Around roughly XXXX XXXX XXXX I went under contract for the purchase of a home in XXXX XXXX and began my search for the best rate by finding an appropriate mortgage broker. I came across XXXX XXXX and decided to reach out for a rate. I was contacted by XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX. Upon speaking to XXXX I explained that I was seeking to purchase a home in Tennessee. I explained that the purchase was for a property originally listed for XXXX XXXX but that I had been able to reduce the price to XXXX with 6% in seller credits (XXXX She assured me that XXXX XXXX and herself were licensed in XXXX so she would be able to get us the best rates for this transaction as she had an expansive network of banks she could reach out to for the best rates. I saw her emailed noted We are licensed in: AXXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX. However, I also noted that her email noted that they were in the Top 1% of brokers, fastest growing loan officers, and featured on several news articles such as XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX. However, I noted the email also stated that they had an A+ rating on the XXXX but they were not XXXX rated when clicking on the link and had a 3 out of 5 star rating. I let her know that I wanted to use the seller credits to pay for the closings costs and to buy down the rate and asked for a temporary buy down such as a 3-2-1 buydown. She stated no lender offered temporary buydowns such as a 3-2-1 buydown for this type of loan at this price point but that I could do a permanent buydown and reduce the interest rate as much as I wanted to given that I would have roughly $90,000 dollars left over after closing costs. I let her know we could do that as it would essentially reduce my rate a couple of percentage points and allow me to keep the mortgage for longer. She let me know that it was a mathematical equation to reduce the rate by a certain amount and we would just do so at the closing once we had all the lender fees - essentially we would just apply these left over credits to the interest rate at the closing table. Subsequently, she asked me to submit an application and get a credit report and discussed some rates she had received and sent me a quote via email for 8.35% or 7.75% with roughly XXXX in points buydown and a 15% down payment. I noticed her email stated The rate CANNOT be locked until we have an appraisal and initial underwriting approval from lender. Initially, this later disclaimer was concerning as I was aware rates can be locked even before receiving the loan estimate and do not require an appraisal or initial underwriting approval. However, I decided to disregard this and proceed in good faith. Subsequently, I got in contact with her and she advised me the rates had increased dramatically. She advised me that rates were now at almost 9% for a 15% down payment mortgage and advised in getting a mortgage at 20% down payment which would bring the rates back down to the 7.75% range with no points. I let her know that I did not have 20% available for this property which would be roughly $430,000. She asked if I had any other properties and I let her know I had an apartment that was currently rented and the home I was living at. She asked whether these had any equity and I let her know they should. She advised me to take out a HELOC on a property in order to have more cash available for a down payment which would reduce my mortgage rate and subsequently refinance a few years down the road once I had gained some equity. She sent me a quote for this via email which was at 9.8% with 2.99 points cost for a HELOAN of XXXX. She explained that the overall payment would actually be lower if I took this out as it would reduce the main rate for the larger mortgage and stated that her lender was perfectly fine with taking out a HELOC and using that for a down payment. I let her know that that was a good idea and I would consider it. After considering this, I reached out to her and let her know we could proceed as she had advised and to please send the Loan Estimates for both the mortgage and the HELOC. She let me know that she was out of the office and would do so when she had a chance. She sent me a link on XXXX XXXX XXXX to send her all of my documents such as my income and identity documents. On XXXX XXXX XXXX I reached out again regarding the loan and was advised that rates had gone up again and that the HELOAN she was offering was now roughly from 10.75% to 13.375%. On XXXX XXXX XXXX she advised me via email she was trying to get a lock at 13.375% and that there would be fees such as appraisal and title fees but that she could not receive an estimate. I told her that I would be flying to Tennessee for the property inspection but to please send me the loan estimates for the mortgage and HELOC. Once I landed, I again asked for them and she wrote me via email that they had not made the loan estimates yet and that they had three days to make them but she had locked the rate. I asked to please be sent all numbers so I could be sure about the fees and especially in regards to the mortgage, which I had been told that they could beat 7.75% if I went with them. By the end of the day, I still had not received any official documents and grew worried about the rate as I was now paying 7.75% for a 20% mortgage instead of a 15% mortgage and having to take a HELOC to cover this expense and I did not want rates to jump again on me. I decided to call XXXX who let me know that she had the rate locked at 7.625% and sent me a snipping of the lock and stated that PRMG would honor it in their loan estimate but that they were doing a manual lock so it was taking longer to send the loan estimate but assured me not to worry. She sent me several snippings and emails confirming that we were good to go and things would not change including forwarding an email from PRMG saying the rate was locked. On XXXX XXXX XXXX, she let me know that the rate had now gone up to 7.75% and that they still could not send the Loan Estimate but sent me a Loan Estimate draft. I complained about the rate going up despite being told it was locked at 7.625% and she scheduled a call with XXXX XXXX of PRMG who let me know the issue was that the rate had been manually locked and that the system did not process it and that now the rate was 7.75%. I explained that I had relied on the lower rate to go with them but to please proceed without any other surprises as I wanted this deal to go through without a problem. I was assured I would receive no new surprises and that they would honor the new 7.75% rate without any new surprises. XXXX also sent me a Loan Estimate from XXXX XXXX for a HELOC at 12.625% for a HELOAN of XXXX with origination fees to XXXX XXXX of XXXX (2%). I complained to her about additional origination fees by XXXX XXXX when she had advised a HELOC to reduce costs and they were already being paid roughly XXXX dollars for the mortgage and she said she might be able to reduce it to 1% if the HELOC was for a lower amount. At this point, I felt that an increase from the initially quoted 9.8% for the HELOC to now a 12.625% with XXXX in origination costs combined with the frequent changes in rate, inability to receive loan estimates, and increase in rate on the mortgage to buy the property itself was abusive and I had to find an alternative at least for the HELOC itself. I decided to submit my application with various lenders and was able to receive a HELOC for roughly 10% interest and only roughly XXXX in costs. A few days later I let XXXX know I had found another lender for the HELOC and would proceed in that manner. Things settled down but now I was a little cautious about how things were going. I proceeded with the lending and was subsequently told by XXXX that the underwriting was going through without any issues and that I had been conditionally approved by PRMG. She stated that my income was more than enough for the property and that I had a DTI of only 17% and we were qualified up to at least 43% DTI. She stated we were essentially only waiting for the appraisal in order to be able to close. I was relieved and allowed roughly a week to pass before looking at things further. However, now that I had seen a few red flags from XXXX XXXX XXXX and PRMG, I decided to look into the cost of buying down the rate. I communicated with XXXX regarding increased title costs roughly XXXX over what was in the loan estimate by the title company. I also discussed the rate buy down and was assured against this would be done at the closing table, would be left to the very end given how the closing costs may change, and that it was a mathematical equation of prepaid interest that every lender charges as you are essentially just prepaying your interest up front. However, roughly around XXXX XXXX XXXX I began doing research regarding the rates and began scrolling through XXXX when I found out that buying down the interest rate was not a mathematical equation as I had been told and should not be left to the closing table. In contrast to what XXXX had told me, lenders can charge any amount they deem fit to buy down the rate as this is not regulated. Moreover, if you do not use the seller credits for closing costs, the seller credits will be returned to the seller. Having found this out, I became hysterical as I would essentially be in a position to lose the roughly XXXX XXXX by it being returned to the seller. Now several weeks had passed and I was unsure if I would be able to get a new lender. Moreover, I had successfully filled my application for a HELOC for roughly XXXX to be able to increase my down payment as suggested by XXXX and would be in a terrible position if I did not acquire the property. Knowing this, I decided to reach out to XXXX to send me a rate sheet to be able to calculate how much I would be charged to buy down the interest rate. On XXXX XXXX XXXX, I reached out to XXXX to receive a rate sheet to be able to calculate the interest rate. She told me that she had reached out to PRMG to receive this but that it would take several days to receive as they did not have rate sheets readily available. I felt this was not honest as I was able to pull up rate sheets immediately with several lenders online including XXXX XXXX XXXX XXXX, and several other lenders I had researched. I decided to give them several days and kept following up to see when I could receive this. However, despite reaching out several times, they would not send a rate sheet or any documentation regarding how much it would cost to reduce the rate with the remaining seller credits. I kept reaching out to XXXX and she kept telling me she could not rush the lender. I told her I was worried that the lender would have another surprise after everything that had happened before and that I needed and official document from them showing what it would cost to buy down the rate. She kept delaying and would not offer me any information regarding how much it would cost. I let her know that I was in a rush as several weeks had passed and the more time progressed the less option I would have with other lenders. However, I could not get any further information to resolve this matter. Around XXXX XXXX XXXX, XXXX let me know that PRMG would be asking for roughly XXXX dollars to reduce the rate by 1.25% from 7.75% to 6.5%. I began to investigate whether this amount was a reasonable amount to charge to reduce the price by 1.25% and received several instant quotes from several other lenders including XXXX XXXX XXXX XXXX XXXX. Both these lenders quoted only around XXXX dollars to reduce the rate by 1.25% under the same mortgage program - essentially making PRMGs and XXXX quote 300% that of any other lender for reducing the price only 1.25%. At this point, I became hysterical regarding this issue as I had had several bait and switch tactics pulled throughout this whole process with this broker and lender. Now, PRMG and XXXX were essentially letting me know that unless I paid XXXX to reduce the price only 1.25%, I would either have to pay them that or the excess of XXXX dollars in seller credits would be returned to the seller. I communicated with XXXX that we would have to find another lender as we had wasted several weeks working with PRMG and that I had been concerned and voiced my concerns regarding their several bait and switch tactics since we had began working with them. However, XXXX insisted there were no other lenders that could help us and that we should not let go of PRMG as my income had been approved by them and we were almost all set to close. I began reaching out to other lenders and let her know that XXXX XXXX XXXX XXXX XXXX offered a much more reasonable cost to reduce the rate and that XXXX XXXX even offered a 3-2-1 Buydown option which would be much more beneficial as if I refinanced within 3 years, I would be credited back any unused amount of the seller credits. I referred her to them and let her know I had been quoted at 7.75% with no points. I told her I wanted to give her another chance but to please not let me down and she ensured me she would work with these other lenders to get me the best rate and close on time - she let me know by the next day I would receive my new Loan Estimates from these lenders. I had already began the process with XXXX XXXX and XXXX XXXX and had received quotes at 7.75% with reasonable buy down options and she would only have to continue the process. At this point, I did not know whether I could fully trust her or if the lender was the point of issue, I referred her to XXXX XXXX XXXX XXXX XXXX to get alternative lending but I had also reached out to XXXX and decided to keep this to myself to see if she was the cause of the issue of if it was only the lender. Within one day of being referred to XXXX XXXX XXXX XXXX XXXX, by the very next day of XXXX discussing anything with them, my rate had now increased from these lenders from 7.75% to roughly 8.375%. XXXX also provided me a Loan Estimate stating it was from XXXX XXXX but I now noticed that the points cost had increased from roughly XXXX XXXX XXXX to work with XXXX XXXX XXXXnstead of PRMG. This was in stark contrast from the quote I had received directly from XXXX XXXX the day prior at 7.75% with no points costs. Moreover, I noticed that the lender on the Loan Estimate stated it was from XXXX XXXX XXXX. with a Tennessee XXXX XXXX XXXX XXXX as the lender instead of XXXX XXXX and it did not contain any information regarding the Mortgage Broker. I was not only surprised that my rate and points had gone up just one day after letting XXXX know to pursue this alternate lender, but was also surprised how the Loan Estimate was drafted. I decided to look at this Loan Estimate and compare it to the previous one received from PRMG. I saw that PRMG had been listed as the lender on their Loan Estimate and that the Mortgage Broker as XXXX XXXX XXXX XXXX XXXX XXXX and XXXX XXXX XXXX and the Loan Officer as XXXX XXXX XXXX XXXX XXXX and Tennessee License XXXX XXXXn no way, shape, or form was XXXX XXXX listed in any of the disclosures. I had not met or ever heard of XXXX XXXX Moreover, it seemed that XXXX XXXX was using his Tennessee license to process this mortgage. Moreover, it also seemed like XXXX XXXXXXXX was citing XXXX XXXX XXXX as well as their Tennessee License. When I then compared the Loan Estimate I had received when XXXX XXXX quoted the HELOAN by XXXX XXXX at 12.625% and roughly XXXXXXXX in points, I also noted this was a Loan Estimate for Florida as the property was located in Florida but again XXXX XXXX was not mentioned in any part of the disclosure. Instead, XXXX XXXX was again noted to be the Mortgage Officer as follows: LOAN OFFICER XXXX XXXX XXXX XXXX XXXX XXXX XXXX In this case, XXXX XXXXXXXX used a separate license instead of XXXX XXXX in contrast to how they had drafted the Tennessee Loan Estimate as follows: MORTGAGE BROKER XXXX XXXX XXXX XXXX XXXX XXXX XXXX When I discovered that XXXX XXXX had notified XXXX other lenders, and brokers that I was seeking new financing options, it was clear that she had communicated with other parties involved in the transaction, which negatively impacted my interests. I had already noticed several red flags and decided not to pay an exorbitant fee of XXXX to lower the interest rate, choosing instead to find another lender. I referred XXXX XXXX to two online lenders, but after she spoke to them, they suddenly found issues with my income and refused to extend credit. Not deterred, I approached another lender on my own, who conditionally approved me swiftly, signifying that I could have closed on the property. However, once XXXX XXXX learned that another lender might be involved, she told the listing agent that I wouldn't qualify due to supposed income issues. This unwarranted interference weakened my bargaining position considerably. Following her remarks, the seller's agent came back to me to renegotiate the purchase price by approximately XXXX threatening not to close on the property unless I stuck with the original lender and adhered to the initial closing date. This put me in a precarious situation, limiting my financing options, binding me to the original lender, and putting my XXXX in escrow at risk. After refusing to pay the fee to buy down the rate, I began encountering problems with PRMG, the lender I was conditionally approved with. They suddenly became unable to verify my income, claiming it was declining and that I'd need to pay a higher rate. I clarified that my income had been consistent, with an increase in the last quarter. Despite this, PRMG changed their requirements, asking for a P&L and then for bank statements, including sensitive business information. I fulfilled over 25 conditions set forth by XXXX XXXX and PRMG, who continued to request more documentation. Even after being told I had met all conditions and just awaited the final investor signature, nothing progressed. I repeatedly requested the closing disclosure to meet the deadline, concerned that these delays were a ploy to let the rate lock expire and incur higher fees. The night before closing, PRMG and XXXXXXXX sent me a counteroffer: I was denied the initial loan product but approved for another, which would now cost me an additional XXXX for the same rate, with the possibility of more conditions. This came after I had repeatedly sought updates and expressed concerns that this delay might be a strategy to justify higher fees. In the end, I was left with a stark choice: either accept the increased fees or risk losing my XXXX escrow deposit. This was because I couldn't officially claim that the financing contingency hadn't been met without a formal denial, which they refused to provide. It was a concerted effort to delay the closing, avoid providing disclosures or formal denials, and ultimately, it seemed they intended to charge me higher fees under pressure. PRMG's counteroffer required additional payments and higher rates, raising suspicion of intentional delay and a bait and switch tactic. These actions seem clearly in conflict with regulations protecting consumers. I was forced to back out of the deal. Even then, PRMG and XXXX refused to issue me a formal denial letter so that I would not be able to get back my XXXX in escrow payment. THE HOME WENT BACK ON THE MARKET AND SOLD FOR XXXX MORE THAN I HAD IT UNDER CONTRACT FOR. THIS CAUSED ME A TREMENDOUS FINANCIAL LOSS. I AM SEEKING YOUR HELP IN HOLDING THESE PEOPLE ACCOUNTABLE FOR THEIR CLEAR VIOLATIONS. FACTS: Introduction of Parties: XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, with a distinguished career in financial law. Respondent: XXXX XXXX, a mortgage broker affiliated with XXXX XXXX and PRMG, falsely claiming to be licensed in Tennessee at the time of initiating the transaction. The Contract and NegotiationXXXX XXXX XXXX secured a purchase contract for a home, reducing the price from XXXX XXXX XXXX XXXX XXXX, negotiating 6% in Seller Credits, bringing the net to approximately XXXX XXXX. XXXX XXXX XXXX XXXXXXXX XXXX services as a mortgage broker to find a suitable lender. XXXX XXXX XXXX XXXX by claiming she was licensed in Tennessee and qualified to handle the deal. Licensing Irregularities and Misrepresentation: XXXX XXXX falsely stated her licensing in Tennessee, despite being only licensed in California as of XXXX. After several weeks and several red flags, the complainant reviewed his disclosures and found out that XXXX XXXX was not licensed in Tennessee but rather was using a colleagues license, XXXX XXXX who the complainant never met or spoke to and who was listed on the Loan Estimate and Disclosures. Investigations into XXXX XXXXXXXX revealed licensing suspension in California due to non-payment of dues (subsequently, re-instated) and permanent revocation in Georgia due to providing false statements. The loan estimate did not mention XXXX but rather Trevor XXXX an unknown party to XXXX XXXX. Even the lender selected by XXXX XXXX, PRMG, seems to have a questionable background. Investigation into the Loan Processor at PRMGXXXX XXXX XXXX, shows his license and ability to work in the mortgage industry was suspended for 5 years in Washington state for working without a license. Seller Credits & Rate Buy-Down Misconduct: Initially, the complainant informed XXXX XXXX that he had gone into contract for the purchase of the property with 6% seller credits which were essential to use to buy down the rate given the current high interest rates. XXXX XXXX stated this would not be an issue. Upon getting an initial quote, XXXX XXXX let the complainant know that he was locked at 7.625% with no points. After repeatedly requesting the Loan Estimate, the complainant was told that he would not receive it until the 3 day mandatory deadline but that he should not worry because the rate was locked. However, upon receiving the Loan Estimate, the rate was now 7.75%. The complainant was contacted by XXXX XXXX XXXX XXXX XXXX of PRMG who let the customer know it was an issue due to a manual lock procedure and could not be honored at the lower rate but this would not happen again. This was one of the first red flags noticed by the complainant. XXXX XXXX misled XXXX XXXX about the ability to use seller credits to buy down the rate, both in writing and verbally. She initially advised the complainant that buy down the rate was a mathematical equation for prepaid interest and would be the same charge by all lenders. She stated this could be left until the closing after all closing fees were accurately specified by the title company applying the left over seller credit to the rate buy down. After several red flags, the complainant decided to request a rate sheet to assess the exact cost of buying down the rate. He was not provided this for several days. Once provided, XXXX provided an outrageous quote of XXXX to buy down the rate, roughly XXXX of the market standard, against XXXX XXXX clearly stated intention in the contract. The complainant verified this previously undisclosed amount was exaggerated by receiving two quotes from two other lenders who quoted roughly XXXX for the same buy down amount offered by PRMG for XXXX HELOC & Interest Rate Misguidance: XXXX repeatedly proposed a second mortgage or HELOC with over 12% interest rates, despite XXXX XXXX concerns over the increasing debt burden. The complainant was advised this would be the only real way to obtain the primary loan as it would allow the complainant to put down a down payment of 20% and lower the interest rate from almost 10% for the primary loan. He was assured this would not affect the ability to secure the primary loan regarding income and that the lender had approved this transaction for the primary mortgage on the new property and did not care about the borrower obtain such a loan. XXXX XXXX secured a HELOC at 10% interest rate for roughly XXXX dollars after XXXX persistent misguidance, expressing concerns over her increasing interest rates. Confidentiality Breach & Interference: XXXX communicated with other parties, such as the listing agent and other lenders, damaging XXXX XXXX interests. After the complainant began seeing many red flags and was asked for XXXX dollars to buy down the rate, the complainant decided to seek financing from another lender. The complainant referred XXXX to two lenders he had found online. However, despite being conditionally approved with PRMG without income issues to that point, after speaking to XXXX, those two lenders found issues with the complainants income and would not extend credit. The complainant decided to reach out to one lender independently to see if he alternative financing was possible with XXXX interference. This lender quickly conditionally approved the complainant and would have been able to close on the property. However, once XXXX learned of the competing lender when contacted by the listing agent arranging the new lenders appraisal, she informed the listing agent that the complainant would not be able to qualify due to income and had several issues with his financing. Evidence of this includes statements from the listing agent and possible texts from XXXX highlighting a clear breach of confidentiality. This interference affected the negotiation and financial aspects of the transaction, as XXXXXXXX comments to PRMG led to a weakened bargaining position for XXXX XXXX. Subsequent to XXXX statements, the sellers agent communicated with the complainant and asked to renegotiate roughly XXXX XXXXXXXX that had been reduced from the purchase price of the property or the seller would not close on the property. The seller insisted he would not extend the closing date due to XXXX comments and would decline the deal should the complainant not proceed with the original lender and meet the original closing date. This caused great harm to the complainant as it limited his financing options with the new lender, limited his time to be able to secure financing, bound the complainant to the original lender, and put the complainants XXXX in escrow at risk if he made any misstep until closing. Replacement Cost Estimator (RCE) Request: XXXX XXXX request for an RCE raises questions about her awareness of Florida's legal regulations. XXXX repeatedly asked for a RCE despite being informed by the complainant that the insurance company could not provide one as he was a Florida resident and Florida law made it illegal for a lender to ask for an RCE or condition the loan on receiving an RCE. XXXX responded stating she knew of the law but if the complainant would not provide it, he would have to increase his insurance almost by three-fold. Her response indicates knowledge of Florida's legal changes, proposing options for the loan amount or insurance agent collaboration to meet agency guidelines. This occurred despite the recent change in Florida Statute 626.9551. CS/CS/CS/HB 1209 - Solicitation of Replacement Cost Estimators and Other Proprietary Information - pp. 3435, 626.9551, F.S. -Prohibits a person (or entity) from requiring an insurance agent or agency to provide the replacement cost estimator (RCE) or other proprietary underwriting information of an insurer as a condition precedent to or subsequent to lending money or extension of credit secured by real property. The bill also prohibits an insurance agent or agency from providing such information. Loan Program Switch & Additional Fees: The original loan program was a 7.75% loan on 80% of XXXX loan amount, with no discount points and a 1% mortgage broker compensation fee. XXXX XXXX and PRMG initially promised 7.625% rate and sent documentation that this rate was locked, which later changed to 7.75%. The issue escalated with various miscommunications and delays, leading to a sudden change in the loan program. Despite being conditionally approved for several weeks, once the complainant refused to pay XXXX dollars to buy down the interest rate and after XXXX closed the alternative lending options, the complainant began having issues with PRMG. Suddenly, they were unable to verify his income. Initially, the complainant was advised that he had declining income and as such he would have to receive and exception and pay a higher rate. However, the complainant explained that the last 3 quarters his income had been roughly the same with an increase the last quarter. Nonetheless, the complainant was advised that bank statements may not be used to verify his income now and he would have to submit a P&L which would be used to verify income. The complainant submitted a P&L provided by his accountant. However, the issues continued. PRMG continued asking for bank statements and documentation regarding the bank statements including confidential and proprietary business information. Howard continued asking for conditions to be met which totaled over 25 conditions. Despite this, the complainant was assured that he had now met all conditions, had been signed off and cleared by underwriting, and that all that was left was the final investor signature. This was roughly 3-4 days before the closing and the complainant repeatedly asked for the closing disclosure in order to meet the closing deadline and explaining that the closing date could not be extended due to the issues caused by Howards disclosures to the listing agent. Despite this and the complainants statements he was worried about this being a delay to allow the lock rate to expire, the complainant was assured final signature would be received by the investor and he would be approved. PRMG, XXXX XXXX XXXX XXXX still refused to send out any disclosures. They also communicated with the title company asking for 100% LTV disclosures and various other documents with terms not previously agreed upon. However, the complainant was still assured the final step was investor signature and the property would close. He was subsequently assured the investor had signed off and approved the loan however, everyone went silent and would not respond to the complainant. Around XX/XX/XXXX, me and my wife started looking to purchase a new home. At the time we owned our current home and still had a mortgage which we were paying each month. Due to the rental rates in our area, in XX/XX/XXXX we made the decision to rent our home, instead of selling it. I researched lenders online to determine if there were any lenders that had less than 20 % down payment programs. I work in the mortgage industry ; therefore, I contacted a few lenders I know to see if they had less than 20 % down payment programs. Several of the lenders indeed had programs which offered less than 20 % down payment. Since most of the programs required at least 11 % - 15 % down payment, I decided to keep researching lenders for a program that allowed less than 10 % down payment. A lender named Paramount Residential Mortgage Group ( PRMG ) which states on their website ( link below ) We specialize in mortgages above the conforming loan limit with as little as 5 % down up to a sales price of {>= $1,000,000}. 10 % down up to a sales price of {>= $1,000,000}. After speaking to the loan officer and understanding that I would have XXXX as a second mortgage, I felt comfortable with the program and decided to obtain a pre-approval letter. I provided all the necessary information/documentation for the pre-qualification and on XX/XX/XXXX, received a pre-approval for {>= $1,000,000}, with a down payment of {$62000.00}. Attached to this complaint is the pre-approval letter. Since we were looking for a new build there was one builder that refused the pre-approval letter, due to the mortgage company may not meet their deadlines for a conditional approval. On XX/XX/XXXX, we entered into a purchase agreement with the builder XXXX, to purchase a home in the amount of {>= $1,000,000}. XXXX also required conditional approval deadlines, which was XX/XX/XXXX, and close of escrow deadlines which was XX/XX/XXXX. PRMG was able to meet the first deadline and provided a conditional approval on XX/XX/XXXX. However, on, XX/XX/XXXX, I received an email from the processor on my loan at PRGM stating we are still short to close {$15000.00} not including the closing costs. At that moment, my wife and I were confused, how did we receive a conditional approval in XXXX, but now we are short to close {$15000.00} not including closing cost, nothing changed with our income, assets, or liabilities from XXXX to XXXX. Instead of renting our property we made the decision to sell and use the proceeds to pay the {$15000.00} and closing costs. We informed PRMG that we were going to sell instead of rent the property. On XX/XX/XXXX, our sell was completed, and I inquired with PRMG if we would be signing docs but was informed the XXXX loan docs were still pending. XX/XX/XXXX, at XXXX, I received an email from my loan officer at PRMG stating ; I am so sorry for the delay. Our second lien holder is giving us prolems since you sold your house. The change, changed our approval ( I would think for the better ) they are saying they are worried about payment shock and are worried that if one borrower leaves the others will have a hard time paying. They are NOW only wanting to approve us to 90 percent. We have the approval and can get docs but we have this change. I am so sorry. I think I am going to find a new second investor. Please call me if you want to discuss. The rate is better but it's an additional five percent down. Once again I'm sorry for the last minute change. We have been waiting for docs and I just got a call from management today. Once again we were confused since we sold our home we had over {$300000.00} in equity that we received, the day before we are set to close the XXXX company will not approve an additional 5 % because they are worried about payment shock and onXXXX person might leave. Why would there be payment shock on a XXXX loan that is XX/XX/XXXX loan nothing changed with our income, assets, or liabilities. Also, there are four people on the loan. Myself, my wife, my wife mother, and my wife father. My wife and me have been married for 12 years and together for 25 years. We just had a baby XX/XX/XXXX. My in laws have been married for 42 years. So, for PRGM to say they are worried if someone left the loan is not a condition for us to come up with an additional 5 % down, when we were conditionally approved by PRGM twice. Also, the loan officer offering to find another lender was not acceptable, when she knew that we needed to close escrow the next day. We did not want to pay the additional 5 %, but since we had sold our home and was waiting to close on the new home we were now XXXXXXXX, we had no choice, but to pay the additional 5 %. We paid the 5 %, closing costs and signed docs all on XX/XX/XXXX. We were thinking the nightmare was over, but it was not. On Friday XX/XX/XXXX, the end of the week, I was on the phone all day with the loan officer to confirm if we were going to close escrow and finally was advised that we would not be closing escrow. Once again PRGM was waiting on the XXXX company to close escrow, but they did not receive a 1004D in time to close. Once again, I am in the business, a 1004D can always be provided post close as well, but a 1004D was keeping me XXXX over the weekend. We finally closed escrow XX/XX/XXXX, after XXXX, the builder sent an email stating they would not hold up the property any longer and would have to charge us 1 % for delay passed XX/XX/XXXX. XXXX and the XXXX company was able to close escrow after receiving that email. This 5 % program that PRMG offers seems like a bait and switch program, since PRMG knew I sold my home and have additional assets prior to close. The conditional approval in XX/XX/XXXX was based on use renting our home not selling it. We can not understand why the XX/XX/XXXX approval was changed after PRMG was provided the final settlement statement from the sell of our home. I am sure this is a TRID and/or UDAAP bait and switch violation, since PRGM change the offer 2 days prior to close when they provided a conditional approval XX/XX/XXXX.

