I applied for a home mortgage with Alterra Home loans in XXXX, Va. I was working with XXXX XXXX. Mr. XXXX seemed helpful and knowledgable in the beginning of the process. My mother and I are on the loan and at the time of the application process we both had over a 650 credit score, with my mother 's score being close to 800. Mr. XXXX said we can use a downpayment program with no problem. Once we received our approval from underwriting things went wrong. We had to show proof we no longer owned a home in XXXX, Md. We had a short sale in XXXX. It was my understanding that we were okay as long as we were 2 years out of the short sale. When I showed the sale of the short sale I noticed the XXXX and remembered when first talking to Mr. XXXX so we can get an pre-qualification letter to look for a house, I told him it happened in XXXX. Once I noticed my error I apologized to Mr. XXXX and told him what hardship we had that caused the short sale with decrease in income and a work related injury that has left me, XXXX XXXX, with a XXXX XXXX XXXX. Once, I showed the worker 's comp documentation to prove my injury and XXXX, it seemed that Mr. XXXX was looking for money. The loan closing date had to get moved. Mr. XXXX informed me and my agent that the explanation letter of hardship was solid and we would close on time ( the second closing date ). 24 hours before the second closing date Mr. XXXX called me and said we could not do a manual underwriting because of the short sale. He said the investor would not allow manual underwriting. He said we could not close. I called my agent and the agent contacted the seller 's agent. The closing date was moved again to the following week. This is now the second time we had to reschedule and Mr. XXXX is telling us it will work out. He informed me I would no longer have the down payment program and my interest rate would be lower and my mortgage would be lower, however, I would need to come to the table with more money. I asked to see new documents with all new numbers so I could see if I had the capital to close on the house since now we no longer had the down payment assistance program. My mother and I only agreed to move forward with the closing because we had already invested time and money into a home we wanted. I received new documents and it appeared to all be okay. The day before the last scheduled closing was chaos. Mr. XXXX was asking for more money from us to bring to the table. He asked us to show {$2000.00} in reserves. We did that. He came back and said we could not use the reserve account because I could not explain where the money came from. This account was only suppose to be a reserve, so I did not understand why we couldn't use it. Once, we could not use that I informed Mr. XXXX that I had nothing else to show him because we didn't have any more money. Mr. XXXX then asked me if I could ask my agent to cut his fees and I pay in after closing from my reserve account. I called my agent and told him this, he was mad and said this was illegal and Mr. XXXX should have never asked me to do this. Mr. XXXX also asked me if my fianc could loan me some money. Mr. XXXX asked me if there was a " worker 's comp account '' I could get some money from. I informed Mr. XXXX I have shown him all the money we have for the purchase of this home with no other funds outside of the reserve account that he said we could not use. My agent tried to call Mr. XXXX and his manager at the company and no one would call him back. I called the Hub office in XXXX and was told Mr. XXXX XXXX was in charge of the XXXX, Va. location and would return my call regarding my concern about my loan with his XXXX Office. Mr. XXXX never returned my call. My Agent received a call from the seller 's Agent office and was informed that Mr. XXXX had disclosed to them how much my mother and I were suppose to bring to the closing table. My agent informed me of this and told me this was a violation and the seller 's are not suppose to know what I am suppose to bring to the table. This I know was a true statement because I communicated with Mr. XXXX and he said he could make the loan amount from XXXX to XXXX ( which is the appraised amount of the home ) so we could cut down how much closing cost we needed. Mr. XXXX told me the seller 's agent suggested this so we could still make closing and the sellers probably agreed to it as well. I informed Mr. XXXX that the selling amount of the home was not XXXX but XXXX. Mr. XXXX said he thought is was XXXX and that was what he had in the system for the purchase amount of the home. This showed me that my loan may be all together wrong because he did not have the right purchase amount. We continue to work towards closing and the day of closing Mr. XXXX did not have an accurate closing cost and he didn't have a closing package. We were scheduled to close at XXXX the day before XXXX and it was then XXXX that Mr. XXXX gave me a dollar amount, but was still not an accurate amount, and he said it was going to be over the amount I needed and would get refunded at closing. I got a cashier 's check for the amount he instructed me to get and we made it to closing late, because where I live and where the closing was, was an hour away from each other and with holiday traffic was longer than that. After I left the bank, Mr. XXXX called me and said the title company was trying to get more money out of me and to let them know I did not want title insurance. I was not sure what that meant, but I said okay. When I informed my agent of this, he told me I need to talk to the closing agent and let her explain why title insurance is not an extra fee and why we needed it, so we could make a decision if we wanted it or not. We got to closing and we are signing documents and Mr. XXXX text me to tell me they cut their fees as much as they could and my agent and his company put in last minute admin fees. Not sure what that meant at the time but later learned admin fees are always in a loan for the selling and buyer 's agent. It is not a fee that just appears last minute. Mr. XXXX also called me, while I was at the table, and said since I am going to have title insurance I was going to need more money for closing. Mr. XXXX still did not have the correct amount on the closing docs and we were asked to come up with more money at the table in the middle of signing. Mr. XXXX called the seller agent and my agent while we were in closing saying that we are not signing the correct closing documents because his closing department still has not sent the documents. Please understand at the time of this call my mother and I had already signed all