXX and 3 days prior to closing ) the payoff information has NOT been provided. I called Clink again today and was told that they put the property info foreclosure and sent the file to the attorney firm of XXXX XXXX XXXX. They never responded to our properly submitted request for an extension, nor did they provide this request for extension or any other communication we gave them to XXXX XXXX XXXX. Clink stated that it would take at least 10 business days to give us a payoff and that there would be fees and costs assessed as a result of them putting it into foreclosure. They admitted today, on a taped conversation ( with their consent ) that they misfiled our request for extension and never acted on it and never filed it with the information in the loan file. They continued to state that they would do nothing about it and that the home would stay in foreclosure and we would have to pay the additional costs and that they would not provide us a payoff amount and had not even started to process our XX/XX/XXXX written request for payoff This estate stands to have substantial damages if we can not close because of Clinks foreclosure and refusal to provide a payoff letter in a reasonable amount of time ( we provided them 11 days to provide the payoff information ) and they should not be allowed to charge the estate fees and costs related to foreclosure as we filed a request for extension well within the timeline and provided the documents required for this. Clink also admitted ( on the recorded phone call ) that they knew that delaying the closing would alloy them to collect more interest and fees and that the increased fees and delay it is a result of their error. They stated they would not fix any of their mistakes or credit any fees or costs. Documents as proof of these allegations will be provided upon request

Hello, I have been trying to settle my grandfathers property with Ce-Link ( https : //www.celink.com/ ) for since the beginning of XXXX through a deed-in-lieu forclosure. My experience throughout with Ce-Link has been a complete and utter mess, leaving my family unnecessary confusion and countless hours of time over the phone. We are in the middle of XXXX with still no resolution in sight. On XX/XX/XXXX I received the payoff amount and filed the paperwork providing all of the necessary documents. I was told that I would receive confirmation upon receipt and a followup within a month or so on the next steps. I was also told that I would be updated every step of the process. This has not been the case. I received zero follow up. When calling into Ce-links customer service, I'm placed on hold for a minimum of 10 minutes and need to explain the situation over and over again. When requesting for a follow up for a supervisor or manager, the agents say they will put the request in and I NEVER receive a call back.This is incredibly frustrating. On XX/XX/2020 I was contacted by the homeowners association of the property saying that their is an outstanding balance due to collection. I called CeLink, spoke to another customer service agent, and was told it was my responsibility to pay which made no sense. After calling back a new agent told me that they would escalate it to the right department. On XXXX, I was then forwarded a letter by sent to the XXXX XXXX XXXX XXXX for the delinquent balance and that it would be off to collections shortly if the balance was not paid. I called Celink again now with a different response, claiming that I have a UCC Lein on the account for XXXX. This was news to me as I was told previously that no leins were on the property. At that point I finally demanded that I speak with a supervisor and was connected to XXXX XXXX. She assured me that the UCC Lein will be taken care of and gave me her email address. On XX/XX/XXXX, I followed up with XXXX over email. No response. On XX/XX/XXXX, I followed up again with XXXX over email on the status of the UCC Lein and balance owed for the HOA fees. No response. On XX/XX/XXXX, XXXX responded and told me to email the deed in lieu department to take care of the balance. I emailed the deedinlieu department shortly after with NO RESPONSE. On XX/XX/XXXX, I received a response back from XXXX XXXX claiming that a letter was sent on the XX/XX/XXXX explaining the outstanding items and that I would need to RESEND the death certificates of my grandparents because they weren't on file. These documents were sent countless times back in XXXX..absolutely ridiculous. After responding back to her asking where the letter was sent to, she did not respond. After countless efforts on reaching out to Celink to get this property closed with little to no response, speaking with a handful of different customer service representatives explaining the situation from the beginning, and not speaking to a supervisor or manager EVEN ONCE throughout this process, I have resorted to filing a formal complaint through this website.