I went under contract with the seller on XX/XX/2020 and have yet to close the loan as of today. My mortgage loan originators were XXXX XXXX and XXXX Mortgage. The original mortgage product was the XXXX XXXX program and was switched to FHA without my consent. My realtor began raising the issue of getting items such as title work, appraisal, and conditional underwriting being completed before my due diligence period ends on XX/XX/2020. XXXX XXXX became defensive and argumentative and reported that the only date that I should be concerned about was XX/XX/2020, my closing date. The appraisal was completed 2 day before due diligence ended and my loan was never submitted to underwriting even though I was assured that it was in underwriting. Around of the end of XXXX, my realtor filed a complaint with the corporate office due to combative behavior from XXXX XXXX and the lack of movement of the loan process. My realtor received a call from XXXX XXXX who revealed that XXXX and XXXX did not get along and that XXXX XXXX had requested his assistance to expediate the loan process my making XXXX XXXX do her job, but he ( XXXX XXXX ) was too busy to address the issue. XXXX XXXX was unreachable for an entire week via email and would not return any of my telephone calls during this time period. I was informed that she had quit. In actuality she transitioned to a different Paramount Residential Mortgage office and had no intentions of completing my file. A week or two later she began communicating with me again via email requesting documents. Those documents were submitted in a timely manner. The closing date of XX/XX/2020 arrived and my loan had not been submitted for underwriting. There was no explanation or apology. My loan was sent to underwriting on XX/XX/2020 and I received conditions on XX/XX/2020, eleven days after my closing date. This is where I also learned that our rate was never locked. XXXX XXXX provided me an extensive list of conditions with no instructions. I submitted the conditions the same day. I was informed the next day that the conditions should have been on a company form that was never provided to me which wasted another critical day. I constantly requested updates and was told blatant lies. I received the closing disclosure on XX/XX/2020 with a closing date of XX/XX/2020. The closing was scheduled, and my loan packet was never submitted to the closing attorney. XXXX XXXX contacted the closing attorney after closing time had passed. When I reached out to XXXX XXXX, I was told that it was still in underwriting. I informed the entire team that my family would be displaced if this deal does not close. I received additional conditions that I satisfied. On XX/XX/2020 I contacted the team to get the status of underwriting and was told there was a glitch with the system that they had to resolve. Paramount Residential Mortgage contacted the closing attorney and scheduled the closing for XX/XX/2020 in the afternoon. The seller showed up and signed their forms and once again my loan packet was never submitted. My numerous emails to XXXX XXXX and XXXX XXXX went unanswered. I call XXXX XXXX and he informed that he thought the glitch was resolved and that he would look into and update me. I contacted XXXX XXXX later that evening and was told that my loan was approved but kept switching from approved to a different status when XXXX XXXX would attempt to submit the forms. XXXX XXXX then informed that could not use the funds in my account for closing and needed a gift of {$6700.00}. This was at the last minute. Thankfully I was able to obtain the gift, submit the letter, and the banking statements within a matter of hours. I continued to request status updates and was given the same lie about it being in underwriting again. XXXX XXXX then requested a new gift letter that stated {$8000.00} and the {$12000.00}! My gifter was reluctant and I requested more information as to why the gift amount needed to reflect an amount that was not accurate. XXXX and XXXX informed me that the new amount showed the reserves in my account. I was dumbfounded due the gift account not being my account. No one on the team could make this make sense to me or my realtor. When requesting another status update, XXXX requested a {$20000.00} gift letter and credit card statements. This is the point where I refused to produce fraudulent documentation and requested clarity on the request. Needless to say, no one on the team responded, and as I type this letter on XX/XX/2020, my family and I have been displaced. Paramount Residential Mortgage does not care about my familys displacement and have effectively ghosted and abandoned my family and me. Paramount Residential Mortgage has made It almost impossible to get approved by another lender due to pulling my credit over 7 times during this process which caused my score to significantly drop. The following is explanation how is the PRMG escrow department done not calculated the escrow amount correct L : 1- The account sold to the above mortgage company from Loan # XXXX to Loan # XXXX with escrow credit balance amount {$2900.00} ( was deducted of my refinance case out payment ). The previous mortgage company sold the loan and paid all what they collected under loan # XXXX to the new mortgage company. 2- Based on the city of XXXX XXXX annual property taxes XXXX is {$7000.00}. ( PRMG ESCROW SUMMERY CALCULATED PROPERTY TAXES {$7600.00} ). This caused an extra wrong collection amount of {$580.00} under property taxes. 3- XXXX XXXX amount of {$1700.00} XXXX was refunded to the mortgage company. 4- That is means there was no shortage on escrow account. 5- The XXXX XXXX payment of {$1200.00} was part of the monthly mortgage payments calculations. Means there was no extra payment especially when the policy premium reduced from {$1700.00} to {$1200.00} ( means the monthly payment should be less not extra ). 6- If you add the following math problem you will find that I am correct according to the documents and calculations : Annual property tax {$7000.00} + property Insurance {$1200.00} = {$8300.00} ( TOTAL ANNULA ESCROW ) / 12 MONTH = {$690.00}. Company Involved : Paramount Residential Mortgage Group, XXXX. XXXX XXXX We were sent to XXXX XXXX for financing on our new home in XXXX. We started talking to XXXX and he was wonderful to work with. Everything was going smoothly, he reassured us that our debt to income was great and we discussed that paying our car off would be a bad idea due to wanting to trade it in and XXXX said that using a lump sum of money to pay off a big object would be " stupid '' when we could invest with it instead. We discussed the down-payment being low and that there wouldn't be an issue with anything that all would go smoothly. The next XXXX times we talked he said we did not have to do anything to be approved but that we would have to move our closing date which was not an issue. We understand things happen. We closed on our house that we sold in XXXX and I called the escrow company in XXXX to wire the down-payment so it was there and ready when it was time to close. At that time XXXX said closing would be {$49000.00}, which he shot VERY high and said that would be worse case scenario. The week before closing our realtor called us and asked if we had signed a CD. This document estimates closing costs, interest rates, and so fourth. I called XXXX, XXXX, and XXXX that day. Nobody answered their phone. I then emailed and texted them, again no answer. I waited, I was nervous that we were falling behind on the timeline. At this time we are currently in a XXXX trailer, separated from our children trying to get into our home in XXXX. Eventually I get a text from XXXX that says she is sending over the CD. I looked at it and the numbers were WAY off. it was {$67000.00}. and all of the other numbers were way off as well, I texted XXXX and told her I didn't feel comfortable signing it due to the numbers. She reassured me that it was just acknowledgment of paperwork so we could keep moving forward. The following day XXXX said our debt to income is bad and we needed to pay the car or credit card off. I told her XXXX said our debt to income was fine and that we didn't need to pay the car off. So instead I paid the credit card off. From then on things kept getting worse and more! We were in XXXX that weekend cleaning up some ties, packing the rest of our home, and getting everything ready to move. I called XXXX again and again. At this time I was scared, frustrated, and was being ignored. Nothing was adding up, the numbers were far off, and there was no communication. XXXX called and said there were issues and that we needed to pay the car off, at this time we didn't have the money to pay it off, we have {$49000.00} in escrow as well as {$4000.00} in earnest money. We were confused on why numbers went from great to not, we did not gain anymore debt, we did everything right. We paid everything on time, followed all P 's and Q 's. That evening XXXX calls and said that he figured it out and we don't have to pay the car off and that he was not sure what happened. I said " Perfect '' he said " not exactly '' I said " What would make it perfect '' He said " If I didn't tell you I could finance you '' I was blown away and said sorry you feel that way and hung up. I then called my realtor and let her know what he said, I felt that at this point it was too late to change who was financing us after everything. That weekend XXXX was supposed to send over the CD so we could sign on Monday. He knew for a month we were signing on Monday and that everything needed to be correct and ready. He sent us the CD and it did not have the car on it, so we signed it and everything looked correct. He said that the car was not on there and we saw that, he told us that he bought down the interest rate for us and that it was for him saying sorry. The escrow officer did not get the CD until XXXX on Sunday. The escrow office called to make the appointment for Monday, I asked her if there was a car on there that needed to be paid off and told her the amount. She said no, everything balanced out and you will get {$20000.00} back. The next morning we go into the escrow office and she comes in says she has bad news. She tells me late last night she received a second CD that she had to balance last minute and that it had the car on it. I lose it. She then says that it does not say we needed to pay it off that it was just on there and that it didn't say it needed paid off and that she was going to double check. She didn't see any reason it needed paid off and had never seen anything like this before or have it happen to her. She said they did not send a pay off letter or anything stating it needed paid off. We signed paperwork and left. She said once she got it figured out she would call because we had to pick up a check regardless. She called later and said that XXXX sent her an email asking to have a voided check sent to him with the car loan bank info on it and proof that we were going to pay it off. At this time we have the checks and our mortgage has recorded but I do not feel comfortable paying the car off due to everything that had currently happened and that there is no need to do so. This is not just about the car being paid off. What he did is slimy. Nobody should be lied to and then have to come up with money at the escrow signing that they are not aware about. This is our livelihood. We are human. I would like you to get ahold of my realtor and also the escrow officer. They have email strings that have lies in them about what went on as well. I closed on my home in XXXX XXXX and moved in the same day. It took XXXX closing dates and the delay cost me an additional {$2500.00} in storage and movers. Under 4 months of residence in my new home, this PRMG raised my mortgage from {$1900.00} to {$2400.00} which is {$500.00}. Their explanation was that it was an escrow analysis. I explained to the mortgage customer service representative that my taxes and insurance had not risen but instead decreased and I have never missed a payment to date. None of the representatives would provide me any info for their tax department and some even said there is no access to any legal staff or tax department by customers. The Paramount Residential Mortgage Group PRMG collected XXXX months ' of my taxes before even paying taxes to the town I reside ( as it is paid as part of my mortgage XXXX XXXX = {$2500.00} ) ) I want to know that right exists that allows a mortgage company to increase mine and any client 's mortgage payment 27 % with unproven claims. I called the company XXXX times with no resolution and I was given scripted answers with no follow-up. This company 's actions have caused undue difficulty for me in this recession. In XX/XX/XXXX, my mortgage holder switched the loan servicing for my mortgage to a different division of the same company ( from the XXXX division to the XXXX division ). At that point the company asked me to submit proof of homeowner 's insurance, which I did promptly by submitting the policy held by my townhome 's HOA. They initially sent me a letter stating they did not receive proof of my insurance, so I called them and discovered someone couldn't open the email attachment I sent with the policy. I then sent the proof again in XX/XX/XXXX. I asked why no one initially wrote me back by email telling me the attached file would not open for them. They had no answer for this, but it was the start of my doubt about the reliability of their procedures/staff. After they confirmed receipt of my policy, I asked if they had all they needed from me, and I was told they did. After that date, I started receiving automated letters from a XXXX XXXX office of PRMG saying that they did not receive proof of insurance. The letters threatened to buy insurance for me. I called to clear up the issue, and again, I was told they had my proof of insurance and that I should disregard the letters. Still, the letters kept coming, and I kept calling. In XX/XX/XXXX, they sent a letter stating that they had received my proof of insurance and were cancelling a policy I was unaware had been purchased ( see attached ). Since the letter stated ( I have a copy of it still ), " We are pleased to have received confirmation of your insurance coverage and our records have been updated accordingly. The temporary insurance that was purchased on your behalf as of XX/XX/XXXX has been canceled. .... '' I assumed that finally PRMG had resolved their issues. Again though, I started getting letters contradicting the letter from XX/XX/XXXX. In XX/XX/XXXX, I called them again, and finally, I spoke to someone who did not agree that they had received everything from me. They told me that I was missing an additional policy not included in my HOA 's master policy. This was called interior condo-insurance or H06 insurance. I was not aware PRMG required this. I had this insurance at the time of my refinance with them, which initially originated the loan because I used to carry this for my own sake. However, the company that insured me recently stopped covering my area. As soon as I was made aware of the requirement by PRMG, I purchased a policy through XXXX XXXX. Until that point, I believed my HOA 's policy was all PRMG needed. I submitted proof of this new policy to PRMG, and they sent me a letter confirming receipt. However, they also stated that they had decided to purchase a back-dated policy for the period from XX/XX/XXXX-XX/XX/XXXX. The policy was very limited in coverage, was for a year that had passed already, and was purchased at an exorbitant price ( {$1200.00} ). I looked into the practice called back-dated, forced placed insurance, and discovered that several states including my state of XXXX have been looking into stopping the practice after several class-action lawsuits have been successful against companies deploying this unscrupulous tactic. I asked PRMG to remove the policy and to refund my escrow account, they refused to do so. It is unethical to allow financial institutions to back-date insurance policies and to sell those policies at exorbitant rates. Insurance for a year that has already passed without claims is not insurance at all. It's guaranteed profit, free from risk, and the mortgage companies are receiving a kickback on these policies. I tried to provide proof of insurance to PRMG in good faith, and I was told that I had done so by their staff ( over the phone since XX/XX/XXXX, and even in writing back in XX/XX/XXXX ). I tried to comply with all of PRMG 's requests in good faith. It was due to miscommunication on the part of their staff, that I didn't secure the additional policy earlier. As a result, that back-dated forced placed policy should be canceled, and my money should be refunded. Additionally, I question the morality of issuing a back-dated insurance policy above market prices. This should be illegal, and that is why companies employing such methods have been sued over the practice. Those suits have resulted in millions of dollars in damages being paid to consumers. It is time XXXX defends its citizens ( especially it's elder population ) from these fraudulent practices, and Congress needs to step in on the national level.