our documents and we just needed the seller to sign. The closing agent with XXXX XXXX was not happy at all about what was going on and I then learned that Mr. XXXX asked her to cut her fees, which I also then learned, that was not ethical. We made it through closing, with both agents cutting their fees more so we could close. XX/XX/XXXX, Mr. XXXX called me to say we have an issue with the funds we provided at closing and we would have to source the account we pulled money from. I had to go use my sister 's account to get money because of the timing of trying to get money and since I couldn't get to my own bank and make closing, with my sister 's permission, I got the funds from her account and got the cashier 's check. It appeared Mr. XXXX was still processing a loan that had closed and I was unaware of not being able to use money from another account to fund the loan because we had so many last minute things going on and all I wanted to do was close on my home and be done with Alterra and Mr. XXXX. I was not a happy customer and said so in the survey they gave us at closing. I got my bank to send a wire to the settlement company on XX/XX/XXXX and Alterra accepted the funds. On this day, Mr. XXXX text my cell phone asking me to send him an email saying I no longer wanted the down payment assistance program. I informed him to send it to me in an email and I will take care of it, but that morning I had be involved in a car accident. I never got an email from Mr. XXXX with this request. A couple of weeks later I also received a text from Mr. XXXX that I needed to send him something in writing stated I wanted my loan to be removed from his company since it was closed. I never sent Mr. XXXX any emails or letter regarding either one of these requests. I received a letter from Alterra stating if I didn't provide them with more information that my down payment assistance would be denied. I have never experience such chaos in my life. It started to feel like Mr. XXXX was being discriminatory against me and my mother and it started after I showed him my worker 's comp information stating I was XXXX XXXX XXXX XXXX. It felt like he was trying to do everything to NOT make this loan happen and help us buy our home. I have attached a file with supporting documents showing the text messages and emails of communication. Any additional documents needed I can supply upon request. I have all documents that were sent by Mr. XXXX regarding this entire process.

It first started XX/XX/XXXX when XXXX recommended a Lender XXXX XXXX. He told us that base upon the information we gave that he can send us a pre-approval letter so we can start searching for a home. He started off as a great guy and would help us best as he could. He would even be available to help us at late nights if needed, he was always there to go over everything with us. I asked if he think based on the documents we gave if we would qualify for a XXXX loan and he said yes and I should go higher if I wanted to, he told me after checking everything hes confident that we would qualify for up to {$250000.00}. We found few house that we were interested in that are over {$150000.00} and he quickly sent over estimate and pre-approval letter to get those but one time I found a small home that my husband and I would be happy with for XXXX and I asked XXXX to send over and estimate and necessary documents and he didnt seem interested in a smaller loan and he did not send over anything on the property. On XX/XX/XXXX I told XXXX that I found another property and wanted to make on offer before it goes on the market. While under contract for this property everything started changing. XXXX wouldnt pick up for 2 or 3 days at a time, or sometimes when I call he would text me that hes on a call and would call me back and never did. I later found out that based off my husbands income we could barely even afford a XXXX home after XXXX told us we could qualify for {$250000.00}. I realized that everything is being done last minute for example XXXX was suppose to other an appraisal since XXXX XXXX but he order them XX/XX/XXXX which means it would have to be rushed to be done before closing, which turns out that I had to pay the extra for the rush because XXXX failed to do his job on time. Before we were under contract XXXX told me he could get me a {$10000.00} FHA grant. At the time our closing was supposed to be XX/XX/XXXX but he then explained he needed more time to get the grant so I asked the sellers for 2 weeks extra to give us time to get the grant. The sellers agreed to move closing to XX/XX/XXXX. After we were under contract and sign the sales contract XXXX told us that he ran out of time and could no longer get us the grant but XXXX help us to get XXXX a DPA. I was told by XXXX that I dont have to repay XXXX since it is Government funded and they will provide a 3.5 % DPA to First time homebuyers. XXXX first gave me and estimate Cash to Close that I would have to pay is {$6800.00} until 3 days before my closing they said I now have to pay {$10000.00} then they send over the XXXX saying they changed it to {$11000.00} and I was told that I can no longer close on XXXX XXXX. No one called me to go over these changes or even ask if I was okay with them even though XXXX knows that Im now XXXX because I gave up my old apartment under the impression that I would get the house on XX/XX/XXXX. I asked for a manager 3 times during this process and I didnt get one, XXXXXXXX provide a phone number that does not work, the phone wont ring nor accept a voicemail. I asked XXXX to have his manager call us ( my husband and I ) and he never did. Today XX/XX/XXXX after being in the dark about what caused the sudden changes I spoke to XXXX senior Manager XXXXXXXX, She was very rude she basically talk over me when Im saying something and then proceed to tell me that if I cant afford a house I shouldnt buy a house. I told her if I didnt think I could afford it I wouldnt buy it and all Im asking for is for her to go over the XXXX with me because the numbers to do not add up. She then move on to say that her company did not charge us anything which I then pointed out all the origination charge which she said those charges are made by XXXX. After I got off the phone with her I immediately called XXXX they told me that the do not charge the fees XXXX claimed they did, which are origination fees, commitment fees and application fees which means XXXX is lying as I Suspected. She said even though XXXX failed to do his job on time I have to pay almost double for an appraisal. I honestly feel like discrimination is a big factor in this case