I am filing a complaint against Celin, loan server, XXXX ( Vendor Celink hired to do appraisal and XXXX XXXX the appraisal company preformed the apprisal on my mother 's Reserve Mortgage loan. XXXX XXXX had a Reserves Mortgage with Financial Freedom. ( Bad Review ) She passed away on XX/XX/XXXX, on her birthday at XXXX XXXX. My brother and I are heirs. We have been trying to buy back our mother 's property out of Reserves Mortgage from Celink and the task difficult. Celink has created many hurdles for this NOT to happen. Celink didn't want to have a conversation with me so I hired an attorney XXXX XXXX to represent the family and do probate. The list of problems with Celink is long and this company and their affiliates should be investigated. On XX/XX/XXXX, Celink requested another appraisal on XXXX XXXX Estate this will be the 3 appraisal. The other appraisal had come back too low. XXXX XXXX XXXX comes back at XXXX. {$40000.00} more than the other 2 apprisals ( there range were between XXXX to XXXX ). Then I hired an Apprisal to do an on XX/XX/XXXX, to do an Appraisal on XXXX XXXX XXXX Estate. Estate appraisal comes in at XXXX. much lower. Also, the Appraiser reviewed XXXX XXXX XXXX Apprisial and found inaccuracies in their appraisal and we were advised to Appeal the appraisal. As heirs, we asked for remedy and Celink send an Appraisal Appeal to the attorney. This was around XX/XX/XXXX, then the vendor requested a General Contractor 's estimate of repairs. Celink had a copy of Estate Apprisal with estimated repairs to the home. However, the vendor wanted a more detailed estimated. The original Contractor who did the estimate was not available so I hired a new Contractor for {$350.00} to do requested estimated because Celink had set a foreclosure for XX/XX/XXXX and time was running out. All repairs cost {$120000.00}. The attorney informed me on XX/XX/XXXX that Celink denied the appeal without an investigation or review into XXXX practices. The family attorney had to file a motion to the court requesting a delay on the foreclose and it was granted. Now we are in process a home of buying a house with much need repairs that is not worth {$360000.00} due to injustice and unfair treatment of Celink, vendor and XXXX XXXX. Celink wants my mother 's house to make a very big profit at the cost of the consumer. I lived with my to take of her when she would no longer walk. I love the house The house roof is 17 years old and there are water stains throughout the house. ceiling has a whole and all fixtures including the kitchen 30 years old but clean and maintained for years. I filed a complaint against Celink and they claimed in their response that they took care of the problems ( XXXX ). Not only did Celink NOT resolve either of the original problems, they made it even worse with the criminal act of stopping payment on the check they finally wrote to me for {$9600.00}, which was payment of the insurance claim they had been holding for their own enrichment for eight, now nine, months. Celink wrote the check to me in order to answer my previous CFPB complaint and to claim that they had fulfilled their duty. Then they transferred my loan to another servicer, XXXX, on XX/XX/2021, and they stopped payment on the check! In California that is a felony! I deposited their check in my account in XXXX, but by the time their bank returned it to me unpaid, it was XX/XX/2021. When I tried to call Celink they refused to talk to me and said it is XXXX 's problem now and to collect the money from them. Celink is a deceitful and corrupt company. Before Celink transferred my loan they asked me to put my concerns about the false information they put in the CFPB reply in a letter to a certain address. I did that and Celink sent it back unopened with " Return to Sender '' on it. Celink illegally stole my money and then dumped the problem on the lap of a different servicer. Celink should not be allowed to stay in business. I will not let Celink get away with this, however many who have reverse mortgages are older folks who fall victim to these predatory tactics and lose their homes and their money to unscrupulous businesses like Celink. In addition, Celink never corrected their serious error of filing an unjustified and false foreclosure notice on the property. As executor, I am selling my family member 's estate. Celink filed a foreclosure without any notice at all, without any cause ( there was no money due at that time ), and in violation of my approved HUD Covid protection against foreclosure action. It is my belief Celink was deceptively trying to take the house and sell it at auction, which was their threat to the estate. Because of Celink 's predatory actions and the notice of foreclosure and impending auction that is listed now on realtor 's websites ( because a notice of default was filed with the county ) the estate has not been able to sell the house and close this account. We reduced the sale price of the house by {$150000.00} from the value assessed by the probate court appraiser. This is all because of a phony foreclosure filing by Celink! My grandmother passed away last year and I have been trying to purchase her home via a short sale as the heir of the estate for the entire past year. I have a mortgage broker in place who has been trying to negotiate with the reverse mortgage company with no success. The home is falling apart yet their appraisers only appraise it at almost exactly what is owed to them. After a year of negotiating and submitting all the paperwork they required multiple times because the file kept being " misplaced '', they tell my mortgage broker that they are no longer the bank and to submit everything again to the new lender, which we do with no response. All of a sudden at the beginning of the pandemic, the original lender begins contact again because they wanted to do a new appraisal. I refused because my wife and I have been XXXX as mandated by the state and did not wish to have a stranger come into the house. They came and did an exterior only appraisal anyway and deemed the house to have gone up {$20000.00} since their appraisal one year prior. Both appraisal, one year apart, almost match what is owed on the home. The roof is falling apart, kitchen as well and the plumbing is bad. No repairs have been done. They wasted all of last year purposely and the foreclosure date was set for XX/XX/20. Due to the pandemic, the foreclosure was delayed but now they are the ones that are pressuring for appraisals and for us to purchase. In the middle of the pandemic. And very well knowing that the home has not gone up another {$20000.00}, especially now and will not have the same value when this is over. They are constantly sending harassing letters to their customers and are looking for any reason to foreclosure on the elderly. I know because I saw my XXXX year old grandmother go through it and my XXXX year old mom has a reverse mortgage with them too and is dealing with the harassment as well. They are one of the most unethical businesses I have ever seen and someone needs to step in and regulate them and hold them responsible for their actions. The home has been in my family for over 30 years. I will not just sit back and have it taken away when I have followed all proper procedures. I am including as much documentation as possible. Documents showing where this year they told me it was a new bank and where to submit my offer to, their two appraisals one year apart and the statements from those months showing how the appraisal to loan balance is almost identical, the harassing letters to obtain flood insurance, even during these trying times of the pandemic. I recently filed a complaint with CFPB against Celink reverse mortgage servicer ( see claim # XXXX XXXX. Celink recently mailed two insurance payment checks to me that I had been requesting for over 8 months. The payment was from two insurance claims that Celink did not cosign ( as they were supposed to do per XXXX XXXX XXXX ) and return to me ( for repairs on the house ). They just deposited the money in their account and kept it. After I filed a complaint with XXXX and CFPB, Celink mailed the two checks to me ( totaling almost {$14000.00} ... see original complaint ) and then responded to CFPB stating that they honored their commitment and they considered the case closed. However, as soon as they wrote to you, they stopped payment on my check. I deposited one of their checks for {$9600.00} on XXXX XXXX XXXX On XXXX XXXX XXXX my bank notified me that the Celink check was returned unpaid, and now my bank has charged me a {$12.00} fee for the stopped payment check. In the meantime, Celink quickly sold my loan to another servicer, XXXX, effective XX/XX/. When I contacted Celink about the bad check their representative told me that Celink no longer has any responsibility with the loan and that I should contact XXXX for payment. When I contacted XXXX they said Celink is responsible for replacing the check ( and bank fee ) because Cellink kept my insurance claim money. Celink is in violation of California Penal Code 476a PC which forbids issuing a check intended to defraud - as Celink advised both the XXXX and CFPB that they were issuing the check to settle my claim and then immediately stopped payment on the check. It is a felony if the check is over {$950.00}, which it is. Not only did Celink commit fraud with regard to the insurance payment, they lied about the false foreclosure they place on my property and still have not resolved that issue ( although Celink said they did ). Before Celink dumped my loan on a new servicer with thousands of money due to me, they suggested that I put everything I thought was an error in their CFPB response in a letter, with supporting documents, and mail it to a supervisor at an address they gave me. I did that and it was returned to me unopened ... Return to Sender, Forward Time Expired. I have never dealt with such a corrupt, dishonest company in my life. I want the money that they owe me and the illegal foreclosure removed. They have not resolved anything at all.