XXXX needs to be investigated. All over are fake reviews about them until you get the the XXXX reviews. As I read them I found many similar problems to mine. XX/XX/XXXX we settled on a home, a month late, because this company took a whole month to try to find an inspector just to find one a week before we were suppose to settle and he came back saying he could not inspect the property due to it being a XXXX XXXX, we had paid them to find this guy. Now they were asking for more money to just search for another guy after missing our settlement date, we refused and they had to cover because we provided documentation showing them that they never started looking until the week prior ( I constantly emailed for updates ). They made it halfway through XXXX still could not find a guy until I suggested they just ask the prior owners who they used because clearly they moved in. Meanwhile this company has rendered my family XXXX for a month with the inspector issue because our home sold on time in another state also the house we were buying had sat for a month, no electric and no running water during the winter because the prior owner had everything scheduled to turn off for the original settlement date. We only found that out because we went to view the property again and when we walked in nothing would run, after waiting for two hours for their relator to show up. The next problem was they changed the financial information to show we would make higher payments which we did not agree to, nor could afford, XXXX XXXXXXXX now they were pricing us out of the home. We sent that back to review twice to get it back to the original payment we wanted to settle with. Moved in the home finally glad to have a settlement nightmare behind us. The company never informed us about the second address behind the home the resident has to pay taxes to ( owned by the XXXX XXXX XXXX ), we even went through our paperwork there was no mention of the second address at all or the extra payments. For the longest time after calling them countless times and them having zero clue how to handle it we figured it out on our own. Next problem flood insurance, we had to prove we had flood insurance to own the property for being in a flood zone. We were told we would assume the prior owner 's policy and we thought it would be fine. A month in they contact us that they needed proof of a policy, which was in our settlement paperwork so they had it but had lost it, which we later found out later they took out a policy on our behalf. We sent the settlement papers to them and somehow they end up canceling all flood policies on our house. We have a flood scare later in the year due to weather getting bad and the place notoriously floods, so us wanting to be proactive want to find where we would call when this happens. Through us navigating through their disconnected phone numbers, multiple branches that have no clue what the other is doing, corporate not even able to assist us I manage to find this relator 's random cell phone number on XXXX and able to contact his branch to try to figure out what is covered and who to contact when we need a claim, but did not find out they canceled that policy until they mailed us new offers for higher priced policies, we decided to not use them for our flood insurance for obvious reasons. Currently we are fighting with them because they over charged our escrow early to pay for the insurance policy they canceled and wanted to raise our payments a little over {$300.00} a month. So to reimburse the escrow account they screwed up we put a deferment for XXXX months on the house to correct the payments again. They ended up paying the escrow back because they found it was their fault and did not inform us again so the deferment was ultimately for nothing. We contacted them XX/XX/XXXX asking them to put the defer payments to the end of the loan and to update our mortgage payments to the lower amount. It is now XX/XX/XXXX our payment is due on the XXXX and not only has that amount not changed to the lower payment it is still showing that we are XXXX days late on our payment which is not accurate. We have worked with this company multiple times on multiple issues. I have never had to call a mortgage company so much before and this is our second home and we have only been in the home for a year and 7 months, I can not do this for the 30 years, we would switch but due to the market interest rates are astronomical.