because a few weeks ago XXXX comment on how young my real estate agent is he said I didnt realized that your agent was so young, I hope that he can negotiate on your behalf because hes just a kid. Me, my husband and Our agent is in our early XXXX which means to me that he just see us as kids he can do anything to. I was pretty much forced a few times into signing documents one time was when something didnt look right and I spoke to XXXX about it and he said I need to sign it then XXXX update it, and then I was told today that I need to sign another document as is if I wanted to continue the process even though it was incorrect. They put me in an unfortunate situation last minute where Im now XXXX and really need this home so I would have to pretty much do what they said. On multiple occasions they try to get us to sign documents to waive our rights to receive important information. XXXX told me that the money from XXXX was money from her company because shes trying to help me. XXXX gave us {$4700.00} but they only gave us {$2200.00} from that money. They also wanted me to sign that the gave me the opportunity to lock in a low interest rate that I refused. Which was not true because no one spoke to me on that day. I even found out after I was under contract that someone made a review on XXXX about XXXX tell the he can get them the same FHA grant and then last minute he told her he couldnt do it and that she would have to pay way more out of pocket that she just couldnt afford and she had to walk away from her house losing thousands of dollars she already put in. Due to the stress and frustration cause by XXXX XXXX XXXX my husband punched the floor after we were told that we were deceived by XXXX and had to do XXXX XXXX XXXX XXXX XXXX on XX/XX/XXXX. I understand that legally Alterra home loans was supposed to send over our closing Disclosure 3 business days before we closed which was Wednesday XX/XX/XXXX. I spoke to XXXX that day he said he need to Clarify and my husband and I was supposed to sign two more documents. He told me that after we signed that he would send over the closing disclosure in a couple hours. He failed to do so so I called him back the next day which he told me that he needed more bank statements, which I then sent to him within 5 minutes and he told me again that I would get the closing disclosure in a couple hours. The day after that was Friday XX/XX/XXXX my agent called me to inform me that XXXX XXXX messed up and will be up charging me an additional {$4500.00} and my closing date is moved. XXXX didnt even bother to call me I had to call him to get some clarifications which he told me that he doesnt know what to tell me and he was waiting to speak to his manager that was out traveling. I want to point out that When I first met XXXX he was working with a Company called XXXX XXXX when we were pre approved but he left that company to go work for XXXX XXXX XXXX d.b.a XXXX XXXX and he took our files with him without our permission. We didnt know about the change until we could no longer reach him by email so I called and he told me his email changed. Since we lost our apartment we have to put our furniture and stuff in a storage and pay to stay with someone. Each time they push our closing date back it cost us more than we paid for our apartment and they really dont care not one time did they even apologize. I called over work today so I would be able to be at closing which never happened.

XXXX XXXX XXXX I recently purchased a house using a VA home loan with XXXX XXXX XXXX My very first loan estimate was for {$190000.00} at 4 percent interest rate with monthly principal and interest {$940.00}. My estimated closing costs were {$8400.00}. Let me first start off by saying I had a seller credit of {$7000.00} I questioned my loan officer multiple times considering I received a few other loan worksheets with my closing costs being much lower but was told my Alterra that those were not final numbers and they would be around the same price I had been quoted for on my loan estimates. I have the emails and texts messages. I told them I was going to go with another lender and once again I was assured that the loan would be the best one I could get and those other lenders were just telling me things to get my business. On the XX/XX/XXXX I received another updated loan estimate with the loan amount of 4.625 % with a monthly principal and interest of {$1000.00} and my estimated monthly payment of {$1100.00}. The estimated cash to close was {$13000.00} and my cash to close was {$1400.00}. The estimated closing costs went from {$8400.00} on the first loan estimate to {$13000.00} on my last loan estimate. I asked again if these were final numbers and I was told no. Then my closing disclosure was sent and those numbers were My interest rate was 4.625 % and my monthly principal and interest rate was {$1000.00}. My closing costs were now {$5600.00} and I asked once again if these were final numbers and I was told no. We were supposed to close on XX/XX/XXXX and it was pushed back two times due to the closing attorney not having the proper paperwork. They were not receiving anything from Alterra. I show up at XXXX on the XX/XX/XXXX and my realtor calls at XXXX and says come down we have a problem. On Monday I wired XXXX to close and was under the impression I would get about 2500 back from the law office. Seller paid XXXX in closing costs so they tell me my closing costs are now XXXX MORE on top of the XXXX I already paid. My closing costs increased nearly 400 %. They added discount points to my loan without even asking me to begin with and they charged me thousands of dollars for it. I broke down and didn't know what to do. I had to be out of my other house because the government is foreclosing on the company for fraud, my earnest money would have disappeared and I could have been sued by the sellers. I made four trips from the law office to the bank. The closing attorney still had not received half of the paperwork and when they asked to provide an explanation of the closing cost increase, Alterra never responded. We were there for 7 hours, both realtors and the closing attorney said they have never seen anything like it in over 40 years between all of them. I ended up having to pay {$2000.00} more on top of the {$3500.00} I had already sent compared to the {$1400.00} I was supposed to pay. I had seller paid concessions of {$7000.00} and my closing costs were over {$14000.00}. I was also made to wet sign documents and not date them so Alterra could go back and date them to the day they needed them to be dated. I also have those emails. I