My mother wrote to XXXX XXXX XXXX ( on the fund release form ) asking for {$43000.00} that was in her Reverse Mortgage equity account to be transferred to her bank account on file with them ( I have a copy of this correspondence ). My Mother had a Reverse Mortgage ( HECM ) with XXXX XXXX XXXX XXXX XXXX. In autumn 2017, XXXX XXXX XXXX bought her loan from XXXX XXXX. Writing in - on the fund request form - is her usual way to request disbursement of monies from her reverse mortgage Home Equity account. My mother made this monetary request {$43000.00} as part of her 'putting her affairs in order ', whilst she was in hospice-care when the doctors told us she had weeks to live. After my mother 's death ( + probate/when I received access to my mother 's accounts ) I contacted XXXX XXXX XXXX, to query when the monies would be disbursed to her bank account. I have had No response, from a manager/director at XXXX XXXX XXXX pertaining to this matter. I am asking that XXXX XXXX XXXX respects my mother 's disbursement request, and send us the {$43000.00} that is in her Home Equity Account. In conclusion, 1. When a company takes over a client from another company - if they have a policy shift, it's mandatory to advise the client of this change. When dealing with the elderly, putting information on paper ; getting her to sign a document outlining how she gets access to the money in her Home Equity account is important ( if they have a policy change ). In XXXX my step-mother entered a trust allocated residential property into a reverse mortgage. The entities involved, did not contact beneficiaries. After our father passed away in XX/XX/XXXX, our step-mother, who was the sole trustee of the family trust, had no idea what her responsibilities were. She was in ill health and lacked XXXX capacity. The house was almost paid off and she had adequate income to cover expenses. However, she had the front and backyard re-landscaped at over-market cost. She took out a loan, in addition to the existing mortgage, without consulting my brother or myself as beneficiaries. We believe her neighbors coerced her into having the landscaping done because she could not afford it. Later that year, in XXXX and XXXX, XXXX, she took out a reverse mortgage. Again, no one contacted either of us. The house was named in a family trust, and we should have been notified. We would not have agreed to this transaction. XXXX XXXX XXXX Loan No. XXXX was paid in full when the house sold in XXXX XXXX, but without full agreement that we owned the entire amount. Our step-mother passed away just weeks after the sale. She was formally diagnosed with XXXX XXXX in XXXX. However, her actions after our father died demonstrate that she was lacking in capacity as early as XXXX. The lien has been released on the house and so that issue is finalized. We are now requesting a refund of the interest and the insurance on the original loan, about $ XXXX. Because the house was named in the Trust, and we were never notified of the reverse mortgage, we are disputing the full pay-off amount. We have submitted our dispute to a few entities and have yet to have a satisfactory resolution. We believe that it was the duty of someone to inform us, as Beneficiaries of the Trust, before this transaction took place. It is clear that over the years, our step-mother was the victim of elder financial abuse and we believe her neighbors were instrumental in facilitating the actions that compromised the Trust assets. That said, XXXX XXXX XXXX, XXXX, XXXX and Celink, were all parties to this transaction, among others, were negligent in not informing Beneficiaries. Because my brother was the Successor Trustee, with DPOA, and we are both Beneficiaries, and because our step-mother had no clue as to what she was doing, we believe that we are entitled to restitution.

We were told an Executor would have to be appointed by the court since there was no will. I was appointed Independant Administrator and on XX/XX/XXXX, I submitted to NOVAD management Consulting the following documents, Letters of Office-Decedents Estate , order appointing Representative 's Estate-intestate and a copy of the death certification, along with a six month request for extension. No reply was ever received. On XX/XX/XXXX, I again called FHA with My request for payoff information and was told there was no record of my prior contact and no reference to the case number and no record of documents having been received. I was once again asked to submit documents along with a Third-Party Authorization for release of records/ information. on XX/XX/XXXX, I sent requested document by certified mail along with Letters of Office - Descendant 's Estate and Order Appointing Representative, to U.S. Department of Housing c/o NOVAD Management . The package sat at the post of for days as it had been non deliverable. It was finally picked up, date unknown, but there was never any follow up. On XX/XX/XXXX, I called FHA again and was told there was no notes on prior contact and that NOVAD no longer held the loan for this account which was now being held by XXXX , again I was asked to submitted documents. At this point I contacted my attorney who in turn submitted court documents to FHA XX/XX/XXXX. They included Letters of Office-Decedent 's Estate and Notice of Probate and Release of Estate Interest in Real Estate . This company ( Reverse Mortgage Services at XXXX ) " services '' reverse mortgages. My loan no. with them is/was XXXX. I sold my home. It is closing today. My escrow company requested a payoff demand on XX/XX/2020. Reverse Mortgage refused to cooperate with my escrow company on providing an updated payoff demand ( one has been issued previously for the month of XXXX ). I phoned them myself 7 times today to try to get an updated demand. They state that they require 5 business days to respond to a demand request. I explained that it was very important for me to get an updated demand today ( XX/XX/2020 ), as I am purchasing another home. They refused saying that they could not supply the demand until XX/XX/XXXX because they require 5 days. I said that 5 days had transpired ... the XXXX, the XXXX, the XXXX, the XXXX, and today the XXXX. They said they consider XX/XX/XXXX as a holiday because they were off that day. I explained to them that XX/XX/XXXX is NOT a federal holiday. I was told I could either wait until the XXXX for the demand to be sent, or I could add 2 % to the prior statement ( which would be in excess of {$3300.00}!!! ) and use that for the pay-off. Also, once the demand is sent, it calculates interest for the entire month. They are guilty of extortion. First, they refuse to provide a payoff demand in a timely fashion. Second, they endeavor to over collect by collecting for an entire month, rather than providing a daily per diem amount and/or by requiring an excessive amount of 2 %, thirdly, they count days off as federal holidays. At this time, the sale of my home is recording today, XX/XX/2020. My funds are being held by my escrow company pending receipt of the current payoff demand. I spent 4 hours today on 7 phone calls with this servicer in an attempt to get a payoff demand so I can pay them off. They refused to provide me one for today. They said it would only be sent on XX/XX/2020. Please investigate this company!! Help me to get my funds back. The only reason I sold my home in the first place was to get rid of this horrible loan. On XX/XX/2019 I was served with a lawsuit by Aldridge Pite LLP a, debt collection attorney, ( case no. XXXX ) naming me and my siblings, ( XXXX XXXX, XXXX XXXX and XXXX XXXX XXXX with the Estate of XXXX XXXX to foreclose on his home, which had a reverse mortgage. I immediately contacted the Law Office of Aldridge Pite LLP. I spoke to the paralegal assigned, MS. XXXX XXXX, to the case and advised that according to my fathers will, I was disowned. I offered a copy of the will and asked that I be removed as a party to the lawsuit. I emailed that will to Ms. XXXX on that same day. Ms. XXXX advised me that she had already spoken to my sister XXXX and would be emailing us a document to sign dismissing my name from the action. She asked that I send her a copy of the will. I also informed her that my brother XXXX XXXX was adopted by my step-father when he was XXXX years old. He was also not a legal heir. According to the will, the only legal heir is XXXX XXXX. I never got the email. My sister XXXX however did. I thought that since the statute of limitations to contest the will had expired on the XXXX of XXXX, that the reason I did not get that email was because I provided a copy of the will. I thought nothing of it and didn't even discuss it with my sister. Shortly after that, Covid caused the lock down in my state and Oregon, I did not even consider that I might need to appear in court. I was also not notified that there was a change in attorney 's handling the case, which would have clued me in that I was still on the list of defendants. On or about the XXXX week of XXXX, I received a copy of the judgement against me for the default and foreclosure of my fathers house. Not only am I not a legal heir, I was never on the title or the loan. I did not discover that my sister had received the email, and I did not, until I spoke with XXXX after receiving the judgement documents. This man was an XXXX XXXX XXXX who was convicted in an Oregon court and served time in the Oregon XXXX XXXX. He was cruel in life and he was cruel in his death and now this law firm continues to victimize his children by trashing our credit and our peace of mind. We would like nothing more than for everything pertaining to XXXX XXXX to die with him. Now we fear that other debt collectors will also come after us.