I selected PRMG XXXX XXXX to refinance my existing home loan during the month of XX/XX/2019. I explained to her I want to refinance my home and have my husband who passed away off the loan, and have my XXXX children put on the title. She said no problem. As the processed started I provider her with my husbands death certificate, Deed to the home, Home Owners insurance, and Flood Insurance. All the information a mortgage loan company would need to proceed with a refinance. XXXX XXXX was not inform-able on this process and I had to keep asking questions on what was happening. Many times I was bothering her and she had no time to answer my questions. At the time of signing the closing documents I sit down in her office on Monday XX/XX/2019. As I'm sitting with the notary I see the monthly payment has jumped from what was e-mailed to me from {$1600.00} a month to {$1700.00} a month. I asked why is this? This is not was e-mailed to me prior to me coming to this office to sign the closing documents. XXXX XXXX said h we FORGOT about your flood insurance '' I cried knowing I could not pay this new monthly payment. I then went outside to collect my self and called a friend. I went back into office and XXXX XXXX said to me and I quote " if you can find a cheaper flood insurance in three days before the loan closes we can put this into the loan '' I did find a new flood company the next day Tuesday XX/XX/2019 and XXXX XXXX told me the loan is ready to fund and I will not be able to move forward with the new flood insurance, that I can change it after at a later date. I then called her repeatably asking why did she say this at the time of signing or I would of never signed the closing documents. So as days went by I did not hear anything from XXXX XXXX and I continued to call her to no avail. On Thursday XX/XX/2019 I called her boss XXXX XXXX he is the Manager. I told him what has taken place and he said he would get back with me. On Friday XX/XX/2019 I told him that XXXX XXXX promised me if I got new flood insurance she would put this into my closing documents. In the mean time my loan closed not with my new flood insurance and now I will have to get a hold of the New loan company since PRMG sold my loan in five days after closing. After speaking with XXXX the manager on Friday XX/XX/2019 he did say that the new loan company will re-do my loan and he will check the status and get back with me. I also did advise to him I no longer wanted to work with XXXX XXXX and she is to stop texting me. In the mean time XXXX XXXX has continued to text me unprofessional and immature comments, which has cost me loss of sleep and wages. If she had only been this vigilant when working on my loan and answering my questions that would have been great. Today is XX/XX/2019 almost a month after signing the closing documents and I still have no idea how much my monthly mortgage will be. XXXX XXXX did not do the right thing by keeping her word about adding in my flood insurance before the loan closed, and she very unprofessional, and now to add harassment into the mix. She closed my loan without having the correct paper to do so and she closed this loan early. Getting back to having my kids on the title she said oh no problem. Well needless to say she said for me to go to a place called loan doc 's, and after I called them it will cost me over {$300.00} to have my kids on title. When I bought this up to her because I paid over {$110000.00} for documents, oh and I provided most of the documents, she said that this could not be done during this process that the loan was closed, so she lied again. My title of my home had to be changed anyway due to my husband passing so I do not understand why she could not do this since we were changing the title. I closed on a new home on XX/XX/XXXX. My lender selected a homeowner 's insurance plan for me, which I found acceptable. It was paid in full at closing. In XXXX, I started getting letters saying I did not have homeowner 's insurance and that they were going to force place a policy if I did not buy one. I could not reach anyone on the phone, but was able to contact a rep over their live chat. I pasted the transcript of the chat below, which their website does not allow you to save ( which I find suspect ). Yesterday, I got a letter in the mail notifying me that they force purchased a policy for me in the amount of {$3500.00}, which I will have to pay. I called their customer service just now, and got someone on the phone and he located a THIRD policy that he said they forced purchased. I do not know who they are giving my information to, why they can't locate their own records and they can not explain what is going on. I asked to speak to a supervisor and the representative said it was impossible. I do not have this money to pay them and do not really believe I will ever get it back once they get proof AGAIN of coverage that they purchased in the first place. I obtained an FHA home loan through Paramount Residential Mortgage Group Inc., located at XXXX California XXXX. Loan Officer was XXXX XXXX, from there XXXX Office. During the initial process XXXX said he needed an approval from the FHA Underwriter as I was buying the home from a business that myself and XXXX daughters own. After about 2-3 weeks XXXX said there was no problem with this process we now move forward. After going through the process I noticed several procedural situations that did not make sense to me. I had filed a Bankruptcy three years prior, and XXXX did not ask me for the information. I sent to him anyway, as he mentioned he would need it later. While the property was being appraised it took over two weeks to get an appraiser. I would leave messages for XXXX and he returned a call. Stating the appraisal got dropped and he was apologizing for the delay he would begin to make calls. I told him the appraiser had already done the work. He had no idea constantly what was going on with my loan. I know his wife had several medical issues and XXXX time stated to me he would be off phone for a week or more. I did not understand why he would not give the loan to someone else to finish. But he refused. At the end of the loan process ( 2 months ) XXXX seemed to scrambling telling me he was now having problems with the underwriter. I later discovered he had never gotten an approval for the loan as he had stated earlier. This delay was apparently just medical issues with his wife as he left me hanging. I was then being told the loan may not fund. The loan amount had changed from XXXX to XXXX then XXXX. He kept lowering the dollar amounts. I then attempted to telephone the owners of PRMG but never got a phone call or email back in return. As this situation was apparently falling apart I contacted another lender who told me XXXX had not done his homework as my income was written to FHA incorrectly. I was shot in the line of duty for the XXXX XXXX County Sheriff 's Dept., and received a Medical Pension. The pension brings me about {$4000.00} a month. The other lender said it should be reported as {$5000.00} a month as there is no tax taken. When I brought this to XXXX attention he agreed and re-submitted. I then obtained a loan about XXXX higher but it was obvious XXXX did not know what he was doing. As the loan was finally funding I was asked to sign doc 's about a mile from my escrow office on a Sunday evening. As I did this I questioned why we were not signing at escrow the next morning. Then I discovered XXXX and his wife were now trying to charge me {$250.00} for the signatures. When I questioned it was dropped to {$75.00}. I then discovered that changes were made to my closing costs. The price increased {$2900.00}, and the loan had funded. After checking I discovered XXXX had increased my fee 's to PRMG stating I had requested an interest rate buy down and this was the fee. The only time I discussed this with XXXX was about a month earlier when I asked if we should lock in a rate. He responded back later in the day stating how does 3.5 Percent sound. I said great lock it in, as I new watching the markets the rates were moving up. At no point did XXXX say this was an uncharge. On my closing statement with escrow under lender charges it states Adjusted Origination Fee to PRMG changing the cost by nearly {$3000.00} increase. I tried to get this amount credited but XXXX told me in email PRMG did not receive these funds it went to others who were buying the loan. I then complained to XXXX XXXX at PRMG who was investigating. He said yes the funds went to PRMG. After sending info back and fourth with XXXX XXXX he stopped all correspondence. This experience has been the worst I have ever encountered in my professional life and I think you should be made aware of your companies and employees actions during this process. Please bear with me as this will be lengthy and all inclusive of our experience. In XXXX 2015, we found a beach house foreclosure in XXXX XXXX, XXXX we both fell in love with and decided to put a bid in which was accepted the next day. Our realtor XXXX XXXX suggested we use XXXX XXXX of PRMG as the lender, since we used both of these individuals to purchase our XXXX house. We informed XXXX XXXX that we were planning on renting out or selling the XXXX house and live in XXXX as our principle residence. We negotiated with the bank and secured {$8000.00} in repair costs and they were willing to give in a little more. I instructed our realtor to negotiate a XXXX repair allowance providing all necessary documentation. At this point we were happy and looking forward to a quick and pleasant closing experience. Then the nightmare began. I am not sure I can explain what happened so please bear with me. XXXX XXXX has a credit score of XXXX with a perfect debt to asset ratio and more than ample savings. In addition the XXXX house has close to XXXX in equity. So the logical choice was to have her name alone on the contract and I would oversee what I thought would be an easy process. It all started when XXXX asked for the usual financial information but did not ask for XXXX 's Tax returns. I spoke with her about this ( very strange as that is usually the first thing required ) and her response was she did not want to raise red Flags? I told her we were not hiding anything and we are upfront and honest people. I let it go thinking she was the expert in the field. Next she had XXXX write a letter stating why she was buying a house. Again I thought this strange but let it go. Her explanation was that the underwriters would have a problem with a principle residence status. I again told her our intentions. Well it turns out she was responsible for all the chaos that has ensued for months and we still have not closed on the property. XXXX then told me her " underwriter '' did not believe us and called it investment property. I again told her that we would furnish tax returns to prove XXXX resided in XXXX and worked in XXXX XXXX XXXX as a XXXX and traveled back and forth. We provided the XXXX XXXX pages at her request. ( she again said she did not want to raise red flags? ) XXXX retains a car in XXXX and stays at my house while working and comes back to XXXX when she has XXXX weeks off each month. I explained this all to XXXX and her response was " well the tax returns do not prove anything as she could be doing this to avoid paying state tax ''. On XX/XX/2022 I created an account on the Paramount XXXX XXXX website. Everything went fine, by all accounts the process was easy and uneventful. Several days had gone by and I was becoming concerned that my payment had not processed, so I called " XXXX '' to see what was going on. I found no explanation on the site as to what was taking so long, so I called them directly. While I was calling " XXXX '' I accessed my credit union account and found over draft fees on a paid off home equity account. It appears that " XXXX '' was attempting to withdraw my house payment from the wrong account. I spoke with a gentleman named " XXXX '' and explained to him that they are accessing the wrong account. Now " XXXX '' is not just my mortgage holder they also refinanced my mortgage, so they have access to accounts that they paid off in order to refi my mortgage. It seems that they pulled this account number from my records instead of the one I placed in the system and tried to get payment from there. This happened on XX/XX/2022. XXXX apologized for the mix up and started taking extensive notes, so that others involved could follow along. I was assured that the next attempt by the auto system would be correct and that it will come out of the desired account aka Checking. I verified all accounts with my credit union to makes sure they are accessible to " XXXX '' On XX/XX/XXXX I was becoming concerned about my payment, the funds were still in my checking account. I ounce again called " XXXX '' and this time I talked to collections. I was able to talk to a man named XXXX and he said there was no payment being processed. He told me to make the payment over the phone in order to be on time so I went ahead with his advice and paid by phone with him. XXXX assured me that there will be no reporting of a late payment to the credit bureau since he said there was a federal law that protected consumers from transition problems that may occur during refinancing. So XXXX said not to worry. He did apologize for the misinformation the previous customer service people told me. I waited several days and found that the funds were still not being taking from my account. On XX/XX/XXXX I called again to ask what is wrong and I was told that the check was returned? Then I was told they said the checking account dose not exist. Of course that was incorrect. I called my C.U. and verified all my accounts and they said " XXXX '' did not even attempt to take my payment. Absolutely no indication in my C.U. 's system that " XXXX '' even tried to withdraw my payment. My C.U. concluded they have a glitch of some kind In " XXXX 's '' system. I talked to another customer service rep at " XXXX '', his name was XXXX, and he would not even listen to reason at the possibility that it is there fault. I called my C.U. again, XX/XX/XXXX, and reverified all my accounts as being active funds are available and accessible. Incoming wires acct. and my checking account. both of which are linked with the same routing number! My credit union is on top of everything, it is not there issue. " XXXX, '' has on several occasions, hung up on me and had left me on hold for long periods of time. I am not suggesting they don't want there money, but there staff is obviously over worked and under staffed and technical issues, like the one I am having, are not being addressed. This is causing me hits on my credit report and delaying my ability to do auto pay for my mortgage. I don't know what to do and I am very frustrated. Servicer : XXXX PRMG / XXXX My complaint begins with the inconsistent information provided to me during multiple phone calls starting in XXXX of 2021. I would regularly be told one thing by servicer and then the next day be told the opposite. I received a letter dated XX/XX/2021 stating I was approved for a FHA COVID-19 Combo Partial Claim and Loan Modification. For the months of XXXX and XXXX I had attempted to be reviewed for this program. I was told everything from the program did not exist to I could not be reviewed for program while I was on a COVID Payment Forbearance. But magically, it did exist and I was eligible for it. The XX/XX/2021 offer listed {$8300.00} as Escrow Advance and/or XXXX up. I immediately submitted a request for information and notice of error asking how that dollar amount was determined. The servicer, realized that they were disbursing the wrong dollar amount for tax. Which triggered 3 escrow analysis on XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. On each of the escrow analysis they use fictional amount as the amount in escrow at the time of review, to compare to the target balance ( required balance ) in order to determine shortage on escrow account. On the escrow statements they fail to explain why they are using fictional amounts as amount in escrow at time of review. I also have received two additional letters stating I was approved for FHA COVID-19 Combo Partial Claim and Loan Modification. I am now in receipt of Loan Modification Agreement made on XX/XX/2021. I believe this agreement is not in compliance with ML XXXX. If I accept this agreement my payment will only be reduced by 4 %. The offer they made seems to be for the COVID-19 Combo Partial Claim and Loan Modification in accordance with ML XXXX. The issue is ML-XXXX was effective on XX/XX/2021. I believe they have failed to evaluate me for Recovery Modification in accordance with ML XXXX. Also the Loan Modification Agreement has an interest of 3.25 %. I believe the interest rate is also not consistent with ML XXXX. I believe the interest rate that I should be offered is 3 %. The modification agreement dated XX/XX/2021 doesnt list amounts for escrow. It also fails to give me dollar amounts capitalized for escrow advances, shortages and interest arrears. Because of my previous experiences I must insist on copies of their calculations for escrow advances, shortages and interest arrears. On XX/XX/2021 we called servicer at approximately XXXX. We asked servicer if servicer had implemented Mortgagee Letter XXXX, 2021. The representative advised he did not know what that was. I asked how was the interest rate determined. The representative conceded he did not know how the rate is determined. We advised him that they had failed to review borrower for modification in accordance with ML XXXX and that the interest rate proposed terms were wrong. The representative then sent an internal communication to supervisor letting them know that I wanted to know why they did not comply with ML XXXX. His supervisor advised him to email underwriting. Representative openly admitted after being corrected a half a dozen times that he did not know how the programs works. He stated he sent the underwriter an email documenting our concerns. The reason we are submitting this official complaint is to get a response before the first payment date on XX/XX/2021. We ask that servicer immediately review for modification in accordance with ML-XXXX 2021. We ask also ask that they provide a detail breakdown of how interest arrears, advances and shortage were calculated.

In the XXXX to XX/XX/XXXX time period, I applied for a mortgage loan through 14 Days To Close. The company representative, XXXX, guaranteed my wife and I they could close in 14 days, despite providing them with significant information, including but not limited to the nature of my income and length of employment at my present employer. The next day, the real estate agent 's assistant contacted my wife and I. During the conversation we were denied for FNMA and FHLMC conforming products, instructed to open another credit card and to reach back out in six months ( XX/XX/XXXX ). For the following weeks, we received email listings of properties, nearly daily, despite being rejected. We received a survey email, which I responded to quite rudely, stating that the " miscommunication '' was that we were rejected for a loan despite clearly stating we were seeking an FHA mortgage for FTHB. A senior loan officer, XXXX XXXX ( NMLS XXXX ) reached out to me and we spoke at length. XXXX XXXX confirmed that the company only runs conforming FNMA and FHLMC loans. I indicated the same information regarding my income, length of employment, and suitable loan products. He again confirmed he could only assist with FNMA and FHLMC and encouraged me to " submit two years of paystubs from all employers in which I received income or commissions, to prove time in the same line of work. '' We obtained approval under the Home Ready and FHA programs desired with another lender and reached out to XXXX XXXX and XXXX XXXX XXXX. We confirmed that in the Identity of Interest statement from XXXX XXXX that she was an independent real estate sales professional and had no identity of interest with Paramount Residential Mortgage Croup , Inc., 14 Days to Close or their lending services. We emailed over a portion of our pre-approval and requested a real estate offer be placed on a listing at XXXX XXXX XXXX, XXXX XXXX, XXXX, Florida XXXX. We executed our portion of the contract on XX/XX/XXXX and went to an open house. Following our visit, we received communication from XXXX XXXX holding our valid FHA real estate offer hostage unless we conceded to use his service. Our valid offer was not submitted and we were not notified, despite four requests to confirm the submission until after the XXXX submission deadline on XX/XX/XXXX. 14 Days to Close, Paramount Residential Mortgage Group , Inc., XXXX XXXX XXXX, XXXX XXXX, and XXXX XXXX utilized a predatory lending practice and discriminated against the submission of a valid offer, based on credit history, length of employment, and loan type. In the attempt to hijack our mortgage loan, XXXX XXXX identified that the company does in fact offer FHA products and attempted to force us, under duress, to use their company or forfeit our potential valid offer. 14 Days to Close scrubs all public social platform reviews so to only show positive reviews and withholds loan types available. For my wife and I, we believe a large portion of this was caused by the fact we are an XXXX couple and not of XXXX origin, but furthermore, they attempted to and conspired to objectively withhold a real estate contract, on their own accord, unless we utilized their lending services and even sent their loan approval over via email. Notwithstanding any other purpose, our mortgage loan was denied based on subjective determination for conforming loan requirements and our real estate offer never submitted because we wished to continue with our fully underwritten loan subject to property with another mortgage lender.