was told it was a typo and a mistake by Alterra. I have had VA mortgage experts look at this loan and tell me this is the most ridiculous and abusive loan estimate they have ever seen. The seller credit should have covered all of my closing costs and I should have gotten back the amount I provided to the closing attorney Other lenders have concluded that my VA rate would have been 4.25 to 4.375. Alterra has the highest rates in the country. My realtor repeatedly asked for them to provide her with the loan emails and Alterra left out the important ones and said it was a server error. The VA central office in Washington has been notified and said this is the most abusive and predatory lending practice they have ever seen. My credit score was run through another lender and the scenario, rate lock period, seller credit, and transaction type and your seller credit would have covered nearly ALL your closing costs and those rates would have been around .3750 % to .500 % lower than what Alterra gave me. They used the seller concessions that I was offered to make them more money. They charged me a rate .625 % higher than what it should have been for a Veteran with a credit score like mine and the time I locked. This is a worksheet from another VA lender My Lender Origination Charges on your loan would have been : {$450.00} Appraisal {$84.00} Credit Report {$10.00} Flood Certification {$79.00} Tax Service Fee Thats it.. When you add that to the title fees, attorney, escrows, etc. Youre out of pocket cost would have been XXXX. I was charged {$8800.00} in lender fees on a {$190000.00} home. They used my seller credit to pay for their fees, thus making them more money and sticking me with the added costs. The {$7000.00} was more than enough to pay for all third party fees had they not charged me {$8800.00} in junk fees and 2.65 % in discount points, allegedly. They also gave me an XXXX homeowners insurance policy which has a deductible of XXXX dollars. I just got a quote from XXXX for the same premium and a XXXX deductible. I didn't know I was getting XXXX nor did I decide on that high of a deductible. This is so abusive. The home has had nothing but massive leaks and major problems since moving in. This home is not worth {$190000.00} dollars so I want the loan rewritten with a new appraisal to cover ALL the significant defects that extremely lower the price of this house. I would have never paid XXXX for this house had the appraisal and home inspection been done correctly. This house is worth nowhere near what I paid for it.

My family and I learned Monday XX/XX/XXXX, that we lost the home at XXXX XXXX XXXX XXXX XXXX, GA XXXX. I wo n't forget the look on my family 's faces when I broke the new to them that we were not going to get the home that we had grown to love. I realise there are no guarantees in purchasing a home, we lost this home unnecessarily due to the poor service we received from XXXX/XXXX office of XXXX XXXX XXXX. We came to Alterra in early XX/XX/XXXXbecause we wanted to use financing through XXXX. We had been denied by FHA on an previous offer, just a few weeks before. We found out the reason for our denial was due to the fact we did n't have enough time from our home transferring out of our name during foreclosure process. We had to wait another year to qualify to FHA. When we started with Alterra, my wife and I made our situation very clear. Yet, our loan officer, XXXX XXXX XXXX insisted that she thought she could get us qualified for a FHA loan. Using FHA was never our priority or our idea. At no time did my wife or I inquire or request to re-apply for a FHA loan. Getting a new home was our top priority. We were more than happy to use XXXX and wait a year to apply for a mortgage when we were qualified to do so. Moreover, we were assured that our pre-approval with Trio would be in place if the FHA did n't work out. We provided all documentation requested. We had two closing dates set. We signed all documents and wired all fund requested without first receiving a clear to close. We got an extension to close by XX/XX/XXXX. After that day, we were no longer in contingency. My wife and I were told the night before we would n't be closing on XX/XX/XXXX. Our file went into final underwriting on the day we were to close, XX/XX/XXXX. Our file went to the Underwriting during early Friday afternoon as my wife was submitting the PoA and doing a final walk through at the property. Again, we were now out of contingency, but our file was not reviewed by the underwriter until late Monday evening. XXXX XXXX then called my wife requesting her to produce more information to prove her XXXX XXXX was the cause of our need to file Chapter XXXX in XX/XX/XXXX. This was the now the week of XXXX. My wife has worked very hard to rebuild her life after losing her vision. The next morning she went to XXXX, only to find out her Specialist was on XXXX vacation. Her doctor was nice enough to write and send a letter only to be told it was n't sufficient. On her way from XXXX, she reached out to XXXX XXXX XXXX for some clarity, only to be chastised for lack of " faith in XXXX '' concerning our home loan. We kept submitting documents requested by the XXXX staff. At no time did the XXXX staff continue to prepare our XXXX application.This finally came to and end Friday, XX/XX/XXXX when I was called at work to be told we did n't get the loan. If the XXXX staff did n't want to use our pre-approval with Trio, why were n't we alerted and given a choice on how we wanted to proceed? During this process, when we 'd inquire about using the financing with XXXX, we were consistently told we could n't use it because it would " mess up our current loan application. '' This was not true! Simply checking the " Facts about Trio '' on its website eviscerates this claim ; " Use XXXX as a backup. Most people do n't know that over 30 % of mortgage applications for the purchase of a new home end up denied. Today 's mortgage rules and regulations are complicated and it 's just not that easy to qualify. If you are being told you qualify today, but are n't positive, use Trio as a backup just in case. Contact us and let us know if we can help. Source Source : XXXX XXXX The Allterra team 's fixation on using the FHA loan, when we had another option ready to go, lost us this home. I am therefore requesting the reimbursement of our earnest money, ( {$2000.00} ) inspection fee ( {$470.00} ) as well as our appraisal fee ( {$500.00} ) Total ( {$2900.00} ). In addition, all attempts to communicate with the Alterra corporate office were ignored. We think reimbursement is only fair, due to fact this