Hello, I would like to file a formal complaint against Celink, a reverse mortgage servicing company. This complaint is in reference to my XXXX loan that is serviced by Celink. The complaint is regarding servicing and business practices related to payment of my loan. I am an XXXX year old senior citizen, live alone, and my only income is social security. From XX/XX/2020 through XX/XX/2020, I was hospitalized in intensive care with life-threatening XXXXXXXX and XXXX issues related to XXXX and XXXX. From XX/XX/2020 through XX/XX/2020, I was in a post-acute rehabilitation facility for recovery. I live alone, and was unable to pay most of my bills. My son assisted me. The only real problem creditor was Celink. During my hospitalization, Celink refused to communicate with my son regarding any aspect of my loan, because he allegedly was not listed on the account as a representative. However, he has spoken to people in the past from Celink. In addition, he has submitted paperwork to Celink for authorization. Because Celink said he was not authorized to speak on my behalf and Celink does not have an online portal, there was no way he could pay or discuss the loan status. In addition, I could not fill out my annual occupancy letter because it had to be filled out and signed by me. As a result of the pandemic and my health status, I was not in a position to complete the paperwork. Consequently, the language in Celink correspondence threatens loan default if payment and occupancy certificate are not completed. My son felt helpless and scared that my home would be foreclosed upon because of Celink 's intransigent attitude. Quite frankly, Celink is heartless. Although they have granted extensions on loan payback, generally they have not been helpful nor communicative in assisting me. In the past, I seem to get different answers to the same question. I have repeatedly requested online access so that my son could assist. There have been mail delivery issues in my community, so he wants online access to pay my bills, especially since I am not ambulatory and the mailbox is a distance away. I don't think it is right the way the way Celink has administered my HECM and I would like to request assistance from a regulatory agency to ensure I am not evicted onto the street. Thank you.

I hold Power of Attorney for my father ( mother deceased ) who is XXXX years-old and has recently relocated to a XXXX XXXX XXXX ( XXXX ). I am trying to short sale the home with no profit to be gained and in order to get out from under the XXXX XXXX reverse mortgage loan. They wanted me to sign the house over and agree to incur various financial risks for up to eight months that it might take them to finalize the paperwork. I believe they are trying to foreclose, so that they can collect further monies. 2. Each time I call, the representative has little information, there is no one to talk with, they must communicate with the POA section or their supervisor and then get back to us. There is no knowledgeable person who can discuss the facts and provide information. Please evaluate that my parents did a reverse mortgage without my knowledge and when they had less than {$40000.00}. remaining on the loan and now they loan is XXXX. What is wrong with this picture? I don't believe that they have evidence of a third-party counselor who discussed the reverse mortgage with my parents at the time they entered into the agreement, and stole the house with underhanded practices. It's closing on the property that the reverse mortgage company holds the paper on : They have the original stock certificate, and no one seems to know where it is... XXXX ( formerly known as XXXX XXXX ) claims the fault is with their attorney, XXXX XXXX ; their attorney 's office claims it's XXXX XXXX 's fault. ( I've been dealing with the attorney 's paralegals ; calls/efforts made to get to the bottom of things have not been returned with information I'm seeking/our lawyer is seeking. ) The original stock certificate was ordered on XX/XX/XXXX ; the timing in which it's supposed to be " delivered '' to the attorney 's office is one to three weeks. Now, we're going on four. They get no more time. I have no reason to be patient when it's obvious that one one is doing their job ( plus, as I understand it, XXXX 's attorney gets paid by my Mom ; XXXX XXXX passes their attorney 's fees on to the owner ). No one is doing their job ; the incompetency level is unacceptable. The buyer for the property has her mortgage approved, the buyer and seller are ready to close ( XXXX/their lawyer knows this ) ; the buyer 's attorney and our attorney want to set a closing date ; I've gotten several phone calls from our lawyer that he's getting the run-around ; again, totally unacceptable ( the seller : my XXXX-year-old Mom ; I have full power of attorney ; I'm her daughter ). XXXX XXXX regarding mortgage reported to have taken place but Mortgage Servicer, CeLink in Michigan has not shared any information with new conservator. The former Power of Attorney for elderly XXXX man that obtained the reverse mortgage is suspected to have pressured him into taking out the mortgage. That Power of attorney has since been relieved of her position by the court and criminal charges are being considered. The new power of attorney and conservator is trying to stop the foreclosure and court house auction scheduled for XXXX XXXX , XXXX in XXXX TN. The person being foreclosed on is XXXX XXXX XXXX , has XXXX and multiple physical health conditions, the former POA placed him in XXXX XXXX on XXXX XXXX , XXXX and where he remains, unknown to family members until family found him. Evidence at this time shows that the mortgagee gave her POA in XXXX and since that time she violated her power by selling of other land property, used his social security benefits and retirement pension and funds from the reverse mortgage. Mortgagee w ants to return to his home and arrangements can be made for him to return to his home if CeLink Mortgage Servicer will stop the foreclosure which the family believes was fraudulently conceived and executed by the former POA and that Mortgage Servicer is aware of at this time. The mortgage Servicer was contacted by email on XXXX XXXX , XXXX and request was made by this complainant to stop the foreclosure. The sale of the property was delayed from XXXX XXXX , XXXX to XXXX XXXX , XXXX but that time has not been sufficient, and the mortgage servicer has not submitted needed documents about the mortgage to allow the family to take legal action against the former POA or the mortgage servicer.