I signed a contract to purchase a home on XXXX XXXX and contacted a broker I have worked with in the past, XXXX XXXX . When I worked with him prior he was with a different company, he is now with PRMG, and that is who I closed my loan with. The process started on XXXX XXXX , I was assured it would be a 30 day or less process and that the closing date of XXXX XXXX would be no problem. Not only did I not close on the XXXX , I ultimately did n't close until XXXX XXXX . I was told the broker had many options as far as mortgage rates go and that I would get the best rate. Granted rates were a little higher when I started the process but I was told if things changed it would be addressed. Long story short, I was given one exc use after the other as to why the loan was n't closing. I was also told I needed to pay 2.72 % to buy down the interest rate down and I was very concerned about this as I have never paid anything to buy a rate down on any mortgage I have ever taken out. XXXX said he would help me out and give me an approximate {$5000.00} credit at closing to help cover some of the cost. He did not, there was only a {$120.00} credit on the day of closing. I asked about rates and if they were to drop, mainly because I had contacted XXXX XXXX XXXX XXXX because I am a member and they were actually offering a better rate with no fees and if rates dropped I would get the better rate but XXXX said they would never be able to close by the XXXX and that they do n't know how to handle complex loans. Well considering XXXX had one e xcuse after the other as to why my loan was n't closing on the XXXX , in addition my rate lock expired on the XXXX and rates had gone down substantially. I have asked for documentation to show in writing the rate and why I did n't get the better rate but have received nothing. I also do n't have a signed copy of the loan estimate documents. During the final days of closing I requested th e CD, which I was provided on XXXX XXXX , but XXXX said it was not in any way accurate but that he would get me the correc ted one s hortly. I DID NOT GET THE FINAL CD UNTIL I WAS DRIVING TO MY CLOSING ON THE XXXX . I was so XXXX and upset that I truly did n't even know the final numbers and only got them when I sat down at the closing table and the office was closing soon so I felt totally pressured and could n't dispute anything. I questioned the numbers but once again, I, other than violating the contract and losing my {$20000.00} had no options. Interest rates were below the rate I paid over {$7000.00} to buy down at that point, almost .25 %!!! And that was PAR, buying nothing down. I would have canceled the whole thing and worked out a solution with a broker that was actually looking out for my best interest. Not only did XXXX charge me all kinds of fees I would n't have had to pay over {$7000.00} to buy a rate down that is going to cost me multiple thousands of dollars over the life of the loan and should have been locked in at the better rate after the expiration of my rate lock.

On or around XX/XX/2019 my husband and I initiated the process of refinancing our family home. We began the process with PRMG. All documents were immediately provided and follow up questions as to loan type were discussed. I requested written information from XXXX XXXX who, thereafter, refused to provide written information even going so far as to suggest coming to our home at XXXX XXXX to have a verbal conversation on very important financial information which I insisted upon having in writing. All documents requested were provided within 48 hours of the request. We were asked for normative documents such as our most recent 60-day pay stubs and tax returns, w-2s and our bank records. We were similarly asked for unusual documents such as a letter of intent to occupy the residence. More than once Mr. XXXX failed to do his due diligence in reviewing the status of our home and this cause unnecessary and costly delays. Our home was submitted for appraisal and an appraiser demanded our attendance less than 24 hours in advance. When told we could not accommodate this he indicated that he had not received our timely message and had gone to our residence anyways and demanded a {$70.00} trip fee which we refused to pay indicating that we had given timely notice of our inability to call off our work lives less than 24 hours in advance. We were noticed on XX/XX/XXXX that the appraisal had returned with a conditional quote and that Mr. XXXX wanted " a few days '' to determine what this meant. The appraisal had been returned to him the day prior. When asked for a copy, Mr. XXXX indicated one had been sent to us the day before, which we were neither noticed of nor did we receive any indication of how the appraisal would be received. It sat in my husband 's " junk '' email for 24 hours burning time for our rate lock. Mr. XXXX never indicated that our rate lock was expiring when we indicated to him that we would be out of town from the XX/XX/XXXX and would have the work done the following week. An email was sent to Mr. XXXX on Monday, XX/XX/XXXX indicating that we were to have the work finished on Friday XX/XX/XXXX. At no time did Mr. XXXX indicate that our rate lock was expiring, that there would be a fee for the appraiser to return or that there would be a minimum fee of {$520.00} to extend the rate lock. By the time that the photographs of our repairs were submitted to PRMG, our rate was very near to the expiration date. I indicated to PRMG that I intended to file a complaint with this agency and immediately the manager offered to extend our rate at no cost due to the failure for proper notice. Our loan has now come out of underwriting and PRMG is now requesting a second intent letter, Solar lease documents which have already been submitted and delaying the process further for what I can only assume is their ability to attempt to force us to pay their offices further superfluous fees out of sheer exasperation.

On XX/XX/XXXX I suffered damages due to hurricane Irma. After receiving notices from mortgage company of an assistance program to defer payments for three months I took the opportunity to use this money for repairs and fixing whatever damages were created during this hurricane. It was never explained to me by PRMG ( mortgage company ) in writing nor verbally that at the end of the three months all payments would be due at once. On XX/XX/XXXX, after three months expired I continued to make my regular mortgage payments. To later find out that I was now three months behind on payments. I contacted the mortgage company and was advised of a loan modification program. On XX/XX/XXXX a trial period of 3 months was set forward with a new payment. These payments were made on a timely manner. During this time I was going back and forth with mortgage company due to errors on loan modification application sent to me. While I continued to make the payments set forth by the mortgage company I was notified that a second loan application was going to have to be filled out as the first one had expired. This application expired due to inaccuracies from the mortgage company not only on application but also verbally. I continued to make the modified payments till XX/XX/XXXX. I contacted the mortgage company and was advised that XXXX payment will be a regular payment and not the modified payment. I made the XXXX payment while I awaited for the reply of the loan modification application. On XX/XX/XXXX my mortgage payment was returned to me as now the mortgage company said I was over 6 months late in payments. This made no sense to me as I had made the payments set forth by the mortgage company. I continued to contact the company to try to resolve this issue and pay my mortgage. As of XX/XX/XXXX I was notified that my modification application was denied. Reason for denial per letter from mortgage company is erroneous based inaccuracies and misinformation, thus placing my home in pre foreclosure status. I have had to hire an attorney to try and help me save my home as I dont want to loose it do to unprofessional and inadequate assistance from the mortgage company. I have exhausted all remedies while trying to work this out with the mortgage company to no avail. I feel as if I am being forced to foreclose on my home by mortgage company as it seems that they are reluctant in working with me. For the past year this has been the most stressful situation I have ever been in. They have refused to take my payments thus putting me further in debt. I have been in contact with them throughout this process and have yet to receive a single straight forward answer to any of my questions. Every time I call I have to speak to a different person and not one individual to handle my case. The unprofessionalism they have shown makes me wonder how are they in business. 1 ) I was recommended to PRMG as a preferred lender for XXXX XXXX who did a LOT of loans and understood the new construction loan process. XXXX XXXX XXXX XXXX recommended XXXX XXXX to me. Based off XXXX XXXX recommendation, I chose to work with PRMG. The only written proof I have is the email sent XXXX XXXX from XXXX XXXX thanking XXXX for recommending " we '' work with him. 2 ) Every loan has issues to overcome and is unique, so we did not have any " major '' issues until we closed on the construction loan and property. PRMG subcontracted a second bank XXXX to provide the construction loan, this is when my 3 problems occurred. a ) I learned that there would be a second closing cost on my new build because of the construction loan. I learned this in an email on XXXX XX/XX/XXXX, approximately 3 days before the first attempt at closing. The total amount of the closing cost was {$8300.00}. I understand that a 2nd closing cost is not unusual but would expect two sets of closing cost be something that is reviewed by your banker some time prior to the week of closing. Ultimately not all the paperwork was complete and we closed the following XXXX XXXX XXXX. b ) After the signing on XXXX XX/XX/XXXX I was called by my XXXX XXXX XXXX and PRMG agent in a combined call. My XXXX XXXX XXXX explained to me that the terms of the construction loan where incompatible with the way he does business ( the phased payouts of the loans paid out at the end of a construction build phase, and not at the beginning of the phase so the builder couldn't buy the material, and he was incapable of acting as a bank ). The Builder also informed me that our home package had increased {$36000.00} due to the price increase of lumber. If I wanted to continue with the build, I would have to get a new construction loan that met his construction build criteria. This was regardless of weather I paid the lumber inflationary cost from my family savings or not ( and I WOULD have paid the price increase from my savings! ). In this conversation, my PRMG agent XXXX offered to help me by giving me my Homes Appraisal and look into recovering my closing costs. c ) I received my New Home Construction appraisal on Tuesday XXXX XXXX. I am now working with a new bank who informed me that under law I need to be given my appraisal 3 days prior to title closing to review it and determine if I want to continue through with the loan. So I am disappointed to find this out as well. Since this incident I emailed my agent XXXX XXXX asking about the status of recovering my closing cost on the incompatible construction loan that he negotiated, on XXXX XX/XX/XXXX. I have not received a response. I do not know who XXXX XXXXXXXX XXXX boss is. Since he is an area manager, so I emailed the PRMG site at XXXX XXXX XXXX I have not recieved a response.

I went through a loan modification process that took this company 1 year and a 1/2 to resolved when they finally came through saying I was approved for the loan modification they informed me on a telephone call that I've made to them on XX/XX/XXXX, however they stated the loan modification was approved back on XX/XX/XXXX, I did not received any notices on the mail or phone calls or perhaps an e-mail stating this was already approved not to mention a placed phone calls to this company at least twice a month to check the status of the loan modification every month since the process started, I did not know where the payments I was making ( every month ) where going to and that's why the phone calls on my part took place, they just kept saying to keep making the trial payments and they'll informed me when it was approved!! so it was very shocking to me to find out the way I found out since I was making calls every month and since it was back from XX/XX/XXXX to XX/XX/XXXX, then this company told me the same day this happened ... " by the way you are behind a month '' even tough I was making ( trial payments every month ) when I asked the representative she told me that she did not know how this could of happened but she said I am going to help you she replied then she said to make payments with a little extra money for 3 months and the " late payment '' was not going to take effect on my credit since it was a mistake on their part. Well to my surprise they have been reporting XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXXand XX/XX/XXXX being 30 days late, not " XX/XX/XXXX '' wonder why? and also reporting XX/XX/XXXX and being late 180 days, this has created a serious issue with my credit report and score and I want this company to be fair and removed what they did wrong in the first place I've send them dispute letters and there is no response, I asked for copies of signed documents for the modification and a copy of the approval letter of the modification with dates so I know when it was sent to my residence which has been the same for the last 5 years and it is the same house I'm paying the mortgage with this company and they failed to do so, when I call they send me to a loss mitigation dept which never answers and they have not been able to provide me with the modification documents I need to make a case against this company with my lawyer probably because they don't even have them I want to remove all late payments from my credit history with all credit bureaus ( XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX ) companies like this should not be able to get away with destroying peoples financial lifes because of their inability to do their job correctly and fairly ... I have been working with a client to try and get a loan modification for about a year and a half and the company ( XXXX ) has confirmed receiving documents and then retract the confirmation a few days later. They have asked documents that were already in their system and was confirmed to had been in their system by multiple representatives. They have requested documents that a client would only receive once a year monthly claiming the document expired and was needed with a most recent date i.e. food stamps letter, divorce decree and affidavit. At one point ( XX/XX/XXXX ) I was told that the application was under review and completed with no additional documents needed only to call back on ( XX/XX/XXXX ) to be told that the application needed to be resent. There are multiple dates of interaction with this company and me sending duplicates of documentation. The latest experience was when I called XX/XX/XXXX and was told that the application was under final review and to call back the following week. I was also told all documents requested were received and the application was complete. When I called back the next week I found out the case was closed because the underwriter did not receive the requested documents. The representative looking into the file seen that there were contradicting notes and the documents were there and accepted prior to the close date. She asked me to just send in an updated Financial Form and the case would just be reopened. I did that and the documents sat in imaging for almost two weeks. When I spoke to someone else that put in a request to have the case changed to someone else and to have the file escalated. The " escalation '' representative stated that though she believes and I quote " you guys are being giving the runaround '' because she was able to confirm everything I said to her, that she has to go by what the underwriter told her and we needed to submit a new application. I asked why don't they use the application that is sitting in imaging since it is a new application. She had no answer. I have resubmitted everything and once again they claim they got the application but not supporting documents which everything was sent together. They are also requesting for the application again even though they have it and have opened a case with it. I have more dates with more issues the list continues. This has been going on for too long. We just would like to have a solution to help my client out, but we want to make sure that things are being done properly. They even force place insurance on my client when she had insurance and the documents were sent to them and I also sent them as well.

On XX/XX/XXXX, I called Paramount Residential Mortgage Group ( prmg.net, the lender ) for a credit dispute due to an error in the system earlier in the summer ( I did not find out about this error until XX/XX/XXXX when trying to open another loan ). The new lender said I would not be able to proceed with the loan until this credit dispute would be resolved, or at the very least until I'd receive a letter from PRMG explaining that this delinquency was not my fault. My loan # is XXXX and it's serviced by NJ branch of this business. After 3 representatives who had problems with their phone ( many of their reps seem to have bad phone lines w/ static ) I was finally transferred to a representative who could hear me. The lady on the phone was polite, and she claimed to have opened 2 work orders : XXXX being the dispute with the credit bureau and another a request for this internal letter from another department ( why their own department is able to see that the error was indeed due to a faulty auto-pay system but isn't able to issue this letter that would take all of 15 minutes to write is beyond me ). She also took down my email for the digital copy of the letter to be mailed to. This conversation took place on XX/XX/XXXX, she promised 7 business days for both. I called back on XX/XX/XXXX to confirm that both work orders were being processed, the girl said to expect the credit dispute done by XX/XX/XXXX and the internal letter with explanation for the new lender by " next Monday '' ( XX/XX/XXXX ). Today, after not receiving the letter I called again ( and also encountered 3 reps with bad phones before getting to one that could talk almost 2 hours later ). She said she had the letter in hand and would email it to me. 4 hours later, after no email, I called again, only to be told that no work order for the letter from XX/XX/XXXX exists and it was just recently opened earlier that day. I was told to expect it by XX/XX/XXXX. I asked to be forwarded to the manager, but instead was put back on hold and returned back to the main phone prompt. The manager seemed to be avoiding me. Either I was lied to both on XX/XX/XXXX and XX/XX/XXXX by different individuals or their system is broken. This letter explaining that the delinquency was due to error with their autopay system and not my own doing was requested back on XX/XX/XXXX and I need it urgently to proceed with another loan. They lied to me about processing this letter, and about 7-business day turnaround.

In reference to my 1st CFPB complaint # XXXX, Paramount Residential Mortgage Group admits to making a mistake and apologizes for its actions. This new complaint is about the lack of steps and efforts to resolve the issue by refunding my money that's being held for no reason while they pass the blame around internally and refuse to return my excess cash paid due to their blatant mistake. ( Even the escrow analysis was premature and hastily done - 4 months is too early and seems XXXX- as 6 -12 months is the industry range ) This problem originated with XXXX jumping to do an escrow analysis only after 4 months of residency and doubling my annual escrow from {$3800.00} to {$7600.00} under the internal mistake I pay {$1900.00} per quarter when in fact I pay {$950.00} per quarter. They raised my monthly mortgage payment from {$1900.00} to {$2400.00} causing me undue financial stress and putting me in jeopardy of foreclosure so I had to borrow money in the middle of a pandemic and economic XXXX to save my new home. It took them until XX/XX/2022 to admit their mistake and returned my mortgage payment to {$1900.00} in XX/XX/2022. After multiple requests and interactions with their Compliance representative XXXX XXXX at XXXX and XXXX I'm exhausted because of the XXXX 's poor internal and ineffective inter-department & Third Party Administrator ( TPA ) communications to resolve my clearly defined customer issue that they admitted know they mishandled. A refund payment of {$1600.00} is owed and due to me promptly. The funds XXXX holds are from {$2500.00} I had to borrow to pay my increased mortgage due to their incompetence. I have never missed a mortgage payment or tax payment and these excess funds should be returned promptly to me as a paying consumer. Why do I have to fight XXXX to get my own money back? I am taking this to the press next as I am thru playing nice - I know my rights. XXXX should be fined for this blatant mishandling of customer processing, rights, and entrusted funds. It is not my responsibility to deal with XXXX Third Party Administrators ( TPAs ) inefficiencies and this situation should serve as an example of what mortgage companies SHOULD NOT DO TO THEIR CONSUMERS. I have opened this new case as I seek justice, a resolution, and ultimately - MY money refunded ASAP. Thank you CFPB for the great work you do for all consumers.