disaster was caused exclusively through Alterra insistence on using the FHA loan instead of XXXX. Dear Consumer Financial Protection Bureau, I hope this message finds you well. I am writing to bring a pressing matter to your attention concerning ongoing issues with my mortgage payments, which have caused significant distress and frustration. My first mortgage payment, which was due no later than XX/XX/2023, was submitted on XX/XX/2023. Regrettably, despite making this payment within the required time, it has not been correctly applied to my account, leading to a series of complications and uncertainties. In an attempt to address this situation, I contacted Panorama via phone. I have diligently logged into the Panorama portal on a weekly basis to monitor whether my payment had been posted. Unfortunately, there has been no sign of it on my account. I waited until XX/XX/2023 to make my XXXX payment because my XXXX payment still hadn't posted. On XX/XX/2023, I received a certified letter from Panorama Mortgage stating that my account was past due and requesting immediate contact. In response to this, I promptly reached out to their customer service on the same day. During my call on XX/XX/XXXX, the representative informed me that my first payment had been redirected to a different department within the company, and they did not have access to those funds. The representative advised me to go on the Panorama portal and upload a copy of my bank statement proving I submitted the payment to Panorama. I did as directed and I also uploaded the email confirmation I received from Panorama for the payment I submitted. The conversation left me feeling uncomfortable and concerned, especially in light of the certified letter stating that I was late on my payments. The representative tried to reassure me that I had a 60-day window before being reported as late and guaranteed that my account would be updated with all the payments I've made by XX/XX/2023. Despite this attempt of assurance, I continued to log in weekly to check for updates on my account. Unfortunately, as of today, XX/XX/2023, my account still shows as past due. Today, I called Panorama and spoke with the representative named XXXX, she indicated that on her end, she only saw the amount due for XXXX and suggested that I had made a partial payment, which is not accurate. In addition, I continue to receive mortgage statements with a past due balance. My reluctance to make the full {$3500.00} payment stems from the mishandling of such a significant sum of money to a company that has not been able to properly account for my previous payments. It is particularly frustrating to receive mortgage statements that consistently reflect a past due amount despite my efforts to address this issue. Also, to constantly be told by the representatives that there are a bunch of other homeowners with the same issue. As if that should provide me with reassurance. I kindly request your intervention and assistance in resolving this matter. I am seeking clarity regarding the status of my payments, an accurate account of my mortgage, and assurance that my credit will not be adversely affected due to this situation. I would greatly appreciate your guidance and support in ensuring that this matter is thoroughly investigated and promptly resolved. On XX/XX/2020, I spoke with XXXX XXXX of Alterra Home Loans at XXXX XXXX XXXX, XXXX CA, XXXX. We spoke via the XXXX online video conferencing service. I received Mr. XXXX 's information via the California Department of Fair Housing, since their website instructed me to look for loan counselors if I wanted to learn more about what a home loan is. I contacted Mr. XXXX with the intent of learning about the home loan process, and what is required, NOT to apply for a home loan. The reason for this is because I have high amounts of student and personal debt, and I wanted advice on what I could do to improve my chances of being approved for a loan. One day before we had the conversation on Friday, XX/XX/2020, I received an email from Mr. XXXX 's company saying that I was given access to a personal document portal on their website. Mr. XXXX spoke to me on the phone regarding this service, before our video conference, and told me that this service was so that he could learn more about my financial picture. HE DID NOT AT ANY POINT TELL ME THAT I WAS BEGINNING THE LOAN APPLICATION PROCESS BY SUBMITTING THESE DOCUMENTS. THE ATTACHED COPY OF THE EMAIL INVITING ME TO UPLOAD MY PERSONAL FINANCIAL DOCUMENTS DOES NOT INDICATE THIS EITHER. I submitted the documents believing that Mr. XXXX would use them to develop a better understanding of my circumstances, and not as a substantive step, or consent, to beginning the loan application process. During the conversation, Mr. XXXX and I spoke about the different products the California Fair Housing Department Offered. He then said, " let me run your credit I'll let you know what might be available to you. '' I remember asking him if it was a hard credit check, to which he replied " no. '' I thought it was a soft, not hard, inquiry. Mr. XXXX did not at any time tell me that it would be a hard credit check, nor that I was formally beginning the loan application process. HE ALSO DID NOT RECEIVE MY EXPLICIT CONSENT TO A HARD CREDIT CHECK. On Monday, XX/XX/2020, I ran a soft credit check via the XXXX XXXX website. It showed a hard inquiry dated XX/XX/2020, from a company called " XXXX XXXX. '' I contacted XXXX XXXX, and they told me the company that requested the check was Panorama Mortgage Group. I called them and spoke with their Regulatory Counsel, XXXX XXXX. She told me that the credit check had indeed been done by Alterra Home Loans, and I then proceeded to explain the aforementioned circumstances. She advised me to contact XXXX XXXX, and let them know I was making a formal dispute, and that she would contact Mr. XXXX and investigate further. On XX/XX/2020, I received an email from Ms. XXXX claiming that she spoke with Mr. XXXX and determined that I had explicitly consented to a hard inquiry, and that by submitting my personal financial documents to the Alterra Home Loan portal, I had begun the actual home application process, even though I was not informed otherwise. I informed her of the erroneous characterization of the conversation on Mr. XXXX 's part, and reaffirmed that I wanted to the inquiry removed, or I would proceed with administrative action. She replied to me the same day, and affirmed that she would not be removing the inquiry, and that I had consented to the inquiry. I then gave her notice that I would be filing this very complaint.