Received letter on XX/XX/XXXX outlining options but no plan to proceed. Have communicated with Customer service, Loss Mitigation and Pay off by email, fax and XXXX tracked letters since then. Dates include XX/XX/XXXX, XXXX, XXXX. Called XXXX XXXX XXXXXX/XX/XXXX twice. Hired a lawyer who sent certified letter on XX/XX/XXXX. I still have had no response with a plan to return this property. They have received all necessary documentation including Death Certificates and Probate Certificate. This is an unacceptable delay. Also the failure to release funds to my mother that she needed for her expenses needs to be investigated. The excuse that she did not submit compliance documents is untrue. In fact I have a letter that was sent to her by Compu-link when they took over from XXXX telling her no action was required on her part. I need this matter resolved at once. The Lender must assume the property immediately. The public also needs to be aware of the suspect treatment of elderly people trying to obtain funds and the hardship created by these unnecessary delays in returning property.

I purchased insurance on my home on XX/XX/XXXX to comply with my reverse mortgage. On or about XXXX XXXX XXXX, I received a notice from XXXX claiming I had not purchased insurance on my property. I wrote them back on XXXX XXXX with all the information they requested about the insurance I had already purchased. On or about XX/XX/XXXX, I received another letter from XXXX claiming that I had still not purchased insurance on my property. I called them back right away and the XXXX rep. took all the information again to show I had the insurance. XXXX ignored all of my communications with them, and even though they had all of my information and could have called me or sent an email, on or about XX/XX/XXXX, I received yet another letter from XXXX claiming that I had not purchased any insurance. I notified the agent for the insurance I had purchased back in XXXX, and he sent a fax to XXXX on XX/XX/XXXX with all the information about my policy. I also on that date sent a certified letter to XXXX informing them of the many attempts I had made to inform them that I had insurance. On or about XX/XX/XXXX, I received a letter from XXXX that they had used my funds to purchase a second insurance policy on my home, and that the purchase would show up on the next report of how much I had available in my line-of-credit with them. I had water damage to my floor and my insurance company sent me a check for {$14000.00} for my claim to repair my floors. I submitted the packet of paperwork on XX/XX/22 to Celink, the company my mortgage company hired for Loss Draft issues and insurance claims. The paperwork included the check I endorsed as they requested. I called them about a week later to make sure they received my tracked documents I sent via XXXX. They said they did but didn't receive my check. I got very angry as it was in the packet. Then they told me they found it. Supposedly, they open an escrow account to place the money in until my repairs are all completed and all paperwork filed. On XX/XX/22, my paperwork and inspection were all completed and Celink verified this.Then they said that it takes 5 days for the paperwork to be examined and then 10 days after that to process the check.When I called them XX/XX/22, they told me that the 10 days for them to send me my check would be XX/XX/22. I called on XX/XX/22 and they said that it was being processed. I asked to speak to a supervisor and her name was XXXX. She told me that my check would be mailed on XX/XX/22 and I would be able to put it in the bank on XX/XX/22. I have a tracking number for XXXX but there is no action on this yet and it is XX/XX/22. I reviewed this company online and they have bad reviews and complaints. I called on XX/XX/22 and they told me it would be another 3-5 business days. My husband and I completed our reverse mortgage on our home in XXXX of XXXX. We have paid all of our property taxes and home insurance. In XXXX of XXXX our home burned down in a fire. We notified the Insurance Company right away. We notified the Mortgage Company, were connected with their Loss Draft department, filed all of our information with them and were told that the next step was to send in the Insurance payment, plans for the rebuilding, information on the company performing the rebuild, etc. DUE TO COVID 19 we did not receive permits and plan approvals from our city until XX/XX/XXXX. In late XXXX, XXXX we mailed in our Annual Occupancy Certificate ( after asking the company how we should explain not living in the home because of the fire ). The company sent us a Certified letter on XX/XX/XXXX stating that they never received our Occupancy Cert., sent out an inspector, determined that the home was abandoned and that our mortgage was now DUE AND PAYABLE. I called the next day and was told that due to the circumstances they would give us a VERBAL extension of six months. Since then I have called several times and been given NO concrete notice that our home is safe. We are asking for your help and protection as we feel we are in a potentially dangerous situation and this has certainly been a massive hardship on us. We are foster parenting our grandchildren and dealing with the pandemic making it very difficult to deal with our part time business and the construction company that is finally trying to get the demolition and rebuilding process started.

My mother took out a reverse mortgage in XXXX for {$58000.00}. She purchased her home in XXXX and is currently XXXX years old. She is no longer able to live independently and currently lives with my parents. I attempted to contact her Reverse Mortgage company well over 15 times in the last two months to find out what the interest is and the total she owes. After being " disconnected '', transferred multiple times and being told someone would call him back, I still did not have the amount owed until the day before the closing of escrow and never received the contract. The amount they indicated my mother owed was {$410000.00} Her home sold for {$600000.00}. I was faced with two options, continue with escrow and have them take {$410000.00} with no justification ( proof of contract ) or identification of interest accrued or discontinue escrow and they move to foreclose ( although property tax and insurance are current ) because she longer resides in the home. If you were to call your traditional lender and ask them today what you owe on your mortgage, they would provide it to you with no problem. The refusal to provide ( although I am legally entitled as my mother 's Executor of her Estate ) is baffling. They still have not provided documentation. The question remains, if they have nothing to hide and are on the up and up, why not provide the contract? I would implore anyone to not take out a reverse mortgage and strongly discourage anyone they know from taking one out.