Im currently being threatened to be evicted again because they are aware I have filed complaints and am questioning the moratorium And the mishandling of my case. We purchased a home using PRMG ( XXXX XXXX ) as our lender on XXXX/XXXX/2016. After going through the pre-approval process, XXXX would not return our phone calls and emails until the day after the presidential election. We made several attempts to contact her to make sure our interest rate was locked and our loan documentation was squared away for close. We did not hear back until the morning after the election, and we were informed we did not qualify for the initial loan program we were pre-approved for due to our income levels ( which the lender was aware of before we were even pre-approved ). After finding all of this out, we were beyond our loan objection deadline and had no way to get out of purchasing our home. XXXX informed us that all we could do was lock in at the current rate and that we would be limited to a maximum credit towards closing costs of $ XXXX, which was minuscule in terms of total closing costs and the extreme lack of negligence and fiduciary duty we observed from PRMG. We made attempts to speak with PRMG management, and the individual who spoke with us, XXXX XXXX, told us the loan they could offer us with the correlating $ XXXX credit towards closing costs was limited due to RESPA regulations. My husband and I consulted with another lender on this day to understand what we were being told by PRMG and found out this was completely false. The other lender showed us the pricing grids for the day we had locked in our interest rate, which indicated we should have received a credit towards closing costs of $ XXXX versus the $ XXXX XXXX and XXXX told us was the maximum they could pass along to us. As we were past our loan objection deadline and a week out from closing, we had no choice but proceed with the loan because no other lending company could close us in time for when we had to move, and we had already subleased our current apartment. PRMG took advantage of us by avoiding processing our paperwork until after the election to profit from higher interest rates and further penalized us by not passing on the credit we were allowed based on industry pricing for the interest rate we received. The PRMG associates we worked with directly lied to us and negligently penalized us knowing we were stuck with our living situation.

I began the process to refinance my mortgage in XXXX of XXXX with XXXX XXXX XXXX License FL XXXX, NMLS # XXXX ). During this process, my mortgage was supposed to be closed before XX/XX/XXXX. However, due to constant delays, including the loan officer not knowing laws regarding my FHA mortgage and appraisal during the refinance process, my closing was delayed multiple times. I contacted XXXX, the loan officer, about paying my XXXX mortgage on XX/XX/XXXX and was told to hold off on paying my monthly mortgage and she assured me that it would not hit my credit. Further, XXXX contacted me on XXXX to again advise me not to pay my mortgage for XXXX, again assuring me that nothing would hit my credit. I closed on my refinance on XX/XX/XXXX with a 3 day right of recission, with the payment supposedly funding on XX/XX/XXXX. However, the title company stated that they had issues with wired funds for a payoff, thus my payoff wasn't sent and delivered until XXXX, resulting in a 30-day late hit to my credit. Upon speaking to XXXX about this, she referenced the fact that I could have paid my mortgage for XXXX and simply waited for a refund from my mortgage company, however, she never advised me of this until after closing. Had I know that that was the case, I would have gladly paid my XXXX payment and waited for a refund. I contacted XXXX, the loan officer, about this and she filed a dispute with the credit bureaus, writing a letter that appeared to come from me directly, but was authored by her, but the situation was not resolved. Her supervisor, XXXX XXXX XXXX NMLS # XXXX ) advised her that the credit bureaus would most likely not accept that letter in reference to my credit dispute, citing the multiple other documents that would also need to be submitted. In order to begin the process of disputing the hit to my credit myself, I requested a letter of explanation admitting fault from the title company, which they provided, and a letter of explanation stating that I was ill-advised not to pay my XXXX mortgage by my loan officer. My husband and I are planning to purchase a home in Florida. The realtor suggested we obtain a pre-approval for a loan amount. I began the process through a link on XXXX. The agent emailed me and said that I would have to give permission for a soft credit check which would not affect my credit score. His company sent a link to agree to the soft credit check on XX/XX/2022. I clicked the link and began uploading the documentation they requested. A few day 's later, on XX/XX/2022, I received an email from XXXX that I have a credit notification. I went into Experian and found that this lender pulled a Hard Credit Report, which has lowered my credit XXXX. I emailed the company and told them that I did not consent to the hard credit pull and that they needed to fix this. In fact, they pulled a hard credit check and I had not even finished providing all of my documentation. Just this morning, the lender called me and when I informed him and provided the emails back to him showing that the consent link clearly states that it would be a Soft Credit check and would not affect my credit score, I heard him typing and I think he actually altered my record. I am concerned that he has access to my financial information now, as well as the fact that by pulling a hard credit check, this company has financially harmed my husband and myself with our credit rating, which ultimately will negatively, financially impact us when we apply for loan. I noticed that he sent a picture of " my consent '' while we were on the phone this morning. I could hear him typing and think he altered my documentation. He told me that he doesn't have th ability to alter my consent, but I think that he can because on the phone call, when I requested proof of my consent, he began typing and then sent. I would look at the time stamp for the consent. In any case, the emails that I received, represented that this would be a soft credit check and instead they conducted a hard credit check. I am writing to submit a complaint against Paramount Residential Mortgage Group ( PRMG ) concerning the misallocation of funds in my mortgage account. On XX/XX/XXXX, we applied for a mortgage loan through XXXX XXXX to purchase a condo. We also signed a the contract to purchase the property on that date. We were provided a schedule of requirements, including a date in which we needed to place {$3000.00} in earnest money for the purchase. As we went through the process, we were told that we would be scheduled to close on XX/XX/XXXX. During the week of XX/XX/XXXX, we were then told that the lender, Paramount Residential Mortgage Group XXXX XXXX, dropped the ball and did not order a condo project review. This would push our closing to XXXX. On XX/XX/XXXX, we received a closing disclosure that we reviewed with our mortgage broker, XXXX XXXX. I questioned the total due at closing as the disclosure did not include the earnest money that we placed on deposit previously. When we questioned this, we were told that we would get a final disclosure once the title company balanced the numbers with the lender, so we signed it. On XXXX, we were told that our closing needed to get pushed again as the lender had not completed their review. The closing then got pushed to XX/XX/XXXX. I questioned getting a new closure, which I thought had to be sent to us 3 days before closing. I was then told no, they were still compliant. On XX/XX/XXXX, we were then told that the closing was not going to happen until XX/XX/XXXX. I still did not have a final disclosure with the total fees due at closing. On XX/XX/XXXX, we were provided with what was to be our final fees due at closing, I went to the bank to get a cashiers check. On my way there, I got a call that the final number had changed. When I arrived at the bank, I was told they had changed again. I waiting for a final call back to get the final numbers for closing. Again, I was provided final numbers a few hours before closing the loan. We closed the loan on XX/XX/XXXX at XXXX MST. I have been trying to dispute two inquiries on my account. The first inquiry is by XXXX XXXX/Paramount Residential Mortgage Group on XX/XX/XXXX. The second one was made on XX/XX/XXXX, and it says only XXXX XXXX on the inquiry. These were made without my consent or knowledge. The company Paramount Residential Mortgage Group was contacted about my disputes, and they used text messages between me and the loan officer, XXXX XXXX as evidence that I consented to the credit pulls. I received a letter from XXXX XXXX on XX/XX/XXXX, stating my dispute was denied because of the text message evidence. This information is false because the last day I talked to him was XX/XX/XXXX. He messaged me several times throughout the year, and I didn't text back. My credit was pulled twice, and I did not talk to anyone from a mortgage company, nor did I go to a different mortgage company for a year and seven months. The only date I messaged XXXX back was XX/XX/XXXX. I have been wanting to work on my credit, but I haven't worried too much about it the last two years, this is why I didn't catch the inquiries right away. I made sure to text message XXXX XXXX from Paramount Mortgage Group on XXXX XXXX and said, " Do not pull my credit ever again. '' I also said, " The only credit pull I agreed to was on XXXX XXXX. '' XXXX XXXX agreed and said, " Yea that was the only time. We noticed you were getting back into things, what were you looking to get done? '' I told him I was not interested, and he continues on about how he has no idea what I am talking about. There was a mistake made somewhere both by Paramount and XXXX XXXX. They are refusing to acknowledge or look at my evidence. The dates of the text messages were overlooked and ignored. My first payment was sent with an extra principal payment of {$360.00} for a total of {$1300.00}. The loan was transferred to a servicer Paramount Residential Mortgage Group , Inc. ( NMLS # XXXX ) XX/XX/2020. My servicer disclosed the same loan amount of {$140000.00} and noted that I was in default on my first payment. I notified PRMG of the discrepancy and put out a trace from my bank on the payment made through online banking. XXXX XXXX XXXX has confirmed that the payment has cleared. Check XXXX {$1300.00} ( extra principle of {$360.00} ) was mailed to XXXX XXXX XXXX XXXX for receipt by XX/XX/2020. Money was withdrawn from my REGULAR CHECKING XXXX account on XX/XX/2020.The payment was applied on XX/XX/2020. After notifying XXXX XXXX XXXX, a payment with an initial escrow balances collected during settlement was sent to PRMG. PRMG has misappropriated the first payment of {$930.00} plus the extra principle payment of {$360.00} and has not corrected the balance. I have since sent two additional payments for XXXX and XXXX, {$1300.00} & {$930.00} respectively. Check XXXX for {$1300.00} ( extra principle of {$360.00} ) was mailed to Paramount Residential Mortgage for receipt by XX/XX/2020. Money was withdrawn from my REGULAR CHECKING XXXX account on XX/XX/XXXX, XXXX payment was applied on XX/XX/2020. Hi, on XX/XX/XXXX i was approved for a loan in the amount of {$320000.00}. I found a house and signed a contracted around XX/XX/XXXX for {$300000.00} then that was changed to $ XXXX.When i signed documents, i will receive different style signatures back when copies came back to me.the big problem is closing date keep rescheduling. Around the third time, i had it all, they keep asking for stuff that i already provide. The mortgage processor even ask me for more paper work two days before closing. When i went to her office, she took the day off and wouldn't answer her phone.I later understand that when the owner of the house want to speak to me regarding the house, the realtor will tell him she dont share clients info.When i have question, she told the owner is in XXXX.I spend almost {$1000.00} on inspection and appraisal fee. Concerning XXXX XXXX XXXX XXXX XXXX CA XXXX-Loan # XXXX : My Mortgage company ( PRMG ) claims they returned an accepted payment that was processed on XXXX XXXX 2016 in the Amount of {$1700.00}. My bank has confirmed the payment was not returned. PRMG has provided no evidence of a returned payment. They have assessed late fees and insufficient funds fees as well as home inspection fees. I have provided them with direct contact with the bank, as well as evidence of no returned funds, in the form of bank statements as well as an ACH trace number. They will not accept my XXXX payment without a repeat payment for XXXX for a total amount of {$3600.00} including penalties. Concerning XXXX XXXX XXXX XXXX XXXX Ca XXXX-Loan # XXXX : PRMG transferred servicing divisions for this loan on XXXX XXXX 2016 they did not include a previous payment to the previous servicing division in the amount of {$1600.00} which a check was cashed on XXXX XXXX 2016. They have been informed several times that the payment was made on time and have yet to reconcile the internal issue instead I have been charged late fees and penalties and they will not accept an XXXX amount unless I pay XXXX again because they credited the XXXX payment to XXXX. They are demanding {$3200.00}. I have tried to work with PRMG and all efforts have been in vain, including providing bank statements, ACH trace numbers, account numbers, as weell as direct contact with the previous servicing department who informed them of the internal errors. This has already negatively effected my credit, and peace of mind. In XX/XX/XXXX I used PRMG Loan Officer NMLS XXXX, XXXX XXXX to assist in closing on my home. I advise Ms. XXXX that I would NOT be able to afford a home with a monthly mortgage of over {$1000.00}. Based on this Ms. XXXX advised me of many things I could do to avoid a higher monthly mortgage. I paid my Escrow and taxes upfront to avoid this. Based on the number Ms. XXXX advised this would save me at least 350 per month with my monthly payment being {$800.00}. All money was paid before closing. When I received my first monthly statement due in XXXX due XX/XX/XXXX, it had a statement of XXXX a month for payments. I immediately contacted Ms. XXXX for clarification. She advised this was an error maybe due to my account being transferred to XXXX XXXX. I was asked to contact an associate at XXXX XXXX to have it corrected. A copy of my paid receipt was also sent to the mortgage company. As a result I was advised that I was still responsible for taxes and escrow monthly regardless of if it was paid in advance. The money collected would be used for next years taxes and escrow. I again contacted Ms. XXXX who apologized via email and took responsibility for the error. She said that she would have the problem corrected. This was 15 days before my 1st payment was due. 2 weeks later I emailed Ms. XXXX again for an update and in this email she stated that she provided me with incorrect information and due to her error she would pay the XXXX extra from her own pocket. After several emails, text, calls and help from my Agent XXXX XXXX Ms. XXXX has failed to respond. Ms. XXXX deceived and scammed me providing me with incorrect information which resulted in me signing to a loan I can not afford. This was intentional as Ms. XXXX and Ms. XXXX were aware I could not commit to signing with to a loan with mortgage over {$1000.00}.