my XXXX XXXX XXXX and XXXX tried to buy a home out in XXXX, GA with loan XXXX XXXX XXXX from ALTERRA HOME LOANS. we had the closing date to the new house XX/XX/XXXXand XX/XX/XXXX we had XXXX closing days and neither happened. my XXXX XXXX XXXX and XXXX did n't attend work that day like the previous day they had taken off due to the process. the closing day came and we did n't close due to XXXX 's XXXX. my husband and I had sold our mobile home and had to be out the house with XXXX our children ages XXXX and XXXX we had rented a XXXX to move our things at the end of it all we did n't get the house, we ad to put everything in a storage unit which cost {$180.00} per month, we were told that in a week everything would be solved. she once again lied only now blaming it on the program XXXX XXXX saying it was taking longer then usual, next her excuses where the underwriter needed more time or was asking for more proof, that the loan was n't approved, then she blamed it on the paperwork saying it was n't complete, the agent that was working with her that at first was our agent lost our original copies of our taxes his name is XXXX XXXX, he would send us to houses and give us codes to it, we only saw about XXXX houses. we decided to consult with another agent XXXX XXXX she said that we would get in trouble if we did that. we did n't speak to XXXX anymore and XXXX became our agent she is very professional and helped us out a lot. as a mentioned previously we had sold our mobile home we ended up living in a hotel for almost XXXX weeks with our children. my mother in law and husband missed days of work due to XXXX fault they lost time and money. we would try to call XXXX and shee would n't answer because we needed answers she would reply to us hours after or days later she would say everything was fine everything was under control which it was n't. we got tired of waiting for her and we procceded to speak to her supervisor from her branch he said that the problem would be fixed in XXXX weeks then it went up to XXXX weeks, and that we could go to a hotel in the mean time that they would refund the money back to us, they did n't do it then a week later the supervisor called me saying that the loan was not approved at all that they could n't do anything about it and that they would not refund us the money for the hotel. As you can see we ended up losing a lot of money and time and our children XXXX with us as well. alterra is XXXX of the XXXX loan company ever. I do not recommend them and neither do I recommend XXXX XXXX. My mortgage was being transferred from Panorama Mortgage Group to XXXX XXXX XXXX. The process started in XX/XX/XXXX, and that is where everything started going wrong. I noticed on XX/XX/XXXX that Panorama was backing all the payments I had made up till that point out of the system and only re-entering the payment amounts, not the extra principal that I had paid. I called immediately and was assured that everything was being done correctly as they were transferring everything over to XXXX and that I would see it on that platform once I was set up ( I've not seen it as of yet ). Loan was transferred in XX/XX/XXXX, well was supposed to be, but nothing transferred over right, XXXX could see my name but no loan information and Panorama was telling me that they no longer had the loan. I was in limbo and the had no account to make my payments to. I believe it was XX/XX/XXXX that XXXX transferred my loan back to Panorama for them to get everything straightened out and it was later transferred back to XXXX in XX/XX/XXXX. While it was back with Panorama, I was able to pay the two payments that were due on my account, but they were put in suspension and not applied to the loan. My loan is now with XXXX, but the escrow that I had paid up until XX/XX/XXXX ( {$1800.00} ), is lost and no one has been able to locate it. I've been talking back and forth with both of these companies since back in XX/XX/XXXX trying to get this all fixed, I am tired and mentally exhausted at this point from being told that someone will call me back within 24 hours to never hearing from anyone and having to call back again and go through the whole scenario again with a different agent and one again being told that they will call me back within 24 hours. I have spent countless hours on the phone trying to fix this and just want it FIXED PLEASE. I had to pay my own taxes for last year because even though I had paid my payments and they had my escrow money to pay my taxes, THEY DIDN'T! I was charged late fees due to Panorama 's negligence and shouldn't have had to pay those out of my pocket instead of them paying them from my escrow. I am beyond upset, tired and frustrated with this whole mess, it has been 6 months for heavens sake. If I was 6 months behind on my payments I would be in forclosure, there would be no understanding. I know this because when I call in and the first person I get to talk to is rude to me because they see on the screen my payment hadn't been paid and don't know the story or take the time to see that I indeed have paid my payment and is the negligence on the company they work fors part not mine.

I started a loan process back on XX/XX/XXXX for a conventional loan with the Loan Officer XXXX XXXX NMLS XXXX, he give us the pre-approval and he told us that everything was verified, he ordered a FHA appraisal, when I asked him why, he told us that it does n't matter which appraisal is requested that he can switch the loans and seller can do whatever they want. In the middle of the transaction he said that my brother did n't qualified for the conventional loan we told him that the contract was specific for a conventional and I do n't understand why he makes me paid for FHA appraisal. XXXX told us that we do n't have to worry that he will approve us for conventional loan and he makes me paid for a conventional appraisal and we will close onXX/XX/XXXX. OnXX/XX/XXXXwe received a Loan estimate for a FHA loan with a seller credit for {$5000.00} that we did n't requested and a credit score 5.5 % that we never discussed about, when I asked him why everything look different with that high rate he said that 's the only loan we can have, knowing the contract specific said conventional. This loan Officer does n't even have idea how insurance work he asked me to paid for a hazard insurance with my credit card, when I asked him why he said : " because I said so and you do what I said '', when I contacted the insurance company they do n't have Idea why the LO gave me those instructions they told me that Insurance will be paid with the closing cost at the closing, and title will be distribute the funds. We are loosing so much money for the lack of knowledge of this Loan Originator and his unprofessional way to tread a customer. I have all the documents and different text messages showing all the wrong instructions this Loan Originator make us do.