In XX/XX/2017 my home was more than 75 % destroyed by a wildfire. My homeowners insurance ( with XXXX ) paid for several type of coverage ( loss of personal goods, loss of furniture, destroyed plants, a mobile home on the property ). Celink will not release any of those monies to me or my current general contractor. Celink maintains that I have to rebuild or replace the mobile home that was on the property and a workshop that was on the property. There are both items of personal property. Celink is withholding insurance proceed that were provided by XXXX to rebuild/repair the " dwelling ''. All other payments from XXXX for other type of coverage were paid solely to me ( i.e. not to the lender and me ). The mobile home and workshop are not part of the real estate that is the security for the loan Celink now owns. Neither of them are items I want to, or intend to, replace. I had been living with mom for 3 years taking care of her. This has been my childhood house since XXXX grade! Long story short, I got my name on the house and have a buyer who is waiting for the payoff amount and the mortgage company refuses to give it to me. The house goes up for auction XX/XX/XXXX and i am still not able to contact them. They have given me wrong numbers and i have left messages every day and they have yet to return my calls. I have been trying to reach them since the XX/XX/XXXX. They will not give me a payoff in a timely manner. The sale is due on the XX/XX/XXXX and foreclosure is the XX/XX/XXXX. The contract calls for me to email a draw request for funds, then the money is transferred to my checking account within the agreed upon 5 business days. On XX/XX/XXXX I made a request for funds. On XX/XX/XXXX I asked for an acknowledgement of my request. No reply. On XX/XX/XXXX I sent a second request for acknowledgment. No reply. On XX/XX/XXXX I sent another email subject " are you out there ''. On XX/XX/XXXX, I finally did get an automated reply from XXXX XXXX XXXX including " This is being sent to you to acknowledge the receipt of your e-mail. Please note that it is not necessary to submit your e-mail more than once. My wife passed on XX/XX/XXXX with no will, so Probate has to be done. She signed Reverse Mortgage XXXX. We married in XXXX therefore Servicing Company states that I am a non-eligible spouse to purchase a loan within 30 days of death. Has requested documents from me to prove Nevada law that spouse can assume property rights of deceased wife. Has requested a " for sale sign '' by the owner to be placed in the yard even though I am not recognized as an " owner '' by the loan servicer. Sent letters dated 2 weeks back stating 30days started at the writing of the letter. Communication via email or phone replies is stated to be 10 business days between communications. and not to send or reply twice. Have secured court date for probate but is an outside window of time given by Loan company CELINK. COVIN has changed normal business practices that used to take just a few days has changed access to courts to weeks. All I am requesting is 90-day extension to allow the new loan to be obtained via VA but the answer is no. The law was changed in XXXX for spouses but this company is not giving due to families to actually pick up the pieces prior to foreclosure. This was stated FORECLOSURE would be started 15 days prior to the 90th day in order to assure foreclosure to happen on time.

I promptly returned all information requested stating my intentions were to retain the property. While constantly keeping in contact with them approximately every thirty days sending them updates etc.. At no point did they alert me to the that the property was referred for foreclosure in XX/XX/XXXX or that the property was in foreclosure as of XXXX/XXXX/XXXX. It just so happened that I received a letter on XX/XX/XXXX from XXXX the attorneys that were retained by CELINK the servicing agents for XXXX XXXX XXXX llc. stating that they were retained to collect a debt in the amount of {$200.00}, XXXX. So, I responded with letter requesting validation of debt among other items. Then on or about XX/XX/XXXX I received a phone call from a CELINK agent out of the XXXX, Tx. ( XXXX ) operator ID # XXXX. On XX/XX/2018 a man appeared at my door saying he was serving papers for ( what initially sounded like ) XXXX. I said I had no account with them, and told me I needed to call the lawyer involved. Upon looking at the documents they related to my deceased grandmother. Knowing that by Federal law I am not responsible for this debt, and the fact it felt like a scam ( being served with papers without any prior effort by any party to contact me regardless ), I did not take action. On XX/XX/XXXX I and my spouse received additional correspondence from this lawyer stating that he was entering into judgment to have the debt paid. All documentation contains a laundry list of relatives for my late-grandmother, including the executor of her will ( which is not me ). Upon reviewing documentation sent by certified mail it seems that she took out a loan at some point prior to her passing. At no point was I aware of this loan, I never discussed it with her, nor did I co-sign on this loan. In XX/XX/XXXX I was working with my lender at the time, XXXX XXXX for a repayment plan regarding the past due payments for the property taxes. When I submitted the documents to show my income it there and I can afford a payment plan I was told it was too late because the foreclosure sale was scheduled for XX/XX/XXXX. I was forced to file bankruptcy and when the sale was postponed to XX/XX/XXXX, I again attempted to contact XXXX XXXX for options. They told me my loan was being transferred to XXXX and I would need to contact them. On XX/XX/2018 I received the notice my loan was being transferred, I called XXXX for two weeks and they were still processing/transferring my loan into their system. It was not until XX/XX/XXXX that they finally acknowledged my loan and then said it was too late, the foreclosure sale date is now XX/XX/XXXX. How can this be fair? I did not ask for my loan to be transferred, especially in the middle of a foreclosure sale and the fact that they are keeping the sale active and not giving me any options to save my home is absurd and a violation of my rights. Had my loan not been transferred and had it not taken XXXX more than 2 weeks to acknowledge me, I would not be in the predicament again.

The reverse mortgage was taken over by XXXX from XXXX XXXX on XX/XX/XXXX. In XXXX, XXXX they asked for proof of insurance, and it was sent over to them. They sent a second notice, and again proof of insurance was sent. On XX/XX/XXXX they put their own insurance onto the property because they said that they never received the proof. After many attempts to correct this, they finally refunded the forced insurance premium on XX/XX/XXXX saying that they now have the in force insurance that had been in place all along. However, they said that since " they '' did not receive the policy in time, that they can change the terms of the contract and drastically reduced the monthly amount they are paying on the reverse mortgage. They wanted me to sign a document agreeing with the " new '' payment plan, which I did not sign. It appears that there may be some fraudulent action taken by XXXX by just saying that they didn't receive the proof of insurance so they can change the terms of the contract and reduce the money that is paid monthly. I have called them several times over the past 2 months to get them to reinstall the correct payment, and they refuse. Please let me know what can be done.