This lender is not mine but the buyers who are purchasing our home. 1st Issue : The lender ordered an appraisal and when that company came out, she didn't measure our home and do a thorough inspection. We ( buyers and sellers ) felt they didn't do it correctly so we asked the lender what our options are. The lender suggested we get a second appraisal but it would be at the seller 's expense. We agreed. Got the inspection done - correctly with correct price, measurements, etc. The lenders came back and said they would still go with the first appraisal report and amount. They never once communicated with us that it wouldn't matter if we did a 2nd appraisal because they were still going with the 1st report. Wasted time and money. 2nd Issue : less than 24 hours before closing the purchase, the lender sends an email stating they need to delay the closing time from XXXX to XXXX. We informed the lender and buyer 's agent that we needed them to close at XXXX because we need to complete that transaction before we can close on our new home which was at XXXX that same day. I called the lender and they refused to answer my calls, emails and questions. She kept referring me to the buyer 's agent who also told me she didn't know anything. XXXX on the day we close on our house, the agent and lender still has no clue what time they are able to close and no one is answering me. I'm writing this complaint and still am uncertain what time they are closing. This lending company is very unprofessional. We started the process to be pre-approved for a mortgage loan with PRMG back in XX/XX/XXXX. Our loan would be contingent on the sale of our current home, so we listed it for sale. The process was frustrating from the start, transferred from one loan officer to the next with no notice of being transferred to a new contact person. Communication was HORRIBLE with the company. Weeks would go by that we wouldn't hear from them. We sold our home in XX/XX/XXXX with literally nowhere to go. Originally, the plan was to close on our new home a few days after the sale of our current home. Luckily, the sellers of the home we were going to buy had moved out and allowed us to move in. I spoke with SEVERAL different members of the company including 2 regional managers. They kept giving us empty promises that we would close on our home in the next few weeks. This went on for MONTHS. I'm talking, SEVEN months. The regional managers stopped replying to my emails or answering/calling back. Our file supposedly went to underwriting SEVERAL different times, but we would never get a clear cut answer as to what they were waiting on. The appraisal on our new home had to be done TWICE because PRMG took so long that the first appraisal expired. Still, to this day, we have gotten ZERO answers regarding our file. This company has ALL of our personal and financial information, and we have no idea what they're doing with it. We have been waiting to close on a home for SEVEN months. The amount of emotional, mental, and physical stress this has caused for myself and my family is unimaginable. The company still will not reply to us or give us any explanation of what they are doing with our file. PRMG is a JOKE and absolutely 100 % should NOT be in business!!! Later again on XX/XX/2021 XXXX XXXX XXXX this time WITHOUT our approval and written consent opted for a hard inquiry on my credit. We just called and talked to him not to do this ; and we tried to think it was with good intentions to help us take the advantages of the lower rates. But AGAIN on XX/XX/2021 he did another hard inquiry through XXXX XXXX services on my account absolutely WITHOUT my written consent, not even some verbal heads up, and I got the notification of this and the negative impact ... I thought I can not live with this anymore, this is very rude, inconsiderate and bothering..this is not right! I just called and complained but since they might not care and I am sure this will happen again and again -not to only me but others- I decided to submit a complaint here to let the companies know what is happening and prevent their employees from harassing the customers. I do not think it is suitable to walk into an establishment to begin the mortgage signing process and the mortgage officer want t o talk about my VA XXXX , do n't I want to get better, and go into how he is a pastor and has a 26 week program to help me get better. ( He was referring to my XXXX XXXX XXXX XXXX . ) He insisted on seeing exactly what the name of my actual XXXX were, for I had marked the name and only the name of the XXXX out for privacy. I did not mark out any numbers. Only the name. He told me he has sent many Veterans throug h his church on th e 26 week program and they never had problems again. He told me I have probably been burned by XXXX and that 's the reason I do n't go to c hurch. ( Not once did I ever say I was burned or bring up religion with him. And why did he think I was XXXX ? I am still offended by that and still think it was racially motivated. Why would he assume XXXX ? ) He showed me a short film of the cult/organization he is associated with. Is this how he got other Vets to join his church? When they first come in to sign mortgage documents? This man also told me it : " was his mission as my pastor to help me find goals in life and to find my purpose. '' ( He is not my pastor and I never asked him to help me find goals or my purpose ) I had to ask several times for his supervisors name. I was furloughed from my employer during Covid, due to the fact that I could not find child care for my XXXX child, and Im a single parent. I was unable to make my regular mortgage payments, due to the indefinite loss of income. I continued to make my house payments at this time, made an arrangement to have a minimal second mortgage, and then emptied my savings into the mortgage company to bring my loan up to date. Paramount residential mortgage, and XXXX, refused to apply my lump sum payments to the mortgage, and then took control over the home that was being repaired w a contractor that I had hired. Ever since, Ive continued to make my monthly payments, Prmg still hasnt applied the lump sums, and me and my daughter are still homeless, living in shelters rather than the home I sacrificed my savings for and continue to pay. Ive been in contact w them for over a year to rectify this issue, but their main goal is to ultimately to sell my home. Now Im broke, still homeless, and have absolutely no where to go. Ive even begged them for my lump sums back, just so me and my daughter can actually go pay for rent somewhere, however they refuse to issue me the payments that they never applied, and they refuse to let me return to my home. In fact, they have been invoicing me for work being done by a non licensed maintenance man that they hired to literally break into the home to change the locks. I highly recommend people to stay away from this company.its legitimately evil and will leave you homeless, broke, and devastated.

We fell behind on our mortgage payments because of being furloughed due to COVID. We went ahead and submitted for a forbearance to protect us until we went back to work. During this time, my wife applied for mortgage assistance through our county and was approved for {$10000.00}. XXXX County clerk of court in Florida sent XXXX a check with a letter stating what and who it was for. After over a month of us calling to find out why they check hadnt cleared and PRMG telling us they couldnt find any check, we found out that they had returned the check to XXXX County because there was one missing number from the loan number that was printed on the check even though there was a letter with the check that had the complete loan number on there. It was no difference than mailing a payment coupon in with a personal check. The county canceled the first check and reissued it making sure that the complete loan number was on the check. The second check was mailed out on XX/XX/XXXX. We have called again and are still being told that no one has any clue about this check. I was told in XX/XX/XXXX to send an email to customer service with all my emails from the county attached. We did that and received a response that they couldnt take emails like that and we needed to go through their portal, which takes at least 4 weeks to get an answer from them. I have tried to ask about the check through the portal and get no answer in return. They cant seem to find a {$10000.00} check! We have since sold the house because we couldnt catch up on our mortgage because they couldnt find this check and lost out on money we should have profited on because they can find this check. How can a mortgage company lose that big of a check!

Before my mortgage was sold to another company in XXXX, I had a MASSIVE issue with Paramount Residential Mortgage Group. First, In XX/XX/XXXX, I was notified via mail that my home insurance had expired and I needed to update with new policy information. I called PRMG to figure out how to get it sorted out, and they told me that they would handle the renewal and there was nothing for me to worry about. So I went on not worrying about it, and my payment never changed. In XXXX of XXXX, my loan was sold to XXXX, and they did an escrow analysis. My payment had jumped up almost {$300.00} and I had no idea why. It took my almost 2 weeks to get through to them to find out, that PRMG had paid for XXXX twice, and I never knew about it. XXXX charge on my escrow account for {$1300.00}, and XXXX charge for {$1600.00}. When I called PRMG to figure out what the XXXX charges for, they gave me the policy that covered from XX/XX/XXXX - XX/XX/XXXX for {$1600.00}, but refused to tell me what the {$1300.00} is and continued to tell me that I needed to provide proof of a policy or they would not reverse the charge. I called back 5+ times to try to explain that it was a mystery charge, and they continued to tell me that I needed to provide proof for both payments to be refunded, and each customer service rep I spoke to tried to argue with me and were very non-helpful and even rude. I have been abused by this company and cheated. They took {$1300.00} from me, and there is now a $ XXXX shortage in my escrow account. I am at risk of not being able to pay my mortgage and I am at a loss. I don't know what else to do and am looking into filing a lawsuit, but it can be expensive.

would have been a first time home buyer this year, I was advised by the title company which whom I met with that I was pre-qualified for up to {$450000.00} to buy a home. This broker who had provided me with a pre-qualification letter advised me that he had forwarded my information to someone else who would be working on my paperwork. I have never done any of this and though ok well he is sending me with his partner. After we began looking for a home and found the one we though that we would want for our family the initial broker we met with advised us that he forwarded my contact info to a partner of his who would be working with us, whom was the best in his field. Again I have never done any of this so I went ahead and spoke to this man. Every time I spoke to this man, he advised that I was only a few more points away from obtaining my future home, that I just needed to send him money via XXXX to him and he would make things happen. I paid him via XXXX approximately {$1700.00} in approximately 45 days and ended up losing the home that we were told would be ours and that we were pre-approved for. On day 45 from the date we signed the contract we were told that there was never an application actually done with the mortgage company, everything was a scam. When I advised about reporting this company and what they had done they advised that I was never a client and that he was just a friend helping a friend. Because to add insult to injury my credit has been negatively affected by all the inquiries that he made and I even had one of my credit cards closed due to this. Paramount Residential Mortgage Group manager XXXX XXXX constantly bombarded me with the idea that he could get us approved for a mortgage with no problems. He initially gave us a preapproval for $ 300+. Even after reviewing our information he said we would have no problem closing. Then he pawned us off on a young kid who literally did nothing for us. He never returned our phone calls, or to our realtor. He blew off my concerns and assured me we would close on time even though he was not consistent with communication. Nearing our closing date he told us we would not be able to close on the initial date we agreed upon. Weeks go by without communication again and finally he states my credit is no longer sufficient. This is after he does multiple hard inquiries! As it turned out, I paid a couple credit cards too early and they were considered not paid in the correct statement period. I contacted each company to resolve this on my credit and they agreed to do so. However, without my permission, Paramount decided to disclose my credit history to the sellers realtor and stated " I do not pay my bills, so find a new buyer '' ... Then they killed my loan. They also NEVER told me any of this, so I thought my loan was still in process! The sellers realtor let my realtor know via email the context of conversation between her and MY lender. I am now out {$700.00} earnest money, {$700.00} appraisal fee and the loss of the house and my realtors commissions. And the sellers in turn lost the home they were purchasing as well. We submitted a request for a short sale after being denied for a loan modification multiple times. During the short sale process we had the property appraised multiple times and were finally able to secure a buyer willing to take on the challenge of purchasing this property with an offer price of $ XXXX. The property has many repairs that are needed and we were not able to get the property approved for an FHA purchaser. The lender appraised the property on XX/XX/20 and the valuation came back at $ XXXX. This made no sense since the new and renovated properties in the area were being sold for that value. The buyer decided to dispute the value and had an independent appraisal and inspection completed and the value came back at $ XXXX. The buyer increased the offer to $ XXXX. On XX/XX/20 the lender had another appraisal completed since the previous valuation had expired. The new interior valuation completed by the lender came back at $ XXXX. However, we received an email from the lender representative stating that they are not accepting the new valuation and have extended the XX/XX/20 valuation until XX/XX/20. That would make the XX/XX/20 appraisal 234 days old and far outside the 120 day deadline. I am not sure why the lender keeps making me jump through hoops or why they want to continue to ruin my credit by not allowing me to complete the short sale with a willing buyer at their own XX/XX/20 and current appraised value. It feels like they are just trying to stick it to me and feels more personal than business.

My original loan officer referred me to PRMG due to the XXXX program being cancelled by a lot of companies during the Covid-19. I was pre approved and put a contract on a property on XX/XX/2020 everything was going fine with the new company Paramount Residential Mortgage Group up until the communication became EXTREMELY lax. Weeks would go by without any updates. My file was submitted to XXXX on XX/XX/2020 where it sat untouched until approved on XX/XX/2020, I paid for my appraisal on XX/XX/2020 and no-one picked up my file until or even looked at it until XX/XX/2020 for the appraisal to be done. By then Ive put up extra earnest money to extend the contract and there was still no since of urgency. Ive emailed and called my loan officer and loan processor on several occasions and do not hear back from either days at a time, I left messages with my loan originator boss 3 times before I could get a call back. Our conversation seemed to be going well and was told that he would reach out to the sellers team and inform them on what's going on since the processor nor originator could do. Well I don't believe that call was made because the seller sent over a termination of contract due to being under contract for 4 months and not producing a closing date and not communicating with them on my file. I completely understand the seller decision and highly furious as I've waited this long and losing my earnest money. I made Bill pay mortgage payment though my bank, XXXX, to PRMG in the amount of XXXX and it cleared on XX/XX/XXXX for my XXXX payment. I received a collections call two weeks later stating that I had not made my payment. I spoke to a CSR who indicated she found that the payment was put in my escrow account for an unknown reason, and assured me she would correct it, remove the late fee and it wasnt being reported on my credit as late. I made my next payment on XX/XX/XXXX in the same way in the same amount ( my payment due amount is less than XXXX but I pay extra on principal ). Fast forward to about two weeks into XXXX and I began getting collections calls stating that I hadnt made my XXXX payment. I learned that my XX/XX/XXXX payment was never corrected and the XX/XX/XXXX payment was applied to my XXXX payment and not my XXXX payment. I have spoken to 5 seperate people, all have assured me it would be corrected and advised the payment was actually marked as an insurance refund but cant explain why they would mark it as such where it comes from the same place as all my payments for years and in the same amount I pay each time. I have now closed on the sale of that home and the mortgage has been paid off but that {$1000.00} was not applied to my mortgage to get the correct payoff amount, and the money has not been returned. The late fee has not been removed either. Despite multiple calls to prmg I get no resolution or return of money that belongs to me, and continue to get collections calls.

To whom it may concern : I recently ( XXXX ), contacted PRMG loan ( Paramount residential mortgage group, XXXX XXXX XXXX, ( XXXX ) XXXX XXXX OH XXXX ) about a cash out refinance on my home located in XXXX Closing date was set for XXXX, I filled out the necessary paperwork and signed dated and returned it to there office via email. I was then told by XXXX XXXX-loan officer email XXXX that an appraisal and an engineer to provide an engineering certification would be ordered at my cost ( nearly {$1000.00} USD ). I proceeded to pay both fees and the appraisal, which came in above and beyond the required amount, and also paid the fee to the engineering firm which also came in as satisfactory. After further investigation by PRMG loan, they said I was not going to be approved for the loan. At that time, we had a conference call with XXXX, myself and XXXX XXXX-branch manager ( same address as XXXX XXXX, and supposedly they had a company that could help with my refinance, ( felt I was being palmed off on another company ) I contacted the new company and have not heard a word from them since I sent them an email making some inquiries. I feel PRMG should of thoroughly investigated my credit history before the fact that I was lead on about being approved and spending nearly {$1000.00} USD for both appraisal and engineering certificate. In XX/XX/XXXX, I paid my mortgage as usual ( automatic payments ) Towards the end of the month in XX/XX/XXXX, I got the the money credited back to bank account. When I finally got in touch with someone ( after numerous attempts of being left on hold for 40 minutes+ ) they explained my taxes hanged therefore my payments increased slightly. Because of the increase, my payment wasnt considered a full payment so it was returned. I asked about being informed of this and was told I should be getting the notice any day. Why wasnt told about this prior to the payment due date?!?! Needless to say I sent a double payment to cover XX/XX/XXXX and the XX/XX/XXXX payment which was refunded, enough to cover the increase. I have paid every month since! I continuously get calls and letters and that I am in default of my mortgage! I called 4 times! First, they apologized and explained that since it was a double payment they applied the additional money to my principal rather then applied it as my regular payment. I continuously call and Im told they fixed it and reapplied my payment appropriately and the calls and letters are an error and to ignore them. However, they are saying my loan is in default and have reported consistently to my credit that I am not paying! When I called and explained this they told to write a letter to the credit bureau!!! But yet I got another letter today saying Im in default and get calls from them 5 times a day asking to call them for a collections matter!

Hello in XXXX of this year, we refinanced our home and we got switched to a different loan mortgage service/company called XXXX mortgage. We live in a flood zone and we are required to maintain flood insurance. My flood insurance was due to renew on XX/XX/2021 and my premium was {$1400.00}. The Morgage servicer requested a copy of the coverage continuace and declaration page. I forwarded the request to my insurance broker rep XXXX XXXX XXXX XXXX at Florida XXXX XXXX XXXX and asked they send this to my mortgage servicer XXXX I continued to receive cancelation notices from my flood insurance carrier XXXX andI continued to let Florida all risk that they need to reach out and get this resolved. Finally On XX/XX/2021 I called XXXX my mortgage servicer that holds my escrow and I called XXXX XXXX risk on recorded lines to ask that they pay my policy and i confirmed the loan servicer had the funds to pay the flood insurance. All parties were aware that the payment was due no later than XX/XX/XXXX or I would be canceled. The payment arrived and posted on XX/XX/XXXX. XXXX refused payment and has canceled my flood and will not reinstate me. If I Reinstate my new premium is going up to {$3100.00}. ( double ) I need help my money was in the escrow and should of been paid on time with along with my homeowners which they manage to pay on time without issues. I refinanced my mortgage in XX/XX/2020 with PRMG. We set up auto-pay with our bank XXXX XXXX. We had 5 months of successful payments. Our XX/XX/2020 payment was issued promptly by XXXX but was not processed by PRMG. The money left our account & was returned after the XX/XX/2020 payment had been issued. When the XXXX payment was returned to our account we contacted PRMG, discovered that there zip code was incorrect ( fixed that issue ) & immediately direct re-sent them the payment & made our account current. PRMG ( or their loan servicer XXXX XXXX reported to the credit bureaus that we had a 30 day late payment. My XXXX credit score took a 120 point hit. I have spent hours with them on the phone & sent dozens of e-mails to both XXXX & PRMG trying to get resolution. I have promptly provided both companies every piece of documentation they requested from XXXX XXXX clearly showing the payments leaving the bank on time. At this point in time, despite promises & advocacy from PRMG my credit remains damaged. They claim that XXXX is the obstacle in repairing my credit. My problem with this situation is that PRMG/XXXX happily processed our payments in several past months prior to XX/XX/2020 & never alerted us to any problems with our auto-pay. We in good faith engaged PRMG & set-up a payment program. Even after concrete documentation provided to the lender showing this to be true, their position has not changed. I purchased a home through PRMG. Throughout the purchase process I was told my PMI would be about {$60.00}. When I received my Closing Disclosure XXXX XX/XX/2020 XXXX for the 3 day review period before closing, my Closing Disclosure stated that my PMI would be {$60.00}. On my actual closing day ( XX/XX/2020 ) PRMG provided my settlement agent with a Closing Disclosure the day of the closing for {$73.00}. I signed the document as all the information looked similar to what I was provided and I knew small changes may occur. After comparing the final disclosure with the one I reviewed prior to signing I noticed a significant difference in PMI. This is change of an additional {$13.00} on a a mortgage payment ( principal + interest ) of roughly {$630.00}. I reached out to the PRMG representative I was doing business through and he agreed it was a significant difference and that PRMG made a mistake. PRMG input incorrect information when getting the {$73.00} PMI number. He told me that the situation would be resolved. My realtor and I have contacted PRMG about this multiple times and been told that it was going to be fixed. It has now almost 3 months since my closing and I have made two mortgage payments and still there is no resolution. In summary, PRMG changed my loan terms to increase costs on the day of my closing. Promised it was a mistake and it would be fixed and has yet to do so nearly 3 months later.