I applied for a loan from Alterra Home Loans at XXXX XXXX XXXX XXXX. XXXX XXXX. XXXX XXXX, Nevada XXXX on XX/XX/XXXX. The loan took over 8 weeks to close for no good reason. The contract had to be extended 3 times as the lender was unable to close on time. We should have closed on XX/XX/XXXX, but the close did n't happen until XX/XX/XXXX. This loan was contingent on the property 's appraised value. The lender received the contract on XX/XX/XXXX and did not order the appraisal until XX/XX/XXXX. Every time the lender requested documents from me, I provided them within 48-hours or less. The lender has yet to explain why it took them so long to close the loan. As a result of the lender not being able to close until after XX/XX/XXXX, I was charged pro-rated rent charges in the amount of XXXX. I had a 6-month rental agreement with the seller/landlord of the property. The rental agreement expired on XX/XX/XXXX. Had the loan closed on time, I would not have had to pay the XXXX. Per my closing documents, the lender paid the seller XXXX to compensate her for the delay in closing the loan on time. I have sent them 6 request to compensate me as well. I was their customer, not the seller. The only response to my requests came from XXXX XXXX via email. On XX/XX/XXXX, she wrote in an email, " I am out of town. I will return tomorrow and I will speak to the manager regarding your request. '' To date, she has not gotten back to me, nor has she responded to my follow up emails. I advised her that if I did n't get a response from her or the manager XXXX XXXX by XX/XX/XXXX, I would be filing a complaint with CFPB. At the day of the closing, I learned the lender had charged me XXXX to reduce my interest rate. They never said anything about this charge.

I was in the process of purchasing a home with going thru Alterra home loans in XXXX Nj spoke with the loan guy XXXX XXXX several times and was giving a pre approval then an conditional approval. I gave them all documents needed on the approval even ones that was asked for twice by the underwriter. This company lead me up until time to close on the home which was on XX/XX/2020 with no link that this may not happen. My lawyer was emailing the company no response then the loan officer waited till the covid19 which happened after my closing date to then say the banks he could of went thru has pulled out while I was never told that it couldnt happen I myself gave notice to my landlord and now I have to find a new place to live cause he found new tenants for my place. The home owner of the home I was gon na purchase is now upset and trying to take my down payment of {$10000.00} cause the mortgage company XXXX around. This have left me with a house full of stuff that was purchase for the home that cant be returned only cause as of XX/XX/2020 after speaking to XXXX and XXXX XXXX I was never told that it cant be done. I have all emails that lead up till then none say Im not gon na get my loan. Our loan originated with Alterra Home Loans on XX/XX/XXXX. In XX/XX/XXXX we requested to enter on a Forbearance plan due to the expenses caused by the mandatory evacuation of our area ( XXXX ) caused by Hurricane Irma. This was granted for 3 months with an extension for 3 more months, until XX/XX/XXXX. On that month, we started paying for a 3 months TRIAL period in which we were going to be deemed of a refinance of our loan ( meaning, moving the payments we didn't have to pay on the Forbearance plan to the end of the loan and pay it then ). On XX/XX/XXXX, our loan was passed/sold to XXXX XXXX. Since then it has been a total nightmare. Alterra never send them the totality of our paperwork, so they are saying we are severely delinquent, they have reported this to the Credit Bureaus and our score dropped significantly. I have been talking to XXXX for the last 4 months with absolutely NO improvements on our situation whatsoever. They are now calling us several times a week, nagging us about getting up to speed on our payments!! Be have never asked to have another loan servicer! and we are victims of two AWFUL, scrupulousness companies! We have paid as much an as regularly as it was asked by both companies and we have only received bad service and a considerable drop on our credit score, affecting our lives significantly. I submitted a complaint to CFPB on XXXX ( # XXXX ) stating that I was not able to pay additional towards my principle and escrow balances. I have been told multiple times that this issue would be resolved next month ( every month since XXXX ). It still has not been resolved. I did receive an email on XX/XX/XXXX stating that the servicing of my loan would be migrating soon. This has not happened as of today, XX/XX/XXXX. I tried to log onto the website to make my standard monthly payment, and I receive an DNS error. I have not received a payment statement since the first one they sent, which covered XXXX and XXXX. Dear Sir Or Madam : On or around XX/XX/2020 I XXXX XXXX with XXXX XXXX entered a contract for a sale of a real estate property located at XXXX XXXX XXXX XXXX FL XXXX. I contacted the lender Alterra Loans. XXXX XXXX XXXX NMLS XXXX was the loan officer/branch manager that was doing the financing on this deal. He told me this was a straight-up just FHA Loan and probably will close before the contract date. After a few weeks, he kept on saying everything is fine and he was waiting on clear to close. He decided to take some time off and apparently never assigned the loan to anyone else so this just set us back. We finally got the clear to close after extending the closing date another week. The title company described his work as a disaster nothing was balanced the buyer did not even know what amount he needed to take to closing. And The title company was the one to inform me this was a down payment assistant. I find this unprofessional, unethical, dishonest, I feel cheated and taken advantage off. Why not be forthcoming and stating the type of loan from the beginning? Even the realtor using his services told me she will never do another deal with this person or company. I applied for a mortgage on XXXX XXXX, 2016. My scheduled closing date was today XXXX XXXX, 2016. The lender has caused me to miss my closing day. I supplied all of the documentation that was requested and still, I have not been told if my loan was