Reverse mortgage servicer Celink filed an illegal notice of default and foreclosure, without any cause or notice, and I would like it removed, along with all of the unjustified attorney and filing fees. No payments were behind or due. Celink was promptly notified by me, the executor, and by the probate attorney, that the homeowner, my XXXX XXXX on XX/XX/XXXX and that the heirs intended to sell the house as soon as the damage to the house was fixed. Later Celink said that was the reason they filed the foreclosure notice on XX/XX/XXXX was because they were not notified of the death and the intent to sell the house. I have proof, which I have shown them, that they were promptly notified and they even responded. Celink required that the house could not be sold until repairs were made ( see attached email ) and yet Celink refused to forward the insurance checks that were sent to pay for those repairs. Their unfair business practices are responsible for any delays in selling the house ( which is on the market ). I believe this foreclosure filing is an attempt to take the house illegally and sell it at auction for their own gain. Please see the attached documents

My Reverse Mtg was assigned to HUD in XXXX. With the last 2 mtg companies I have easily and quickly been able to draw down on my equity to supplement my social security, I am XXXX and it pays for my caregivers. After the assignment of this mtg to HUD ( Compu-Link is the Servicer ) I was sent a letter asking for various pieces of information that I provided, ( Proof of paid prop.Tax and Insurance and another letter asking if I lived in my home. ) All were returned promptly. I was also told that Draw forms were included with that letter. No forms were included. I called and Emailed and requested forms. I had help from my daughter XXXX. We got forms 2 weeks later. ( Unacceptable in my opinion ) We filled out the request for funds, {$2000.00} I have called only to be told it is Pending? Pending? What is happening here. Last request waS FAXED XXXX. It is now XX/XX/2023. No response. I am beside myself. I will lose my caregivers if I can not pay them. I need living money. Just want to mention there is no phone or fax to the Servicer of this loan, Compu-Link... How is that possible. Perhaps we should rename them to Incompetent-Link.

I have had a reverse mortgage being serviced by Celink for over a year. In XXXX of this year, I sustain damage from a hail storm. Celink is VERY difficult to deal with. I had a local contractor replace the roof which was paid for by XXXX XXXX. The check was made payable to me and to the mortgage company. Celink tries top force you into operating via their website, Hold times are always over 30 minutes, usually 45 minutes to an hour. Their answer messages are long and unhelpful. Even though I select the correct response to get through to my team, the calls are always trunked to someone else who has to transfer the call. When I do get through, I am always put on hold so that the agent can check on something. While I wait, the call is dropped. They never call back. I contracted with a local roofer, XXXX XXXX, to reroof the house. XXXX completed his work on XX/XX/XXXX. The inspection was completed on XX/XX/XXXX. I verified with Celink that all of the documentation is in. I have not received a final check to pay the roofer. I can not help but think that CELink is not a good actor in mortgage servicing. I need help.

In late XXXX or early XXXX XXXX XXXX XXXX who is my uncle signed into a reverse Morgage with XXXX and they are an XXXX company by XXXX XXXX XXXX XXXX. At the time of signing my uncle was XXXX XXXX XXXX. There is no way my uncle should have qualified for a reverse Morgage. When XXXX XXXX company had my uncle sign documents he did not have have a witness or someone to go over the loan documents with him. I understand the laws that are in place to protect the vulnerable elderly citizens. But in this case, nothing was put in place to protect my uncle. XXXX XXXX company had him sign documents and XXXX XXXX was not aware of what he was signing. My uncle XXXX XXXX XXXX XXXX ) did not know he was signing his house over to Celink/Novad. The new services for my uncles loan is Novad Management Consulting FHA XXXX # XXXX. I dont have a date for when the servicing transfer took place. My uncle received a statement with Novad on the letter. No notice of servicing transfer was sent. There is over 1000 complaints on this company.

On XX/XX/XXXX, we had a closing on a Revese Mortgage on FHA XXXX. XXXX. A check in the amount of {$220000.00} was sent to HUD and cashed by the HUD on XX/XX/XXXX. ( See Attached ). To this day the Department of Housing and Urban Development and their servicer CompuLink, Corporation have not executed a Satisfaction of Mortgage. This property has been sold and the open reverse mortgage still showing on title. It has been 10 months that the Reverse Mortgage was totally pay-off still showing on the property as a lien. I called FHA about 10 times, I received an email from CompuLink Corporation that it was sent to recording since XX/XX/XXXX. Total lie, I was today in XXXX XXXX XXXX XXXX to get a certifified copy of the Satisfaction of Mortgage and there is nothing recorded or sent to recording from CompuLink, Corporation related to this matter. So clients got hurt, their rate expired and now there are paying more in their purchase due to this inapropiate behavior form HUD and their servicer. Please help me to correct this issued. I've attached the required documentation giving you permission to speak with me. My client died intestate in XX/XX/2022. XXXX XXXX was in probate court and finally received the appointment as her personal representative on XX/XX/2022. During this time, CELINK initiated foreclosure proceedings in XX/XX/2022. We notified Celink throughout the probate process. Documentation was submitted showing the XXXX had been appointed as the personal representative. We listed the home right away. Celink still foreclosed on the home. This was a reverse mortgage. My client put down {$170000.00} and had not owned the home for even a XXXX before she passed away. A real estate investor purchased the home at the foreclosure sale. My client worked hard for her money and due to Celink, her family 's inheritance and equity in her home was transferred to a real estate investor. There was no reason for Celink to foreclose so quickly. This was in probate court and the house was listed on the market once her XXXX received the authorization to sell the home.