We have been trying to close on our first home since XX/XX/XXXX. We have applied for a USDA loan. While going through the process we have given financial information, employment verification, letter of explanation for payments, and tax information to the mortgage company. We have had to get XXXX extensions on escrow. We are dealing with Paramount Residential Mortgage Group, Incorporated. Over this time, they have had us to re-send much of the information that we 've submitted during the beginning stages of the loan process. We remind them that we have sent the information, but they keep saying that it is for the underwriters. The claim is that the underwriters are trying to " dot every I and cross every T '' for the USDA loan. The problem is that the government has already approved the loan weeks ago, but we have yet to close on our home. We are also having issues with our mortgage agent, XXXX XXXX ; he does not return our calls when we inquire about what is holding up the loan process. This has been going on for several weeks. We are concerned that either they are losing our personal and financial information or that they are just holding up the process because they are getting some type of financial gain by holding up the sale of the house. I applied for a 2nd second home mortgage back at the end of XXXX and have had a horrible experience with with the lender XXXX. Loan officer XXXX XXXX | XXXX # XXXX was the person working on my loan. She refused to communicate properly with me and just sent forms for me to sign through a online portal. While I tried to look over the forms carefully, I missed the box being checked that my mortgage rate of 4 % wasnt locked in. XXXX wouldnt verbally discuss the interest rate or locking it in or not. She wouldnt explain the process with me at all. I was totally in the dark and I expected that a loan officer would explain things to me that were important like my interest rate being locked in or not. It wasnt locked in and now interest rates are 5.25 %. A new loan officer informed me that the interest rate will be now 4.75 % and I will have to come up with {$6800.00} in order to close because of XXXX not informing me that I needed to make a decision about locking in or not. She wouldnt take my calls and ignored me. When I asked her about the interest rate on XXXX, she gaslighted me saying we discussed the interest rate. I assure you we most certainly did not. I started the process in purchasing a home in XX/XX/XXXX. The original close date was XX/XX/XXXX. The closed date has been pushed back from the XXXX of XXXX to the XXXX of XXXX from the XXXX to the XXXX of XXXX to the XXXX of XXXX and now close date has been pushed from the XXXX to the XXXX of XXXX. The initial closed date was moved due to the appraisal not being done. The appraisal was not completed until XXXX of XXXX. Each time I have to reach out to my loan officer I am given a different excuse or cause for delay. I refinanced with '' PRMG '' Paramount Residential Mortgage Group Inc back in XX/XX/2020 and have had several issues with the servicing of the loan .On XX/XX/XXXX we received a letter stating our home owners insurance was expiring. The policy effective date is XXXX to XXXX so I don't see where they came up with the XXXX letter.I have received a letter dated XX/XX/XXXX stating were in default.I have contacted their customer service and collections department to correct the errors.They have acknowledged all 3 payments for XXXX, XXXX, XXXX were on time but not credited correctly.We have not incurred late fees or penalties. I have received a letter from the VA for delinquency.What I find most troubling is their accounting errors may cause a negative impact on my credit report.I have requested written documentation from PRMG stating my account has never been late. The monthly loan statements are also incorrect, they don't reflect correct " paid year to date sums ''. I have brought all these concerns to PRMG to no avail.I contacted the mortgage broker who acquired the loan to inform him of the poor service from this mortgage company. I will contact the VA to inform them of the issues as well.I would steer clear of this mortgage company. They should not be allowed to do VA loans.

We are submitting this complaint as the sellers of a property for which our buyer is using PRMG. My husband is a combat wounded Veteran and the purchaser of our home is also a Veteran. This process originated in XXXX and we still have not closed on this transaction, leaving our family with XXXX toddlers homeless. A water test ( as required for VA loans ) was not ordered during the original inspection on the property that took place in XXXX and this was discovered while trying to obtain a clear to close the week of XX/XX/2021. Once this happened, the loan officer ceased communication with the buyer and left all parties in the dark forcing us to push back closing on our business to be purchased and home- leaving us with potential losses of nearly {$50000.00} in escrow and a stacking hotel bill. The company has refused to make an exception for their oversight and has taken no accountability for the financial ruin that they have caused us. They have not acknowledged what can be done to assist and have made it clear they have no plans to. I would asked that the CFPB do a formal investigation into this and review if PRMG should be allowed to originate VA loans given their disregard for service members and their families.

My house burned down in XX/XX/XXXX. Ever since Ive gone into XXXX dealing with insurance, contractors, permitting, and money issues with being displaced. In late XXXX, I started rectifying my issues with my mortgage. I made an agreement to pay half of the delinquent balance, and defer the other half to the end of my loan. I submitted XXXX lump sum payments in XX/XX/XXXX. XXXX was {$8000.00} and the other {$3700.00}. This wouldve made my account current. The mortgage company received my payments but never applied them to anywhere on my loan. Ive been begging for over a year now for them to correct this issue, without success. Hello I am currently in bankruptcy and my home with PRMG loan is within that bankruptcy. I was made aware of the cares act and requesting a forbearance due to Covid and I sent the request directly to their website on XX/XX/2020 and still have not heard back from them. I am unable to reach them via phone Because the system is always automated and redirects you to another automated system so you never get to speak to a real life person! I still have not received any communication as to my status or an update on my request. I am very concerned because of my financial hardship. I am trying my best to work with them but I do not hear back from them. The mortgage company is PRMG and the incident number they have reported as solved meanwhile I have not heard back from anyone! They have links on their website saying that they will help you during this hardship due to Covid and ask you to request a forbearance virtually but then you do not hear back from anyone else it says youre going to hear back from us within 7 to 10 business days and its been well past that point! I refinanced my home in XXXX. The mortgage was immediately sold in XXXX to paramount residential mortgage group based out of california. I made my first two payments through them. They then changed to a paramount mortgage group based out of somewhere else ; complete with a new mortgage number. I mailed my third payment to them ( i am paid till XX/XX/XXXX ). My account is an escrow account. I received notice from my insurance company that my insurance was not paid. I called them and they said not to worry with the issues with postage it may just be delayed. On XX/XX/XXXX i received a letter from the mortgage company threatening to force insurance on me at a high rate because i have not provided them with proof of insurance. The letter also claims that i am not set up to pay insurance through escrow which is not true as the escrow amount was set up on the closing of my refinance with my proof of insurance and rates factored in. This is insane. I have been a homeowner for over 8 years and have never had this type of issue. Its poor business. Why would the mortgage not transfer with all the correct information? What options do i have?

After having unexpected expenses in XXXX 2015, I fell behind on my mortgage. My mortgage is new and I am the only one employed in a household of XXXX. Since Hurricane Irma the bank has not allowed me to make payments through the internet because they said they gave me three months without paying to help according to them, ( which did not help me in anything but quite the opposite ), but in this month I have to pay the full three months and I call the day XXXX of this month of XXXX, when I collect my pension, to pay everything and they transferred me to another Dept. where they left me waiting for an hour on the phone and they did not answer me. It has been 10 weeks since I applied for a mortgage loan with PRMG. We have gotten nothing but the run around. My file was escalated to the branch manager, who told me I had been denied due to collections. I informed the branch manager that was wrong, and provided evidence to prove I do not have the number of collections he said I did. Branch manager never returned my call. My file was then escalated to the VP and he was able to remove my file out of the denial state and told me they would be working on it. Now we are dealing with the underwriter not calculating the condominiums association reserves correctly. My realtor along with the condo association has provided the lender with all the information needed for them to correct their calculating mistakes, and still nothing has been resolved. This has gone on long enough. I feel like PRMG has not been honest, this closing could have been done weeks ago. Both myself and the sellers patience is running extremely thin, and no one at PRMG seems to care too much to get a closing on this file.

I refinanced my home in XX/XX/2020 and Paramount Residential Mortgage Group took over my mortgage. PRMG was supposed to manage my escrow account and make payments for my property taxes and homeowner 's insurance ( XXXX XXXX ). I have documentation from my attorney who closed on the house verifying this. PRMG failed to pay my homeowner 's insurance causing me to receive a letter from them stating my insurance was expired. The payment should have been made in XX/XX/2020. I was given only a few days extension to get them payment so I do not lose my insurance coverage. I called PRMG 11 times, spoke to at least 6 different representatives. I was told multiple things that " I need to do '' even though the mistake is theirs. No one was able to help me, and I was constantly transferred and hung up on for no reason. The issue is still not resolved and I am worried about losing my insurance. I secured applicable Flood Insurance on a yearly basis at a cost of {$1500.00} through XXXX XXXX while my mortgage was with XXXX XXXX XXXX XXXX XXXX. XXXX subsequently sold my mortgage to XXXX XXXX XXXX XXXX XXXX, XXXX. Neither companies updated the XXXX XXXX XXXX with the new mortgage company information. The XXXX XXXX sent the flood insurance renewal notices to XXXX which remained unpaid resulting in the policy expiration. When I called XXXX XXXX to get a new flood policy, I was told that new policies would be subject to rate changes and that what would have costed {$1500.00} will now cost {$7500.00} for the same coverage. The mortgage company had a duty to provide notice of mortgagee changes to the insurance company. Their failure to do so resulted in the expiration of a flood policy that had substantial rating discounts while the new policies do not. Their failure to update the insurance XXXX when they sold my mortgage is costing me {$6000.00} more in insurance a year.

on XX/XX/XXXX I mailed a certified letter to Paramount Residential Mortgage Group. This packet was mailed in regards to a mortgage application I submitted. The following is a copy of the letter I submitted : I applied for a mortgage through this company and was given misleading information. My mortgage broker decided to change lenders after advising me I was good for closing on my home in XX/XX/XXXX. I was later sent a contract from another lender with a different payment amount, interest, insurance and closing cost. I was never told my broker was still shopping lenders until after I received new documents to sign. My credit has been pulled several times by three different companies. I backed out of the deal after rearranging my whole life in the process of trying to get this done. I was never given any of my money back after paying for inspections, and giving earnest money. This was a horrible and heartbreaking ordeal I DO Not recommend this broker/ company to anyone.

I have been struggling financially for awhile now due to losing my job in the horrific pandemic. I was blessed to be approved by the HAF program on XX/XX/2022 with funds to clear my past due mortgage balance which lifted some of the burden away, at least I thought. On XX/XX/2022 my mortgage company notified me that my award funding through the HAF program was received. They informed me that it would take 3-4 days for the funds to be applied to my account and I would receive an email when the account was updated. On XX/XX/2022, I called my mortgage company again because I had not received the email confirming payment was updated and they informed me that no funds were actually received on XX/XX/2022. Due to misinformed information, I am unsure that they are being completely honest with me. I am worried that they are holding the award funds hostage in efforts to foreclose my home. After 6 months we continued struggling so applied for another 6 months of forbearance. We recently applied to the California relief program as our forbearance is coming to end this XX/XX/XXXX. Our company paramount residential mortgage group contracted a subservicer and refused to participate in the federal program. I understand mortgage companies arent forced to participate but my loan is backed my XXXX XXXX a federal funded company so it makes no sense for them not to participate and in addition not follow XXXX XXXX guidelines. In XX/XX/2021, our mortgage payment was {$1500.00} instead of the normal {$1100.00}. I paid it and thought it was the difference for insurance. XXXX came around and it was high again. After tons of call and inquiring, they filed my property tax incorrectly. I got the necessary paperwork to them. The Mortgage company Paramount Residentioal Mortgage Group, Loan # XXXX is charging me for gap coverage even though I showed documentation of payment of my insurance four days before it was due. From what I was told by my insurance Company, XXXX, they did not receive the check until the XXXX, 3 days after the due date and returned my check. This was an unusual 7 day delay, which was unbeknownst to me until a few days later. My insurance agent had to rewrite the policy and I repaid, renewing the coverage, ( acct # XXXX ) as of XXXX XXXX.causing the gap. I filed a complaint with the mortgage company through email, which was not accepted and then through their website as requested. the website was unable to upload documents and instructed to fax. I faxed the documents on a weekday around noon, but after many busy signals, they just did not answer the fax and my issue has been ignored.

I was awarded funds through the XXXX program for struggling Floridians on XX/XX/2022. My mortgage company, Paramount Mortgage has yet to apply my payment to my mortgage account balance. XXXX has ensured me on multiple occasions that the funds were sent to Paramount Mortgage in the amount of {$13000.00}. Paramount Mortgage notified me that they did receive the funds initially, but now they are saying they haven't. Paramount Mortgage hasn't given me a consistent story yet. We refinanced our home and closed on XX/XX/2021. XXXX XXXX taxes were not due until XX/XX/2021. In our refinance closing documents, distributions were made by the title company to the XXXX to pay our taxes due in the amount of {$3100.00}. In the same month, XX/XX/2021, our previous mortgage company also paid the taxes out of our escrow for the same amount of {$3100.00} while knowing that a payoff demand had been requested. XXXX XXXX tax assessors deposited both payments and we now are subject to a waiting period of 60-90 days until they release the duplicate payment funds back to the original mortgage company for them to then redistribute back to us at some mysterious time table. After closing on a loan modification and re enstating my mortgage I began making payments as agreed with PRMG. They made a mistake and applied my first payment XX/XX/2021 to escrow. I have since been a month behind in their system. I am being negatively credit reported, and charged late fees due to this error on their part. I have called and spent hours on the phone with them a dozen times and have records of it all. I was in the process of purchasing a home using FHA financing. The deal fell through due to me not being financially qualified. The appraisal that I paid for can be transferred and purchased from me by a new lender according to FHA guidelines. The lender that I used has sold the appraisal to a new buyer and refuses to refund me for the appraisal. They said because the deal did not close I am not entitled to a FHA refund appraisal. I know that this is not true since the FHA does transfer appraisal to new buyer and old buyer gets a refund from the lender. My lender, XXXX, has not paid property taxes for my home. As a result, a XXXX has been placed on the property and goes to auction this Wednesday. I've communicated with my lender who claims that payments were sent, however the county treasurer notes no payments have been made. My mortgage was purchase by PRMG from another company. My XXXX. payment was cashed by the original mortgage company. PRMG keeps saving I am late on my payments even after I have called, emailed and U.S mail all the cashed checks proving that I have paid every month. I came out of forbearance last year in XX/XX/2020 and have a deferral agreement from the bank. On my bank statements it has an Outstanding Principal amount and states my deferred balance. The problem is when I'm on the website is shows both amounts and adds and has a combined balance. I've been calling the company for two weeks and have spent over 3 hours on the phone with them and no one can explain why my deferred amount has been added to my starting principle. Every time the call ends with a supervisor will call you within 24-48 hours and no one calls me. I ask to speak with a supervisor and they tell me they can not transfer me to one.

This resulted in the credit repair company stealing the monies from both clients and XXXX did not want to help with the situation after his recommendation. This occurred twice. The last file I removed from XXXX XXXX office in order to close with another financial institution. XXXX has been doing this to clients with no reprocussions.