ever even approved. We bought our first house on XX/XX/XXXX. After our first mortgage payment was made, our mortgage was sold to Panorama Mortgage Group. The first payment I made with them went through their office in XXXX XXXX and the second payment went through their office in Arizona. I have uploaded proof of payment, my bank statements from XXXX, that shows the payment being made to their portal 5 times. I have also talked to XXXX different people that said that the problem will be taken care of and not to worry. The problem is that we keep getting harassed to make a payment that has already been made. The first mortgage payment to Panorama Mortgage Group was made on XXXX. The other XXXX payments were made on XXXX and XXXX. Since XX/XX/XXXX, I have XXXX missed phone calls and called Panorama Mortgage Group 9 times to fix this matter with no resolution. Around XX/XX/2018 my daughter 's loan officer called me and wanted my bank statement with balance. He had read my bank statement. He was complaining that the print was too small even though he told me he read it. All of this is because I gave my daughter a small amount of money {$7500.00} to pay her closing costs.. Mind you I am not getting the loan to buy a house. My name will not be on the title of the house. He went on to tell me he needs to know that I am not selling drugs or participating in other illegal activities. Again this is not my loan. It is my daughter 's and her husband 's. I'm the seller of the property during the closing procedures everything seemed to be ok and go to go for closing on XX/XX/2018. Later on the loan office XXXX XXXX from XXXX XXXX XXXX requested to have an extension until XX/XX/2018. XXXX XXXX said he was waiting for a paystub from the buyer. Later on I was told that the buyer needed to come up with an additional XXXX for closing since his debt to income ratio was at 58 %. It seems to me that XXXX XXXX delayed on the process of entering the loan into the system causing a bunch of issues, since I have already entered a contract to purchase other property with the proceeds of my primary property. XXXX XXXX till this day is still requesting documents from the buyer that should have been asked for during the start of the loan. This puts me at a hardship since XXXX XXXX made it seemed like the loan would close on the XX/XX/2018. XXXX XXXX also requested for me the seller to give the buyer XXXX in order to close. Something doesn't seem right with XXXX XXXX XXXX.

On XX/XX/XXXX the sellers of a home I made a offer on accepted and I was under contract. Closing should have been easy considering my credit score was above 700, I made over six figures and the loan on this property was only XXXX. What I didn't know is that the lender I was working with left Alterra and no one took over my file. The file collected dust for almost 3 weeks. That is what someone from Alterra admitted to me. the lender asked to file, in total, 4 extensions to push back the closing date with no explanation. I have already invested over 17k, with XXXX earnest, XXXX architecture fees and {$750.00} transfer stamps, appraisals and home inspection. Once someone started working on the loan there was no sense of urgency. I had a hard time getting a hold of anyone working at Alterra and the lack of professionalism was unbelievable. I am a real estate investor and will never use them again!

My mortgage was transferred to Panorama Mortgage Group, which is the most unprofessional, amateurish company Ive ever had to work with. They dont allow you to create an online account to make payments and track progress and confirmation. Im not even sure that my payments are being applied as they do not send statements. They arent reporting my mortgage to the credit bureaus. Ive had problems with them paying the premium for my homeowners insurance, which nearly got cancelled. Im now getting notifications from the county that my property taxes are outstanding. Ive tried calling Panorama and the phones go to a voicemail which doesnt even say the company name. When you can get someone to answer, theyre extremely unprofessional and rude. I dont trust this company and dont want them to have anything to do with my mortgage.

My realtor got in contact with XXXX XXXX XXXX to let her know I needed my credit score checked by XX/XX/2020 to prevent the hard check from lowering my score and instead have it be added to all the other credit checks I've ran to qualify for a mortgage. I submitted my application on XX/XX/2020 at XXXX XXXX and called Mrs. XXXX at XXXX. She immediately told me my score would be lowered regardless of when it was ran and also that she never received my application or even knew who I was. She was very rude and unwilling to explain anything to me. Her attitude was unnecessary and she made it seem like I was bothering her. I don't understand why she was not interested in hearing from a potential client. But I would like to report her.

Our current Mortgage company, Alterra, is not reporting our monthly payments to any of the 3 credit bureaus for the last 11 months. As a result, our attempt to refinance is being stalled due to the new lender requiring a verification of mortgage payment history. Our current loan officer assisting our refinance has sent multiple Verification of Mortgage requests accompanied by our Signed Borrower Authorization forms. None of these requests are being acknowledged nor is anyone available by phone to give clear answers nor help us out. Formal requests were sent more than 20 days ago. These delays are causing missed rate locks and higher interest charges daily for the opportunity cost of NOT being able to refinance.

I applied to this mortgage company because they say closing the gap. Helping XXXX own properties after turning all documentation requested. I called the phone 3 to 4 times before receiving a disturbing call stating who is this and why did you call this number. Oddly I was speaking a representative from legacy home loan but couldnt have known that if she did not address herself. After that disrespectful correspondence I received and apology and tried to complete the loan. But the representative was upset as anyone would for my complaint and return stated I was ( disrespectful ) and the company closed my loan? As my professionalism isnt a part of apply for any loans.