Home is passed on and had to go through probate, I obtained full authority to sell the home. On XX/XX/XXXX letter of intent with probate documents was sent over to the bank. I was told by a representative this is all I needed to submit. I spent money on making repairs to the home to make it available to sell. I listed the home on XX/XX/XXXX. I authorized my realtor to keep in touch with the bank and she was advised that their was no sale date on the property and that if that came about I would be granted an extension. I now have a sale date of XX/XX/XXXX, I have asked for an extension and have been told that I'm not able to be granted and extension due to timelines and not providing proper documentation. My parents took out a reverse mortgage in XXXX. My father passed away in XXXX and my mother in XXXX of XXXX. As the executor of the estate, I have been working with the servicing agent of the note holder to settle the outstanding debt on the house. I have provided all documents asked for by the servicing agent CELINK, address, by the required due dates. However, CELINK has failed to respond in writing ( except by email ) or in good faith. They have stalled and continually changed the requirements to proceed. CELINK initiated a foreclosure process in XXXX when we were trying to negotiate a sale. Through this whole process CELINK has stalled and continued to raise the price of the house. We followed every step as outlined in their paperwork. CELINK has not reciprocated. We would like CELINK to produce the original note of the loan and stick to the agreed price of 95 % of the appraised value, which they have not shared. Their last counter was {$100000.00} more than the value of the reverse mortgage loan.

Hello so someone is making fraudulent checks with the address of XXXX in michigan. They sent me a check for {$2500.00} and then it was an error and to send the extra {$1500.00} to a cash app user which i did since the bank gave me the money in my account and then took it away later. I have been contacting everyone i possibly can and trying to track where this came from and their connections with every detail they said through text. I have some leads. i have had a hecm mortgage since XXXX, when the underwriters vetted the master policy of the XXXX XXXX XXXX and did not require a XXXX policy seperately from me. the Mortgage Agreement did not require a XXXX policy. CELINK took over the servicing of the account [ # XXXX ] in XXXX, and has since then harrassed me about a XXXX CONDOMINIUM policy. in XX/XX/XXXX CELINK force placed their own insurance on my account, and charged it {$150.00} XXXX, which i payed in XX/XX/XXXX to remove my account from DEfault status. CELINK has issued a XX/XX/XXXX letter stating they will again require the same XXXX XXXX XXXX XXXX policy effective XX/XX/XXXX and charge my account {$140.00}. I believe that CELINK HAS FRAUDULENTLY 'force placed ' requirement, which was not part of the original loan 's requirements. Seller 's Heirs are afraid they will lose the sale and if so, then can not payoff the reverse mortgage required When there is a death of seller ( Mortgagor ) ( 3 PEOPLE ) are quoting 10 business days from the receipt of Attorneys payoff figures and are being steran and unmoving with Heir. The buyer purchasing the property may lose their interest lock and not be able to close. In turn SEller 's Heir would have to try to sell the property again.

My parents were both killed in a tragic house fire this past XXXX XXXX. My brother and I, in the midst of our grief after this trauma are actively working towards selling their house and paying off the mortgage debt. Celink has denied us the courtesy of an extension to give us the small bit of extra time we need to clean up the house and get it ready to transfer ownership. We have even provided them with the purchase agreement from the new buyers and shown them that they will be repaid shortly. They say that this account is not eligible for an extension option. We have called them numerous times to explain our need for a small extension. We have also called the holder of the mortgage who refers us back to Celink. My family is hurting deeply right now as we process this horrific and unexpected loss. To be denied a compassionate and reasonable request, especially since we have proven we are taking the correct and necessary steps to repay them, is cruel and unfair.

My grandmother passed. I have lived in her home before and after she passed. I have kept up on all of the house taxes as well as the home insurance. A couple weeks after she passed, my uncle who was power of attorney did a quit claim and put the title to the house in my name, as the will and trust said I would inherit it as a gift. I have a huge complaint with Celink. My mother had a reverse mortgage with them, she passed away and I am the administrator on her estate. This company refuses to give me a payoff on the account so we can close on it. We have had the house under contract since mid XX/XX/XXXX. First there was tornado damage that the insurance company sent the money to the mortgage company and I had a really hard time getting those funds to pay for the repairs. I finally got the final payout on it to pay the contractor off XX/XX/XXXX, the tornado was XX/XX/XXXX. So now we are finally set to close but they won't send the payoff statement to the closing attorney. I have no idea what to do. We have worked so hard to get to the place to finally close now this. The attorney as well as myself have been calling trying to get a payoff statement but they keep saying 7-10 business days. We need this ASAP. Since we are supposed to close XX/XX/XXXX. Please help!

I am trying to close on a Reverse Mortgage that my mother had prior to her death. The Reverse Mortgage is being serviced by XXXX XXXX XXXX. I opted to pay the mortgage off through the HEIR '' S APYOFF option. HUD approved the appraisal that I submitted and sent a payoff statement for the month of XXXX. Informed XXXX that I would be able to close on XX/XX/XXXX. It appears that another department has taken over the payoff process ( COMPU-LINK ). Now I'm being told that I no longer qualify for the HEIR '' S PAYOFF option. The original contract states that I have 6-12 months to close the deal..I informed XXXX that I would be closing on XX/XX/XXXX. I am now ready to close on XX/XX/XXXX. XXXX is refusing to allow me to do so. They are trying to make me close the deal outside of the HEIR '' S PAYOFF option.

The previous loan servicer, XXXX Mortgage, was in the process of adding my Step-father to the mortgage as the Eligible Non Borrowing Spouse through the Mortgage Optional Election assignment program. We inherited a house when my mother passed in XXXX, 2019. Unknown to us, Mom had a reverse mortgage on the property. Less than 30 days later, we get a letter that they will be foreclosing in 30 days. We followed their guidelines and listed the house on XXXX. The house sold. Through numerous phone calls celink was informed of the sales contract and said all was fine. When the closing company asked for the loan payoff, it took celink 12 days to provide the payoff amount. While the closing company processed the figures, celink started foreclosure on the property. Now the closing is delayed again, and celink wants attorney fees. How unethical can they get? How many more hoops do they want us to jump through? Worst financial experience in many years.

I need some money released for the XXXX and food and someone to take care of me as I am alone with no husband or relatives. XXXX XXXX company changed companies and did not obtain trust deed copies from the original company. they are telling me i have to supply them with the complete trust deed copy ( at my cost and expense ). I sent the most important papers from the deed trust. this was done at the time of the original reverse mortgage thru a lawyer. I have the only copy. they are not willing to pay for another copy, and i can not afford to have the XXXX page trust copied. they sent a letter to me : Please be advised that until this trust is approved the loan could be call due and payable. it is there responsibility to obtain the trust that was fully approved in the original mortgage.
